There can only be one explanation (maybe two) for someone to want, study, test and pass both the Master of Wine curriculm and the Master Sommelier curriculm. So rare it is that there are only 3 people in the world that have done it. One reason could be the pure academia of them; the study, the knowledge, the challenge to learn more. And another reason is the passion for wine. For David, it is a lot of both. He is clear, articulate and funny...and maybe a little crazy; after all this study and understanding of the wine industry, he goes off and starts a winery in Walla Walla Washington. Who does this? But you will here the commitment and passion it takes to do this very thing. Wine Talks is proud to have tracked him down in Washington as they are preparing for harvest. Have a listen....you will be inspired

Caprio Cellars makes wines from estate vineyards in the Walla Walla viticultural area of eastern Washington. Owner and winemaker, Dennis Murphy crafts wines mainly from Cabernet Sauvignon and Merlot from his three Walla Walla vineyards, one of which is named after his Italian grandmother Eleanor Caprio, and another for his great grandmother Sanitella Caprio. In the show, Dennis shares some good information about Walla Walla and its climate, soils, and the region's unique position in the wine world. The bulk of the show is dedicated to my conversation with him, and he gives us a different perspective from others we've talked to in Walla Walla, like Sleight of Hand Cellars (who doesn't love Jerry Solomon and Episode 295) and Amavi/ Pepperbridge (Eric McKibben rocks out Episode 294). But a lot of Dennis's references are to seminal figures in the Walla Walla wine industry. Photo: Dennis Murphy, Caprio Cellars Given that, in the first part of the show, I spend a few minutes telling you about the founding figures in the Walla Walla wine industry. Not only does this help in explaining the references, it sets you up to understand all of Walla Walla -- if you ever talk to anyone about the region or go visit, these names will come up over and over again. They are... Norm McKibben. A founding father of Walla Walla's wine industry, and he founded Pepper Bridge Cellars and Amavi. His mentorship, forward thinking attitude (he was an early proponent of sustainability), and openness are a big part of the success of Walla Walla. Jean-Francois Pellet is the Director of Winemaking and a partner at Pepper Bridge and Amavi. He was born and raised in Switzerland, and is a third-generation wine grower. After working in vineyards around Europe and for Heitz Cellars in the Napa Valley, he was recruited by Norm to Pepper Bridge and also helped start Amavi. He is an active partner in the businessl and an important force in the Walla Walla wine scene. Marty Clubb is Managing Winemaker and co-owner of L'Ecole N° 41 with his wife, Megan, and their children, Riley and Rebecca. Megan's parents, Jean and Baker Ferguson, founded L'Ecole in 1983. In 1989, Marty and Megan moved to Walla Walla and Marty became manager and winemaker of L'Ecole. Marty, along with Norm McKibben and Gary Figgins (see below) were the three most important figures in starting viticulture in the Walla Walla Valley. Marty is one of the most revered figures in Walla Walla. Gary Figgins is the founder of Leonetti Cellar, which was Walla Walla's first commercial winery. The Figgins family has been in Walla Walla for over a century and Gary learned viticulture from his uncles, who were farmers. He is self-taught and has done miraculous things for Walla Walla – Leonetti's wines were among the first to gain high scores and national recognition for the valley. Gary and his wife Nancy passed on the winery to their kids, Chris and Amy, but Gary is a major figure in the development of Walla Walla and is still active in vineyard consulting. Christophe Baron is a native of Champagne and came to Walla Walla in 1993 while doing an internship at a vineyard in Oregon. He saw the famed “rocks” of the Milton-Freewater district that looked like the puddingstone in Châteauneuf-du-Pape, and decided to buy 10 acres for his Cayuse Vineyards. The waitlist for the winery is many years deep, so Cayuse's wines are only available to us on the secondary market (auctions and stuff – there is a podcast to come on auctions that will make that secondary market easy to understand!). He's essential to helping make Walla Walla wine a coveted, hard to get luxury! Dennis Murphy mentions other important wineries: Gramercy Cellars, Va Piano, and Hanatoro, to name a few! Finally, we discuss a few vineyards: Seven Hills and Sevein: These are top vineyards of Walla Walla. They have unique soils and are managed by the founding fathers of Walla Walla – Norm McKibben, Marty, Clubb, Gary Figgins, and a few others, with many top wineries sourcing from this land. Photo: Seven Hills Vineyard After the intro, Dennis and I discuss Caprio, and its vineyards and its wines, which are quite tasty. Dennis discusses winemaking techniques, viticulture and sustainability, and his unique, very welcoming hospitality model. He has recently purchased a stake in Pepper Bridge and Amavi, so we