My guest today is my friend Bill Walston, and we're talking about master lease options. This is one of the creative buying strategies that Bill uses in his business and has for more than 3 decades. You have to admit that this is a fascinating concept. The master lease option strategy allows anyone to invest in commercial property with no money down and without ever going to a bank. Even more fascinating is the idea that this strategy works for pretty much any type of property that has units that are leased. A lot of people think the master lease option strategy is complicated, but you're going to learn that just isn't the case. What types of Property Does this Strategy Work For? Most of us think of apartment buildings when we think of master lease options and those are certainly at the top of the list. Bill has put somewhere in the neighborhood of 50 properties in his portfolio in the last 4 years (there could be more by the time this is posted). But there are many other types of properties that will work with master lease options such as: Mixed-use commercial Storage facilities Warehouses Townhouses Marinas (I'll bet that one caught you by surprise) And a whole lot more Show Notes The great thing about the master lease option strategy is that you can get in and “try before you buy”. Before we jump into this episode of Immigration Law for Tech Startups, I am thrilled to announce that DACA is back—100% back! On Dec. 4, a federal judge ordered the Department of Homeland Security, which oversees U.S. Citizenship and Immigration Services (USCIS), to resume approval of new DACA applications and work permits and granting them in two-year increments. In this podcast episode, I’m thrilled to discuss the ideal immigration system for the U.S. with Professor Bill Ong Hing, one of my heroes in the immigration law field. Bill is a professor of law and migration studies at the University of San Francisco. He teaches a lot of really cool classes about immigration policy, rebellious lawyering, negotiation. He is also the director of the Immigration and Deportation Defense Clinic at USF, which is currently helping more than 400 asylum clients with their cases free of change. In 1979, Bill founded the Immigrant Legal Resource Center (ILRC), a national nonprofit based in San Francisco that provides legal training, technical assistance, and educational materials, and engages in advocacy and immigrant civic engagement to advance immigrant rights. He continues to volunteer at ILRC as general counsel. While Bill is pleased by the incoming Biden administration, his outlook remains tempered as to prospects for comprehensive immigration reform in Congress. “If it had been a landslide victory for Biden, I would be more confident,” he says. Still, he remains hopeful for more positive changes ahead for U.S. immigration policy—even more than what came out of the Obama administration, such as DACA and some prosecutorial discretion moves. Bill talks in more detail about the prospects and benefits of a startup visa—or at least the reinstatement of the International Entrepreneur Rule—shifting to a first-come, first-served green card allocation process, creating immigrant enterprise zones, reforming the asylum system, and more. We’ve been able to successfully navigate the immigration landscape during last four years under the Trump administration, so now, even more opportunities are open under the incoming Biden administration. He didn’t realize the potential of building a company but had all the ingredients. Dr. Bill believed that he wasn’t going to achieve this if he was not taking the steps to attack the gaps. Instead of sitting like an idiot, he chose to help himself learn things outside of his comfort zone, grow and master it. Bill never stops learning and constantly looking for mentors to show him better ways to do things. According to him, when you do business, think of a way to do it better than anybody else. You always have to look for a point of differentiation. Therefore, work your buns off, so took a hundred hours of continuing courses every year. Likewise, he believes that everyone should not wait for opportunities to bump in your way. Instead, make opportunities because the universe doesn’t care about you, you need to care about you. You need to work hard in order to be successful, get to the top, and stay there. Dr. Bill always treats failure not as what it is but as a practice to do things much better. To him, you really only fail when you quit, and Dr. Bill doesn’t quit. Also, Dr. Bill believes that he, who gives, receives the greatest gift. Giving back is a critical part of life. He feels like every time he gives back, aside from an unexpected blessing, it makes him so much happier. Currently, he enjoys helping the youngsters’ flourishes their life through his LEAP Foundation, a non-profit organization which is dedicated to building the next generation of leaders. Bill Harper began his career as an abstract painter, but in the early 1960s switched to enameling to achieve more intense colors. Fascinated by the supernatural aura of ritual objects, such as amulets, charms and tribal power figures, he began to produce brightly enameled necklaces and brooches in gold, silver and gemstones, as well as nonprecious and found objects that evoke a similar and mysterious power. Many of his recent pieces are mythical and ironic self-portraits that suggest intense introspection. A dedicated educator, Bill taught at Florida State University from 1973 to 1992, and published “Step-by-Step Enameling: a Complete Introduction to the Craft of Enameling” in 1973. Bill’s work has been widely exhibited, including a one-person exhibition in 1977 at the Renwick Gallery of Smithsonian American Art Museum in Washington, D.C., and an internationally traveling retrospective in 1989. His work has been featured in collections of The Metropolitan Museum of Art, Philadelphia Museum of Art and Museum of Fine Arts, Boston, among many others in the United States and Europe. Bill’s most recent solo exhibit, “The Beautiful & The Grotesque,” closed in June 2019 at the Cleveland Institute of Arts’s Reinberger Gallery. Bill was awarded a National Endowment for the Arts (NEA) fellowship in 1978 and NEA grants in 1979 and 1980. In 1980 and 1985 he received fellowships from the Florida Council on Arts and Culture. Bill Beswick is widely considered one of the best coach trainers in the world and he joins us to share his philosophies and methods. Bill is recognised as a leader in the field of applied sports psychology and especially renowned for his work with professional elite soccer teams. This week's guest is Bill Manassero. Bill is truly one of the world's good guys. He's has done a lot in his life and most recently he spent 11 years as a missionary to orphans, abandoned and at-risk children in Haiti. At the age of 60, Bill realized that he was closing in on the age of retirement and he wasn't financially ready for it! Other than a little money in an IRA account and social security benefits Bill didn't have a method of generating income. Being a Walmart greeter didn't appeal to him so he started looking for ways to generate passive income. After throwing out a few ideas, Bill chose real estate and he decided to go big. Bill's goal is to control 1000 doors in 6 years. He's 3 years in and is well on his way! Since finding some success in real estate Bill has decided to help others who like him are getting close to retirement and need to generate income. Many people have great success doing the legwork required to pull of a successful retail arbitrage business, but Bill feels he’s not the kind of person who’s cut out for it. He was able to make some money but found some of the limitations and difficulties involved in arbitrage to be hurdles he didn’t want to have to get over. When he got into private label sales he enjoyed the kind of research, product sourcing, and brand building required and found it much more aligned with the kind of work he wanted to do. Large Chinese product sourcing companies like Alibaba make it easy for Amazon sellers to find products that match their criteria. But sourcing products from them also has its disadvantages. Bill saw that if he sourced his products from a common source like that, they could be easily imitated or even hijacked, so he went another route. How did he go about it?
