On Today's Episode of The Entrepreneurial Musician: In this episode, Andrew Hitz discusses the challenge of receiving well-intentioned but potentially misguided advice when starting new projects. He explores how people often present their personal preferences as universal truths and explains why standing out by going against conventional wisdom can be crucial for success. Key Points People frequently offer advice based on their personal preferences rather than objective insights Even when conventional wisdom is correct, following it exactly makes it difficult to stand out Using podcasting as an example, Hitz illustrates how different listener preferences (short vs. long intros) appeal to different audience segments The most loyal fans often appreciate unique elements that others might criticize Finding your own style and "leaning in" to it is more important than trying to please everyone Notable Example Hitz shares an anecdote about his previous podcast "The Brass Junkies" with co-host Lance LaDuke: A few listeners complained about long intros before guest interviews Other listeners specifically enjoyed the banter between the hosts and said so The listeners who enjoyed the hosts' personalities became loyal subscribers, not those who only came for specific guests Quote of the Week From Anthony Bourdain: "I'm very proud of the Rome episode of 'No Reservations' because it violated all the conventional wisdom about making television. You're never, ever supposed to do a food or travel show in black and white." Takeaway Message Don't be afraid to break conventions to make your work remarkable. As Hitz concludes: "So shoot in black and white. Or have a long intro. Or start your interview with the hardest question without even saying the title. Just make it remarkable - which of course means worth remarking about."

Scott Anthony Barlow: Happen to Your Career Scott Anthony Barlow wants you to find work you love. He is CEO of Happen To Your Career and host of the Happen to Your Career podcast, which has been listened to over 3 million times across 159 countries and is the largest career change podcast in the world. As a former HR leader, Scott has interviewed over two thousand people for jobs and completely rejects the way most organizations choose to do work. He's a nerd for self development, human behavior, and ice hockey. He's the author of the book Happen to Your Career: An Unconventional Approach to Career Change and Meaningful Work*. In this conversation, Scott and I discuss the assumptions that many of us bring to finding career happiness — and where those assumptions might lead us astray. We also explore in detail the process that Scott and his team use with clients: career experimenting. In addition, Scott and I share how we've used experimenting in our own careers to align with meaning. Key Points People assume that you start with clarity. In actuality, you start with declaring priorities, which is what eventually creates clarity. Taking vacation or an extended break from work is important for many reasons, but it's not often the activity that creates clarity. Movement and experimenting is the way you move from declaring your priorities to creating clarity. Use career experiments as a way to begin surfacing interests and relationships that will help you to find clarity. Leaders should open the door to career experimentation to support employees in developing themselves inside the organization — or potentially moving onto other opportunities. Sandie is joined by Justin Dillon to discuss new legislation that will address known forced labor in supply chains. They look at how companies can become aware and map their supply chain, various tools available on the market, and the need for a balance between educating and incentivizing corporations. Justin Dillon Justin is an entrepreneur, author, and artist. He founded the enterprise software company FRDM, with a mission of changing the world through the power of our purchases. FRDM is a business platform used by Fortune 500 companies to measure and mitigate risk of forced labor in supply chains. Justin is also the Founder and CEO of Made In A Free World, a non-profit organization dedicated to ending forced labor, human trafficking, and modern-day slavery through increased public awareness, action and advocacy. He is author of A Selfish Plan to Change the World (2017) which reveals the secret to a life of deep and lasting significance: the discovery that our need for meaning is inextricably linked to the needs of the world. Justin made his directorial debut in the film Call + Response, which revealed the world's 27 million dirtiest secrets: there are more slaves today than ever before in human history. The “rockumentary” was theatrically released around the world and became one of the top documentaries of 2008. Justin founded the nonprofit organization Slavery Footprint. Partnering with the U.S. State Department and Google, they launched a multiple-award-winning website that asks the question, “How Many Slaves Work For You?” The website and mobile app allow consumers to visualize how their consumption habits are connected to modern-day slavery. Justin has worked in technology and human rights for ten years, advising the United Nations, White House, and several Fortune 100 companies on supply chain transparency and the purpose economy. Key Points People want to do good with lives, so for advocates, its about how to get more people involved and aware. Uyghur Forced Labor Prevention Act (UFLPA) "imposes various restrictions related to China's Xinjiang Uyghur region, including by prohibiting certain imports from Xinjiang and imposing sanctions on those responsible for human rights violations there." Transparency in supply chains can solves problems, other than forced labor, such as environmental climate change problems and operational problems. The Forced Labor Enforcement Task Force (FLETF) will implement a cycle of monitoring and evaluating work being done by corporations to adapt to the UFLPA bill. It is important that buyer work with their suppliers to improve their supply chain and create incentives for supplies to be transparent. As a movement, remember to celebrate the wins. During this episode of This Thing Called Life podcast, we are re-airing an incredible interview with Dr Shimul Shah, the head of the Liver Transplant Program at UC Health. Dr. Shah and his team are utilizing ever-evolving medical technologies to help all those facing the liver-transplant process. He knows that it is vitally important to try to understand what the patient is going through so that they can best be served with their health problems. Tune in. Episode Highlights: Dr. Shah runs one of the largest liver transplant programs in the country to help as many people as possible. In his 9th year with UC Health, Dr. Shah and his team have done over 750 liver transplants. COVID has presented some challenges in the world of liver transplantations because of its immunosuppressed patients. There are a number of things that must be considered with the introduction of a global pandemic before conducting transplants. Though they didn't understand what was happening around the world, Dr. Shah's team went ahead with multiple transplants. Many healthcare professionals had to come together when making protocols for transplantations during COVID. There has been a lot of success with telehealth and that proved useful for the Liver Transplant Team. After protocols were put in place, liver transplants were resumed at the same rate as before. Programs all over the country were forced to shut their doors for a small period of time while they figured out how to get ahead of COVID. There are more donors in the Midwest and South than there are on the East Coast and West Coast. A national policy of “sickest first” has allowed organs to be shared throughout a wider geographical region. Clinical trials are underway for pumps that pump the livers continuously during travel. The pump presents an opportunity to repair the damage that has been done to organs before transplants are conducted. Because of technology, more organs are being used today that would have never been used 5-10 years ago. Dr. Shah uses complete transparency when he gives his patients past results of treatment options. Patients can donate their livers at much older ages because liver cells constantly repair themselves. Dr. Shah originally wanted to be a liver and pancreas cancer expert, but a fellowship in liver transplant shifted his path if only slightly. Patients know when the care that a doctor shows is authentic and that they are all in on the process. It's important to talk to patients as people and try to understand what they are going through. Dr. Shah helped lead the Living Liver Donor Program that launched earlier this year. New patients find out how sick they actually are and what all their options are before moving forward. Dr. Shah and his team do everything they can to help people get better without a transplant. During his free time, Dr. Shah enjoys playing tennis, basketball, and taking afternoon naps. COVID has made Dr. Shah's family's favorite activities, eating out and traveling, a little tricky. 3 Key Points: People with compromised immune systems are more susceptible to COVID-19, thus bringing a learning curve to those in the liver transplant field. Transplant systems all over the country were forced to shut down their programs when COVID first hit, but have since been able to resume transplants after implementing protocols. Patients with an extensive medical history have benefited greatly from advancements in technology due to the larger amount of organs that are now available. Having asset-protection helps you protect what you have before it gets any worse. The role of asset protection is to help create a legal barrier and out of your personal name so that the people who may be suing you can't reach those assets. There are a lot of asset protection trusts that are made available to the public. You just need to find the right plan for you depending on your profile and your risks. On this episode of This Thing Called Life Podcast, host Andi is going to talk to Mr. Idris Gray, who will share his experience about kidney donation. Mr. Idris is extremely resilient, and he had some health challenges throughout his life, but he always maintained, “I can do it, don't quit, push forward attitude.” Tune in now for his story. Episode Highlights: Idris used to play football but didn't maintain his lifestyle. Due to poor eating habits, family history, and sedentary lifestyle at the age of 16 he was diagnosed with type 2 diabetes. At the age of 27, something wasn't right about Idris's body. One day at home, coming back from the office, he collapsed on the couch. The doctor at the hospital told him that he needed to control his diabetes and get more rest because he had acute kidney failure. The doctor told Idris that if he didn't receive a kidney in two years, he would start dialysis, and he was right. Idris experienced other health conditions like diabetic retinopathy, which rendered him blind for three months. He was blessed to have surgery on his left eye, but his right eye is still gone. Idris also has a diabetic condition called diabetic circles, which is a deterioration of the midfoot joining the right foot. In July 2013, Idris received a phone call from the kidney and pancreas transplant department at UC, and they asked if he was ready for kidney transplant. This donation and transplantation journey isn't like a linear path. Idris explains. Many times, the more we ignore the symptoms, the diseases grow into a bigger monster than they could have been before. Idris's keypoint to share is prevention over intervention because you are going to have to deal with it, but you have a chance to stop it from forming complications. It took about a month and a half for Idris to recover from immune suppression and anti-rejection medications because those medications are extremely strong. We live in one of the wealthiest countries in the world, and people should not have to choose what they can pay for when it comes to medications that will keep them healthy. Creatinine is crucial in your body, created by the kidneys, and the higher the creatinine levels, the more prone that your kidney is to go through failure. Creatinine level 1,1.2, or 1.3 is a good range for kidney patients, but Idris' level was about 3.4. In November 2019, Idris again started experiencing the major symptoms like itching of the skin, fatigue, swelling, and he started outpatient dialysis in March 2020, in the middle of the pandemic. There are certain blood tests you have to do, and you have to go through orientation, and there is a whole different process that you have to do just to become a candidate for another transplant. As humans, we tend to try to put our best foot forward for people to see, and when we are candid about certain things, it gives other people strength to be candid as well. Idris had parathyroid surgery, and many people don't understand what parathyroids do, but it controls certain hormones in your body, including your calcium. Idris follows the law of divine oneness too. Everything is connected to everything elsewhere, and the same feeling and belief have a corresponding effect on others and the universe around us. Your health is wealth. If you are not feeling well or ever exhibiting any of the symptoms, please go and get tested. 