Help the appraiser with information to help your client, the transaction, and possible your sanity for your next appraisal report. Transcript: In doing a financial analysis, you need to calculate things like: Startup costs, operating expenses & any expenses you expect. A lot of people want to see 3-5 year plans. The reality is, on the ground, 3 months is far as you can predict. Change happens all the time. In terms of execution, you have to focus on the next 3,6 & 12 months max. Think about your best case, middle, and worst-case scenario. Up to 5 years out. Start with a sales forecast. What do you expect? How many leads do you expect to generate? At what price per lead? What % of those leads do you expect to be quality leads? Where you can have meaningful interactions with them? How many of those will turn into sales? How many of those are one-time vs repeat sales? You have to create a budget for your expenses. Develop a cash flow / income projection. You have to include your assets and liabilities. Include a breakeven analysis. If you're a business owner, and you're not savvy with accounting software. Or profit-loss statements. You need to hire someone to help you. In beginning, take little steps. Start with questions like: How many sales are expected? What is the research behind it? Why are those sales available? How much are the expected expenses? How many people do we have to hire to do all this? What are your assets & liabilities? The process should be in-depth. Depending on the purposes. If it's only for your team, it can be more basic. If you're trying to get financing, or loans from a bank. Consider getting professional advice. Before you talk to them, do some research yourself. It is not something you can easily delegate. If you're watching this, You're likely the main principle(s) of the business. Meaning you're a founder, co-founder, or you have invested interest. You can't easily delegate to someone, how many sales you expect to make. It is something that you have to dive into. You want to include income statements. Cash flow projections, expected expenses & any future purchases. Also, think about your accounting practices. Are you following "GAAP"? It means "Generally Accepted Accounting Principles". That would change your plan. If you're following GAAP, You can only claim revenue as profit after delivering service. Meaning: If someone pays you for a year of service. You can't spend their money right away. You have to break it into 12 months. And then as each month goes by, you can claim the money. Again, it depends on your reason for doing the analysis. Some say there are 5 parts: 1. Establish your plan & goals. 2. Make rough cash flow projections. 3. Analyze the risk. 4. Create If/Then plans based on the factors above. Include a Best case, middle & worst-case plan. 5. Review and refine it regularly. Get other people to look at it and ask what they think. We can't anticipate everything. So these are one of those times when you will need collaboration. A lot of times entrepreneurs and business owners fear sharing their ideas. But consider getting an adviser to help you. That's it. That's the financial plan. Again, results will speak for themselves. The plan is to facilitate the results you want. To have an "If this, then that" plan. For example, If sales are down, Then what? If sales are above expected, Then what? You have to be able to deliver on the promises you make. That's a rough overview on how to do financial analysis for a business plan. You need to have an idea of what you expect to make. How many sales you hope to get. Size of market. Imagine you have a nice car driving on a dead-end road. You can't enjoy the full capacity of the engine. You have to know whether the industry is shrinking or growing. Right now, there are a lot of great tools online to help you with that. About Michele Glogovac Michelle Glogovac is THE podcast matchmaker! Not only is she the host of the My Simplified Life Podcast, but the Founder and CEO of The MSL Collective, a PR agency helping others get featured interviews on other podcasts and traditional media outlets. As a podcast host and PR agent, she knows the ins and outs of how to successfully pitch your story and get more visibility to connect with a larger audience. Think About How to Be a Great Podcast Guest Before Thinking About How to Successfully Pitch Your Story Michelle is a previous guest on The Second Phase Podcast. In episode 53 Michelle shared tips on being a great guest and following podcast guest etiquette. As Michelle mentions again, the key to being a good guest is to remember to be authentic and that the interview isn't about you. Yes, you have knowledge and information to share, but it isn't about you, it's about giving, that will land you the interview. It isn't about promoting your business or book it's about giving to the host and their audience. Michelle used the analogy of a dinner party to relate to how to successfully pitch your story. Your pitch is going to be the hostess gift. Then you are going to be a good guest, listen to episode 53 to learn how, and then you thank your host. Think about the fact you wouldn't go to a friend's home without a gift and it's the same concept when you are a guest on a podcast, bring the gift of your knowledge to share with the host and her/her listeners. Robyn reminded that a personal brand is what other people think say and feel about you. Similarly, when you pitch to be a guest on a podcast, you want to control the perception that the host will have of you when reading the pitch. The more you offer to give, the better the pitch will be received. How to Successfully Pitch Your Story - What Goes Into The Pitch During the first part of your pitch, make a human connection and share that you've listened to episodes of the show and how you relate. Show the host that you care about them and their audience. Really know who you are pitching to. Do not copy and paste a pitch from one person to another. Some items may be the same, for example, topics that you will speak to, but there must be an original, unique component for each pitch. Relate to the host what you've gotten out of their previous episodes, and tell them how they resonate with you. It's about building an authentic human connection. If you are