discuss that briefly as well. If you haven't been to Walla Walla, put it on the list. In many ways it represents the. best of the American wine industry -- collegial, entrepreneurial, with a focus on hard work and quality. Who could ask for more? Have you heard of Walla Walla? It's a city of 32,000 located in the southeastern region of Washington state, in the Walla Walla valley. Given that it's a fairly secluded place (the closest big cities, Portland and Seattle, are four or more hours away), we wouldn't blame you if it hasn't turned up on your radar. You should definitely be paying attention to Walla Walla, though, because starting in 2018, it's been quietly adapting zoning changes that have eliminated single-family-only zones. These changes were prompted by the recognition that the city is growing, but it is unable to grow outward. Walla Walla acknowledged that it must reinvest in itself. So, after a two-year process, the city consolidated its neighborhood zoning districts into one, and reformed the regulations to allow a broad spectrum of neighborhood-friendly uses. The site and development standards have been radically simplified. On this week's episode of Upzoned, host Abby Kinney and special guest Strong Towns Board Member John Reuter "upzoned" this story—i.e., they look at it through the Strong Towns lens. They discuss why single-family zoning is ultimately unhelpful for the evolution of communities, and look at Walla Walla as a case study for possible alternatives to single-family zoning. Then, in the downzone, John has been reading about the toll of racism, and Abby just got back from a hiking trip. We also finally unpack the Missoula Floods, which you have probably heard people name drop in a wine tasting and you just smile and nod like you know what they are talking about. Well now you get to know!
Mike chats with Cara Almberg of The Walls Winery in Walla Walla Washington (because he enjoys alliteration) about what pulled her unexpectedly into the wine business, and what keeps her there; her choice for a "desert island" wine; her passion for hockey as well as a certain wine writer named Jeb! Mike talks about the latter days of his radio career and the transition into a life in wine back in Spokane Washington; gives a drink recipe (which we don't recommend you make) for a Wet Dog, and also welcomes Oregon and Vermont onto the list of states where people are now listening to the Podcast. See pictures on Mike's Instagram. Also email Mike if you want to say hello, or receive your own official podcast coasters!Wines tasted this episode:2020 JB Neufeld Sauvignon Blanc, Yakima Valley "Schmidt Vineyard"2020 Sonder "Field Blend" Yakima Valley

Gary Winston is a musician who calls Walla Walla Washington home. Gary was born in Walla Walla and began his musical journey after seeing The Beatles on the Ed Sullivan Show. You will love his story. His first guitar was from Montgomery Wards and soon after he received his first guitar it was obvious that this would be his path in life. After all a person is dedicated to their craft if they take their guitar with them to the bathroom. Sadly, the Vox Amp his brother purchased for him did not have the girls screaming like the music store owner told him they would. Gary spent almost 15 years on the road during the 70's and 80's throughout Canada, Washington, Oregon, California, and Nevada. After he stopped touring the PNW he joined the CC Ryders Band and toured Asia. The CC Ryders were the house band for the Hong Kong Grand Hyatt. Gary was able to play with some huge names (you have to listen to hear who)When Gary came back home to Walla Walla he has continued to play and perform. Gary Winston and The Real Deal are a popular band at many of the wineries and are always a popular draw.Make sure you listen to this episode. Gary plays a couple of songs for us and is a very engaging storyteller. I know I enjoyed my time hearing Gary's stories. Thanks to Walla Walla Guitars for letting us record this episode in the studio. This was a Syrah 2015 from Walla Walla Washington. It delivered remarkable taste of bramble berry and a tartness of cranberries with a touch of maple syrup in the mid palate. The acidity was bright and alive awakening the herbaceous notes of thyme and sage with a touch of rose petals on the finish. The density of the wine was medium bodied. This wine is in honor of James Otis Kenyon who was a struggling dentist with his practice in Milton Freewater, Oregon. A competitor moved into his town causing him to burn down his competitors practice. No one knew what happened to James. His family ended up moving to Walla Walla Washington. James eldest son, Robert Otis Kenyon, began the family's legend in Walla Walla. His other son, Stephen Otis began winemaking and viticultural practices. He became dedicated to sustainable and bio-diverse farming in the art of wine. His style of wine is Bordeaux and Rhone varietals. This was a fantastic and noteworthy wine. It is a highly rated wine with memorable taste! We hope you enjoy this one on the Walla Walla AVA. This is Jasmine and Bryan. Wine...from on the vine...to the road tasted! Cheers!
