Our guest today is Nicole Pendergrass, multifamily investor, and founder of Noirvest Holdings LLC. In this episode, we talk about investing purposefully in underserved communities, and how to truly rise by lifting others. Nicole is at the beginning of her investor journey, but she already has a clear “Why” and vision for her future, and she shares her story with us with all its ups and downs. Learn more about Nicole and her journey at reiclarity.com! “I really believe in the reasoning behind multifamily as far as having more than one tenant and being able to affect more than one life.”   04:11 Nicole started her investor journey with 1 to 4 unit apartments. She is now transitioning to the multifamily residential and commercial space and expanding her portfolio to 30-60 unit properties.    When Nicole decided to take the leap into multifamily, she read a lot of books, went to seminars, and talked to experts to educate herself. She started multifamily investing by direct seller marketing, direct mail. “You can deal with all the craziness of your day-to-day life and still have your money growing for you and affect the outlook of the future of your lineage.”   16:45 The first year was difficult for Nicole with her first multifamily deal. She was inexperienced and the seller was misleading and promised different things to the tenants. Eventually, she had to evict tenants which took around 6 months because New York is very tenant-friendly.   A few lessons that Nicole learned along the process: Trust but verify.  Always get a property inspection. Start building your team even if you don't have any deals yet.   Nicole is very passionate about improving communities. She doesn't want to just place new tenants to raise the rent.   She's also trying to help investors who are underserved or overlooked. These are people who might not have a high net worth or are not accredited. She's helping mainly people of color who didn't have investing opportunities until now.    Nicole is a big advocate of mindset and taking calculated risks. It's important to be educated, have a good operator, and deal, but you have to be willing to take risks. “People like to think that for them to win, someone else has to lose. That's scarcity mindset. That's thinking that there's not enough abundance to go around. But there really is.”   51:05 At the end of the episode, Nicole picks action steps from the REI Clarity Framework that is the most valuable to her. I wish I had money so I could get her something really nice. She knew Dad had bought Mom a new phone, Nick had gotten her a necklace, and Natalie had bought Mom a bottle of her favorite perfume.When Nicole gave Mom her birthday gift, Nick looked at the flowers and snorted. "Those are weeds," he said.Natalie raised her eyebrows when she saw the cover of the recipe book that Nicole had drawn herself. "Did you make that at school?" she asked. Nicole could hear a hint of disdain in her voice."I love both of these things!" Mom said, but Nicole ran from the room, crying. Mom got up to follow her.Nicole cried harder as her mother gathered her into her arms. "The gifts I gave you aren't as nice as the other things you got," she said.Mom kissed Nicole's forehead. Her story on how she came to create a box for Guinea Pigs is so fun and such a great example of how the opportunity to create a box to fill a need can really be found anywhere.   — Find Your Passion and Build the Audience —   When Nicole first had the idea for a box, she did her due diligence researching what was already out there and saw that there was an opening for gifts for both guinea pigs and their owners. But even after she started, she listened to her audience when they told her that they wanted more from the box than she initially started with.   “We got all this feedback that people want to double the stuff and they wanted more. So, we created a whole other box and another line for them, and that's been just as successful.” – Nicole   Remember, your audience will tell you what they want and what they’re willing to pay for. As long as you’re listening, you can find areas to expand into and really create that exclusive experience for them.   — Managing Growth —   The GPig box has seen amazing growth from just one box when they launched to 500 subscriptions in four months! Nichole has learned quite a bit from that growth in being able to fulfill each subscription in a timely manner. At the beginning, her focus was on having no waste product, which is a good habit to have. But it did create some scheduling problems for her when scheduling out when to send boxes to her members.   “We call this growing pain of small business, but it's a good problem to have. And I think we wouldn't do it any other way. But now to be able to adapt and change is most important and have an open mind of ‘maybe this isn't working anymore.’ But we have to stay proactive and stay ahead of it.” – Nicole   Growth is a good thing to have, but it can present new challenges that can get out of hand if they’re not managed. The Fosse/Verdon finale, “Providence,” premiered on May 28th, 2019. Just like the pilot, its writing credit was separated into two: the story of the episode by Joel Fields & Steven Levenson, while the teleplay itself was written just by Steven Levenson. The episode was directed by Tommy Kail. We saw three pieces of choreography in this finale: two were performances of “Big Spender” and “If They Could See Me Now” in this episode, both originally choreographed by Bob Fosse and reconstructed by Mimi Quillin. The third was the father-daughter sequence to Mr. Bojangles between Bob and Nicole, as well as its subsequent plagiarism later in the episode, both choreographed by Nicole Fosse herself. We had four featured songs in this finale. The two songs from Sweet Charity, written by Cy Coleman and Dorothy Fields, were “Big Spender,” performed by the show’s fictional