wondering how to successfully pitch your story, take note that it's important to express that you genuinely want to be on their show and make it about them, not you. Include topics and tools that you are an expert on. Include features you've been on if you are a host of a show, etc., and hyperlink them. You don't want to give the host any additional work. Make it simple for them to find more information should they need it. Most hosts have jobs outside of their podcast so reviewing pitches takes time away from their jobs and the podcast so if you give them homework to do, they will say no, they don't have time to chase information about you. Don't pitch to a host who does the same work you do. Be sure that you do your homework and be very specific about what the host and their audience will learn and gain from you. Include links to demonstrate why your topics are pertinent and how you are an expert. The Things a Successful Pitch Includes How to Successfully Pitch Your Story for a Podcast Guest Interview Relate to the host. Look at past episodes. Tell them why you liked it, how you related to it and why you felt connected to this show and this host. Don't just look at their show, look at their website and Instagram. Get to know the host and really get to know them. Make sure that the host is accepting guests or is it a solo show. Include some topics that you can speak to. Select three or four that are really applicable to this show. Always include a link to your website. If you are a podcast host, include a link to your show and include links to your most recent interviews on other podcasts. Include a brief bio, a few short sentences, and attach your one-sheet. Thank the host for the opportunity to pitch. Your follow-ups should be 2 to three weeks out and they should be very short. The final follow-up should state that this is the final time I am following up. Yes, podcast hosts are planning, but it is much more relaxed and not time-sensitive like traditional media. How to Successfully Pitch Your Story to a Traditional Media Outlet This pitch is going to be very short, very brief, only 200 words. The pitch will not go into a lot of detail about you or your client. It has to relate to the journalist. Journalists are mostly on Twitter. Follow them and engage with them so that they will recognize you. Most online entrepreneurs are on Instagram. Let the journalist know that you've read their recent articles. These pitches must be relatable for current events. Plan ahead. You don't want to pitch for Father's Day a week before. When pitching a topic, provide research to show why the subject is relevant and why the journalist would want to cover the story. Provide stats and data and hyperlink them so that the journalist has all of the data at their fingertips. Follow up is 2 to 3 days because it is timely. How to Successfully Pitch Your Story for Help A Reporter Out (HARO) HARO is a great resource for finding opportunities to pitch. Reporters will post what they are looking for and a list will drop into your email inbox after you subscribe. The reporters will specify pertinent details, deadlines, and requirements. After reading the post, you simply click to respond to the reporter with your pitch. Oftentimes, the quickest pitch seals the deal. Don't delay and pitch right away. Types of PR HARO is reactive PR. You are reacting to what someone else is looking for versus being proactive which is making a recommendation for the kind of news you want to share. A similar platform to HARO is Qwoted. You can only send 3 of your pitches per month for free and then you will be charged. Note that you do not send attachments with this type of pitch, you use hyperlinks to your one sheet. The pitch is brief. The journalist will vet the responses they get, and then come back with more questions. How to Successfully Pitch Your Story Using A One-Sheet A One-Sheet is also called a pitch or media kit. It should have everything important about you, everything you want the podcast host or journalist to know. A One-Sheet is branded to your business and should include hyperlinks. Things to include in a One-Sheet Full bio Logo Headshot Website All of the topics you are an expert on The cover art of all podcasts you've been featured on with hyperlinks to the episodes Logos and hyperlinks to any other outlet you've been featured on It's really everything there is about you in one spot with all of the links embedded so that the person can go anywhere to find out more about you. The one-sheet really showcases and highlights the key things about you. One-sheets should be updated on a regular basis as more interviews occur. It is forever revolving, keep it fresh. Michelle uses Canva to create her One Sheet template. Canva makes is easy to hyperlink the graphics included on the One Sheet. Additional Tips on How to Successfully Pitch Your Story Engage with hosts that you eventually want to pitch to. Same thing with journalists. Retweet and share content. The key is to become recognizable by the host or journalists so that when you do pitch and show up in their inbox, they know who you are and are more likely to engage with you and say yes to your pitch. Be proactive and engage before you even start pitching. Using Twitter as a Resource to Successfully Pitch Your Story Share and add a comment, create lists of who you want to engage with, use Twitter chats, there are so many options for sharing and engaging on Twitter. It is easier to grow a following on Twitter unlike Instagram, where people hem and haw about following others, or they follow and unfollow. The Simple Sophisticate - Intelligent Living Paired with Signature Style
