Today's story is an original story that I wrote, inspired by the ornaments my neighbour's little child was hanging so lovingly on his Christmas tree.Do you know the significance of each of the Christmas ornaments? Or do you think it's just for decoration? Well, enjoy the story “No Ordinary Ornament."Free activity sheet available at www.rituvaish.com/no-ordinary-ornamentSend your artwork to rituvaish@gmail.com.TranscriptIt was late November, little Rhea watched as the movers carried luggage to the apartment next door. She was excited that finally, she would have neighbours. She crossed her fingers and prayed that the new family would have kids who could be her companions. She kept peeping out of her window now and then to check and get an update on the move.It was around noon when she heard the kids and rushed to the door. To her delight, she saw three kids walking toward the next-door apartment. Seeing Rhea, they came to meet her and introduced themselves as Tim, Kelly, and Ryan.Well! What followed was days of playing, chatting, and sleepovers. In fact, a strong bond of friendship developed among them. They all celebrated Rhea's birthday together on the 20th of December, which Rhea claimed was the best so far.All the kids were excited that the Christmas holidays were round the corner and, on the first day of the holiday, Kelly invited Rhea to her house to put up their Christmas tree. Rhea had seen many Christmas trees in the malls and schools but never helped someone put one up. So she was thrilled.Ms. Brown, the children's mother, brought the big fir tree in with the help of the children. Mr. Brown unpacked the boxes filled with all the decorations from previous years.“This is going to be my first time decorating a Christmas tree!” said one very excited Rhea with a twinkle in her eyes.Taking out the lights from one of the boxes, Kelly replied, “Let's put up these lights first. You may then unpack the bells that my father wraps so well every year so they don't break.”“But why do we put these bells?” asked Rhea innocently. Kelly glanced at the two siblings looking for an answer. And they in turn looked at their father for the answer. “Children, bells are rung in the church after the mass. When you go to the church you hear the bells right? And that's why we also put bells on the Christmas tree,” answered the father.“That's interesting,” Tim nodded as he started to open the next box. “So dad, why do we put all decorations on the tree; the candy canes, the bird in the nest, angels, etc. Is it for decoration or is there some significance that is there?”“I'll take this one!” mom replied, taking out a candy cane. “I'm glad you asked. This is the staff of the Shepherd. And the wreath is for...” before she could finish Tim jumped in, “Sprucing the front door!”“No dear, that represents the thorns worn by Jesus, and the red berries represent the blood.”Holding a rabbit in one hand and a fruit basket in the other Rhea asked, “What about these, aunty?”“The rabbit symbolizes peace with nature and the fruit is so we always have plenty to eat and to remind us to be generous.”“Mom, Dad, how come you never told us about this earlier?” Kelly inquired.“I was waiting for you to be inquisitive enough and ask yourself,” mom said lovingly hanging the bird ornament on the tree, “and this bird in the nest reflects happiness and joy.”The tree was already looking beautiful.Ryan opened another box and asked, “Hey mom, this frog must be from Kelly's toys!”“Ha, ha! The frogs traditionally are symbols of good luck. Frogs can't move backward or side to side.”“You know,” father jumped in, “They always move forward suggesting we all achieve our goals and accomplishments.”“Mmm… I will be like the frog from now onwards, moving ahead to achieve my goals,” Rhea thought to herself.Ryan took out the teapot, “Now this for sure has no meaning!”“Dear Ryan, you serve tea to guests in the teapot. This teapot ornament symbolizes hospitality,” Ms. Brown responded.Rhea said, “I have seen angels being hung. Do you have them?”“Oh, of course! Open the box marked ‘angels and stars', right over there,” Mr. Brown replied. “Rhea, angels are a must, for through them we ask for guidance in our lives.”“But what about this house ornament?” questioned Kelly.“That symbolizes shelter and protection for the family. And the star that we perch on the top represents the stars that led the three wise men to baby Jesus,” the mother helped the children understand. “Now I'll ask you all a question. Why is there a Christmas tree during Christmas in the first place?” asked father.Kelly, Rhea, and Ryan looked puzzled but Tim yelled out, “I know, I read somewhere, it's because the evergreens would always keep the away from the evil spirits away! Isn't it?”“You're right! The Christmas tree is to keep evil spirits and illness at bay,” Mr. Brown patted Tim.Everybody stepped back to look at the Christmas tree. It looked gorgeous, adorned with all the ornaments. Then Ms. Brown announced, “Rhea join us on Christmas Day morning to find the Christmas pickle ornament.”“Pickle ornament?” one very confused Rhea asked.Kelly excitedly said, “You know, it's a Christmas tradition to hide a pickle ornament in the tree, and the first person who finds it gets an extra present and has a year of good fortune.”“I'll be there for sure! Thanks, uncle and auntie, for letting me be a part of your Christmas traditions and I learned so much today,” Rhea said.“So did we!” said the siblings unanimously