3 Key Points: People tend to ignore symptoms that they are experiencing. In Idris's situation, he ignored it out of fear and thinking that he didn't have time for his health. Idris explains the process that one has to go through for a second kidney transplant. Your health is wealth. Idris often looks at other people's situations and says, you know what, mine is not that bad. He knows he has to move on, and be an advocate for other people. On this episode of the Lab Coat Agents, Jeff talks to Vanda Ferreira Martin. She is an anomaly in the real estate world, especially coaching. Vanda came to America 33 years ago without English and a suitcase full of dreams, ambition, and a lot of hope. Don't miss her inspiring story and great insights! Episode Highlights: Vanda says that she had always told herself that she would sell real estate one day when her English was better, and in 1999, she went full-time in real estate. In 2001 Vanda hired her first coach, and she was fortunate to have a good one because he was great, and he showed her something that she realized was not systematized and structured. Vanda became a coach in 2010, and it has been fantastic. Since then, she has coached other companies and made many millionaires. In addition, she helped people to have massive breakthroughs. Jeff inquires, “How would you say that the real estate world is different now from what it was then around 20 to 30 years ago?” In today's time, if you are not building your brand, you could be obsolete because it is so much easier to have someone make $1,000,000 in one year. Vanda lists the most significant reasons for changes she implemented into the business that allowed her to take the hockey stick curve to much greater success. As an entrepreneur, the strongest part of the success of the process is going through struggle. But the grinding doesn't have to come along, says Vanda. Vanda talks about her commitment to become the queen of her database and discusses how going to conferences and seminars helped with referrals. What are some places where you should grow your network? Then, once you have made new friends, new people you are becoming associated with, how do you delicately or appropriately work with them? It's very natural when you show your skills and passion and are there for the people, they know you are authentic, and they want to give it back to you, says Vanda. What about the person who struggles with energy, being around people, and doesn't enjoy networking? You can build credibility, authority, and trust immensely today through social media and your VIP list, says Vanda. There are so many new realtors in the business because of COVID, and they need to understand that success is not business. Jeff asks, “Where would you advise somebody, based on your experience, to go on social platforms and really have a massive impact on the business?” Vanda says she worked on her belief sources, database, open house, online lead, social media, and networking business. Whatever you do, put on your energy and smile, and come from a place of love, contribution, and value. It doesn't matter if you stutter or have a disability or something that would make you feel like you are inferior to somebody else, that's what will make you authentic, and that is what is going to make people fall in love with you, says Jeff. Vanda talks about what she is doing differently to make Facebook leads and ads work for her. 3 Key Points: People have two different problems when going to Real Estate; Sometimes they have no leads and no business, or sometimes they can't get busy right away because they don't have systems or processes. Three million people have real estate licenses, and only 3% sell over 25 homes per year; But, with skills and your systems in place, when you automate as much as you can, it is easy to scale up, says Vanda. Vanda suggests you don't have to ask for business. Always be yourself, be enthusiastic and share some energy and excitement and the rest will follow. STOP and do nothing with your pricing until you listen to this podcast. A lot of my clients want to price really low, and most of the time people think they want to have low pricing because they want to help more people, but from my experience that isn’t entirely true. The real reason people are afraid to charge more is because they would have a greater responsibility for a client. When you price things at a higher price point, you have to step it up. You’ve got to be on your game and make sure your clients get great results. When there is a lower price point for your services, your clients aren’t as committed, which means they aren’t going to get fantastic results. When the investment isn’t big, people just don’t take it seriously. The higher the pricing, the better the clients because you get committed and amazing clients who want to get results and want to work with you. Key Points: People are afraid to price high because they think that by pricing low, there isn’t such a high expectation. Lower pricing is playing it safe. When people invest higher, they are more committed and get better results. Your pricing is for your clients, to help them commit and strive and want to work with you. Replacing expectations with appreciation will give you a grateful mindset. A lack of preparation in the business world will always lead to disappointment. Host Sheila Boysen-Rotelli is talking about increasing your career visibility, that being, the number of people in your company and field that know the skills that align with your career goals! Episode Highlights: Visibility starts with creating a crystal clear career goal and working towards it Most of the time that people are passed over for big opportunities, it’s because the decision-makers aren’t aware of their capabilities What stops many people from setting their career goals and increasing visibility is the sheer lack of knowledge on how to do it Take charge of where your career is going rather than going with the flow Use the feedback that you have received about your performance to close the gaps Decide what problems you want to solve in your organization and you will have some direction Do you know what other people know you for? Make visible the skills and habits that align with your goal; someone is always watching Know where you want to go next while going above and beyond where you already are Identify your audience based on your target goal, whether they are above or below you Determine what factors influence the decisions of decision-makers by taking note of everything in meetings Demonstrate your