tour cast, and “If My Friends Could See Me Now,” performed by both Kelcy Griffin and Michelle Williams. The other two songs are not from musicals: All That Jazz’s finale “Bye Bye Life,” which exists as a play on the Everly Brothers’s “Bye Bye Love,” written by Boudleaux and Felice Bryant, and performed by Lin-Manuel Miranda. Also performed by Lin is a version of “Mr. Bojangles” written by Jerry Jeff Walker. The finale viewership came in at a high of 992,000 total viewers, third only to the series’s first two episodes, with both live and DVR viewership rising from last week. What’s nice is, the finale’s live viewership was the highest it had been since the pilot, so luckily the show went out on a live high!! Bob is in pre-production for his semi-autobiographical movie All That Jazz, but the script still has a satisfying ending. Paddy hits the nail on the head when he tells Bob, “the problem with your movie is that your hero doesn’t change.” In his search for a realistic, if unsatisfying ending, part of the pre-production includes interviewing Gwen about her feelings about putting Bob’s next wife, Ann, into roles that she created. Her response? “It’s pretty familiar.” Part of the casting process is Bob auditioning Ann for the role of Katie - a role is obviously based on herself. Bob grills her, making Annie run the scene over and over pleading “why can’t you do the scene like it means something to you?” Her response: “Because this isn’t a scene. This is my life. These are my words. You took our life and you put it into a fucking scene in a movie.” Nicole is also watching her life being put into a fucking scene in a movie when she visits the All That Jazz set and watches the conversation she had with her dad being rehearsed by another actress playing her.  After creating Roxie in Chicago, Gwen is back where she was just a few years ago: at dinner with her manager, discussing dead ends of career opportunities. She really wants to act, but isn’t interested in following the work to LA. When Nicole’s interest in extracurricular drugs increases, Gwen considers moving her, Ron and Nicole out of the city. But dangled with another challenge to the way he sees the world, Bob gives Gwen the role of Roxie on tour, telling her, “It’s your show. It’s always been your show.” Her husband Ron forces Gwen to make a decision: staying with him vs. being puppeted by Bob. And so, she watches him pack up his life and leave.  Post-production, everyone is back on their shit: Gwen performing and hosting a medical auction on Staten Island, and Bob recreating conversations he had with Ann (both in real life and in the movie) with his latest girlfriend. Gwen takes on the task of shadow choreographing the pre-Broadway revival of Sweet Charity, but with the direction missing the heart of the show completely the only way for the show to work is for them to work as they always have been meant to: side by side, as partners. Today, I have a guest that I’ve been anticipating for some time now. She is the mother of four girls and a grandmother, an entrepreneur, and a nurse. I welcome Nicole Hackworth to my show. Nicole was the abuser in a relationship, and today we speak with Nicole and her husband about their relationship.Listen in to learn how Nicole has locked out many of her memories of abuse, the perspective of an abuser, and the point at which Nicole noticed she was abusing her children and her husband. Learn why she reached out for help, how Nicole internalized much of her abuse, and how her self-confidence was affected by her abuse.An Abuser with a History of Abuse“It was around the age of 11 I was sexually abused by a male member of our family. When he passed, I told my mother what happened and didn’t want to go to his funeral.” She was 19, and her mother wanted to know why she didn’t tell her sooner. “I was scared, and I didn’t feel that I wouldn’t be believed and didn’t want this person to get in trouble.” As an adult, she wishes she would have reached out to someone sooner so that she could have prevented further abuse by the family member.The Moment Nicole Realized she Was Abusing Her Children“I was like, wow, I see that in myself. I’m not OK. I’m hurting my kids, I’m hurting my husband.” In the back of her mind, she would attempt to mentally tear down her children and her husband. After the fact, Nicole would reflect on what she did, “I think I hurt them pretty bad. But I was still in denial. It came to the point that I hated myself.”She went into a panic attack when she realized what she was doing to her family in 2018. Since then, Nicole has chosen to go to therapy and has been consistently going for help and support from her counselor. When Nicole sought help, she was afraid her family would reject her. Not only did her family not reject her, but they are also supporting her in her efforts to become new again.How Sexual Abuse has Affected her Intimate Relationship with Her HusbandFrom her past abuse, Nicole had a hot temper and was physically and emotionally abusive. One night, when making dinner, Nicole grabbed a fork and stabbed her husband in the arm. “There have been other times where I’ve slapped him. Several years ago, on the day after Christmas, Nicole and her husband had their bank account emptied by another bank which was collecting on past debts. They couldn't make rent by January, so they lost the apartment where they were living. They couldn't move forward on the custom home they were building and lost their earnest money deposit. They had nothing, and were forced to move in with her husband's parents. When Nicole was growing up her family never talked about money. She always thought they were doing just fine. Her mom wanted to protect her as all parents want to protect their children, but by not learning about how money works during childhood, Nicole had to learn the hard way as an adult. Now she's doing things much differently with her children. “You want them to always have that security that you're taking care of them. When you keep things from them they kind of lose that security.” Most of Nicole's friends think she's crazy for sharing how much she and her husband make and other financial information with their kids. After recovering from so much debt and such a difficult situation Nicole is committed to make generational change in the way money is viewed, managed, and understood in her family. She also candidly shares her views on saving and paying for college. Nicole Smith is a wife, mom of five, and co-owner of the South East Tulsa division of 1-800-Water Damage. How We Paid off $50,000 of Debt in 1 Year

