In the last email, I talked about presenting your UX vision to stakeholders and leadership. We looked at how to focus on the value you offer and how to tailor that message to your audience's specific needs. But, successfully driving through your strategy involves more than just a well-crafted presentation. It also needs a strategic approach when you are in the room with those key decision makers.I want to share some additional thoughts on that today.The Problem with Asking PermissionOne common mistake I see is when UX practitioners pitch their strategy as something they need management to sign off on. This can trigger a cautious mindset in people. They might start thinking, "Is this going to cost me money?" or "What are the implications for me?" and the conversation quickly becomes a critique.A Better Approach: Ask for HelpInstead, I recommend going in and asking for their help. Explain your goals clearly. Tell them you're trying to improve in specific areas and deliver on the goals they care about. Then, explain that you believe your strategy is the way to achieve this. Crucially, ask for their perspective. Ask if they agree with your approach and what they think about it.Why This WorksThis approach of drawing them in and asking for their feedback does two powerful things.First, you're appealing to their ego a little bit. You're saying that you value their opinion and believe they can help you. People are generally quite receptive to that.Second, if you can genuinely take on board their comments and tweak your strategy based on their feedback, they've essentially given you permission already. If you've incorporated their suggestions, they are more likely to be happy with it. People like to be consistent with their previously stated views, so it becomes very unlikely they will reject it. Even if you don't apply all their recommendations, having a dialogue about it means they feel a sense of ownership over your strategy.Find Your AlliesIt also helps significantly if you do some preparation before you speak to management. Go and seek allies. These are other people who are excited by your strategy and vision and are willing to support you in your conversations with leadership by saying, "Yes, I'm behind this too." The more voices you have, the more momentum your strategy picks up. This means management is much more likely to approve it. It's really worth trying to create excitement around your strategy before you try to make it official.Start with Design ChampionsWhen looking for potential allies, start with the obvious people. These are the individuals who already value design and UX within your organization. You likely know who they are. Even if they don't use the specific term "user experience," they are certainly affected by the negative consequences of a poor user experience. Typically, these will be people in marketing or customer service.Find Change AdvocatesNext, look for those who are dissatisfied with the status quo. Your best allies are often those who are unhappy with current processes and want things to change. For example, product owners who feel frustrated that the UX team has become a bottleneck, or that you can't contribute as much as they'd like, can often be useful allies.Prepare for ObjectionsWhen you start talking to potential allies, senior management, or any colleagues, you need to be ready for objections. There will be many thrown at you, and you need to have responses prepared. While I won't list every possible objection, here are some common ones you might hear:Red tape: "We need to go through procurement for that." This is especially common in larger organizations.Resource constraints: "We haven't got enough people to do this."Risk aversion: People don't like to do anything different because it might be dangerous.Lack of evidence or data to support your proposed approach.Return on investment (ROI).The objection of others: "That's a great idea, but you'll never get it past so-and-so."Change fatigue: People are tired of changing their behavior.Poor market conditions or economic situation.Broadly speaking, I have three different tactics for these situations:Minimize the impact: Emphasize that what you're proposing will impact others very little. As long as people don't have to do extra work, they are normally more open to change.Stage the rollout: Suggest a trial period. Implement changes in stages while monitoring to ensure they are having the desired effect.Don't ask for anything extra: No extra money, people, or time. This gives people very little room to object since you're not asking anything of them.Be Patient and PersistentWith all of this, you need to be patient and persistent. Don't just make a one-off attempt. Follow up and keep the conversation going with updates and additional information as needed. That's why you want to avoid a situation where management simply says no. By talking about getting their help rather than their permission, you create opportunities to follow up and continue providing information gradually.Stay committed. Perseverance is not only important to achieve your