There are only two political stories on our agenda this week, both from the top of the ballot: the “will he or won't he” waiting about President Biden, and the GOP National Convention which they branded as a unifying event but, in reality, only united the dominant MAGA movement while horrifying just about everyone else. Key to the discussion over the Democratic ticket: polls, polls, polls. Links to some of the most credible: Public Policy Poll: Michigan & Pennsylvania Most say Biden should withdraw from the Presidential race - AP-NORC YouGov Michigan Senate Poll - July 4-12 YouGov Poll - Harris for President, Issues Blue Labs Polling of Alternative nominees - Kelly, Moore, Shapiro, Whitmer The Republican convention was a four-day celebration of lies, half-truths and grievances in the style of their Lord and Savior, would-be Dictator-on-Day-One Donald. Fact-checkers worked overtime to chronicle the most outrageous denials of reality, including the team at The Washington Post: Fact-checking Day 1 of the 2024 Republican National Convention - The Washington Post Fact-checking Day 2 of the 2024 Republican National Convention - The Washington Post Fact-checking Day 3 of the 2024 Republican National Convention - The Washington Post Fact-checking Day 4 of the 2024 Republican National Convention - The Washington Post One of the many outrages in the Republican Party Platform is the outright call to return women's rights to the 1950's June Cleaver model: the perfect homemaker whose primary function is giving birth. Trump brags about getting Roe overturned by his appointments to the Supreme Court, Vance has endorsed a nationwide abortion ban with no exceptions. Implicit in the agenda are bans on contraception and fertility treatments including invitro fertilization. Women are the driving force for Michigan Democrats. A majority of both the House and Senate Democratic caucuses are women; most of the state's top elected leaders are women. Joining the discussion to talk about the implications of the GOP misogyny for November: state Senator Dayne Polehanki of Livonia. She is a two-time Teacher of the Year award winner and has nearly 20 years of experience in the classroom. She serves as the Majority Caucus Chair for the Michigan Senate Democrats and is in her second term. Polehanki earned her bachelor's degree in psychology from Central Michigan University, has a major in English and teacher certification from Alma College, and a master's degree in teaching from Marygrove College. =========================== This episode is sponsored in part by EPIC ▪ MRA, a full service survey research firm with expertise in: • Public Opinion Surveys • Market Research Studies • Live Telephone Surveys • On-Line and Automated Surveys • Focus Group Research • Bond Proposals - Millage Campaigns • Political Campaigns & Consulting • Ballot Proposals - Issue Advocacy Research • Community - Media Relations • Issue - Image Management • Database Development & List Management =========================== The 34 for 45 Commemorative Mug Felony schmelony! Thomas Merton's death in 1968 at the age of just 53 was tragic and sudden, but it doesn't necessarily mean that he was unprepared for the end. What does it mean to be prepared? Sophfronia will examine Merton's writings to see how he can take us beyond society's “having one's affairs in order” way of thinking about death to a way of living as a full expression of the life in abundance that Christ offers in the New Testament. Sophfronia Scott is a novelist, essayist, and contemplative thinker whose book The Seeker and the Monk: Everyday Conversations with Thomas Merton won the 2021 Thomas Merton “Louie” Award from the International Thomas Merton Society. She holds a BA in English from Harvard and an MFA in writing from Vermont College of Fine Arts. Sophfronia is the founding director of Alma College's MFA in Creative Writing, a low-residency graduate program based in Alma, Michigan.

