In this episode of The Distribution, host Brandon Sedloff welcomes Jennifer Stevens, co-founder of Alliance Global Advisors, for a deep dive into one of the fastest-evolving areas in private markets: entity-level investing and GP stakes. With decades of experience advising both allocators and investment managers, Jen brings a unique perspective on how this corner of the market has moved from niche to mainstream—and what GPs need to know as they explore strategic capital partnerships. They unpack the structure of GP stakes and platform-level investments, the rise of co-GP and hybrid models, and why this trend is accelerating in real estate investment management. Jen explains the growing demand for alignment between investors and managers, the increasing focus on succession planning, and the role of distribution in scaling investment platforms. She also outlines the critical importance of cultural fit, cash flow stability, and growth potential when attracting capital at the entity level. Key themes include: Why entity-level capital is no longer taboo—and what's driving its growth The tradeoffs between strategic support and ceding economics or control How credibility, due diligence, and investor signaling impact fundraising Lessons from recent transactions across real estate, private equity, and alternatives How GPs can position their firms to be attractive to strategic capital partners Whether you're an emerging manager, an allocator exploring GP stakes, or an established firm thinking about long-term growth, this episode offers a rare, detailed look at what it takes to succeed in today's evolving investment landscape. On this episode of the Healthy, Wealthy, and Smart podcast, Dr. Jennifer Stevens-Lapsley and Dr. Kory Zimney, underscored the crucial role clinicians play in influencing the APTA research agenda. They emphasized that clinicians should be invested in the research agenda as it directly impacts their practice and the well-being of their patients. Here are key takeaways from the episode on how clinicians can actively contribute to the APTA research agenda: 1.     Data Collection: Clinicians are encouraged to start gathering outcomes data in their clinical settings. This data serves as a valuable resource for addressing research inquiries and refining clinical practices. By systematically collecting data on patient outcomes, clinicians can bolster the evidence base, guiding decision-making at both individual patient levels and broader research endeavors. 2.     Questioning: Clinicians are uniquely positioned to identify knowledge gaps and areas requiring further research. By posing questions based on their clinical experiences, clinicians can help shape research priorities and initiate meaningful research projects. Cultivating a curious mindset can lead to the formulation of research questions that tackle real-world clinical challenges. 3.     Collaboration with Researchers: Collaboration between clinicians and researchers is pivotal for advancing the field of physical therapy. Clinicians can collaborate with researchers by sharing clinical insights, participating in research studies, and engaging in discussions on research findings. Through joint efforts, clinicians and researchers can ensure that research remains relevant, practical, and directly applicable to clinical settings. 4.     Networking and Relationship Building: Clinicians are urged to network with researchers, academic institutions, and other healthcare professionals to foster collaborations and knowledge exchange. Establishing relationships with researchers can provide clinicians with opportunities to contribute to research projects, access resources, and stay abreast of the latest research developments in physical therapy. 5.     Promoting Evidence-Based Practice: Physical therapists are an evidence-based profession who rely on research to inform their clinical interventions. By actively engaging with the APTA research agenda and participating in research endeavors, clinicians can enhance the quality of care they deliver and contribute to the advancement of the profession. Margaret Verschuur/ Cortes Currents - When you asked me about doing an interview, Roy, I hesitated. But then I thought of Jennifer Stevens, and her courage, and thought: I can do this. Jen was someone who really showed up in community, and she let the DeathCaring Collective be a part of her experience. Of course, confidentiality is something important in everything we do in the DeathCaring Collective, but Jennifer was always very open and her daughter Darshan has been generous and eloquent in her sharing her experience with her mom and has given us permission to talk about Jen as well. Jen Stevens Journey Jen has been part of the DeathCaring Collective and involved since we began meeting and learning a few years ago. Her vibrancy, warmth, presence, community-mindedness and sharing added a lot to our meetings. In Jan 2022, she and Darshan gave a talk at one of our meetings. Jen shared what it was like to live with a potentially life-threatening illness. At that time she was putting a lot of energy into healing and was hopeful she'd have more time. She allowed us to be part of her journey and trusted, as did Darshen. When Jen died and up to her death, we were able to participate in the ways that she had asked us to. It was/is sad to witness Jen, so full of life, cross over into death. She was easy to love. That we as a Collective were able to participate in that journey, even contribute – to find ways to create