Tova Friedman was just six years old when she walked out of Auschwitz. Now, 80 years later, Tova is devoted to speaking about her experiences as a child survivor of the Holocaust and being vocal about the threat of antisemitism. She knows how easily a society can transition from burning books to burning people, and she is determined to ensure that never happens again. Tova speaks to audiences worldwide–in person and on the social media platform TikTok, where she has amassed over half a million followers. Transcript of Interview with Tova Friedman and Lise Marlowe: Manya Brachear Pashman: Yom HaShoah, Israel's Holocaust Remembrance Day, begins on the evening of April 23. To mark this remembrance, our broadcast this week features our recent live event at the Weitzman National Museum of American Jewish History in Philadelphia. There I had a conversation with Lise Marlowe, of the Holocaust Awareness Museum and Education Center in suburban Philadelphia and author and Holocaust survivor Tova Friedman. __ Thank you to all of you for being here today to participate in a live recording of People of the Pod, American Jewish Committee's weekly podcast about global affairs through a Jewish lens. I'm your host, Manya Brachear Pashman. Down here on this end is Lise Marlowe, our partner and organizer of this wonderful event. She is the program and Outreach Director of the Holocaust awareness Museum and Education Center, otherwise known as HAMC in Elkins Park, Pennsylvania, which is just outside here in Philadelphia. She is also a long time teacher who has come up with some quite innovative ways to teach Holocaust history to middle school students. But before we begin and get to all of that, I do want to turn to Lisa for a few minutes. If you could just tell us a little bit about HAMC. What is it? Because we are in a different museum venue now. Lise Marlowe: Thank you Manya, and thank you everyone for being here today. So HAMC is America's first Holocaust Museum, which started in 1961 by Holocaust survivor named Jacob Riz, who lost 83 family members to the Nazis. Our Museum's mission is to bring Holocaust survivors to schools and organizations. We believe it's important to give students the opportunity to learn history through an eyewitness. When we host a school program, we tell students that they are the last generation to meet a survivor, and once they hear a survivor's story, it becomes their story to tell. It also becomes their responsibility to speak up and stand up to the Holocaust deniers of the world and to say, I know you're lying because I met a survivor. It's not easy for our survivors to tell their story, but they want to honor the family they lost. And to make sure students know what happened so history hopefully doesn't repeat itself. Hearing about the rise of antisemitism, seeing hate towards other groups, can bring trauma to our survivors, but our survivors teach students that there are things we can do to stand up to hate. We can remember that words matter, kindness matters, that we can support and help each other when bad things happen. The Holocaust did not begin with concentration camps. It began with words. Our museum brings hundreds of programs all over the world, so please reach out to us at HAMC.org. Because we believe education is stronger than hate. We find that students are inspired by the messages our survivors tell them, which is to not hate others. Even though they lost everything. Their families, their property, their identity, their childhood, they teach students that hate can only destroy yourself. Manya Brachear Pashman: Thank you so much, Lise. I met some of Lise's former students who are here in the audience today. You have some really remarkable ways of teaching Holocaust history so that it sticks. I would like to get into that a little bit later. And you also have your own family story to share, and we'll learn more about that later, as she is one of our two guests on today's podcast. You see, there are three pieces to our podcast today, including the traditional format of a conversation with our guests, which will come later, and then your opportunity to ask questions. But to really comprehend what we discuss, you must first hear the powerful story that our guest of honor, the woman next to me, Tova Friedman, one of the youngest people to emerge from Auschwitz, the Nazi's concentration camp and extermination camp in occupied Poland. You must hear her story first. Tova has worked tirelessly to share her story in every format possible, to reach the widest audience. In addition to telling her story in person, at venues such as this, she worked with a journalist to produce an accurate and comprehensive memoir, and next month, a young adult version of that memoir will be released. She's worked with her grandson, Aaron, a student at Washington University, to share portions of her story on Tiktok on a channel called TovaTok, that has about 522,000 followers, and she is here today to reach our podcast listeners. And you. After her presentation, Tova will have a seat once again, and we'll continue the conversation. But right now, it is my honor to turn the mic over to Tova Friedman:. Tova Friedman: Thank you. I have no notes and I can't sit because I'm a walker. You know, I think better when I walk. I think better on my feet. Let me tell you, a few months ago, I was in Poland. I was invited as a speaker to the 80th commemoration of Auschwitz liberation. Five years ago, I was there also–75th. And there were 120 Holocaust survivors there with their families and their friends from Auschwitz. This time there were 17 [survivors], and we'll have no more commemoration. We're done. People, the lucky people, are dying from old age. You know, they're, or they're Florida, or they're gone, okay, they're not available. So what's scary is that many young people will not meet a survivor, and they will be told in colleges and high schools, probably it never happened. It's an exaggeration. You know, the Jews. They want everybody to be sorry for them. That will happen. And that's been happening here and there to my grandchildren. Right now, I've got eight grandchildren, but two are in colleges, and one is in Cornell. And I got the saddest phone call on Earth. To me it's sad. He got a beautiful Jewish star when we went to Israel. He called me to ask me if he should wear it inside, hidden, or if he should wear it outside. That's so symbolic. And I said to him, do you want to be a visible Jew, or do you want to be a hidden Jew? Do what you want. I will not criticize you. I know that life is changed from when I went to college. America is different, and I'm just so upset and unhappy that you, at age 18-19, have to go through that. One of my grandkids had to leave the dormitory because of the absolute terrible antisemitism. She is in McGill in Canada, and she has to live by herself in an apartment because even her Jewish friends stopped talking to her. So what kind of a world are we living in? Extraordinarily scary, as far as I'm concerned. That's why I talk. You can hear my voice. I talk as much as I can for a number of reasons. First, I talk in order for those people who were murdered, million and a half children, some of the faces I still remember, and a total 6 million Jews, they cannot be forgotten. They cannot be forgotten. This is such a wonderful place here that I hear you have classes and you have survivors talking to kids. You take them to schools. I think it's fabulous, but you got to do it fast, because there's just not many of us going to be here for a long time. So one thing is memory. The other reason I speak is a warning. I really feel that this world is again turning against us. We have been scapegoats all through history. Books have been written. Why? Why this? Why that? Why this? Why that? I can't figure out why. They're jealous, we feel with the chosen people. Oh, my God, it goes on and on. But why us? It started 2000 years ago. So I'm here to remember, so that all those people didn't just die and became ashes. But we're living in a world where we have to be aware. We have to be aware. You heard statistics that were scary. You know, I didn't even know some of the statistics. That Jews are stopping to use their Jewish last name when they make reservations somewhere? In America.? You know, I remember when I walked out from Auschwitz with my mother. My mother survived, and I'll take you back and just give me a certain amount of time. What happened? She said to me, remember I was exactly six and a half years old. And I do, I remember. And one of the reasons I remember is because my mother was a big talker. Talker just like I am. I inherited it from her. She would tell me everything. We were in all kinds of conditions. And I'd say, Mom, what is that? She says, Yeah, that's the smoke, people are being burned. She didn't say, you know, Oh, it's nothing. Don't worry about it. No, no, no, no. She talked and she talked as long as I was with her, until we were separated. That's why my memory is so sharp, and I always tell the younger generation: stop texting and start talking. Texting, you won't remember anything. It doesn't go into your brain. When somebody talks to you, you will never forget. When your mom or dad says things to you, you will remember them. If they text it to you, it lasts a few minutes and it's gone. So that's why I remember so much. My mother lost 150 people. She was the only survivor of Auschwitz. The only survivor, brothers, sisters, nieces, nephews, all gone, and she died very young. She died at 45. Her war never ended. Her Auschwitz, she brought with her to America because she just couldn't get over it. My father lost about all his brothers and sisters except two, and he was able to handle life a little bit better, but she wasn't. In my town, there were hundreds of Jewish children at the end of the war. There were five left. Five. I'm the youngest. That's why I'm still here talking. Two have died, and one is in her 90s, and she doesn't talk much anymore. So I feel like I'm representing an entire town that's gone, just gone. A town that had synagogues and they had football and they had a very vibrant town. Where my mother was a young woman. She was studying. My father was an actor, a singer, and a tailor, so he should have some money, but they were all functioning. It's all gone. When I went to visit, because I took my grandchildren so they can see, there was no sign the Jews even were there. It's like we disappeared. My memory of the war starts when I was four, not so much before. My parents lived in a very modern town. And because they left the shtetl, my mother wasn't interested in all the religious and the sheitles, and you know, the wigs people used to wear, which, by the way, my daughter now is wearing a wig, which is sort of strange, right? And they went to live a modern life. As soon as Kristallnacht came, he knew right away that this is not a place for him. And what do you do when you're scared? You go home, you go to your parents. So my mother and father, I was one year old, went back to their parents' home. What did they find there? That they were already in a ghetto. Now, I remember the ghetto at the age of four, there were lots and lots of people in a tiny apartment, no running water, no bathrooms, no food, no room. So I was under the table. All my memories were under the table. And I knew things that were going on. How did I know? Because I heard it. You know, a kid at four, four and a half, people make mistakes. The children don't know. Children know everything. They may not be able to verbalize it, but they know. And I knew what was the issue. I knew that they killed children and that I have to be under the table. I knew that. I knew that my grandparents are going to die soon. I heard it. I heard my father talking. I heard my mother talking. I heard the other people talking in the apartment in Yiddish. I still remember the words, oh, they name it. They're taking the elderly. They're taking this. Well, one day they came in, they took my grandmother, and they shot her, right outside our window, you know, took her outside. You know what's amazing when I think about this? Because I've tried to get some perspective. I've always tried to figure out, how did that happen? Why? How is it possible? Hitler was brilliant, and if he wasn't brilliant, he had brilliant people helping him. Idiots could not have done what he did. They were educated people. He had therapists. He had a nutritionist. And you know what they said, break up the family, and you will break up people. People die when their family is killed, they die sometimes physically, sometimes emotionally. Listen, I'm a grandmother. I have eight grandchildren. I know what it means to be a grandmother in my role, and I'm sure many of you feel the same way. So they took away the elderly. One day, my father comes in, and he says to my mother, I just put them on the truck. I know what he meant. I was exactly four and a half because I was standing by a table. I could tell my size. The table went up to my chin, and I knew that there were because the day before these people in their 20s and 30s, they were the strong guys. They dug graves for their own parents. We, the Jews, dug graves for our children and our parents. You know when the Nuremberg Trials came, some of the guys said, we didn't do anything. We never killed any…you know why? Because they used us to kill our own people. So that time, my father told my mother what was going on. He was sitting, his tears were coming down. And I could picture it, because, by the way, whatever I tell you, multiply by hundreds. This was a template, you know, like you have a template on a computer, you just fill in the name and everything is the same. You can fill in all kinds. You apply for a job. There is a special way. That's what happened. The Germans when they came to a town, they didn't have to think what happened. They had the piece of paper, kill the elderly, kill the children, as soon as possible. So I knew. I knew exactly what was going on. I knew that my grandparents were gone, my father's parents, my mother's mother was killed. Her my grandpa died before the war from some disease. He was very lucky. So here we are. One day. I had this uncle, James. He was a German Jew. He spoke a perfect German. So he thought, look at our minds. He thought, he speaks German. He's going to volunteer. He didn't have working papers, and he was scared to die. His wife, my aunt, she had working papers. So he went to the Gestapo, and he said, I'll be your translator. I speak a perfect German. I was born in German. And they shot him on the spot. So I remember he used to come and visit us. I sat on his lap one day. My father said, you won't go to see Uncle James anymore. He's not coming back. I didn't