It's time for Short Time Shots, a quick look at the day in college wrestling. The only Division I dual of the night saw the Roger Kish era begin in his home state as the Oklahoma Sooners topped Central Michigan 29-11 in Mount Pleasant. Kish, a four-time state champion from Lapeer West saw a wave of transfers impact the victory, including All-American Stephen Buchanan at 197 pounds. Other new faces to earn wins were Jace Koelzer at 133 pounds, Cael Carlson at 165 pounds and Giuseppe Hoose at 184. The Chippewas did get solid victories from Corbyn Munson at 149, Johnny Lovett at 157 and one of the last of the Monarch Gang, Alex Cramer at 174. In Division II, top-ranked Lander shutout Limestone 48-0 in Greenwood, South Carolina on Thursday. In case you hadn't been paying attention, R.C. LaHaye has assembled a pretty formidable squad with the Lander Bearcats. All-Americans James Joplin, David Hunsberger and Juan Edmond-Holmes. Second-ranked West Liberty was also in action. The Hilltoppers got a scare from Mercyhurst as falls by top-ranked Ty McGeary at 184 and fourth-ranked Francesco Borsellino at 285 pushed West Liberty past the Lakers 24-20 in Erie. The top individual matchup went Mercyhurst's way as sixth-ranked Dillon Walker majored third-ranked and returning All-American Alec Cook 15-3 at 165. Out on the western slope, No. 22 Western Colorado used the third criteria, most match points, to edge No. 18 Nebraska-Kearney 21-20. The Mountaineers were led by returning All-Americans Patrick Allis at 133 pounds and Cole Hernandez at 174. Allis teched Hector Serratos, while Hernandez topped Jacobi Deal 12-6. The Lopers wrestled without all five of their preseason ranked wrestlers and reported the dual on their own website as their B team competing. Welp, it was still on the schedule … Northern State, which is in SOUTH Dakota topped Fort Hays State 35-6. Colorado School of Mines meat-wadded Otero Junior College 56-0. No, that's not a dig on Otero, just a nod to Mines' coach Austin DeVoe. In Division III, Fifth-ranked UW-La Crosse blanked UW-Oshkosh 59-0. The math says six falls, three forfeits and a technical fall. That's former Fargo champ Ben Kawczynski with the tech at 197, by the way. Cornell College dominated NAIA St. Ambrose 45-5. Elmhurst and Coach Steve Marianetti beat Augustana, the one in Illinois, 26-22. The Blue Jays got a win at heavyweight to pull that one out. Tenth-ranked Wabash topped Albion 25-10. All-American Charles Baczek earned a 3-0 victory over Owen McDaniel at 184 pounds. It's the Little Giants first dual win under new head coach Jake Fredericksen, who assumed the role after longtime coach Brian Anderson left for a gig at Indiana University. No. 12 Stevens Institute made the trip to Wisconsin and took down 8th-ranked UW-Eau Claire 19-16 down in La Crosse. This one hand a handful of ranked matchups, highlighted by a pair of All-Americans meeting at 174 pounds. Second-ranked Jared Stricker topped fourth-ranked Stefan Major 10-7 at 174 pounds. At 133, Eau Claire's top-ranked Tyler Fleetwood shutout 12th-ranked Luke Hoerle 5-0 and at 165, 15th-ranked Harrison Hinojosa of Stevens knocked off seventh-ranked Travis Massie 4-1 in sudden victory. In the CCIW, Carthage topped Concordia, the one in Wisconsin, 25-20. In case you're wondering, Carthage is also in Wisconsin. Kenosha to be exact. Seventh-ranked North Central beat Wheaton 47-6 for the program's 40th conference win in a row. In the NAIA, Southeastern, in Florida, picked up a 32-10 victory over the Bobcats of St. Thomas, which is also in Florida. You might remember the logo from that dude's shirt who won Big Brother. You know, the guy who paraded around the house banging pans. Yeah, that guy sucked. As far as people who don't suck, All-Americans Andreus Bond Gabe Jacobs were among the notable winners for the FIRE! FIRE! Speaking of things that are red, the Red Raiders of Northwestern College, the one in Iowa, beat the Beavers of Buena Vista 32-12. Rik Dahl, we say it almost every mention, they're the RED Raiders from Orange City, Iowa. This dual featured FIVE technical falls. I think the kids are liking the new takedown and nearfall rules. Lourdes beat Siena Heights 45-6. Graceland beat St. Mary 25-23. Southeast Community College, which is in Nebraska, beat Northeastern Junior College, which is in Colorado, 39-9 in junior college action. Not too much happening on the women's mats, but Alma College in Michigan hosted its first event as a new women's wrestling program. It didn't go the Scots way as they dropped matches to Northern Michigan 38-5 and Trine 29-20. Northern Michigan beat Trine 34-10. McKendree, ranked third among NCAA women's teams, topped Missouri Baptist, the 10th-ranked NAIA squad, 34-14. McKendree's Shelby Moore topped NAIA All-American Juliana Diaz 8-3 at 123 pounds. Emory & Henry beat Southern Virginia 31-19 and Bluefield State 38-11.
