The Naked Truth About Real Estate Investing

How does a former restaurateur and retail franchisee pivot into managing nearly $19M in real estate assets? In this compelling episode, Brian Plumer shares his journey from struggling to sell his first fix-and-flip in 2008 to now owning over 1,000 units across multifamily and self-storage. Hear how a pandemic pivot, relentless learning, and hands-on experience led him to raise capital, partner on syndications, and build Litmus Capital Investments. Brian opens up about his early failures, the mindset shifts that fueled his success, and why self-storage has become his secret weapon for scalable, resilient investing. 5 Key Takeaways from Brian Plumer's Episode:From Retail to Real Estate: Brian's first failed flip turned into a long-term rental—and his gateway into passive income and multifamily investing.Self-Storage Strategy: Pivoting to self-storage gave Brian access to off-market deals with seller financing, lower management headaches, and powerful cash flow.Raising Capital with Credibility: He started small—$250K from friends and family—and learned that confidence, transparency, and trust are more important than pitch decks.Fund of Funds Future: Inspired by the HERO Alliance, Brian is building toward a fund-of-funds model to scale without taking on asset management roles.Consistency Beats Speed: Whether taking baby steps or giant leaps, Brian emphasizes staying the course, finding mentors, and building relationships as the key to long-term success.About Tim MaiTim Mai is a real estate investor, fund manager, mentor, and founder of HERO Mastermind for REI coaches. He has helped many real estate investors and coaches become millionaires. Valuation Is the Primary Factor Impacting Returns Hello, this is Hall T. Martin with the Startup Funding Espresso -- your daily shot of startup funding and investing. There are many terms in a startup fundraising terms sheet. Valuation is the primary factor impacting investor returns. Here's an example showing the impact of valuation on the returns. The pre-money valuation plus the investment yields the post-money valuation. The investor's ownership is the investment divided by the post-money valuation. For example, if a startup is raising $1M with a $4M pre-money valuation that yields $5M post-money.   This gives the investor a 20% ownership stake as the post valuation is $1M divided by $5M. In another example, a startup is raising $1M with a $19M pre-money valuation that yields $20M post-money.   This gives the investor a 5% ownership stake as the post valuation is $1M divided by $20M. There are terms that can help mitigate an outsized valuation such as a liquidation preference in which the investor receives their original investment first. Of all the terms in the deal, the valuation is the primary factor to consider.   Thank you for joining us for the Startup Funding Espresso where we help startups and investors connect for funding. Let's go startup something today. _______________________________________________________ For more episodes from Investor Connect, please visit the site at:   Check out our other podcasts here:   For Investors check out:   For Startups check out:   For eGuides check out:   For upcoming Events, check out    For Feedback please contact info@tencapital.group    Please , share, and leave a review. Clark and Hyung start the show by discussing whether there's cause for concern that the Fanatics Collect Orlando event has been cancelled (instead of just postponed) or if it's much ado about nothing. They also react to the rumour that Fanatics Fest NYC may also be cancelled or another rumour saying it might just be pushed up to June before The National in 2025. Then for "Hobby Headlines," the guys talk about the Paul Skenes MLB Debut Patch autograph 1/1 card and the incredible bounty offered by the Pittsburgh Pirates (and Livvy Dunne.) But they also discuss whether news like this has helped pushed the hobby more into the mainstream culture. Other examples include Patrick Bet-David talking about his $19M offer to buy a 1952 Topps Mickey Mantle (PSA 10), as well as actress Emma Roberts opening packs with her fiancee, and UFC president Dana White also ripping packs. Next, Clark and Hyung play another round of "Would You Rather" before ending the show with their regular weekly scheduled game called "Pick 1" where they each put up two cards and then debate which one they'd rather invest in. -------------------------- CONNECT WITH US! Rajeev worked at 3D Systems for more than twenty-five years, the last number of which saw him at the forefront of a plethora of asset sales and acquisitions. Now, Rajeev is on his own and works with three 3D printing startups: Axtra3D, Caracol, and Ackuretta.  We are thankful to have Rajeev for this episode and we are sure you the listener will appreciate it too. The previous episode featured Cantor's Troy Jensen and therefore centered on quarterly earnings reports. The episode prior to that, we had Mark Burnham from the Additive Manufacturing Coalition to discuss their DC fly-in.  So, it's been some time since we've focused on deals and market activity, and this episode had plenty to cover. In Episode 20 of Printing Money Danny and Rajeev discuss: Nano Dimension's (NNDM) announced acquisition of Desktop Metal (DM) BASF's spin out of Forward AM,  Formlabs buying a company mid-Kickstarter campaign, VC raises including  Mantle, Rapid Liquid Print, and Inkbit, financial doings from Divergent, the death of Shapeways, and plenty more. In this week's episode, we're re-airing one of our top episodes from last year with Denise Woodard. Denise is the founder and CEO of Partake Foods, an allergy-friendly snack company.Denise's journey began back in 2016, while juggling a day job and the new role of mom to a daughter with multiple food allergies. Frustrated by the lack of tasty options available for her little one, she took the advice of her babysitter and decided to "do something about it." Time is one of our scarcest resources. As entrepreneurs, effectively managing time frees us to focus on strategic activities to grow