Jaime might've bitten off more than he can chew with standing vigil over his father for seven days and nights. While battling sleep, he recalls his last conversation with Rhaegar Targaryen as well as his recent one with the chief undergaoler. He's visited by Cersei and again rejects her plea to be Hand of the King. Finally, he brokers a lunch for Cersei and feeds her exact steps to success. Simon and Mackelly wonder if she'll still muck it up.Chapter Review:While Jaime Lannister stands vigil over his father's body, he thinks of how if he'd known that Tyrion was going to kill their father he'd have stopped him. He thinks of the conversation he had with the chief undergaoler of the Red Keep dungeons. He gets the same story Cersei got regarding Rugen, the missing undergaoler. Jaime is furious to learn that the turnkeys who fell asleep the night of Tyrion's escape were murdered, by order of the queen.Said queen appears in person, as Jaime stands vigil. She's dressed as a commoner to escape notice. She says Kevan refused her offer of Hand of the King and that he knows about Jaime and Cersei's relationship. She begs Jaime to reconsider taking the role of Hand of the King. Jaime again refuses. Again, in no uncertain terms. A furious Cersei stalks off after unleashing a barrage of angry words toward Jaime.When the sun comes up, mourners again flood the Great Sept of Baelor. Tywin's body has continued to decay and the odor has intensified greatly. When Queen Cersei and King Tommen approach the corpse, Tommen gags and runs for the door. Jaime goes after him and consoles the little king. Queen Cersei arrives and admonishes her son for embarrassing her. Mace Tyrell is close on her heels. Jaime sets up a lunch between Cersei and Mace, to Cersei's annoyance. She bonds with Qyburn before finally having a highly contentious dinner with her uncle. Mackelly and Simon are in shock that Kevan went there.Chapter Review:Queen Cersei Lannister and King Tommen kneel before her father Tywin's body. The odor emanating from the late Hand of the King is not missed by those in attendance, so all are glad when the prayers end. Afterward, mourners approach Cersei to express condolences. Falyse Stokeworth offers that if her sister Lollys has a son, they'd like to name him Tywin. Cersei shoots the idea down. She congratulates Lancel on his betrothal and his new lordship. He's not thrilled about either. He met with the high septon. Cersei reminds him of the power of silent prayer.She's approached by Mace Tyrell. He's angling to be named Hand of the King, but says his uncle Garth is on his way to King's Landing to serve as Master of Coin. Cersei has no interest in another Tyrell on the Small Council, so lies and says she's offered the role to Gyles Rosby. Mace is shocked, but his mother steers him away. Later, she asks Rosby to be Master of Coin and to act as though it was offered yesterday.Back in the Red Keep, Qyburn says he's found a gold coin in the missing gaoler Rugen's chamber. Thema heute: Urteil: Deutsche Sparkasse muss Vorfälligkeitsentschädigung zurückzahlen Es gab Zeiten in denen der Kampf vom Bankkunden gegen Banken dem Kampf von David gegen Goliath ähnelte, aber leider gewann meistens Goliath! In seinem aktuellen Urteil vom 04.11.2022 zum Aktenzeichen 12 O 198/21 hat das Landgericht Kiel entschieden, dass eine Klausel in dem Formular des Deutschen Sparkassenverlags der Fassung März 2016 die gesetzlichen Anforderungen nicht erfüllt. Der von HAHN Rechtsanwälte vertretene Kläger erhielt mit Vertrag vom 14.12.2016 eine Immobilienfinanzierung von der beklagten Sparkasse. Im März 2021 verkaufte der Kläger das finanzierte Objekt und leistete insbesondere eine sogenannte Vorfälligkeitsentschädigung in Höhe von 14.111,43 EUR. Gefordert wurde die Vorfälligkeitsentschädigung wegen der im Vertrag vorgesehenen Zinsbindungsfrist bis zum 30.12.2031.Das Landgericht urteilte, dass die beklagte Förde Sparkasse dem Kläger die geleistete Vorfälligkeitsentschädigung in Höhe von 14.111,43 EUR, die Bearbeitungsgebühr in Höhe von 200,00 EUR und die Urkundengebühr in Höhe von 25,00 EUR zurückzuzahlen habe. Ein Anspruch auf Vorfälligkeitsentschädigung sei ausgeschlossen gewesen, weil im Vertrag der Sparkasse die Angaben über die Berechnung der Vorfälligkeitsentschädigung unzureichend sind. "Kurz zuvor hatten wir auch bereits das Landgericht Weiden von unserer Rechtsauffassung überzeugt, dass die Angaben in den Formularen