Dr. Jonathan Glenn, Director of Diversity and Inclusion at Alma College, joins Steve Wood, Ph.D. to discuss mentorship. Jonathan talks about the power of mentorship and describes both formal and informal mentorship and how they differ. Jonathan shares how great mentors are able to see things within others that they can't see within themselves. Strong mentors challenge "safe dreams" and push others to dream even bigger. Jonathan describes some of the challenges with getting mentorship from potential mentors who are intimidated by confident, talented mentees and the importance of identifying mentors who want success for their proteges and are supportive of their needs and goals. Lastly, Jonathan describes the four key elements of successful mentorship: consistency, commitment, passion, and communication. With this project Brooke worked with peers to develop a life skills curriculum and assessments for youth aging out of foster care; she is passionate about this work and continues to be involved in projects related to it. She is involved with additional research projects relating to CRPS and sensory processing and practice scholarship for OTs. Brooke will complete an additional graduate research certificate in the spring of 2023 on the topic of Culturally Competent Addictions Research Training. NCAAFB – QB Cade McNamara leaving Michigan, transferring to Iowa McNamara says he's transferring to Iowa after serving as Michigan’s backup quarterback this season. FIFA – 2022 FIFA World Cup – Qatar Yesterday Morocco 2, Canada 1 Croatia 0, Belgium 0 – draw Germany 4, Costa Rica 2 Japan 2, Spain 1 Morocco 2, Canada 1 – Morocco reaches last 16 of World Cup, beats Canada 2-1 Morocco has advanced to the last 16 at the World Cup for only the second time after clinging on for a 2-1 win over Canada. The Moroccans' only other trip past the group stage came in 1986. Hakim Ziyech scored for Morocco in the fourth minute after a bad error from Canada goalkeeper Milan Borjan left the winger to chip the ball into an empty goal. Youssef En-Nesyri added a second goal. Canada got one back through an own-goal by Nayef Aguerd but goes home after losing all three games. Croatia 0, Belgium 0 – Belgium out of World Cup as Croatia advances with 0-0 draw Croatia advanced to the last 16 of the World Cup with a 0-0 draw against Belgium. Belgium’s group-stage exit will likely usher in the breakup of its talented but underachieving generation of players. The point left 2018 runner-up Croatia in second place behind Group F winner Morocco. The Croats have reached at least the semifinals on each of the two times they have advanced to the knockout stage. Belgium was eliminated after scoring only one goal in three games and failed to live up to its status as the second-ranked team and one of the tournament favorites. Germany 4, Costa Rica 2 – Germany out of World Cup despite 4-2 win over Costa Rica Germany was eliminated from the group stage of the World Cup for the second tournament in a row. The four-time champions beat Costa Rica 4-2 but it wasn't enough to advance to the round of 16. Japan's 2-1 victory over Spain allowed both of those teams to advance instead. The Japanese team finished at the top of the group. Germany also exited early while playing as defending champions at the last World Cup. Germany coach Hansi Flick says “I believe for the future of German football we need to do things differently in training.” Japan 2, Spain 1 – Japan beats Spain 2-1 as both teams advance at World Cup Japan scored twice early in the second half to come from behind to defeat Spain 2-1 in a result that put both teams into the last 16 of the World Cup. Ao Tanaka scored the winning goal from close range early in the second half. It took about two minutes for video review officials to confirm the ball hadn't gone out of bounds before the goal. Álvaro Morata scored first for Spain in the 11th minute at Khalifa International Stadium. But Japan rallied after halftime. Ritsu Doan equalized in the 48th with a left-footed shot from outside the box. And Tanaka added the second one three minutes later. Germany was eliminated from the tournament even with a 4-2 win over Costa Rica in the other Group E match. A victory by Costa Rica would have eliminated Spain. The game was viewed by more than 12 million people on Fox. That included 954,004 digital streams, which is the most for a World Cup match on Fox. The Spanish-language telecast was seen by 2.34 million on Telemundo, and an additional 1.12 million on Telemundo digital and Peacock. The three U.S. group stage matches averaged 11.7 million, up 10% from an average of 10,622,000 for the trio of matches on ESPN in 2014. FIFA – Hurt on goal, Pulisic hopes to face Netherlands at World Cup United States midfielder Christian Pulisic hopes to play against the Netherlands in the round of 16 at the World Cup on Saturday after bruising his pelvic bone while scoring in the 1-0 win over Iran. Pulisic is going to consult with the medical staff in the hope of joining the latest training session. He says “I will do everything in my power to work with this medical team and make sure I can play.” Pulisic was in pain when he sprawled on the field after colliding with Iran goalkeeper Alireza Beiranvand on Tuesday.See omnystudio.com/listener for privacy information.

