189: Unlocking Financial Freedom: Building Wealth and Overcoming Obstacles with Jim Oliver

Navigating the Customer Experience

Jim Oliver founded Create Tailwind in 1988 in Denver, Colorado. Originally, a full-service financial planning firm, Jim and his team weathered two major corrections on Wall Street and pivoted Create Tailwind's focus to building wealth beyond Wall Street. Teaching clients to create wealth without Wall Street brokers and financial planners took off, to most people becoming their own banker was something they couldn't envision. Most people park their money in qualified plans or with a broker and hope that the money grows. Jim reminds his clients that hope is not a strategy. He teaches his clients that becoming their own banker means they accumulate money, and they deploy it to make it even more money, this is the mind shift. Under Jim's leadership Create Tailwind exploded to become a multilocation nationally recognized firm helping 1000s of individuals and businesses around the United States.    Questions • So, we always like to give our guests an opportunity to share with our listeners a little bit about their journey, how they got to where they are today. So, could you take some time on share that with our listeners, Jim? • Could you take some time to share with our listeners a little bit about your company – Create Tailwind? I know I read about it in the bio, and in terms of what you help them doing, just share with us, what are some of the value-added opportunities that you are offering to your clients? • What are some of the key things that you try to do with your clients in terms of supporting them? I know you offer the courses and you're teaching them a theory. But let's say for example, you're working with a client, this mindset that you're trying to encourage or envision, it's not clicking for them. What are some strategies or techniques that you utilise, to kind of get those persons on board to transition them from where they are to where you want them to be? • What are some things that you found, give me three things that you find tend to be general obstacles that prevent persons from reaching their maximum potential when it comes to wealth? And then you listen to all of these podcasts and you listen to all of these or read these books, and they say there's a difference between being rich and being wealthy. How do you get people because if you look them up in the Oxford dictionary, they pretty much have the same meaning. So, how would you differentiate? • Could you also share with us what's the one online resource, tool, website or app that you absolutely can't live without in your business? • Can you also share with our listeners, maybe one or two books that have had a great impact on you, it could be a book that you read a very long time ago, or even one that you've read recently. • Could you also share with our listeners what's the one thing that's going on in your life right now that you're really excited about? Either something you're working on to develop yourself or your people. • Where can listeners find you online? • Before we wrap our episodes up, Jim, we always like to ask our guests, could you provide us with a quote or a saying that during times of adversity or challenge, you will tend to revert to this code, it kind of helps to get you back on track, if for any reason you got derailed. Highlights  Jim's Journey Jim shared that he was born in Los Angeles. And he has five siblings, and he was a middle child, but he was given up for adoption. And this is kind of the PG version, but his mother, his birth mother said that she was raped, and her husband thought that she had an affair. He (Jim) found out at 55 years old that he was actually his father. But he grew up in foster care and then he grew up in a very poor area of Los Angeles.  And he became fascinated with money and he also became fascinated with business owners because he started working in a casket factory when he was 13 years old, swinging a hammer and he watched the business owner and he knew that he lived on the hill of Palace Vertis, which was a foreign country to him.  It was where people had wealth, they had abundance, they had all of these things, that the people in his neighbourhood, they didn't have any of those things. And he really just was driven by what do those people that live on the hill know and by the beach know and in Beverly Hills know that the people that live in Inglewood and neighbourhoods like that, that they don't know. And he went to school, did everything the way that he was supposed to, learned about Wall Street and investments. And he did that, and he was very successful at building a financial planning firm.  But then he realized that his clients weren't getting wealthy in Wall Street. And he analyzed all of his clients and he threw out all the ones that got lucky. They were the janitor at Google and they just made millions of dollars. He threw the lucky ones out and he said, “What is it that my clients, my really wealthy clients, what have they done to become wealthy?” And it came down to two things, business owners and real estate. And he changed his whole focus to teach people how to be business owners, and how to own real estate, and how to build cash flow and assets, instead of Wall Street instruments and government-controlled plans.   About Jim's Company Create Tailwind and Value-Added Opportunities for Clients Me: Could you take some time to share with our listeners a little bit about your company – Create Tailwind? I know I read about it in the bio, and in terms of what you help them doing, just share with us, what are some of the value-added opportunities that you are offering to your clients?   Jim shared that the other thing that he realized is that every financial planner in the world is trying to sell something to their prospects, clients, customers, and he didn't like that, he didn't want to sell. So, what he decided is that the reason that he decided to personally start to build cash flow instead of instruments, assets instead of instruments, and not try to build up this lump sum, nest egg, is he became more and more educated about cash flow and assets, and banking, and becoming his own banker, and how he could control the banking function in his life.  And so, he decided that what he would do is he would just educate other people. So, the way that they serve their clients, and really help them understand the landscape out there, and how to build wealth, is they educate them. They have a community, that's Create Tailwind community. And it's Create Tailwind, because they're all fighting a financial headwind, and he's showing you how to turn that around so that wind will actually push you forward, instead of fight against your progress.  And at the community Create Tailwind, they just teach people, they teach people and the community members teach each other. But they have courses, they have discussions, they have book recommendations, they have book reviews, they have all of these different things that is intended to do one thing, educate their customers, and anybody really that is interested, anybody can join the community for free. And they learn about taxes and how to be more tax invisible, they learn about becoming their own bank, how a bank works, and how you can control the banking function in your life instead of the commercial bank. How your need for finance over your lifetime is much greater than your need for an investment. All of these things, they're basically teaching people so that if they choose, they can change their mindset. And they can change their path to where they're on the path of wealth, instead of the path of financial slavery, like most people are.   Strategies and Techniques Utilized to Transition from Where They Are to Where They Want Them to Be   Me: What are some of the key things that you try to do with your clients in terms of supporting them? I know you offer the courses and you're teaching them the theory. But let's say for example, you're working with a client, this mindset that you're trying to encourage or envision, it's not clicking for them. What are some strategies or techniques that you utilize, to kind of get those persons on board to transition them from where they are to where you want them to be?   Jim stated that that's a great question. And what they do is they do Zoom meetings, even way before COVID. They did Zoom meetings, and originally it was WebEx back in the day. And they will get on there and they will do Q&A…whatever questions you have….whatever things aren't making sense. And he has this board that he draws on, it's a graphics board. And he finds that people learn visually, a lot more than they learned verbally and so, when you're thinking about money and the way money flows, and the way that money works, they need to see numbers, they need to see the flow. So, he draws that out, or the team draws that out for them.  And they can see it and they can say, “Hey, but I don't understand this. I don't understand that.” They can ask any question they want. They do that individually and one on one on a Zoom meeting, so you don't have to ask the question in front of a group.  