There's a crackdown on money laundering via real estate transactions. FinCEN (Financial Crimes Enforcement Network) is making new reporting requirements that affect real estate investors across the country, including here in Indianapolis and all of Indiana.FinCEN intention is to prevent illicit actors from using legal entities and trusts to anonymously launder illicit funds thru the US residential real estatemarket. Their goal is to identify individuals involved in the “entities”, by requiring industry reporting of very specific information for members, managers, trustees, etc. of the entity. The scope of the rule for reportable real estate transactions are as follows: 1. Property Type: Residential Real property2. Financing: non-financed (cash or private non-licensedlender)3. Transferee: Buyer is a legal entity or trust4. No exemption applies: not a result of transfer due todeath or divorceThere is no dollar amount threshold. All sales of Residential Real Property are reportable. This basically affects almost everyone in real estate to at least a certain degree.Brett Snodgrass talks to James Schultz of Momentum Title Agency about what this means in practical terms for everyone investing in real estate in Indianapolis and really all of Indiana.James Schultz is the Chairman of Government Affairs Committee for Indiana Land Title Association. James has spent a lot of time in Washington DC as this is a federal issue as well as state and local issue.James has spent many hours talking with attorney generals, state senators, state representatives and so many other officials and professionals that are weighing in on what legislation, regulations and practice changes will look like in the coming days. Many of these lawmakers and government regulators don't really understand what it's like to be an investor, nor do they understand how real estate investors, including wholesalers, positively impact the community.Investors help communities when they have good motives and practices. But there are also bad actors out there who give wholesalers, realtors and investors a bad image. This is such an important conversation to listen to. If you want to know what rule changes and new and developing regulations are and how they will impact your real estate business, then listen to this episode.JAMES SCHULTZ - MOMENTUM TITLE AGENCY: https://momentumclosings.com/teams/location/?company=6&location=Indy%20Main

Guest: Karen Barbour Guest Bio: With nearly 40 years of surety experience, Karen Barbour founded The Barbour Group in 2002, a nationally licensed surety agency focused on construction bonding and advocacy, with offices in Maryland and Tennessee. TBG is a certified DBE, WBE, WOSB, and WBENC firm. Her advocacy sparked in the late 1990s when achieving a Federal Acquisition Regulation change permitting annual bond forms to support five-year contracts instead of one bond for five years, giving small and minority 8(a) firms the capability of bonding such projects. Karen serves on the U.S. SBA's National SBDC Advisory Board, MAA (BWI) Small & Minority Business Advisory Council, as Vice Chair for AMAC's Government Affairs Committee, and on boards such as Women Construction Owners & Executives and Girl Scouts of Central MD for over 10 years. Karen co-founded the Alliance for Hispanic Commercial Contractors, Party For A Cure, and the National Small Business Party. She continues to manage an exclusive surety bond program with Hensel Phelps Construction Co. that to date has bonded over $170,000,000 in subcontracts with no losses. Key Points: Early Career and Challenges as a Woman Started in the insurance and surety industry in the 1980s as one of the few women in a male-dominated field. She faced pay inequality and a lack of mentorship or grooming for leadership. Despite working 80-hour weeks, she wasn't offered ownership opportunities. Founding the Barbour Group After a successful career as a bond producer, she left to start her firm in 2002. Her motivation included economic independence, work-life flexibility, and family care (as a single mom and caretaker for her father with Alzheimer's). Passion for Cold Calling Loved the challenge and directness of cold calling. Used it to differentiate herself and prove her value in a field where women were not readily accepted. Emphasized understanding of construction and surety underwriting, which made her uniquely effective. Advocacy for Minority and Women-Owned Businesses A pivotal moment came in her 20s when she unintentionally walked into a minority contractors' meeting. Shocked by the industry's bias (her company directed underwriters to flat-out decline minority applicants), she left and began actively advocating for diversity. Worked to bond minority and women-owned firms, growing underwriting from $250,000 to $2.5 million in a year without losses. Personal Motivation and Values Grew up in a polluted, working-class neighborhood in Maryland. Experienced loss and hardship