Fields took a big step toward playing by practicing Thursday without limitations after missing last week’s loss at the New York Jets. The Bears will try to stop a five-game losing streak and get a rare win over their rivals when they host the Packers on Sunday. Green Bay has won seven in a row against Chicago. Fields separated his left shoulder and suffered some ligament damage in the AC joint when he was tackled on a designed run late in Chicago’s loss at Atlanta two weeks ago. He participated in practice on a limited basis leading up to the game at New York and was limited again on Wednesday. NFL – Lions and Jaguars face off Sunday in possible shootout The Lions and Jaguars are both coming to Ford Field at 4-7. The International Journal of Chronic Obstructive Pulmonary Disease published a systematic review and meta-analysis of clinical trials that found improvement in lung function among chronic obstructive pulmonary disease (COPD) patients who received vitamin C. The disease is characterized by airflow limitation and persistent respiratory symptoms. Ting Lei of Medical College of Lanzhou University in Lanzhou, China and associates identified 10 randomized, controlled trials that included a total of 487 adults with COPD for the meta-analysis. The trials compared lung function and/or antioxidant enzyme or nutrient levels of COPD patients who received vitamin C to a placebo or control group. The meta-analysis found improvement in forced expiratory volume in one second as a percentage (FEV1%, a measure of lung function) in association with vitamin C supplementation. When dosage was analyzed, it was determined that consuming more than 400 milligrams vitamin C per day was needed experience a significant benefit. The ratio of FEV1 to forced vital capacity (another lung function assessment), and levels of vitamin C and glutathione, both of which are antioxidants, also improved among participants who received vitamin C supplements. The authors remarked that oxidative stress, which is a disturbance of the oxidant to antioxidant balance, has been suggested as playing a role in the development of COPD. The current investigation is the first systematic review and meta-analysis to assess the effect of vitamin C supplementation in people with COPD. “We found that supplementing vitamin C to patients with COPD demonstrated vital clinical significance,” Lei and associates concluded. “Vitamin C supplementation could increase the levels of antioxidation in serum (vitamin C and glutathione) and improve lung function (FEV1% and FEV1/FVC), especially in patients treated with vitamin C supplementation greater than 400 mg/day.” Single Flavanoid (Found in 6 Foods) Reduces Cognitive Impairment Drastically Fourth Military Medical University (China), September 19, 2022 A singular flavanoid can protect the brain against cognitive deficit and other cellular damage, according to studies from the Fourth Military Medical University. The news comes from Xi'an, People's Republic of China, and shows great promise for those suffering from mental impairment due to Alzheimer's disease, vascular dementia, and other debilitating cognitive conditions. The study abstract concludes: “Our results provide new insights into the pharmacological actions of rutin and suggest that rutin has multi-targeted therapeutical potential on cognitive deficits associated with conditions with chronic cerebral hypoperfusion such as vascular dementia and Alzheimer's disease.” Rutin is a biologically active flavonoid found in the following foods: Buckwheat – Possibly the best source of rutin, and much better than boiled oats, uncooked buckwheat leaf flower offers about 675 mg in a 1.1 cup serving. Uncooked buckwheat groats contain 230 mg of rutin per 1 kg, dark buckwheat flour has 218 mg per 1 kg and buckwheat noodles provide 78 mg. Elderflower Tea – When dried, the white flowers of the elderflower make a delicious and rutin-filled tea. According to the Czech Journal of Food Science, elderflower tea contains approximately 10.9g/kg of rutin per brewed cup. Amaranth Leaves – In Western cultures, most people are familiar with the edible seeds of amaranth, though in Chinese and Southeast Asian cooking the leaves are also gaining traction, partly due to their high rutin content. You can expect around 24.5g/kg from the dried leaves. Seeds only contain trace amounts of the important nutrient. Unpeeled Apples – Keep the peel on your apples to enjoy lots of rutin. Just be sure that they are organic, since apple peels are especially prone to pesticide build-up. Apple skins are 6x as powerful as the flesh at preventing high blood pressure due to this flavanoid, too. • Unfermented Rooibos Tea – While rooibos tea contains fewer antioxidants than black or green teas, it is a good source of rutin, providing around 1.69 mg/g. • Figs – These little gems contain about the same amount of rutin as apples, so be sure to add them to your diet. The scientists found that rutin works primarily through anti-inflammatory mechanisms, and reducing hypofusion in the brain. Resistance-breathing training found to lower blood pressure University of Colorado and University of Arizona, September 23, 2022 A team of researchers with members from the University of Colorado, the University of Arizona and Alma College, has found