Chemical engineer Simon Baloyi has made the ultimate Sasol journey - from bursary student to CEO. In recent years, Baloyi was part of the executive team faced with a plunging share price (R300 to under R20 in first three months of 2020) and the subsequent forced sale of assets to slash its excessive debt. In this interview with BizNews editor Alec Hogg, Sasol's new CEO shows those lessons have been well learned: his priority is to build a bullet-proof balance sheet and ensure highly disciplined allocation of capital, an area where Sasol has not shone in the past decade and a half. It helps his cause that the Sasol board has tempered its ambitions - now prioritising local opportunities over the offshore Hail Marys whose massive cost overruns ran up huge debt. An encouraging story, a must-watch for millions of investors with direct exposure to South Africa's coal-to-fuel and chemicals champion.

They're pinning their hopes on consent and licensing processes being streamlined, which the mayor has promised to do. Sean Golding owns five restaurants and bars in Wellington. He spoke to Corin Dann.

Rhea waved and they came to meet her and introduced themselves as Tim, Kelly, and Ryan.Children, how do you enjoy with your neighbours? That's great!Well! What followed were days of playing, chatting, and sleepovers. In fact, a strong bond of friendship developed among them. They all celebrated Rhea's birthday together on the 20th of December, which Rhea claimed was the best so far.All the kids were excited that the Christmas holidays were around the corner and Kelly invited Rhea to her house to put up their Christmas tree on the first day of the holidays. Rhea had seen many Christmas trees in the malls and schools but never helped someone put one up. So she was thrilled. On the first day of the holidays, Rhea went to be with her friends. She could hear Christmas carols from outside their apartment. That sure gave a feel of Christmas.Ms Brown, the children's mother, brought the big fir tree in with the help of the children. Mr Brown unpacked the boxes filled with all the decorations from the previous years.“This is going to be my first time decorating a Christmas tree!” said one very excited Rhea with a twinkle in her eyes.Taking out the lights from one of the boxes, Kelly replied, “Let's put up these lights first. You may then unpack the bells my father wraps so well every year so they don't break.”“Sure! But why do we put these beautiful bells on the Christmas tree?” asked Rhea innocently. Kelly glanced at the two siblings looking for an answer. And they in turn looked at their father for the answer.“Children, bells have been rung to announce the arrival of the Christmas season for centuries. They symbolize the announcement of the birth of Christ when angels in heaven praised God and declared, “Glory to God in the highest, and on earth peace, goodwill toward men.Bells are rung in the church after the mass. When you go to the church you hear the bells right? And that's why we also put bells on the Christmas tree,” answered the father.“That's interesting,” Tim nodded as he started to open the next box. “So dad, why do we put all decorations on the tree; the candy canes, the bird in the nest, angels, etc? Is it for decoration or is there some significance that is there?”“I'll take this one!” mom replied, taking out a candy cane. “I'm glad you asked. This ubiquitous Christmas candy cane is a symbol of the simple roots of Christianity, one so old that we have all but forgotten its origin. The candy takes the shape of a shepherd's crook, representing the humble shepherds who were the first to worship the newborn Christ. And the wreath is for...” before she could finish Tim jumped in, “Sprucing the front door!”Children, can you name some of the items you use to decorate a Christmas Tree?Great! Now listen ahead.“No dear, that represents the thorns worn by Jesus and the red berries represent the blood.”All the children were indeed intrigued by the significance that each ornament had.Holding a rabbit in one hand and a fruit basket in the other Rhea pensively asked, “What about these, aunty?”“These too are no ordinary ornaments. The rabbit symbolizes peace with nature and the fruit basket is hung so we always have plenty to eat and to remind us to be generous and share with others.”“Mom, Dad, how come you never told us about this earlier?” Kelly inquired.