say anything. I know he was dead. I didn't know how he was dead. So the reason I'm telling you all the different things is because this happened in every other ghetto. We were living 16,000 Jews in 250 apartments, and we couldn't go in, and we couldn't get out, except certain people who had privileges. They had working papers, they had special papers. They could go out. That's how the smuggling started. Also, certain people could go out, bring some food, because we were starving. We were starving to such a point. You know why? Because the nutritionist, the PhD, the best nutritionist in Germany, told Hitler how much to feed us in order to die. You want them to die in two months? Give them that much bread. You want them to die in two weeks? Give them that. My town, which was called Tomaszow Mazowiecki, has no Jews anymore. I just wanted to mention the name because my family was there for 200 years, because the Poles in the beginning were very good to the Jews. They wanted the Jews because we were good business people. Every time the Jews were there, the place thrived. There were close to 100 tailor shops in town, all Jewish. So how could you go wrong? They brought business from everywhere. But now, of course, there isn't anybody. And slowly, all those people were sent to Treblinka. There were left about 50-60, people, my parents, I among them. There were very few kids left. And we were the cleanup squad. Not only did my father had to dig the graves, I don't think my mother did. My father, dig the graves, but afterwards you have to clean up. You can't leave a town so dirty because they wanted to leave no witnesses. Hitler had an order all the way from Berlin, no witnesses. That's another reason he killed the children. Kids can grow up and be a witness like me, and that was very dangerous for him. Because, you know, it's interesting from the psychological point of view, no matter what atrocities he and his people did, in the back of their mind, they were afraid of the consequences. They were afraid of consequences. That's why you leave no witnesses. But at that time, my father buried people and he said Kaddish. I didn't know what Kaddish was. I didn't know what being Jewish was. I don't remember any Jewish holidays. I knew that being Jewish means death, but I wasn't sure what that meant, Juden. What is this Juden business? But look at four and a half. I wasn't going to think about it. Anyhow, they moved the camp. We cleaned it up. We came to the next camp, and the next camp was the labor camp. Only work. We worked for more, not me, my parents did, and I want to tell you something about that. Slowly they did the same exact thing they did in every other camp. People were taken away. The moment you were sick, the moment you were tired, straight into some camp. One day, I heard, I heard– my mother told me, I didn't hear anything. She said they're taking the children, whoever, whatever, there were very few children left, maybe 20-30–we've got to hide you. And she hid me in like a crawl space, like they had these tiles or something. I don't know it was tile, something. And she put me in there, and she followed me, just the two of us, my father didn't get in there. And she put me on her lap, I remember. And she put her hands on my mouth. I shouldn't scream. I remember it was so tight that for weeks I had blue marks right here. And from the little window, I see where all my friends that I was playing with outside, because my parents were gone a whole day, I was outside with the other kids, put on trucks, but I knew where they were going. They were going to the place where the big graves were dug for them. So anyhow, when my mother said, we have to hide, we were there for maybe an hour or two. After it was all done, the kids were gone. We went up downstairs in a little room. She said, from now on, you can no longer be on the street. Okay, so I couldn't go out. I stayed in the dark room for a few weeks. It's another story, but one day I remember, and she came every day from work, she gave me food, and I slept with my parents. Because they were in the room with me. One day, she said, Oh, you don't have to go to the room anymore. I was delighted. I said, I don't have to? No, you can go outside. I haven't been outside for weeks, and I saw she was sort of packing, moving things. We had so few things. I said, What are you doing? She says, We're packing. We're going to Auschwitz. Again, they had, you know, cleaned up the ghetto. The place was called Starachowice. It was a Polish place. Had a town next to it even, and people who lived around, the non Jews, knew what was going on. They all knew, because there was always a town nearby. There was also a town near Auschwitz. Auschwitz, people lived a normal life there. So anyhow, I knew. I said, Auschwitz. We're going to Auschwitz, okay? I didn't care. I was so happy that I was outside. Within a very short time, we started walking. The train was waiting. My parents were separated. That's the first time. We were always together. My father was crying, and I remember I was little, so my mother picked me up, because I don't know if anybody of you either have been either to Auschwitz or to New York City. They have the cattle car by the museum, right outside, right. You saw the cattle car and it's that high, very hard to get on it. So she had to pick me up. She put me in and my father said, Be a good girl. I said, Yeah, I'll be a good girl. And he went to another cattle car. I was with my mother, and then a 36 hour drive began, no food, no no food and no drink, very hot, because they were all women. 150 women, and no bathrooms. And I remember, I said, Mom, I have to go. I have to go. She didn't answer me. And then I said to myself, Oh, I know everybody's going where they're standing. I think that that was a dividing line between being human and being inhuman. We're all dressed like normal kids. I had braids, you know, when we walked out, we were all covered with feces, because everybody was going everywhere. And many people had died, and I am outside standing watching all this going on, and my mother says to me, Get undressed. And I said, why? It was about July, August. It was summertime. Why? She said to me, they want to check if we're healthy. So I, very obedient, by the way, very, very. My mother taught me rules, and I'll tell you about the rules. So I took off my clothes, and she said, don't look at the eyes of the dogs. Don't look at anybody's eyes, because these the Germans came with their dogs. And When I was by myself, in the in the labor camp, she also taught me, because I was alone, never have eye contact. She said, eye contact will make you recognize and when you see a dog stand still, which is counterintuitive. I was frightened, terrified of the dogs more than of the Germans, but she said, the dogs will think that you're running away, and they are trained to kill when somebody's trying to run away. So in other words, she always trained me how to be self sufficient, how to recognize danger and what to do with it. So eye contact is pure danger, and running is pure danger. So I learned very, very easily how to do that. So when I'm there, I'm standing very still, the dogs are passing by. And then I say, what's the smell, it stinks here. I said, it stinks. She pointed to the crematorium. They were taking the burning bodies from the gas chamber, and it was all black, and you could smell it. And you know what? She didn't have to say anymore. I knew it. So I remember saying, Mom, how do I look? How do I look? And she said, Oh, you look good. I said, Am I healthy? She said, Yeah, you're very healthy. I said, what about you? Oh, I'm healthy too. She said. And somehow we made it. I tried to find out. I wrote a book together with a researcher. He tried to research. He lives in England. What happened that day? Every child under the age of 12 or 13 was taken straight to the crematorium. We're useless. Old people, pregnant people, sick people. What is old, 50 and over, because you can't work. Even in Auschwitz, you had to work. Even when you waited for your death, there was some job they gave you. So that you had to be healthy, at least. Anyhow, I don't really know. I was told that we arrived on a Sunday, and Sunday they were the Germans were Christians, so they didn't want to open another crematorium. They had four going. They didn't want the fifth. That's somehow how I and my mother survived. My whole transport, not just me. We were all, you know, a bunch of people. We went to another room. They shaved my head. I remember that very well, because they picked me up and I was, I was quite small, so they picked me up, put me on a bench, and the woman did my hair. And she herself, and I couldn't find my mother, and they gave me some clothes, because they've taken my clothes by the train. And then she found me, and then she took my hand, and we followed a whole bunch of people into Auschwitz proper. This was outside of Auschwitz before you were like, ready, and so you went inside. We got a middle bed, and then she started teaching me again. She said, you know, there'll be a lot of people here sleeping. More women, so when you're asleep, you can't move around so much, because then everybody else has to move. Okay. And I said, What about if I have to go to the bathroom? She says, No, you can't. That was a terrible thing for me as a child. I had to hold it, because they had it twice a day to the bathroom. And then she said, Look, you're going to get a cup. I didn't get it yet. We were going to be getting a cup, a tin cup, a spoon and a bowl. If tyou lose it, and if somebody steals it, you'll go hungry and you'll die. She said, they don't look at you. You take out the bowl. Somebody gives you something to eat. Nobody touched it, by the way. I was so aware of it. I just want to go a little fast forward, because I need your questions. I need to know what you want to know. And then one of the things I told you is bathroom for kids. It was hard for me to hold it. Well one day, we were all on line, and I really had to go. So I went in front of the line, and I was in such a hurry that I fell. The way the bathrooms were, I don't know if anybody's been to Auschwitz. The slabs of the boards. It was big, gigantic holes. The holes were like, maybe this size. My grandkids, who are, one of them is 6”2, got the privilege, because of me, to try out those bathrooms. He sat on it and he said, Grandma, I don't know how you didn't of course, you fell in. He said, It's too big for me. I fell inside. And of course, they got me out and they hosed me down, but I must have picked up some kind of a bug. There were rats there, there were feces up to here. And I got very sick, but I knew that sickness meant death, so I was very careful not to tell anybody, but that somebody saw me, and they said, this child, this child is ill. And they were so scared of illness, because illness meant death immediately. Because every morning they came, they picked up the dead, the sick, on one of those three wheel things. Wheelbarrow, wheelbarrow, to the crematorium. So I was afraid to be one of them. And then somebody said she's sick. She's going to infect all of us. They picked me up. I don't remember much about that, because I was really ill, and they took me to one of those places, a hospital, without doctors. When I woke up, I must have had fever, they told me no more. You can't go back to your mother. And that's when they took me to the children's place. For the first time, I saw so many children, I never knew they even existed, and they tattooed me. I remember. They said, Oh, your name is such and such. No, it's 27,633. And the woman said, Say it. Say it. I couldn't say it. I don't know what numbers were. Never went to school, but she was so kind. She taught me. She said it again. She said, just say the words, say the words. And I did it, and I learned. And she gave me a rag with cold water. She said, press it hard. Don't rub. It'll swell. I was there just about towards the end of the war. But one day, I got a package and it said, Happy sixth birthday. I'm six. I didn't know it. I said, Oh, my mother must be somewhere, and she's alive, because she gave me a package. It was a piece of bread, but I was going to save it until I'm dead. I imagine there's a little girl I'm going to be dying, dying, dying, like everybody is dying, but I won't, because I'll take that piece of bread and I'll eat it. I didn't know anything about bread getting stale. I know nothing about bread, so I remember keeping it here, just like that, because it was on a piece of string. In the middle of the night, rats came, ate up everything, tore my clothing, but they didn't touch me. Miracle. There were a number of miracles that, I should have been dead. All I can tell you is, within a few weeks, something weird was going on at Auschwitz. I did not know. Terrible noise, terrible shooting. Dogs were barking, and the person who was in charge of us, it was always a kapo, an adult woman, was gone. The door was open, but we didn't dare open the door. We heard the dogs outside, and shooting. We were frightened and we were hungry. There wasn't even the little bit that we got every day, even that wasn't there. And all of a sudden, the door opens, and my mother–I didn't know it was my mother–a woman comes in full of rags. She looks terrible. She looks around. Nobody's saying a word. She looks around, she looks around, she comes over to me, and she looks at me, and she bends down like on her knees a little bit. She says my name, and she says, You don't know me. I'm your mother. I thought to myself, my mother, she doesn't look like my mother. I only saw my mother six, seven months earlier, but she didn't look anything like it. She just looked just, I can't even describe it. But she convinced me and listen to what she said. She looked at me. She said, You look like you can survive. Look at me. Her feet were swollen, and she said, listen, we're going to try to hide. We will either survive together or die together. What do you think? I said, I want to be with you. I don't care what. She takes my hand and we snuck, we didn't even have to sneak out because the door was open, but the other kids refused to leave. We were all so frightened, but somehow we got out. She's walking. She's walking. Outside the dogs are barking. It's terrible. We're walking very close to the barracks, and she comes to a house, door. She walks. She must have had a plan. I didn't know that. And it's a hospital without doctors. All these people are screaming and crying and she goes from bed to bed. She touches everybody. I don't ask a question. And I'm wondering, why is she doing that? She found a corpse that she liked. It was a corpse of a young woman, maybe twenty, now I look back at it to me, she was an