early in life (lost her mother at 11). Driven by empathy, fairness, and a strong sense of justice. Discovered later in life that her biological father was a neurosurgeon, which helped her understand her innate compassion. Diversity, Inclusion, and Economic Equity Emphasizes the importance of seeing and celebrating cultural differences, not ignoring them. Believes diversity brings better business outcomes and strengthens communities. Argues that systemic exclusion limits contributions from capable individuals and that access to capital and education are key. Community and Social Impact Initiatives Founded the Alliance for Hispanic Commercial Contractors to support minority businesses with financial assistance, consulting, and sponsorships. Created Party for a Cure, a nonprofit supporting children with neurological diseases. Developed a political platform, the National Small Business Party, to give small businesses a stronger voice in policy. Core Philosophy Step through fear—growth and purpose lie on the other side. Use business as a vehicle for empowerment, particularly for underrepresented groups. Diversity isn't just a value—it's a strategic imperative for societal and business success. The nutrition title was first included in the 1973 farm bill. It's projected to make up 84% of total Farm Bill spending, with most of the funds going to SNAP. That's because the program helps more than 40 million low-income individuals provide food for their families each month. Some of those people are farmers. In this episode, we talk to Mark Nicholson, Senior Director of Policy at the Fair Food Network to dig into how the farm bill links farms and food access. And we'll talk to farmers about how they are uniquely positioned to directly provide nutritious food for the families in their communities. Mark Nicholson, Senior Director of Policy, Fair Food NetworkMark joined the Fair Food Network after an extensive career in leading organizations involved in national agriculture policy and specialty crop production. He is a third-generation apple farmer and spent much of his professional life co-running a New York-based family business, including developing value-added products to increase revenue to the farm. His work advocating for the specialty crop industry over the past two decades earned him national recognition as a skilled and dedicated policy expert, included roles as the Chairman of the Board and member of the Government Affairs Committee for the U.S. Apple Association (USApple). Mark also spent time in his early career working in government at the U.S. Department of Agriculture and at USApple. In this episode of “The Business of Blueberries,” Kasey Cronquist, president of the U.S. Highbush Blueberry Council (USHBC) and the North American Blueberry Council (NABC), is joined by the Executive Director of the IR-4 Project, Jerry Baron, Ph.D., and NABC Director of Government Affairs Alyssa Houtby. The IR-4 Project was established in 1963 by the U.S. Department of Agriculture and land-grant universities to ensure that specialty crop farmers have legal access to safe and effective crop protection products. Baron has been the IR-4 Project's executive director since September 2006. Alyssa Houtby works closely with the NABC's Government Affairs Committee to identify and advance the industry's public policy goals through the council's advocacy platform. “The reason why the program exists is because the companies that register products … focus their research and development area on crops that give them a large and rapid return on investments, i.e. they go after corn, soybeans, cotton, so on and so forth. The specialty crops … don't have access to those products. And one of the things we do as a government organization is we go out there and develop the data to show what type of residues remain on the crop at harvest.” – Jerry Baron, Ph.D. Topics covered include: An introduction to Baron and Houtby and their work. An exploration of the purpose of the IR-4 Project, and why it's important to blueberry producers for a number of reasons, including the expansion of global exportation opportunities.A discussion of the challenges faced by regulatory agencies in labeling inputs, and the work the IR-4 Project is doing to support specialty crop producers. Mark Iannuzzi of TelNet Worldwide takes a fresh look at a long-term challenge, calls for changes “Our telecommunication policy that started in 1996 and how service providers interconnect their network was based upon TDM technology, but here we are in 2024 and we know that IP is the rule of the roost,” says Mark Iannuzzi, President of TelNet Worldwide. We need the FCC to step up and to update the regulations so that the carriers, in fact, do play by a new playbook for interconnecting their network on an IP basis. And if we do that, now you have an end-to-end system.” Recorded just before last month's Cloud Connections Conference, and just after a committee of the