beauty, to be with her body and help prepare it for burial, be with her family in meaningful ways. Death is something that affects a community, especially for someone like Jen, who was so involved, and the Collective was a part of that community experience. She died on the island, her body stayed in her cabin for three days, she was buried in the nearby cemetery. This was all done by family, supported by the DeathCaring Collective. This was the first death we've participated in this fully: with someone we knew, who was part of the Collective, who planned ahead. She became our teacher, our leader, we've learned from her. As I reflect on this past year I say, thank you Jen. 2022: A Year of Building Confidence As a Collective, we've grown in confidence and competence. We meet each non-summer month, and at each meeting we share, like a death café. We talk about our experiences with death, dying, and grief – whatever has come up for us, and we learn something about a particular topic. I know for me – and I can only share my experience, but others have expressed this as well – that by sharing and learning, we get more comfortable with death itself. Talking about it normalizes it. As it becomes easier to talk about, I realize how death-phobic we are. It feels right to talk about something that affects us all so much. It feels right to express the loss of those we know, other losses, our sadness, our fears, confusion, thoughts. Talking about this becomes the new normal, and going back into the world where it is not talked about begins to feel strange. The education helps as well. As I look back on the past year, having people from the community teach us has been helpful. Like Jen telling us 2022 what it is like to live with a potentially life threatening disease. We've had a retired hospice nurse telling us about the moment of death; a notary public about end of life planning, a beautiful presentation on Jewish practices around care of the body after death; a couple sharing their experience with the loss of their child. People pass on articles they've read, and I pass them on to the Collective through the email list, there is so much information out there and a lot of it is about empowering people to take death back into the family, into the community, to be more aware of choices.

The Climate category, for instance, now favors places that offer a variety of options. “The sun may shine year-round in a beach locale, but not everybody likes hot and humid and so this 2020 index gives favor to those places that might, for instance, offer both beach and a cooler highland option,” says Stevens.Another change is in the Cost of Living category. “We took the cost of housing out entirely and created a new category, which combines buying and renting, which now makes it easier to compare day-to-day living costs,” says Stevens.Buzzsprout - Let's get your podcast launched! On this episode of What I Learned from I talk with Dallon who was brought up Moron and was shunned when he started pursuing growing cannabis after finding that it helped him. Because of experiences with magic mushrooms he decided to buy a piece of rural land in Oregon with the intention to build an intentional self sustainable community, He tells some amazing stories of the challenges of this after finding out that the area the property was in was actually an outlaw community about an hour and a half away from a grocery store. for the first year they lived at their neighbors property which had dozens of wild horses but they were left without enough food to feed them and the other animals on the property. The commune eventually ended with his "Friends" stealing his crop and leaving him for dead. Dallon has since started working in the legal cannabis field growing choice seeds for sale, and doing large open pollination to create an American landrace strain. For me it was a transformative new way to move and look at movement like I was learning to walk for the first time again. 8 years ago I started putting my money where my mouth was and forced myself to spend 100$ on myself a month with a focus on health and education. The day after I decided to do that I was looking at a bulletin board and saw a class that said something like Get more flexible without stretching! and then it talked about learning to move in a proper way instead of forcing yourself to stretch further. That really resonated with me so I signed up for the 6 week course and this is what I learned from that course. I talk about the out of body visions I had during one of the classes where I took a cannabis edible before going and how that pretty much fixed a major physical pain issue I had had for years, as well as other insights. hank you to Patreons! Jennifer had a fun time in high school and also did  so well that she was able to skip her junior year. At sixteen, Jennifer emancipated herself from her parents. She said the process was extensive and she worked three jobs to prove that she could support herself. After high school, she went to community college and did an internship at a prison.  She then got married and a business opportunity with her then husband brought them to Richmond, Virginia. Jennifer discussed the business and all the ups and downs that came with owning your own business. During this time, Jennifer got divorced and became a single parent to Triston and Chance.  She later talked about her husband Jay, their daughter Harlee, how she found Christianity and she ended by offering some sage advice to SFTCOTU listeners.

