If you're like many property investors, you've had more than your share of frustrations over the last couple of years, including the increased cost of maintaining your property with rising interest rates and mortgage costs, council rates, insurance and ever-changing legislative environment that seems to be favouring tenants more and more. Today I'm joined by Leanne Jopson, national director property management at Metropole to discuss some recent shifts in our rental markets and changes to our tenancy laws across Australia. The conversation highlights the evolving landscape of rental properties and the necessity for investors to adapt to these changes to maximize their returns. Takeaways The rental legislation has shifted in favour of tenants recently. Property owners are facing more challenges due to new regulations. Compliance with legislation is essential to avoid penalties. Understanding tenant rights is crucial for property investors. Minimum standards for rental properties are becoming stricter. Legislative changes are impacting how often rents can be increased. Property management is much more complex than just collecting rents. AI can assist in property management but cannot replace human relationships. Investing in property requires a business mindset. Strategic planning is key to successful property investment. Have you seen the story floating around about the U.S. Secret Service?  After the assassination attempt on Trump, the internet's been going nuts.  Not just because, how did this happen? What a monumental cock-up. Who's responsible?  But also because a number of the agents trying to protect the president were women.  According to Time magazine, based on video of the shooting, one of these agents looked frazzled and couldn't get her gun back into its holster.  Another apparently frantically shouted "what are we doing? where are we going?" after the shots were fired.  Meghan McCain, daughter of former presidential nominee John McCain posted on X:  "This is why the notion of men and women being the same is just absurd. You need to be taller than the candidate to protect them with your body. Why do they have these short women guarding trump? (Trump and biden are both over 6 ft) this is embarrassing and dangerous."  Some are blaming diversity, equity and inclusion targets which aim to have 30% of the Secret Service agents women.  I remember similar angst from some male firefighters a few years back, they didn't trust smaller women to be able to pull them out of a burning building should the need arise.  Others say these arguments are sexist and women can do anything etc.  Both these arguments have merit.  It's a fact that men are generally taller and bigger than women.  But that doesn't mean all men are.  I can think of many women taller and bigger than me who could frankly beat the crap out of me.  If I needed a bodyguard, or saving from a burning building, their sex wouldn't bother me.  But if the person is smaller and not as strong, whether it's a Secret Service agent of a firefighter, shouldn't there be minimum standards that apply to ensure safety?  I think Meghan McCain has a point. See omnystudio.com/listener for privacy information.

In this episode forensic veterinarian Dr Elizabeth Pearlman tells us why it's so important that you listen to those alarm bells, how to get better at hearing them, while sharing a structured plan for what to do about it to help us bring a bit of light to the darker aspects of human-animal interactions, without compromising your own wellbeing. Ready to become an EXPIRED Listing Agent? As promised, here is the discount link for the EXPIRED LISTING LEADS: https://www.redx.com/affiliate/tim-and-julie-harris/?aff_code=670699 What three things are mission-critical for your day to be a success? If you're not sure, always ask yourself if what you're doing leads directly to a transaction of not. The things that make you money in real estate are: ProActive Lead Generation, Furiously Fast Lead Follow-Up (don't let anything sit in your voicemail, texts, or messages for more than 5 minutes), PreQualifying, Presenting, Negotiating, and Closing.  For example, 3 mission-critical things for today might be: -finish negotiating the home inspection on your listing, -make at least 5 new contacts or 1 new appointment, whichever happens first, and have a Buyer Presentation with your most qualified buyer prospect. Your day would end better than it started, right? 2.   What is your ratio of responsibility vs reward?  What are you going to do and what are you going to get? If you know that every time you speak to 10 Expired sellers you set at least 1 new listing appointment, that's a great reward for the work. If every time you have a great open house, you pick up at least 2 new clients, that's also a great ratio of responsibility versus reward.  REAL ESTATE LEADS, LEADS and more LEADS: Question: What is Tim and Julie Harris's favorite PROBATE LEAD PROVIDER? Simple, https://alltheleads.com/harris 3.   What would happen if you didn't avoid the things you should be doing for the next year, next month, next week, TODAY? Who would you be? How would your business be different? 4.   It's not healthy to not have a routine. Don't mess with your circadian routine. Studies have shown that having a schedule stabilizes your nervous system, literally. Think about how puppies and kids are when they have a schedule versus when they don't! Have daily minimum standards you follow the same way every workday. 5.   Your confidence comes from doing what you say you're going to do, and doing it repetitively. Lead by example for your prospects, clients, and family. The accumulation effect can work for you or against you.   Get help when you need it! Become a Premier Coaching Member and surround yourself with caring and competent Harris Certified Coaches and other members who are working on the same things you are. Surround yourself with success.

