Bob Prefontaine is Chris's father and the patriarch of the Prefontaine family. He served in the US Air Force from 1959-1962 before inheriting and further growing a company which he named Preco. In 1991, Bob sold his company to one of the largest welding supply distributors in the country. In 1992, he purchased Skaff Cryogenics, and in 2018, he sold all three of the business entities he owned at that time and retired after a long and successful career. Steve Prefontaine is Chris's brother and started his career at Quaker Oats as a regional sales manager and then Kraft General Foods, before changing gears and working with Bob at Skaff Cryogenics from 1995 to 2018 as Vice President and a partner in the company. During these times, it’s important for homeowners who want to sell and aspiring homeowners who can’t get bank financing to understand how creative funding, notes, and owner financing comes into play. In this episode, I bring Bob Zachmeier, number one REO broker in Arizona and creative financing expert, to share with us his expert opinion about how creating 2nd notes are profitable for the seller, the buyer and the lender. Traditionally selling a house entails other costs such as repair costs, closing costs and carry costs. If you factor in the time it takes, usually about three to four months vacancy, before it sells, traditional selling actually costs even more than that. Meanwhile, creative or owner financing sells faster and, at the same time, gets rid of the repair, closing and carry costs all at the same time. On top of this, there are more houses available for buyers who do not qualify for a bank loan. By having a buyer put up at least 10% down, a lender can require any amount as a first note and you the investor puts up the difference as a second note (both payable at a certain number of years), the seller NETS MORE money, the buyer SAVES money and the lenders MAKE money on their notes without all the hassle a bank financing. Today’s guest on Because of Horses is Bob Cacchione — a living legend in the horse world — and one to whom so many owe immense gratitude for founding the Intercollegiate Horse Shows Association (IHSA)!   Though the IHSA has helped countless young equestrians explore their competitive riding talents and dreams, their origins were pretty humble. Bob was an 18-year-old sophomore at Fairleigh Dickinson University in Teaneck, New Jersey when his parents told him they would no longer pay for his riding. Rather than have that be the end of it, Bob negotiated free use of horses at a local stable in exchange for giving riding lessons, where he then gathered what soon became a competitive team. Next, when he held a show using donated horses, nearby colleges caught wind of the event and what began as a small group of riders soon grew exponentially over the ensuing years. Now, it’s a huge network, including almost 400 colleges across the U.S. and over 8,300 riders in hunt seat equitation, western horsemanship, and reining.   Beyond all this though, the organization is about so much more! In this episode of the Getting Smart Podcast, the Getting Smart team is throwing it back to one of their favorite episodes from Season 1 where they explore and listen to some student stories around their experiences with project-based learning (PBL); have an interview with a project-based learning STEM teacher of Flight by Design; as well as hear from education leaders in the project-based world, Bob Lenz and John Larmer of Buck Institute for Education (BIE).   The students in Flight by Design, an engineering and math course at Raisbeck Aviation High School in the Highline School District, are immersed in a year-long project to design an airfoil. At the end of the day, how do you want to be remembered? I know I want to be remembered as someone who lit the way with love, compassion, and really tried to understand everyone I encountered. Facebook Fan Page Strategies Would you like to know how one listener took his Facebook fan page from 1500 to 40,000 likes? I thought so! I first met Bob Moher a couple of years ago in Texas. As we knocked back some brisket tacos, he told me he had been getting into Facebook marketing. This was intimidating. Bob was in his sixties and knew more than this 40 something would ever understand about Facebook. Bob told me about boosting posts, driving up his fan page “likes”, and getting some outhouse people to attend his shows.