goal. It also shows dedication to your vision. This can persuade people over time that your strategy isn't just a passing idea but something you are committed to and believe is important. It's important to recognize that shifting your role and strategy is a marathon, not a sprint.Next TimeThat's all I want to say about defining your role and strategy for now. This show is for neurodivergent adults, and also parents and educators who want to really understand what living with ADHD and autism can be like.Imagine sitting in a meeting: the clock ticks, but your mind is racing on a thousand other things. Or being at a loud party and feeling every light and sound press in on you. Those are snippets of how ADHD or autism can feel. For anyone with these conditions (or both), life can be a wild ride of challenges and unique gifts. But you're not alone – there are science-backed ways to cope and even thrive.In recent years, brain science has been uncovering secrets about ADHD and autism. Researchers use brain scans and cognitive tests to see how neurodivergent brains work differently. We won't get lost in jargon, but the gist is this: ADHD often involves lower activity in brain areas that handle focus, planning, and impulse control – think of it like having a very fast car with weak brakes. Autism often involves brain circuits that are finely tuned, noticing patterns and details that others miss, but also picking up sensory inputs very intensely. So, one brain might crave novelty while needing a tight routine, the other might detect every background sound. Knowing this biological side helps make sense of everyday experiences.ADHD: A Brain That Zigs When Others ZagADHD, or Attention Deficit Hyperactivity Disorder, shows up as three main quirks:* Trouble sustaining attention: Daydreaming or being easily distracted, missing details.* Impulsivity: Acting or speaking without thinking it through (like blurting an answer or grabbing the last slice of pizza on a whim).* Hyperactivity: Feeling restless or fidgety, like you have to move even when you're sitting still.Some people call the ADHD brain “a race car with fuzzy brakes.” Neuroscientists tell us ADHD brains often have lower levels of neurotransmitters like dopamine and norepinephrine, especially in the prefrontal cortex (the area acting like the brain's CEO). For example, they might notice a statistic (detail) and also have a wild new idea (big picture) about it. The key is managing the quirks to let those superpowers shine.Daily Life Impact: Emotions, Thinking, Social, and WorkLiving with ADHD and/or autism can color every part of life. Let's break down some common areas:EmotionallyLiving with ADHD or autism can feel like having an emotional accelerator and brake pedal that sometimes fail. You might swing quickly from excitement to frustration. Frustration and anxiety often come from feeling misunderstood or not in control. Little surprises (a canceling a plan, a sudden noise) can trigger big reactions. If you've been punished for symptoms out of your control, you might have long-standing low self-esteem. Remember: getting emotional about these challenges is normal. It helps to remind yourself that meltdowns or outbursts are signals — your brain's way of saying it needs a break or some support, not proof that you're failing. After the episode, self-care and a bit of self-compassion (“That was tough, but I survived”) can help you recover and learn.Many neurodivergent people use humor as a lifesaver. Joking about “my ADHD brain is like a puppy on espresso” or “my daily meltdown wardrobe” can help talk about tough stuff more easily. Sometimes laughing at ourselves (gently, not harshly) reminds us that everyone has quirks.CognitivelyNeurodivergent minds often have a unique thinking style — like a maze and a playground at once. Here are a few common cognitive features:* Attention: ADHD means your attention is selective. Or you keep 100 tabs open in your brain, and sometimes one of them quietly closes without telling you. This isn't forgetfulness; it's the brain's attention and memory systems juggling too much.* Processing Speed: Some people think very fast (“see” many thoughts at once), others very slowly, or even seem to “lag” when switching tasks. An ADHD person might do great in a fast-paced, varied job (like first responder or entrepreneur). An autistic person might shine in coding, design, or research. If you can steer your career or course toward your interests, motivation often comes naturally.* Advocacy: Don't be afraid to ask for help. Schools often have services for ADHD/autism (like extra test time or an aide). Workplaces may offer flexible scheduling, mentorship programs, or assistive tech. It's legal in many places to request reasonable accommodations once you disclose a diagnosis. Educators and bosses are becoming more aware – sometimes just explaining “I work/learn best this way” can open doors.Practical Coping Strategies (Evidence-Based!)Alright, let's get to action. Based on brain science and countless success stories, here are some practical strategies to manage ADHD and autism day-to-day. You might already do some of these – try mixing and matching to see what helps most you:* Create Flexible Routines: Daily structure reduces stress. This means a consistent morning routine (e.g., wake up, stretch, eat breakfast at the same time) and evening habits (e.g., lay out clothes for tomorrow, bedtime wind-down). Putting reminders of chores where you'll see them (a note on the mirror, an alarm on your phone) helps counteract those memory glitches.