In May 2010, I married my dream girl. She was funny, beautiful and chock-full of 90's TV trivia. Our first couple of dates consisted of a lot of Saved by the Bell and Seinfeld jokes. Outside of knowing the Soup Nazi episode verbatim, Nicole and I both came into the marriage knowing the general basics of personal finance. You know, advice like: "Don't carry a credit card balance" "Always have some savings for a rainy day" "Good debt is okay to have" In the years before our marriage, we did rack up a hefty amount of "good" debt. Car payments and student loans were a few of the good debt offenders we carried into our marriage. Hey, you NEED a car to get around, right?! And how else are you going to pay for college?!  After some research and personal soul-searching, there really was no good debt or bad debt in our eyes. It was just debt to us. This was all just money we owed someone. It wouldn’t go away until we decided to clean it up. We decided that being in debt was not something we wanted for our new family. We vowed to become debt-free (outside of our mortgage) before our first child was born. In September of 2010, we owed $20,908 on my wife’s car and $27,124 on my student loans for a grand total of $48,032 of good/bad/indifferent debt. During the next 12 months, we took that $48,032 of debt and clobbered it! By September 2011, we owed $0. Zilch. Nada. Bye-bye debt. Here are the 5 steps we took to rid debt from our family forever: 1. Develop a Monthly Budget We developed a monthly written budget that defined our way forward. We knew we had to reduce our expenses and increase our debt payments. The written budget guided us to ensure we would stay the course. For budgeting, we used a simple spreadsheet. It wasn't too fancy. We just listed out our income and our expenses and made sure we allocated each of our dollars to an assignment.  As the years past, we decided to upgrade to Mint. This online budgeting tool gave us more flexibility and made the monthly budgeting process a lot quicker through its ability to link up to your bank and credit card accounts.  I developed a simple 10-step guide to get started on Mint. (For couples, consider checking out Zeta. This is another free budgeting option that will help you win together.) Good old fashioned pencil and paper will even do! Make sure you have a budget and stick to it. 2. Choose Your Debt Elimination Strategy There are multiple debt elimination strategies to consider. Choose the one that works best for you and your situation. Debt Snowball How it works: Take your debts and line them up from smallest amount owed to the largest amount owed Pay the smallest off first by making extra payments each month Given that you’ll now have less interest to pay with one of your eliminated debts, take that extra amount of money and start paying down the principal on the next debt The process continues with your payments growing larger like a snowball down a hill Debt Snowball Example: You have $2,000 in credit card debt, $500 in medical debt, $25,000 in a HELOC Pay off the medical debt first, then the credit card, then the HELOC Why the Debt Snowball works: By getting some quick wins in paying off your smallest debt first, you’ll feel motivated to keep going! If you started with the $25,000 HELOC, you could be at it for a quite a while and become uninspired to continue paying off your debt Debt Avalanche How it works? Take your debts and line them up from largest interest rate to smallest interest rate Pay off the debt with the largest interest rate first by making extra payments each month The process continues similar to the debt snowball Debt Avalanche Example: Credit card debt (20% interest), medical debt (4% interest), HELOC (6%) Pay off credit card debt first, then HELOC, then medical debt Why the Debt Avalanche works: Mathematically, this helps you pay off the most financially draining debts that you have and will (in theory) help you save the most money. Other Debt Elimination Options Hybrid Model You can also look at using a Hybrid Model of these two approaches where you pay off the debt with the largest interest percentage first, and then get some quick wins on the debt with the smallest balance. Debt Hatred Or simply just choose the debt that you HATE the most and smash that one first! We chose the Debt Avalanche method because our student loan and car debts amounts were nearly similar. The student loan had an interest rate of 6.8% so we decided to blow that one up as soon as possible and then tackle the car loan. If the student loan refinancing companies like SoFi were around then, I definitely would have taken advantage of that for a lower interest rate (and even a cash bonus!) 3. Increase Your Income Outside of spending less money, another great way to eliminate your debt fast is to make more money! Before we decided to go crazy on our debt, I received a promotion to a sales position that allowed me to make a commission when I brought in new business. At that time I was making around $70,000 per year without commissions. When Nicole and I decided to rid ourselves of our debt, let’s just say, I became highly motivated to sell … a lot. I expanded our portfolio with a major client and doubled our business in 2011. Our business grew, my team grew and so did my commission checks. I ended 2011 with just over $100,000 in total income! With that additional income, we did not adjust our lifestyle and buy new clothes, fancy dinners, and jewelry. We took the extra money we received each month and slowly but surely paid down our debt using the Debt Avalanche. Now you may not be in a sales job like I was, but increasing your income is completely in your hands. It just takes extra effort. 