“I was waiting for you to be inquisitive enough and ask yourself,” mom said lovingly hanging the bird ornament on the tree, “and this bird in the nest reflects happiness and joy. Don't you like their tweeting? It soars our spirits, doesn't it?”The tree was already looking beautiful.Ryan opened another box and took a frog. He kept thinking of how a frog can be related to Christmas. Giving up, he asked, “Hey mom, this frog must be from Kelly's toys!”“Ha, ha! This frog is from the Christmas boxes, not from Kelly's toys. You know, frogs traditionally are symbols of good luck. And they only move forward, not backward or side to side. Does that tell you something?”The father jumped in, “They always move forward suggesting we all achieve our goals and accomplishments.”“Mmm… I will be like the frog from now onwards, moving ahead to achieve my goals,” Rhea thought to herself.Ryan rummaged through the box and took out the teapot, “Now this for sure has no meaning!”“Dear Ryan, you serve tea to guests in the teapot. This teapot ornament symbolizes hospitality. It tells us that guests should be welcomed in our homes,” Ms Brown responded.Rhea said, “I have seen angels being hung. Do you have them?”“Oh, of course! Open the box marked ‘angels and stars', right over there,” Mr Brown replied. “Rhea, angels are a must, for through them we ask for guidance in our lives.”“But what about this house ornament?” questioned Kelly.“That symbolizes shelter and protection for the family. And you knowthe star that we perch on the top symbolizes the star of Bethlehem. It is this star that led the three wise men to baby Jesus,” the mother helped the children understand. “Now I'll ask you all a question. Why is there a Christmas tree during Christmas in the first place?” asked father.Kelly, Rhea, and Ryan looked puzzled but Tim yelled out, “I know, I read somewhere, it's because the evergreens would always keep the evil spirits away! Isn't it?”“You're right! The Christmas tree is to keep evil spirits and illness at bay,” Mr Brown patted Tim.Everybody stepped back to look at the Christmas tree. It looked gorgeous, adorned with all the ornaments. Then Ms Brown announced, “Rhea join us on Christmas Day morning to find the Christmas pickle ornament.”“Pickle ornament?” one very confused Rhea asked.Kelly excitedly said, “You know, it's a Christmas tradition to hide a pickle ornament in the tree, and the first person who finds it gets an extra present and has a year of good fortune.”“I'll be there for sure! Thanks, uncle and auntie, for letting me be a part of your Christmas traditions and I learned so much today,” Rhea said.“So did we!” said the siblings unanimously.

Today, we are joined by my sweet friend Heather Fujikawa! We are so excited about the arrival of her little girl and reminiscing on our journeys as wives and mothers who are also busy in their careers!  Heather, my friend since college, started her company and entrepreneur journey as an interior designer in Los Angeles. She was drawn to the fashion and design industry and started a hair accessory business with her twin sister who was also in California at the time. It took off quickly, being in magazines and having a line at Nordstrom. You can see their work on Taylor Swift and Kelly Clarkson. They saw the trend starting in the early 2000s, noticing hair accessories were very popular and knew they could supply a growing demand.    They then jumped from that company to writing a book called Fairy Birds, teaching children to “shine bright and help others” she says. They sold through Scholastic and Costco, and credits her communications education in allowing her to have solid media attention and skills to sell her products to retailers.    “I was going through years of infertility and I gotta connect to kids somehow as I was waiting on these babies, it's kind of where the heart of the book came from.”   Heather's designs now are focused on finding the heart of people in her designs, and takes inspiration from organic environments. Watching her mother be a designer, she knew interior design is her passion and has spent time designing homes in Dalla, Texas since.    Quotes:   “There's going to be a lot of no's out there, but someone's bound to say yes, and you gotta keep going”   “There is a no from this person, but it does not mean it is a no on the whole project. It doesn't have to be a deal killer.”   “Remember those punching bags as a kid, the inflatable ones with the sand at the bottom? It's like that, you get knocked down but you get right back up over and over again”   “Instead of pushing and pulling in directions, lean in to what feels natural.”   “Make it big and bold”    “Throw fear out the window”   “You can give value; you can do anything”    “Have the desire to keep building; just move forward”   Takeaways- Learn from the no's- there are tips you can get from no's. Ask how you can improve and change your problem points with your clients.  Be self-aware, and be willing to change and be taught. Humble yourself to ask “is this process working for me and my clients” Move forward with faith and build- you should always be building up.  