On the bright side, Kenneth believes those technical skills come with time and practice, something he's 100% willing to do. What helps him stand out as a strong teacher is something harder to learn— communication with others and de-escalating stressful situations for students.  “I worked at Publix for four years in the deli, dealing with customers, and that forced me to develop those soft skills about how to talk to people and how to communicate and how to de-escalate situations. That's how I set myself apart.”   What are some of the things that you're thinking about when it comes to setting the pricing for your course content?  No matter how his prices change or how skilled he becomes, Kenneth still believes in fair and equitable pricing for his course content. Considering his experience and expertise, Kenneth charges at least half of what I vendor might charge for similar content and knowledge. However, Kenneth doesn't believe in thousands of dollars being spent on his courses, because he wants entry level students like himself to be able to afford to learn. “I'm very honest with myself, what my skill level is, and the value I bring towards it. Because I've been doing this for over two years, technically, I've gotten a pretty good gauge as to what people are willing to pay for and the value that I can bring.”   Do you have anything you're looking to expand into with Ellington Academy?  While SOAR and SIM are Ellington Academy's bread and butter, Kenneth is looking forward to continuing to expand his expertise and scale his content. A future upcoming goal Kenneth has is giving back to the country of Jamaica, where his family is originally from. Through providing courses or recruitment opportunities, he wants to bring cyber skills to everyone. “From a legacy perspective, I want to leave a positive mark on this world, just to make it better than when I got here. One of my big goals, I don't know if it's gonna happen, but my family is from Jamaica, so I'm hoping I can maybe put ECA there someday.”   What advice would you give to a newbie in cybersecurity looking to start making content?  Kenneth got his start at the Publix deli counter, and he understands that the beginning of someone's cyber journey can look just like his— inexperienced but hungry for knowledge. For newcomers to the industry, Kenneth wants to reassure that you're never too young to teach or too old to learn. Take courses, expand your knowledge, and give back to the people with less knowledge than you through accessible learning content of your own.   “Take the opportunity to try to do something new because your knowledge is valuable, no matter how much or how little that you have. "The first DeRolph decision came down in 1997, so we've been all those decades without a funding formula. That's why I ran for the statehouse. A retired teacher, I saw the impacts of what was happening when things were getting cut and the damage it was doing to our students.""The idea was to develop a plan that was fair for all of Ohio's children, fair for all of Ohio's districts, and fair for the state of Ohio."Featured guest: Former State Rep. John Patterson (D-Jefferson)Dr. John Patterson represented Ohio's 99th House district from January 1, 2013 until December 31, 2020, when he left office due to term limits. Patterson earned his bachelor's degree from Marietta College, his master's degree in political science from Ohio University and his Ph.D. in education from Kent State University. Patterson taught U.S. history at Jefferson Area High School for 29 years prior to his retirement in June, 2012. He has also instructed undergraduate courses at Kent State and  taught at the graduate level for Gannon University. While at Jefferson Area High School, Patterson served as the Model United Nations advisor, and coached girls basketball, boys baseball, golf and, for the last 12 seasons of his career, boys' cross-country. He was very active in the Jefferson Area Teachers' Association, serving as chief negotiator for his union. Patterson is now a member of OEA-Retired. In this episode:"The funding for new buildings and such, you can put a check mark there; we're making great progress. But the day-to-day expenditures has remained a problem, and I say this for two reasons: It all comes down to adequacy and equity." 2:00 - The Fair School Funding Plan as House Bill 1 and the four DeRolph cases that determined Ohio's current school funding formula is unconstitutional. 3:00 - Consulting with experts around Ohio to determine how much it actually costs to educate a student 4:25 - How experience in the classroom informs understanding of the issues and helps Patterson explain the challenges to fellow lawmakers. 5:45 - Calculating an accurate base cost 6:35 - Incorporating the "categoricals" -- the increased costs of providing transportation, educating English Language Learners, gifted students, special needs students, and more -- into the comprehensive Fair School Funding Plan formula. 7:10 - Determining a local district's fair share of the costs, taking into account that a community's property wealth on paper may not accurately reflect its citizens' ability to pay higher property taxes. The Fair School Funding Plan incorporates a 60-40 split between property wealth and income levels to determine local capacity. 10:00 - Providing direct funding for vouchers and charters under the Fair School Funding Plan, rather than deducting resources from local public school districts. 11:15 - The years of work to develop the Fair School Funding Plan in partnership with State Rep. Bob Cupp (R-Lima), who now serves as Ohio House Speaker 13:00 - "We realized that the formula was absolutely broken." 14:00 - The Fair School Funding Plan passed the Ohio House with overwhelming bipartisan support in late 2020, but the Senate failed to consider it before the end of the legislative session. "The understanding is it's the state's responsibility to set up a school system with proper funding that will meet the needs of all the kids across the state. We've got 610 school districts, which is a lot even for a state our size, which is 11 million people, and that creates two concerns about the funding formula - one is adequacy and one is equity."Featured guest: Howard Fleeter, economist & Ohio Education Policy Institute consultant  Dr. Howard B. Fleeter received his BA from Northwestern University and a Ph.D in Economics from the University of California, Berkeley.  