Today, we will discuss three specific topics -a 15-minute hack to get free leads from Zillow, how to build a lead machine from Craigslist, and a 45 second Robo call that book two to three appointments every time we run it!    Episode Highlights:  Chris gives a brief history about his profile. He explains what Guerilla Realty is and how he came up in the business. Guerilla Realty uses tools and training to help you rapidly grow your business. They make really good marketing accountable in real estate. Every realtor discovers at some point that getting consistent clients is really hard.  We are helping realtors rapidly grow their business with tools and training as we build free apps, come out with cool playbooks, and then sell Pro Tools as our flagship product, says Chris. Chris explains how they started with zero version 0.1 and how they grew the business to what it is today. We realize that there are many realtors out there that pay for a service that will deliver his ads right to their doorstep or physical leads, explains Chris. How  can you convert a  “For Sale By Owner” to actually sign the listing with you One of the most popular apps of all time is listing cake. People really love the name, so it is listing cake.com, and the idea is you can build an amazing listing video in 60 seconds or less, and you can do it from your phone.  How can you capture leads all day just by using video as a bribe or a lead magnet? Nerd Sheet is a briefcase of all of our best real estate calculators. It is very versatile. You can use it in any market segment over any time, and it will calculate accurate appreciation down to hundreds of percent. Zillow is an amazing source for leads. 30% of people searching for homes on Zillow are rich, meaning they have at least 30% more than the national median income. There is a way for us to get some of these Zillow leads and use it to position ourselves to take more listings and it basically came with sub owners, says Chris. Nowadays with COVID, it is really easy to ask for a video of listing. Many agents are total fakes, and they say that they are going to get started tomorrow and then like they will not show up for two weeks. You will never take that listing, and you will never use that listing to generate a single buyer lead. Most people choose to use their autoresponder because then you don't have to wake up at 3:00 AM to respond to text messages, and it is automatically sending the video but it will also send the information to you so that you can contact the buyer if you want and you can connect with a lot more fire. Jeff asks Chris about Craigslist, “Is it really a lead machine? How are you guys using Craigslist and tell us about that?” Chris explains how a simple text capture service that most Realtors have access to these days will generate leads for you. Chris tells the listeners about this 45 second Robo Call that book two to three appointments every time one runs it. 3 Key Points: Real estate is the greatest business on earth; Simply get your license and have uncapped earning potential.  Chris says that they have over 35,000 Realtors who subscribe to their weekly newsletter, and one of the ways to join them is by using one of their free apps. On this episode of the Lab Coat Agents Podcast, Jeff talks to Benson Juarez. He is from Denver, Colorado. A licensed realtor, investor, and co-owner of a platform called Privy. Privy is a platform that helps investors locate and find investment deals. Tune in for his great insights!   Episode Highlights:  Benson went to school for technology computer information systems; He learned how to code and system design, but he was an entrepreneur at heart. He went into the military and was activated after 9/11. Benson would have three or four days off in the middle of the week. One of the original gurus back in the day was teaching people how to invest in real estate, and it really got him interested in business. He finally got licensed as a real estate agent, and then through all that whole process, he really figured out about the business.  For Benson, it was really solving a problem for themselves so that they could scale their business and not spend so much time behind a computer manually pulling comps, building CMAS, sending these properties to their clients, and then convincing the people who are completely detached from the process.  Jeff asks, “You mentioned you were slinging mortgages. You started to do a few deals while you were still in the military, but how did that evolve and what led you to the first business and then what led to this one?”  