In this podcast I share my experience combining legal Canadian cannabis with legal Kundalini Yoga, both of which have been outlawed at different points of history and in different parts of the world. The combination of breath work, targeted physical exercise, strategically timed meditation, and using THC containing weed I have found is an extremely powerful experience that can on occasion have made me produce visions, transported me back to childhood experiences helping me relook at trauma, and has also left me in states of ecstasy and oneness and love that is myself and everything else. These experiences to me are akin but not identical in nature to those I have had on LSD and other Psychedelic substances, the cool thing about this is it is completely legal, easy to replicate, and has I find a longer and more physical impact on my everyday life. I don't know the science of it, but what it feels like is my body is making the chemicals that interact in my brain to produce these states as opposed to simply taking an outside substance to do that. I have found these states reachable by yoga alone, but Cannabis for me is a great amplifier of what is already happening and gives me that edge to go further into the practice and experience more. Just like anything else I talk about, unless I directly reference a recommendation, This is not something I simply recommend to all viewers to seek out and do. I am just sharing my personal experience. Not until last year did I release just how much anxiety I had and the different ways it plays out in my life. I knew I had anxious moments but I didn't release how much it drove my behavior. in this episode I talk about how the pandemic has been a catalyst for my personal mental health development. I break down what anxiety is and how it a fear thought that begins to build a story or a unsolvable problem that it tries that it tries to solve. A lot of my anxiety stems from blame that I direct at myself for my past behavior. I talk about the solutions I have found so far to deal/cope/ work through my anxiety. One of them is to have faith and trust in something (like the universe, love, or god) and that everything is actually okay, even though I feel bad in the moment because of the anxiety. I share my analogy that anxiety to me is a sign, like the entrance sign to a trail, and if I decide to walk down the path of anxiety with an aware mind I am able to find a view point at the end of the trail, one that is a beautiful new way to look at the world. in this way I use my anxiety as a tool to get to the deeper problems that are often, core beliefs or undealt with trauma. I share that the clear mind that happens after anxiety is actually a feeling that I look forward too, and because of the painful experience of anxiety I am able to feel the pleasurable feeling of personal breakthrough. Cannabis is a powerful plant that induces an altered state. I find that cannabis brings to the surfaces the internal and subtle problems inside us that go unnoticed. why would we want to make our problems more noticeable? so that we can actually address the issue. it helps make the target bigger. it's my belief that these subtle internal problems play themselves out in our subconscious behavior, so if we can use awareness to deal with these issues at their root we won't have to play them out in our behavior. the way I use cannabis is important I think, I use it infrequently and in combination with specific activities. in this way I can better use it's effects to help me grow as a person instead of becoming a crutch or an habit. Cannabis induced anxiety and paranoia is something I've experienced quite often, each time I have that it is a test for me to use my inner guide. cannabis is something I lean on and use to help me be a better person, it connects me with the way I feel, feelings are something that when I'm unaware I will ignore to my detriment. Jamie Francis, Stephanie Bird, Renay Emond, Fiona Houston, Andrew Brown, Madison and Raynor, Jennifer Stevens, Mario Ricci, Doug Brockwell, Marian Hester, Johnny Poletto, Joanne Johnson and Elly. my notes from this episode Weed I learned how to relax, how to actually enjoy life. I didn't even know how anxieous I was, untill I got stoned. It teaches me how to go deeper into my life. It opens my mind to what is possible. It's a mind expanding drug, it teaches me to be my self You have to have your mind right, because every misconception I have of myself will arise. It teaches me how to focus because it becomes hard to focus on more then one thing It teaches me that I need more groynding practices, because when I am not stoned I am too unaware and need awareness. Weed is the reason I can mediate and do Kundalini. I learned still that it isn't a everyday thing for me, because I become too relaxed and too stoned and then I ignore the physical. For me to have the full effect of weed, it needs to be irregular. But those lines of when to use it is a hard balance to walk. It made me realize that I am devided within myself, and that part of me benefits from weed and part of me doesn't, and that's why it's important to balance. It seems to activate a part of my brain that makes me hyper aware. It brings up panic and fear, and that fear needs addressed. It's fear that is ignored. Weed is a tool of self discovery. Dose is important. And so is strain, quality of the grown plant, and everything else that goes into it. They are emotionally sensitivity plants and they invoke emotion back into us when we uptake it. It intensifies what is already happening, in ways that we have no control over, but our reaction to these things is what we do control with the power of awareness. It invokes movement, but sometimes you don't need to be moved. That's why it doesn't work as a daily thing for me. I need the random chaos of life to pick when it is right for me to use it. Often though our lives in ways become stagnant. For each person their stagnant problems are unique and manifest themselves differently. But for me I start to ignore my physical well being when I become stagnant. When I smoke weed I focus in on what I need for self care. It's a weird paradox where it can give you the tension and chaos you need, and the deep relaxation that you also need. In a way it builds you up and brings you down in a way that is soothing if you allow it to be. Strains are important, and thats why cannabis is confusing.