* Create a Calming Environment: Pay attention to sensory needs. If you're easily overwhelmed, tidy your space, dim harsh lights, play gentle ambient sound or white noise, or wear noise-canceling headphones. Studies show mindfulness can improve focus in ADHD and help autistic people manage anxiety. It's not a magic fix, but over time it builds mental muscle.* Leverage Your Interests: Special interests and hyperfocus can be strengths. Whenever possible, tie your work or study to something you love. For example, if you love sports stats, try to learn math with sports data; if you adore art, find a way to visualize your notes. Also, don't feel guilty about indulging in your interests – they recharge you. Schedule time for that hobby, or use it as a reward (e.g., after finishing a task, allow yourself to play that game or read that sci-fi story).* Connect with Others: Build a support network. Talk to trusted friends or family members about what helps and what doesn't. Join local or online support groups – hearing how others cope can spark ideas. If you have ND kids or students, share stories of successful ND adults. Remember, you have unique experiences worth sharing. Also, communicate your needs: it's okay to say, “I need quiet time” or “Could you repeat that?” in polite ways.* Seek Professional Help When Needed: Therapy and sometimes medication can be game-changers. ADHD medications (like stimulants) are very effective for many, and therapy (like cognitive-behavioral therapy) can teach coping skills. For autism, therapy can include occupational therapy for sensory issues or social skills training. If anxiety or depression is present (common co-conditions), a counselor or support group can help. Don't hesitate to reach out to specialists or doctors who know about neurodiversity. There's no shame in getting expert help – it's evidence-based self-care.* Practice Self-Compassion: This may be the most important strategy. Recognize ADHD and autism as just parts of who you are, not failures or flaws. When you struggle with tasks or make a social mistake, try talking to yourself kindly: “That was tough, and I'm doing my best.” Celebrate wins, even small ones (finished that report? High-five!). Remember the neurodiversity mantra: different wiring is not broken wiring. Embracing your brain can turn frustration into empowerment. There's a growing community out there cheering you on.Bringing It Home: Stories of ProgressEnough theory – let's hear some successes. Across the neurodivergent community, people are thriving using strategies like these:* A teacher rearranged her classroom so students with ADHD and autism could move seats or use quiet corners when needed. She saw their grades and moods improve dramatically. She says just telling the class “Everyone thinks differently” made the kids feel accepted.* An autistic software developer arranged with her company to work mostly from home. Every small step is progress.Tips for Parents and EducatorsIf you're listening as a parent or teacher, your understanding is huge for a young neurodivergent person. Here are a few tips:* Listen and Validate: When a child with ADHD/autism says a task is overwhelming or noises are too loud, believe them. Say things like “I hear you, that's really tough.” This reduces anxiety and builds trust.* Be Patient with Behavior: Actions like rocking, jumping, or blurting often serve a purpose (to stay calm or engaged). Instead of punishment, find safe outlets: sensory corners in class, extra recess, or quiet fidget toys.* Teach Organizational Skills: Break tasks into steps on a whiteboard. Use visual schedules (drawings or charts) so children can see the plan. Show them how to use checklists and reminders. These executive skills are not innate to all; children often need practice and coaching.* Focus on Strengths: If a student is passionate about dinosaurs, sneak some science or art into the lesson using dinosaurs. A kid who loves building things might enjoy a math puzzle about construction. When learning connects to interests, engagement skyrockets.* Model Acceptance: Use respectful language. Celebrate neurodiversity! These are uncertain times for the U.S. economy. We're in a grace period for many of the Trump administration's promised tariffs on dozens of trading partners. U.S. consumer confidence plunged again in April, hitting its lowest level since October 2011. First-quarter gross domestic product for the U.S. hit negative territory for the first time since the first quarter of 2022. On May 7, the Federal Reserve again opted to hold interest rates at the same level, wanting to wait and see how President Trump's tariff policies shake out. In the financial press, pundits are quibbling about how close we could be to a recession. At the same time, there are several positive indicators for the economy, including strong jobs reports. Trump recently told Americans via social media to “BE PATIENT!!!” for the economic boom that his policies will create.    