leadership skills by training others on the skills that you are proficient at Be aware of other sources of input that contribute to these decisions and outcomes Cross-collaboration between teams is a great way to expand your circle and gain unique perspectives The insight you gain from other teams might give you an idea that you may not have on your own Always seize the opportunity to get noticed while making sure not to step on any toes Stay aware that managers don’t always have your career advancement at the front of their mind Share your aspirations and goals closer to when you set them than when you approach them Give your manager an opportunity to take an out, thus taking the pressure off them Increase your likeability and leadership presence by actively recognizing other people Share project updates and wins at meetings, making sure to include everyone’s name Leverage LinkedIn and other social media channels to increase your visibility by joining groups 3 Key Points: People are always watching and taking notes of your behaviors and actions. Make sure you are visibly practicing the habits that align with your goal. Do your best to expand your visibility outside of your inner circle through cross-collaboration. You never know who’s input is valued when it comes to your advancement. Think like an owner in the sense that you stay willing to partake in anything that helps the business grow. Well, they’ll always be around, but listen in to hear why Monica and Jenn say no way!Episode Highlights: Monica believes that there will always be value in being led through the most important purchase of their lives. Some people are going to be impatient and always choose the self-showings.Jenn is for self-showings for immediate responses and treats them like an open house.According to Jenn, there is value in a buyer rep but the buyer, not the seller, should pay for that rep. Many buyers will not shell out money to be represented and that may turn them away from using an agent. If an agent doesn’t have experience with a lot of clients, they just get in the way.Once buyers have seen the house on Zillow, they are allowed to go outside and bring their own buyer rep.Builders will honor agents who represent a client, even if the agent was not present at the initial meeting. The best buyers are ones that have taken the time to go through the process and examine all the details.Monica always wants to be a present-tense agent who takes care of her clients after they’ve bought or sold their house.Self-showing programs won’t ruin your business as long as you take care of your clients.Neither Monica nor Jenn thinks that self-showings will negatively impact their business. While you need to be there to serve your clients, don’t be a concierge agent. This week’s tiebreaker, Leonard Cradit, is a Franchise Development Manager for Exit Realty and has a real estate team in Michigan. With over 30 years of experience in real estate and property management, Leonard has seen greater success when agents are present. An agent’s presence allows real estate teams and properties to pivot rather than lose a client if they don’t like what they see. While it could be done over the phone, Leonard thinks clients appreciate the in-person service.Sales and success ratios reflect that people appreciate agent-led showings.Self-showings could give some relief to scheduling conflicts with clients, but that may make them question your validity.Leonard thinks that the industry is damaged more and more the further it gets from hands-on service.3 Key Points:People are better off doing a self-showing than using a terrible agent that is only going to mess up the deal.Self-showings are really just ways of showing houses to unmotivated buyers.Agents need to be agents to their clients every single day rather than being a paste-tense agent.Resources Mentioned:Jenn Murtland (website, LinkedIn, Facebook)Call Jenn at (513) 400-1691 to discuss transitioning to eXp RealtyMonica Weakley (website, LinkedIn, Facebook)Leonard Cradit (Website, Facebook, 616-213-2051)

During this episode of This Thing Called Life podcast, host Andi Johnson speaks with Dr. Shimul Shah, the head of the Liver Transplant Program at UC Health. Dr. Shah and his team are utilizing ever-evolving medical technologies to help all those facing the liver-transplant process. He knows that it is vitally important to try to understand what the patient is going through so that they can best be served with their health problems.Episode Highlights: Dr. Shah runs one of the largest liver transplant programs in the country to help as many people as possible. In his 9th year with UC Health, Dr. Shah and his team have done over 750 liver transplants.COVID has presented some challenges in the world of liver transplantations because of its immunosuppressed patients. There are a number of things that must be considered with the introduction of a global pandemic before conducting transplants.Though they didn’t understand what was happening around the world, Dr. Shah’s team went ahead with multiple transplants. Many healthcare professionals had to come together when making protocols for transplantations during COVID.There has been a lot of success with telehealth and that proved useful for the Liver Transplant Team. After protocols were put in place, liver transplants were resumed at the same rate as before.Programs all over the country were forced to shut their doors for a small period of time while they figured out how to get ahead of COVID.There are more donors in the Midwest and South than there are on the East Coast and West Coast.A national policy of “sickest first” has allowed organs to be shared throughout a wider geographical region.Clinical trials are underway for pumps that pump the livers continuously during travel. The pump presents an opportunity to repair the damage that has been done to organs before transplants are conducted.Because of technology, more organs are being used today that would have never been used 5-10 years ago.Dr. Shah uses complete transparency when he gives his patients past results of treatment options.Patients can donate their livers at much older ages because liver cells constantly repair themselves.Dr. Shah originally wanted to be a liver and pancreas cancer expert, but a fellowship in liver transplant shifted his path if only slightly.Patients know when the care that a doctor shows is authentic and that they are all in on the process. It’s important to talk to patients as people and try to understand what they are going through.Dr. Shah helped lead the Living Liver Donor Program that launched earlier this year.New patients find out how sick they actually are and what all their options are before moving forward.Dr. Shah and his team do everything they can to help people get better without a transplant.During his free time, Dr. Shah enjoys playing tennis, basketball, and taking afternoon naps.COVID has made Dr. Shah’s family’s favorite activities, eating out and traveling, a little tricky.3 Key Points:People with compromised immune systems are more susceptible to COVID-19, thus bringing a learning curve to those in the liver transplant field.Transplant systems all over the country were forced to shut down their programs when COVID first hit, but have since been able to resume transplants after implementing protocols.Patients with an extensive medical history have benefited greatly from advancements in technology due to the larger amount of organs that are now available.Resources Mentioned:LifeCenter (website) (Facebook) (Instagram) (YouTube) (Twitter)Andi Johnson (website) (LinkedIn)Dr. Shimul Shah (website)UC Health | Liver Transplant ProgramIn Shock - (Book)Dewey’s Pizza

On today’s episode of Vital Metabolic, hosts James Wheeler and John Parker break down different elimination diets, such as the Carnivore Diet, Whole30, and Paleo AIP. Elimination diets get a bad wrap in the tabloids, but the fact is that some foods can have negative effects on our bodies. At the end of the day, it’s up to us to find out which diet works best for our body! Episode Highlights: Most people do not realize the importance of elimination when it comes to dieting and nutrition. 1:18 Food sensitivity tests would indicate that everyone should try some sort of elimination diet. 2:27 Gluten, corn, soy, and dairy are the most common inflammatory foods that elimination diets tend to target. 3:07 Not everyone needs to go have tests done; sometimes, people just need to clean up their lifestyle. 4:25 James has mostly stuck to a paleolithic diet, but before this, as a trainer and business owner, he was constantly feeling drained. 5:05 People with active lifestyles make the mistake of thinking that they can eat foods that are high on the glycemic index. 6:20 Breaking down a carnivorous diet and the differences that James saw in his mental and physical health. 7:18 John consumes a mostly carnivore-ish diet to battle his ongoing IBS. 8:50 Vegans have reported being hungry all the time, partly due to the lack of protein and fat in their diet. 10:00 Energy levels can be much more sustained with a high-protein high-fat diet as compared to a glucose-based diet. 10:55 Exogenous glucose involves consuming foods that are high on the glycemic index and are entering your body as glucose already. 11:40 Carnivore diets have been shown to battle degenerative conditions such as Rheumatoid Arthritis. 14:10 It’s important to test out what foods work for you after going through an elimination diet. 15:15 James followed the vertical diet for 60 days and noticed that he became dose-dependent on carbohydrates after he was done. 16:10 The world needs to get over the myth that carbohydrates are bad, but they can be overconsumed. 18:12 Diet cheating is a sign of mental issues and can be categorized as a form of addiction. 20:10 Hara Hachi Bu involves eating until you are 80% full and could be the reason that the rest of the world has lower obesity rates than western countries. 22:00 It’s as simple as keeping these addicting foods out of your house; eliminate the temptation. 23:55 Paleo Autoimmune Protocol (AIP) can have incredible physical benefits but may not be sustainable for every. 25:50 When you can stop assigning so much pleasure to food, you will be able to see food as medicine. 28:12 You can practice an elimination diet while still loving to eat food. 32:00 Whole30 works towards eliminating all those inflammatory foods that your body doesn’t actually need. 32:50 Lectins in plant food obstruct the body’s ability to absorb minerals from the food. 35:53 Gastrointestinal distress can be a result at the beginning of an elimination diet because of your body’s over-dependence on fiber. 36:48 As someone who suffers from IBS-D, John finds that a lower-fiber diet makes him feel the best. 39:12 It’s up to each of us to listen to our bodies and decide which diet works best for us. 41:48 Dieting is a process of rehabilitation and it will be a continuous learning experience for the rest of your life. 43:04 Decide how much you need and do your best to not take more than that. 46:00 3 Key Points: People use substances such as caffeine from espresso and coffee as a crutch to battle their energy dips that are caused by high-glucose diets. Carbohydrates are not bad, especially if you live an active lifestyle, but just like anything, overconsumption can become poisonous. It’s important to stay flexible with nutrition while you experiment on which diets work best for you. Don’t be afraid to change your stance as you continue to learn. Tweetable Quotes: “When I was on this elimination diet..I was able to see true energy and a lot of stability.” - James Wheeler “When you are doing an elimination diet, it is not necessarily about weight loss all the time. That is a side effect of eating well.” - James Wheeler When you cheat, you cheat yourself. You really do need to stay disciplined on this stuff. If you don’t think you can, it’s likely a mental issue.” - John Parker “It’s a very simple rule, guys. If it’s in the house, either you’re going to eat it or someone else is going to eat it.” - James Wheeler “I don’t get my kicks with food. I’m not a drug addict with food.” - John Parker “We have to remember the gut microbiome changes all the time.” - John Parker Resources Mentioned: James: Facebook Instagram Twitter John: Facebook Instagram Twitter Email: questions@vitalmetabolic.com Jordan Peterson Mikhaila Peterson Ben & Jerry’s Ice Cream Book: The Paleo Solution Redmond Real Salt Whole30