Host Gail Buhl caught up with Lauren Glickman, a former Volunteer Manager at PAWS (Progressive Animal Welfare Society) in Seattle and current organizational training and development consultant. Lauren Glickman began her career in the Peace Corps, then found her way into wildlife rehabilitation in the Seattle area. There she volunteered at PAWS and quickly realized she had found a passion for animal care. After landing a full-time role as a volunteer coordinator, Lauren established monthly ethics lectures for new volunteers, laying the groundwork for what would eventually become her niche as a consultant. Also while working at PAWS, Lauren earned a Masters of Applied Behavioral Science. “I wanted to support people who were working for missions I cared about,” she said in our interview. In this episode, Gail dives into the complex topic of ethics in wildlife rehabilitation, one of Lauren's specialties. They open the discussion by coming up with a working definition of of ethics, then dig into some specific cases that can arise with both animals and people in the course of wildlife rehabilitation operations. How good do we have to be to get to heaven?   "For I tell you, unless your righteousness exceeds that of the scribes and Pharisees, you will never enter the kingdom of heaven." Matthew 5:20 ESV   The minimum standard to enter heaven seems like a pretty high bar in this passage. What did Jesus mean and what hope exists for us?   Yesterday, we talked about the consequences of not keeping the whole law. In Romans 3:23, we are told that, "all have sinned and fallen short of the glory of God." None of us measures up to the rule of the Law.   Jesus adds a clarification for the Jews, but it can apply to non-Jews today, too. The most "righteous" of the Jews were the scribes and Pharisees. I put "righteous" in quotes, because we know Romans 3:23.   We're not going to measure up to the Law and the Prophets. It's not doable. If we don't follow Jesus, we're going to end up in a bad situation for a very long time.   So what? For those of us who follow Jesus, we may want to use the days we have left to help others avoid this terrible outcome. We can help others move one notch closer to Jesus. Often, that's easier done by serving others and acting the way Jesus would act. We're often tempted to try and tell everyone else what to do. That doesn't often work in my experience.   Today, let's ask God how he wants us to interact with everyone we meet. If you ask God to show you how to serve every person you meet today, I bet he gives you some ideas. Do them. See what kind of adventure Jesus asks you to join. You may have a blast!

Save the Children Rights Advocacy Director Jacqui Southey told Kate Hawkesby there are two areas that should be top of the list to fix. In this new mini-series, hosted on the Women's Protection and Empowerment podcast, we'll meet three women, Dalia, Esther and Ashanti, who are navigating how to provide these services in emergency programming. Dalia is applying for a job at a women's right organization, where she previously volunteered. She just got the news she's going to be interviewed for the position. In this episode, the focus is on Standard 1 of The Inter-Agency Minimum Standards for Gender-Based Violence in Emergencies Programming, that “All aspects of GBV programming are survivor-centred to preserve and promote the confidentiality, safety, non-discrimination and respect for the choices, rights and dignity of women and girls, including GBV survivors.” The Gender-Based Violence Minimum Standards Mini-Series is presented by International Rescue Committee, in coordination with the GBV AOR Minimum Standards Task Team. This podcast is made possible by the generous support of the American people through the United States Agency for International Development (USAID). The contents are the responsibility of International Rescue Committee and do not necessarily reflect the views of USAID or the United States Government. This podcast is written and directed by Kristy Crabtree, with support from Jennate Eoomkham and Megan O'Brien. Audio engineering by Jean-Sébastien Robitaille. The Mentally Healthy Change Group evolved from a survey of over 1800 workers across the creative, media and marketing sectors – the biggest study ever done into mental health in the sector – which found 56% were displaying mild to severe levels of depression, 55% were displaying mild to severe levels of anxiety. The Mentally Healthy Change Group evolved from a survey of over 1800 workers across the creative, media and marketing sectors – the biggest study ever done into mental health in the sector – which found 56% were displaying mild to severe levels of depression and 55% were displaying mild to severe levels of anxiety. To help set the sector on the right path, the Healthy Change Group recently released a set of minimum standards to put a line in the sand. Since being launched, 45 businesses and agencies have signed up – including Facebook, Edelman and Havas to name a few. In our discussion, Andy describes the goal of the minimum standards as two- fold – to bring the topic of mental health front of mind for employers and a framework for employees to raise issues if they feel they are not being delivered on.