Episode 036 - You Did What With Your Ownership? What happens when you pull back the curtain of ownership? Probably nothing. Clients buy homes every day. But the legal form of ownership is this “thing” that happens behind the scenes and no one notices…until…they do! Legal ownership is tough to comprehend--and usually unimportant--until problems start to show up, like divorce, death, and taxes. Agents can better serve their clients by informing them of potential legal and taxation issues tied to the type of ownership of their real estate. Take care to stay in your lane, unless you are an attorney or accountant. However, it's vital to the client since ownership is something to pay attention to. In this episode, we'll talk about different forms of real estate ownership and the issues that each can bring. SHOW NOTES 00:35 – Is B hopped up on caffeine? Buckle up buckaroo! 01:25 – Getting a little technical today from pre-licensing. Forms of ownership. 02:08 – Song of the Episode: The Who, “Who Are You”. 04:00 – Ownership means a lot to our clients. Emotional, psychological, financial and legal parts. 05:14 – Agents should have conversations with their clients. Do not act as an attorney or accountant, but mention it to them. 06:04 – We deal with this all the time. Example of divorcing couple and ex-spouse passed. 07:28 – Definitions: 4 types of ownership: Severalty; Co-Ownership Types: Tenant in Common, Joint Tenancy, and Tenancy by the Entirety. 08:43 – Other forms: legal life estates, trusts, business entity ownership. 08:57 – Tenants in Common. Two key pieces: Separate interest, owners can do what they want with their interest in the property. 10:25 – Ability to split ownership into any percentage. Cate eats Twix bars. Debate over the right or left side. 11:35 – If client does not decide how to split the percentage ownership, equal ownership is automatically set. 11:55 – Cate: you do this with the title company. Communicate to the title company and the deed is drafted. 12:25 – Cate’s Side Note Tangent: Working with investors and experiences. Cate has fleas. Cate is a belly dancer apparently. Dealing with squatters. Have not found a dead body…yet. 16:22 – Email from Sally in San Diego: Please get to joint tenancy. 16:50 – Joint Tenancy w/ Right of Survivorship: the last person living gets full ownership of the property. 17:38 – Cate: as people pass, the interest is absorbed by the remaining owners. 18:04 – Joint tenancy does not allow owners to take an unequal percentage share. Owners must have an equal percentage ownership. 18:59 – Anyone can use joint tenancy but be careful who you choose as a co-owner. If you pass, your co-owner gets all the property. Is that what you want? 19:20 – Cate: Parents and a child own property might be a way to eliminate probate but be careful of other issues such as taxes. 19:48 – The right answer is to what form of ownership is based upon an informed client’s decision. They each have their pros and cons. Make sure your clients know to choose wisely. 20:30 – Bobby from Walla Walla Washington has a question: please tell us about Tenancy by the Entirety. 20:57 – Similar to joint tenancy but reserved exclusively for married couples. Some states recognize marriage as a legal union of two people into one. Two physical humans, but one legal entity that is inseparable. 21:39 – Cate’s example from earlier. Ownership shifted from Tenancy by the Entirety to Tenants in Common. 22:44 – Get advice from attorneys and accountants. There are legal concerns but also taxation and liability concerns with ownership. 23:54 – Probate issues can be affected by the type of ownership. Trusts and wills are a part of this. 24:22 – Cate: talk to your clients before closing about this topic. 25:25 – Lamont from Ontario, Canada: is there a quote of the week? 26:20 – Quote of the Episode: “Be intentional in who you are. Going through life, unaware of what makes you special serves no one.” Serve yourself and your clients. 27:07 – No one asking about the closing. Remember the different forms of ownership with their own pros and cons. What might be true for one client may not be true for another. Bring this up to your client and recommend they seek guidance on what to choose. 27:45 – Helping your clients will make you shine and become a legendary agent that goes beyond what other agents do. More women are becoming winemakers than ever before but the numbers are lower than you may expect. Even smaller are the number of wineries owned by women. In Episode 5 of BEST HIRE EVER, Kris Dunn connects with Lance Haun (Starr Conspiracy, ERE, Former HR Pro) to talk about why hiring at least one great writer for your team makes incredible sense as a leader – regardless of your functional area or line of business. Lance and KD chop it up about how to spot, find and engage a candidate with writing skills in your hiring process, and how professionals looking to leverage their writing skills for career gain can get noticed. Never satisfied with one great topic, KD and Lance also explore the Haun family's history of sustainable meat and how Lance's dad sees an explosion of business at his butcher shop when things like COVID hit the American marketplace. SHOW HIGHLIGHTS: 1:35 - KD starts by calling Lance Haun a killer writer. Lance blushes and begs off and calls his writing history a humbling experience. 