Heather and Heidi had to learn what was the right fit for her and their company, it is okay to say no, be told no, or learn when something is not a good fit.  The right fit will feel like you are being pulled to it, when she was being pitched shows by TV producers, she felt a strong desire to not be on TV until the right situation came forward.  Opportunities do not happen overnight, trust the process and have faith in it.  When the reality tv show started filming, they lived in chaos and had to work hard to find balance. Set ground rules with not only the people you work with but yourself. Boundaries are incredibly important to maintain a work-life balance and allow you to avoid burnout.  You will have to stand up for yourself- over and over again.  Lean into it- instead of pushing and pulling into directions, lean into what is naturally happening.  Communication is key- make sure your staff is matching your vision, attitude, and personality. They can then be trusted to do the heavy lifting so you can take on more projects.  See your own weaknesses- Your brand will be stronger when you see these things because it means you can keep improving. Self confront.  People first- Heather and Heidi were not only business partners but sisters. Finding that balance in working with someone you have a personal relationship with is key to succeeding in business ventures. While Heather admits she and Heidi get along incredibly well and don't struggle in this area, she says the biggest way to keep things smooth is to put their personal relationship first over their business relationship. Love on the people, and people come first. Don't apologize- don't make yourself small. Take credit for your work, and don't shrink your vision by talking your business down. When someone asks about your company, don't brush it off as “just a small website, etc” Use actual legal counsel- the value of real experts makes your journey easier than online DIY legal services.  Three tips to starting a business- Start with the end in mind. Ask yourself “what could this be? What do I want it to be?”  Throw fear out the window. Lean on others and their testimonies until you have your own and are confident in yourself.  Write it down. Write down the small specific tasks, it makes the bigger goals less daunting. Micro steps give you the energy to accomplish building those big goals.  Balancing being a mother and entrepreneur- Make sure to be present when you're with your kids. Heather takes her apple watch off, to ensure she is not distracted by work. She says “When I'm working, I'm working, but when I'm off, I try to be off.”      Connect with Heather- https://housesprucing.com/ Instagram- @house_sprucing Watch “Design Twins” on Amazon Prime

How much should you spend on investment property maintenance and improvements?

Investopoly

Play Episode Listen Later Dec 8, 2020 14:39

One of the advantages of investing in property is that you can make improvements to enhance its value and consequently your personal wealth. A disadvantage is that dwellings require ongoing maintenance, and this expense reduces an investment property’s cash flow.Minimising or avoiding maintenance costs is often a false economy. Maintenance cannot be avoided, only deferred. Problems either remain unresolved or they get worse. Either way, you will have to complete the maintenance at some stage or accept a lower (eventual) sale price, as most potential purchasers will factor in these costs. How much should you spend on maintenance and improvements? As a general rule-of-thumb, it is a reasonable expectation to spend circa 0.40% to 0.75% p.a. of a property’s value on ongoing maintenance. You may not need to spend that each year, but over a 10-year period, that would not be an unrealistic expectation. Houses tend to require more maintenance than apartments.Items that increase rental incomeIt is important to ensure that your property is in good tenantable order so that its comparable to other properties in the surrounding area. Also, it is wise to look for items that will enhance or maximise its rental income. Such items tend to include:§ Air conditioning, particularly in apartments, is highly desirable and can often increase your weekly rental income by up to $20. That is a pretty good return on investment considering a split system cost around $3k to $4k to install.§ New carpets.§ Re-grouting tiles in kitchens and bathrooms. Not only is this good preventative maintenance, but it can have a positive impact on a property’s appeal.