10 ideas to increase your income Here are 10 ideas for increasing your income immediately. I’ve done 5 of these personally: Detail the value you bring to your company and ask for a salary increase Sell household items you don’t use anymore on Facebook Marketplace Become an Uber or Lyft driver in your downtime Airbnb a room at your house Get a roommate and charge a monthly rent Use your skills to create something and sell it online (Etsy, etc). Help people with everyday tasks through services like Task Rabbit Become a freelance writer or start a blog Sell unused gift cards on eBay or Cardpool Start a weekend dog sitting service Related Article: 26 Smart Ways for Moms and Dads to Make More Money 4. Stick to the Plan It is incredibly easy to stray away from your budget and your debt elimination strategy. There are always shiny objects that will distract you and take you off course. Although I consider myself a frugal and disciplined guy, I had a tough time not spending the extra commission dollars I was receiving at my job. I’m human, right? To help me stay on track, my wife and I would remind ourselves that being debt-free before our first child came into the world would set our family on a course for financial success that would last our entire lives. That reason for pushing hard (my “Why”) gave me the motivation to stick to the plan. I kept thinking about how SATISFYING it would feel to rid ourselves completely of this debt. 5. Celebrate the Wins We’re not robots. Live a little! When you pay off one of your debts, celebrate!! Go out to dinner. Pop some champagne. Share the news with family and friends. This is a BIG deal. You are NOT normal (in a good way)! This encouragement will motivate you to keep charging down the path toward complete financial freedom. Nicole and I celebrated each debt crushing milestone together and it made our new marriage that much stronger. We were partnering together on something so important for our future and we were winning. That year of debt destruction allowed us to have Nicole leave her job and stay home to raise our kids. You can't put a price tag on the bond she's developed with Zoey and Calvin during the first years of their lives. Fast forward to today, we've kept up our debt elimination plans and have paid off our $195,000 mortgage in less than 4 years. That major reduction in our expenses has allowed both me and Nicole to choose the work we want to do instead of the work we have to do.  At this rate, we’re creating a financial future for our two children that we would never have imagined possible. And to think, it all started with taking that first step in making the conscious decision to eliminate our debt once and for all. Now we have the freedom to live the lives we’ve always wanted. When Nicole was growing up, her grandmother always told her: Don't live anywhere built on fill. Her uncle also had strong memories of watching the Marina burn after the 1989 earthquake — when parts of the ground liquefied, causing buildings to collapse and gas lines to break. When Nicole was in the 9th grade she decided that she wanted to study interior design in college, which would require her to submit a fine arts portfolio along with the college application. The only thing was that she was terrible at fine arts but she was determined to make her dream a reality. She enrolled in every art class, attended a summer college program for high school students, and after much determination and practice, earned her BFA in Interior Design from Syracuse University. From there she earned an MA in Design Management from the Savannah College of Art and Design. She admits that the workforce hasn't been easy as she has hit many barriers trying to advance in a career as a WOC in a field where not many people look like her. But she's happy to say that at age 29, she works in a leading role at a top Interior Design Manufacturer. It can be scary putting money into something that you don't know if it will pan out. Especially in the beginning, you're risking money that could go towards fancier food or a night out with friends. Ultimately, risk is what we as entrepreneurs, do. We look at what we can lose and decide if it's worth seeing what we can gain. This is what Nicole did with advertising. It was scary, but when she made the leap, the money came back with great returns in the form of new enrollees. We generally talk with solopreneurs and sometimes agency owners. In terms of the people we talk with on Compass, Nicole is unique in the structure she's looking at to grow her business, employees. While having an agency means having employees, ultimately, they do what you do. Nicole is looking to free up her time by hiring out skills that she doesn't want to focus her energies on, like social media and lead generation. Just because you can do something, doesn't mean you're the right one for the job. When Nicole didn't find a job in international education she decided to go another way. She got a different job and started organizing study abroad experiences as a side project. There are always multiple ways to go after what you want, ask anyone who plays video games. Nicole owns a Pinterest management company as well as a dog blog, Leisure & Leashes and has recently launched a podcast for dog owners.When Nicole launched her recent podcast, she went to Instagram to encourage her audience to leave a rating and a review for her. She had a