Ten years of visiting, followed by three years of construction and refurbishing, and now Shauna Varvel's family Provençal mas situated just outside of Avignon, France, is an exquisite Provençal destination to see both inside and out. Feasting first on the thoughtfully designed and decorated property through Instagram beginning in 2018, I continued to follow her as the property named Le Mas des Poiriers as well as serving as a family home for her and her husband, their adult children and the growing grandchildren, is also now available for rent (although, likely for the most elite due to the price point - which it is worth based on the expansive grounds and thoughtful decor). Featured in Veranda's April 2019 issue, inspiration abounds whether or not we will be able to visit and see with our own eyes, as Varvel's new book Provence Style: Decorating with French Country Flair (published by Vendome, photography Luke White) was just released earlier this month. With today being the first day of summer in the northern hemisphere, I thought what better way to celebrate the ideal season during which to visit Provence than by dedicating this week's podcast episode entirely to welcoming the Provençal decor and garden ideas into our home and lives wherever we may call home. Having had the opportunity to receive and read Shauna's book, if you are looking for visual inspiration as well as a historical exploration of the design styles associated with Provence, Provence Style is a book you will appreciate and find incredibly resourceful. Below I have gathered 15 ideas adding a touch or a wealth of Provençal decor inspiration to our sanctuaries. Let's take a look. 1. Welcome in the natural light in abundance Open the curtains, pull the shades, if you are in the middle of designing a space or choosing a home or apartment to live in, choose one with oodles of windows and preferrably south-facing (northern hemisphere) or north-facing (Southern Hemisphere) along with east, west and north as well of course. Why? Natural light works magic on the beauty of a space and Provence is all about the sun and the mistral-clear blue skies painted and appreciated by artists. In other words, treat your windows with curtains or shutters or shades, but never forget to open them when the sun is out. 2. Add earthenware to your decor and dining experiences "Established in Marseille in the late seventeenth century, the earthenware industry in Provence gave rise to names such as Saint-Jean-du-Désert and Fauchier, known for their exceptional blue and white faience glazes." From large jugs and handmade pieces of pottery to plates for dining or plates for wall décor, earthenware is quintessential Provence. Begin gathering a collection, use the jugs as vases, use for functional purposes in the kitchen at the dining table, find them at flea markets, brocantes, online or a second-hand stores, and when you do, a touch of Provence will be seen and felt. 3. Mind the door and window hardware, custom millwork details and ironwork The details matter in any home, and when it comes to Provençal style, swap out the modern for the traditional. From knobs to closures, staircase handrails, and drawer pulls, seemingly small, yet certainly significant. 4. Provide direct and easy access (inviting and encouraging as well) to outdoor spaces, the garden Provence is about the outdoors, eating seasonally, working with the weather (yes, the mistrals are a real thing and while clearing the sky to keep that pristine blue as well as cooling you down during the summer season, they can be fiercely aggressive in the fall and winter), so provide access to the outdoors with ease. Keep your kitchen garden close to the door closest to the kitchen, create inviting sitting areas outside under the vines and the trees, and perhaps invest in a door or screen door which lets the outdoors in reminding you to step outside and enjoy the warmth. 5. Ah, the traditional hexagonal terracotta flooring tiles "A distinctively Provençal floor material that is characteristic of most houses in south-west France, known as tomettes de Salernes, these quintessentially local tiles have historically been made in the villages of Salernes from the red, iron-filled clay of that area. During the nineteenth century, terracotta tile production was prolific, with tomettes exported throughout Europe and Africa." I remember seeing my first terracotta hexagon floor in the vacation rental I enjoyed staying in while traveling in the Luberon. A two story villa in a little hamlet near Gourdes (tour it here), the hexagon tile covered the bathroom floor and dazzled me primarily because of its history and being in the region of France where such tile was originally made. No matter what the color scheme, this style, this color is a neutral, it is timeless, it is classic Provence. 6. Strike a balance "Carefully judged contrasts between rusticity and gentility, modesty and opulence, the democratic and the aristocratic, are the signature of the contemporary Provençal home." Here is where time and travel and exploration create the expertise of knowing what that balance is. Knowing how to strike the balance of opulence and rustic is not initially simple to do, but with intention and time, you will find it eventually becomes instinctive. Provençal homes no more adhere to entirely one aesthetic - everything 'country chic' than France is a country of singular flavors. No, no, no. While staying in my first vacation rental in Provence in 2018, this four story home in the medieval Ville of Vaison-la-Romaine included centuries-worn stone steps, iron-railings, classic artwork inspired by the time of the Renaissance as well as simple, floral bed linens, linen curtains and a modern bathroom. Mixing and matching - function and beauty, a touch of the present with fond inclusion of the past. 7. Know the objective of furniture selection and placement Varvel writes the guiding principle "is to generate an impression of artlessness, though this requires thoughtful consideration of scale, comfort, design detail and choice of upholstery." Look for vintage furniture, yet reupholster with preferred fabric and restructure the pieces to create the desired comfort. Layers work as well, soft and hard, some, but not too much. Don't clutter, but don't be a minimalist. Creating seating areas to sit, relax and be. Design with the eye of the guests in mind - what will they be drawn to? Let one item sing and the others complement. Include upholstered items in every room, but not every piece need be upholstered. The foundational design elements hold true, but now you let the other items on today's list guide you to what type of items to include. 