They also occasionally do live Q&A meetings where the community will ask questions live, and they answer those questions live. And so, that's really the big focus is that and they're always building more content, more content to help their clients understand what they need financially out there in the world, and how to protect themselves and their families and their businesses.   Obstacles Preventing Persons from Reaching Their Maximum Potential When it Comes to Wealth Me: Now, Jim, you've been doing this for quite a bit a years now. What are some things that you found, give me three things that you find tend to be general obstacles that prevent persons from reaching their maximum potential when it comes to wealth? And then you listen to all of these podcasts and you listen to all of these or read these books, and they say there's a difference between being rich and being wealthy. How do you get people because if you look them up in the Oxford dictionary, they pretty much have the same meaning. So, how would you differentiate?   Jim shared that the first is show them what is happening now. If you put money in a 401 K, or an IRA, or some government backed programme, that has rules, penalties, all this stuff, or if you put money in Wall Street, here's what's happening to it. Here's how inflation works. Here's how fees and expenses inside those funds work. Here's how commissions work. And so, it's kind of like, if you know what's happening, you'll know what to do. So, the first thing if somebody doesn't realize what's happening to their money, he has to show them how a bank works. And so, they kind of show them what really is going on.  The second thing is, the second obstacle is that we've been filled with noise. And the funny thing is, he heard this number, and he really think that it's accurate, is that we see 5000 marketing messages a day. Now, it could be on TV, it could be a logo on somebody's shirt. But all of that is designed to get our money to flow away from us. We see a shirt that we like on TV and it has the logo, and you think I want that shirt, I want those shoes, somebody is wearing shoes, they're driving a car, if you think of all the input, all of that noise every day, but there's nothing that's designed to help us increase our cash flow. It's designed to get us to flow our money away from us to someone else. And the difference between wealthy people and poor people, is wealthy people get money to flow to them. And poor people, all their money flows away from them. And so, that's the second obstacle.  And then the third obstacle is, “Okay, I understand what's happening, I get that I've been taught the wrong things about money. But I don't have anybody to help me, I don't have anybody to help me get from where I am to where I want to be.” So that's the third thing that he would say is that you have to find a coach. Whatever community that you're in, it doesn't matter whether you're in a lower income community, inner city, rural, it doesn't matter. There are people in that community that are buying assets that own the apartment complexes, the mobile home parks, the RV parks, the businesses, they own those things, and they are more than happy to help you if you ask.  So, the third thing and how what he really believe that you have to have is you have to have a guide, you have to have a coach, if you think about it, in every movie that you've ever seen, the person that has a problem meets a guy, they need a coach and that coach helps them overcome their dilemma. Tiger Woods, the greatest golfer of all time, he has a coach and the reason is, is that so the coach can help him learn how to do what he does better and better and better and give him the confidence.  So, those are the three things that he believes that are obstacles for people to grow their wealth and have everything in life that they want and have that abundant mindset that is limitless in creating cash flow to them.   App, Website or Tool that Jim Absolutely Can't Live Without in His Business When asked about online resources that he cannot live without in his business, Jim shared that he would say that it's Zoom, because that's how they communicate with their clients and there are other competitors, but he finds Zoom to be the easiest for his clients and customers to use. It doesn't require that you join or login or anything else, you can just go to the www.zoom.us and plug in the meeting and plug in the password if there is one, and you're in the meeting. And you could be meeting with anybody at any time 24/7 and you could see the person, the person can share and use a whiteboard, and they can do all kinds of things. So, that's the one thing that he wouldn't be able to operate his business without.   Books that Have Had the Biggest Impact on Jim When asked about books that have a great impact, Jim shared that he'll give one from a really long time ago and it always kind of surprises people, but it's Jonathan Livingston Seagull: The Complete Edition and it's by Richard Bach. He's the author and they used to, he's (Jim) 57 years old, so they don't make kids read this anymore. But here's the gist of the book is Jonathan Livingston Seagull is a seagull and seagulls don't have very exciting lives, they eat, they fly from here to there, they don't do anything. But Jonathan, he wanted to fly and do stunts, and he wanted to go out and see what was out there in the world. Well, when you grow up poor in Los Angeles, and you think, is this it? Do I just have to stay here and accept my life as it is, and be poor the rest of my life? Well, Jonathan Livingston Seagull taught him, “No I don't, I can go out and do other things. I can be anything that I want to be.” And so, that book had a huge impact on him.  And then the second one is Rich Dad, Poor Dad: What the Rich Teach Their Kids About Money That the Poor and Middle Class Do Not! By Robert T. Kiyosaki, because it gave him an example, he didn't like school very much. And so, if the path, the only path was to study hard, get a good job, get straight A's in school, and then work his way up the ladder and hope that he was in the good old boys' club. He doesn't think he could have done that. But Rich Dad, Poor Dad showed him an alternative, it showed him a different way that it didn't really matter about his formal education, it was how he educated himself outside of school, the mentors that he had, the people that had what he wanted, and that would share with me how they did it.   What Jim is Really Excited About Now! When asked about something that he's really excited about, Jim shared that the one thing that he's really excited about is he has a book coming out in June 17, 2023. And like he said, he struggled in school. So, he was a stutter, he didn't write very well. So, for him to write a book, he's really excited and proud of the fact that he's telling his kind of life story in the beginning, in his humble beginnings, and kind of where he is now. And then if he can do it, you can do it. And so, he's excited to share that message with people and give them the foundation of how to start today to change their lives.   Me: Nice. So, we will definitely ensure that we are able to keep in touch with you so that we will have first dibs on that book when it is released. Jim stated that he would love that.   Where Can We Find Jim Online Email – jimoliver@createtailwind.com Website – www.community.createtailwind.com   Quote or Saying that During Times of Adversity Jim Uses When asked about a quote or saying that he tends to revert to, Jim shared that one thing is there's an old quote that he changed it was, “Adversity introduces a man to himself.” Now, that's an old quote. So, he says, “Adversity introduces a person to themselves.” And it reminds him that in the Bible, it says that we are going to have trials. And that trials, it says that, that those trials will introduce us to ourselves, that it will create confidence, that it will create strength, that God is like stirring this pot of silver and getting rid of the impurities until He can see His reflection in us. And so, getting rid of those impurities is adversity and obstacles and they just make you stronger, they make you who you are, so when you're in the middle of it, just remember that that adversity is going to introduce you as a person to who you really are and it's only going to make you stronger.    