From thinking outside the box, he had just created a system where they are delivering value way above the average company. The serious investors are not investing in their own market, they are finding the right market to invest in, and it is actually quite doable from hundreds and thousands of miles away.  Many of the strategies that investors are doing right now are based on after repair value. What about long-distance real estate investing? Lenders, property managers, real estate agents, are the four-core people who are your boots on the ground in that market.  You want to find an investor-friendly agent who understands how to do those types of transactions specifically. Jeff has been in the mortgage business side for 20-21 years. He has plenty of experience reading comps and reviewing appraisals and all that sort of thing.  Jeff asks Benson, “What kind of advice do you have for somebody who is an inexperienced investor?” Benson explains that Privy levels the playing field, so agents and investors are on the same page. It allows the investor and the agent to speak the same language more. Where are the money-driven activities located? Benson says they really help people focus on what is important.    3 Key Points: Benson says that the foundation of their platform is MLS data. They went directly to MLS and told them that they wanted to build an automated platform that would help them identify properties that were below market. Furthermore, they could leverage their data to basically comp every property out in the market 24/7 to find opportunities for ourselves and for our clients.  When you look on the map, you can see fix and flip opportunities in an area, and you can see all the before and after as real data that you can use to educate yourself on how to do deals in that local market. Benson explains that their ideal client is a real estate agent who is either working with investors now or they want to work with investors, and they are looking for a better way of providing deal flow for their clients. In episode 85, we each wrote a letter to our exes. It was the first time we got that open and vulnerable with one of our past relationships on this podcast! And so many of you enjoyed hearing our letters, especially the idea that opening old wounds and memories can actually be a healing process, if approached with gratitude in mind. Wir sind heute bei Lisa Neuhaus bei LinkedIn zu Gast. Lisa leitet dort die Business Operations & Sales Strategy für LinkedIn Learning. Vorher hat sie sich für das Unternehmen um den deutschen Markt gekümmert. Nach dem Studium an der Uni Mannheim und der Bocconi Universität und Praktika bei der Deutschen Botschaft, L’Oreal und Vogue in Paris hat sie ihren Karriereeinstieg als Projektmanagerin in der Beratung bei A.T. Kearney gefunden. Lisa ist seit 4,5 Jahren in San Francisco. Als Beraterin hat Lisa traditionelle Unternehmen bei der digitalen Transformation beraten. Der Wechsel ins Silicon Valley und zu einer Tech Company war daher für sie der logische Schritt. Sie ist ihrem ehemaligen Arbeitgeber sehr dankbar für die Unterstützung beim Jobwechsel. Ihr ist aufgefallen, dass es im Silicon Valley schneller zugeht, die Ursachen allerdings nicht immer angegangen werden. Lisa hat sowohl in frauen- als auch männerdominierten Umfeldern gearbeitet und weiß zu schätzen, dass ihr Team bei LinkedIn sehr ausgeglichen ist und dass auf Vielfalt wert gelegt wird. Dazu zählt für sie auch die Vielfalt der Ausbildungswege und Perspektiven. LinkedIn Learning bietet Nutzern und Unternehmen Online-Kurse von Experten zur Weiterbildung an. Nutzer mit einem Premium-Account können LinkedIn Learning kostenlos nutzen. Lisa macht gerade selbst einen Kurs zu “Balancing Multiple Roles”. Sie empfiehlt auch den “Leading through Change” Kurs von LinkedIns Sales VP. Das Nachtleben spielt hier allerdings weniger eine Rolle. Auf ihrem Karriereweg, hat ihr Transparenz und das Ansprechen von Karrierezielen immer weitergeholfen. Lisa hat mit ihren Mentoren und Managern darüber gesprochen, wo sie in fünf Jahren sein will. Anstelle von Titeln, hatte sie die Freude an der Tätigkeit im Auge. Die Preiserhöhung kommt - schaut lieber mal in Euer Netflix-Konto! (PodCast-Shownotes)Es ist passiert - wenn Du Dich als Neukunde bei Netflix anmeldest. Als Bestandskunde hast Du noch einen Monat "Ruhe", aber auch dann erwischt es Dich: das lange gemunkelte, dann über Umwege auch