Honored to be joined by Doug Kiersey again as we jump into Doug provides insights on current valuation trends, interest rates, and market dynamics. He notes that although interest rates have stabilized around 4.25%, the spread between industrial cap rates and treasury yields remains narrow, compelling investors to rely on rent growth rather than appreciation for returns. Doug anticipates moderate rent growth in 2025, driven by constrained supply due to significantly reduced development activity. We also cover challenges in the industrial sector, including overbuilt big-box warehouses in certain markets and potential pressures on vacancy rates. Doug emphasizes investing in high-quality, infill assets with sustainable competitive advantages. They also explore challenges such as power capacity constraints, the rise of automation, and political opposition to industrial developments.About Doug:Douglas A. Bessi has been engaged by governments and leading financial institutions to design capacity-building funds, servicing multiple countries to build investment readiness in businesses in emerging and established economies. And setting up and being the cornerstone investor in the first impact investment fund focused on the Pacific. Much of our conversation will be centered around impact investing and the term that I've come to understand more fully, blended value. In this episode of InvestStream, I share a few thoughts on balancing the need for due diligence with the need to make fast decisions in early stage startup investing. Investment Committees sometimes ask for lots of information during the due diligence process which could drag out decision making for months, in some cases. What happens when decisions get dragged out could be more of a problem for venture capitalists and angel investors than it could be for startups. If you have other thoughts on why taking too long to make a decision could negatively impact an investor, please share your thoughts in the comments section below. *** Don't forget to watch the live streamed show detailing a startup's journey to raising money ** The Raise: https://www.youtube.com/playlist?list=PLFW0SzosvdKhu5WJIoRnAZ5MgR2bkDLaF *** Social *** Twitter: https://twitter.com/pjain Instagram: https://instagram.com/pjain001 Facebook: https://www.facebook.com/pjain001 Facebook Page: https://www.facebook.com/InvestStream Blog: http://blog.pjain.me AngelList: https://angel.co/pjain Founder Craft: https://foundercraft.com --- Send in a voice message: https://anchor.fm/pjain/message Support this podcast: https://anchor.fm/pjain/support

When seeking financial advice? What should you know before you start shopping around for an adviser to work with? Some of it comes down firstly to you: What's your expectation/what outcome would you like to get after an interaction with a financial adviser? Are you keen to get your 'hands dirty' also or do you want to allow that adviser all or some of the decision making in relation to your portfolio? Some of us will never use an adviser and that's totally fine. Many who do use and pay (either directly or indirectly) for this are actually paying for something that may not make a meaningful difference on the return on a portfolio. Others, more likely the newbie or self-directed investor, save on costs but are they missing out on something important? If using a financial adviser and an investment adviser specifically, is something you're going to do, then it pays to do a bit of groundwork first in order to understand what makes them tick. On the topic of adviser remuneration, most advisers will charge a fee for their service but how this fee is calculated varies greatly. Sometimes there may even be revenue coming from both sides (the 'supplier' and the consumer). Other types of advisers will receive a commission from the supplier, specifically mortgage and insurance advisers. There's power in compounding returns, but it would be great if you could also avoid conflicted returns. In our recent white paper, Investment Committees: More than the sum of their parts, we look at why some investment committees generate better investment outcomes than others. We examine what elements can make a committee successful, and discuss group dynamics that can systematically undermine an investment committee’s decision-making ability. In part 1 of this accompanying podcast series, senior consultants Chris Van Dyke, CFA, CAIA, and James Ellis, CFA, go even deeper, bringing their 35 years of collective experience working with committees to the discussion. In this podcast, Chris and James provide their insights on investment committee makeup, decision-making, leadership, and more, with particular attention to those pitfalls that can trip investment committees up. Focusing in particular on investment committees of non-profit organizations, they provide insight and advice that can help foster effective committee decision-making. Look for part 2 of this series coming soon, in which we’ll dive deeper into discretionary versus traditional investment advisory services. © 2019 Arnerich Massena, Inc. All rights reserved.
