This week, we're honored to welcome Olga Bak, friend and advisor to Travel Nepal Himalaya's Treks, the local guide company that helped our group navigate the challenging journey to Mount Everest base camp. Developing an early connection with Nepal during her first trek in 2013, Olga's spontaneous "yes" to adventure evolved into something deeper—a calling to build bridges between travelers and this extraordinary Himalayan nation.Olga takes us on a journey through her transformation from first-time trekker to passionate advocate for Nepal. She describes that pivotal moment when she climbed a 4,000-meter peak at 3 AM to witness the sunrise, feeling surrounded by stars so close "it really did feel like we could just reach and grab them like apples from trees." That initial experience sparked what would become a lifelong mission to help others understand Nepal not just as a destination for mountain views, but as a place of profound spiritual and personal transformation. In this episode, we explore the meaning behind "Nepal: Never Ending Peace And Love," the unique character of the Himalayan landscape, and how Olga's relationship with guide Badri has created opportunities to support local communities. Join us for a deep and moving conversation about finding purpose through saying yes to adventure, embracing discomfort as a path to growth, and what it truly means to experience the transformative power of the mountains.

In today's first episode of my new podcast and YouTube show, The Allocator: A New Way to Finance Real Estate, I'm joined by Badri Malynur, co-founder of Avestor. Badri explains how Avestor caters to the needs of the real estate capital formation industry by providing a platform that redefines how funds are created and managed. What is an Allocator? An allocator is someone who typically negotiates preferential terms (such as higher preferred returns or more favorable promote splits) with a sponsor in exchange for delivering a significant investment into a deal. Once the terms are secured, the allocator pools investments from other individuals to meet the negotiated threshold. They may share the preferential terms with their investors or retain the difference as compensation for their efforts. How Avestor is Different Unlike platforms such as Juniper Square or IMS, which primarily serve as document management systems, Avestor goes further by integrating these backend processes with a customizable fund model. This model allows sponsors and allocators to create funds that consolidate offerings from multiple sponsors, giving investors the flexibility to allocate their capital as they see fit across various deals within the same fund. Streamlined Processes Avestor simplifies fund management by providing a single Private Placement Memorandum (PPM) that covers all deals within a fund, along with individualized deal disclosure statements. Investors receive a consolidated K1 at year-end, eliminating the need for multiple documents. By reducing legal fees and administrative burdens, the platform makes fund creation and management more efficient for allocators, sponsors, and their investors. Additional Resources and Support Beyond fund customization, Avestor provides pre-developed legal templates, accounting support, and optional marketing partnerships. It also offers access to educational content, mastermind groups, and tools to help fund managers grow their businesses, creating a comprehensive solution for those looking to streamline capital raising and fund management. Badri and I discuss the Avestor platform and the capital allocator industry in detail. Federal Tech Podcast: Listen and learn how successful companies get federal contracts
All the headlines would make you think the federal government is spending millions of dollars on bleeding-edge innovative technologies. However, a detached perspective shows when looking at funding one can conclude that 80% of technology spent is on operations and maintenance. If we continue this, then will have unreliable systems that are not effective at managing the current volume of data. Today, we sit down with Badri Sriraman, the Senior Vice President of Karsun Solutions. He has years of experience helping federal agencies make this important strategic transition. He has a deep and thorough understanding of many federal systems including records, engagement, and intelligence. Badri suggests that one potential use of artificial intelligence is to apply it to gain a better understanding of existing legacy systems. You may realize what data is duplicative or useless and what serious dependencies the existing system has built in. From there, a plan can be devised where a segment of the legacy system is transitioned and evaluated. One tool that has been successfully used by Karsun Solutions is called “goredux.ai” This was designed to provide an enterprise architect with an idea of how to make a strategic transition. The interview ends on a serious note. Legacy systems are more likely to have known vulnerabilities. There are increased costs inherent in older systems. Older systems may not allow federal leaders to reach agency goals. Finally, if all the budget is assigned to operations and maintenance you can paint yourself in a corner without a budget for modernization.