des Deutschen Sparkassenverlags zur Berechnung der Vorfälligkeitsentschädigung unzureichend sind", erklärt der Hamburger Rechtsanwalt Christian Rugen von HAHN Rechtsanwälte. "Die Förde Sparkasse wäre schlecht beraten, wenn sie das in jeder Hinsicht überzeugende Urteil des Landgerichts Kiel mit Rechtsmitteln angreift", ergänzt Anwalt Rugen. Gegen die Commerzbank AG liegt in einer vergleichbaren Angelegenheit bereits ein rechtskräftiges Urteil des Oberlandesgerichts Frankfurt am Main vor.HAHN Rechtsanwälte bietet Kunden aller deutschen Kreditinstitute eine kostenfreie Erstbewertung dahingehend an, ob eine geforderte Vorfälligkeitsentschädigung gezahlt werden muss und ob eine in der Vergangenheit gezahlte Vorfälligkeitsentschädigung zurückgefordert werden kann. Started crying like, oh my God, I'm gonna be in this industry for the rest of my. All my credit cards were maxed out. I was living with elderly people on the upper west side, walking dogs. It was an incredible time in my life. And at that point I'm like, all right, real, estate's my thing. So where are we now? So I run LV group, New York, which is a real estate syndication. We purchased off market single family and multi-family deals in New York and, surrounding areas, Massachusetts, Connecticut, things of that nature. We currently have about 10 million assets under management comprising of single family and multi-family deals and sort of our differentation is all the deals we buy are off market. We've created a platform that sources off market deals through tax lie, foreclosures bad credit. Ghost properties tax delinquencies, anything we can do to find a problem. That's what we do. And right now we're sourcing these deals and usually pur purchasing them 30 to 40% below market value. Man, and I guess where we headed we wanna have a hundred million assets under management by 2025. [00:02:03] Sam Wilson: That is awesome. I love it. So are you still [00:02:06] Evan Rugen: walking dogs? No, no, I don't even have a dog. I didn't even have a TV but it was my ticket to New York city. It was my way , to get here. So I love it. That opportunity. Yeah. [00:02:16] Sam Wilson: I love it. And that's one of the things I love about real estate is that for those who are motivated and willing, Like there's there unlimited potential exists out there. Mean there's somebody that if I mention their name, probably a lot of the listeners would know who they are that not seven or eight years ago, they were a gas station attendant. Yeah. [00:02:32] Evan Rugen: Now they, well, it's a bureaucracy. It's like, it there's , no political, no, it's directly correlated to the amount of value that you drive, which is what I fell in love with. [00:02:41] Sam Wilson: Absolutely. Absolutely. Give us kind of the iterations of the business. Like how did you know. Where you wanted to take it, or I guess at what point did you know you were onto something? I mean, 800 bucks after four or five months is just not that compelling. Right? Obviously, like you said, , you're maxed out on all fronts going all right. What am I doing here? But when did you, I know [00:03:00] Evan Rugen: you have any expenses. I just didn't have any money coming in. Right. So that was 2014. So I ran a real estate team for five years. I think our biggest year was 2018. We did over 550 rental transactions. I think it was like , 2.5 million in revenue, and then COVID hit. And that was 25 at the time. And, I sat back and reflected. I went down to Florida for six months and I'm like, do I want to be renting apartments for the rest of my life? Like. Literally the New York times called me the frat whisper. I'm like, this is getting outta control. So, I had seen some friends that were sourcing off market deals. It looked pretty cool. And I always wanted to be a syndicator, a person, I wanted to be on the other side of the table. I wanted to be an N owner. So we started sourcing off market deals from Florida. That's when we started like building the operations all in New York. And our first wholesale deal, our first assignment was not for $800. It was it was an off market, 18 key vacant hotel that we got under contract for seven 50. Uh, Then it was on a lake. I called every single person that was in the lake. I called every single hotel owner within a hundred miles. Some guy walked in. He's like, yeah, I like it bought it, put in an offer. And we did our, my first real estate assignment was $150,000 assignment fee. In like three weeks, like. This is better than renting apartments. , [00:04:19] Sam Wilson: that's [00:04:19] Evan Rugen: awesome. And then he took me out to dinner. So it's like, it's a whole different level, like there's a million real estate agents. It's like, if you tell yourself you're a developer, it's a completely different equation, [00:04:28] Sam Wilson: right? Yeah. And that's something I've often, wondered. And there are people out there, obviously there's the right way and the wrong way to do it. And I'm not here to give legal advice and the right way to hold sale or not the right way to wholesale, but I've often wondered for brokers and people like that who are fighting over a percentage commission where it's like, man, we ran into that. I even on some stuff we took down. Yeah, gosh, no, me too. I could wholesale this. We're a lot more than what a broker's commission ever would be. Yeah. [00:04:54] Evan Rugen: Well, that's one of the things to do when we wholesale deals, now we offer them 5% and they're jumping outta their chairs for 5% and it's like, we're making 40%, but you know, that's the beauty of it. And we started wholesale. I'm like, oh my gosh the upside is relatively untapped. If you find an insane deal. And at that point I'm like, why don't we just start buying it? Why don't we start buying these deals instead of assigning them? [00:05:16] Sam Wilson: Yeah. I mean, and that's the next step is once you've developed, cuz somebody asked me that here recently, I said, Hey, you start over. I said, well, the first thing I'd do is go out in wholesale, right? Develop a cash some dry powder on my own. Once I had that covered, then I would go directly back into owning. Right. That's the right, the first two steps I would take. So you guys sound like you made that jump too. You said you're buying single family and multi-family right now finding a lot of stuff with, selling's got some hair on the deals. Are you finding commercial real estate? I mean, obviously you are with an 18 key vacant hotel, but are you still finding commercial real estate opportunities right now with some of the problems that you had mentioned? [00:05:50] Evan Rugen: What do you mean? What do you mean exactly? Yeah. You said tax lie, [00:05:53] Sam Wilson: problem properties, [00:05:54] Evan Rugen: yeah. So we do a lot of interesting structuring of deals. We do a lot of subject to or mortgage assumptions, especially with the . Way interest rates are going. I simply say to the sellers, I'm like, look, I could buy this and get a five and a half percent interest rate, or I could assume your mortgage at 3% and give you a little bit more money. What do you want? Right. And if they're rational and they can think through it and you explain it to them very frequently they're down with that. We do a lot of seller finance as well. But , still a plethora of opportunity out there. And I think sort of where we're headed is not a lot of people have a lot of money right now, and I think there'll be a lot more opportunities moving forward. [00:06:28] Sam Wilson: Yeah. Couldn't agree with that more. You guys have found some really, cuz we, I know this, you and I talked about it before we started recording. Yeah. But found some really unique ways to take down and acquire deals right now. Can you walk us through some of those. . [00:06:41] Evan Rugen: Yeah, I mean, a lot of our deals one, sourcing the capital and two sourcing. The actual deal comes from social media. We get about 1.5 million unique impressions across all platforms a month. And, you think TikTok is like a bunch of, people dancing in their kitchen, but like some of those people are like legitimate buyers and sellers on that platform. Like they might not have a profile picture or have any posts, but we bought two deals off TikTok in the last six months. And we're going under contract on a. Two family waterfront development this week from a D off Instagram. So the people are out there. We also source all our capital through social media. People see what we're doing. I'm not like, all of our posts are completely focused on real estate, and it's very clear the value that we drive. So that's a very. Differentiator. It's not where we source all of our deals. Obviously we use REI CT which is a platform that stacks multiple lists. For example, you pull a bunch of data and it would say, okay, this person is probate pre, foreclosure