Please connect with us on Twitter @navigatingcx and also join our Private Facebook Community – Navigating the Customer Experience and listen to our FB Lives weekly with a new guest   Links ·  Jonathan Livingston Seagull: The Complete Edition by Richard Bach ·  Rich Dad, Poor Dad: What the Rich Teach Rheir Kids About Money That the Poor and Middle Class Do Not! Reading, experimentation, and failure. So what is Brendon's change philosophy? Ask a lot of questions. Provide solutions based on individual client needs. Simplicity is best for moving from point A to point B. KEY POINTS There are three ripples that bring about change: be really clear on why the change needs to happen, bring your team onboard by highlighting what success will look like, and gain momentum by making the public and other stakeholders excited about the change. Without a willingness to take action, change can never happen and projects can fail. The best way to sell is to first build relationships. Where do our relationship and understanding of money come from? How has it shaped who we are today and the decisions we make? How does our money mindset impact our practice and our business success? There are just some of the questions that my friend, Garrett Gunderson, and I discussed during our time together. If you're open to a radically new perspective on money and how you can use it to transform yourself personally, you're going to love this interview. Here's some of what we covered: What is money? Where does our money mindset come from? What shapes our relationship with money? How does money affect our relationships? What are other ways to measure success at home and in business aside from money? What are some of the biggest money mistakes small business owners/practitioners make? What inspired you to do standup? Where's a good place for us to invest our time and money? What's more valuable, time or money? What's some business advice you wish you'd gotten when you were just starting? For those of us with children, what are tools you can share with us to shape their money mindset towards abundance? What's a piece of advice that you wish you had taken?   Key Takeaways: [1:02] Sachin welcomes listeners to Perfect Practice. Sachin welcomes and introduces his friend, Garrett Gunderson.   [1:12] Garrett is profoundly intelligent and funny and in this episode, he takes a topic that many of us have challenges with and make it enlightening and entertaining. Sachin welcomes Garrett and introduces him. Garrett turned 44 on the day of this recording!   [3:47] Sachin shares Garrett's bio.   [6:12] Garrett tells about his Spiderman adventure with his two kids in his neighborhood.   [7:11] Garrett has an upcoming book that he has been working on for seven years. It is intended to take you on a journey of engagement to shape how we look at money and finance. Garrett believes it is time for a new conversation around money and this book will start it. The title of the new book is Money Unmasked.   [9:32] Money is a tool of efficiency. It is a snapshot that represents the value you've created up until this time. That could include luck. For most, it represents the energy that you've put out into the world because you've either served someone, solved a problem, or added value. It's not why you're valuable. It does not dictate what you are capable of doing. [10:04] Money doesn't reflect your potential nor determine your destiny but it's a way that we can tap into other people's abilities to be more efficiently connected to what we're doing.   [10:43] Garrett shares his thoughts about investing. We want our investments to grow, but what happens when it's more than we can handle? What if you buy too many pieces of real estate or get involved in too many cryptocurrencies? The less related we are to our investments, the more risk we invite of not being clear about how we deliver value.   [12:01] You connect to people in relationships without money being a determining factor. See each other for the moment that we are in, not for the things we have. We struggle because we think that our value is in our money. People pose that they have more than they do, which creates jealousy and envy.   [13:59] Don't connect your happiness to markets. Make investments in your skillset, and the best essence of your life. Investments can make you long-sighted or short-sighted. Everything in-between is where the joy and fulfillment come in. Garrett could buy real estate, but he only buys real estate that he can utilize. He uses his money intentionally. He never wants to retire.   [19:03] Garrett makes investments in himself as a human being for the connections he can have with other human beings because of that. He doesn't want to invest in mutual funds because he's not connected to them.   [20:24] Garrett asks questions to get to the best understanding of things. When people tell him “it's science,” he asks what studies they are citing and where the science comes from. Better questions lead to better relationships and better learning that doesn't come from the classroom. The classroom does not teach much about money. Garrett talks about the Series 65 test.   [22:47] No one is smarter than you in your soul purpose, in your values, in your abilities, in your passions, where you are at your best. Don't do what everyone else is doing. What everyone is doing hasn't led to sustainability, peace, and prosperity.   [23:35] Why Garrett is contrarian.   [24:45] Garrett tells how his views changed at age 18 when he went with a friend to teach English in South Korea. He found out that people are people, around the world. He learned about propaganda. He started asking different questions to start understanding what governments and financial institutions might do to control people.   [29:23] Garrett's views on money and finance developed when he began an internship selling insurance and mutual funds at age 19. He asked questions about the RRSP and learned about the downsides. He kept asking questions and then wrote Killing Sacred Cows about the nine financial myths people can't detect.   [32:23] We have four money personas. A lot of our money mindset comes from scarcity. Misers hold on to what they have. Conservatives accumulate for the future. Strivers earn more to have more status. High Rollers are addicted to opportunity. They all come from scarcity thinking that there's only so much to go around. It is consumer conditioning. It started with Edward Bernays.   [33:13] Edward Bernays is the father of modern consumerism, which is a zero-sum game and scarcity. Childhood trauma has an effect and if we don't address childhood trauma, we don't mature in our money mindset. Garrett talks about his latest book, Disrupting Sacred Cows.   [34:27] Money affects our relationships. Garrett uses his marriage as an example. Once he and his wife understood their money personas, in 2008, they have not had a financial fight since. In their first year of marriage, they fought about finance over anything else. When we don't understand the money factors that move us, we make bad decisions.   [36:02] Money affects our health. It's a chronic stressor. When we focus on money we are not present or at peace.   [37:09] When people say they cannot afford their healthcare, they mean they are not worthy of it. Ask how you can afford it. Break it down into price, cost, and value. Garrett elaborates. If people don't take care of their health now, they will spend far too much time in hospitals or decrepit. He uses the birth of his son, and a defect he had, as an example.   [40:15] Chapter 7 of Garrett's new book talks about reclaiming time. Time is not money. Energy is money. If you are overworked or depressed, you will be able to deliver less value in the marketplace. Time is a measurement. Garrett explains using time for your soul purpose.   [42:54] In 2006, Garrett lost a business partner, Les McGuire, in a plane crash. For the next four months, he worked more but got less done because he was exhausted, trying to do it all himself. Receive support from other people instead of trying to do everything on your own. People are always willing to help. Sachin offers a recipe for being rich. If we were simply content, most problems would be solved.   [46:13] Garrett reflects on the advice he received but didn't follow from Mike Sloan about ambition. He ended up doing things he didn't want to do and was busier than he wanted to be because he was too ambitious for money. He should have listened to him. His ambitious past behaviors have ramifications in his marriage today.   [48:25] Garrett suggests how we can teach our children about mindset. He is teaching his children about purpose, career, fulfillment, and leisure; things that usually get pushed aside because of money. His oldest son is filming it and making a production, called Schooled. To end each lesson there is a fun purposeful activity to add structure to the teaching.   [51:58] Instead of defaulting to telling your children, “We can't afford this,” ask, “Is it worth it?” Or say, “It's not a priority right now. If you guys want to be a part of it, we might match the earnings.” Words cast spells. A lot of people are under the spell of scarcity and consumption, so break the spell. Garrett has conversations about service to others with his children.   [53:41] Garrett gives his advice for closing out 2022 and moving into 2023. There are millions of problems in this world and they should begin at the end of your driveway, not in your home. Don't get caught up in an economy that's impossible to predict. Focus on yourself. on your self-care, and on how you can serve more people, consistent with who you are.   [55:25] Learn more about Garrett at GarrettGunderson.com. A rookie fly fisherman and Wall Street Journal #1 Bestseller. A public speaker who's delivered hundreds of keynotes, and a mediocre guitar player at home. A man who will stop at nothing to provide his wife food if she gets HANGRY — self-preservation really. A dad who was totally cool with letting his sons go anywhere with him, in any costume they may have on! (Yeah, a client offered my kids $100 to knock on every door in the neighborhood with the three of us sporting Spider-man costumes saying “the neighborhood is safe.” (My costume was too small, and more Moose Knuckle Man than Spider-man, but hey, that $100 spent the same.) Your book Digital Brand Romance, could you tell us a little bit about the book? Could you explain to our audience what customer expectations are versus what customer satisfaction is? Could you define for our listeners what a promise is? So, that dovetails us nicely into the core of your book is based on the ADORE Process. Could you take our listeners through what that process is and what are the milestones in the journey of that process? Could you also share with our listeners what's the one online resource, tool, website or app that you absolutely can't live without in your business? Could you also share with us maybe one or two books that have had the biggest impact on you, it could be a book that you read recently, or even one that you read a very long time ago, but it still has had a great impact on you. What's the one thing that's going on in your life right now that you're really excited about? Either something you're working on to develop yourself or your people. Where can listeners find you online? Do you have a quote or saying that during times of adversity or challenge, you'll tend to revert to this quote, it kind of helps to get you back on track if for any reason you got derailed or you got off track?   Highlights   Anna's Journey   Anna stated that we are in for a treat. So, probably the best way to describe her journey is that it is non-standard and very nonlinear. She's lived on four continents and done a whole bunch of different things. And probably if you look back across the last sort of two decades of work, the only common thread amongst it all is that she's done interesting things and she's worked with great people, and that really is something that drives her and motivates her to seek out new challenges and look for different things. So, loosely speaking, she's worked in product design and product development, started in IT and so back in technology, work a lot with customer experience, and the drivers that help people to make choices and help brands to sell more stuff to loyal customers.   What is Your Book Digital Brand Romance About?   Me: So, our podcast is all about Navigating the Customer Experience. As you can imagine, when your email came across my attention, and I saw that you wrote this book called Digital Brand Romance: How to Create Lasting Relationships in a Digital World, I said to myself, this sounds very interesting and then I read a little bit more and it really got me intrigued. And so, I'm sure just as how I was intrigued, our listeners will be just as intrigued about your book. So, could you tell us a little bit about the book?   Anna stated that Navigating the Customer Experience just to sort of jump out and big picture, it's her passion, it's what she thinks about at 3:00 am in the mornings. So, lots of mutual interest and overlap and she's excited to share some of the things she's learned in her life with our audience today.   So, Digital Brand Romance, it's the combination of about a life's work so to say, and it looks at the factors that influence us as human beings and propel us to be loyal to a brand or not. And the cool thing about the book is that it breaks all of that down into really easy steps. And she thinks if we look at digital experiences and customer experience, and all of that, and it's all in a digital space, very often we get a little bit scared, and we think, “Oh my God, what do we know about this space?” And we kind of forget that always at the other end of the computer, the person buying your pair of shoes, or the person buying the handbag that you're selling, or the SaaS product that you're selling is a human.   And as humans, we form relationships, and we make decisions in really predictable ways. And so, we remember this when we have relationships with other people in real life but as soon as we go to digital, we just forget everything we learned and we make things very transactional in our digital spaces, and we just hard sell the consumers.   And then we wonder why things are not working and why most of our marketing budget is being spent on Google AdWords and our conversion rates are super low, like 1% or 2%.   So, the book really explores what are the levers that we can pull to help us understand how people make decisions. And then how do we apply that to our digital assets, like websites, like email marketing campaigns, like our sales process, to really build strong relationships and a loyal customer base.   What Customer Expectations Are Versus What Customer Satisfaction Is   Me: Now, one of the things that came across my attention when I was reviewing your book, I like the fact that you spoke about customer expectations, you spoke about customer satisfaction, and you spoke about why they were very different. Could you explain to our audience what customer expectations are versus what customer satisfaction is?   Anna stated that it's an interesting distinction here and when we think about customer experience, this is an interesting study that was done by Forbes a few years ago. So, Forbes interviewed a whole bunch of brands. And they said, “Hey, how would you rate your customer experiences?” And 80% of the brands said, “They're excellent, they're awesome, we're doing a great job, our customers are happy.” They interviewed those brands, customers, and only 8% of people said that they were really satisfied with the customer experience. And so, that's a really big kind of discrepancy there. Most brands think they're providing great experiences, and most customers think they are not getting a great experience.   And so, this is the difference between those two things is customer satisfaction, and satisfaction; it's a very personal and subjective thing, she may satisfied with something, whereas someone listening to this podcast might say, “No, that's terrible, I'm very dissatisfied with exactly the same thing.” And so, understanding customer satisfaction and how we can affect it is really the most powerful lever that we have in curating experiences for our customers.   So, to answer the question succinctly, satisfaction is the difference between what you expect and what you receive, or what you perceive of the experience. So, if you're expecting to wait in line for a meal for half an hour, and you get your table 15 minutes in, you're going to be delighted, you're going to be like, “Wow, this is fantastic. I was expecting to wait half an hour, and we're in early.”   Whereas conversely, if you're expecting to get seated at a restaurant straight away, and they make you wait 15 minutes, you're going to be very, very dissatisfied. And so, the same exact experience is delivered by the provider, you get seated in 15 minutes. But in one case, you're satisfied, and you're delighted, because your expectations were that it could be longer. And then the other case, you really disappointed because your expectations were that it would be shorter.   And so, as a brand, and this is where all your energy can be very effective if focused right is, all you can do is set your customers' expectations at the right level and through that you affect their satisfaction. That might be a bit too textbook nerdy, so she can give some examples if you prefer.   Me: Yeah, I think an example would be good to kind of just cement it for the audience so that they really understand. I got to reading the theory part of it totally and I thought it was a brilliant definition. I just really wanted you to share that, but if you could give us an example, that would be even greater.   Anna shared that there are tons of examples. So, let's say you buy something online. And she bought a bar fridge recently. So, she bought a bar fridge, and it said it will be delivered in two days and so, her expectations are that in two days' time the bar fridge will arrive. And then she got a message saying, “Please schedule your delivery.” And the only dates available were next week. So, 7 days from when she bought it, not two days. So, straightaway, she's like, “Hey, I'm not happy with this, because I was expecting, and you told me that the fridge would be delivered in two days.” So, the only change that needs to happen there is that the brand selling the fridge should just tell her that the fridge won't be available for a week or perhaps even 10 days. And then her expectations are set at the right place, and she's delighted with the outcome.   