In essence, we're holding our collective breath to see how all this plays out.   In the meantime, the Trump administration on May 5 resumed collecting on defaulted student loans, ending a five-year pause that began during the COVID-19 pandemic. For more than 5 million student loan holders currently in default, this is significant news, and millions more could join them in the near future. The redirection of their income to loan repayment likely will have an effect on the economy as well.   IBJ columnist Peter Dunn, aka Pete the Planner, returns to the podcast this week to sift through the data and help us get a footing in this economic limbo. He also takes a closer look at the decision to resume collecting on defaulted student loans and the possible consequences.

Debt-Driven Reality: Understanding CRE's Structural Fragility Cracks Beneath the Surface In this episode of The Real Estate Market Watch, I sit down with Jon Winick, CEO of Clark Street Capital, to explore the increasingly fragile foundation of the commercial real estate (CRE) market. Winick draws on decades of experience in loan portfolio sales, banking, CMBS investing, and student housing to deliver a sobering, detail-rich assessment of what's coming next — and what's already hiding in plain sight.   The Fed, Interest Rates, and the “Nuclear Option” Trump vs. Powell: Market Implications Winick opens with a sharp critique of political interference in Federal Reserve policy. While the idea of firing Fed Chair Jerome Powell may feel remote, he warns that even sustained political pressure has consequences. Removing Powell — the so-called "nuclear option" — would spark chaos in capital markets, undermining global confidence in the U.S. dollar and Treasury markets. “You cannot find an industry in which debt matters more than commercial real estate,” Winick says. A destabilized bond market affects CRE indirectly but profoundly by tightening liquidity and depressing investor confidence.   CRE's Dependency on Debt: Liquidity as Lifeblood Why CRE Suffers When Capital Tightens With rates elevated and uncertainty rising, Winick highlights the outsized role debt plays in CRE. Unlike most industries, capital structure is everything in real estate. Higher interest rates are more than a cost issue—they erode the viability of deals outright. His analogy lands hard: “Low rates are like tequila on a first date. High rates are like a glass of warm milk.”   Banking Behavior: The Art of Delay Defaults, Loan Maturities, and Creative Accounting Despite rising delinquencies in CMBS, bank-reported CRE loan delinquencies remain surprisingly low. Why? Banks, Winick argues, are benefiting from regulatory changes that let them defer the recognition of problem loans. “The delinquencies that you're seeing in CMBS and bank loans will inevitably converge. Banks have been able to use some new rules to hide problem loans. And eventually that [runway] runs out.” he says. Bank defaults may not be catastrophic, but their opacity clouds the picture for investors trying to assess real risk.   Creative Destruction Denied Why Bailouts Delay the Inevitable Winick argues the post-COVID economy is still “wrapped up by actual or indirect fraud.” From subsidized mortgages to suspended student loan collections, unsustainable federal programs have kept weak assets and businesses afloat. He makes a provocative case for embracing creative destruction. “We've basically decided as a society that we won't let businesses fail… but that's ultimately bad economics.”   Policy, Regulation, and the Supply-Demand Trap Deregulation and its Unintended Consequences Dodd-Frank's unintended effect was to choke off consumer credit, particularly in regions with few lenders. Winick compares Puerto Rico, with just three banks, to Iowa, with the same size population as Puerto Rico, with 246. The result? Higher interest rates, limited options, and an underfinanced economy. He calls for “smart, effective regulation,” warning that over-regulation concentrates power while under-regulation invites asset bubbles.   