8. Plaster-finish for the walls Provence is quite hot in the summer, but very much a geography which beckons you to be outside nearly the entire year even though they do have all four seasons. "Plaster-finished walls are a common trait of the mas. When overlaid with lime wash, the lime sinks into the plaster, giving it a luminance and patina distinct from that of a conventionally painted wall." Varvel goes on to share, she chose a custom mix of lime wash and chose a flat finish to match the tone of the limestone floors in order to create a sense of 'unity and openness'. 9. Restrained elegance While yes, a rural locale, Provence has a rich and lengthy history stretching back to the Romans who "conquered the Greek colonists who had introduced grapevines and olives and also built the port of Massilia, later known as Marseille. This city would be instrumental in infusing Provençal living with a sense of opulence." "A culture of contrasts, merging bucolic bliss with bourgeois aspirations; rural tradition with refinement; rustic crafts with luxury." What does restrained elegance look like in a Provençal mas or home? opulent chandeliers over a table covered in a linen tablecloth with fresh flowers from the garden lined up in a row down the middle ornate gold-framed mirrors set in front of a vintage upholstered armchair carefully laid table settings, silverware, multiple glasses and plates with an open window framed with modern fabric for the curtains which stretch to the floor. Bare floors of limestone, covered only occasionally with an antique wool rug 10. Sunflowers Brilliant in late June and through July, the sunflowers as you drive about the countryside in Provence will, if you are like me, successfully tempt you to stop the car and take pictures. Never mind, they are ubiquitous in this region, and likely you will find more around the next bend in the road, but still, their beauty draws a breath of awe each time. Plant them yourself in your own garden. I planted my first sunflowers last year at Le Papillon and found direct sowing worked best. They don't need much water and by August I had giants standing guard around my property. This year, I direct sowed all of my three different pouches of seeds and even have some self-planting sunflowers along my front path to my porch. My neighbors have been planting sunflower seeds since I moved to the neighborhood, and they sow them well before the last frost. Currently, they have an alley of sunflowers about four feet tall and doing fantastically. 11. Copper In last Friday's This & That, I shared a link to this article from Homes & Gardens UK containing 30+ ideas for styling your own French country inspired kitchen. One of the many recommendations I have welcomed into my own home is a rack full of copper pans that are actually used, but also provide a stunning rustic, yet sophisticated focal point in the kitchen. Baskets From rustic to new, large, medium or small, in all different styles, baskets about the home are a functional touch that also looks wonderful from a decorating perspective. I recently picked up a few baskets for my home during Rabbit Hill's French Lifestyle online pop-up shop, and highly recommend checking out her monthly offerings. As well, market baskets are wonderful treasures as well as highly functional. I have displayed my own in my mudroom, and wrote a post about how to Find Your Perfect Provençal (or simply French) Market Tote The English-Inspired Mudroom: TSLL's Home Tour 13. The love of cloth Specifically Indiennes, originally imported colorful Indian chintzes which had small repeating motifs of flora and fauna. Serving as bed hanging, bed curtains, drapes and bedspreads as well as clothing, Indiennes is especially well associated with Provence. Other cottons depicting scenes from nature as well as stripes and ginghams have come to epitomize the Provençal decor. 14. Gardens full of herbs for cooking, medicinal purposes and exquisite fragrance for the home Beginning with lavender as the most immediate herb that comes to mind when Provence is mentioned, did you know it also while scenting the air repeals flies and mosquitos? Yep! As well as many other herbs, be sure to welcome an abundance of basil as Varvel shares, 'it is also a natural insect repellant and has been an essential in the Provençal kitchen garden for more than a thousand years". Create natural shade in the garden and outdoors "The Provençal garden gives shade, with plantings of plane, chestnut, pines, cypress, evergreen oak, drought-resistant blackberry, and fruit trees, especially olive, fig, apricot, peach and plum." Varvel shares the many artists who would work en plein air in Provence and which trees appeared in their paintings along with the sunflowers which captured Van Gogh and Cézanne's admiration. Needless to say, Provençal style cannot be what it is without the outdoors or the honoring of the outdoors with the welcoming in of fresh flowers, floral and fauna prints and the opening of windows to let the fresh air dance about the home. If you have an outdoor living space, no matter how small - balcony, a porch, create a space which beckons you to sit, relax and take many deep breaths of appreciation. In other words, to be present. 10 Life Lessons from Provence: Slow Down and Savor the Everyday More than anything, to echo what Shauna Varvel's shares in her introduction of her book, the lifestyle of Provence rejuvenates, gently, yet assuredly nudges us to slow down and be present and never rushes us to hurry to the next thing. Taking in the sights, taking in the tastes and savoring the seasonal beauty, Provencal living is peaceful living. The markets run year-round, the attire need only be comfortable as you need your skin to breathe and your body to move as you walk about and around the many medieval towns and villages. Life in Provence is living well and savoring the everyday. Nearly 90% of marketers use email marketing to send out content and 81% of small businesses rely on email marketing for customer acquisitions, with the average open rate for a welcome email at 82% (Source: Oberlo.com). In today's episode, we're going to continue our conversation with Ryan Phelan about email marketing and discuss how to begin an email marketing campaign in four steps. Set a Goal Before we begin designing a newsletter or email marketing strategy, we need to determine our goal. Every email we send should have a strong purpose and offer value to our customers. Do we want our customers to go to our website, download