plan to give away several gift cards to those who left reviews, and she used IG features such as polls and direct messages to engage with the audience.It didn’t quite go as she planned though. We had the pleasure to chat with Nicole McLaughlin, - a designer and maker of up-cycled products, her work contributes to the topic of sustainability, and is changing the way we think about the longevity of the soft goods that we own. We kicked things off by talking about her early work in college as a graphic design major, doing unpaid internships to build her experience and credibility as a designer, so that she would eventually land an internship opportunity at Reebok. We discussed the struggles and the hustle behind unpaid internships, and how everyone should pay their interns no matter what - we also talked about the pressure she put on herself to succeed and get ahead while wrapping up her undergraduate degree. When Nicole was promoted to full time design, she discovered her love for prototyping, and began to build and make footwear prototypes from up-cycled materials during her own time after work. She later came to a realization that her side hustle can be a real studio - after receiving various media attention from Hypebeast, Vogue, and Highsnobiety - it was the validation she needed to step away from corporate America. You could have seen this path a long time ago, had you been paying close enough attention. When Nicole and Megan McNamara, identical twins from Vancouver, Canada, were on the same indoor team. One set, the other hit. Four others were on the court, sure, but “she would set me every ball,” Megan said, as the two broke out in fits of laughter. “And our coach was like ‘You gotta give other people some love.’” Not really, actually. There was beach, too. Nobody else to set. Nobody else to hit. Just the twins. Even in a quasi-team environment at UCLA, where they ushered in a new, small ball, fast movement offense that is becoming vogue in the college game, it was still just the McNamaras on court one. They could win and the Bruins could lose, or vice versa, which, Megan admitted, “is bizarre. It’s a bizarre feeling.” “You can win your match but then UCLA loses and you’re happy, then you’re bummed or vice versa,” Nicole said. “You’re all pissed about your loss but the team’s all stoked.” It was a bizarre and perfect four years in Westwood. Two National Championships. One of the most successful partnerships the game has seen in its nascent stages at the collegiate level. Now it’s back to their roots: Just the two of them. No scheduled practices with Stein Metzger and the crew. No team nutritionist or personal trainers or world class weight facilities. Just Megan and Nicole, taking on the world. That’s where they are right now, actually. Out in the world. Itapema, Brazil, specifically. Thousands of miles from home, whether that home be considered Vancouver or Westwood at this point. Recipients of the wild card, they’re straight into main draw, an excellent welcome to the tour gift from the FIVB, which is suddenly becoming replete with Canadians playing at a world-class level. Two different Canadian teams – Melissa Humana-Paredes and Sarah Pavan, Brandie Wilkerson and Heather Bansley – held the top spot in the world at one point last season. The McNamaras are already high enough in the world ranks that they’ve earned a spot in the World Championships during the last week of June and first of July, in Hamburg, Germany. “Our main goal for the summer was going to be to qualify for some of the bigger tournaments, and also to get settled with our new life in Toronto,” Nicole said. “Those were our main focuses so even qualifying for World Championships was amazing. We wouldn’t have expected that. If you would have told us that last year, we wouldn’t have believed you. It’s unbelievable.” What’s unbelievable now will be the standard soon enough. It would have been unbelievable, when they were freshmen Bruins, to conceive of a time when a school not named USC would win back-to-back national titles. Now that’s the new standard. It would have been unbelievable, when they were pre-teens, watching Kerri Walsh Jennings and Misty May Treanor, to conceive of a time when they’d not only be competing at their level, but pushing them. Now, after taking Walsh Jennings and Brooke Sweat to three in Mexico in October, that’s the new standard. So they’ll continue setting standards, blowing past expectations, making the unbelievable quite real quite regularly. And they’ll do so, as they’ve always done so, together.  “If it’s just the two of us out somewhere in the world we just need to lean on each other a little more,” Megan said. “I think that kind of helps because we were kind of cushioned at UCLA with all the support, and also knowing that our two through fives have our back. Knowing we’ve invested a lot of time, money, it helps us come together.”

Nicole Moore is a love coach and in this episode, we’re going to talk about what it really means to accept your body just the way it is. She recently posted on Instagram about how her experience of her body changed after having a baby. Our bodies are always changing and yet we all have a tendency to get hung up on why they are not the way we think they should be. In this episode, we talk about how to change our mindset about our bodies, why our self worth doesn’t have anything to do with the way we look and why we need to feel good about ourselves. I’m curious about the changes you’ve had in your body and how that has affected you? Nicole has observed people saying how having a baby ruined their body and this got her thinking about this message that is being spread on social media. Nicole saw a lot of posts about people ‘snapping back’ after having a baby but that didn’t happen for her. She decided to embrace where her body is right now. How did you avoid getting into this dialogue of beating