2:04 - KD breaks down Lance. HR pro at the start, starting one of the first HR blogs, then becomes a professional writer in our space at ERE and Starr Conspiracy. Lance describes when he knew writing was his differentiator. 7:30 - Lance talks about “social proof” as being the addictive side of writing. Translation – reactions to your writing are good. 9:05: Lance and KD talk about the need for great talent to have writing skills. Lance talks about learning styles still including and being influenced by the written word. KD balks and says he thought that the world was being changed forever by video. #joking 12:55 – What's the best way for a leader to test and confirm that someone can add value as a writer on their team? Lance recommends communicating more than normal via email as a test – long email threads. In addition, getting into someone's process of creating written work product is key to understand their approach to the craft. 16:00 – Lance talks about knowing who the communicators are in your workplace and how that can help drive internal mobility in your company. 19:30 – KD talks about why all leaders – even if they are great writers – need to hire for writing skills so that leader can become an editor rather than a production writer. #delegate 20:00 – Lance and KD talk about the right way to show your writing skills as a candidate. Maximizing your LinkedIn profile and presence is the path of least resistance and greatest reach for most professionals. 24:00 – Lance and KD talk about negative bias that may exist towards professionals who share their thoughts via blogs, LinkedIn and social. Being vocal and sharing your thoughts may limit overall opportunity, but you'll be a candidate of choice for many of the companies and hiring managers that remain. 28:30 – Lance talks about his dad, the butcher shop and how his dad's business has gone up during the COVID crisis. KD thinks Lance could be the Gary V of meat. Lance talks about surprising his dad by running Facebook ads to drive traffic to the shop during normal times. Great E60 piece on Drew Bledsoe called "Better with Age." How he handled losing his job to Tom Brady due to injury is truly amazing. Total professional. Even keeled guy. Loved it. Now he's making wine. Cam Newton to the Bills? Josh Allen is younger and more durable. Both not the most accurate passers. Rams new logo. Did the kindergarten kids make that one? Terrible.

LAST PODCAST OF 2019! We wrap up the year while getting to know the talented Chris Topher. We laugh the whole episode while traversing through stories of his employment and residential past. Chris experienced extensive lessons on life as it took him from the business world, across the country to Walla Walla Washington as a bee keeper, back to Southwest Florida. He tells of his childhood pursuit singing in the youth choir, the vast benefits massage therapy can bring your life, the creativity-crippling conditions of the corporate world, and his making an unofficial debut as a musician at the local karaoke bar a few years ago. Chris Topher is a nerd just like we are! And he is a talented singer-songwriter, so we expect that he'll be making even more progress and positivity next year. @c.topher.king THANKS FOR LISTENING GO SUPER SAIYAN! - Patreon.com/professorshred Email us cityofpalmspodcast@gmail.com ANCHOR PODCASTS FACEBOOK INSTAGRAM SPOTIFY APPLE PODCASTS - @prof.shred - @kinglombardo47 INTRO/OUTRO BEATS BY @soernbeats --- Support this podcast: https://anchor.fm/daniel-lombardo5/support
At the intersection of the supernatural and quantifiable, three wayward souls find themselves facing a world of the unknown and unexplained. Who among us can navigate the flickering boundaries between the paranormal and the scientific and questionable grey area in between? It is autumn and it feels like it always has been. The leaves have fallen and have been falling for awhile. The air feels crisp enough that you can break it apart with your breath. It feels as though time is suspended for this world. But time is on nobody’s side here in South East Washington. There is a smell of organic rot in the air as a lone minivan pulls into a small parking lot outside the Swaying Birch Retirement Community - three miles outside of Walla Walla Washington.ParaScience is Game Mastered by the disembodied mind of Ben Hamlin with Ezra Kaye as Man in Black Alister McAndrews, Matty Trumbo-Gomes as agnostic exorcist Saint Garcia Flores and Nikki Boylan as conspiracy theorist Jules Ortiz! In this episode we speak with Josh McDaniels, the winemaker at Doubleback in Walla Walla, WA. When former NFL quarterback Drew Bledsoe retired from football he wanted to go back to his roots – aka Washington - and went from footballer to vintner. In 2008 Doubleback was born. I love the name since it’s a reference to his return back home... That same year Josh McDaniels – the winemaker not the football coach – entered the game at Doubleback. We'll talk wine, things to see and do in Walla Walla and a little football.