The Signals to Watch Now What CRE Investors Should Be Monitoring Winick identifies several canaries in the coal mine for CRE investors: Widening CMBS credit spreads: These are leading indicators of borrowing cost pressures. Corporate bankruptcies and retail closures: Especially among large tenants like Walgreens or government departments exiting leases. Shifts in political winds: Regulatory reversals could radically alter CRE's operating environment. Strategy: What Should CRE Investors Be Doing? Over on the Ted Archive YouTube channel I found some amazing information and inspiration from Laurie Coots on The psychological weight loss strategy  Now that we've unpacked the idea of shifting from vanity to vitality and explored the roots of body shaming, it's time to talk about how to break the cycle. Taking ownership of your health and wellness isn't about perfection or ticking off a checklist—it's about building habits and a mindset that prioritize your happiness, freedom, and well-being. Here are practical steps to help you flip the narrative and take control of your health, both physically and mentally. Reframe Your Motivations Start by redefining your why. Instead of aiming for a certain size or shape, focus on how you want to feel. Maybe it's more energy to keep up with your kids, a stronger body to tackle that hike, or a calmer mind to handle stress with grace. When your goals are tied to how you live, rather than how you look, they become more meaningful and sustainable. Try This: Write down three non-aesthetic reasons you want to prioritize your health. Keep this list visible as a daily reminder of your real goals. Silence the Inner Critic That little voice in your head—the one that compares you to others, nitpicks your reflection, and measures your worth by numbers? It's time to give it a new job. After having a great start to my day with three different & awesome people, I wanted to tie in this post that I found from Self-Care Canvas (@selfcarecanvas), where they shared this thought:  “Be patient.  Sometimes you have to go through the worst to get the best.”  One of the three was my friend Stan (who's been on the show before and needs to get on again), as we met for coffee and a little breakfast and to catch up with each other.  A very powerful, uplifting & encouraging chat I had with him. Finding out yet again, that I'm not the only one dealing with “stuff” in life.  He and his family have a few different things they are dealing with at the moment and he knows he & his family will get through these issues AND they will come out better for going through them.  He reminded me about that too and how he notices me not giving up, always having a smile along with looking to encourage others too. I needed that reminder for sure. I also spoke with my buddy Dr. Jeff Lip (another multi-time guest on my show and I need to get him back on soon again) and he too, lifted me up, made some huge deposits of encouragement into myself and put a smile on my face. Finally, a longtime friend and coworker sent me a text that really lifted my heart on my way home from my coffee meeting.  I sent her a message back thanking her for the encouragement to my heart and to let her know how proud I am of her for how much of a difference maker she is with her kids she teaches.  All three today reminded me to keep going. Be patient. Keep encouraging others. Stop Making Excuses for Not Following Jesus and Follow Him Without Reservations MESSAGE SUMMARY: From the Gospel of Luke (9:51-60): “Following Jesus” Christians are not just believers in Jesus; Christians are followers of Jesus. Jesus asks us to follow Him, but it's not like He is physically here on earth with us to show us the way. We must discern His intended way for us by listening to His voice and reading His Word and by aligning ourselves with the Holy Spirit who is leading us. Part of what Jesus is teaching us in Luke 9:51-60 is to stop making excuses and reasons for not following Him. Jesus calls us to follow Him now and without reservations. In Matthew 10:37-39, Jesus significantly refines the context and implications of His call to us as His followers: “Whoever loves father or mother more than me is not worthy of me, and whoever loves son or daughter more than me is not worthy of me. And whoever does not take his worthy of me. Whoever finds his life will lose it, and whoever loses his life for my sake will find it.". Our calls from Jesus to follow Him may, often, be moment by moment. As Jesus said to the First Century Christians: follow me today! Is Jesus the Lord, or is Jesus your Lord? You must consciously make the decision to follow Jesus because He will call you. Jesus said: “Follow me.”. Who and what are you following   TODAY'S PRAYER: Keeping the Sabbath, Lord, will require a lot of changes in the way I am living life. Teach me, Lord, how to take the next step with this in a way that fits my unique personality and situation. Jesus Followers Have a Personal Relationship with the Creator of the Universe So Pray, Listen, and Be Patient for God's Call MESSAGE SUMMARY: No interaction with the Holy Spirit is too small for you or for God, and no Spiritual outcomes are too big for you or for God. Jesus illustrates, in the “Parable of the Mustard Seed", that big things come from small beginnings. The selection, by Jesus, of His initial twelve Apostles, led to the growth of Christianity from twelve followers to more than two billion Christians. So, when God gives you a vision or He puts on your heart to start a ministry or to visit the home bound; and you think the Spirit's is so small or inconsequential, just remember small beginnings lead to significant outcomes through the Lord. In Matthew 28:18-20, Jesus commissions and promises His support to His Apostles and to us; therefore, how can any call, from the Holy Spirit, be too inconsequential or unsupported for us to embrace: “And Jesus came and said to them, ‘All authority in heaven and on earth has been given to me. Go therefore and make disciples of all nations, baptizing them in the name of the Father and of the Son and of the Holy Spirit, teaching them to observe all that I have commanded you. And behold, I am with you always, to the end of the age.'” Pray, listen, and be patient. After all, you have a personal relationship with God, the Creator of the Universe!   