that resistance-breathing training can lower blood pressure as much as some medicines and/or exercises. The study is published in the Journal of Applied Physiology. Hypertension, also known as chronic high blood pressure, can lead to a wide variety of health problems, from loss of vision to strokes and heart attacks. For that reason, doctors take it seriously. Typically, patients are directed to modify their diet and to exercise more. If that does not fix the problem, medications are prescribed. In this new effort, the researchers looked into a new type of therapy to reduce blood pressure levels—resistance-breathing training. Resistance-breathing training involves breathing in and out of a small device, called, quite naturally, a POWERbreathe, every day for several minutes. The device forces the patient to use their breathing muscles to push and pull air through it, making them stronger. And that, the researchers found, also reduces blood pressure. The device has been in use for several years as a means to assist athletes, singers and people with weak lung muscles. Several groups of healthy volunteers practiced the training for a few minutes every day for six weeks. Each was breathed in and out with the device 30 times each session. Each of the volunteers had their blood pressure measured before and after the training. The researchers found a sustained average drop of 9 mmHg in systolic blood pressure (the top number in blood pressure readings)—normal pressure is defined as 120/80. They describe the change as significant, as much as some patients see with medication. They also note that it is similar to changes in many patients who begin an aerobic exercise regimen, such as walking, cycling or running. They suggest such training could be used by patients of all ages who are unable to exercise to lower their blood pressure. How To Maintain Peak Brain Health: Scientists Say It Comes Down To These 3 Factors Norwegian University of Science and Technology, September 23, 2022 What's the best way to maintain peak brain health as we age? There are countless studies detailing ways to prevent cognitive decline, so scientists in Norway sought to simplify the science of managing strong brain health to three recommendations. This report is something of a summation covering modern science's current understanding of how best to cultivate robust brain health. The team at NTNU cite 101 references to prior articles in this latest theoretical perspective paper. “Three factors stand out if you want to keep your brain at its best,” Prof. Sigmundsson adds. The three identified keys to strong brain health are: Physical exercise Social activity Strong, passionate interests and hobbies It's common knowledge that spending all day on the couch isn't healthy for the body, but physical activity is also key to brain health. “An active lifestyle helps to develop the central nervous system and to counteract the aging of the brain,” according to study authors. Researchers add that consistency is essential. Do your best to get in at least a little movement each and every day. Even if you work a sedentary job that requires lots of sitting, get moving every hour or so for just a few minutes at the very least. Some people are naturally more social than others, but researchers stress that no one is an island. Even if you prefer a quiet night in to attending a party, make an effort to stay in touch with the people who matter to you. Our brains thrive on social interactions and connections. “Relationships with other people, and interacting with them, contribute to a number of complex biological factors that can prevent the brain from slowing down,” Prof. Sigmundsson explains. Just like bicep curls help us build muscle, keeping the brain active promotes strong lifelong cognition. Consider taking up a new hobby, or learning a new skill. Perhaps most importantly, though, don't force it; find something you're actually passionate about. It's never too late in life to learn something new! “Passion, or having a strong interest in something, can be the decisive, driving factor that leads us to learn new things. Over time, this impacts the development and maintenance of our neural networks,” Prof. Sigmundsson says. “Brain development is closely linked to lifestyle. Physical exercise, relationships and passion help to develop and maintain the basic structures of our brain as we get older,” Prof. Sigmundsson concludes. Calcium supplements may support a healthy colon: Harvard study Harvard School of Public Health, September 18, 2022 Supplements of calcium or non-dairy products fortified with the mineral may reduce the risk of colorectal cancer, according to meta-analysis of prospective observational studies by researchers at Harvard School of Public Health. For every 300 mg increase in calcium from supplements was associated with a 9% reduction in risk, wrote NaNa Keum and her co-authors in the International Journal of Cancer . Every 300 mg increase in total calcium was associated with a similar reduction in risk (8%), they added. “Our findings have several important clinical and public health implications,” they explained. “First, according to the 2003 to 2006 National Health and Nutrition Examination Survey, a nationally representative cross-sectional survey in the U.S., median