§ Sprucing up bathrooms and kitchens. It is advisable to maintain both the kitchen and bathroom to the same standard, otherwise it looks a bit odd. These projects can be completed cost-effectively by replacing the flooring (e.g. new vinyl), painting cupboard doors and replacing handles, replacing benchtops, appliances, tapware and so on. Avoid full kitchen refits where possible. The standard of any maintenance and improvements must be in-keeping with the area and in line with tenant expectations.Items that increase the value of a propertyCompleting maintenance typically preserves a property’s relative value. However, completing improvements often increases a property’s value, although its typically a once-only improvement. Some examples of improvements include renovating kitchens and bathrooms, improving natural light (e.g. through painting, installing skylights, etc.), adding a bedroom (for houses). These enhancements can improve a property’s value by more than their cost.Non-cosmetic expenses such as rewiring, reroofing, plumbing and so on tend to have little to no impact on value, but sometimes they are unavoidable.Don’t go overboardYou cannot expect a tenant to take good care of your property if you don’t. Therefore, it is important to maintain your property to a good standard, commensurate with tenant and potential purchaser expectations, so that you attract quality tenants. However, improving a property is a financial decision, not an emotional one. You don’t need to put in marble kitchen benchtops and European appliances. It must be durable and attractive whilst also being cost-effective and good value for money.Apartments: common areas and facadeIf you own an apartment, you will know that the Owners’ Corporation is responsible for maintaining common areas and the building. It is important that these are adequately maintained to improve street-appeal, security and structural integrity. Also, where possible, an Owners’ Corporation should seek to improve amenities so that they are comparable to contemporary apartments e.g. installing video intercoms for additional security, renovating stairwells to make them more inviting, resurfacing driveways and so on.Tax treatment of maintenanceThe cost of repairs and maintenance are generally tax-deductible in the year they were incurred. However, some expenses are of a capital nature and must be depreciated over their useful life (see table 3 beginning on page 39 in this ATO guide) including:§ Replacement of an entire structure or unit of property such as rebuilding a fence, replacing a stove; and/or§ Improving an item beyond its original condition, renovations, extensions and alterations; and/or§ Initial repairs after acquiring the property.Your registered tax agent can advise on these matters. It’s an investment, not an expenseUndertaking such improvements are often positive from a cash flow perspective. For example, if installing a split system air conditioner costs $4,000 and improves your rental income by $10 per week, I estimate you will be better off by $324 p.a. after tax:Additional income after tax$276 ($10 p/week less 47% for tax)Plus tax saving (from depreciation deduction)$188 ($4,000 over 10 years @ 47%)Less interest costs$140 ($4,000 @ 3.5% p.a.)Net benefit after tax$324This isn’t going to change your life, but at least it’s not impairing your cash flow and its likely enhanced the value of your property. Overall, it’s an astute investment, not an expense. How to fund maintenance costsWhere possible, it is always advantageous to fund all major maintenance and renovation projects via additional borrowings. Even if you have sufficient cash savings, you are better off to increase your borrowings and retain your cash savings in a linked offset. This doesn’t cost you more interest, but the benefit is that you maximise your future tax deductible loan. The simplest way to provide for any future known and unknown expenses is to include buffers into loans. For example, when a client purchases an investment property, we always add a buffer of $20k to $50k into the loan, which they can draw on whenever required. How do you arrange it?Your property manager can arrange competitive quotes to undertake minor repairs and improvements such as installing a split system. However, for larger projects such as kitchen and bathroom renovations, it is best to outsource these to businesses that specialise in completing these projects as they maintain relationships with various trusted tradies. When to minimise maintenance costsIf you have a house that is very rundown, it is likely that any potential purchaser will bulldoze the dwelling and rebuild. In this circumstance, given your property is predominantly land value, it would be wasteful to spend a lot of money on maintenance and improvements. As such, the best approach is to spend as little as possible whilst doing enough to keep it in a tenantable condition. You’ve got to give to receiveLooking after your property and looking for ways to enhance its value and appeal will serve you well in the long run. It will help minimise vacancy, maximise rental income and enhance its capital growth prospects. Property maintenance and improvements are an important ingredient to successfully build wealth through property investing.Acknowledgment: Thanks to Jordan Telfer from Wakelin Property Advisory for his input into this blog.