He was a faculty member in the School of Public Policy and Management at Ohio State University from 1989-1999, where he taught courses in Public Sector Economics, Public Finance, and State and Local Government Finance.  He was a four-time recipient of the School's “Faculty of the Year” award for excellence in teaching.  Fleeter was also a faculty member in the School of Education at the University of Massachusetts Amherst from 1999-2001, where he taught courses in the Economics of Education and School Finance.  His research has focused on state and local government finance, education funding and education policy, and applied microeconomics. Welcome to Finance and Fury, The Say What Wednesday Edition special series – running through the catalogue of questions and concerns The series is broken down into three stages – 50 years or so timeline – last week was basics and the first stage https://financeandfury.com.au/how-do-i-start-my-journey-to-financial-independence/ Teenage to young adults (16-25): 10y - The focus of these years is to learn the basics of money finish schooling/education - next step is setting up the basics in last weeks ep Family and home (25-45): 20y - Whether your goals are to buy a house, start a family, education costs or anything else - the biggest part of this stage is preparing for the financial responsibility that comes along with each goal – this week Accumulating to Retire (45-65): 20y – Normally have larger disposable incomes – set sights on accumulating more to fund rest of life – next week     What is life normally like before the 20s? Up until this point – have been a consumer – younger people are naturally socialist Rely on family – living at home, parents provide for you, go through school – have been told what to do mostly up until early adulthood After this – time to take charge – Finish school and likely have first income – going forward in life Ages differ – but principles stay the same The last ep – went through some of the basics – principles of solving the economic problem Prioritise around the economic problem – Finite resources (money) – so where is it best put? Setting out your own goals/needs – building a plan based around where to put each dollar to meet goals Make your own target ratio – budgeting to pay yourself first – why prioritising helps – sets clear goals Invest in yourself – continue to gain experience and knowledge – this doesn’t change What are the economic problems at this stage? – Today – Start looking at events that tend to occur over time - First home, mortgage, starting a family – all about balancing finite resources to maximise your gains (utility) This stage is mostly defined by debt or expenses – can mean limited room for wealth accumulation which is why these first stages are important – covered in the last episode –    Firstly - Likely in debt or about to get into debt – personal, mortgage or education debt – there are also two stages of either preparing for upcoming events (family, home, etc.) or already gone through them Defining stages – Preparation – Preparation for buying a home, getting a mortgage, starting a family Considerations that need to be accounted for Debt and expenses normally take charge over wealth accumulation Wealth protection strategies – insurances to cover debts and family Or – you are currently in that position of having a mortgage and having a young family   For each one of these things – we have done plenty of eps on each individual thing – so we put links to each in the show notes Everything here is about asking yourself the important questions – you are your own boss in personal finances – look to your own situation to answer these Preparation for events – does require sacrifice First home, mortgage Deposits and getting financing – tools to use to solve the economic problems How much will you need? Look at the type of property you want to buy? Can you afford it? Wants v needs Tools to use FHSSS - personal savings – aim these to be enough of hitting your targets for deposits Hint - Avoiding LMI if you can – over leverage can be a killer of personal finances Kids Education costs – probably not a while off if you haven’t had your first kid – cover in a second More important – Budgetary issues - Single income/maternity leave This is why the basics of having your budget in place is important What will your finances look like on a single income or mat leave income? Starting a family - Protection – Getting into debts – make sure protected and have adequate covers to make sure if something happens to income-producing ability – Different levels of lump sums – the level of debts, or sole income provider leaving leftover life covers Ongoing income replacement – is it needed? In most cases it is likely - All about having your goals written down – working out how to solve the economic problem – no single correct way – Figures, strategies, timelines – all depends on your personal situation   Now – if you have already bought a home, had kids, etc. – not preparing for these events but in the middle of it First home and got a mortgage – do you know what your rate it? Know how long until paid off? Know how much interest over life of loan? Deposits and getting financing – aren’t the issue here The repayments of debt have to be balanced with lifestyle costs – Economic problem – Cost benefit analysis Where compounding comes into it again – compounding of interest on your mortgage debt versus investing into growth investment for long term or education costsThe low interest rate environment make it easier to answer that question – but the size of mortgages is forgotten about - $680k today vs $70k 20ish years ago – low rates on massive mortgage still means lots of interest paid – just slowly over time Have a young family – few kids - Education costs – either from savings/cashflow Private schooling – might need to get up education funds – previous episode links Cashflow and another lifestyle expense Might be on part time income – lower budgets can be accounted for – might have to sacrifice Getting kids involved in finances – school won't educate them on this – how value of money works to them This is all about looking at your cashflow – sorting out where funds should go – solving the economic problem Look at $1 into debt versus $1 into super or an investment – what is interest saved over 20 years v value gained? Three strategies to fund children's education costs