total calcium intake of adults aged over 50 years was approximately 650 mg/day for no calcium-supplement users and 1,000 mg/day for calcium-supplement users. “As the benefit of calcium intake on CRC is expected to continue beyond 1,000 mg/day, not only non-supplement users but also supplement users may further reduce their CRC risk through additional calcium intake.” “Second, while dairy products, especially milk, are the major sources of calcium in many countries, they are a substantial source of calories and contain potentially harmful factors such as saturated fat, hormones, and casein proteins. Since our analyses provide evidence for an equivalent benefit of dietary and supplementary calcium, the benefit of calcium on CRC risk may be obtained through supplements and non-dairy products fortified with calcium.” The Boston-based scientists conducted dose-response meta-analyses of 15 studies involving 12,305 cases of colorectal cancer and calcium intakes ranging from 250-1,900 mg/day. The studies varied in duration from 3.3 to 16 years. The data indicated that both total and supplemental calcium were associated with reductions in the risk of colorectal cancer. “In conclusion, both dietary and supplementary calcium intake may continue to decrease colorectal cancer risk beyond 1,000 mg/day,” wrote Keum and her co-authors. Yoga's Age-Defying Effects Confirmed by Science Defence Institute of Physiology and Allied Sciences (India), September 21st 2022 While yoga's longevity promoting effects have been the subject of legend for millennia, increasingly modern science is confirming this ancient technology for spiritual and physical well-being actually can slow aging and stimulate our regenerative potential. One particularly powerful study published lin the journal Age titled, “Age-related changes in cardiovascular system, autonomic functions, and levels of BDNF of healthy active males: role of yogic practice”, found that a brief yoga intervention (3 months) resulted in widespread improvements in cardiovascular and neurological function. Indian researchers studied healthy active males of three age groups (20-29, 30-39, and 40-49 years) by randomly assigning them to practice one hour of yoga daily for 3 months. The observed significant differences between the younger and older participants in the study, specifically: “Significantly higher values of heart rate (HR), blood pressure (BP), load in heart (DoP), myocardial oxygen consumption (RPP), and total cholesterol (TC) were noted in senior age group.” The yogic practice resulted in significant reductions in all of these parameters (HR, BP, DoP, RPP and TC). Also observed in the older participants were decreases in high frequency (HF), total power (TP), all time domain variables of heart rate variability (HRV), and skin conductance (SC) — all of which increased following yogic practice. Higher levels of catecholamines (“stress hormones”) and low frequency (LF) power of HRV were noted in advancement of age, both of which decreased following yogic practice. Additionally, the senior age group had highest levels of cortisol and adrenocorticotrophic hormone (ACTH), both of which decreased following yogic practice. Finally, brain-derived neurotropic factor (BDNF), serotonin, and dopamine were low in higher age group, but these increased following yogic practice; an indication of improved brain function and cognition. The researchers concluded: ‘This study revealed that yogic practices might help in the prevention of age-related degeneration by changing cardiometabolic risk factors, autonomic function, and BDNF in healthy male.” There are a number of promising studies revealing the age-defying potential of this ancient practice. Here are some additional benefits confirmed in 2014 alone: Age-Related Respiratory Problems: A 2014 study from the journal of Human Kinetics found that a 3 month yoga intervention in 36 elderly women (average age 63.1) significantly improved pulmonary (respiratory) function. Age-Related Brain Cognitive Decline: A review in the Journals of Gerontology, involving a two month Hatha yoga intervention in the elderly (average age 62.0) resulted in significant improvements in “executive function measures of working memory capacity and efficiency of mental set shifting and flexibility compared with their stretching-strengthening counterparts.” Age-Related Hormone Insufficiency: A study published in Evidence Based Complementary and Alternative Medicine found that a 3 month yogic intervention in men (average age 42.8) and women (average age 44.75) resulted in improvements in the level of growth hormone and DHEAS, two essential hormones that drop off precipitously as we age. Age-Related Sleep Problems: Astudy published in Alternatives Therapies in Health and Medicine found a 12 week yogic intervention (yoga 2x a week) resulted in significant improvements in the quality of sleep in older individuals (average age 60). Age-Related Depression: From the Chinese Journal of Nursing found that not only did yoga improve sleep as found in the study above but also significantly reduced the depressive symptoms of elderly participants…after 6 months. “ This is just a small sampling of the literature. There is older research revealing that yoga has even more benefits for aging populations.