The first time I took LSD was at a rave on a remote island when I was 18. The trip taught me a lot about myself, I came to a few realizations that were pretty profound for me at the moment. I also started to really understand how I want to live. Remember folks this is personal story and is just my personal experience, LSD is an illegal substance and I don't recommend anyone break the law. This experience is part of who I am and where I am in my life right now and my point with posting this story is to paint the full picture of my life.  I also forgot a bunch of stuff that happened and so if you want to hear more, go check the audio only version of this podcast where I have an extra intro and outro where I talk more about this experience.  Also my channel at this point has taken a huge hit because Youtube doesn't want to monetize the types of videos I want to make, so if you want to support this show, consider becoming a patron.   Watch more What I learned from here! https://www.youtube.com/playlist?list=PLoFH8Ldz6Cgku9VWZTS9wx52SYQYTYq8h Weekly exclusive Live Show! Sterling went from being very skinny to being a competitive body builder and we talk about how he was able to do that. sterling used bodybuilding as something to focus on after getting clean from opiates, he recognized a part of himself that is obsessive and he decided to take that energy and focus it on something that was healthier than a drug addiction. In this video I share what I learned from daily meditation for 28 days straight using the Waking up app and following the beginning course. I also review the app and talk about some of the features on there and talk about how it preforms as an interface. The 28 day course on the waking up is designed to slowly get you doing and learning about mindfulness meditation. This course is built in a way where you use what you learned the day before to push yourself further into the concept and practice of mediation. It also explores a couple different types of meditation throughout it giving you a nice intro into the headless way, and Metta love and kindness meditations. Overall I found this course a great learning experiment where I developed the ability to more readily tap into my awareness of my ego and self, and the tools I have learned from this app still serve me to today. The results from a no phone experiment. I realized that my life had been filtered through my phone, I would walk around while looking at Instagram, or when I worked I would be listening to a podcast. I found that this wasn't serving me. And I wasn't even sure what part of it wasn't working. I thought maybe because it wasn't giving me much time alone and able to think. So I started with that hypothesis and went without my phone for a week.  I learned much more about what having a phone does and how the frequent interruptions cause more problems then different longer focus mediums of entertainment like tv or movies. I actually had a major creative breakthrough the week without my phone that I credit to not being distracted and not having information and stimuli shoved through my eyes and ears all the time. I learned a lot by this simple week fast, more than I thought I would actually.  So enjoy This episode of What I Learned From...   Watch more What I learned from here! https://www.youtube.com/playlist?list=PLoFH8Ldz6Cgku9VWZTS9wx52SYQYTYq8h Weekly exclusive Live Show! What did I learn from Hitchhiking across Canada? That this country is huge, beautiful and full of amazing people. This is the story of my month and a half hitchhiking trip across the country I was born in. I stealth camped along the way in my Hennessey hammock tent. Got some great rides, Had a lot of generous people give me money, food, places to stay. and I got to see tons of amazing sights that people travel from all over the world to see.    What I learned from is a series Where I talk about the life changing lessons I have learned from all my self discovery through the years (same goes for my guests.) On this episode of the Healthy Wealthy and Smart Podcast, Jennifer Stevens-Lapsley joins me on Facebook Live to discuss the pathway to a PhD. Dr. Stevens-Lapsley received her Physical Therapy degree at the University of Delaware, where she went on to complete a PhD in Biomechanics and Movement Science with a focus in Applied Physiology. She then completed post-doctoral training at the University of Florida. Her research uses a multifaceted approach to evaluate intervention strategies designed to enhance the effectiveness of rehabilitation in older adult patient populations. As such, her research ranges from understanding the mechanisms of skeletal muscle dysfunction to studies of implementation of best rehabilitation practices in post-acute care settings. In this episode, we discuss: -Deciding whether a residency, fellowship or PhD program is right for you -How to identify the qualities in a PhD program that best match your career goals -Why the perfect mentorship match is essential for growth and success -The key elements Dr. Stevens-Lapsley looks for in a stand out PhD application -And so much more!   