adult, in the 20s, nice, nice looking woman who must have just died because she was warm. So she could manipulate her body. I remember my mother took off my shoes, picked me up, and she said, Listen, don't breathe. I'm going to cover you up. No matter what you hear–because she knew I couldn't see anything–what you hear don't get uncovered. Try to breathe into the ground. She takes my face, she puts it towards the floor, and she manipulates my body, and she puts me very close to the corpse, and then she covers it up, and outside, you only see the head of the woman who died, and her hands, and her hands are holding like the blanket, so you can't see. All of a sudden, I can hear screaming and yelling. I don't move. I obey orders. And I can hear steps. I remember the steps, and somebody stopped, and I say to myself, Oh, I'm going to stop breathing. I stopped breathing. I was afraid that the blanket would move. Well, I just couldn't anymore. The person walked away, and then screaming and yelling went on, I didn't move. And all of a sudden I smelled smoke, and I said, How can I not get uncovered? In the beginning, I still breathed very shallow, but I couldn't. And I said, I'll have to get uncovered to get air. And then all of a sudden, my mother pulls the blanket off me and says in Yiddish, they're gone. The Germans are gone. And she must have hidden with another corpse. And when I sit up in the bed, all these people have been hiding with other corpses. And in order to get out, they were pushing the corpses off the beds, so the corpses were flying everywhere, you know, while the people who were hidden under the corpses. So she says to me, come. I couldn't find my shoes, so I walked without and she takes my hand, and we were all walking. It was January 25, 1945. Germans have all gone. Taken with them, 50,000 people. Other people were just dying everywhere, and the Russians had not come yet. The Russians came two days later. So we had two days inside the camp, without anybody, without the Germans. And we waited until they came, but there was electrified still. We couldn't get out. There was electricity everywhere. So we waited till the Russians came. And while we were standing by the barbed wires, I saw all these soldiers jump off trucks, and they were doing something with electricity. Then they could open the doors. And it was January 27 the liberation of Auschwitz, where children, whoever was left, was left. But many were in the process of dying, and you couldn't stop it. Hundreds and hundreds of people died while the Russians were there, because you couldn't stop whatever they had, you know. And I remember, the Russians said, show us your number. Some kids were standing there. There's a picture of it, and I'm standing in front showing my number. And I'm talking for all the kids who didn't make it to that day. So thank you for listening. Did I take too much time? I'm sorry. Manya Brachear Pashman: I don't think you can take too much time sharing that story. I know that there's so much more to share. So many miracles, Tova. Tova Friedman: Yes. Manya Brachear Pashman: You have spent most of your adult life sharing your story to advance Holocaust education, and I'm curious what was the catalyst for that? Did someone ask you to share your story? Tova Friedman: I tried to talk to people when I came to America. Because my teachers, I could read. I didn't go to school till I was 12. So I wanted to tell them why, but nobody heard me. Nobody cared. Nobody wanted to talk about it. But one day, when my oldest daughter was 15, she said to me, they're looking for a Holocaust survivor in school. Can you come to my class? That's how I started. Manya Brachear Pashman: And then your grandson, many years later, introduced you to this thing called Tiktok, right? Tova Friedman: I didn't know what Tiktok was because my daughter worked for a candy company called Tic Tac. You know the Tic Tac that you eat, the little white things that you have, like they make noise and stuff. So that's her company. Well, it's not her. She works for them. So I said to my son, what would a candy company be interested in the Holocaust? It's the same word. In fact, I still don't know the difference. Tik tok? Tic Tac? Manya Brachear Pashman: Tic Tacs. Tova Friedman: Tic Tac and TikTok? Manya Brachear Pashman: Yes. Right, that's what you're on, TikTok. Tova Friedman: A refugee is always a refugee. So he said to me, we had Shabbos dinner in his house, and he said, Can you give me two minutes? I said, Of course. He said, Just tell me something about yourself. Two minutes, because the people who are going to hear it have a two minute span. They can't listen to more than two minutes. I said, What should I say? Anything? Okay, my name and two minutes. Goes very quickly. And then all of a sudden, a half hour later, he said, people are interested. I said, what people? He said, on this. I said, on what? You have a phone in your hand. What are they, who? And that's how it started. He first explained to me the system, what it means, and he got questions. He said, Would you like to answer the questions? I said, Who's asking? You know, I mean, I'm not in the generation of social media. I don't even have Facebook. I don't know any of that stuff. So he explained to me, he taught me, and he's very good at it. He's a wonderful guy. He's now 20. He's at WashU. And he became the person who's going to try to keep it going. Manya Brachear Pashman: Well, your presence on Tiktok is really this wonderful, really, very innovative way of reaching people, of reaching young people, Jewish and non-Jewish. Tova Friedman: Right. Manya Brachear Pashman: Lisa, you've come up with some unusual ways to reach young people. You were a middle school teacher until two years ago. Is that right? But you had this project where you had your students draw stick figures, and this was more than two decades ago when you started this. Can you tell us a little bit about the stick figures, which is like the polar opposite of Tiktok, but just as innovative? Lise Marlowe: So when I started teaching the Holocaust, and the first thing you say is 6 million Jews were murdered just for being Jewish, I realized the number did not shock students. I mean, it was sad, and they were empathetic, but the number 6 million…when we think about this generation and our sports heroes and our celebrities making millions of dollars, 6 million didn't sound like a big number. So at the time, I just had students take out a piece of paper and draw 20 stick figures across the paper. And to keep doing that for five minutes to see how many we could draw in five minutes. And my class, on the average, could draw, almost all of our elementary schools and middle schools in five minutes time, thousands of stick figures in five minutes time. And then the next day, when I went to my lesson, I'm teaching the Hitler's rise to power, one of my students stopped me and said, Wait, Mrs. Marlowe, aren't we going to draw stick figures? And I said, What do you mean? And she said, Well, I went home and I talked to my grandmother, and the other students were jealous that we're drawing stick figures. And I think if we get together, my church and all of our friends, we pull together, I think we can draw 6 million. Tova Friedman: Wow. Lise Marlowe: And I said, you want to do this? And she said, Yes, I want to do that. So it warms my heart that every year I had hundreds and hundreds of students drawing stick figures, mostly not Jewish students. We are in a very diverse community in Shawnee school district, one of the most diverse in the state, mostly students of color, and I had them handing me in 1000s of stick figures every week, it covered our whole entire gym floor. And when I retired, sadly, we did not get to all the children, because we know 1.5 million children were murdered. There was 1.6 million children to start with, and that means 94% of all the Jewish children were murdered in Europe, and we did not reach that milestone. And that shows that 6 million is a big number. And I have students like, you know, they're in their 30s and 40s now, who will always stop me on the street and say, did you get to 6 million. They always remember that's that project, and I have to, sadly tell them, we didn't even finish the children. Manya Brachear Pashman: Tova, I would say that teaching is your side gig, right? You certainly have done so much to advance education, but professionally, you're a therapist, and I'm curious if your experience, your lived experience, has informed how you communicate with your patients? Tova Friedman: I think it does. You know, to me, time has been always of essence. Time is the only thing we have. Money comes and goes. You look at the stock market. Tight now, it goes. Sometimes it goes up, sometimes it goes down. Time is the only thing. Once you lose it, it's done. So when I get a therapist, that's how I always thought, because timing to me, like, how many people just died that didn't have the time, like those 6 million people that you drew. And the children, how much they could have accomplished, had they had time, right? Time was taken from them. So when I get a client, the first thing I say, listen, we're not going to be here forever. We're not going to sit and talk about your parents and your grandparents. Five years from now, you'll be able to maybe. No, it's going to be time-limited, and it's going to be quick. And you have to accept my style, or there's so many people who love having you for 10 years. I need 10 weeks or less. That means that their goals, you accomplish them. I'm a little tough, and I say I'm not going to hold your hand, even if I could. I can't anymore because of COVID and because a lot of it is on Zoom. But even when I had them in my office, I said, I will not be a therapist who's going to sympathize, sympathize, sympathize. I'll sympathize for five minutes, then we're going to work. And a lot of people will say to me, Oh, that's exactly what I needed, somebody to really push me a little bit. I said, Yeah, but that's the way it's going to be. And others say, Wow, you're a mean person. I don't want to want to be here. I said, there are hundreds of other therapists. So yes, Holocaust has taught me, eat it fast, or somebody else will take it. I'm sorry, but also that's one thing. But let's talk about the good things. This is good too, but. My degree was in gerontology, because Hitler was, that's the most vulnerable in our society. You know, the elderly become alcoholics. Loneliness is among the elderly, financial issues. You know, loneliness is a killer. And I worked with the elderly to help them. I felt that's, that's the people that are sort of redundant. So that's where I worked with. I did it for years. And then I went to other age groups. I feel that my experience gives them courage. You know, come on, come on. Let's do it. Try it. Don't worry. What can happen? What can happen if you speak to your to your father or to your mother and you say this and this, what can happen? In my mind, I said–I don't tell them that, and don't say I said that–I said there are no gas chambers here. So just you know, in my mind, I said, the consequences are minor, so let's do it. And it works. Manya Brachear Pashman: And I wondered if it was the level, the level of trauma, pales in comparison to what you went through? Tova Friedman: No, no. Manya Brachear Pashman: That's what I was wondering. Tova Friedman: I feel that every trauma is different than, you know. You can't say, Well, my foot hurts, and it's so, big deal. So your foot hurts, my two feet hurt. No. Every pain deserves a healing, even if it's a little toe, it deserves it. And I take it very seriously. Most clients don't know about me, hopefully. I don't talk about anything personal. But I'm a little bit, you know, we don't have time on this earth. Let's make it as good as possible. Manya Brachear Pashman: Thank you, thank you for sharing that. Lisa, I want to ask about your family, about your great grandmother's efforts. She was not Jewish, but she saved thousands of Jews in Denmark, and I'm curious how that story was passed down in your family. Lise Marlowe: So I started learning the Holocaust at a very young age, because my grandfather was from Denmark, and he actually fought against the Nazis for the Danish Navy, and he would share with me how his mother rescued Jews in boats, in fishing boats, and take them to Sweden. And I never really heard that story before. And I was able to go to Denmark and go to Sweden and do more research. And I learned that she was actually the editor of Land of Folk newspaper, which was a major resistance newspaper. 23 million copies were given out secretly to make sure that people knew what was happening. But I was so proud, you know, being Jewish that my non-Jewish side of my family helped to rescue people, and I think it really helped me with the work that I do now, and standing up, and social justice, that's always been a passion of mine, and I think just her story inspired me to stand up for others. And they literally saved 99% of the population by getting them to Sweden. And it's really a truly heroic story that's not told that much. But the Danish people, if you ask them, they're very humble, and their attitude is, it's what people are supposed to do. So I'm just very proud of that Danish heritage. Tova Friedman: Do you think that their king or something has something to do with it? Leaders? Tell me about that? Lise Marlowe: It's a myth, right, that King Christian wore a Jewish star. He did say, if the Nazis require our Danish Jewish people to wear the star, I will wear it with the highest dignity. Along with my family. And Danish people didn't treat the Jews as the other. They considered them their friends and their neighbors, and that's why they did what they did. Tova Friedman: Wonderful. Lise Marlowe: They didn't see them as the other, which is such an incredible lesson to teach students. Tova Friedman: Yes, yeah. Manya Brachear Pashman: Preserving these stories is so important, your experiences. Have you witnessed as lasting an effort to preserve the stories and pass down the stories of the righteous among us, like your great grandmother. And I ask you both this question, is it as important? Tova Friedman: I think it's, you know, Israel, there is this wonderful, in Yad Vashem, the big museum, there's a whole avenue of the righteous. You know, I ask myself, what would I do if my family would be in danger in order to save somebody else, and the answer is, I don't know. But I am so utterly amazed that people do that. And there are many–well, not enough–but this is very impressive, your story, and I would love to learn. I don't know the answer, what separates one person from the other, that one is selfless and looks at humanity and one only at their own families? I wish some studies would be done and so forth. Because we have to do something right now. We are now considered the others. You know, we are, in this world, all over Europe, except, ironically, not in Germany. I was in Germany, and I spoke to German kids, high school kids in German. I didn't know I knew German. I just got up and I saw they were trying so hard to understand. I had an interpreter, and I didn't understand the interpreter. And I said, Let me try. Let me try. I speak Yiddish fluently and German a little bit like that. Also, I lived three years in Germany, so I didn't speak it, but it must have come into my head. And do you know what they did after my speech? 