Me: Yeah, I suppose it's kind of like when we train our employees in organizations, and we'll say that we should under promise and over deliver. And one of the things that I think impacts customer expectations greatly is what we communicate. And sometimes what we communicate - it's not the truth, or I don't know. Sometimes I think organizations communicate information that is incorrect intentionally, like it is their intention to exceed the customers' expectations. So, they give them a reasonable time in their mind but then, when the actual experience is realized, what was communicated and what actually occurred, they're not correlating.   Anna stated that that's an excellent example. And to dig a little bit deeper into that, she thinks setting your customers' expectations that are realistic or perhaps a level under which you know you can over perform is a really good strategy, with a little asterix on that, as long as you're doing that in an authentic way. Because consumers are smart and as soon as your consumer feels that you're trying to deceive them, that opens another can of worms, they're going to run for the hills because no one likes the feeling that they're being lied to.   However, as a brand, you have the ability to authentically communicate and to deliver information and this is something that's super interesting that there was a lot of research done in the 80s by Don Norman, if you know him, he's like one of the godfathers of design and have written amazing books over the years. But what came out of his research was that people are really open to changing their expectations when you provide them with authentic information.   So, coming back to our restaurant example, if she's waiting in line for a table, and she's expecting it will take a couple of minutes, but it's going to be 15. If the restaurant gives her authentic and clear information as to why it will be 15 minutes, and then perhaps a gesture to compensate her for my trouble, that negative experience or what could have been a negative experience actually shifts to being a really positive experience.   So, with the fridge, if someone simply sends an email and says, “We're really sorry, we typically try to deliver things in two days. But you've had public holidays and long weekends in Australia and so that's pushed out delivery times out, and it'll be a week, very sorry.”   That information, when it's communicated authentically has the power to reset her expectations as a consumer. And so, it's not about getting it perfect every time as a brand, you don't have to get it right every time.   It's like parenting; we're often so hard on ourselves when we do something kind of not quite right by our kids. But you can make it right, you can have an authentic conversation and provide the information with clarity and with transparency and that will have a really powerful effect and reset your customers' expectations so they can still have a really good experience, even when it falls short of what they originally expected.   What is a Promise?   Me: Another great insight that I took from reviewing your book was there's a point in the book where you say the only reason anyone buys anything is to make their life better, which I suppose is almost the equivalent of people go into businesses to solve a problem. Most businesses were created with the intention of solving somebody's problem, whatever it is that your business solves. But what really intrigued me further to what you said in terms of making their lives better, is that the challenge to sell more reduces it down to two things showing the buyer that you're going to make their life better and delivering on your promise.   Now, could you define for our listeners what a promise is because I've been through many different customer service trainings in different industries, and I find that people are not clear on what a promise is. And they don't realize that you don't actually have to say the word I promise for the customer to view it as a commitment that you're making to fulfill something that they're requesting.   Anna stated that is such a great question and such an interesting pathway to explore. So, a promise is certainly not a contract. So, without even whether you explicitly and overtly know that you're making a promise to a customer or not, you are even if they don't sign a contract with you.   So for example, things like if you think about someone coming to your website for the very first time, in the first 10 seconds, that site visitor gets a sense of what your brand promise is, and that's made up of a few ingredients, it's made up of the styling on your website, your choice of imagery, your choice of font, your choice of colour, your logo, your hero value proposition tagline, all of those things combined into effectively, very quickly delivering a snapshot of what your brand promise is.   So maybe to correlate this to an example we'll all be familiar with. When you meet someone in person for the very first time, your subconscious mind processes a whole vast range of variables and you make a snap judgement, you go, “Yeah, this person is the kind of person that I would like to have a conversation with and maybe if that goes well, we'll go out for a coffee and maybe we could be friends.” Or “This person is just creepy; I'm going to run the other way. You know what I'm not having that this, a cup of coffee is not in our future.” And so, your subconscious mind is really good at doing that when we meet people in real life. And whether we think about it or not, we do exactly the same thing when we see a brand in a digital space.   And so, the brand promise is really the combination of all of those things and when you start looking for it, you'll notice it. So, when you go to a brand like Porsche, the imagery on the site, the particular choice of fonts and colours and the logo design, all look like a very expensive and exclusive brand. When you go to something like Kia, it's a much more approachable brand and this is all done through very subtle things like fonts and colours and the brand promise.   She works with high growth brands in Australia and out of New Zealand, and where they often will spend a lot of time and it's an easy thing to talk about, and a hard thing to execute on, is refining the value proposition. And so, that value proposition is the explicit articulation of how you're going to make someone's life better. And she finds where brands often get stuck; they get stuck in two ways.   One is that they think about the features of their product and don't recognize that features don't make someone else's life better. No one has a pair of Jimmy Choo heels because they have a high heel stiletto on them, they buy those heels, because of how those heels will make them feel, and how they will be perceived when they own that particular item.   And so, we forget this when we design our websites, and when we design our electronic marketing campaigns, and social media campaigns and so on, and we talk about features instead of what is the feeling? How really do you make someone's life better? She doesn't choose Skype or Zoom because they have a particular telephonic service with some grade of how fast they transmit her voice. She doesn't even know the details. So, she doesn't know what the technical specs for Zoom.   She chooses Zoom because it's easy to use and she can click one button and connect with someone on the other side of the world. And so, Apple is probably an amazing example of at scale when we first stopped talking about features and started talking about how the product makes our life better. And so, to come back to the original question, what is the brand promise that we make? It's all the subconscious things that someone will experience in the first 10 seconds on your website and that's made up of fonts and styling and colours and imagery, and also your value proposition that you articulate in that hero part of your website.   What is the ADORE Process and the Milestones in the Journey of That Process?   Me: So, that dovetails us nicely into the core of your book is based on the ADORE Process. Could you take our listeners through what that process is and what are the milestones in the journey of that process?   Anna stated that the ADORE Process and a few people have asked her what does ADORE stand for. And again, she's like; actually, it stands for nothing. But in technology, everyone needs an acronym and so here we go, we've got an acronym called ADORE.   So, the ADORE Process looks exactly at how we form relationships as humans. So, as soon as she walks you through it, she'll be able to map that to, “Oh, yeah, that's exactly how I form relationships with anyone I meet in real life.” And it translates it into milestones which we can affect and tune in digital, and also milestones where you can measure the performance for your particular brand against each of the milestones.   And the milestones and there is six of them. The very first one is zero seconds. So, zero seconds is simply the opportunity to have a site visitor come to your website. So loosely speaking, it's all of your marketing activities, all of your social media, everything that you do to drive a stranger to your website, the moment that they land on your website, that's zero seconds.   