CCA met with the FCC, this podcast covers some of the stickier challenges of the STIR/SHAKEN era. Along with the benefits and steps forward of STIR/SHAKEN, Mark discusses how a legitimate organization with legitimate needs to call contacts, can be labeled spam, and not know it. Mark explores these problems along with a call for policy reforms and refresh. The CCA's Government Affairs Committee, which Mark discusses, is a key and core activity of the CCA, as the CCA works to retain communication by phone as a critical link for organizations and people. The Rich Zeoli Show- Hour 1: On Tuesday, Homeland Security Secretary Alejandro Mayorkas testified before the Senate Homeland Security and Government Affairs Committee. During questioning, Sen. Josh Hawley (R-MO) quoted a recent New York Times article documenting the Biden Administration ignoring multiple warnings that migrant children were being exploited for labor. Sen. Hawley stated that Sec. Mayorkas should resign for putting the lives of innocent children in danger. You can read Pulitzer Prize-winning investigative journalist Hannah Dreier's report here: https://www.nytimes.com/2023/04/17/us/politics/migrant-child-labor-biden.html During an interview with Tucker Carlson on Fox News, billionaire Elon Musk alarmingly explained that, prior to his acquisition of Twitter, government agencies had access to the private direct messages of users on the social media platform. During a House Appropriations Committee, Congressman Andrew Clyde (R-GA) asked Centers for Disease Control and Prevention (CDC) Director Dr. Rochelle Walensky about statements she made in March 2021—she had claimed, “vaccinated people don't carry the virus, they don't get sick.” Dr. Walensky explained that discrepancy between her optimistic claims in 2021 and reality were due to “an evolution of science.” On Wednesday, Senator John Fetterman (D-PA) chaired the Senate Subcommittee on Food and Nutrition. Unfortunately, Sen. Fetterman seemed unwell. While appearing before a House Appropriations Committee, National Institutes of Health (NIH) Director Lawrence Tabak said he believes COVID-19 originated via a zoonotic transfer that occurred naturally. Is it just us, or does he sound exactly like Frank Pentangeli from The Godfather Part II? “I don't know nothing about that!”

Does that not sound like something out of 1984? Does that not sound like something out of Stalin's Russia?” He went on to accuse the U.S. government of disseminating misinformation regarding COVID-19. 4:10pm- While appearing on Fox News with Laura Ingraham, Senator Josh Hawley (R-MO) accused Homeland Security Secretary Alejandro Mayorkas of having facilitated “the biggest child trafficking ring in U.S. history.” 4:15pm- Rich continues to marvel over the similarities between National Institutes of Health (NIH) Director Lawrence Tabak's answers to Congressional questions about the origins of COVID-19 and Frank Pentangeli's responses to a Senate investigation hearing in The Godfather Part II. 4:30pm- In an article on his Substack—The Disinformation Chronicle—Paul Thacker documents how Dr. Anthony Fauci and the National Institutes of Health (NIH) “created an earworm in the intelligence community with lyrics bent against a Chinese lab accident.” You can read the full article here: https://disinformationchronicle.substack.com/p/the-wuhan-road-show-forming-a-band 4:45pm- Netflix announces they will discontinue its DVD mailing business and will also begin to crack-down on password sharing. 5:05pm- The Drive at 5: Dr. Wilfred Reilly—Professor of Political Science at Kentucky State University & Author of “Taboo: 10 Facts You Can't Talk About”—joins The Rich Zeoli Show to discuss his most recent article on National Review, “We Need a Revenge of the Jocks.” Dr. Reilly writes, “Tennessee state representative Justin Pearson became famous as one of the so-called Tennessee Three, a small group of state lawmakers who led a mob into the legislative chamber during business hours. Pearson and another Justin (Jones), who disrupted the session with bullhorns, found themselves thrown out of the legislature (before being reinstated shortly thereafter). A bespectacled black dude known for his Afro hairdo and histrionic arm movements while speaking, Pearson always struck me as a Dollar General Malcolm X. But, the past few weeks have provided a deeper revelation about him: It's all an act.” Why are we incentivizing people to veer away from normalcy? Dr. Reilly argues, “[t]he focus of mainstream conservatism in the near term should be to re-normalize normalcy and to counter the institutions promoting division as a virtue.” You can read the full article right now: https://www.nationalreview.com/2023/04/we-need-a-revenge-of-the-jocks/?utm_source=recirc-desktop&utm_medium=homepage&utm_campaign=river&utm_content=featured-content-trending&utm_term=first 5:30pm- In a Wall Street Journal exclusive report, Aruna Viswanatha, Sadie Gurman, and C.