250 kids? They came over. They apologized. I mean, they're a generation separated. I went to Dachau, where my father was, and there were two women whose parents or grandparents were Nazis, and they said to me, we're dedicating our entire life to preserve this Dachau andcamp and and they they have, they give talks and Everything, because my family killed your family, but they admit it. So right now, Germany has laws against it. But what about the rest of the world? What's happening in America? So I would love to know how the Danish did that. It's a wonderful story. It makes your heart feel good, you know. Thank you for the story. Lise Marlowe: I would just add, the survivors we have today were the children who survived, right? Most of the adults are gone. And they were the hidden children. And most of them were hidden by non-Jewish people. Actually, all of them were. The Catholic Church, a farm lady, you know, who said, she took kindness on them. So you know, the hidden children were mostly hidden by non-Jewish people in terms of the righteous of the nations. Manya Brachear Pashman: Thank you both so much for your insights. On the inaugural episode of ASCO Education: By the Book, Dr. Nathan Pennell and Dr. Don Dizon share reflections on the evolution of the ASCO Educational Book, its global reach, and the role of its new companion podcast to further shine a spotlight on the issues shaping the future of modern oncology. TRANSCRIPT Dr. Nathan Pennell: Hello, I'm Dr. Nate Pennell, welcoming you to the first episode of our new podcast, ASCO Education: By the Book. The podcast will feature engaging discussions between editors and authors from the ASCO Educational Book. Each month, you'll hear nuanced views on key topics in oncology featured in Education Sessions at ASCO meetings, as well as some deep dives on the advances shaping modern oncology. Although I am honored to serve as the editor-in-chief (EIC) of the ASCO Educational Book, in my day job, I am the co-director of the Cleveland Clinic Lung Cancer Program and vice chair for clinical research for the Taussig Cancer Center here in Cleveland. I'm delighted to kick off our new podcast with a discussion featuring the Ed Book's previous editor-in-chief. Dr. Don Dizon is a professor of medicine and surgery at Brown University and works as a medical oncologist specializing in breast and pelvic malignancies at Lifespan Cancer Institute in Rhode Island. Dr. Dizon also serves as the vice chair for membership and accrual at the SWOG Cancer Research Network. Don, it's great to have you here for our first episode of ASCO Education: By the Book. Dr. Don Dizon: Really nice to be here and to see you again, my friend. Dr. Nathan Pennell: This was the first thing I thought of when we were kicking off a podcast that I thought we would set the stage for our hopefully many, many listeners to learn a little bit about what the Ed Book used to be like, how it has evolved over the last 14 years or so since we both started here and where it's going. You started as editor-in-chief in 2012, is that right? Dr. Don Dizon: Oh, boy. I believe that is correct, yes. I did two 5-year stints as EIC of the Educational Book, so that sounds about right. Although you're aging me very clearly on this podcast. Dr. Nathan Pennell: I had to go back in my emails to see if I could figure out when we started on this because we've been working on it for some time. Start out a little bit by telling me what do you remember about the Ed Book from back in the day when you were applying to be editor-in-chief and thinking about the Ed Book. What was it like at that time? Dr. Don Dizon: You know, it's so interesting to think about it. Ten years ago, we were both in a very different place in our careers, and I remember when the Ed Book position came up, I had been writing a column for ASCO. I had done some editorial activities with other journals for sure, but what always struck me was it was very unclear how one was chosen to be a part of the education program at ASCO. And then it was very unclear how those faculty were then selected to write a paper for the Educational Book. And it was back in the day when the Educational Book was completely printed. So, there was this book that was cherished among American fellows in oncology. And it was one that, when I was newly attending, and certainly two or three years before the editor's position came up, it was one that I referenced all the time. So, it was a known commodity for many of us. And there was a certain sense of selectivity about who was invited to write in it. And it wasn't terribly transparent either. So, when the opportunity to apply for editor-in-chief of the Educational Book came up, I had already been doing so much work for ASCO. I had been on the planning committees and served in many roles across the organization, and editing was something I found I enjoyed in other work. So, I decided to put my name in the ring with the intention of sort of bringing the book forward, getting it indexed, for example, so that there was this credit that was more than just societal credit at ASCO. This ended up being something that was referenced and acknowledged as an important paper through PubMed indexing. And then also to provide it as a space where we could be more transparent about who was being invited and broadening the tent as to who could participate as an author in the Ed Book. Dr. Nathan Pennell: It's going to be surprising to many of our younger listeners to learn that the Educational Book used to be just this giant, almost like a brick. I mean, it was this huge tome of articles from the Education Sessions that you got when you got your meeting abstracts book at the annual meeting. And you can always see people on the plane on the way out of Chicago with their giant books. Dr. Don Dizon: Yes. Dr. Nathan Pennell: That added lots of additional weight to the plane, I'm sure, on the way out. Dr. Don Dizon: And it was not uncommon for us to be sitting at an airport, and people would be reading those books with highlighters. Dr. Nathan Pennell: I fondly remember being a fellow and coming up and the Ed Book was always really important to me, so I was excited. We'll also let the listeners in on that. I also applied to be the original editor-in-chief of the Ed Book back in 2012, although I was very junior and did not have any real editorial experience. I think I may have been section editor for The Oncologist at that point. And I had spoken to Dr. Ramaswamy Govindan at WashU who had been the previous editor-in-chief about applying and he was like, “Oh yeah. You should absolutely try that out.” And then when Dr. Dizon was chosen, I was like, “Oh, well. I guess I didn't get it.” And then out of the blue I got a call asking me to join as the associate editor, which I was really always very thankful for that opportunity. Dr. Don Dizon: Well, it was a highly fruitful collaboration, I think, between you and I when we first started. I do remember taking on the reins and sort of saying, “You know, this is our vision of what we want to do.” But then just working with the authors, which we did, about how to construct their papers and what we were looking for, all of that is something I look back really fondly on. Dr. Nathan Pennell: I think it was interesting too because neither one of us had really a lot of transparency into how things worked when we started. We kind of made it up a little bit as we went along. We wanted to get all of the faculty, or at least as many of them as possible contributing to these. And we would go to the ASCO Education Committee meeting and kind of talk about the Ed Book, and we were thinking about, you know, how could we get people to submit. So, at the time it wasn't PubMed indexed. Most people, I think, submitted individual manuscripts just from their talk, which could be anywhere from full length review articles to very brief manuscripts. Dr. Don Dizon: Sometimes it was their slides with like a couple of comments on it. Dr. Nathan Pennell: And some of them were almost like a summary of the talk. Yeah, exactly. And so sort of making that a little more uniform. There was originally an honorarium attached, which went away, but I think PubMed indexing was probably the biggest incentive for people to join. I remember that was one of the first things you really wanted to get. Dr. Don Dizon Yeah. And, you know, it was fortuitous. I'd like to take all the credit for it, but ASCO was very forward thinking with Dr. Ramaswamy and the conversations about going to PubMed with this had preceded my coming in. We knew what we needed to do to get this acknowledged, which was really strengthening the peer review so that these papers could meet the bar to get on PubMed. But you know, within the first, what, two or three years, Nate, of us doing this, we were able to get this accepted. And now it is. If you look at what PubMed did for us, it not only increased the potential of who was going to access it, but for, I think the oncology community, it allowed people access to papers by key opinion leaders that was not blocked by a paywall. And I thought that was just super important at the time. Social media was something, but it wasn't what it is now. But anybody could access these manuscripts and it's still the case today. Dr. Nathan Pennell: I think it's hard to overstate how important that was. People don't realize this, but the Ed Book is really widely accessed, especially outside the US as well. And a lot of people who can't attend the meeting to get the print, well, the once print, book could actually get access to essentially the education session from the annual meeting without having to fly all the way to the US to attend. Now, you know, we have much better virtual meeting offerings now and whatnot. But at the time it was pretty revolutionary to be able to do that. Dr. Don Dizon: Yeah, and you know, it's so interesting when I think back to, you know, this sort of evolution to a fully online publication of the Ed Book. It was really some requests from international participants of the annual meeting who really wanted to continue to see this in print. At that time, it was important to recognize that access to information was not uniform across the world. And people really wanted that print edition, maybe not for themselves, but so that access in more rural areas or where access in the broadband networks were not established that they still could access the book. I think things have changed now. We were able, I think, in your tenure, to see it fully go online. But even I just remember that being a concern as we went forward. Dr. Nathan Pennell: Yeah, we continued with the print book that was available if people asked for it, but apparently few enough people asked for it that it moved fully online. One of the major advantages of being fully online now is of course, it does allow us to publish kind of in real time as the manuscripts come out in the months leading up to the meeting, which has been, I think, a huge boon because it can build momentum for the Education Sessions coming in. People, you know, really look forward to it. Dr. Don Dizon: Yeah, that was actually a concern, you know, when we were phasing out Ed Book and going to this continuous publication model where authors actually had the ability to sort of revise their manuscript and that would be automatically uploaded. You had a static manuscript that was fully printed, and it was no longer an accurate one. And we did have the ability to fix it. And it just goes to show exactly what you're saying. This idea that these are living papers was really an important thing that ASCO embraced quite early, I think. Dr. Nathan Pennell: And with the onset of PubMed indexing, the participation from faculty skyrocketed and almost within a couple of years was up to the vast majority of sessions and faculty participating. Now I think people really understand that this is part of the whole process. But at the time I remember writing out on my slides in all caps, “THIS IS AN EXPECTATION.” And that's about the best word I could give because I asked if we could make people do it, and they were like, no, you can't make people do it. Dr. Don Dizon: So right. Actually, I don't think people are aware of the work on the back end every year when I was on as EIC, Nate and myself, and then subsequently Dr. Hope Rugo would have these informational sessions with the education faculty and we would tout the Ed Book, tout the expectation, tout it was PubMed indexed and tout multidisciplinary participation. So, we were not seeing four manuscripts reflecting one session. You know, this encouragement to really embrace multidisciplinary care was something that very early on we introduced and really encouraged people not to submit perspective manuscripts, but to really get them in and then harmonize the paper so that it felt like it was, you know, one voice. Dr. Nathan Pennell: I consider that after PubMed indexing, the next major change to the Ed Book, that really made it a better product and that was moving from, you know, just these short individual single author manuscripts to single session combined manuscript that had multiple perspectives and topics, really much more comprehensive review articles. And I don't even remember what the impetus was for that, but it was really a success. Dr. Don Dizon: Yeah, I mean, I think in the beginning it was more of a challenge, I think, because people were really not given guidance on what these papers were supposed to look like. So, we were seeing individual manuscripts come forward. Looking back, it really foreshadowed the importance of multidisciplinary management. But at the time, it was really more about ensuring that people were leaving the session with a singular message of what to do when you're in clinic again. And the goal was to have the manuscripts reflect that sort of consensus view of a topic that was coming in. There were certain things that people still argued would not fit in a multidisciplinary manuscript. You know, if you have someone who's writing and whose entire talk was on