our ebook, or make a purchase? Depending on our answer, our emails will look very different. Ryan said that most of the time, people make the mistake of setting a goal as abstract as “to make a revenue.” Instead of setting a broad, immeasurable goal, we should set S.M.A.R.T goals. SMART goals stand for Specific, measurable, attainable, relevant, and time-based. By setting SMART goals it will be easier for us to determine if our campaign is successful. For example, a good goal could be to increase our website traffic by 50% in one month. At the end of the month, we can evaluate our campaign to determine if we are meeting our goal, or if we should try to develop a new strategy. As we make our goals, we need to remember to keep the customer in mind. How will our email bring value to our customers? If we can't answer that question, it is very unlikely that our campaign will be successful. What value do we want to provide? Another great goal could be to direct 50% of our leads to our ebook where we teach them how to market effectively. Build an Email List Before we can start an email marketing campaign we need to have someone to send it to. We need to build an email list. Growing our email list takes time and requires patience. We should never try to take the easy route and buy a list. Instead, Ryan recommends we use our email marketing budget to advertise our email program. For example, we can advertise our newsletter to the people that attend our demo or work with our SEO and pay-per-click teams to sell our newsletter. A lot of people think they can just buy a list and instantly achieve big results but it almost never works because users in that list didn't give us permission to contact them. Even if they are our target audience, they didn't choose to be on our list so we end up being an annoyance. If we're going to do email marketing, we can only do it when we have permission to do it. In order to direct our customers to subscribe to our email list, Ryan recommends doing three things. Put the Subscribe Button at the Top of our Website The first key thing to do is put the email subscription button at the top of our website. This can be in the header or navigation bar, it just has to be up there so people can easily opt-in. From the tests Ryan has done repeatedly throughout his career, they had a 50% increase in acquisition rates when the subscription button was at the top versus the bottom. Some websites even have a pop-up that appears on their website after a viewer has been on the page for a certain amount of time. This pop-up often asks for a customer's name and email in return for promised value. Show Customers What the Newsletter Will Look Like The second thing we can do is have a button that says “sign up for our email” which directs our customers to a landing page that shows them what the email looks like. We should tell them how many times we're going to email them and why. Marketers assume their customers want to sign up for our newsletters just because they like our brand and that's not true. Just as we have to sell our customers our products and services, we have to sell them in our newsletter. We should explain why the newsletter will be of value to them and what they can expect to receive from us each week or month. Ask More Questions at the Beginning The third thing we should do is ask our potential customers more questions after they sign up for our email. It's called progressive profiling. At this point, our subscribers are willing to tell us about themselves. After we ask them questions, we can develop automation to echo their answers back and build relevance. These questions will help us understand our customers' wants and needs. As we understand our customers better, we will be more capable of providing value and keeping them on our email list. Just because someone signs up for our email once, doesn't mean they will stay subscribed forever. Ryan said the average consumer list is about 65% inactive. Marketers look at this number and think they need to reactivate all of those people but it would be a waste of time and money. Instead, we need to focus on the 35% that are using their email. But how do we find out who that 35% are? We ask questions. These are the ones we can market to effectively and design a strategy that works. We can look at what they are interested in and what tone of voice they want to hear. If we have asked our customers questions in the past, we will be better suited to know how to improve our email and who to target our messages to. Be Deliberate in Email Content and Design After we have set our goals and built an email list, we can begin to design our newsletters. If we want our customers to click on our emails, we have to provide value and be deliberate with our content. We shouldn't send out a newsletter or email just because someone said it's a great way to acquire customers. We also need to be very conscious of design. Where something is placed on a page can have a huge impact on our success rates. We need to keep our goals in mind as we format our newsletters. Ryan gave two strategies for email design. Include the Site Navigation in Our Promotional Emails We should put our site navigation, or at least an abbreviated version of it, at the top and bottom of our promotional emails. If we look at where people click in an email, the majority of clicks will come from that toolbar at the top of the toolbar at the bottom. The email may not have what people are looking for so they will want to visit the website to find it. Email is a great lead generation medium that sends qualified traffic to our website. Monetize Transactional Messages Our email doesn't have to be designed as a newsletter to increase our sales or website traffic. We can also send out transactional emails. Ryan believes that anything digital can make money. Most marketers on the B2C side have transactional messages such as order and shipping confirmations. Many companies don't look at those transactional emails as money-making opportunities, but Ryan said that if we monetize transactional emails, we can use 20% of these messages as cross-sell or upsell promotional messages. For example, when we send a purchase confirmation to our customers, we can attach links to other relevant products they may like. We