This lesson is 913 words, a 3 min 39 sec reading time. It is the fourth lesson of Lunch 2.0. 📍 Introduction: Leftovers present the ultimate opportunity for an efficient and tasty lunch. Much of the work is already complete, meaning all you must do is spruce things up. With a little know-how on reheating and a couple of go-to dishes, you can create endless possibilities with what you have on hand. There’s an old saying, “every food has a purpose and a re-purpose.” Working with leftovers is one of the ultimate ways to lean into this philosophy. Both challenging and rewarding, sprucing up leftovers will stretch your prowess as a scrappy home chef. Go ahead, and get creative! 🧂 Ingredients: Leftovers Additions ✅ Instructions: Select leftovers to spruce upReheat (optional) Add base/toppings/sauce/otherEnjoy! 📝 Notes Tips & Tricks:StorageMost leftovers will be fine in the fridge for ~5-7 days. Some items degrade over time (e.g., seafood, anything crispy, fried, or fluffy)Some items improve (e.g., stews, braised meat, chili, curries, sauces, vinaigrettes, soups, chicken thighs, moist cakes) If an item makes for great leftovers, cook extra (e.g., roasted vegetables, rice/grains, roasted chicken) Regularly check your fridge to (1) discard expired items (2) make a plan with ingredients close to expiration (3) identify candidates for freezing (e.g., things you don’t want to use up just yet). Restaurant takeout makes for great leftovers. Order extra portions for later to amortize the delivery & service fees. Restaurant Takeout: Restaurants have an advantage with heavily stocked pantries & skilled labor. They are uniquely able to tackle more challenging tasks (e.g., dishes that require many unique ingredients or multiple steps over long periods of times). Examples of high-leverage takeout items: housemade salad dressing, dips, sauces, soups, grains, slow-cooked or braised meats, meatballs, dumplings, curry, pasta sauce, bread (e.g., pita, garlic), desserts (e.g., cake). Many takeout items are worth ordering specifically to freeze. (Freezer Stocking Reference Guide) Leftover sauce can be frozen for later or used as a marinade (e.g., tikka masala, teriyaki, pesto). When ordering, ask yourself what you’re in the mood for tonight, but also what can be helpful or enticing tomorrow. Reheating: Microwaves can alter food texture (e.g., making it rubbery, chewy). Oven and stove typically maintain texture, although they take longer. When reheating in a microwave, stir and rotate every ~30-60 seconds. For items that seem dry (e.g., meat, pasta, rice, veggies), add some moisture (e.g., water, broth, oil, butter, sauce). To avoid soggy leftovers, try toasting or broiling in the oven.Food safety tip: when in doubt, reheat items to 165°F.Sprucing: FIFO (First In First Out): Whenever possible, use up items with the earliest expiration dates. Consider your second time eating a dish to be a redemption round for less successful dishes. Adjust spices and seasoning, or add textural elements to get it right. Overripe fruit makes for great smoothies. Or freeze for later use in jam, baked goods (e.g., banana bread), or oatmeal. Cooked veggies (e.g., boiled, roasted) make an excellent base for puréed soup. Popular additions to leftovers: cheese, toasted nuts, grains, herbs, condiments (e.g., soy sauce, hot sauce, mayo), pickled red onions, slaw, chips. (Salad Toppings Reference Guide)📓 Reheating Leftovers Reference GuidePizza: Crisp in oven or toaster oven at 350°F for ~10 min.Steak: Warm in 275° oven for 20-30 minutes to an internal temp of 110, then sear in a hot skillet to re-crisp the exterior. Or sauté. Do not overheat, or it will get tough & dry.Roasted chicken: Wrap in foil and reheat at 325 until warmed through, or chop up and reheat in a saute pan with a little bit of olive oil, water, or stock.Salmon: Warm in the oven at 200 for 20 min.Roasted vegetables: Microwave (check every 30-60 seconds) or sauté for ~5 min.Rice: Microwave (covered) with a little added water for ~1-2 min.Soup: Bring to a simmer in a small pot. Or, microwave with a small saucer/plate underneath for easier handling.  Sandwich: Separate components, heat separately, & reassemble. Or make a panini & heat in a pan. 📓 Sprucing Up Leftovers Reference GuideGrain Bowl: Use leftover grains (e.g., rice, quinoa) as a base to top with chopped/heated leftovers. Add missing flavor & texture elements (e.g., sliced avocado, boiled egg). Fried Rice: Use up leftover rice (1+ days ideal so rice is drier). Scramble an egg, chop & set aside. Sauté diced onion (scallion, garlic, ginger), then leftover diced up vegetables/protein, then rice. Add sauce (soy sauce, sesame oil, sriracha) & egg at the last minute. Salad: Use up leftover dressing on fresh greens. Chop & add leftover grains, veggies, greens, or diced up proteins (Salad Toppings Reference Guide).Sandwich: Toast bread in a pan or toaster oven. Add condiments, leftovers. Choose additions/toppings that round out flavor & texture elements.Hash: Cube and sauté leftover potatoes (and/or other veggies and meat) with diced onion until golden and crispy. Top with herbs, ketchup, a fried egg, or grated cheese. Omelet/Frittata: Chop & heat up leftovers. Set aside. Make an omelet or frittata egg base. Add leftovers & desired additions (e.g., cheese, veggies).Pasta dish: Chop & heat up leftovers (e.g., sauté roasted vegetables). Add to cooked pasta. Add sauce (optional).  