Today, Josh Ferrari helps us understand how social media can dramatically impact capital-raising, why having a vivid vision is essential for any entrepreneur, and how we can combat skepticism among potential investors. Why People Invest in Authenticity Studies have proven that most people buy on emotion and justify it with logic later. For instance, when someone goes into a conversation, they connect with the other person before anything else. After all, we don't get excited by how much money the other person makes. In Josh's case, when someone is reaching out to invest in their portal, he always makes sure to have a conversation with them first before accepting their money. Yet, when I read that famous book titled “Rich Dad Poor Dad” by Robert Kiyosaki, my eyes got big, my mind opened wide and I began diving into the idea of wealth creation. Then I found real estate. I specialize in raising private capital, locating, negotiating, & acquiring value-add multifamily assets, & teaching others how to follow in my footsteps. My journey started 2 and a half years ago when I bought my first multifamily property and the experience throughout that journey has given me the needed expertise in managing contractors, subcontractors, and materials for multi-unit rehabilitations. Being a licensed Aircraft Technician for the last 3 years, I acquired attention to detail which allows me to expertly run these types of assets. At 21 years old, Jennifer had bought her first house, and a real estate developer hired her. She found herself learning the ropes of building new construction, hiring subcontractors, dealing with red tag notices and grumpy neighbors who didn't want new houses blocking their view. While she loved the variety and constant challenge of finding solutions to complex issues in the development world, she wanted to do and learn more. So in 2009, she officially ditched her 9-to-5 job and become a real estate agent specializing in working with investors. Since her goal was to achieve financial freedom through real estate investing, she figured what better way to earn a living than to help others achieve what she was setting out to achieve. Finding the right partners is not as easy as it sounds. Some may have unrealistic expectations. You may find rogue partners and disagreements may arise on how to execute deals. Today we are discussing how to close problem deals and then finding the right partners. In this episode, we are having two of my partner guests, namely Matt “Roar” Gardner and Reggie Ross. Matt is a fighter pilot, cancer survivor, and builds an international real estate team at EXp Realty. He also runs a real estate investing company, where he rehabs homes and has a growing portfolio of short-term rental properties. On the other hand, Reggie Ross is a chemical engineer and spent some time in the oil and gas industry and had some corporate and management roles. One day he found himself at home, single at no place to be, he decided to turn his primary residence into a rental and moved into a condo by the beach. That's how he started in the real estate business. From that moment on, he started accumulating a portfolio of single-family properties and his ultimate goal is to get into the multi-family niche.