tax taxing. We use prop stream, which is a data analytics software. We use unlimited mailing list, which is a very underutilized platform. I find out a whole lot of people don't know about this. This is a actually a telemarketing tool that sources bad credit. And if you have bad credit, you're used to getting called all the time by creditors. So we've sourced a lot of deals there. we hire a lot of people from the Philippines at cold call, text, email, things of that nature. So, just having, our systems and operations set up. [00:08:04] Sam Wilson: Yeah. That's a lot of moving pieces. Like I wanna rewind really, cuz you said two things you're sourcing all your capital on social media. Right. And you're also sourcing some of your deals off of social media. Yeah. What are you doing? That is different? I mean, there's a lot of chatter, a lot of noise on social media. How are you standing out? [00:08:24] Evan Rugen: I think just presenting the deal and presenting the opportunity and actually showing like real returns, like, Hey, for example, we bought a deal six months ago, we got an under contract for $400,000. It appraised day of $700,000. We showed the appraisal report. It will gr it will air on Airbnb. It will $125,000 it's first year in operation with all the capital being returned to Partners in, in, in year two. So, we just present the deals and the metrics and people can see they're on Airbnb or they're on Zillow and people are in tune with the renovation. So , just showing them what is actually going on, user generated content. Yeah. [00:09:02] Sam Wilson: That's that's really cool. I'm trying to think if there's some other People out there that do something similar to [00:09:07] Evan Rugen: it. It's I'm sure there, I'm sure there are I'm surprised more people don't but just like, yeah. Who walk through with the construction workers and really just like immersing them , in the process. Yeah. [00:09:16] Sam Wilson: It's I know who it is. I'm thinking of it's entrepreneurs on fire. I can't remember his name at the moment, but if you ever looked up they run another daily podcast on, business focus, but every month they publish. To a penny, all their revenues. It's like, oh, Hey here's all our affiliate met revenue. Here's what we did on this front. Here's what on that front? Like here's our books that as well. [00:09:34] Evan Rugen: Yeah. What now? I think I've seen that. Yeah. Yeah. It's kind of crazy. At first I was a little [00:09:39] Sam Wilson: taken back. Like I'm like, gosh, man, like that's. That's really pulling back the curtain on your business, especially, by the time. Yeah. And it but, and yet it's own right here. We are talking about it, right. It's like, oh right. That's exactly how that works. So you guys are out there, you're posting your deals. You're posting what those profit, potential profits can be. How does that conversation work with potential investors? Cause it's one thing just to share, Hey, here's what we're doing, but how do people even then know to get in touch with you and say, Hey, I wanna be a part. [00:10:04] Evan Rugen: DM email phone call leads have come from a, large variety of different places. Well, it's obviously it's tricky with posting deals and there's laws around syndications and things of that nature. So we want to be careful there. So, if someone voices will be like, Hey, if you wanna be a part of this deal, send us an email. We'll add us to , the email list. And every time we have a raise, we'll just send out the deal, the money gets raised. . That's awesome. [00:10:27] Sam Wilson: That's awesome. What has been, I guess, one of the biggest challenges you have faced in growing your company? [00:10:33] Evan Rugen: That's a very good question. I think putting people in the correct role to succeed, clearly defining what their scope of work is, , when you just launch a company and you only have a few people it's. It's very difficult to have people do segmented things and delegating. But after that, after you have, three or four, killers then, you can really scale, but just finding those original, three or four pieces , there's five power Rangers. We call each other the power Rangers. So it's myself our head of finance. Shout out Mike Head of marketing, shadow, Keana, head of acquisition, shadow Aaron, and head of construction. And it, it took a long time to get all those people. Aligned on the same page, but they're all extremely