    Arizona's Legislative Shenanigans: Why HB2486 is a Disaster for Distressed Real EstateGather 'round, folks, because Arizona just dropped a legislative bombshell that's so pants-on-fire ridiculous, it makes my hair hurt. We're talking about HB2486, a bill so aggressively anti-investor it's practically a blueprint for how not to help distressed homeowners. And let me be crystal clear: this isn't just some anti-wholesaling fluff; this thing targets every single investor – flippers, buy-and-hold, even your grandma doing a creative deal!The government, bless its meddling heart, wants to dictate how much you can pay for a distressed property. Because, apparently, two consenting adults deciding on a fair price is just too much freedom. If this passes, say goodbye to viable solutions for struggling homeowners and hello to a tsunami of foreclosures. We need to stop this legislative train wreck NOW.Here's why HB2486 is a colossal pile of legislative horse manure:You're an "Equity Purchaser" (aka, a Villain!): If you acquire property, don't plan to live in it for 12 months, and intend to make a profit (you know, like a business?), congrats! You're an "equity purchaser." This bill doesn't care if you assign, double close, or use cash – if you're an investor, they're coming for you."Distressed" Means Whatever They Say It Means: A property is "distressed" if the seller is delinquent, received a foreclosure notice, OR – get this – believes they might default soon. So, if a homeowner has a bad dream about defaulting, your deal might be toast. Makes perfect sense, right? (My sarcasm meter just broke).The Infamous 82% Rule & Escrow's New Big Brother Role: This is where it gets crazy. You CANNOT buy a distressed property for less than 82% of its as-is fair market value. Period. No exceptions. Escrow and title companies are now legally prohibited from closing if this arbitrary threshold isn't met. So, the government, not the market or the homeowner, decides what a property is worth.Creative Financing: Poof! It's Gone: Sub-to? Forget it. All liens must be paid in full at closing. Seller financing, wraps, installment sales? Banned – the seller can't extend credit. Rent-backs/lease-backs? Limited to a laughable 20 days post-closing. This bill isn't just anti-creative finance; it's a full-on annihilation of options.Wholesaling Gets a Bullet to the Head: Wholesaling at 82% of FMV is like trying to make a profit selling lemonade in a snowstorm. Impossible. Plus, if you're non-licensed, you're limited to ONE deal per year. Two or more? You need a license. It's like they want to ensure only the most incompetent can survive.This bill, introduced by Rep. Oscar de Los Santos, doesn't protect homeowners; it removes their viable options, pushing them closer to foreclosure. It criminalizes standard, consensual real estate transactions and turns neutral transaction facilitators into government price police. This is excessive government control, plain and simple.If you value free markets, property rights, or simply believe distressed homeowners deserve options beyond a one-way ticket to foreclosure, now is the time to act. Ira counted 80 yards in penalties and a targeting. MSU game: Brilliant defensive first half, all MSU could do consistently was get to the free throw line. Calling out their dirty play goes right to their heart because it's the best thing they can do. Going 2-3 zone out of halftime made good tactical sense but ball betrayed them a bit, good resilience to fight back. McKenney love: He's played his way to Michigan's best two—Burnett and Gayle are losing minutes to him. Anticipates screens, is big, and his midrange pullups are a good floor for possessions that help you against an elite defense. Really important for what this team needs to be going forward.     Welcome to Day 2787 of Wisdom-Trek. Thank you for joining me. This is Guthrie Chamberlain, Your Guide to Wisdom. Day 2787 – Wisdom Nuggets – Psalm 108:10-13 – Daily Wisdom Wisdom-Trek Podcast Script - Day 2787 Welcome to Wisdom-Trek with Gramps! I am Guthrie Chamberlain, and we are on Day two thousand seven hundred eighty-seven of our Trek. The Purpose of Wisdom-Trek is to create a legacy of wisdom, to seek out discernment and insights, and to boldly grow where few have chosen to grow before. The Title for Today's Wisdom-Trek is: The Divine Stomp – Storming the Gates of the Impossible.   Today, we arrive at the grand finale of our journey through Psalm One Hundred Eight. We are trekking through the final stanza, verses ten through thirteen, in the New Living Translation. In our previous trek, we stood in the War Room of Heaven. We heard the Divine Oracle in verses six through nine, where Yahweh looked at the map of the Middle East and claimed His territory. We heard Him declare, "Gilead is mine... Manasseh is mine... Moab is my washbasin... I will wipe my feet on Edom." It was a breathtaking assertion of ownership. We saw God claiming the hostile nations as His servants—His washpots and His shoe-racks. It was a moment of high theology and divine confidence. But today, the scene shifts from the map on the wall to the mud on the ground. In Psalm One Hundred Eight, verses ten through thirteen, King David takes that divine promise and tries to walk it out in the real world. And he immediately hits a wall—literally. He finds himself standing outside the "fortified city" of Edom. The map says Edom belongs to God. But the reality says Edom is locked up tight behind impregnable walls. This is where the rubber meets the road in our spiritual lives. It is one thing to sing about victory in the sanctuary; it is another thing to secure it on the battlefield. It is one thing to believe God owns the problem; it is another to see Him conquer it. In these final four verses, we will see the transition from Promise to Petition, and finally to Participation. We will learn that the only way to breach the fortified city is to abandon human strategies and rely on the Divine Warrior to do the trampling. So, let us draw our swords one last time and march toward the gate. The first segment is: The Crisis of Geography: The Impregnable City. Psalm One Hundred Eight: verse ten. Who will bring me into the fortified city? Who will bring me to Edom? The psalm moves from God's voice back to David's voice. And David has a logistical problem. God just said in verse nine: "I will wipe my feet on Edom."   David responds: "Okay, Lord. But who is going to get me inside?" "Who will bring me into the fortified city? Who will bring me to Edom?" To understand the weight of this question, we have to look at the geography. The ancient capital of Edom was Bozrah, and later Petra (Sela). Edom was legendary for its natural defenses. It was carved into the red sandstone cliffs. The only way in was through a narrow canyon called the Siq. It was a natural fortress that armies broke themselves against for centuries. It was the "Fortified City" (Ir Mibzar) par excellence. When David

    A judge declared Nick Reiner "gravely disabled" in 2020. Licensed fiduciary Steven Baer took control of his treatment decisions. Nick could be forced into a locked psychiatric facility against his will. The Reiners obtained the most powerful legal tool California offers families dealing with severe mental illness. It lasted one year. Four years later, both parents are dead.Here's what the law actually does: if a family provides food, clothing, and shelter for a mentally ill loved one, that person may no longer qualify as "gravely disabled." The conservatorship can expire not because the patient improved—but because loving parents kept caring. The system forces families to choose between supporting their children and maintaining legal authority to force treatment. The Reiners appear to have been trapped by that impossible choice.We break down the full timeline: 2019 police calls to the Brentwood home. Nick's reported schizophrenia diagnosis around 2020. The conservatorship that ended after one year. The medication change approximately one month before the killings that sources say triggered a "complete break from reality." And we examine why former conservator Steven Baer will almost certainly testify—and what that means for both prosecution and defense strategies.But the Reiner case is a symptom of a sixty-year policy failure. Before California's 1967 Lanterman-Petris-Short Act, families could petition courts to hospitalize violent, psychotic relatives. That system is gone. Today, someone can be paranoid, delusional, and dangerous but still walk out the door if they can say where they're going to sleep. California went from 37,000 patients in state hospitals to fewer than 1,500 on involuntary conservatorships.The conservatorship didn't fail because the Reiners failed. It may have failed because the law worked exactly as designed.
