Thank You God that he has a bold tongue to speak back to the enemy and that You have made him wise in his strategies to overcome the enemy and even to trap them into falling in their traps for him but become stepping stones to move America ahead and back on the solid ground of our foundations from our forefathers and mothers. Thank You, for this great gift of America and all that it has done for the salvation of souls a a part of our Christian heritage! Father, that we will continue to be a part of the Great Harvest You have begun, and that America is a Kingdom Nation. Father, we seek the continue exposing of the wolves in sheep clothing in our midst especially in our government but in our assemblies of worship. Make those who have lied and deceived us by twisting the words of Your Son face the evil they have done to Your Flock. May the prophetic word You gave to Mark Taylor come to pass now in our day that the truth will be revealed through the discoveries of hidden scrolls or whatever form it is will shine brightly in our midst so that the separation of Your true Disciples will be clear. Through the Holy Spirit’s convicting Power let Your People walk away from all that has held us captive and limited us from knowing You intimately in thought word and deed in Christ Jesus our Savior and King! Yes, Lord there is a separation between those who speak Your Word truthfully and those who are blind leading the blind into the ditch and keeping us off the narrow path You have destined us to find and walk! Thank You Lord for using righteous men and women to guide us in this day like the ekklesia movement amongst us in the Strike Force of Prayer and other influences to walk away from sources that hinder us from knowing Your heart and being one with You as Jesus has promised us that You are one with Him You are also one with us! Lord God through the authority given us by Your Son, our Redeemer we say to the mocker, the rebellious and the liar: we say Repent and follow Him or face the consequences of your free choice to follow the path to death and destruction. As for our house with Joshua we say: We serve the Lord and follow His Commands! Lord raise up those who will change the narrative from fakeness to Truth in all forms of our media from news to entertainment so that we will hear the Truth that sets us free! Lord we are here to stand by the Justice that You are bringing into the land by those You have anointed to lead us in this day.

We talk about using the numbers correctly to make sure that your investment has enough cash flow to make it profitable. She gives tips on finance options and the importance of due diligence. [01:48] It's time to consider what your play is if there is a crash. [02:30] A lot of talking heads get paid to say that things are great. [02:49] There are financial cycles. We were due for a correction fueled by volatile mortgage products. [03:27] They were also mortgage products available for people with poor credit scores and who didn't have a good history of repayment. Adjustable rate mortgages were also a problem. [04:10] Elysia feels we are overdue for a correction. [04:48] Think about cash flow when you are investing. [05:05] Make decisions by numbers not emotions. [05:23] When everyone is trying to be an investor that is usually the time not to be an investor. [06:50] There's a lot of information available for the public also take advice from people who you trust. [07:16] Ask your mortgage professional what they're closing rate is. [08:04] There are products for investors based only on cash flow. Then there are bank statement programs where we go off of the income taxes. There are many different mortgage products out there. [09:04] There is even hard money lending from private lenders at high interest rates. Get pre-approved up front, so you know what your numbers are and can have a realistic cash flow. [10:08] It's important to get pre-approved. [10:50] Sometimes you can get seller financing at 6 or 7%. This is better than hard money lending at 14%. Look for a local investment group to find these lenders. [12:05] There are also ways to use your self-directed IRA. Check fees before getting locked into a company. [12:54] A lot of first-time buyers are getting multi-unit properties. [13:37] Elysia is a fan of the Florida market. Other great investment options are St Louis Missouri, Dallas, Houston, Oklahoma, and Tennessee. [14:29] Lower price is lower risk. Expensive properties can require a lot of money to risk to make the same cash flow. Also be aware of state laws and taxes. [15:49] Consider your exit plan also. [16:23] Try to get at least an 8% return but shoot for 14%. [17:59] Elysia's book How to Get Approved for the Best Mortgage is for first-time home buyers but she's also working on a book for investors. [18:40] The book can help you approach the Lending situation with educated questions. [19:58] First time home buyers are currently getting priced out of the market. Video: Vimeo - YouTube Photos: Flickr Audio: download links below This Toad Session is something a little different, in that instead of setting up a studio environment in the house, we actually just recorded the songs at a house gig. The gig was in fact also the band's first live appearance in four or five years. So the whole atmosphere of the session is massively different to the usual ones we record. The interview took place all at once before the gig, rather than in and around the songs like it usually does, and for the podcast I have just spliced bits of it into the podcast as and when it seemed suitable. We also webcast this live, which was kind of fun. I am not sure how brilliant the image and sound were for everyone, but it was an extremely fun thing to do and something we'll be looking to do more of in the new year I hope. It was a little tricky to ask people to take pictures in the middle of a performance, so we have a few photos by Anneli and Fiona but not very many. As per usual we have videos of four songs, over and above the main video above. Martin actually read some of his poetry before the gig started, so there's a little of that in the main video as well. The session tracks are all downloadable for free below, as is the main interview podcast, with the full tracklist for that at the bottom of the page. Well here we go. The new year is yet to quite take hold or take off, but I promise you that things will kick back into gear this weekend. There are some fine love shows appearing on the calendar, slowly but surely, and eventually 2009 will get going. No rush though. This Toadcast is a bit of a mix. I've got some of this year's favourites, I look back at some of last year's favourites, and I also poke away at a couple of the bands I hope will make their mark in 2009. In that sense, examining last year's favourites makes a lot of sense. I'm always curious about how well our fads and fancies bear up to the passage of time. I've not been too fickle in recent years, which is sort of nice, so I don't mind looking back like this. There aren't too many embarrassments to be had, so it's kind of nice to take the chance to look backwards, look forwards a little and generally just take the opportunity to pause for breath and enjoy the new year.