in Deutschland eingeführte neue Preismodell. Nur Basis bleibt gleich, Standard und Premium verteuert sich. Also: nicht wundern, wenn im Mai die nächste Abbuchung plötzlich einen oder zwei Euro teurer wird! Das neue Preismodell von Netflix.de / Bild-Quelle: netflix.de Es machte als Gerücht schon immer die Runde, dann hieß es, in den USA hätte Netflix die Preise erhöht. Dann wurde es wieder still. Dann kam die Meldung, dass Netflix einen dreistelligen Millionenbertrag verlieren würde, dadurch, dass wir alle unsere Account gegen die Nutzungsbedingungen teilen. Und das Netflix dies nun, zumindest wohl in den USA, aktiv mit einer Software trackt. Und auch erste "schlimme" Verstöße bereits mit Accountsperre belegt wurden. Dann kam eine Art Verschnaufpause. Und auch wenn Netflix bisher offiziell nichts dazu gesagt hat oder uns Abonnenten informiert hat: ab der nächsten Rechnung, was die meisten wohl dann im Mai treffen dürfte, wird Netflix teurer. In erster Linie verteuern sich die beiden Tarife Standard und Premium. Premium klettert um 2 Euro auf dann 15,99€ (vormals 13,99 Euro). Da dieser Tarif vier Geräte gleichzeitig unterstützt und als einziger, wo verfügbar, die Inhalte in UltraHD streamt, erfreut er sich einer gewissen Beliebtheit. Wohl in erster Linie für die bösen bösen Account-Sharer - aber an sich wohl wegen der UHD Qualität. Und auch Standard wird teurer. Von bisher 10,99 Euro auf 11,99 Euro. Ganz ohne höhere Mathematik macht das im Monat einen Euro mehr. Aber dafür kann dieser Account kein UHD und erlaubt maximal zwei gleichzeitige Streams auf unterschiedlichen Geräten. Da Prozentzahlen nicht viel aussagen, im Klartext: Basis verteuert sich um 0€ pro Jahr, Standard um 12 € und Premium um 24 € pro Jahr. Nur Neukunden, die sich jetzt kurzentschlossen einen alten Preis sichern wollen, haben Pech: wer seit "inoffizieller" Bekanntgabe durch Netflix über das eine oder andere Portal schnell handeln wollte, bekam bereits die neuen Preise angezeigt. Es liegt nun an Euch, zu entscheiden, ob Euch die verteuerten Tarife den Spaß mit Netflix noch wert sind oder nicht. Kündigen könnt ihr Netflix ganz einfach über Euren Account: Wer will, kann mit Mausklick kündigen / Bild-Quelle: netflix.deVorteil einer Kündigung: Dein Account wird nicht gelöscht, sondern nur auf Eis gelegt. Solltest Du im Zuge des drohenden Streaming-Kriegs mit Disney und Co irgendwann, zum Beispiel nach einer Preissenkung dank Disneys Konkurrenzangebot, wieder zurück kommen und Dein Abo "reanimieren", sind all Deine Listen, Bewertungen und sonstige Einstellungen immer noch vorhanden. Allerdings sehe ich, besondern in dem Premium-Account bei dieser Preiserhöhung nun das Risiko, dass das Teilen des Accounts nun zur Regel wird: klar, es sind "nur" zwei Euro mehr pro Monat, aber wer den Account wegen UHD bisher alleine genutzt hat, könnte die Kosten immerhin mit einem "Dritten" im Bunde schon mal auf acht Euro im Monat reduzieren, bei drei auf 5,33 € und bei vier nur noch auf... ach, ich will Euch nicht auf Ideen bringen... schließlich bietet Netflix mit den zahlreichen Serien und Eigenproduktionen auch weltweiten Zugang zu einem umfangreichen Streamingangebot. Mein heutiger Gast ist der Schauspieler Jürgen Vogel. Ich gehe jetzt einfach mal davon aus, dass ihr wisst wer das und das ihr mindestens einen seiner 100 Filme gesehen habt. Wenn nicht schaut unbedingt Die Welle, Der freie Wille und gerade ganz aktuell The Team 2  in der Mediathek an. Es ist gar nicht mal so leicht zusammen zufassen worüber wir gesprochen haben. Wir schlittern einfache eine Runde durch den Kopf von Jürgen Vogel und da ist es in einem Augenblick sehr lustig und im nächsten Moment extrem tiefgründig. Unser Gespräch fängt wirklich beim Stuhlgang (!) an und hört bei Seenotrettung von Geflüchteten auf. Next week’s podcast will be about navigating the move. Marc has already moved into a two-bedroom, two-bath Casita in the heart of Ajijic, Mexico. He will be talking about the issues of the move, the visas, and much more. [2:30] The move was really not that complicated but there are a lot of details. [2:36] This week, Marc will be answering LinkedIn questions with his ‘partner-in-crime,’ Mark Anthony Dyson. [2:43] Related to moving to Mexico, the power went out in the entire area around the house Marc and his wife have been staying in. Marc had to go to a local coffee house where he had better cell service to record this audio Skype call. It was pretty noisy but Marc edited the sound somewhat to make the episode