Baked Potato: Bake a potato & add toppings.  Nosh Plate: Add sides (e.g., cheese, olives, slaw, pickles, other leftovers, bread, veggies). 🎓 Further StudySalad Toppings Reference Guide [Life School]Sandwich Reference Guide [Life School]Freezer Stocking Reference Guide [Life School]10 Creative Ways to Use Leftovers———📚 Want more? At the cabin, a Mullein has seeded itself in one of my beds and I’m letting it grow.    (I was touring gardens in Washington DC a few years ago and the garden had a section for Mulleins. It was so pretty.)   On more than one occasion, I have had to rescue it - to make sure that no one in the family pulled it or weed-whacked it. Now, there it stands; 6 feet tall, big leaves, soft as lamb's ears, and the yellow florets are just starting to pop out from the flower spike.   If you look closely at Mulleins, they have these little fine hairs on the very soft leaves. The purpose of those little fine hairs is to trap moisture from the air; to help the plant survive - even when there’s no water around.   Inside the leaf and the flower of Mullein, is a compound called mucilage. It’s a soothing property -  a soothing slime - that protects tissue when it comes into contact with it.  Herbalists use that mucilage to treat dry coughs; the mucilage reduces the acidity level in the esophagus which helps stop the cough reflex. Whenever I look at Mullein, I always think of Whitman’s charming thoughts on it.   Whitman wrote:   "The farmers, I find, think the Mullein a mean unworthy weed. But, I have grown to a fondness for it. Every object has its lesson, enclosing the suggestion of everything else —and lately I sometimes think all is consecrated for me in these hardy, yellow flower'd weeds.   As I come down the lane early in the morning, I pause before their soft wool-like fleece and stem and broad leaves, glittering with countless diamonds. Annually for three summers now, they and I have silently returned together; at such long intervals I stand or sit among them, musing [...] of my sane or sick spirit, here as near at peace as it can be."         Brevities   #OTD     On this day in 1745, Prince Charles Stuart plucked a white rose and placed it in his hat.   Charles got the nickname "Bonnie Prince Charlie."  Some have speculated, that the event sparked the significance of the Burnett rose - a white rose - because it became a celebrated symbol of Scotland.    Here’s a little poem about the white rose from Hugh MacDiarmid:   The rose of all the world is not for me. I want for my part Only the little white rose of Scotland. That smells sharp and sweet - and breaks the heart.           #OTD     Today in 1830, the first lawn Moore was invented by Edward Beard Budding.   Budding had adopted a machine that was used to remove the nap from wool.   Budding had been working part time at carpet mill and he got the idea when he was working there; watching that machine with the wool.   Budding apparently tested his machine at night, so that his neighbors wouldn’t be curious or make fun of him.   And, if you ever get the chance to go and see the Budding Museum of Gardening, it looks like a fun place to go. It shows mowers from all over the world.  There’s also a pruning exhibit. The museum is in England. Cute little museum.         #OTD       Today is the birthday of the botanist Jacob Weidenmann, who was born on this day in 1829 in Zürich Switzerland.   Weidenmann was a landscape architect. He came to the United States in 1856.  By 1861, he was named the first superintendent of parks for Hartford, Connecticut. When he was there, he designed the Bushnell Park in Cedar Hill cemetery.   By the 1870's, he was collaborating with Frederick Law Olmsted.   In 1871, Weidenmann published his very first book it was called Beautifying Country Homes. His work on the Cedar Hill Cemetery led him to write a book called Modern Cemeteries - where he actually talked about how to landscape memorial grounds.   After Weidenmann had finished designing in Hartford, he was asked to design the capital grounds in Des Moines.    When Weidenmann died, he was buried in a quiet corner of the cemetery he had designed in Connecticut. Today, Harvard awards the Weidenmann prize to the student who shows outstanding ability in landscape design.         #OTD    Today is National Eat a Peach Day.     Peaches are native to northwest China.    August is one of the months that peaches are harvested.   Thomas Jefferson had peaches growing at Monticello.   The scientific name for peaches is Persica.  The name Persica derives from the belief that peaches were from Persia - but they were actually from China.       Unearthed Words   “In June we picked the clover, And sea-shells in July: There was no silence at the door, No word from the sky. A hand came out of August And flicked his life away: We had not time to bargain, mope, Moralize, or pray.”   ― Cecil Day-Lewis, Overtures to Death and Other Poems         Today's book recommendation: Herbal Healing for Women by Rosemary Gladstar   This book is a favorite among women and female gardeners looking to utilize herbs for women’s health. Specifically, there are tons of great recipes in here and lots of useful information.    The book covers common disorders and the herbs that are effective for treating them. Gladstar shares how to select in-store herbs and then how to pair hundreds of herbal remedies.   I think what is especially helpful about this book is Rosemary‘s exclamation of the properties of herbs and then, not only how herbs are healing, but how they promote good health as well.   Rosemary is called the godmother of modern herbalism          Today's Garden Chore   Spruce up the ironwork in your garden.   The other day I was at a big box store looking for some pieces for my irrigation system, when I remembered to pick up some cans of white spray paint for my ironwork. I bought it to refresh a set of table and chairs I bought from a friend. It’s amazing how good it all looks with a fresh coat of paint.   For other ironwork that I want to keep with a more natural look, I will just get some clear coat and use that.   And if you’re doing a lot of spray painting (like I was with the tables and chairs), it makes sense to buy one of those little spray grip accessories that attach to the top of your spray paint cans. They minimize finger fatigue. They are called spray grips or contour grips - and you can find them at your big box hardware stores. They’re usually sold right by the paint cans. They are totally worth the investment.         Something Sweet  Reviving the little botanic spark in your heart   Here’s a an interesting story that was shared in the Montclair Times in 1903.   An amateur botanist and his friend were passing by a florist and they spied an elephant ear.   The botanist asked his friend, "Did you ever taste elephant ears?"   The companion said he never had.   The botanist answered this way:   "It’s a good thing for you - although it is an experience that will remain in your memory for a long time to come. I remember - oh, it seems like a hundred years back, yet the incident & fresh in my mind and as clear as crystal - when three boys were leaning across a wall looking at the plant in a garden. I was one of the boys -  and the other two were telling me what a sweet taste elephant leaves had. [...] One of the boys put a piece in his mouth - at least he pretended to - and I agreed to chew some also.   Well, persimmons are as sugar compared to the drawing and bitterness of the elephant leaf. For half an hour after I had put the bit of leaf into my mouth, I drank enough water to float a ship."   If you want to eat elephant ears, it's their tuber that's edible. The leaves and the stem are the most toxic parts of the plant.       Thanks for listening to the daily gardener, and remember: "For a happy, healthy life, garden every day."

When buyers have a strong first impression, they’ll be more likely to want to visit the inside of your home, as well. By following just three simple landscaping tips, you can completely transform your home’s exterior. 1. Mulch. Make sure there is a fresh bed of mulch in your flower beds. Since mulch eventually fades and blends into the plants, adding new mulch can greatly improve how your flower beds look relatively cheap. Not only does landscape lighting make your yard look complete, it also adds some security to your home. 2. Grass. Make sure that your grass is trimmed and well-manicured.3. Landscape lighting. Not only does landscape lighting make your yard look complete, it also adds some security to your home. Your home is going to sell much faster if you price on the lower end of the average prices in your area. Additionally, pricing your home competitively could spark a bidding war, ultimately driving up your sales price.Complete any repairs that need to be done prior to listing. Completing any repairs that need to be done is also going to help keep your home from sitting on the market too long. Sprucing up your home prior to putting it on the market is just as important as actually listing it.