yourself up? Because I think that’s the easy thing to do. Nicole realized she could choose not to make herself feel miserable. Throughout her 20s she suffered so much from the thoughts in her head and comparing herself to other people. She has made a commitment to herself to keep her mind full of love rather than full of negativity. How you relate to your body, doesn’t really have anything to do with how it looks, right? Nicole agrees. It’s all about the thoughts in your head. Which is better - to have a body that weighs more and not be in mental turmoil or to have a body that weighs less but have your mind in turmoil? Every woman at some time has called themselves fat in their heads. And it’s not nice. When Nicole first started gaining weight she was upset. She started to look at why her self worth was linked to her body. She had to look at what her other values were. When she was at high school she lost a lot of weight and boys started to pay attention to her. She had to go back and start unravel where this feeling came from and what her true worth was. Can you share an example of what an internal essence would be? For Nicole one of her essences is love. If she goes to a dinner party she could put a lot of focus on how she looks or she could focus on how to be really present with people. Your essence is who you are internally when everything that can change is stripped away. What do you say to somebody who is feeling that their weight is holding them back in love, work or just in being more seen? It’s not the weight. It’s your thoughts and judgments about the weight. It’s your decision that because the weight is here you shouldn’t feel good about yourself. That’s what is holding you back. When Nicole first started gaining weight, she wondered if she could still do media appearances. She thought about how she would look on camera. Then she realized that she deserved that experience of being on camera. So often we think we need to look a certain way in order to receive love. Although there are always people out there who will criticize how you look, that just means they aren’t the right people for you. A romantic relationship is not going to work unless you are accepted for who you are. It’s so much easier to find somebody who accepts who you are than to change who you are in order to find someone. I love how you talk about how it’s not that you don’t have those negative thoughts, but you deal with them differently. Nicole watches here mind all the time to see what thoughts she is having. If her mind is telling her something which makes her feel crappy, she will feel the feelings and then choose something different. When I was put Evan to sleep and I say to him ‘you can do anything’. And he said to me the other day ‘Mummy you can do anything’. I actually found it helpful for me to hear it from him. It reminded me of the power of words. Kids are the truth. For Nicole one of the biggest benefits of having a child is seeing what she wants her son to have in his life and to see what that means about her perception about things. People talk a lot about what they lose by becoming a mum but there’s so much that we gain. Focusing on all the bodily changes misses the point about what it means to become a mum. Don’t you think that helps soften some of the guilt that you may have? This conversation about women and their bodies just takes away power. We only have so much attention available throughout the day. Nicole used to count calories and it would take up so much attention and so much power. When we’re not focused on what our bodies look like we have so much power to focus elsewhere. What would you tell your younger self? You are better than you think you are. You are already worthy. You’re always going to be beautiful.   And you are going to meet him and he is going to love you Nicole has a lot of single clients and they have this thought in their heads that they may not meet the guy. If you look at how much time is in front of you, it’s crazy to think that you won’t meet someone. Just to play the other side. It doesn’t mean don’t take of yourself. It doesn’t mean don’t buy the eye cream or get hair extensions. It doesn’t mean you don’t take action on things that make you want to look better. It’s more about where that is coming from. Is it coming from a place of ‘I’m enough’ or is it coming from a place of ‘I’m not enough’? Nicole talks about how she gets eyelash extension regularly but she also has a conversation with herself about how even if she didn’t have them she would still look good. There’s nothing wrong with doing these things but it’s important to do these things from a place of worth. The way that we look, the way we do our hair, we can let those things hold us back. I know I have. Nicole did a Facebook live video where somebody commented that she needed to condition her extensions. Those sorts of comments might stop a lot of people from putting themselves out there. Nicole told herself that it was more important that she jumps on and does Facebook live even if she doesn’t look perfect. It’s all about the inner game. And then it becomes easier if you reinforce that positive relationship with yourself. One of the things we can do is stop giving attention to this conversation. Nicole often reminds herself that men will just turn on the camera and start recording without thinking about how they look. We identify with all of these parts of ourselves. Hair is a big deal. How do not we let these perceptions of ourselves and how we look hold us back? It’s alright to have an idea of how you want to look, but we wouldn't let ourselves feel bad if that’s not how we are right now. And complimenting ourselves. And other people. I love seeing you without your glasses because you can see your face. Glasses was something Nicole had to accept about herself. It’s a habit we have to look at ourselves in the mirror and see everything