the pathology of thyroid cancer. Another topic was on survivorship after thyroid cancer. It was hard to sort of get those two to interact and cover what was being covered. So, we were still getting that. But you're right, at the end of my tenure and into yours, there were far fewer of those individual manuscripts. Dr. Nathan Pennell: And I think it's even made it easier to write because now, you know, you just have to write a section of a manuscript and not put together an entire review. So, it has helped with getting people on board. Dr. Don Dizon: Well, the other thing I thought was really interesting about the process is when you're invited to do an Education Session at ASCO, you're either invited as a faculty speaker or as the chair of the session. And the responsibility of the chair is to ensure that it flows well and that the talks are succinct based on what the agenda or the objectives were as defined by the education committee for that specific group. But that was it. So really being named “Chair” was sort of an honor, an honorific. It really didn't come with responsibility. So, we use the Ed Book as a way to say, “As chair of the session, it is your responsibility to ensure A, a manuscript comes to me, but B, that the content of that paper harmonizes and is accurate.” And it was very rare, but Nate, I think we got dragged into a couple of times where the accuracy of the manuscript was really called into question by the chair. And those were always very, very tricky discussions because everyone that gets invited to ASCO is a recognized leader in their field. Some of us, especially, I would probably say, dating back 10 years from today, the data behind Standards of Care were not necessarily evidence-based. So, there were a lot of opinion-based therapies. You know, maybe not so much in the medical side, but certainly some of it. But when you went to, you know, surgical treatments and maybe even radiotherapy treatments, it was really based on, “My experience at my center is this and this is why I do what I do.” But those kinds of things ended up being some of the more challenging things to handle as an editor. Dr. Nathan Pennell: And those are the– I'll use “fun” in a broad sense. You know, every once in a while, you get an article where it really does take a lot of hands-on work from the editor to work with the author to try to revise it and make it a suitable academic manuscript. But you know what? I can't think, at least in recent years, of any manuscripts that we turned down. They just sometimes needed a little TLC. Dr. Don Dizon: Yeah. And I think the other important thing it reminds me of is how great it was that I wasn't doing this by myself. Because it was so great to be able to reach out to you and say, “Can you give me your take on this paper?” Or, “Can you help me just join a conference call with the authors to make sure that we're on the same page?” And then on the rare example where we were going to reject a paper, it was really important that we, as the editorial team, and I include our ASCO shepherder, through the whole process. We had to all agree that this was not salvageable. Fortunately, it happened very rarely. But I've got to say, not doing this job alone was one of the more important facets of being the EIC of ASCO's Educational Book. Dr. Nathan Pennell: Well, it's nice to hear you say that. I definitely felt that this was a partnership, you know, it was a labor of love. So, I want to go to what I consider sort of the third major pillar of the changes to the Ed Book during your tenure, and that was the introduction of a whole new kind of manuscript. So up to, I don't know, maybe seven or eight years ago, all the articles were authored just by people who were presenting at the Annual Meeting. And then you had an idea to introduce invited manuscripts. So take me through that. Dr. Don Dizon: Yeah, well, you know, again, it went to this sort of, what can people who are being asked to sort of lead ASCO for that year, what can they demonstrate as sort of a more tangible contribution to the Society and to oncology in general? And I think that was the impetus to use the Ed Book for everyone who was in a leadership position to make their mark. That said, I was here, and I was either president of the society or I was Education Program Chair or Scientific Program Chair, and they got to select an article type that was not being covered in the annual meeting and suggest the authors and work with those authors to construct a manuscript. Never did any one of those folks suggest themselves, which I thought was fascinating. They didn't say, “I want to be the one to write this piece,” because this was never meant to be a presidential speech or a commemorative speech or opportunity for them as leaders. But we wanted to ensure that whatever passion they had within oncology was represented in the book. And again, it was this sort of sense of, I want everyone to look at the Ed Book and see themselves in it and see what they contributed. And that was really important for those who were really shepherding each Annual Meeting each year for ASCO that they had the opportunity to do that. And I was really pleased that leadership really took to that idea and were very excited about bringing ideas and also author groups into the Educational Book who would not have had the opportunity otherwise. I thought that was just really nice. It was about inclusiveness and just making sure that people had the opportunity to say, “If you want to participate, we want you to participate.” Dr. Nathan Pennell: Yeah, I agree. I think the ASCO leadership jumped on this and continues to still really appreciate the opportunity to be able to kind of invite someone on a topic that's meaningful to them. I think we've tried to work in things that incorporate the presidential theme each year in our invited manuscript, so it really allows them to put kind of a stamp on the flavor of each edition. And the numbers reflect that these tend to be among our more highly read articles as well. Dr. Don Dizon: You know, looking back on what we did together, that was something I'm really, really quite proud of, that we were able to sort of help the Educational Book evolve that way. Dr. Nathan Pennell: I agree. You brought up briefly a few minutes ago about social media and its role over time. I think when we started in 2012, I had just joined Twitter now X in 2011, and I think we were both sort of early adopters in the social media. Do you feel like social media has had a role in the growth of the Ed Book or is this something that you think we can develop further? Dr. Don Dizon: When we were doing Ed Book together, professional social media was actually a quite identified space. You know, we were all on the same platform. We analyzed what the outcomes were on that platform and our communities gathered on that platform. So, it was a really good place to highlight what we were publishing, especially as we went to continuous publishing. I don't remember if it was you or me, but we even started asking our authors for a tweet and those tweets needed work. It was you. It was you or I would actually lay in these tweets to say, “Yeah, we need to just, you know, work on this.” But I think it's harder today. There's no one preferred platform. Alternate platforms are still evolving. So, I think there are opportunities there. The question is: Is that opportunity meaningful enough for the Ed Book to demonstrate its return on an investment, for example? What I always thought about social media, and it's still true today, is that it will get eyes on whatever you're looking at far beyond who you intended to see it. So, you know, your tweets regarding a phase 3 clinical trial in lung cancer, which were so informative, were reaching me, who was not a lung oncologist who doesn't even see lung cancer and getting me more interested in finding that article and more and more pointing to the Educational Book content that speaks to that piece, you know. And I think coupling an impression of the data, associating that with something that is freely accessed is, I think, a golden opportunity not only for our colleagues, but also for anyone who's interested in a topic. Whether you are diagnosed with that cancer or you are taking care of someone with that cancer, or you heard about that cancer, there are people who would like to see information that is relevant and embedded and delivered by people who know what they're talking about. And I think our voices on social media are important because of it. And I think that's where the contribution is. So, if we had to see what the metric was for any social media efforts, it has to be more of the click rates, not just by ASCO members, but the click rates across societies and across countries. Dr. Nathan Pennell: Yeah, social media is, I mean, obviously evolving quite a bit in the last couple of years. But I do know that in terms the alt metrics for the track access through social media and online, the ones that are shared online by the authors, by the Ed Book team, do seem to get more attention. I think a lot of people don't like to just sit with a print journal anymore or an email table of contents for specific journals. People find these articles that are meaningful to them through their network and oftentimes that is online on social media. Dr. Don Dizon: Yes, 100%. And you know what I think we should encourage people to do is look at the source. And if the Ed Book becomes a source of information, I think that will be a plus to the conversations in our world. We're still dealing with a place where, depending on who sponsored the trial, whether it was an industry-sponsored trial, whether it was NCI sponsored or sponsored by the National Institutes of Health, for example, access to the primary data sets may or may not be available across the world, but the Ed Book is. And if the Ed Book can summarize that data and use terms and words that are accessible no matter what your grade level of education is. If we can explain the graphs and the figures in a way that people can actually easily more understand it. If there's a way that we structure our conversations in the Ed Book so that the plethora of inclusion/exclusion criteria are summarized and simplified, then I think we can achieve a place where good information becomes more accessible, and we can point to a summary of the source data in places where the source is not available. Dr. Nathan Pennell: One of the other things that I continue to be surprised at how popular these podcasts are. And that gives you an opportunity pretty much the opposite. Instead of sort of a nugget that directs you to the source material, you've got a more in-depth discussion of the manuscript. And so, I'm delighted that we have our own podcast. For many years, the Ed Book would sort of do a sort of a “Weird Al takeover” of the ASCO Daily News Podcast for a couple of episodes around the Annual Meeting, and I think those were always really popular enough that we were able to argue that we deserved our own podcast. And I'm really looking forward to having these in-depth discussions with authors. Dr. Don Dizon: It's an amazing evolution of where the Ed Book has gone, right? We took it from print only, societally only, to something that is now accessed worldwide via PubMed. We took it from book to fully online print. And now I think making the content live is a natural next step. So, I applaud you for doing the podcast and giving people an opportunity actually to discuss what their article discusses. And if there's a controversial point, giving them the freedom and the opportunity to sort of give more nuanced views on what may not be something that there's 100% consensus over. Dr. Nathan Pennell: Yes. Well, I hope other people enjoy these as well. Just want to highlight a few of the things that have happened just in the couple years since you stepped down as editor-in-chief. One of them, and I don't know if you noticed, but last year we started adding manuscripts from the ASCO thematic meetings, so ASCO GI and ASCO GU, something we had certainly talked about in the past, but had lacked bandwidth to really do. And they seem to be pretty widely accessed. Dr. Don Dizon: That's fantastic. Yes, I do remember talking about the coverage of the thematic meetings and you're right, this takes a long time to sort of concentrate on the Annual Meeting. It may seem like everything happens in the span of like eight weeks. Dr. Nathan Pennell: It does feel like that sometimes. Dr. Don Dizon: Right? But this is actually something that starts a year before, once the education program is set. We're in the room when they set it. But then it's really chasing down manuscripts and then making sure that they're peer reviewed because the peer review is still really important, and then making sure that any revisions are made before it's finalized and goes to press. That is a many months process. So, when we're trying to introduce, “Oh, we should also do ASCO GU or-,” the question was, how do you want to do that given this very, very involved process going forward? So, I'm glad you were able to figure it out. Dr. Nathan Pennell: Well, it's challenging. I don't think people realize quite the compressed timeline for these. You know, the Education Session and authors and invited faculty are picked in the fall, and then basically you have to start turning in your manuscripts in February, March of the following year. And so, it's a really tight turnaround for this. When we talk about the ASCO thematic meetings, it's an even tighter window. Dr. Don Dizon: Right, exactly. Dr. Nathan Pennell: And so, it's challenging to get that moving, but I was really, really proud that we were able to pull that off. Dr. Don Dizon: Well, congratulations again. And I think that is a necessary step, because so much of what's going on in the various disease management sites is only covered cursorily through the Annual Meeting itself. I mean, there's just so much science breaking at any one time that I think if we want to comprehensively catalog the Year in Review in oncology, it kind of behooves us to do that. Dr. Nathan Pennell: Some other things that are coming up because we now have manuscripts that are going to be coming in year-round, and just to kind of make it easier on the editorial staff, we're going to be forming an editorial board. And in addition to our pool of reviewers who get ASCO points, please feel free to go online to the ASCO volunteer portal and sign up if you are interested in participating. So, moving forward, I'm really excited to see where things are going to go. Dr. Don Dizon: Well, that's great. That's great. And I do remember talking about whether or not we needed to have an editorial board. At least when I was there, having this carried