can also direct them back to our website to continue shopping. With every digital outreach, we have to be thinking, “What's the opportunity here?” As we design our emails with these goals in mind, we will find we are more successful in meeting our goals. For example, a newsletter is most likely better for increasing traffic to our blog whereas transactional emails can be better at encouraging our customers to make a second purchase. Solve a Problem and Run Tests After we have sent out our emails, we should monitor our engagement. This step is often the most important. It helps us learn what we are doing right and what we need to improve. Do we have a high click-through rate? Are our customers following the links to our blog? Are they downloading our ebook? The most effective email marketers are the ones that sit down and find where they have a problem and then determine how they're going to solve it. Between the problem and the solution, they come up with a written testing plan. Marketers should keep the strategy piece in front of them and ask, “What am I going to do every week to get to my point?” Ryan said testing is deeper than just testing subject lines. It's about learning what statistical significance means. It's about knowing how to read the results and put together a plan. A lot of marketers don't do that. Instead, they just test for a day and if it doesn't work, they don't try again. Ryan said that most of the time when he looked at those “failed” campaigns to see why they didn't work, it was because marketers missed one thing or another like sending it to the wrong people, using the wrong CTA, or sending it at an inconvenient time like on a Saturday at 4 a.m. Testing is not about testing once. It comes because you watered the tree & gave it the nutrients it needed when it first started to bloom in spring. Because you let it rest and gave it space in the winter. And now it's summer & it's overflowing with fruit.Honoring the truth that there's a season for growth and blossoming, a season for ripening and shining, a season for harvesting and reflecting, a season for recuperation and quiet.We need it all.Our meat suit needs it. How much revenue did you bring in last season?How much of that was profit?(Reminder that your profit is the total money in minus the total money you spent in your business)(Bonus points if you're including the SALARY you're paying yourself as a business expense. Because it is.)How much do you want to make this upcoming quarter?Both gross & net.If you sell an offer that is open all the time, like a coaching package, or an evergreen course, you can chunk that out into how much you'd like to make per month & per week.If you have a launch model where you're launching courses or programs every couple months, or once a season, then get clear on what that means in terms of what your pricing needs to be & how many buyers you need.3: Goals & ResultsIdentify the 3 main goals that you want to commit to for this season. And yes I mean only 3.Identify the very specific, very tangible results that are attached to your goals. What will manifest that you know that your goal is complete?Beyond the Goal & Key Results, you want to create an actual action plan for each goal. What projects need to be completed? Who's responsible for what? What are the deadlines?4: Check in on your systemsThere are 3 main systems in your business: Your marketing system where you generate new potential customers for your business.Your sales system where you convert your potential customers into paying customers.Your operations system where you deliver the results that your clients and customers have paid you for (the website, the coaching, the piece of art, the marketing strategy...)Each quarter you want to review the improvements you made to each of these systems, and then decide which parts of your systems you want to tweak or experiment with or create completely fresh in the next few months.This is something we do in the Alchemical Business Intensive - identify & refine your systems so that they become more clear, more profitable, and rely less on YOU. Or create them from the ground up if you haven't done that before!5: Address your Glass CeilingOn this Seasonal Planning day you also want to identify the biggest obstacle or opportunity that you have in your business. He started at IBM, then worked for Siemens, and then for what was known as the Dealer Channel in Telecommunications and IT in the United Kingdom. Mark went into corporate to make money, have time, and get freedom but got none of those. Although he was earning six figures, it was not enough for what he wanted to do with his life. So, by the time he turned 30, he had had enough of the corporate world. Mark started his business, Linkedpreneurs, to help other small and solo business owners to grow their B2B closed share consulting or small businesses. The difference between Linkedpreneurs and other organizations is that they use zero automation. Although Linkedpreneurs leverages LinkedIn, they have not used any software since early 2018. They believe in relationships, informing, entertaining, and educating.In 2018, Linkedpreneurs stopped getting any leads. Immediately, they saw what that meant in terms of response, engagement, and quality of prospects. So over the next month, they messaged a subset of people personally and asked them why they did not respond. 