With many lifestyle options for students, they can pursue higher education at their own pace and explore different approaches to learning as Dr. Stevens-Lapsley stresses, “There are such a myriad of ways that PhD training can unfold.” With multiple PhD programs in the country, “The options continue to grow… It is nice to have a variety of options to figure out what is going to fit your individual needs.”   While the learning style, academic environment and available resources are important deciding factors, Dr. Stevens-Lapsley suggests you appraise, “The track record of the mentors in the program as one of the most important considerations.” Dr. Stevens-Lapsley has found that, “Finding the right mentor for a PhD is like a mini marriage.”   Asking about a PhD program’s success rate with securing loan repayment plans for their students is an important consideration as Dr. Stevens-Lapsley stresses, “While people see the finances as the ultimate barrier, our math suggests that it shouldn’t be.”   For more information on Dr. Stevens-Lapsley: I received my Physical Therapy degree at the University of Delaware, where I went on to complete a PhD in Biomechanics and Movement Science with a focus in Applied Physiology. Research Interests My research uses a multifaceted approach to evaluate intervention strategies designed to enhance the effectiveness of rehabilitation in older adult patient populations. As such, my research ranges from understanding the mechanisms of skeletal muscle dysfunction to studies of implementation of best rehabilitation practices in post-acute care settings. More specifically, my research includes the evaluation of mechanisms of quadriceps dysfunction, interventions to maximize savings with bundled care with joint arthroplasty, pragmatic trials in medically complex patient populations, and health services research to understanding how rehabilitation services impact hospitalization rates and functional performance. One additional area of research emphasis is the development and refinement of more intensive and progressive strategies for the rehabilitation of older adult populations. Great Escape Radio Episode 30: Travel Editor’s Pet Peeves “A large part of success is just not screwing it up!” – Lori Allen This week in part two of a three-part series with the editors’ panel from the recent Ultimate Travel Writers’ Workshop in New Orleans, host Jody Mayberry and Great Escape Publishing Director, Lori Allen, pose the question: What are some of your pet peeves in working with freelancers? Lori explains… “It’s really just about following the rules. As a travel writer, you’re not just competing against other writers who write travel articles. You’re also competing against other freelancers who are sending editors the wrong stuff in the wrong way and the wrong format. About 80% of freelancers don’t follow the rules…and that gives you an advantage if you just don’t screw it up!” A highlight at the Ultimate Travel Writers’ Workshop each year is the editors’ panel. A group of editors from a variety of publications are on hand to discuss what they need from freelancers and what they don’t like. For more background on the editors that were in New Orleans this year, listen in to our previous podcast episode. When it comes to this year’s panel, it’s the little things that make a big difference… ***Like addressing an editor as a Mr., even when their website photo clearly shows she is a female… ***Or freelancers who get a great assignment and then miss the deadline… The list goes on. In fact, this portion of the editors’ panel almost becomes an editors’ therapy session as they vent their frustrations! Jennifer Stevens, Editor-in-Chief for International Living and the architect of the Ultimate Travel Writer’s Program for GEP, is the panel moderator. And, as an editor, she can’t help but chime in too… “What drives me crazy is assigning a story to a writer and then receiving a horribly written article. And I can’t send it back or trash it because I NEED the piece for the magazine. I end up rewriting it to make it a nice article. The writer gets paid, gets a byline and then goes on to submit queries to other editors using the piece I rewrote as a writing sample. I feel bad because some very nice overworked editor is going to get screwed!” Listen in for more freelance writing blunders and how you can avoid making the same mistakes. And to get more information on what it takes to be a travel writer, go to www.greatescapepublishing.com/start/travelwriting. You can also put your name on the hotlist for next year’s Ultimate Travel Writer’s Workshop here. We’ll announce details next Spring. Tune in next week for part three of our series on the editors’ panel.