by three people was always better than having it carried by one person. And I think as you expand the potential for submissions, it will be very helpful to have that input for sure. And then it gives another opportunity for more members to get involved in ASCO as well. Dr. Nathan Pennell: Absolutely. People want involvement, and so happy to provide that. Dr. Don Dizon: Yes. Dr. Nathan Pennell: Is there anything we didn't cover that you would like to mention before we wrap up? Dr. Don Dizon: Well, I will say this, that ASCO and through its publications not only has had this real emphasis on multidisciplinary management of cancers, especially where it was relevant, but it also always had a stand to ensure representation was front and center and who wrote for us. And I think every president, every chair that I've worked with naturally embraced that idea of representation. And I think it has been a distinct honor to say that during my tenure as EIC, we have always had a plethora of voices, of authors from different countries, of genders, that have participated in the construction of those books. And it stands as a testament that we are a global community and we will always be one. Dr. Nathan Pennell: Well, thank you for that. And I'm happy to continue that as we move forward. Like most universities, Columbia receives a great deal of federal funding. The Federal Task Force to Combat Anti-Semitism, created by the Trump Administration, announced that it will visit 10 university campuses that have seen a shocking rise in antisemitism since October 7, 2023.According to Education Secretary Linda McMahon, “Americans have watched in horror for more than a year now, as Jewish students have been assaulted and harassed on elite university campuses. Unlawful encampments and demonstrations have completely paralyzed day-to-day campus operations, depriving Jewish students of learning opportunities to which they are entitled. Institutions that receive federal funds have a responsibility to protect all students from discrimination. Columbia's apparent failure to uphold their end of this basic agreement raises very serious questions about the institution's fitness to continue doing business with the United States government.”According to Maya Sulkin in the Free Press, “even though Columbia formed a Task Force on Antisemitism weeks after Hamas's invasion of Israel on October 7, 2023, and issued two reports that revealed shocking instances of Jew hate on campus—not just among students but professors and administrators—the college has done little to root out the problem.”As a result, on Friday the Trump Administration announced the cancellation of $400 million in federal grants to and contracts with Columbia. Following these developments, one could be left with the impression that higher education is doomed. Yetwe were struck by the reaction from the Call Me Back community to a conversation we had with the Chancellor of Vanderbilt University, Daniel Diermeier, last November, in an episode titled “How Vanderbilt University is getting it right.” It reminded us that some universities have impressively navigated the past 16 months.Vanderbilt is one of them. Another is Washington University. The Chancellors of both universities (Washington University Chancellor Andrew Martin and Vanderbilt's Diermeier) recently issued a set of principles that every university should be able to adopt. They summarized these principles in a piece in the Chronicle of Higher Education, titled: “Universities Must Reject Creeping Politicization.” You can read it here: There have been other universities, like the University of Michigan, which in the months after October 7, 2023 experienced massive disruptions. If you're new around here, join in at GRE we do this one big headline show every week, never more, never fewer, and truly, every single week for more than 10 years now, let's talk about amenities that tenants want in apartments today, before we pivot to discussing properties in general and single family homes in our conversation coming shortly. Now, you might have heard of GrayStar before they are international real estate developers and managers, well, they received more than 90,000 survey responses from apartment tenants on their most preferred features and amenities. So we've got a good sample size here, and Gray star compiled the top 20. Let's just hit the top five. This is important, because your tenant is your customer, and when you serve them, you're not only making them happy, you yourself are positioned to be more profitable long term. Here we go. The number one preferred feature is, do you have any guess what tenants want? It's the walk in closet. 51% of apartment tenants said that they are interested in this feature, and 37% would not rent an apartment without it. On average, they're willing to pay a $75 a month premium, and the survey shows that this is particularly important in Dallas and Miami, where over half said that they would not rent without it. The second most important amenity to apartment tenants is large windows with abundant natural light. 56% that they're interested in this feature. 31% would not rent an apartment without it, and on average, they're willing to pay an $80 a month premium for the large windows. When you think about how more tenants work from home today than five years ago? Well, big windows make more sense. Third most important is fresh air ventilation. 69% said that they're interested in it, and on average, they're willing to pay a $79 per month premium. The highest demand for fresh air ventilation is in Seattle, San Francisco and San Jose. We're talking about the top five amenities that apartment tenants want today in order, the fourth most important one is covered parking or a garage. 52% said that they're interested in this feature. Fully a third would not rent an apartment without it, and on average, they're willing to pay a $75 a month premium, and this is most important in urban areas with a covered parking or garage, where 42% will not rent a unit without it, in those urban areas. And then the fifth one is high efficiency appliances, 71% said they're interested in this feature. On average, they're willing to pay a $79 a month premium, and this, this high efficiency appliance thing, is more important for the high income tenant segment. So there they are, the top five features and amenities that. Apartment tenants want today. So to review, in order, it's a walk in closet, big windows, fresh air, ventilation, covered parking or a garage, and finally, high efficiency appliances. And listen in as I'll have a robust discussion with two season real estate pros. We're going to go beyond apartments about the features that tenants and real estate investors alike want today, and at times, they will talk about their home markets of Memphis, Tennessee and Little Rock, Arkansas, which are some of the most investor advantaged markets anywhere. And you'll have to calibrate some of these numbers to your market, because in these places, the typical single family rental purchase is just 100 to 200k and rent is between$900 and 1600 and at other times, we will talk more nationally and globally. Terry Kerr 6:25 Thank you, Keith. It's great to be here. Thanks so much, Keith, great to be back. Keith Weinhold 6:28 Yes, it's beginning to feel like a high school class reunion or something. I anticipate my high school class reunions just like I anticipate our discussion today. Let's talk about your individual takes on investment philosophy, common investor mistakes, and is some investor conventional wisdom true, or is it not? Because there's probably some of that that we have to debunk, I think a common one. And I know you get that question in there from investors and our listeners, you had that conversation it was it better to buy two cheap properties or one expensive property talk to us about some of those trade offs. Liz Nowlin 7:07 It's such an interesting thing, and there's so many factors you can look at. I broke it down for myself personally. Probably 12 years ago, I was asking myself that question as an investor and I ran 2 $50,000 houses, I'm dating myself against $100,000 house, and even when I manipulated the appreciation for the $100,000 house at the higher rate. And actually, we've been talking about investor conventional wisdom, and that is actually a piece of conventional wisdom I've not seen hold true as much, but that a higher end neighborhood is going to appreciate a more rapid pace than a more blue collar neighborhood. So that, as a side note, is a piece of conventional wisdom that I've seen a bit debunked, but it really ramping up the appreciation on the $100,000 house. I think I put it at reselling at like 180 or 190 down the line, and I put my $50,000 houses at maybe 90. You know, not as aggressive for me. Two houses beat one, every kind of way that I shook it out. And of course, the 50,000s had lower individual cash flows, but still, I think matching or higher than the 100. And the one thing I'm not sure that I put in there is two water heaters versus one water heater, two furnaces versus one, but running the same maintenance in general for them. Terry, what do you think Terry Kerr 8:32 I started out buying houses a little bit lower than I should and what I mean a little bit lower like and a little bit lower quality neighborhoods, and quickly learned that you can't buy too low, you know, you got to buy them, you know, in the sweet spot. So I bought in the A class areas. I bought in the areas that were a little too low, and then found the sweet spot. And then within the sweet spot, I've got a bunch of houses that are in the mid range where we typically operate, and personally, I've also got a bunch of duplexes. I like duplexes. So whether that's duplexes or a little bit upper or a little bit lower, personally, I like a mix of them. And I'm a buy and hold guy. So the stuff that I buy and hold I'm holding for the extra long time, initially, right out of the gate, you've got to look at things like cost segregation, closing costs and all that kind of deal. So really, everyone kind of needs to run their own numbers, because what might make sense for one person just might not make sense for someone else. And again, I'm kind of all over the board. You factor in how much you're going to spend in closing costs, how long do you intend to hold the property? What's it going to cost to sell the property in 1015, 20 years. But again, the cost segregation and just everyone needs to kind of run their own numbers. I think. Speaker 2 9:47 closing costs times two versus times one is an interesting point. Paying to mow a yard is paying to mow a yard. But then you get into another rub that I think I put them I don't think I did a square footage variation, but I like smaller Homes. It's less on paint. It's less on vacant utilities. The lower your rent is to a degree, the more people can afford to rent it, and the more recession proof you are, in my opinion. And I wasn't running through that as well, but in my antique valuation from 2012 that $100,000 house is going to be bigger often than the littler guys for the rent. Not you know, you can have a play between neighborhood quality and size of house with rents, which is a determining price. But Keith, what do you think two or one? Keith Weinhold 10:33 Yeah, the two thing versus one thing has a lot of trade offs. As an investor, I think about the advantages of where one is going to have less management, even though I use a property manager, but with respect to the size of the property, I think a lot of us know, and the new investor doesn't know, say, a 1500 square foot unit versus a 3000 square foot rental unit. Well, with the 3000 you often have twice the maintenance, but you only get a little more in rent income. So depending on the market you're in, typically something more like a 1500 square foot rental unit is going to work out better. Terry Kerr 11:06 Yep, I agree. And then also, another one of the things that I found out is buying houses a little too far up market going to be renting to folks that are more apt to buy a house, right? And so you might have more turnover and a more expensive house just because it's in, you're renting in an area where folks may just not stay as long. And one of the things that that, of course, we like about Memphis is it's predominantly a rental market, so we're able to kind of have the best of both worlds there. But Liz Nowlin 11:32 kind of, going back to investor conventional wisdom, I think a common mistake, or maybe a mistake isn't the right word, but I hear investors say that they would not buy a house that they would not live in, and I find that they tend to be very expansive times of their life. They often have young children are possibly planning to do it. And one of the best renters I ever had was a little old lady on Social Security, on a fixed income. She lived in my house for seven years. She paid on time like crazy. She added a garden that my home didn't have, and she would have never paid the extra $25 a month that a second bathroom would have called for from that property. And people forget that you'd people downsize as much as they upsize. There's divorce or just retirement, there's empty nesters. Families shift down as much as they shift up. Because investors are often they're talking to me from their four bedroom, two bath house, and they couldn't conceive of renting a smaller thing long term. They just kind of missed that aspect. Keith Weinhold 12:38 Right for me, it's definitely not a criterion. Would I live in the property myself? And that makes it eligible to hold as a rental? No, it's just the opposite. Really. I don't think any of my rentals are ones that I would prefer to live in, because it wouldn't upgrade my lifestyle. Yet, it's still doing the clean, safe, affordable, functional housing thing. We're talking about the quality of properties here. Class A, properties are deemed the best class, D, the worst. What are your thoughts? Is B class better than C class? And is a really the best of all? I mean, for example, do you get better renters in a class, or are they finicky and then they have the means to move out and go buy their own place, if they have a 790 credit score and they're living in a class a unit, what are your thoughts here? Terry Kerr 13:22 I think c plus to b minus is the sweet spot. You get into the a plus. Like you said, there's going to be more turnover, because folks are going to be buying houses, and then you've got expensive appliances that you're going to be responsible for fixing in and a lot of A plus neighborhoods, but the C minus, and I can only really truly speak to Memphis and Little Rock, but the C minus the B plus I feel is the sweet spot that's for the size of the property, as well as the