placemakingpodcast@gmail.com Facebook-f Twitter Linkedin Instagram Real Estate Entitlement Hurdles & How to Overcome Them with Ryan Smith– Ep. 42 About the Guest Another insightful episode of the show is coming your way! I am excited to share this next conversation with all of you. Ryan is the managing member of Gemini Capital Management, LLC. Ryan has been working in the property development and management industry since 2008. Ryan has worked on a wide range of real estate development projects including build to suit for multiple Fortune 500 Firms, missing middle housing developments, historic preservation, adaptive reuse, hospitality, and small scale single and multi-family renovations to name a few. Ryan completed his undergraduate work at Alma College with double majors in Business Administration and Economics. In 2013, Ryan earned a MBA degree from Central Michigan University as well. As mentioned, Ryan is the managing member of Gemini Capital. Gemini Capital Management, LLC was created in 2012 by Ryan & Kirk Smith. Gemini Capital Management is located in Mid-Michigan and is a real estate investment firm which acquires, develops, manages, leases and operates commercial, industrial, and residential properties. In this episode, we are going to discuss the most important first steps when beginning the entitlement process on your next project, how to engage surrounding property owners when you begin this process, and some of the biggest lessons learned from Ryan's experience as a real estate entrepreneur. There is loads of great information in this episode and I greatly appreciated Ryan for taking the time out of his extremely busy schedule to discuss this topic of real estate development entitlement hurdles with me. Main Take-Away's From This Show This was another fun episode to record. Ryan has had a passion to continue his learning even past college. With a “step-up-to-bat” mentality that Ryan possessed, he quickly found success in real estate investing and development. He started out in acquisition and then learned all he could about the management side of the business. This provided a sturdy foundation for his future endeavors in real estate development. With a “can-do” attitude, Ryan was able to persevere through many trials in building Gemini Capital into what it is today. There were several great talking points that Ryan shared throughout the discussion, so it is hard to just pick three for my main take-away's this week. The following main topics of the show come from an understanding in entitlement processes that Ryan possesses. The Law of 300 Feet. You're never going to make everybody happy with your development, but it doesn't hurt to try (a little). NIMBY's to YIMBY's As always, I will dig into each of these “take-away's” every week on the blog. So, without further a due, here we go! The Law of 300 Feet. I bet you might be wondering right now, what is so important about “The Law of 300 Feet”. We did not explicitly discuss this in the episode, but it bears discussion here. Essentially, the Law of 300 Feet refers to the 300-foot radius that can be drawn around your development and all those property owners that reside within that radius. Sometimes this boundary can be extended 500 feet or more but more regularly this boundary extends from 300-500 feet from your property. This varies from City to City so verify with your local jurisdiction. So why are we talking about an imaginary boundary around your property? Well as many of you already know, this boundary is typically used as an outer limit for sending out notifications for an upcoming public hearing for your property. When a project requires a public hearing, the City that your project is in is required to notify all surrounding property owners within a certain di...