Then that first impression moment is the first 10 seconds that they're on your site and this is where they make a snap judgement, whether you like the fact or not people make snap judgments and they'll decide whether they're going to spend more time exploring your brand and getting to know your brand, or whether they're going to go to the next tab, and your closest competitor is always only ever in the next tab and sort of say, “No thanks, this isn't the brand for me.” So, 10 seconds is that first impression sort of moment, first date, if you like.   And another thing which she often sees when she works with brands is that they want to tell you their entire life story on that first date. You're like, hang on, I'd never do that in real life. But how is it okay in digital, or they'll lead with something like a “Book a call right now,” and ideally one that pops up on the way upside the moment that you land there and you're like, hang on a second. If she was meeting someone for the very first time and they went on a first date, and she said to the person sitting across from her, “Hey, you seem kind of nice. Do you want to move in and have seven kids together?”   So again, in person, we know how to moderate this, we know that relationships take a certain cadence, and we don't violate those things in real life. But we do on a website, we're perfectly happy to put a pop up that says, book a call right now, the minute that she lands on a website she's never been to, like, “Hang on a minute, let me get to know your brand first. And once I know your brand, a little bit better than ask me that question.”   So, zero seconds, the arrival, 10 seconds is your first date, then three minutes, is that moment where someone has taken the time to actually get to know your brand a little bit more. So again, in human terms, it's probably that three to six month mark, where you're like, “Yeah, we've got to know each other a little bit, it feels about right, maybe now we'll have a conversation about moving in together.” But don't do that on the first date. And so, that three minute mark is that moment where someone has explored your brand. At this point, maybe they've looked at your features. At this point, maybe they've looked at, can I make this work for me. And if you've positioned those first few elements on your website in the right order, and in the right way, and you're respecting how someone forms a relationship with your brand, the very natural next step is for them to want to sign up, they'll want to try your product or service, they'll want to perhaps buy the first T shirt that you're selling, they're ready for that next step.   And so, that sign up moment, it's like moving in together, it's a definite sign of commitment. And it's super, super important to take note of that, because your customer is now saying, “I am making an active commitment to your brand.” And so, when you've got that, you know for sure you've got someone who's interested, someone who's spent the time getting to know you, they're a captive audience. The rest is easy, assuming that you've got a really good product or service, which most brands she works with have amazing products and services, and they are just not sure how to develop that relationship with their customers.   And so, to give an example, she had a brand that she was working with, and they literally after the signup process, they were losing 95% of their people. So, they were spending all the money on marketing, all of their branding and their brand promise and the way they told their story was all done super well, they were getting a lot of customers to sign up each month. And then it was like a 95% drop off. And it was like, “Oh my God, what's happening here.” And they changed a couple of really small things. And so, if you look at this part in the book, it will actually give you tangible tips for what to look for when things are going wrong, and what you can change. And this particular brand, they increase their revenue by $50,000 a month by changing a couple of buttons. So, these things do make a difference. And whether consciously or subconsciously, we do respond to digital, and to the formation of relationships with brands and digital, much like we do in real life when it's a human and a human interacting.   But we've got zero seconds, the arrival, we've got 10 seconds, which is your first date, we've got three minutes, which is where you've told your brand story, sign up, which is your first moment of active kind of commitment. And then after that it's easy street, all you then need to do is build into your product the right levers to create an upgrade, to create a repeat buy, to get the customer to pull more money out of their wallet and experience more and more of your product over time and so that's upgrade. And then ultimately where you want to drive your customers to if your growth strategy is based on forming relationships, and that loyal customer base is to get referrals. And referrals are really important because a referral from someone that you trust shortcuts that whole customer journey by about 60%. And so, people will take shortcuts on the getting to know you part and go straight to sign up if the recommendation comes from a trusted party.   So, that's basically the steps and in the book, in the ADORE Process part, which is the middle part of the book, it shows you for each of those steps, how do you measure success? So which of your website metrics do you look at to see whether you're performing well or not performing well. And that's important because when you make a change to your website, or you hire an agency to make some changes, you want to have tangible and objective proof that whatever updates you made are actually creating a positive effect on your conversion rate so that you're getting a good return on the investment that you're putting in to developing those digital assets that you own.   App, Website or Tool that Anna Absolutely Can't Live Without in Her Business   When asked about an online resource that she cannot live without in her business, Anna stated that she was thinking about this the other day, and really, honestly, the thing she can't live without is probably email but that's not going to be much help because everybody uses email. So, something she's gotten into recently is a product called Shortform. And Shortform gives you a summary of some of the best books on the planet and the summaries are just fantastic. So, if you're starting out and you haven't read any books at all, Shortform might not be for you but if you've read a bunch of books, and you've got an interest in business books, or how to grow businesses, and you've read a few things, Shortform is excellent because it fills in the blanks, and really tells you very quickly what the difference between this book is, and other things, which you may have read.   So that's something she enjoys and they're always adding new books into their library there. And so, in like 10 minutes, you can get the gist of someone's amazing new ideas without reading a whole book so it's a little bit of a hack and that's something she's enjoying. Other than that, she listens to podcasts, typically podcasts that are recommended by other people. So again, showing that once we get a good recommendation from someone, we do shortcut that whole decision making process and just go straight to, “Yes, this is the thing for me.” Probably, that email and Shortform would be her indispensable tools at the moment.   Books that Have Had the Biggest Impact on Anna   When asked about books that have had the biggest impact, Anna shared that she's definitely been very impacted by books she read early in her career and these would be the classics, things like Rich Dad, Poor Dad: What the Rich Teach Their Kids About Money That the Poor and Middle Class Do Not by Robert T. Kiyosaki, the idea that things that you buy are either an asset or they're not an asset and the idea that you can actually design your life so that you're not dependent on a paycheck. So, that was super influential for her.   Other than that, Influence: The Psychology of Persuasion, Revised Edition by Robert Cialdini, she thinks if you're an entrepreneur, and you're designing product, and you're selling product, and you have an interest in understanding how do people make decisions and how do I, what levers do I have to influence them to make the decision that I want them to make? This is indispensable. And so, Robert Cialdini wrote the first edition of the book in the early 80s and it's still true today. And it's a fantastic book.   