How to Find Travel Writing Article Ideas

Great Escape Radio

Play Episode Listen Later Apr 18, 2016 16:03

“It’s the job of editors to edit but it isn’t the job of editors to find the nice tight little story you were supposed to fashion in the midst of the encyclopedia you produced.”   If you love the thought of being a travel writer but feel intimidated about coming up with ideas for travel articles, author of The Ultimate Travel Writer’s Program and International Living Executive Editor, Jennifer Stevens has some sage advice to help you along the way to your life as a travel writer. When Great Escape Publishing first started talking about travel writing 15 or 16 years ago, there were only a few big travel magazines.  Those magazines had plenty of writers on staff that they would send on assignments to find stories.   Today however, those big travel magazines have significantly reduced staffs and are using freelancers to find write the travel stories they need.  Of course big magazines like Conde Nast, Travel & Leisure, and National Geographic get thousands of people trying to sell them articles.  (As a travel writer you are competing against all types of writers.)  So the key to breaking into travel writing is to focus on smaller publications and come up with a unique angle for a destination. A destination like Paris is never going to get old and content is always going to be needed.  But finding a new angle or unique idea to write about Paris is necessary to get your articles published.  Don’t let the idea of structuring the article intimidate you. An editor will work with you to edit and restructure an article if the story idea is unique enough.  But if it has been run in the past, forget it. Jennifer Stevens has been an editor for years, but she wasn’t always in that position.  She was a freelancer for over a decade and is the master at finding unique ideas.  Here are some of her tips for coming up with ideas to get your stories published: The best ideas aren’t only specific, they are also unique. You know it’s unique when you should be reading about it before you go.   Do your research for the publication you are targeting.  You may have a great idea, but if the magazine already covered it a few months ago, they aren’t going to buy it. Read widely.  Search for other stories about your destination and write counter to the traditional view of a place. Narrow your ideas down to an angle that fits a specific publication.  For example, “10 Best Dog Friendly Patios” might work for Modern Dog magazine.  But if you are pitching a story about the same destination to Sunset magazine which has a broader scope, you might focus on local finds, restaurants with locally produced foods, etc.  One trip can be for 10 different readers, break it down. When in doubt, make your idea narrower.  That’s the key.  Instead of an article about food in a destination, think about eating a special kind of food – like eating vegan. The audience is key.  Who is going to read this article?  If you are thinking about an idea for a gardening magazine, find out what someone who loves gardening reads and focus on those publications. As Colman Andrews, the former editor-in-chief for Saveur magazine once said, “It’s the job of editors to edit but it isn’t the job of editors to find the nice tight little story you were supposed to fashion in the midst of the encyclopedia you produced.”   That’s the travel writer’s job. For more about how you can get started with travel writing today, visit: www.greatescapepublishing.com/travelwriting.

“If you hear someone say ‘I would never go there’ and you think ‘challenge accepted’, you might already be a travel writer.” Great Escape Publishing produces a number of programs to help people get paid to travel, including travel writing, photography, leading tours for fun and profit, language programs, and creating an import/export business.  But it all started with travel writing...   Over the last 16 years their flagship travel writing course, The Ultimate Travel Writer’s Program has evolved to keep up with current trends, and continues to give ordinary people the opportunity to create a new life filled with unique travel experiences and perks. So who is a travel writer?  Jennifer Stevens, the architect behind the Great Escape’s travel writing program and Executive Editor for International Living magazine, offers this, “If you hear someone say ‘I would never go there’ and you think ‘challenge accepted’, you might already be a travel writer.” Travel writing isn’t for everyone, but it is for those who are naturally curious - those who would rather travel the road not taken.  If the idea of seeing the world through a tour bus window makes you just a little bit crazy, then you will understand why the Great Escape Publishing’s travel writing program is a gem. Director, Lori Allen joins us to share more about this dynamic program.  Over the years, Lori has personally met numerous people who have used the tools and techniques provided in this program to become successful travel writers who are experiencing the world in a way the average tourist can’t even imagine. Travel writers have access to the inaccessible.  Museum previews, back-stage tours, access to top chefs, and red carpet treatment are just a few of the perks afforded to quality travel writers.  Lori shares her insights and Jennifer Stevens expands on the ways to achieve this type of travel lifestyle.  If you love to travel like a “non-tourist” and get paid to share your experiences with others, Great Escape Publishing is your ticket to this type of lifestyle.
