Debt-Driven Reality: Understanding CRE's Structural Fragility Cracks Beneath the Surface In this episode of The Real Estate Market Watch, I sit down with Jon Winick, CEO of Clark Street Capital, to explore the increasingly fragile foundation of the commercial real estate (CRE) market. Winick draws on decades of experience in loan portfolio sales, banking, CMBS investing, and student housing to deliver a sobering, detail-rich assessment of what's coming next — and what's already hiding in plain sight.   The Fed, Interest Rates, and the “Nuclear Option” Trump vs. Powell: Market Implications Winick opens with a sharp critique of political interference in Federal Reserve policy. While the idea of firing Fed Chair Jerome Powell may feel remote, he warns that even sustained political pressure has consequences. Removing Powell — the so-called "nuclear option" — would spark chaos in capital markets, undermining global confidence in the U.S. dollar and Treasury markets. “You cannot find an industry in which debt matters more than commercial real estate,” Winick says. A destabilized bond market affects CRE indirectly but profoundly by tightening liquidity and depressing investor confidence.   CRE's Dependency on Debt: Liquidity as Lifeblood Why CRE Suffers When Capital Tightens With rates elevated and uncertainty rising, Winick highlights the outsized role debt plays in CRE. Unlike most industries, capital structure is everything in real estate. Higher interest rates are more than a cost issue—they erode the viability of deals outright. His analogy lands hard: “Low rates are like tequila on a first date. High rates are like a glass of warm milk.”   Banking Behavior: The Art of Delay Defaults, Loan Maturities, and Creative Accounting Despite rising delinquencies in CMBS, bank-reported CRE loan delinquencies remain surprisingly low. Why? Banks, Winick argues, are benefiting from regulatory changes that let them defer the recognition of problem loans. “The delinquencies that you're seeing in CMBS and bank loans will inevitably converge. Banks have been able to use some new rules to hide problem loans. And eventually that [runway] runs out.” he says. Bank defaults may not be catastrophic, but their opacity clouds the picture for investors trying to assess real risk.   Creative Destruction Denied Why Bailouts Delay the Inevitable Winick argues the post-COVID economy is still “wrapped up by actual or indirect fraud.” From subsidized mortgages to suspended student loan collections, unsustainable federal programs have kept weak assets and businesses afloat. He makes a provocative case for embracing creative destruction. “We've basically decided as a society that we won't let businesses fail… but that's ultimately bad economics.”   Policy, Regulation, and the Supply-Demand Trap Deregulation and its Unintended Consequences Dodd-Frank's unintended effect was to choke off consumer credit, particularly in regions with few lenders. Winick compares Puerto Rico, with just three banks, to Iowa, with the same size population as Puerto Rico, with 246. The result? Higher interest rates, limited options, and an underfinanced economy. He calls for “smart, effective regulation,” warning that over-regulation concentrates power while under-regulation invites asset bubbles.   The Signals to Watch Now What CRE Investors Should Be Monitoring Winick identifies several canaries in the coal mine for CRE investors: Widening CMBS credit spreads: These are leading indicators of borrowing cost pressures. Corporate bankruptcies and retail closures: Especially among large tenants like Walgreens or government departments exiting leases. Shifts in political winds: Regulatory reversals could radically alter CRE's operating environment. Strategy: What Should CRE Investors Be Doing? Demetri and Mark discuss an article that he recently co-authored in American Affairs about AI's potential to create a new growth wave of creative destruction that could rival or surpass those of previous innovation cycles, with enormous implications for business, society, and the role of government in the economy. They discuss what these so-called “Schumpeterian” growth waves typically look like, how they create complex interactions across all facets of the economy, and how they ultimately exhaust themselves, making room for the birth of a new innovation cycle. In the second hour, Mark and Demetri apply this framework to the growth wave that we have been living through for more or less the last 50 years and which now appears to be in the late stages of endogenous decay. They examine three scenarios for what might come next. The first is an extension of the current wave, the second is a new paradigm driven by AI as the key general-purpose technology, and the third is neither an extension of the current wave nor a transition to a new paradigm, but rather a series of crises characterized by commodity shortages, energy insecurity, political polarization, and global conflict. These technologies, in turn, shape our behaviours, perceptions, and ultimately, our societies. This goes for any technology from the stopwatch to the advanced artificial intelligence.  