our sales and business. As part of our Mastering Excellence Series, Nikki is delighted to interview Mike Abramowitz, an expert on scaling businesses through automation and delegation. Mike has 20 years of experience in direct sales, training over 5,000 reps and generating $19M in sales. He's authored 9 self-help books and founded a charity providing over 100,000 meals to the homeless. Mike's businesses and nonprofit now run independently, allowing him a "Time Rich" lifestyle. As a father and husband, he helps business owners use AI-powered virtual assistants to focus on high-value tasks. Mike hosts "The Better Than Rich Show" podcast and leads the Automate, Delegate, Systemize community. Nikki loves the idea of scaling through automation and delegation. In this episode, they dive into the nitty-gritty details of how to scale a business using these strategies, enabling listeners to achieve the freedom to step away from their business and have it run independently. Mike shares how the team and the tech come after the predictable system. He provides an example of a sales system for a coaching client, focusing on the idea of predictable systems and simple playbooks so the team can be doers rather than experts. Mike also offers advice on utilizing AI. The technology is quickly evolving, but he suggests finding what works for you and sticking with it. He advocates for committing to your chosen technology instead of constantly switching. If the idea of building a business and then removing yourself sounds impossible, stay tuned as Mike breaks down the basics of getting a simple system in place to support your team and the technology that makes your team's job easier. [05:07] -  His early years were about growing through a challenge then taking that gift and turning it into something to serve the marketplace. [05:28] -  In 2016, his business coach helped him corporatize his sales operations to operate without him. [05:55] -  By 2020, the business had $2.5 million in sales and provided 1000 jobs. [06:12] -  Mike gets personal and talks about the premature birth of his son and how his business ran without him for 254 days.  [06:30] -  After this success, he wanted to teach people to do the same thing and Better Than Rich was created.  [08:08] -  Mike talks about how having a team to support him and the technology to support the team is at the core of his technique. [08:39] -  A more sophisticated approach is to start with the systems and playbook that the team and the tech are following. [09:14] -  We want to be surrounded by a great team with good tech, but we also want the systems and the playbook to support the team and the tech. [10:10] -  Having simple systems in place makes it possible to find lower wage workers as opposed to expert workers. AI is changing the game of tech. AI is changing the tech game.  [11:19] -  Four pillars of business: Attract, Convert, Onboard, and Retain. Each pillar has its individual playbook. [12:27] -  A playbook for attracting coaching clients.  [13:40] -  Have a good lead magnet. 5 I's of marketing: Getting someone from Ignorant to Intrigued. What are the possible “if thens” in this sequence? [15:59] -  Once you know what you want to do, build out scripts for this. The team and the tech comes after the predictable system. [16:51] -  How do I get from Intrigued to Informed? AIDA [18:24] -  Once they are Interested present the offer in a way that gets them Invested.   [21:25] -  AI paired with delegation. A technique for getting podcast guest spots and defining avatars and reaching out.  [27:15] -  You can use AI to pull summaries from YouTube transcripts. This can be used for authentically reaching out.  [28:58] -  The desire to do everything is one of the biggest limiting beliefs that business owners have. If it doesn't feel like a big loss, that's because it's really not. The Giants' departing free-agent class is mediocre at best, and the biggest deals signed by outgoing free agents are Sean Manaea's two-year deal with the Mets and Pederson's one-year deal with the Snakes. Meanwhile, the Giants have added Jung Hoo Lee, who boasts excellent projections and cost $113M over a guaranteed six years, plus a $19M posting fee. They also added flamethrowing sinkerballer Jordan Hicks on a fascinating four-year, $44M deal and intend to use him as a starting pitcher. Tom Murphy was also signed to a two-year deal plus a club option for a third. The SF Giants also dipped into the trade market in a fascinating swap that saw Robbie Ray join the Giants with unwanted players Mitch Haniger and Anthony DeSclafani (along with $6M in cash) going to Seattle. Switching gears, the Giants' pitching projections are discussed. Logan Webb projects across the board as one of the best starters in baseball. Camilo Doval projects as one of the best closers. That's a good place for the San Francisco Giants to start, and they've also got intriguing young players like Kyle Harrison in the mix. Alex Cobb and Ray should act as fascinating mid-season "acquisitions." Find and follow Locked On Giants on your favorite podcast platforms:

DNA Segment Our popular DNA Segment returns with expert Diahan Southard and Drew Smith in conversation about 23andMe. Listener Email Mike writes about genealogy podcasts and the lack of references made to the newspaper research site, Old Fulton New York Postcards website at https://www.fultonhistory.com/ for a collection of New York newspapers and postcard images, and Advantage Archives at https://www.advantagearchives.com/. Sheila writes concerning how to get a “long photo” (30” long x 6” high) scanned and then how to locate software to tag each person's face with their name. The Guys suggest obtaining advice from archivists at university archives and special collections, and state/provincial/national archives, to find out who offer large scanning jobs services. Julie writes to discuss her and her daughter's interesting DNA matches (and non-matches) with another individual on different websites. Dennis's 40 years of collecting data in Germany and Ireland was entered into Family Tree Maker and uploaded to Ancestry. The