easy to listen to. [3:07] One of the things Marc discusses in this week’s blog post is issues with telecommunication. You always have to have a backup plan. The intros and outros of this episode are being recorded in a makeshift studio in the casita that Marc and his wife just moved into. Marc uses padding to cover hard-surfaced walls in a closet. [3:58] Marc welcomes Mark Anthony Dyson to help answer listener questions. [4:35] Mark sent Marc a question about LinkedIn, leading Marc to chose to do a Q&A session on LinkedIn questions. [4:49] Q1: My title is Senior Project Manager but I am also a business analyst and provide data analysis for a variety of projects. I get calls from recruiters for Project Management positions. I would rather do the business and data analysis work. What should I do to make myself a magnet for the kinds of opportunities I would prefer? [5:24] A1: Job titles are nebulous and many people wear multiple hats. There are two ways to handle this in LinkedIn. The first option is, in your current job title, put your official job title. Then put a vertical bar and start listing out all the job titles that are valid for what you do today, each separated by a vertical bar. [6:28] The second way to handle this is the way Marc handles his current job titles. Marc has three jobs: CareerPivot, The Repurpose Your Career podcast, and his volunteer position on the board at LaunchPad Job Club. All have a current job title, and so all the titles he lists there go up to the present. [7:03] Recruiters search primarily on the current job title and on keywords. If you want to be found as a business analyst, you need to have business analyst in your current job title, otherwise, no one is going to find you for that. [7:28] Mark was talking to Bob McIntosh of LinkedIn about algorithms. Getting engagement regarding the things you want to do is a great way to get someone to look at your profile. For business analysts and data analysts, join groups and discussions in those areas to show your interest and expertise so people will go to your profile. [8:32] Mark says people will put things in their profile but get no attention because they don’t engage or are not active in in some way. Another things to do to get more attention from the LinkedIn algorithms is to endorse people in your area of expertise. Also, you can ask people to give you a recommendation. [9:19] Look at the panel where it says “People also viewed,” to get an idea of if you are listed with the people who have those same job titles. [9:38] Mark suggests Googling the job title you want to be known for is an updated, current title that people are actually looking for. Do a search in quotes, “LinkedIn.com job title” to see what comes up. [11:13] You can use keywords in your summary associated with quantifiable results. [11:36] Marc says job titles people search on aren’t necessarily the titles you are using. Marc used to be a training manager, but now people search for learning & development instead, for that job. Make sure you are using the job titles people are looking for. [12:17] If you want to get more visibility, go look at the LinkedIn profiles of people who are doing the job you want to do. See if they look back at your profile. Also, look at the profiles of recruiters at companies where you might want to work and see if they look back.[12:55] Once someone has looked at your LinkedIn profile, send them a connection request. You will be a known quantity to them as they’ve already looked at your profile. [13:15] LinkedIn shows you who has viewed your profile. You can see how you were found. You can tweak the keywords to influence how you get found. You can also do things external to LinkedIn by writing blogs and content you can then insert into your feed and share them for people to connect to you. You can put them under publications. [15:55] Q2: I am trying to understand if my network of 8,000 on LinkedIn is any better than someone that has 500. I know you use the networking science in your profile and I want to connect and follow you to see what you think and what I can learn. [16:16] A2: This is obviously a connection request for Mark Anthony Dyson. Mark says he doesn’t know where the networking science thing came from but he has written articles and had podcast episodes regarding networking. [16:38] For some jobs with really unique niches, you might need less than 500 connections to have an impact on your career and to have it impact on others, depending on your other