I hope I am wrong... In the late 19th and early 20th centuries, Frederick Taylor introduced a management approach that would fundamentally change the industrial world. With tools as basic as a pen, ledger, and stopwatch, Taylor meticulously observed and recorded the activities of factory workers, aiming to enhance efficiency through what he termed "scientific management." This system dissected every action into its basic elements. Taylor's analysis led to the precise timing and reorganization of each task to maximize speed and efficiency. Initially, these changes led to significant productivity gains, but they also stripped workers of their autonomy and sense of craftsmanship. Understandably, Taylorism reduced skilled artisans to interchangeable cogs in a mechanized process. Fast forward to today, and Taylor's shadow looms large over modern workforce management. Today's management practices have evolved to slice jobs into ever-smaller tasks. In 2019, The Wall Street Journal highlighted a significant shift towards workplace surveillance, labelling employees as "workforce data generators." This marked a new phase in management's scientific approach, now armed with AI-driven tools far beyond Taylor's  stopwatch. The COVID-19 pandemic and the shift to remote work turbocharged the use of these surveillance tools. A 2021 study by Gartner revealed that the adoption of technologies like facial recognition among employers had doubled to 60% during the pandemic, with predictions of continued growth. This surge in monitoring tools reflects a crisis-induced rush towards greater control, reminiscent of Taylor's response to perceived inefficiencies. The narrative has been that a surefire way to protect yourself in an age of AI is to have a complex, human job. However, when you really examine any complex job it is just a Gordian knot of simple tasks, tasks that can be cheese sliced apart. Consider, AI-powered project management software that eliminates middle management by automating tasks. Once it has unbundled jobs into tasks, it then assembles freelance teams. While these freelancers initially benefit, the software soon learns from their work, and gradually replaces them too.  Freelancers are increasingly becoming a significant part of the workforce. Carter Williams is the CEO and Managing Director at iSelect Fund, who invests at the convergence of agtech and human health. Carter has spent his entire career working on innovation. First as a young engineer at McDonnell Douglas, next in his leadership roles at Boeing managing R&D and starting Boeing Ventures.  Later as a successful entrepreneur and venture investor. Throughout his career, he has directly managed investments of over $600 million in early-stage ventures and corporate research, resulting in several billion dollars of new product revenues. As part of Boeing Phantom Works, Carter led Boeing's technology planning process, involving all aspects of internal and external technology development and manufacturing research. This eventually led to his role in founding and managing Boeing Ventures. After Boeing, he was President of Gridlogix, initially a small 4-person startup that grew over 3 years, exiting successfully to Johnson Controls in October 2008. Gridlogix became Johnson Controls Panopics system. Before leading iSelect, Carter was Senior Managing Director at Progress Partners, an energy and technology investment banking firm. He was a Managing Partner at Open Innovation Ventures and a Director at Clayton Capital Partners. Carter is the past President and Founder of the MIT Corporate Venturing Consortium and Co-founder of the MIT Entrepreneurship Society. In this episode, Alan and Jessica talk about the evolution of Calendly from serving solopreneurs to enterprise organizations, the success factors that have made that shift possible, how she thinks about the RIO and effectiveness of marketing spend, and balancing the need to drive results and be creative through “creative destruction.”.  Jessica Gilmartin is an amateur baker, an ex-yogurt mogul, and the new Chief Revenue Officer at the scheduling automation platform Calendly. She took her first marketing job at Dell, which prompted a move to the Bay Area, where she also started and sold a chain of yogurt stores. Before joining Calendly in 2023, Jessica was Head of Revenue Marketing at Asana and had also served as CMO of three high-growth, venture-backed startups, building their global enterprise marketing engines during rapid growth periods.  Calendly started with a basic scheduling link for individuals, but business users needed more team features, and enterprise users needed more admin and security features, so the product grew to meet those needs. Jessica tells us they are building for scale but are sure to never lose sight of the individual user's success. Her team is focused on how to tell a complete story with comprehensive features while maintaining simplicity in the product and the messaging. To do that, Jessica and her team have to experiment. Marketing changes all the time, and what worked then will not work now, so marketers have to be creative to drive results. She refers to this as “creative destruction” and encourages her team to make 70–80% of what they are doing every quarter new. However, to make this work, her team must trust that failing is not career-ending as long as they learn from it. Jessica also outlines how her approach to segmenting and communicating expectations around marketing spend facilitates experimentation. AI is a place where many companies are experimenting.