data seems to have disappeared and he asks for suggestions. He also seeks suggestions about how he and his sisters can/should format the family history they are planning to compile. Laurie writes to ask about the possibility of a researcher being able to bulk-download data from databases such as Ancestry for a specific county. Diana writes to advise us that there is a law in New York state requiring that each county have a county historian to help preserve and promote the history of that county. They can guide you to resources and other organizations. There is a website at https://www.aphnys.gov where you can identify and contact these people. Judy asks for advice and recommendations about sorting potential ancestors who share the same name in a specific area at the same time. Tom has inherited family photos, slides, and negatives from his mother. He is seeking information about scanners to effectively digitize these things. George suggests the Kodak Slide N Scan with a 5” color LCD screen which scans to an SD or SDHS card. Thank you to all our Patreon supporting members for their support. Michael's career started as a barista at a coffee shop in high school, rising through the ranks to oversee operations of 22 stores and managing a $19M coffee operation. Michael eventually partnered with close friends to grow a product manufacturing company to nearly $40M in revenue before selling it to a publicly traded company.    During that time, Michael began investing in real estate as well as angel investing. This led him to join Spotad as President, building it from $0 to $16M in revenue in under two years. From there, he joined the Clinton Campaign in 2016 and continued looking for more ways to make an impact. This led him to launch Atento Capital in Tulsa, where he's spent the last 5 years investing in early-stage companies and driving various transformative programs and initiatives geared toward building a vibrant and inclusive tech ecosystem.    Michael's One Away Moment happened when his body responded to the stress and pressure he had put on himself as an entrepreneur. Introduction: Welcome to Five & Thrive: a weekly podcast highlighting the Southeast's most interesting news, entrepreneurs, and information of the week, all under 5 minutes.  My name is Jon Birdsong and I'm with Atlanta Ventures. Companies Worth Applying To: We have two companies worth applying to right now that are worth taking a serious look.  First is ViewFi, the telemedicine company out of Atlanta led by CEO, Michael Williamson. ViewFi connects you with the world's top medical experts to get your pain or injury diagnosed, without the wait. They are hiring for a Sports Medicine Physician. The process for ViewFi helps you connect, diagnose, plan, and recover all through a simple application alongside a trusted and premier medical professional.  Next up, this past week, A.T. Gimbel and team hosted another fantastic Atlanta Healthcare Meetup with Ryan Jones, the CEO of Florence Healthcare. Florence frees clinical trials from bottlenecks, so they can accelerate and scale. Sites are drowning under the demands of today's clinical research trials, slowing clinical trials, increasing costs, and delaying cures. Florence's Site Enablement Platform helps sites streamline operations, enable remote monitoring, and integrate study workflows. They are hiring for several roles including a Senior Sales Executive, Salesforce Admin, and several others. We put the link in the show notes and if you didn't watch the live interview with Ryan, I highly recommend listening to our events page. Podcast of the Week: I have not listened to the entire episode because it is 3 and half hours in length and my bike ride is a crisp 30 minutes, but I'm well into it and it comes highly recommended from a trusted source. This podcast comes from the show Acquired and it is the full history of LVMH, and how Bernard Arnault turned a $15m investment in a bankrupt French textile company into the world's largest individual fortune. This story is equal parts Berkshire Hathaway, Barbarians at the Gate, Steve Jobs / Ted Turner etc and worth any entrepreneur's time. We put the link in the show notes. Quiet Giant: One of the Top 10 Most Innovative companies that piqued my interest last week from the TAG Summit was DataSeers. They have over 80 employees.  This is an enterprise solution for fintech and banking operations that helps with onboarding, ACH processing, anti-fraud, compliance, reconciliation, and Analytics. FinanSeer® converts raw transaction data to meaningful information that financial institutions can use to optimize their processes and protect their customers. It cleans data and automates workflows to increase operational efficiency across several aspects of the business. . Feature Release of the Week: Major major release and put I “release” in air quotes as this is a release of physical space, but Intown Golf Club in Charlotte opened their doors this week to the initial Founding 100 members and it was a spectacular event. If you are in Charlotte and love to play golf, socialize, and like good food and spirits, Intown Golf Club is the place for you. The outdoor patio, putting green, and firepit is just the beginning before you head indoors to 8 simulators, private dining, a massive bar and much more. Shout out to the team on creating another special location.   Raise a Glass: You know was I putting together this week's Five and Thrive and was a little surprised there had not been a funding announcement this week of any sort, and then all of sudden, right before I hit send on this bad boy, I see an update that Jason Rubbotom's Clovery just raised a very impressive $19M let by GroTech Ventures. Cloverly built the first API in the world for carbon credits and the company has grown to become the leading digital infrastructure powering the voluntary carbon market. Their software is helping any company scale their impact by providing the infrastructure to supply or buy carbon credits with the click of a few buttons.   Congratulations to Cloverly and team on the next phase of growt!  Annnnnd that's five minutes!