activity. [17:00] The more connections you have, the more visibility you have. When you share an article, whether your own content or content from others, you will get more likes with 8,000 connections than with 500. What really matters to you is if you’re having career connections. Those 500 may be very concentrated and strategic connections. [17:52] If your goal is visibility, the 8000 is definitely better than 500. If you are looking to advance your career or have many more engaging conversations about your career, then the 500 might be even better. It depends what your goal is. [18:34] Marc write a blog post on how many connects is enough connections. Marc has a client who wanted to get into pharmacogenomics — a very small niche. When they took the keywords associated with that, there were only about 1,000 on LinkedIn who had those terms in their profile. Connecting to 200 of the key people would be enough. [19:26] If you were a general Java programmer who just wanted to focus on the Chicago market, probably a network of 500 to 1,000 would be enough, as long as you have the right people. [19:50] If you are like Mark or Marc, a consultant dealing with a broad market of a lot of people, then the more, the merrier. It depends on what you are trying to accomplish. A large network of people outside your niche doesn’t get you a job in your niche field. Mark advises you to be active and engaged, whatever size of network fits you. [22:41] When Mark gets a connection request with no note on it, he wonders how he can teach them the right protocol if they are connected to him. There are some who don’t know the best way to connect. Mark doesn’t connect with people looking to sell to him. [24:07] Marc also says it depends. First he looks at the profile. If there is no picture or very few connections, the answer is no. He ignores it. If it’s a Russian model, he ignores it. Marc gets a lot of young people from India and Pakistan. He tries to determine validity through the profile. [24:55] If Marc accepts, he immediately responds with a LinkedIn message, “I just accepted your LinkedIn connection request. How did you find me?” The idea is to find out how people learn about him, but also to get people to engage with him. [25:32] Some will say LinkedIn recommended Marc, others will say they found him in an article. 70 to 80% will respond. Marc gets 30 to 50 requests a week so he waits until he has 10 to 15 connection requests, then he can copy and paste his message. [26:06] If people respond, they usually respond within a couple of hours. [26:21] Mark is fascinated by the amount of people who work in the career space who say that they’re LinkedIn trainers and gurus, who don’t write a note with a connection request. They are teaching people their behavior. Writing a note is elementary. They should practice that courtesy and promote it. [27:26] Marc has been getting requests from folks selling leads systems to coaches. He ignores those requests. Marc gets approached 30 to 40 times a week by people who want to write blog posts for him. All the emails look alike. [28:07] Mark says if the message starts with the generic ‘Hi,’ and no name, he will answer back, “Hi, you wouldn’t be a fit. Good luck in finding an opportunity.” He has that in Evernote so he can just copy and paste it. [28:37] Those who talk about Mark’s specific podcast episodes, or comment on an article Mark wrote, get his attention. Most people who don’t include a note are looking for Mark to do something for them, such as having them on the podcast. Mark does not connect with them. [29:24] Marc just received a pitch to be on the podcast from someone who listened to the last podcast and wrote an iTunes review about what he heard on the podcast. Marc responded back and asked if he could have a copy of the author’s last book. [30:02] There is no one set rule how to approach someone, but you do have to have some discernment whether somebody’s going to be a good or fruitful connection. Mark is not impressed by numbers. He is impressed by someone who engages and uses their network to provide value as well as to ask for help once in a while. [31:07] Mark says, think about how you want to be contacted and be engaged with, and that’s it. [31:22] Q3: I’m looking for a job and have the free version of LinkedIn. Is it worth the money for me to upgrade? [31:30] A3: Marc and Mark both get this question a lot. Marc’s version is a base business premium membership he bought in 2015. That version is no