In this episode of The HyperFast Agent Podcast, host Dan Lesniak speaks with Steven Papageorge about a strategy to find more homes that meet your buyer's criteria. In a time where inventory appears to be low, real estate agents need to be creative when looking for houses, and Steven knows just how to do that! Episode Highlights: Steven does the majority of his work in Northern Virginia. Born and raised in Northern Virginia, Steven started Design Pro with his brothers 11 years ago. Design Pro jobs range from small inspection jobs to major additions and renovations. There has been a surge in outdoor living space projects since the pandemic started back in March. People need more space at their houses now that everyone is home because of the virus. A lot of markets are experiencing tighter inventories right now. Partnering with the right contractor can expand the inventory that real estate agents have for their clients. Contractors can provide consultations for real estate agents in regards to renovations. The typical buyer, more often than not, is surprised by the renovations that they can do within their budget. Time frames vary depending on job size, ranging from small updates (2-4 weeks) all the way up to whole-house renovations (4-6 months). Drawing, design agreement, and approval all need to be factored into the timeframe. Real estate agents need to make sure that their clients are aware of the timeframe, budget, and a plethora of other details. Try to be as efficient as possible with your time as a new entrepreneur. The biggest mistake that real estate agents can make is giving inaccurate information about the renovations to the client. Steven enjoys spending his free time with his family. In 5 years, Steven sees Design Pro going through massive growth and plans to invest in real estate himself. 3 Key Points: People are spending more time at home because of the pandemic, so Steven has seen a surge in additions of outdoor living spaces. By providing renovation consultations, contractors can partner with real estate agents and ultimately expand the agent's inventory. The more questions that an agent can ask, the more options they can provide to their clients. During this episode of the Lab Coat Agents Podcast, hosts Tristan Ahumada and Nick Baldwin speak with Mike Michalowicz, author of Profit First. In his book, Mike challenges the myth that profit comes last. Learn about his brilliant behavioral cash management system that enables you to pay yourself first and achieve greater organizational efficiency. This conversation will change how you look at business profitability and how you can create more wealth. Episode Highlights: People are focusing too much on gross commission without considering what they’re actually bringing home. The words we use around profitability often associate profit with being last or at the end. There’s a lot of emphasis being placed on hustle and grind. The goal instead should be efficiency. How can you drive better results by leveraging what you have? Leveraging is the new hustle. There are always resources around you that can be leveraged. Tristan asks which step in Clockwork is the hardest to implement. Mike explains how every company has a big promise it makes to customers. Once a company figures out that big promise, they can focus on their core competency in fulfilling that promise. In Profit First, Mike describes five foundational accounts. The first account is the income account, which is a depository only. The second account is the profit account, which functions as a reward for investing in a business. The third account is for owner’s compensation. The fourth account is for taxes. The fifth account is operating expenses. Sales minus profit equals expenses. Profit First describes a behavioral cash management system. Take profit first. Then your money will tell you what you have left to run the business. There’s a difference between making money and taking money. Money does facilitate happiness to a certain degree because it amplifies our ability to do things. It makes things more accessible. Setting up behavioral intercepts is easier than changing habits. Mike describes examples of small behavioral intercepts he uses in his personal life. He’s clear on the outcomes and impact he wants to have. Whatever we feel called to in the moment that drives us, that's purpose, and I think that's a tool to be leveraged. They discuss how Profit First can be analogous to personal health case studies. Questions dictate outcomes. Mike encourages people to ask absurd questions and challenge standard notions. Thinking outside the box is how you’ll outpace your industry. They discuss a case study in Profit First about cost reduction. Mike describes a case study about increasing margins. You need to hire a personal assistant yesterday. They discuss opportunity costs associated with administrative tasks. Mike’s next book will be Fix This Next. Once you pinpoint your challenge, then you can go for resources. Mike recommends some useful books. 3 Key Points: People hesitate to pay themselves first because they’ve been conditioned to think they have to work harder and hustle. When a company identifies the biggest promise it is making, then it can focus on the core competency that helps them deliver that promise. Setting up behavioral intercepts is easier than changing habits. Author Platform Rocket: Self Publishing, Marketing & Advertising Advice For Authors
During this 33th episode of Author Platform Rocket, host Jonny Andrews breaks down what the GDPR or the General Data Protection Regulation for the European Union really means for authors and where all the terror and confusion came from. Download PDF Podcast Transcription The GDPR is an acronym for the General Data Protection Regulation for the European Union. How much do you market in the EU? His data from earning by marketplace includes: United States counts for 81.6%, Amazon.co.UK: 13.4%, Canada: 2.5%, Australia: 1.7%, Germany: 0.4%, and “Other”: 0.4%. Don’t bother re-opting your entire mailing list and informing them about the GDPR for the European Union. EU subscribers merely need to opt in once with approval for their subscription. Situations like this happen all the time. In the early 2000s, even Paypal had had trouble understanding what online selling was about. In the past, Paypal’s Risk Department froze $900,000 for six months in Jonny’s sales to investigate, but they have since changed these policies. This GDPR is an opportunity to clear out people that don’t want to be there, allowing you to focus on those that are engaged. The world is moving towards permission-based marketing, putting the power to the consumer. Download PDF Podcast Transcription 3 Key Points: People from the European Union, which excludes the UK, need to give their permission to be on mailing lists. You don’t have to have your entire mailing list re-opted and informed about the GDPR for the European Union. The world is moving towards permission-based marketing, giving the power to the consumer. Tweetable Quotes: “If you have them subscribe to any kind of lists, people that come from the EU, then you have to make sure that they know they’re there.” – Jonny Andrews. “You do not need to send your entire mailing list something about the European Union, and get your entire list re-opted.” – Jonny Andrews. “Don’t go ask other people that are equally or more so freaked out about the same thing you are for advice.” – Jonny Andrews. You CAN make peace with food even with PCOS and I want