talented in their own. Right. And now it's, after that team was really formed we've we've seen a lot of, exponential growth. Did [00:11:21] Sam Wilson: you bring these team members on as founding team members or did they come on as employees? How did you scale with the people, [00:11:30] Evan Rugen: Contractors, and then we'll get pieces of deal. okay. Okay. [00:11:33] Sam Wilson: Yep. Got it. No, that's really cool. So you guys are working on a combination of single family and multi-family you've got are you still wholesaling deals as well? Well, wholesale like [00:11:44] Evan Rugen: one outta five deals just for short term cash flow. Right. Uh, But our primary focus is acquisitions. And again, we get these deals so much below market value that. It's, it's, it's very easy to RA raise money on these, on these transactions, like, right. [00:11:56] Sam Wilson: Right. Where, where do you see risk right now in the market? [00:11:59] Evan Rugen: Where is the risk in the market? I think people being over leveraged, I think people taking out too much leverage on their deals, people taking out interest rates that are too high. . So people ask us. Yeah. They're like, oh, are you worried about the market going down? I'm like, I know the market's gonna go down. That's natural. But fortunately , the golden rule of all of this, so everything we're talking about is like buy well on everything else will figure itself. [00:12:19] Sam Wilson: Right. Absolutely. Absolutely. Is there an asset class that you guys are favoring at the moment or a particular type of investment that you guys say, man, that's, that's really the thing that we're hunting for. [00:12:30] Evan Rugen: Honestly, man, it's like, we're not, we're not to your scale yet. So it's like. We're just looking for unsophisticated, single family and multi-family owners. Like we wanna build our portfolio on assets way below market value, 30, 40%. And then when we reach more scale and, and we're a little bit larger, then maybe we go for the multi-family we're maybe they're 10 to 15% below market value, but right now we just wanna get insane screaming deals. And after we build our footprint, then you know, we get, we get a little bit more conserv. [00:12:58] Sam Wilson: Got it. Tell me this. What do you find when you're looking for a multifamily deal? Is there a unit size? Is there a particular, I know again, you're looking for stuff below market 30 to 40% below market. Yeah. But is there a, is there a, I'm sure the right word to look, but what are the metrics that surround a multifamily deal that you can still acquire in today's market 30 to 40% below market value? [00:13:19] Evan Rugen: We operate in New York. So , the . Tenant rights and, , are very, very strict. So we really look at tenant profile. What type of people are living in there? Look at the T 12, make sure, see who's paying. Who's not that's obviously very important price per square foot is a huge deal. A lot of these, landlords, so the operate, the market we operate in is. Two hours from New York city. So the developers up there, aren't the New York city savvy investors. So they don't really know how to maximize square footage. So we wanna make sure that, that we can drive value by adding a bedroom or, certain amount of capital expenditures. So just, we just wanna make sure that there's a very clear value add component with us acquiring a deal. [00:13:57] Sam Wilson: Gotcha. Is there a particular unit size where you say, Hey, everything under. 40 units. We can find, that, that we can find where this, we can buy stuff under market value, or is it you're buying everything up to, a hundred unit properties that you can still just get a screaming deal on. [00:14:12] Evan Rugen: It's obviously the higher you go up and value, the more sophisticated the, the buyers gonna be. But we did a deal actually that I brokered. About six months ago, it was a 24 unit that we broke it for 2.3, 5 million and the buyers got seller finance and all the rents were probably 25% below market value. So there's still those opportunities there. That's [00:14:33] Sam Wilson: crazy. That's crazy. I mean, cuz you, because you hear, you hear stuff like this and for a lot of people we've seen that have even come on this show, if, if they're not going out and ding it out with the institutional players, they're going down in size in order to grow their portfolios more quickly, which is kind of