It was reported over the weekend that private school fees have increased by 3.6% over the past year. However, the longer-term trend is closer to 5% p.a. Private school fees are tipped to soon exceed $40,000! That is a big hit to after-tax cash flow. This blog compares three financial strategies you can use to fund future school fees.What is the future cost?There are two things to keep in mind with respect to future education costs. Firstly, the average rate of fee increases is close to 5% p.a. Secondly, these expenses must be paid from after-tax income – so you have to earn a lot more pre-tax in order to meet these costs.A child born this year will most likely start secondary school in year 2031. Assuming fees increase 5% p.a. and inflation remains at 2% p.a., the total cost of secondary private school education will be $280,000 in today’s dollars. A parent will need to earn at least $460,000 before tax (in today’s dollars) over a 6-year period to meet these costs – an average of $75,000 p.a. per child.I am sure you agree that this is a substantial cost and one that you must plan for as early as possible.Steer clear of education fundsThe most prominent education fund producer is ASG. It creates structured savings plan so that parents will be better positioned to meet future education costs. However, their fees are high and investment returns are terrible. Parents would be far better off following one of the lower-cost, more transparent options below.Strategy One: Park savings in your home loanThe best place to save money is to park it in your home loan and redraw it whenever you need it. The reason being is that the home loan interest rate is much higher than the deposit rate. At best, you might receive 2.5% p.a. in interest for money in a savings bank account. The home loan mortgage interest rate is currently around 4% p.a.I completed my financial projections using a home loan interest rate of 5% over the next 18 years (the average rate over this time will likely be higher – but I’m being conservative). I worked out that parents would need to direct additional cash of $1,200 per month into their home loan over the next 18 years in order to fund their children’s school fees. That is, in year 2031 they would redraw these extra repayments from their home loan to pay for their children’s school fees as they are incurred.This approach (i.e. $1,200 per month for 18 years) costs $258,000 in after tax dollars – slightly less than the $280,000 above – because of the interest saving generated by the extra repayments.This approach is very low risk because your return (being the home loan interest you will save) is certain. That is, home loan interest rates will almost always be between 3.5% and 8% p.a.You can also park money in an offset linked to an investment loan – although it is less effective than a (non-tax-deductible) home loan.Strategy Two: Invest in the share marketThis option includes investing a regular amount in the share market. You don’t need to ‘pick’ shares in order to implement this strategy. Instead, you can use a low-cost, diversified index fund from Vanguard to do this. This means you only need to buy shares in one stock (codes are VDHG or VDGR for example) each month in order to make these investments. This one stock has exposure to Australian and international shares, emerging markets and some bonds too. It is very simple. You can use a low-cost online trading platform such as Commsec or CMC Markets to do this.Long term equity market returns (dividend income plus growth) have been circa 10% p.a. over the past 30 years. However, to be conservative, I will assume returns will be 8% p.a. over the next 18 years (being 4% income plus 4% growth).I calculated that parents would need to contribute $14,500 per year ($1,210 per month) into a share portfolio over the next 18 years. They would gradually liquidate the share portfolio to fund the school fees as they are incurred.Strategy Three: Invest in a property and sell it when they finish schoolThis strategy would involve borrowing to purchase an investment property, then accessing the equity (via borrowings) in that property before you child starts secondary school to fund school fees. You could then sell the property when your child finishes school to repay all loans.I assumed an investment purchase acquisition of $750,000, a conservative capital growth rate of 6% p.a., a gross rental yield of 3%, allowed for expenses and assumed an average mortgage interest rate of 6%.The cash flow cost of this strategy over the 18 years of ownership amounts to approximately $210,000 which is a lot lower than the other two options.The net equity in the property in 18 years’ time (after allowing for repaying the original loan and CGT) is circa $900,000. Don’t forget that you will have an additional loan which you used to pay for the school fees and that would be circa $450,000. Therefore, this strategy leaves you with a surplus (cash proceeds) of $450,000 after tax.The breakeven capital growth rate (needed to generate enough wealth to cover all schooling costs) is only 4% p.a. A well-selected, investment-grade property should definitely generate substantially more growth than this over the next 2 decades.Why does property win?Here’s a summary of the results:The property strategy produces the best outcome for three reasons:The returns I have assumed are higher for property. In the home loan strategy, I assumed an interest rate of 5% p.a. In the share market strategy, I assumed a gross return of 8%. And in the property strategy I assumed a gross return of 9% (growth plus income). I assumed a high gross return for property simply because it has half the volatility rate than shares.Property provides less of its total return in income and more in capital growth. See this blog for why that is important.Only the property strategy includes borrowing to invest. Borrowing to invest is a higher risk strategy and does not suit all people. Also, borrowing to invest magnifies investment returns – both positive and negative.Which strategy is best for you?Of course, that depends on many things such as the age of your children, your expected income, your asset base, your risk profile and so forth. The point of this blog is to point out that there are a few strategies that can be considered and that it’s very important that you implement said strategy as-soon-as-possible. The longer you leave it, the more painful it will be to fund private school education.If you want to send your child to a private primary and secondary school, then it’s even more important to have a plan – as I have only considered secondary school costs in this blog.The best time to start planning for education costs was yesterday. If you didn’t do that, the second-best time is to start today. We can help.
