Most people have never heard of an option agreement, so how does it work and what are the advantages? According to Bill, using an option agreement is a good way to make a profit in real estate, he's been using this method for years!  In short, a real estate purchase option is a contract on a specific piece of real estate that allows the buyer the exclusive right to purchase the property. Once a buyer has an option to buy a property, the seller cannot sell the property to anyone else. The buyer pays for the option to make this real estate purchase. The option usually includes a predetermined purchase price and is valid for a specified term such as six months to a year. However, the buyer does not have to buy the property, whereas the seller is obligated to sell to the buyer within the terms of the contract. Options have to be bought at an agreed-upon price. If the buyer doesn't buy within the time frame, the seller keeps the money used to buy the option. Subject-to is a way of purchasing real estate where the real estate investor takes title to the property but the existing loan stays in the name of the seller. In other words, "Subject-To" the existing financing. The investor now controls the property and makes the mortgage payments on the seller's existing mortgage. Today's guest is Bill Carriere of Carriere Family Farms in California. Bill is a fourth-generation farmer who grew up on the family farm in Glenn California, which is located in the Sacramento Valley. The family business is over 125 years old, with ten family members currently involved. Carriere Farm grows walnuts, almonds, rice, and oil olives. They also operate two walnut hauling and drying facilities, a custom farming operation, and a walnut processing plant, which processes and markets walnuts for 85 local growers, as well as their own. They also distribute around the world.Bill's background includes a degree from the University of California Davis. After earning a BS in agricultural economics, he returned to work on the family farm, working his way up from farm laborer to ranch manager, controller, and finally to president and CEO of the business. In this capacity, he's focused on growing and diversifying the family business.Bill is also a graduate of the California Agricultural Leadership Program, a Glenn County Planning Commissioner, a member of the California Walnut Board, and is the Secretary of the Enloe Hospital Board of Trustees. With all of that going on, he does have some time to enjoy hunting, golf, baseball, and spending time with his family. Bill Eckstrom is the CEO and founder of the EcSell Institute. Bill has spent his entire career in the sales arena; the first 14 years in personal production and then 13 in various sales leadership roles. His management career began in 2000 as a District Manager for a medical equipment company and was promoted to the U.S. Director of Sales in 2003. In 2004, Bill was lured away to become Senior Vice President of Business Development for a publicly-traded healthcare organization. In 2008, he founded the EcSell Institute to fill a void he witnessed and personally experienced in the sales leadership profession. Bill presented a TEDx Talk to an audience of over 1,700 at the University of Nevada, Reno where he shared life-altering, personal and professional development ideas through the introduction of the “Growth Rings." Since the release of the Talk, it received 100,00 views in just one week and now has over 3,000,000 views. Most recently Bill helped co-author The Coaching Effect: What great leaders do to increase sales, enhance performance, and sustain growth which became an Amazon-Best Selling book in it's first week of launching. How Bill has always had an entrepreneurial flair and from the age of five would either sell products o sell his service like mowing the neighbour's lorn to make his pocket money. After Bill graduated college he was offered a good job as an investment banker but turned it down the day before, because like his father wanted the freedom of being an entrepreneur. Bill started his first company at 23, due to finding a gap in the market of US flags made in America. In 3 weeks he generated a 1 million dollar's worth of purchases orders but his product wasn't up to standard and lost everything. Bill has had a plant-based diet for over 30 years and wanted to create a product that will allow customers to easily incorporate more plant-based foods into their diet. Bill explains that creating plant-based snacks allowed him to ‘reach the most amount of consumers and without having to change any of (their) habits. Bill explains how he attracted a wide range of celebrities and influencers like Snoop Dogg, Rob Dyrdek and Emily Deschanel to promote his company. With a 30+ year career in data warehousing, BI and advanced analytics under his belt, Bill has become a leader in the field of big data and data science – and, not to mention, a popular social media influencer. Having previously worked in senior leadership at DellEMC and Yahoo!, Bill is now an executive fellow and professor at the University of San Francisco School of Management as well as an honorary professor at the National University of Ireland-Galway. I’m so excited to welcome Bill as my guest on this week’s episode of Experiencing Data. When I first began specializing my consulting in the area of data products, Bill was one of the first leaders that I specifically noticed was leveraging design thinking on a regular basis in his work. Today we speak with Blinker software engineer Alexandra Chakeres about her experience of the community, as well as what we can do to make it more inclusive. I enjoy spending time figuring out what the guest's life was pre-real estate and how they ended up in the industry. I have had a wide variety of guests on the show over the years. With almost 30 years in the mortgage business under his belt, Bill has not only built one of the most successful partnerships in the mortgage business, but his company consistently brings in as much as $55 million in a month and originate over 900 loans in a year. In our business, it's very unique for successful partnerships that aren't multi-generational family businesses or husband and wife teams. What Bill and his partner Sam Hansen have achieved is an incredible feat, and it's something so many agents and loan officers can learn from.    Bill has been in the real estate industry since 1986 and in the mortgage industry since 1993. He has always been on winning teams including being a member of the 1980 National Championship University of Arizona Baseball Team. He is nationally recognized within the mortgage industry speaking and training throughout the country. Since inception in 2009, the Gaylord-Hansen Team at loanDepot has closed over $2.8Billion in loan volume closing over 8,500 transactions.   As we gear up for 2020, and set our businesses up to grow in a market where a lot is changing; we have to think about our relationships with consumers and customers. We need to build operations that allow us to get to the consumer faster than before. This means we need to stay top of mind, and never fall asleep behind the wheel. Even when the year is ending, and it's tempting to slow down and relax, this is when we should intensify and take advantage. William deBuys is a renowned writer and conservationist farmer who is known as one of the most influential thinkers in the modern-day American West. To call Bill prolific would be a blatant understatement—a few of his many books include “The Walk,” “A Great Aridness,” “River of Traps,” and “The Last Unicorn.” For more than 40 years, Bill has owned and tended a small farm in the Sangre de Cristo mountains of northern New Mexico, a property that has heavily influenced his life, work, and appreciation for land. I was fortunate enough to meet Bill at his farm for this interview, which was a thrill and an experience I won’t soon forget. Bill was born and raised on the east coast but moved to New Mexico after college to take a job as a research assistant with writer Robert Coles. Bill found himself immersed in the arid landscape of the American Southwest and very quickly fell in love with the people, culture, and terrain. From then on, Bill’s life and work centered around the land, whether earning his Ph.D., working for the Nature Conservancy and The Conservation Fund, or pursuing full-time writing. His life serves as an inspiring case study of how to meld on-the-ground conservation work with high-level aspirational writing and journalism. My biggest challenge with this conversation was figuring out how to fit five hours of questions into a single hour! We start by discussing how Bill ended up in New Mexico, and then chat a good bit about his farm. We discuss lessons learned from his work in land conservation, and techniques he uses to find common ground among competing stakeholders. We talk a lot about his writing process and routine, including Bill's excellent advice related to the technical and psychological aspects of writing. We also discuss several of his books, and how writing each book has influenced his perspective and appreciation for his beloved New Mexico home. Bill offers up a useful and completely unique technique for summoning gratitude, a practice I believe we all can benefit from.