typical length of rentership. Liz Nowlin 13:52 I managed a class for about a decade before I came to work for Terry in 2009 and we ran a great ship, and we had a great, beautiful high rise, but a year was really the average stay a class renters are more litigious. I was operating a building next to a law school, and I had young lawyers and law students, but that's going to be true in any kind of a class area. When you're paying a rent of that amount you are going to call in a work order because the doorknob is slightly loose, a lot of it. And very interestingly, I think we still had some collection issues, even renting to nurses, lawyers, just a small percentage. It's the dark side of property management. But I saw alcoholism, divorce just in a small percentage. But it doesn't wipe it out the way that you would think it would. I've seen college students going to WashU and Ivy League level stuff leave apartments in terrible, terrible conditions. Think that's another kind of investor myth around that Terry Kerr 14:52 the blue collar folks that we're renting to here in Memphis and Little Rock, they're not going to call us for the loose doorknob. They're just going to pull out the screwdriver. And fix it, just to kind of piggyback on that. It's another one of the benefits of operating in that space Speaker 2 15:05 lawn care. It's a little thing, but everything adds up, right? Like our renters are going to mow their own lawns and they expect it, and it's how it was at their last place. You're not pulling that off at the high high end Keith Weinhold 15:16 when you're screening tenants. Do you have the ability to tell when someone is going to look after the place better, and because a lot of the single family home rentals that you do, I mean the tenants, for example, are even responsible for taking care of their lawn, or are they going to be responsible enough to call in a leak, but not so annoying that they're going to call you to adjust the kitchen cabinet door that's a little bit loose. So how can you help screen tenants to learn some of those things before they even move in. Speaker 2 15:43 Our typical renter is coming to us from another single family home, and so one of the kind of unique ways that we screen tenants is that you have to have immediate landlord history. It's like with a lot of places, if you go rent somewhere for a couple years, you leave in good standing, you come and live with your mom for a year, everybody else in town would accept that positive rental history from a prior place. But one thing that that I love about working here and then what we do is that being in business for 24 years, we've had a lot of chances to kind of do things the wrong way and figure out how to do it right. And they Terry instituted a system in the early years, where any time a renter fell off the rails, they would look back through that file, was there anything? Was there anything that could have predicted that? And sometimes the answer is no, and it's just the first time somebody's hit hard times. But one of the things they found is, well, hey, this guy hadn't paid rent in a year. He did have good rental history, but he hadn't paid rent in a year, and then that bill, he'd gotten used to not paying so much, and so that just helps. Terry Kerr 16:47 Absolutely Keith Weinhold 16:48 yes, getting that reference from their current or previous landlord can give you so much on what the expectations are going to be for the tenancy there in their place. And then, of course, there's a whole thing where, if you're talking to the current landlord and they're trying to move out, you're really trying to get to the bottom of the things and just find out if their current landlord wants them to move out because they can't get pay, or they're doing something nefarious. They're not paying rent, or something like that. That's sort of something that one needs to decipher as well. But of course, the history is going to help project the future better than anything else. And one thing we're talking about the operations of properties, and you sort of touched on it. Liz, where you had that tenant that started her own garden, she's someone that wouldn't care to pay more for a second bathroom. So why don't we talk about some of the pros and cons with the bathroom? Are two bathrooms always better than one, or is it just one more place to have maintenance and repair problems? Speaker 2 17:40 real quick, just back on the other thing, for all the philosophies that you can bring, the guy that I worked for before, Terry never did any landlord verifications, because the worst renter he ever had was personally dropped off at the property by the prior landlord. Keith Weinhold 17:56 Oh my gosh, making it easy for him. And he said, I'm done Speaker 2 17:59 so anyway, but the bathrooms is such a hot spot, there's definitely the second bathroom rules crowd. And then I've seen a seasoned investor that says that's just one more toilet to clog. Terry Kerr 18:14 Yeah, but I would say that right now, I'm pretty sure that the property that I have on Powell is the longest resident I've ever had. She moved in 11 years ago, is still there. It's the smallest house that I own. It's like 794 square feet. It's tiny, and it's got just one bathroom. But she's single, and when she moved in, she said they're gonna have to carry me out of here. And I hope that's not for a long, long time. But like Liz mentioned, there are a lot of folks that just want one bathroom because they're just going to be living in their solo or even married couple. That is downsizing. So we have a mix, and we like to be able to have something, you know, for everyone. So our two bedroom baths perform very well, just like the three twos Keith Weinhold 18:58 I once owned three rental properties. They were all built the same way. There was one bathroom in each of them, which would have been okay for one or two people to live there, except the only bathroom in these two story places was on the second floor for all three of them, and that did prevent some people from renting it. They didn't like the fact that the only bathroom was upstairs. Yeah, that sounds terrible. Speaker 2 19:20 Another analogy that's too great, or something I experienced when people think that two bedrooms must be inherently less desirable than three. Kind of connecting to one versus two bathrooms. When I managed that a class high rise, I had a waiting list for my studio apartments. It was the cheapest way that you could live in that neighborhood, period. And I had a three or four month waiting list for the studio apartments. I had a little more trouble renting the one bedrooms and the most trouble renting the penthouse, frankly. And my point with that is that if you price it right, it will always work. You know, if my studios were the same price as my one bedrooms, and of course. Course, I would not have had a waiting list for them. And you know, we have that super unusual lifetime occupancy guarantee mid south it's that, you know, if your property is ever vacant for more than 90 days, we start paying your rent on the 91st day. And I'm often explaining to people that's not us actually being an insurance policy, though it's real, it's in writing, we will pay you if that happens. But what I'm really telling you is that these rents are real. The rent price is meant to perform, and that that's the point. Anything rents well and stays well rented if you price the rent correctly. Keith Weinhold 20:33 Well, that's an excellent point. We're talking about efficient operations for real estate investors and the properties that they choose to put into their portfolio, and some of those trade offs with mid south home buyers Terry Kerr and Liz Nowlin. And one thing that seems to be increasingly popular, it sure isn't waning in the past few decades, is the prevalence of pets and tenants that apply and have a pet on there. So there are a lot of pros and cons here. What are your thoughts about pets? Is it worth it or not? Terry Kerr 23:28 It's worth it as long as you know what pet is going into the property and you charge a pet fee, amen. Speaker 2 23:36 I'm a dog lover personally. So I was a renter. I was a good renter with a dog, but you do run into the people I experienced this, where they had the one horror story, and they're like, I never want a pet environmental property again at the end of the day. And that's where you go into what type of pet and a non refundable pet deposit. But what you lose by excluding such a huge percentage of the population from retain your home is going to outweigh the risk of the one off bad pet owner. Terry Kerr 24:11 I agree. Keith Weinhold 24:12 We also get into questions of what's legal here. If one does say yes to pets, you mentioned a non refundable pet deposit, why don't you talk to us about the amount of that deposit in relation to the rent, and then can you, or do you also charge more rent monthly in addition to the non refundable pet deposit Terry Kerr 24:33 we charge a $250 non refundable pet fee, and that it tends to cover any issues with the pet but one of The things that I'll kind of piggyback on, what Liz said, is, not only are you excluding a large portion of the market, but we find that folks with pets, they just tend to stay in the property longer. I don't know why that is. I can look at my portfolio. I've not like examined all the houses that were managed. Thing, but I know that from with my portfolio, folks that get into the property with pets. I don't know why, but they just tend to stay longer. Liz Nowlin 25:07 I may have just had luck, but I have not had any significant pet damages from any of my renters with pets and and kind of more stable, stable folks sometimes. So I think it's worth it. You always understand the person that had the kind of the one bad story, but I really think you could mitigate it. Keith Weinhold 25:23 How about hiking up the rent amount for pets? Terry Kerr 25:23 We have not done that. It's not something that we've ever done before. I guess it's kind of a if it ain't broke, don't fix it, you know. But we want to be able to provide as much value as we can to the resident to have the leases renew. And so everything that we do, from a rehab standpoint and a property management standpoint, is geared towards resident renewal. I'm not saying we couldn't get maybe an extra 25 bucks a month, but at some point you cause yourself a longer vacancy because you're trying to find someone who's wanted to pay more because they have a pet or may not renew the lease, because they can find some place to go where the rent is cheaper and they're not being charged pet rent, if you will. Liz Nowlin 25:25 We charge pet rent at my a class high rise that I managed for a long time. You know, it's not 100% No, it's people complained bitterly about it. I think a pet deposit. Just they stomach it a little bit better. The theme of the show might be, there's a lot of different ways to skin the cat. I got more pushback about that rent charge working directly with the renties than kind of anything else. So I would say we should up the non refundable before we layer it onto the monthly personally Keith Weinhold 26:37 yeah, if it's paid one time, it seems to be less of an annoyance over time and forgotten. When we talk about pets and think about the long term, after a tenant with a pet moves out, can the place really be adequately cleaned for the next tenant? We know a lot of people are sensitive with allergies today. Terry Kerr 26:56 Well, fortunately, we bought our own carpet cleaning van. We know what we're doing in regards to, you know, cleaning carpets, and so absolutely you can clean them. I mean, don't get me wrong, there's always going to be like the one off every once in a blue moon, but definitely, you know, we're not throwing the baby out with the bath water there. And fortunately, we're able to mitigate that smells with the right chemicals and our own carpet cleaning van. It's rare that we have that issue. Keith Weinhold 27:22 Well, the other thing is, is that you're a turnkey real estate investing company, and for listeners that don't know what that means is you basically fix and flip properties at scale and sell them to investors. So what you do in that case, then, is you're using those resilient finishes that can stand up to pets better than if maybe a person were just doing this small scale on their own accord. Terry Kerr 27:45 That is true. So I can't really speak to what other property management companies experience or other individuals, but I do know that that's what we've done to mitigate the risk, and again, like I said, increase the likelihood of a lease renewal, that's the name of the game, right? Keith Weinhold 28:02 Saying yes to pets sure does increase your chances. And Terry and Liz, the three of us, have all been active real estate investors ourselves for quite a long time. And when we became real estate investors, new build properties, especially in the turnkey space, really weren't much of a thing, but today they are. There are build to rent communities and more. And you yourself, there have been more involved in new builds, although renovated properties is sort of your bread and butter business, but now that you've done both for a while, what are your thoughts with how you advise investors? Is the premium on new construction worth it? Are you just paying really upfront for the maintenance that you'd have on an existing property? So what are your thoughts with new versus renovated property? Liz Nowlin 28:46 I love that. So you know, if anybody goes to our website right now and looks at the available properties, you'll see some really gorgeous houses mixed in with our already pretty houses with a new construction label across the front of that exterior photo, and you're going to see beautifully updated kitchens. Our renovated kitchens are also super nice. But I get that question, you are going to pay a little bit more for a new build than a renovated property? And you know, Terry and I talked about it, there's a really cool, detailed 15 year pro forma that you can look at with every property. And we did turn up the appreciation for a new construction house. And of course, nobody has a crystal ball, but I really think that will hold true for our properties only. We actually didn't change the maintenance metrics solely because our renovated houses have all new roof, all new furnace, all new air condenser, all new water heater, and they're just as new on the renovated properties as the new construction for our renovations. We're replacing all the any galvanized plumbing, you know. We're doing so much new I think maybe we could change it by a half of a percent or something, you know, but we actually didn't change it because. Because of the depth of the renovation on our