Other than that, Big Magic: Creative Living Beyond Fear by Elizabeth Gilbert is a really, really beautifully written book, and it personifies ideas and it talks about concept that as people, we inhabit these human forms, but ideas are these organisms that float around us, and an idea might come and tap you on the shoulder and if you're not ready for it, it's going to go ahead and find some other human hosts that's going to bring it to life. And so, when an idea pops into your head, it's really up to you to take that idea and nurture it and grow it into something that becomes a business. And if you're not prepared to do that, don't be surprised that someone else halfway across the world seemingly has the same idea and brings it to life. So, she just thought it was a beautifully written and lovely book. Heaps of others, but those are probably her top three picks for the moment.   What Anna is Really Excited About Now!   Anna stated that the biggest thing that's happening for them at the moment is that they're taking Digital Brand Romance and they're converting that into a SaaS product called Rammp. And so, people love reading books, and so on, but what she finds is that most people want a solution that is automated and that they can deploy to their business that will work for them when they're focusing on the other important things in their business.   And so, Rammp does that, it takes the principles that are outlined in the book, those six milestones and it connects to your website statistics and then it will show you each month what are the most impactful and lowest hanging fruit that you can address to improve the relationship with your customers, and thereby increase your conversion rates. Most business owners fail at wealth creation because of the ‘iceberg illusion’. Let’s dive into this idea… When we see someone else—a friend, family member, someone on social media—successfully invest in a specific stock, cryptocurrency or property - we get excited. We think they are doing really well… Making a ton of money, driving a nice car, living in a great house, and having perceivably all the freedom that we want. So, we start following them. Thinking that if we just do what they do… we will win too. Seems logical, right? But just think about it for a second… Have you really ever seen below the surface? Or, are they just gloating? Only showing you the wins, without any of the challenges. Have you actually ever SEEN them make money? Have you seen the research and concepts that have gone into the investment? I mean, maybe they just got lucky? Maybe you have tried to follow their investments yourself… Has that worked out for you? I doubt it. And the reason why you hardly saw any success, is because the ‘gurus’ only show you the tip of the iceberg. What they want you to see— their wins, not their losses. What really makes an investor successful is understanding the concepts that sit below the surface. The foundational ideas that allow them to realise a good investment from a bad investment. And what makes it worse… These ‘below the surface’ concepts are completely different for business owners compared to the rest of society… And most gurus don’t understand how it works for business owners. But, what can you do about it? How can you understand the wealth creation concepts that apply to business owners and stand on top of your own iceberg? Just play the episode, as we explain it all in detail. ○ DISCLAIMER: All information we share is NOT financial or investment advice and is purely intended for entertainment and educational purposes only. Most Australian business owners see their business as the only wealth creation strategy they need in order to unlock their desired freedom. Which means that we work our fingers to the bone so we can sell it one day or hope that it can sustain itself for decades to generate money without needing us. But what happens when the business loses a key client? Loses a key employee? Or needs to pivot to stay relevant? We need to dive headfirst back into the business to solve it! So, where do we go to get the security to ensure that our families will be looked after in the future, irrespective of the risk in our business? To add to the pain, most business books focus on teaching about wealth creation that is geared towards the general population (eg, employees). Which sadly doesn’t help business owners, like us, as much because we are different. Well, it’s time for this to change. It’s time for you to discover the missing piece in the puzzle. For the first episode of Full Stack Business Owner, let us introduce how this podcast will help bridge the knowledge gap for Australian business owners in creating wealth. We walk you through what Full Stack Business Owner is all about and the value every business owner can get from it to achieve the wealth that they want. “So one thing I would invest in, and this is a tip that I would give to any entrepreneur, especially if you have multiple things going on: Get an assistant.” -Dr. Saira Ahmed   Tune in to today’s episode on real estate investing with Dr. Saira Ahmed. Jen sits down with Dr. Ahmed to discuss how she got started in real estate investing, how she purchased her first properties, what tips and tricks she has learned along the way and how she plans to keep growing her real estate portfolio. If you’ve been interested in getting started in real estate investing, this is the episode for you!    Dr. Ahmed manages a busy practice, Mediversity, she also has a real estate business, a school that trains people to become phlebotomists, Premier Health Academy, an e-commerce business selling scrubs and other medical accessories, A Plus Medical Scrubs, and she and her husband run a non-profit organization through which they do multiple community service projects throughout the year.    Dr. Ahmed went to New York Institute of Technology for her undergraduate degree. Attended Ross University School of Medicine for Medical School and did her residency at Seton Hall University Internal Medicine Residency Program. Her current affiliations are Jefferson Health System and Salem Memorial Medical Center. Book, Rich Dad, Poor Dad: What the Rich Teach Their Kids About Money That the Poor and Middle Class Do Not!   Excerpts from the show:   “So tell me about how you got into the real estate niche and about your experiences.” -Dr. Jen Barna   “Sure, so I kind of already knew about real estate because my parents owned real estate. They owned rentals. Just seeing my parents, well, just to give you some background, my father passed away around five years ago but before that, ten years ago he was actually diagnosed with head and neck cancer and he had to retire immediately, and my mom was a beautician who used to work in a beauty salon and she had to quit her job to take care of my dad. So they found themselves without jobs kind of instantly when all this went down and I think the only thing that saved them was their real estate and that was a real life example that I saw in my life. They were able to do what they needed to do and live, and not have to worry financially because of the real estate they owned.” -Dr. Saira Ahmed “We basically just started small. At the time we lived in a townhouse. I said, ‘Well the first thing is, let's pay this townhouse off and let's rent it out, (then) let's buy a house and let's rent it out.’ So that was the first thing we did. Then once we got into our house we started to look for deals. I just did it on my own. Honestly, just going through Zillow and Auction.com, finding auctions in my town, just locally anything that was on foreclosure. Just evaluating the deals myself and discussing it with my husband and that's basically how we got started. So just one after the other.” -Dr. Saira Ahmed “Real estate is the one investment that is solid. Honestly, it's a long-term thing. In a way all these other businesses that we started were kind of started to help support our real estate so that we could invest more eventually. And I think that the goal is to continue building the portfolio. I mean, no projects are perfect. We bought a project and there was something wrong that we didn't realize was wrong before we bought it, and it turns out our budget needed to be bigger to fix that issue. But I think, so far, every project has paid us back.” -Dr Saira Ahmed Get One-on-One Coaching with Coach Gabriella Dennery MD   Get One-on-One Coaching with Master-Certified Coach Jill Farmer DocWorking believes the time has come to prioritize the health and wellness of physicians. Your favorite contrarian investor is back and ready to rock! Offering a perspective that will if internalized, will help you build a portfolio with longevity. The first goal of any true portfolio should be to build long-term wealth, specifically aimed at maintaining your standard of living. This is called your personal capital bucket and should incorporate a vast amount of your holdings initially. Over time, you will have the ability to increase your diversification and start building what is called an aspirational risk bucket, meant to carry you to the higher ladders of wealth. It is important as a new investor to focus on the PERSONAL BUCKET FIRST! This has been a well anticipated episode, and it is finally here! In this episode, I discuss cracking how I cracked the CFA and passed each level the first time. The Chartered Financial Analyst (CFA) program is a postgraduate professional certification offered to investment and financial professionals. This program