counterintuitive, but they're going, yeah. You know what? I'm looking at anything under 50 units, I go over that. Not, not fighting for. [00:14:55] Evan Rugen: I've heard that a lot too. Like they, like they'll do that. And then once you acquire enough of those small units, you do a private equity role, but then you can sell it to one of those big guys. Right. So, [00:15:05] Sam Wilson: right. Yeah. And that's, that's really, really cool. You said in five years you wanna be at a hundred million or was that by 20 25, 20 25 by 2025. And you guys are at 10 million in assets, under management right now. And you've done that in a little. Under two years. [00:15:21] Evan Rugen: Yeah, exactly. [00:15:22] Sam Wilson: Yep, man. That's really, really cool. What would you say to somebody maybe in your shoes rewind a couple years? What would you tell yourself to do differently that maybe would speed up the process or avoid a major mistake? [00:15:33] Evan Rugen: I would just say find an incredible deal, be a wholesaler. I started off as an agent, but start off as a wholesaler, find an incredible deal. If you don't have the money to operate it, call the top operators in your market. Hey, can I be involved in this deal? You can have it below market value. Just gimme some equity on the deal. Yeah. That's a great and, and learn that way and just, learn from people that are doing what you wanna. Man. That's [00:15:54] Sam Wilson: awesome. That's absolutely fantastic. "Hất chân Ukraina" Trước hết đôi nét về dự án Nord Stream 2 - Bắc Hải Lưu 2, một đường ống gây sóng gió trong quan hệ giữa Hoa Kỳ với đồng minh thân thiết là Đức : Nord Stream 2 dài 1.230 cây số, nối liền thành phố cảng Vyborg cua Nga sát với biên giới Phần Lan với Sassnitz trên đảo Rugen của Đức, nhưng không đi qua Ukraina. Một khi đi vào hoạt động, Nord Stream 2 dự trù cung cấp 55 tỷ mét khối khí đốt một năm cho châu Âu. Lẽ ra dự án phải được hoàn tất từ cuối năm 2019 nhưng vì những hiềm khích chính trị và địa chính trị, cho nên 160 km cuối cùng của đường ống Bắc Hải Lưu này vẫn chưa xây xong. Đức là quốc gia hưởng lợi trực tiếp từ đường ống dẫn khí đốt này, nhưng đồng thời Nord Stream 2 cung ứng năng lượng cho toàn Liên Âu, vốn phải nhập khẩu gần 90 % khí đốt để bảo đảm nhu cầu của toàn khối và khí đốt chiếm đến một phần tư mức tiêu thụ năng lượng của Liên Âu. Phí tổn của công trình được thẩm định là 10 tỷ đô la, 50 % do Gazprom đài thọ, nửa còn lại do Uniper và Wintershall của Đức, Engie của Pháp, liên doanh Hà Lan-Anh Shell và OMV của Áo tài trợ. Hiềm khích giữa Washington với Berlin nằm ở chỗ một khi đi vào hoạt động, Đức nói riêng, châu Âu nói chung, sẽ mua khí đốt của Nga và lơ là với các nhà sản xuất của Mỹ. Washington thì muốn bán khí hóa lỏng cho châu Âu. Chính quyền Trump trước đây từng ước tính « thiệt hại đối với Hoa Kỳ ở khoảng 10 tỷ đô la một năm ». Điểm thứ nhì khiến Washington chống đối Nord Stream 2 là các đồng minh của Mỹ sẽ lệ thuộc nhiều hơn vào năng lượng Nga, đó sẽ là một nhược điểm về mặt chính trị và địa chính trị. Yếu tố thứ ba là Mỹ muốn bảo vệ quyền lợi cho Ukraina nơi trung chuyển 40% lượng khí đốt của Nga bán cho châu Âu. Với Nord Stream 2, Nga bán khí đốt cho châu Âu mà không phải đi qua ngả Ukraina, gây thiệt hại về tài chính không nhỏ cho Kiev như chuyên gia về năng lượng Thierry Bros, trường Khoa Học Chính Trị Paris giải thích: « Nga quyết tâm giảm thiểu các khoản tiền thuê đường ống của Ukraina để đưa khí đốt sang châu Âu. Khí đốt của Nga muốn đến được châu Âu phải đi qua lãnh thổ của Đức và như vậy thay vì Nga phải trả tiền thuê đường ống dẫn khí đốt cho Ukraina thì số tiền đó sẽ được thanh toán cho một hãng của Đức sở hữu Nord Stream 2 ». Chính quyền Trump trước đây đã đòi trừng phạt Đức bắt tay với Nga trong dự án Bắc Hải Lưu 2. Theo giới quan sát, có một sự tiếp nối của chính quyền Biden trên nhiều hồ sơ đối ngoại và thương mại so với chính quyền Trump. Nhưng dường như Nord Stream 2 là một ngoại lệ. Thỏa thuận không mang tính ràng buộc Ngày 21/07/2021 Berlin và Washington cùng thông báo đạt được một thỏa thuận, đoạn chót của đường ống dẫn khí Bắc Hải Lưu 2 -Nord Stream 2 nhanh chóng được hoàn thành. Khí đốt của Nga sẽ sớm được chuyển tới châu Âu xuyên qua lòng biển Baltic. Thỏa thuận đó bao gồm những gì ? Theo các thông cáo chính thức của Đức và Mỹ, về mặt kinh tế Berlin cam kết bồi thường cho Ukraina từ nay đến năm 2024 một số tiền tương đương với khoản thất thu 1,3 tỷ đô la hàng năm mà Kiev sẽ không còn nhận được từ phía Nga. Cũng chính phủ Đức hứa viện trợ 170 triệu đô la một năm giúp Kiev phát triển năng lượng tái tạo thay thế cho khối lượng khí đốt vẫn được Nga cung cấp. Điểm quan trọng thứ ba là chính quyền Biden và thủ tướng Merkel cùng bảo đảm là khí đốt của Nga vẫn sẽ tiếp tục được trung chuyển qua ngả Ukraina sau thời hạn 2024, bởi lẽ Bắc Hải Lưu 2 chỉ liên quan đến « một phần » khí đốt của Nga cung cấp cho thị trường châu Âu. Về những lo ngại trong lĩnh vực an ninh, Đức và Mỹ bảo đảm « đã dự trù những biện pháp trừng phạt Nga trong trường hợp Matxcơva dùng lá bài năng lượng để bắt chẹt Ukraina ». Lập luận này không mấy thuyết phục được Kiev :Tổng thống Zelensky trên Twitter viết ông nóng lòng chờ đợi hội kiến nguyên thủ Mỹ Joe Biden ngày 30/08/2021 để « trao đổi thẳng thắng về những đe dọa nghiêm trọng mà Nord Stream 2 đang đề nặng lên an ninh của Ukraina ». Mối đe dọa về an ninh và kinh tế Lãnh đạo tập đoàn dầu khí Ukraina Naftogaz Youriy Vitrenko, một người thân cận với tổng thống Volodymyr Zelensky thì cho rằng Bắc Hải Lưu 2 là một « món quà thảm hại » mà Washington đã tặng cho điện Kremlin bởi thỏa thuận Đức – Mỹ « không mang tính ràng buộc » trong trường hợp Nga dùng năng lượng như một vũ khí để tấn công Ukraina. Nữ dân biểu Svitlana Zalishchuk so sánh Nord Stream 2 với thỏa thuận ghi nhớ Budapest năm 1994 : « khi đó Kiev chấp nhận giải trừ kho vũ khí hạt nhân để đổi lại đặt an ninh của mình dưới sự bảo trở của Anh, Mỹ và Nga. Hai mươi năm sau, Nga thôn tính bán đảo Crimée và yểm trợ phe ly khai tại vùng Donbass, miền đông Ukraina ». Không chỉ có Ukraina mà ngay cả nước Ba Lan sát cạnh cũng cảm thấy an ninh bị đe dọa : khí đốt bảo đảm 50 % năng lượng tiêu thụ tại Ba Lan và Vacxava lệ thuộc nhiều vào nhà cung cấp Nga. Nord Stream 2 không đi qua ngả Ba Lan. Thông tín viên Sarah Bakaloglou từ Vacxava giải thích : « Vacxava nhanh chóng lên án Mỹ thay đổi thái độ về dự án đường ống dẫn khí Nord Stream 2. Trong thông cáo chung với Ukaina, ngoại trưởng hai nước cùng chỉ trích một quyết định đe dọa đến chính trị, quân sự và cả năng lượng đối với Ukraina và trung Âu, với quyết định này, khả năng của Nga gây bất ổn cho an ninh của châu Âu sẽ lớn hơn. Ba Lan đánh giá những bảo đảm mà phía Washington và Berlin đưa ra là chưa đủ. Chính quyền Vacxava ban đầu là một trong những tiếng nói chống đối dự án Nord Stream 2 mạnh mẽ nhất. Ba Lan cảnh báo trước nguy cơ châu Âu lệ thuộc hơn vào nước Nga và Vacxava ủng hộ Ukraina bị thiệt thòi vì dự án này. Mỹ giảm nhẹ áp lực với châu Âu để tập trung về châu Á Tại sao chính quyền Biden đổi ý về đường ống Bắc Hải Lưu 2, chuyên gia nghiên cứu tình hình nước Đức thuộc Viện Quan Hệ Quốc Tế, Paul Maurice nêu bật một số giả thuyết như sau : chỉ vài ngày sau khi tiếp thủ tướng Angela Merkel tại Nhà Trắng tổng thống Joe Biden đã dỡ bỏ những rào cản sau cùng về Bắc Hải Lưu 2, rất có thể đôi bên đồng ý « về một hợp đồng để Đức mua khí hóa lỏng của Mỹ ». Bên cạnh đó có một yếu tố quan trọng hơn nữa được nhà nghiên cứu này nêu bật : « Châu Á Thái Bình Dương hiện tại mới là trọng tâm trong chính sách đối ngoại của Nhà Trắng, cho nên chính quyền Biden tập trung vào khu vực này và cảm thấy không cần gây thêm căng thẳng với châu Âu », hơn nữa « Mỹ đang rất cần đến đồng minh là Đức trên nhiều hồ sơ ». Một trong những lợi thế của Đức là Berlin có quan hệ khá tốt với Matxcơva. Một số nhà phân tích khác không loại trừ khả năng, thỏa thuận Mỹ-Đức về đường ống dẫn khí đốt Nord Stream 2 là khúc dạo đầu báo trước giai đoạn tan băng trong quan hệ giữa Hoa Kỳ với Nga. Meaning that although it was not a blockbuster film at the time of its release, over the years it has become a rare family film that has been enjoyed by children, their parents, and even their grandparents as it has been “handed down”, in a sense, from generation to generation. It has also been known as one of the most quoted films of all time. You may think that’s “inconceivable”, but… get used to disappointment. So prepare for a battle of wits as Tim Williams and guest co-host Ron West take on the cliffs of insanity, the pit of despair, shrieking eels, and rodents of unusual size as we discuss “The Princess Bride” from 1987 on this episode of the 80’s Flick Flashback! Here are some additional behind the scenes trivia we were unable to cover in this episode: Westley's headfirst dive into the quicksand was not how he was originally scripted to react — Elwes was supposed to step in and