80% of the replies they received fitted into 3 categories:I get so many of these messages every day, so leave me alone. (I.e. Linkedpreneurs were no longer standing out.)I'm not looking for what you are selling right now. (I.e. they were triggered in the wrong way. Statistics say only 3% of people are buyer-ready.)I can't take you seriously when you send automated messages.After that, they set about designing a system of personalization. It was a way of starting conversations using the information already available from people's profiles to understand a bit about them. They supplemented that with a 2-minute video strategy, and it worked very well! Using that process got them hundreds of clients and made them millions of dollars!Mark has systemized his way of doing manual messages by leveraging LinkedIn to start conversations with people. Conversations need context, so by looking at people's LinkedIn profiles, he can find out everything he needs to know about them to create the reason for starting a conversation with them. Everyone loves talking about themselves. Typically, Mark starts a conversation with someone on LinkedIn by asking them a relevant question about something going on in their life. That shows them that he has taken the time to look at their LinkedIn profile and paves the way for an intelligent level of conversation. Give people context. Give them the seeds for a conversation, and create a grey opportunity for them to talk about how they are dealing with challenging circumstances.Mark calls the second thing he does ‘Experts Take a Stance'. Everyone is asking questions, so you don't stand out that way. The best way to elicit information from someone is to make a statement about a polarizing issue and give them the chance to correct what you have said. It will help you to select the individuals who share your interests and are up for a conversation.All the B2B sales methodologies are based on open questions. However, Mark and his team have found that using statements is much more powerful than asking open questions. The biggest mistake that Mark sees people making on LinkedIn right now is following the influencers. The content of many influencers is very broad, so you need to take a deeper look at what they are doing and know that it is a fit for you before following them blindly. The biggest mistake that Mark used to see was people trying to follow the automation. With B2B, you need to have a very specific market message match, and you need to focus on very specific problems. Otherwise, you could end up with lots of followers who do not need your service.Mark feels that the direct messaging strategy is rarely an issue because direct messaging still works for some niches and offers. The product to offer is usually the issue, so people need to get more creative coaching.If you want to work with someone to grow your business, find someone who understands marketing, and not with someone who understands a subset of tactics within marketing. The people you work with need to understand what the problem is that they are solving.Be careful online. Do your due diligence. The general rule is that when something feels off online, it usually is.Mark's framework that you can apply to grow your mid-market B2B business:Forget about cold-prospecting and draw a timeline of your life. Include everywhere you lived, worked, and the schools, colleges you went to.Cross-reference those searches on LinkedIn.Message those people and start a conversation with them. Then ask to connect. By doing that, your conversation will have context.Once you have the process up and running, you can outsource it to a virtual assistant or a staff member.Reframe your thinking. Think about context rather than lead generation. What is the biggest complaint of real estate agents? A lack of communication in the time between finding the perfect house and the completion of the contract. This is a problem because the client is left wondering what the next steps are and what needs to be done. Jimmy's solution - create one email chain of all the people who need to be involved in the transaction. Why should you create this email chain? If all communication is through this chain, everybody knows what is happening. There are no gaps of information. This chain will keep everyone aware of dates and expectations and a source to look at if someone needs information. Break-down of the initial email: First, make sure everyone involved in the transaction is in the email chain. The subject line Address + “Contract and Contract Information” is concise and easy to remember. In your introduction, specify that this email chain is for everyone involved, and remind the people to “reply all” every time they communicate within the chain. What should be communicated in the chain? In the first email, start with initial action steps for each person in the chain, asking them for information that everyone should know. Example: (Title agent's name) - Please reply back with the important dates for the contract, including when the Earnest Money Deposit is due, inspection contingency removal date, financing contingency removal date, etc. Include the general information about the closing, such as the property address, purchase price, and closing date. Provide the name and title of all the people involved, as well as their contact information. Giving updates in this chain will keep everyone informed and serve as a place to send reminders and ask people if they need anything from you. Everyone likes to know what they are signing up for. I know I do. It can be easy, as an employer, to leave new hires with unclear expectations on what the day-to-day of their job will entail. As a leader, it is crucial to be 100% truthful, especially when discussing what they should expect. Let them know your expectations of them. Misunderstandings happen because we aren’t clear with each other. A lack of clarity can leave people feeling duped. Especially when the job gets hard or turns out different than they expected. When you spell out the good and the bad, people can have realistic expectations. Let them know when they need to arrive to be on time. Include any tasks that need to be completed before they are in their place. Help equip them for success. Will they be on their feet? What are the specific difficulties and challenges of their role? Preparing people for the worst will build trust and set them up to be surprised when things are easier than expected. If you are on the other side and are the one interviewing, remember to ask questions to prepare yourself. The individual interviewing you may not think to tell you what you need to know about the day in and day out. Do your research and come prepared with questions that will help you succeed. To ensure an advisor engagement is successful, make sure you set up an advisor agreement. This is a contract between the advisor and the company and defines the work to be done. Here are some key points to consider: Make clear what the advisor will do -- bring experience, contacts, domain knowledge, or other. Include the frequency of meetings and type. You could add KPIs to the contract or leave it as a general description. The more specific