Homesteady - Stories of homesteading farming hunting and fishing
On this episode of Homesteady, we meet Elaine Vandiver of Old Homestead Alpacas. Elaine's journey to her purpose began on 9/11. A college student at the time, She felt the right thing for her to do was the join the army and serve her country. Now, she's an alpaca farmer. Wait, what? Let's back up. We met Elaine in the Homesteady Launchpad business course hosted by Aust and Accountant Mike. Elaine is currently finding success in agrotourism- giving tourists an "on-farm" experience that is projected to net $11,000 this year. Elaine isn't from Walla Walla Washington. Originally from Indiana, Elaine completed a successful military career and followed her then boyfriend (now husband) to Washington State. Falling in love with the beautiful landscape, they put down their roots. Elaine credits her time in the military for giving her invaluable perspective, and assisting her success in homesteading. Elaine felt that the time she spent as a solider helped her become a stronger person and put hardship in perspective. It was after her military experience however, that Elaine met what was to be a true test of her strength: her desire to have a family and her journey through infertility. After seven years of exhaustive medical intervention and ongoing mental stress and disappointment, Elaine and her husband found themselves choosing the end their journey to become pregnant and take a different path. This led them to selling their family-ready home and moving to the country. "Undervalued" was the word Elaine and her husband had in mind when searching for their property- looking for a "country fabulous" property they could bring to its full potential. They found their "gem" of a fixer upper, and the work the property needed was the perfect project to distract the Vandivers from their previous seven years of heartbreak. The property also came with a few surprises- in-tact perimeter fencing, a history of a previous homestead, 3 pastures- and two llamas, Leroy and Loretta. If Elaine was going to have her country home, she was going to have to take in the llamas. Googling the care of llamas, Elaine took her new (pets? livestock?) day by day. In her research, she came upon alpacas. They were softer! Cuter! Nicer! When spring came, Elaine purchased a couple to take care of the pastures full of grass on her property. When a connection with a local alpaca farmer was made, the alpacas increased from 2 to 41. In exchange for taking care of the alpaca heard she had acquired, she could keep their product. Through happenstance, Elaine became an alpaca farmer, and began her unplanned, unexpected journey to being a homestead business owner. Things began to fall together so nicely; Elaine wasn't going to stand in the way. Cementing her path was a manila envelope with the original paperwork detailing her property's history as a parcel from the Homestead Act of 1862. Deciding to go all-in, Elaine went step by step to become a legitimate business, following the appropriate protocol to ensure the growth and success of her alpaca farm. It is important to note, however, that the alpaca farm is Elaine's side hustle- she is a "cubicle dwelling bureaucrat" by day. She credits her job with working one side of her brain, and her farm working the entire other side- creativity, problem solving, and passion. However -what about the alpaca fiber- is this really a valuable product? How do we make it that way? Turns out, it is a "diamond in the rough" type product, requiring many steps to become useful and beautiful. Two years, actually, from start to finish. Elaine realized that with such a long turn around time, she needed to re-think how to utilize the value in her property. Turns out, the BEAUTY of the farm could be capitalized on. Check out Elaine on Instagram to see the gorgeous vistas of her farm. If you find a photo of Elaine and an alpaca on the back of a Volkswagon bus, follow her feed, leave a comment identifying yourself as a Homesteady listener, and Aust will give you a FREE month of a Homesteady Pioneer Membership! Elaine started giving tours and opened a little gift shop. More on-farm events have followed: alpaca yoga, a farm to needle workshop series on alpaca fiber, (check out the upcoming sunset yoga and wine tasting!) and then: Airbnb. For her Airbnb, the guest received a port-a-potty and land to put up a tent or camper. For $50 per night, Elaine's farm was extremely popular. Would Elaine's business come out as profitable according to Accountant Mike's standards? No, not yet. But in terms of the added value of happiness- Elaine puts it best: There is a difference between making money, and making a life. Is the juice worth the squeeze? Hells yeah, because I had a BLAST doing it. We have a new partner! Aust is so pleased to partner with Wildcat Outdoor Gear as they premier their collection of tents designed by and for "Outdoorsy Dads."