TODAY'S PRAYER: Keeping the Sabbath, Lord, will require a lot of changes in the way I am living life. Teach me, Lord, how to take the next step with this in a way that fits my unique personality and situation. Christians in the Church Must Become Christians in the Marketplace of Unbelievers MESSAGE SUMMARY: From the Gospel of Luke (10:1-20): Life Laborers Are Few This “Life Lesson from Luke” focuses upon the Apostle Luke in the context of “Luke the Evangelist” – telling the good news of Jesus the Christ. Introduction:  Jesus, in Luke 11:11-13, compares asking God versus an earthly father being asked by his son: “What father among you, if his son asks for a fish, will instead of a fish give him a serpent; or if he asks for an egg, will give him a scorpion? If you then, who are evil, know how to give good gifts to your children, how much more will the heavenly Father give the Holy Spirit to those who ask him!”. God desires to give to us before we even ask Him but ask, we must. Since we must ask for the Holy Spirit, it is good to begin our daily prayers with: “Lord, fill me with the Holy Spirit.”. From Luke 11:1-13, we have a Life Lesson on Prayer. Life Laborers Are Few:  As Jesus sends the Seventy-two out on a mission trip (Luke 10:1-20), He tells them, in Luke 10:2: “And he said to them, ‘The harvest is plentiful, but the laborers are few. Therefore pray earnestly to the Lord of the harvest to send out laborers into his harvest.'". As in the First Century, today we can make the same observation as Jesus: “The harvest is plentiful, but the laborers are few” – where are the laborers for His Kingdom today? People all around us are in need. This passage from Luke 10:1-20 reveals God's plan and model for evangelism – the ministry of the Gospel. Further, Jesus instructs us to: “pray earnestly to the Lord of the harvest to send out laborers into his harvest.” – God's harvest. This model for the ministry of the Gospel is not just for Clergy, this model is for all followers of Jesus. To meet the needs of today's plentiful harvest, the Christians in the Church must become the Christian in the marketplace pf unbelievers. To be effective in this plentiful marketplace, we must be ourselves and a willing vessel for God's will and for God to fill us with the Holy Spirit. Additionally, we must be a willing laborer for the ministry of the Gospel – the harvest is plentiful. Be God's hand!   TODAY'S PRAYER: Keeping the Sabbath, Lord, will require a lot of changes in the way I am living life. Teach me, Lord, how to take the next step with this in a way that fits my unique personality and situation. Jon Mattleman received his B.A. from Clark University in 1978, and his MS in Counseling from the University of Hartford in 1981. Jon's workshops and presentations are geared to give participants tools they can implement immediately, strategies that work with children and youth, and approaches which have proven to be critical to building healthy relationships. Jon frequently consults with schools, parent groups, mental health organizations, and in workplace settings regarding the issues of anxiety, stress, depression, suicide, parenting, and the emotional consequences of technology. Jon is a certified trainer in QPR Suicide Prevention and has worked with professionals in schools, with state organizations such as the Massachusetts Probation Department, as well as with hundreds of parents regarding self-harm and suicide prevention. Jon is best known for his talk “The Secret Life of Teens and Tweens” and has presented this to thousands of parents all over New England. Jon has appeared on numerous radio and television shows lending his expertise on anxiety, depression, suicide, teens, and parenting. When teenagers are giving their parents an attitude, how should they deal with that? Parents shouldn't take an attitude from their teens personally. Be Patient. Never change your expectations of your teen, however you may need to change your timeline. Parents can practice giving themselves a time-out so they don't say something they wish they could take back. What do you do if a kid gets in trouble, for example- smoking in the bathroom at school? What do you do when you learn that your son/daughter is having sex, do you confront them? “In the dark conversations” can be very effective when having challenging conversations as facial expressions can alter the outcome. Jon talks about a teen's brain and what motivates them at different stages, and how to prepare and recognize these shifts.