that is wrong with us. That we want to change and want to fix. I’ve done some mirror work, where I looked at what was beautiful about me. I can see myself start to change. Our self-perceptions determine our reality. Most people have a more favorable perception of us than we do. Aside from the haters. When we look in the mirror and see flaws that come from someone in the past telling us that we have a flaw. What is a question people can start asking themselves? What is the beauty I can see in myself today? What’s the one thing that I really love about my face? What idea can I let go off today that’s stopping me from feeling beautiful? How can I make sure that in my heart, on the inside, I feel good about me? Anything else you want to say? We discuss how she determined her why, what led her to her niche audience, and the challenges she has faced while growing her business and balancing her corporate job, family life, and personal business. Nicole truly jumped into podcasting! It only took her two weeks between ideation and beginning to create content. Barriers: She is a perfectionist, but did not allow that to keep her from starting up, but maintaining her brand design while dealing with graphic designer turnover has made that difficult. Budget: She started in two weeks so she didn’t much think of budget. Between obtaining software and needed equipment, and paying for third-party help, she spent about $1,200 in year one. Pain points: She does commentary on all of her episodes which takes a great deal of time, but this is also her favorite part because she is able to provide value to her listeners. Struggles: Time management and being sure to focus enough time on all of her projects and work. Also she struggles with her desire to grow, expand, get listeners, and manage her outreach. Accepting that she is not perfect and that this is okay, she’s learning. Advice to new podcasters - once you’ve figured out your message, just do it. Don’t get stuck in the research phase. “I think a lot of times part of the reason we’re able to self-sabotage so easily is we really don’t own our goals. We don’t really own that picture of what we want our life to look like. We kind of keep it vague. Hello everyone and welcome!! I have my dear friend Nicole Brown back again on the podcast. I had the pleasure of interviewing her for episode 6 which was all about burn out and adrenal fatigue. On that episode, Nicole shared how she used natural medicine to heal herself after years of heavy training and dieting in competitive body sculpting where her health had taken a huge nose dive which lead her to have adrenal exhaustion, an underactive thyroid and many digestive issues. What we didn't talk about in that episode was that Nicole had also been battling an eating disorder since her early 30's after she had suffered a significant emotional trauma. Eating disorders I believe is a really important issue that definitely needs more airtime. Roughly 900, 000 people in Australia are estimated to have an eating disorder at any given time and 64% of them are female. Nicole was able to heal herself through Natural therapies and emotional work, which is why I am really grateful to have her on the today. The older you are, the wiser you get. Right? Maybe. Or maybe not. When Nicole shared 32 lessons she learned in her first 32 years, it seemed to trigger some “grown ups.” Apparently a 32-year-old talking about life lessons incited her not-yet-fans to say, "You are so young. What could you know and who are you to teach me anything?" On the heels of her widely-shared article and this feedback, Nicole posed these questions to Robert: Can you be too old to learn a lesson? Can you be too young to teach a lesson? Robert repeated something he learned from his friend Jessi Sanfilippo: “It’s hard to be the teacher if you stopped being the student.” In those parenting moments when we believe that we already know everything we need to know, it’s easy to believe that everything we know is "right." In fact, we can track most of our biggest worst-parent-ever moments to that time when we forgot that we are still learning. The culprit? That voice in your head (your inner critic) tweaking your fear that you are messing it all up. There are lots of times on our parenthood journey when we find it hard to listen more than we talk. In those moments, we need to fight that inner critic, dance with our fear, so we can remember who is teaching whom. As two imperfect parents, spouses, entrepreneurs and humans, Robert and Nicole love visiting the “Life Buffet” to fill our plates with the variety of knowledge-nuggets we collect from our local, extended, and virtual communities. We don’t know it all… but we know who does! If you can see everyone within your family nucleus and outside of it as a person with ideas, no matter their age, gender, sexual preference, ethnic background, etc. you are ready to visit the Life Buffet. Just like at the Golden Corral, you take what you find useful and leave the rest. At the Life Buffet, you can say, “no thanks!” Don't enjoy the whole nugget you are offered? Can't find a use for it? No problem, move on. Unlike your local restaurant, at the Life Buffet, you can be courageous enough to offer something of your own and welcome anyone who wants to visit your table. When Nicole found herself suddenly single at 38-year-old she thought she might have missed the boat on becoming a mother. But an information night at a fertility centre put her on a path to becoming a solo mum through IVF. She gave birth to a beautiful little girl. 18 months later Nicole tried again to fall pregnant through the same process but after three failed rounds of IVF she gave up. That's when she met someone who introduced her to the idea of fostering. She didn't realise just how quickly things would change.Nicole joins us on the show this week to tell us about her experience. Episode Spotlights: Nicole used to have a 9 to 5 job with a nonprofit organization, but she went to graduate school and had a ton of student loans She was working as a social worker and loved it, but she wasn’t making the money that she needed (2:00) To give herself more flexibility, Nicole decided to create her own office – but soon found that she recreated the 9 to 5 that she didn’t like (4:40) Nicole then found herself recreating 1 - 1 services, which have limits because of time constraints, she wanted something more Nicole found herself in coaching because it was flexible and she was still helping people solve their problems She was noticing that, as a service based entrepreneur, she was getting burnt out so easily (9:00) That is when she decided she needed multiple streams of income – this could be group coaching, courses, affiliate income, etc (10:00) Nicole focused more on her group coaching, letting her 1 - 1 services naturally ended The #1 mistake people make when adding extra income is that they try to service a different audience (13:05) Pros & Cons of 1 - 1 Services: You can give your clients a lot of time because they pay money for it, but you only have so many hours in a week (14:15) Pros and Cons of Group Services: You can create a community, but you have to have a bigger following to start. When Nicole created her first group coaching program, she called 50 people and 10 signed up – she spent six weeks not making money to achieve that (15:35) If you don’t have a big audience, you don’t want to do a course right away – focus on 1 - 1 clients. Time Stamped Show Notes 1:24 – Introduction. 6:00 – Nicole initially thought she couldn’t do affiliate income because she was a therapist and she had to deal with ethical guidelines about how you can’t sell stuff to your therapy clients or customers.  But all she had to do was take the first step and find an audience and she found an audience that wasn’t her therapy client and identified one of their problems. At that time, she was connected to many business owners and a couple of years ago she had taken a course that helps you with launching. 6:45 – She got an opportunity to be an affiliate for the course so she signed up for it but she was not sure if she would be able to take advantage of it. But she knew that all you need is an audience with a problem. 7:30 – Nicole says that we shouldn’t try to solve everything, we are not experts in all areas but we can definitely link them to the right resources if we see that something keeps coming up for them.  Nicole had an audience of peers who were struggling with launching so she had an audience and she knew their problem and the third step for her was to find a solution that solves the problem and she had the course.    10:53 – You just need to hook up your clients, your customers, your audience or even a different audience because you can be serving consumers as a health coach or a nutritionist, personal trainer, yoga instructor and have those alternate options for them that are helpful to them with struggles that they are currently having in life. 12:06 – When Nicole started out she didn’t really have a list she got an opportunity to sign up as an affiliate and she just shared the link to the webinar online and also she was always available to answer people’s questions about the program and build a relationship which was appreciated by people. 16:09 – Nicole says that one of the few mistakes that people make in affiliate marketing is that they throw random things at their list that makes no sense and you do want to treat it as your own launch and youth can make money this way without having a huge list for sure but a huge list can amplify your success in it so much better if you are choosing the right products or programs or services. 16:43 – You need to be honest in Affiliate marketing and tell people that the link is your affiliate link. 18:20 – One way of selling in affiliate marketing is educating people and letting them know about webinars and then directing them to the tools that are going to make it easier for them.    Resources Mentioned You can find Nicole online at NicoleLiloia.com and Nicole has a free gift for the listeners of this podcast which is cheat sheet with seven strategies that you can use to increase your affiliate income. Nicole talks about what employers need to think about when it comes to making the first hire….from employee handbooks to company benefits, this episode is packed full of great information for small business owners thinking about hiring employees and for people who are going into business and need their spouses support. When Nicole mentions that she met with Debbie at the Womens Business Center, she was referring to the owner of Select Business Team and the host of this podcast….Debbie taught a class called the ABC’s of Starting a Business, and she was a participant.  They had a conversation about what she was doing, met a few times to discuss Nicole's business and during one of the  meetings, Nicole said she wanted to focus on government contracts which could take about 6 months.  In that same conversation, Nicole mentioned she had her husbands support with the business, so Debbie asked her what type of revenue her husband was expecting from her….it was her ah ha moment…the light bulb went off because she realized she needed to generate some revenue long before she might get a government contract.  Then Debbie invited her to a Select Business Team (SBT) meeting. When Nicole visited the SBT meeting, she was introduced to several business owners and a few turned into clients. This jump started her business and since then her revenue has blossomed. During this episode, we talk about your role as an owner in your company and encourage you to evaluate the efficiencies or inefficiencies in your business and Nicole provides several ideas to help you determine your true value within your organization.