boats pass rates that are often times in the low to mid 40s, and is definitely not for the faint of heart. If you are interested in a career in the investment industry, this might be the designation for you! Please let me know if you would like more content on the CFA, and maybe down the road, cover each exam specifically. Tough week in the markets this week, but if you were diversified into the S&P 500, it is trading almost flat since the start of the week! On this episode of the podcast I invite Jacob Brown to discuss Personal Finance principles and how important they are to master if you want to snowball your net worth. Too many people narrow their focus solely on picking the next homerun stock that they fail to evaluate their financial discipline and savings rates. These two principles alone I believe hold more weight when it comes to the success of your portfolio rather than company selection. Hope you guys enjoy this one and remember, SAVE, INVEST, RINSE, & REPEAT. The size component breaks ETFs into 3 categories: Small, Medium, & Large while the style component breaks ETFs into an additional 3 categories: Value, Blend, & Growth. In this episode of the podcast, Brandon and I break down our picks for the $1,000 Portfolio Challenge where we were both responsible for allocating $500 to the stocks or ETFs of our choice. This proved to be more difficult than originally anticipated, especially with picking individual stocks. I find that when you are starting to invest, especially with a small amount of money, individual stocks can eat up a large part of your portfolio concentration. With that in mind, I always recommend starting with a solid foundation of ETFs or Index Funds that track the overall U.S. market as well as the International market (Vanguard, iShares, Fidelity, and Schwab are a few providers that come to mind). This free form dialogue serves as an informal introduction on how we think about picking stocks, and is just the tip of the iceberg! One of the big real estate rookie mistakes is to turn into a Walmart shopper as you build your team. It is easy to see a coach, lawyer, or property manager as an expense and choose to go with someone less experienced—or even elect to do the job yourself. But today's guest can attest to the fact that a quality team is an investment that can save you millions in the long run. Damion Lupo is a serial entrepreneur with a ‘think big' mentality. In the last 25 years, he's founded more than 30 companies in a number of industries including insurance, precious metals, venture capital, financial consulting and real estate. Damion is also a black belt in three different disciplines and the architect of Yokido, his very own martial art. Damion's personal philosophy centers around self-responsibility and a conviction that candor, growth and a big vision provide the only path to freedom. His commitment to these values led to the creation of Total Control Financial, a FinTech that seeks to reinvent financial control and empower Main Street with the tools of financial transformation. Today Damion discusses his first multifamily deal, a 119-unit property in Memphis that resulted in a $2M loss, and the lessons he learned from the experience. ‘That's just the way I'm built: Nothing's going to stop me.' Joseph Gozlan's story defines the word GRIT. Once he decided that multi-family was the route he wanted to take, Joseph continued to drive through every challenge, getting creative and doing whatever it took to secure his first deal despite the roadblocks and frustrations. Three years later, he is the proud owner of two apartment buildings, and he has five properties in the pipeline. Joseph's living expenses are covered, and he is considering a transition into full-time real estate in the very near future. Joseph got his start in real estate back in 2005 when he and his new wife realized that their new five-bedroom home was too big for just the two of them, so they chose to stay in an apartment and rent the property. Two years later, they moved to the United States from Israel and recognized the opportunity provided by the market collapse. The Gozlans secured their real estate licenses and began actively hunting for deals, purchasing a duplex and several single-family homes. In 2015, Joseph realized there was much more value in apartments than could be gained in scaling single-family homes, and he started extensive research into multi-family investment. Unfortunately, Joseph faced a number of hurdles along the way, and it took a full two years to secure his first 22-unit apartment complex. When many would-be multi-family investors would have given up, Joseph persevered, and today he shares his long road to successful apartment building investing with us. Listen in and get inspired as Joseph discusses why he chose real estate in the first place, the circumstances around his shift to multi-family, and how he has maintained his full-time job in IT while developing a lucrative real estate portfolio. Most of us feel uncomfortable asking people for money, yet as apartment building investors we must raise capital to operate a successful business. Today's guest argues that he doesn't ask people for money, but offers opportunities to collaborate on projects that are a good fit for individual investors. Victor Menasce is managing partner of US Real Estate Partners LP and author of the book Magnetic Capital: How to Raise All the Money You Need for ANY Worthy Venture. He spent the first 25 years of his career in high tech, achieving success as a microprocessor designer. But the frequent travel was a strain, and Victor realized that the days of building wealth in that industry were over. In search of a career that would have a meaningful impact, in an industry known for creating wealth, he started investing in real estate as a side hustle. His first projects involved medium-term executive rentals for parliamentary and embassy staff in Ottawa as well as local rent-to-own transactions. Victor then expanded to US markets and transitioned to real estate full-time. His current specialty involves building new apartments in an infill urban setting across multiple domestic and international markets. Leveraging the skills around raising capital he developed in the tech industry, Victor has become an expert in helping investors divert their money from high-risk equity markets into safe multi-family real estate assets. Today Victor details the five key elements of raising capital and explains why some people repel the very money they're trying to raise. Listen and learn from a developer who has raised more than $300 million in his nine-year real estate career! Key Takeaways [7:01] Why Victor views real estate as a team sport Foreigners viewed as risk (lenders perceive lack of recourse) Local partner facilitates investment [7:47] The most difficult part of Victor's transition from full-time job to real estate Used savings to invest Caused stress as savings dwindled Chose wrong partners early on [10:00] Why some repel money when they're trying to raise it Mistake to skip steps in basics of human relationships Can go from natural progression to ‘creepy' very quickly Pace conversation so doesn't feel forced [11:17] The first key element of raising capital – RELATIONSHIPS Build genuine relationships with prospective investors People don't want to be used Forcing a connection pushes people away [15:18] The second key element of raising capital – TRACK RECORD Proof of results necessary in raising money If just getting started, partner with someone who is established (borrowed credibility) [17:42] The third key element of raising capital – TRUST Goes beyond ‘dealing with honest person' Includes alignment of intention Decisions happen quickly when trust exists Employ ‘trial close' [20:09] The fourth key element of raising capital – COMPELLING OPPORTUNITY ‘Compelling' in eye of beholder All good deals get done Consider creating your own deal (scarcity vs. abundance mentality) [25:40] The fifth key element of raising capital – ALIGN PROJECT GOALS WITH INVESTOR Must be a good fit (i.e.: shoe shopping) Different segments/classes of investors Criteria include rate of return, control structure, tax consequence, security, risk, etc. Sophisticated investors clear on all criteria [30:55] The biggest mistake entrepreneurs make Raise too little money Delays, increased construction costs may leave you short Victor recommends securing extra 5% equity Hard to raise money when desperate [33:28] How to invest like a billionaire, even if you're not ‘Buy on the line, move the line' Identify dividing line between ‘hot' and so-so neighborhood If line arbitrary, purchase 5-10 on depressed side Move line and you set value [35:36] Victor's advice for people hesitant to ask for money Reframe as opportunity to collaborate on project Connect with Victor  victorjm.com Resources  Magnetic Capital: How to Raise All the Money You Need for ANY Worthy Venture by Victor Menasce  Magnetism Scorecard  Rich Dad, Poor Dad: What the Rich Teach Their Kids About Money That the Poor and Middle Class Do Not! by Robert T.