longer available. For Marc, it is $250 a year. He sees who looked at his profile. He gets worthwhile business insights. [32:16] Where Marc sees people running into trouble with the free version is the limited number of searches they can do. However, searching in Google is a workaround. The hidden gem in LinkedIn Premium is in having access to LinkedIn Learning. There is a lot of good valuable content in LinkedIn Learning. Usually they will give you 30 days free. [33:32] Mark was never interested in the business account. You don’t need a Premium Account to get a job using LinkedIn. Once you have a job, there is content available with a Premium Account that is nowhere else, such as LinkedIn Learning. However, you could find certain YouTube videos that are just as valuable. [34:21] Mark tried the Premium and really didn’t see, as far as finding a job goes, that you need more than a free version. If you are running a business, there is some value to getting the LinkedIn Premium. For sales there is some value in the Premium. For Mark’s own business, he does not see the business case for that fee, yet. [35:08] Nobody is saying, unless they engage with me on LinkedIn, I won’t talk to them. At the same time, there may be ways to have a larger reach with other people who are on LinkedIn Premium. Some may be having their company pay for their LinkedIn Premium Account. The free is enough to find a job in most cases. [35:58] Marc keeps getting invited to Sales Navigator and other offers, but for what he is paying he has all he needs now. The packages can be thousands of dollars a year. Marc is not interested. Marc comments on LinkedIn operating under Microsoft. show notes Searching for jobs on LinkedIn Update. Last week I talked about the 5 ways you can search for jobs but someone has revealed a 6th way - searching or browsing through updates in a company page  Some companies will have a specific 'careers' page on their company page (see top arrow) but you will also find jobs advertised in their status update stream (see bottom arrow) News New YOUniversity section which gives college/school students some great tools to help them select the right university for them. This is divided into three integrated pages, lets look at each; Decision Boards. This is the area where students can organise their search for the right course and university using a combination of organizational, social and insight tools. Rankings. (See image at the top of the page) This is the most controversial element where universities are ranked according to the 'success' of their alumni with getting the jobs they wanted. There were only five careers listed when I looked but I am sure more will be added in time. Finder. Simply enter your criteria such as career (ie law) and location (ie London) or/and employer (who you want to work for) and it will tell you how many alumni from each university achieved these goals. Other news - SlideShare gets its first ever iOS app, I'm shocked they didn't have one already but it does look pretty good Also LinkedIn is introducing a new 'Actions' section into the profile views section of Linkedin. I don't have it but Jo Saunders has written agreat post about it. Searching. I'm still getting some odd results no doubt due to the new Galene search engine. My latest findings suggest that closeness in network has moved down the pecking order. What are your experiences of search, any different? Company Page Frustrations.  I got to see first hand just how hard it can be when trying to add images to company pages, merge profiles and create showcase pages (you can only create 2 each day - goodness only knows why!) and the interesting fact came out from LinkedIn admitting that the only browser LinkedIn is fully compatible with is Mozilla Firefox so I have started using it for all my LinkedIn activities and I must admit it is a pretty good browser and many activities do seem a bit smoother/quicker. Question. How do you find the time to use LinkedIn effectively? This is such a great question and not an easy one to answer as its something we all struggle with. My three tips are; Schedule activities such as reading updates and posting. Use mobile apps, the LinkedIn main one and the Connected app Make your content engaging which allows your activities to be quick reactive things rather than having to spend time thinking of what to create and post all the time. LinkedIn keeps changing and updating so why not get notifications of any important changes to your inbox?