properties. Now I am planning to have my next purchase from mid south homebuyers be a new construction home. There's the premium on the front end for me, my thought, and again, this gets into individual investor strategies, but my son is three years old. I plan to leave my entire portfolio to him, and my simple thought about it is that, you know, I have wonderful performing properties, the oldest of which was built in 1927 actually, and a lot of my renovated. It's a gorgeous one, by the way, a beautiful neighborhood, and it's been a great property for me. A lot of my inventory was built in the 60s and 70s. But when I think about Rhett, my son, baby, selling a house in 30 years. I have a feeling that 2024, build is going to do him very well. What kind of buy and hold investor Are you? Are you a 15 year or you will leave them to your kids? That's an angle to think about for sure. Keith Weinhold 30:55 Well, actually, that's a great next thing to talk about the investor life cycle in the life cycle of a property that's in your portfolio. Talk to us more about when the right time is to sell an investment property. I mean, should we just buy and hold forever and leave it to our children, or is there an ideal exit time? So from your perspective, why don't you talk to us some more about that timing? Terry Kerr 31:18 And again, that's just going to be case by case, we've got folks that'll sell a house to put their kids through college. We have had folks to sell their houses when they need to move their parents into assisted living, folks that'll sell their houses when they're looking at retiring. It's typically, life happens and you've got that equity there, and when the time is right to tap it, it's nice to know it's there Liz Nowlin 31:44 lot of different ways to look at it. I've actually toured with selling my 1927 house in the next year or two, before that magic 100 year mark. Yes, for people, you know, and is that gonna do things? But really it's been a great little performer for me. I talk to investors so frequently, and I've heard more than one seasoned investor tell me they wish they'd never sold a single house they ever sold. Just wish, they wish they could hit a button and own everything they'd ever owned. And I'm a die hard buying holder, but I don't think there's a magic time in the sense of, you know, a question I get, maybe some from sometimes a newer investor is, when will my house need another renovation like the one you just did? And the answer is never right. We're going to cosmetically bring it back up between every renter every time. And so you're really just left working with the individual lifespans of those big components, right? And those are relatively staggered out, with maybe a water heater at the shortest, at a roof at the longest. And I think for the most part, this might vary per market. And Terry, I'd like to know your thoughts, but I think genuinely, you'll probably get a higher price by spending the money to replace versus selling for less having not replaced that item. You know. Say, trying to say, Okay, I'm going to sell in my roof is 29 years old, is probably better just replace it. Terry Kerr 33:04 Yep, I agree. Because you know, if I'm a buyer and I'm maybe not a flipper, but a buyer, and I'd rather buy a house and spend 100,000 bucks on a house that has a new roof, than buy a house for $94,000 with an old roof. Because I know that old roof, if it leaks, it can cause a lot more damage than just the cost of replacing the roof. So I agree. And from an ROI perspective, if I'm a financed investor, which about 80% of our investors are, I'm financing that new roof when I buy it with a mortgage, and I'm a great point pay out of pocket the next year. So that's a rub. And then very specific, of course, to our clientele. Terry, how much does it cost us to put a new roof on 1000 square foot house? 4500 bucks. That's we're putting on 700 new roofs a year. The roofers are paid by us by the hour. We are buying the shingles in bulk. And on top of that, we don't mark up maintenance and materials for our investors. So for that one story, 1000 square foot house, that's what my investor cost for us to put a new roof on for them is going to be but a potential buyer is going to look at that home and think it's a $7,000 roof that was great Keith Weinhold 34:17 to learn about how you renovate properties for investors between tenancies there, so that properties don't get excessively dated. And we've been talking about a lot of the physical things that go into a property with that investor deciding what their exit strategy is going to be. Another thing that informs me are the numbers. When I get to about 40% equity on a property, I know my leverage ratio has now been cut down to two and a half to one, and that's when I look to do something maybe a 1031, tax deferred exchange. Or alternately, if it's a property that I really like, do the cash out refinance, get a tax free windfall with the cash out refinance, and get to hold on to the property at the same time. So of course, that's another way to approach it From the number side, rather than so much the physical side. But there sure is a lot to consider there. And you brought up heirs as well. This has been a great chat about the operations of a property, and just how you advise investors in there. Is there maybe any other question that comes up from investors a lot of times with how they should approach a property and the pros and cons within Liz Nowlin 35:22 we've seen a lot of great growth, but when we're newer into a neighborhood that we've just kind of started putting our foot in as we stay we meaning mid south home buyers renovating and escalating those properties. That's where we've seen some of the biggest rent jumps and some of the biggest depreciation jumps, but it was kind of one of the lesser, prettier neighborhoods when we first offered that home to that investor, just kind of wrapping your head around all the different nuances to account for Terry Kerr 35:49 yep, buying the path of progress. And fortunately, we've been able to create some of that progress in the neighborhoods that we've worked in throughout the years. Keith Weinhold 35:56 If you're not sure where the path of progress is, and you buy on the line. A lot of times, you are the one that is creating that path of progress, and you've got enough bandwidth and volume in there to have actually done that on a number of occasions. How about something actionable? So many of our listeners have become investors there with mid south homebuyers. I imagine it is over 100 by now. So tell us about what you're doing, where you're active, between Memphis and Little Rock, renovated, new build. Really, where's the opportunity for an investor today? Liz Nowlin 36:31 I'm pretty proud of us. I'll admit we just closed out 2024 having sold 680 houses. Wow. To investors, many of your listeners, and we're very careful. We've always done a little bit more every year. We don't buy everything we could buy. I always say my acquisitions team is not out there thinking about me and my wait list. One of my favorite sayings of Terry's is, you know, pigs get fat, Hogs get slaughtered. And I love the slow, careful way that we do things, but it was still pretty cool to do 680 we're still about, I'd say 75% Memphis, Tennessee, 25% Little Rock. Terry Kerr 37:09 Yes, that's about, right? I would say also probably about maybe 15% new construction on 85% rehabs, maybe 20% new construction now, yeah Liz Nowlin 37:20 And our sweet spot is still, well, still, it's that 100,000 to 200,000 that that window has slowly moved up through the years, very much to the benefit of investors as their investment seasons with time. I think we were 46,000 to 86,000 when I started in 2009 so been awesome to see the growth Memphis and Little Rock has had and so yeah, we're still kind of cash flow first appreciation is the icing on the cupcake. There are cupcakes have had more icing than we ever anticipated. We're so formulaic, 365 days a year, the cheapest house I may ever have is on that website. The same for the most expensive. We have just kind of figured out what works, and we hit it hard. And you can see the running theme with the kitchens and everything else. Keith Weinhold 38:22 Well, congratulations on the total volume that you did last year. That's almost two homes a day, including weekends and holidays and everything else. That's really terrific. Yes, I, for the listeners here, have often, over the years, made these examples using a 100k property, but inflation and appreciation has also made it such that I can't do that anymore, maybe, just maybe in Memphis and Little Rock, I still can for a decent rehabbed property in a pride of ownership neighborhood for as little as 100k and that's one reason why so many investors have made mid south home buyers the place that they go for their First ever Income Property across state lines. If for anyone that prefers to do it from your living room, you are in the 95% norm if you never come to town. But man, it pushes folks confidence through the roof. So many of my investors are from high cost of living areas where you cannot get a parking spot in a war zone for the price that we are selling fully renovated houses, we have a deposit taken for a renter from every house I ever offer that really is cash flow from day one, and folks will really see the neighborhoods and that. I can't stress that enough. In fact, one thing that happens so if folks come up, you can sign up for the tours right on the website. It's on the far right, says, come visit us. This, you'll see a drop down with all the dates we do, monthly tours in Memphis and quarterly tours in Little Rock the day before. So you can come out and hit both. You kind of do a Thursday, Friday tour. You'll tour facilities. You'll see the warehouse and all that kind of stuff that I'll find. You know, our vans, we pull it, throw everybody in vans. We're listening to Memphis music and talking the whole tour, and people will want to pour out of that van right into the house. And I actually back everybody back out. I back them back into the front yard. I want to talk to you there and say, look left, look right. This is $120,000 neighborhood. Y'all. I can send you photos of the inside of the house all day, and you're going to get the same great house whether you buy from your living room. But I love it when people get to see that. I'll go ahead and say we do give gift cards to the best barbecue in town at the end of the tour, in addition to a $500 closing cost credit, just as a thank you for coming out and yeah, I love the tours. Keith Weinhold 40:53 I really appreciate the two of you. And yeah, I think that long term, you know, the three bed, two bath style that has been so popular in rentals. But today, there are fewer occupants per household than there was 10 years ago and 20 years ago. Okay, that has long been a national trend. So in a lot of instances, two bedrooms can be better than three and one bathroom can be better than two, especially in that case of a sole occupant. And do you know where your best feedback is gonna come from? From what would most improve your unit's appeal to the market? It is not an online resource at all. It is from a showing where your tenant prospect did not want your unit. They know they are in the market. In fact, they are more aware and in tune with the market than you are, because they might have looked at, say, five units in just the last two days, and they might have done that in person. So they will tell you why they did not want the unit, whether the rents too high, or they don't like the parking situation, or your place needs to be closer to the train station, or your only bathroom is upstairs, something that reduced appeal for some of my own properties in the past. But yeah, this, I'll call it an exit interview of your prospective tenant. I mean, that is valuable, or you can have your manager do it well, the one place that really knows what tenants and investors want is with Terry and Liz there. That's why they have been in business since 2002 with 1000s of investors like you. And it's also why when there is an investor wait list for their properties, and you get to the top of the wait list and close on your property, so many investors just get right back in line on the bottom of their list and work the way up again for their next property. (14:50) What I think I do have is when there is a problem, I have to solve it.Dog food is going green, thanks to Anne Carlson and her groundbreaking company, Jiminy's. By replacing traditional animal proteins with cricket protein, Anne has not only created a superfood for pets but also a solution to reduce the environmental impact of pet nutrition. “It's like flipping a switch,” Anne explained. “One day, you're feeding your dog something traditional and unsustainable. The next, you're using Jiminy's—less land, less water, and almost no greenhouse gases.”Cricket farming is remarkably efficient. Anne highlighted that an acre of land used for crickets can yield 65,000 pounds of protein annually, compared to just 265 pounds from chickens. This week's episode of @Notevend2 features the head coach of #5 ranked, Washington University in St. Louis, head coach Pat Juckem. The Bears are currently 10-1 heading into UAA conference play. Juckem got his first head coaching job in 2005 at Coe College; in seven seasons at Coe, Juckem finished 104-80 (.565). Juckem's career took off when he got the job at UW-Oshkosh. UW-Oshkosh became a WIAC force and national contender under Juckem. During the 2017-18 season, UW-Oshkosh made a run to the Division 3 National Championship. Although Juckem would leave the following year for WashU, Oshkosh would continue the success and complete the quest of winning the first National Championship in program history. WashU hired Juckem ahead of the 2018-19 season. Since then, Juckem has not had a losing season and has yet to finish below 3rd place in the UAA. Of the many great players that Juckem has coached, Justin Hardy has to be amongst the top. Hardy passed in 2022 due to stomach cancer but his impact and inspiration around the sports community is still strong today. He and his colleagues collected records of more than 37,000 people who worked for the federal government between 1789 and 1829. The results are now publicly viewable via the “Creating a Federal Government” digital archive. Craft beer has experienced explosive growth in the last 15 years, but more recently those good times may have ended, with craft breweries across the country now hurting, or even closing. In recent months, Urban Chestnut Brewing Company filed for bankruptcy protection, O'Fallon Brewery closed, and Earthbound Beer announced it will shutter later this year after 10 years in business.