to show you how Product links may be affiliate. If you click and make a purchase, there's no extra cost to you. Episode's Key Points: People who binge are often overcome with shame, but shame doesn't promote real and effective change! But there are ways to find Food Peace™ if you're struggling with binge eating. YOU don't need to be fixed. The WORLD needs to be fixed! Our eating choices aren't largely about personal responsibility... it's bigger than that. Shame contributes to the compulsive feelings we may have around food. If we can cast aside that shame, we can move closer to health. But how do we take away our shame? It starts with embracing ourselves for exactly who we are, and giving ourselves permission. What would happen if you gave yourself permission to binge eat or compulsively eat? Permission and respect will help strip away the shame associated with the behavior. We don't have to love where we are right now in our body size or our behavior, but we can make room to accept these things and embrace body respect. Your weight doesn't matter! You can't tell anything about someone's health by looking at their body weight. Internalized fatphobia is likely contributing to this shame you're experiencing with binge eating. That means you need to break down this fatphobia, rather than pursue weight loss for health. Weight loss is not a behavior. We have no long-term control over our weight. The more we try to lose weight, the more disconnected we become from our internal wisdom, the more shame we feel, and the farther from health we get. Our body is WAY more complex than calories-in-calories-out! Food is so much more complex than good food and bad food. Until you feel like you have unconditional permission to eat, ANY nutritional adjustments to our diet won't stick! Plus, unconditional permission to eat will likely result is a more varied diet, which is more highly correlated with good health. As parents, there are some things we can do to promote healthy eating: Provide a variety of foods. Have consistent meal and snack times to help with predictability. Teach kids the pleasurable side of food. Show Notes: Julie Dillon RD blog Link to subscribe to the weekly FREE Food Peace™ Newsletter. It is sent out every Tuesday morning. Having a high quality newsletter is the best way to grow your book sales. Getting people to subscribe to that newsletter is the real challenge that requires strategy and action on your part. In this episode, you will discover three different approaches for achieving a high quality subscriber base. You’ll learn how to leverage online tools, such as Leadpages and Facebook Ads, to accelerate this process and why those who have read your books and subscribed need to be treated with extra care. Tune-in to find out which strategy is right for you and your budget, and the strengths and weaknesses of each. Newsletters are just as important as your books! Earn higher profits by structuring your newsletter in the correct manner Concentrate on growing your subscriber base People do not like paying for leads to build a subscriber base Newsletter ads on book subscriber sites tend to work well because they are pitching your book to a huge subscriber base Tier #1: The Golden Child Approach People who subscribe to your newsletter after reading your book are the best kind of subscribers They are invested in you as an author and are committed to receiving updates from you Keep these subscribers on a separate list They will give you the most bang for your buck The only way to build an extensive subscriber list is through selling a large number of books The next group of people are those who connect with you via paid advertising These subscribers typically subscribe via paid Facebook Ads Facebook Ads are generally the most cost effective; they drive down your costs by testing your ad and landing page deliverability Tier #2: The Process-Driven Approach Get a landing page generator like Leadpages Go for the middle level membership costing $80 per month, which permits split testing Allows you to get an email address in exchange of a free book or video See which page turns people into subscribers faster—ideally, 25% of people who visit your page should become subscribers (even 70% conversions are not unheard of) Run Facebook Ads to your landing page Analyze your number every 7 days Facebook’s AI yields better results as you run your ads for a longer duration Do not let the high initial cost per click deter you; this cost will come down with the passage of time Allows you to reach into the marketplace and pull the people who are going to be receptive to you Set your expectations right: there will be a percentage of people who unsubscribe to your newsletter, it is a self-selecting mechanism Building a newsletter gives you leverage; without a newsletter, you are at the mercy of Amazon or an author or blogger In a previous episode, we have talked about “syndicate marketing” or joint level partnerships which leads to lot of politics This system can help you grow your business in spite of your introvert nature The bigger you get, the more power you have Once you have a sizeable and high quality subscriber base, you will see a lot of movement as you pitch your book to them. You’ll also experience a good open rate Get in touch with Author Platform Rocket if you have any questions or need help with your lead generation ads Tier #3: The “Knuckle Down” Approach Ran these to kick off the launch of two new book ecosystems Got 50 authors for each of these ecosystems for this joint promotion Expectations need to be scaled down—it is quite common for 90% of initial subscribers to unsubscribe Possible to clean the leads by weeding out the bad emails—you can acquire suppression lists from companies who provide this data Cost effective option which can really balloon your email list to thousands of subscribers It is a well-known fact that growing your social media following does not translate into high sales—what matters is a high quality, email newsletter subscriber base Feel free to email Jonny your questions 3 Key Points: People who subscribe to your newsletter AFTER reading your book are your best subscribers who will likely give you the most bang for your buck. Use a process driven approach, such as Leadpages and Facebook ads, allows you to reach into the marketplace and pull the audience that will be most receptive to you. Adjust your expectations when it comes to newsletter subscriptions—expect for a high percentage of people to unsubscribe from your list. My story begins in October 2007, I had a tragic event occur in my life. My parents disowned me because of my interracial relationship with my now husband