hold his nose, but felt that looked "feeble." "There was something rather unheroic about jumping into quicksand feet-first," he wrote. "Especially holding one's nose." So, the actor suggested a headfirst dive — an idea that gave everyone pause. While the sandpit featured a trapdoor that gave way to a host of padding, if Elwes executed the dive wrong, he could have broken his neck. Eventually the rejiggered leap was tested with a stuntman, who executed it perfectly, so Elwes was allowed to attempt the dive himself — and he nailed it. In fact, the scene you see in the finished film is actually the first take. "It definitely helped the movie," Scheinman wrote. "It's way more Errol Flynn-y and hero-y to dive than not to dive." There were no "shrieking eels" in the original novel. Instead, once Buttercup jumps overboard to escape her captors, Vizzini warns her of sharks in the water, and fills a cup with his own blood and throws it in the water to attract them. Count Rugen's death in the original novel was more graphic. After telling the "son of a b***h" he wants his father back, Inigo proceeds to cut Rugen's heart out, even describing what he's doing to Rugen, claiming that the count had figuratively done the same to him when he murdered his father years before (Inigo even tells Fezzik earlier on, "That is the sound of ultimate suffering. My heart made that sound when Rugen slaughtered my father. The Man in Black makes it now.") However, before Inigo finishes cutting out the Count's heart, Rugen dies of fright. "The number of reported coronavirus cases in the United States topped 5 million on Sunday, double the number since the end of June," the Washington Post reported Monday. With so much suffering in the US, why can't the two sides find a solution? We continue to hear vague warnings about various forms of foreign interference in the upcoming US elections in November. China, Iran and, of course, Russia are all allegedly scheming to interfere in the contest. The fact that the Supreme Court allowed a poll tax to be imposed upon released felons in Florida or that 6.7 million legal voters have been removed from the voting rolls are not the focus of media attention. Is this coincidental?Is the US launching an offensive against Chinese technology companies? Could this be the beginning of the end of the world wide web?"Three Republican senators have ordered Murkan Port on the island of Rugen to stop assisting Russian vessels constructing the final sections of the Nord Stream 2 gas pipeline," Deutsche Welle reported on August 7. "Republican Senators Ted Cruz, Tom Cotton and Ron Johnson accuse port operator Faehrhafen Sassnitz of 'knowingly providing significant goods, services, and support' for the project. ... He believes that it "offers the first coherent analysis of what is wrong with that policy and the first conceptual framework for a fundamentally different approach." It opens with a recounting of an August 4 hearing before the US Senate Foreign Relations Committee, at which US State Department Special Representative Elliott Abrams was lambasted for his failures in Venezuela. "The senators, almost without exception, suggested that Abrams had been — since 2019 — responsible for a failed U.S. attempt to overthrow the Venezuelan government of President Nicolás Maduro," the article said. "From Republican Senator Mitt Romney to Democratic Senator Chris Murphy, Abrams received a severe tongue-lashing. In 2014 Barbara Rugen was a recently retired QRCA member. She and her husband joined the Peace Corps and were sent for two years to the African country of Namibia. As she now observers, “Never once did I think I would be called upon to use my qualitative background. To my surprise, I found that my skills could make a significant difference there.” She primarily worked with the Nama, a population of marginalized communities within Namibia. There were a small number of Nama in positions of influence who wanted to uplift their people but were unsure how to do so. Barbara was able to provide assistance through qualitative sessions which explored Nama attitudes and behavior. The research provided insights to help these leaders frame recommendations for Nama capacity building and develop an action plan. In this podcast we discuss the findings from these interesting explorations and what Barbara learned about conducting qualitative research for the capacity building of marginalized populations.