Keith Hughes. My parents had never met him or even knew his name. The fact that I was so disposable to the two people I love the most, destroyed me. Not knowing how to deal with this heartbreak, I began to consume myself with work to ignore the thoughts and began to feed my emotions with food. In December of 2011, I looked in the mirror and did not recognize the woman starting back at me. I weighed in at over 300 pounds! I was severely depressed, frustrated, stressed, unhealthy, filled with sadness, pain, felt completely defeated, hopeless and had a very bad relationship with food. I knew something needed to change, and I needed to be that change! In January of 2012, I embarked on a journey to lose 100 pounds in one year and regain my life back. My journey wasn’t always easy as I was faced with many challenges and obstacles in my path. My biggest challenge was my career! I was a corporate professional working as a Senior Software Consultant and my career was extremely demanding, stressful and required me to travel out of state on a weekly basis. I traveled 4-5 days per week throughout the United States and sometimes internationally. I was living out of a suitcase, in and out of hotels and airports, working 12-15 hour days which left me with limited time to focus on myself, my health, my fitness, family and friends. I am so GRATEFUL that I was introduced to Beachbody! Their programs were perfect, easy to incorporate into my busy schedule, simple to follow and I could do them anywhere! They gave me the structure and knowledge I needed to transform my health and body. I literally transformed my body in a hotel room and learned how to build a healthy lifestyle while traveling! Today, I am proud to say that I have lost over 140 pounds using Beachbody products and have transformed my whole life. Most importantly, I love the woman that I have become in this journey! In 2015, I was chosen and recognized on stage as one of the top 8 finalists of the Beachbody Grand Prize Challenge for best transformation of the year. Needless to say, I am firm believer in Beachbody products and naturally I wanted learn more about the company and become more involved so I joined the Company as an Independent Beachbody Coach so that I could continue to learn and grow in my own journey but more so help other people reach their health and fitness goals. It has been the most rewarding and purpose filled career choice I have ever made. Since then, I have decided to continue my education and I am currently pursuing my Health Coach Certification with the Institute of Integrative Nutrition and have co-founded Fithughes.com In this episode, Giovanna Capozza interviews Diane Hughes, a holistic health and fitness coach with Beachbody and co-founder of Fithughes.com. She lost 140 pounds in her own journey and was selected as one of the top 8 finalists of the Beachbody Grand Prize Challenge for Best Transformation of the Year, in 2015. Today, Diane and her husband have dedicated themselves to working with individuals struggling with weight loss. This powerhouse couple helps them reach their goals and create an improved lifestyle filled with happiness, health, fitness and balance. Tune in as Diane shares her weight loss story, how forgiveness played a part in her journey, and the importance of making YOURSELF a priority. Giovanna introduces Diane Hughes Giovanna met Diane and her husband, in Mexico, at a party In 2007, Diane experienced a tragic event in her life: Her parents disowned her She never had something so traumatic happen to her like that She dove into her work and fed her emotions with food It was not until Dec. 2011 that she looked into the mirror Looking at her reflection in the mirror was the biggest “Ah-ha moment” for Diane because she didn’t recognize herself She was too consumed with life and work that she ignored herself Food was a way to numb out Diane remembers being frustrated and severely depressed Diane believed she needed to start with herself She was the only one that could change the direction of her life Her turning point was on New Year’s Eve She made a grand announcement at her party about her wanting to lose the weight She was surprised that people at the party didn’t believe she could do it For Diane, that moment sparked a flame to prove that change IS possible Diane basically lived in a hotel room because of her job She didn’t have time for the gym nor did she have a kitchen to cook in At 300 lbs, she couldn’t do much She joined a cleanse group on Facebook Diane sent a message to a coach she’d been seeing online The coach replied to her and she led Diane to Beachbody, the leading provider for in-home, health and fitness solutions “We find all of the reasons why we can’t do something” Prior to gaining weight, Diane loved physical fitness The programs Diane purchased were the super difficult ones, forgetting she was 300 lbs She did the program and she couldn’t even do 15 minutes of it Her coach changed her program to one she could do The programs came with a nutrition guide that Diane used for clean eating 100 lbs to lose was too overwhelming The journey was difficult – there were mental challenges and limiting beliefs People give up on resolutions because they think of the long journey ahead VS what they’ve already done It was not just a new year’s resolution, it was Diane’s promise to herself Women tend to forget to make themselves a priority Giovanna started her weightloss journey one day at a time Diane and her husband struggled with their marriage She was retracting herself from everybody Diane is thankful to her husband for being there for her during the tough times She realized he was the rock in her journey She wanted to be the wife her husband deserved As she lost weight, Diane gained confidence Diane reached her goal of losing 100 lbs, but she was still unhappy The 2nd phase of her journey, was a journey of forgiveness She has not only forgiven her parents, but herself, too The moment she learned to forgive, Diane lost another 35 lbs Forgiveness was the harder part, not the weight loss Her parents completely cut ties with Diane after disowning her Connect with Diane on FitHughes.com, Facebook, and Instagram Diane’s husband is a professional chef Diane joined Beachbody as a fitness coach Through her journey, she inspired her husband to join Beachbody, too Giovanna closes the podcast 3 Key Points: People can be consumed by everything that happens in life; they can tend to forget who they really are. Always make conscious decisions and try to make YOURSELF a priority. It’s normal to feel pain and struggle; but at some point, you’ll need to release yourself from the burdens you keep inside.