it is, the easier it will be to manage later. If there’s a short duration for terminating the contract, then a general description may be sufficient. Define the equity compensation and vest it over time. Include clauses around confidentiality, intellectual property assignment, non-solicit, and non-compete. This ensures the advisor keeps the company information confidential. Any IP that comes up from the engagement stays with the company. The advisor can’t recruit employees away and cannot later compete with the company. It’s best to bring these issues up and discuss them before the engagement to make sure there’s no misunderstanding later. Hello, this is Hall T. Martin with the Startup Funding Espresso -- your daily shot of startup funding and investing. In negotiating the valuation, it’s important to understand the impact of that valuation on follow-on rounds and the exit. A waterfall analysis maps out the cap table with subsequent rounds of funding. To run a waterfall analysis, create a spreadsheet with the cap table owners and the current fundraise round. Include the owners, the pre, and post-money valuations. Then apply the standard valuation of follow-on rounds of funding that will be required. In this exercise, it’s important to gain agreement with the startup on the exit and what is required. Many early-stage startups have unrealistic expectations about the exit value. Take into consideration the impact of convertible notes, participating and non-participating preferred shares, liquidation preferences, options pools, and various exit scenarios. Vary the valuation on the current round to see the impact on the final exit value. Finally, discuss the results with the startup as part of your negotiations. You may have even found thecar you want. The question is, what to do with your old one? If your current vehicle still has value, you can trade it in if you’re buying from a dealer or you can sell it yourself. If that thought fills you with fear and loathing, don’t worry. Rob West will tell you how to do it. There’s no question that a lot of people simply don’t want the hassle of selling their old vehicle privately. But the truth is, in most cases, you'll end up with more money by doing it yourself.That’s because the dealership has overhead. They have to clean and prep the vehicle and then price it to make a profit. But that’s moneyyoucould make by selling it yourself. First, gather up your papers, and that starts with the vehicle title. You won’t have one if there’s a lien on the car and you still owe money. In that case, it’s best to wait until you have it paid off before selling the vehicle. The next thing is to go online to your Department of Motor Vehicles to see what forms are needed to transfer ownership (like a downloadable bill of sale). Also, check to see if the license plates stay with the car after it’s sold. Then, order a vehicle history report from Carfax or AutoCheck. Buyers will want to check it. With all of your paperwork gathered, set your asking price. Go online to Edmunds or Kelley Blue Book. Plug in your make, model, mileage, features and condition to get an estimated value. Set your price a bit higher to give room to negotiate. Now that you have your asking price, it’s time to roll up your sleeves and give your car a thorough cleaning. Outside, you’ll want curb appeal, so wash and wax. Inside, remove all the stuff that’s accumulated in the glove box, under the seats and in the trunk. Pull out the floor mats and scrub them clean. Finally, vacuum the carpet. The next step: advertise. Take lots of photos inside and out and choose the best six or so. Include the best features like low treadwear on the tires. Now you’re ready to start posting ads. You can do that on Craigslist, Auto Trader, or Ebay Motors. Craigslist is free. Autotrader’s ad rates start at $25 but it’s worth it because the site is used by serious buyers. At Ebay Motors, you can either auction the car or buy an ad. Watch out for buyers who lowball you or negotiate before seeing the vehicle. They could be flippers who buy low and then put the vehicle back on the market at a higher price. Do let the buyer drive the car, but go along for the ride. Resist negotiating at that point. Instead, just answer any questions the buyer may have. If they want to have a mechanic inspect the car, agree, but insist that they pay for it. If the inspection reveals items that need immediate attention, you may have to lower your price to compensate, but don’t address every item on a long list of potential problems. It is, after all, a used car. Now it’s time to close the deal. Don’t make the first offer. If asked for your best price, say that your asking price is fair, but that you’ll consider an offer. If you agree to a price, tell the buyer you’ll accept only cash or a cashier’s check. Then, with the money in hand, you sign and date the title, then give the buyer a completed bill of sale. This episode of The Real Estate Sales podcast features Jimmy’s explanation of how he listed $11 million worth of listings within nine months. How’d he do it? By sending unsolicited video CMAs. This unique expired listing strategy generates sales and is an easy but effective tactic that increases your value down the line. Why is this method so effective? What’s the main market trend of 2021? There’s a lack of inventory (AKA houses.) Because of this volatility, prices are accelerating so quickly, nobody has any clue how much their property costs. Ipso facto, sending unsolicited evaluations is the information nugget nobody in your contacts knew they needed. (But they really did.) Jimmy’ s unsolicited video CMA strategy: Target people thinking about selling their home within the next couple years, people you’ve sold to in the past, or really anybody you know who’s a homeowner. Using a screen recording platform, record a 5-10 minute walkthrough showing how you arrived at your evaluation. Make sure to include a hard number evaluation estimate, but with the disclaimer that you can be much more accurate with a full house tour later on. What’s on Jimmy’s browser? Have a few things pulled up into your internet browser Google earth with the address (it makes you look fancy) If you time it right, Google will zoom into their listing right when you start, which is pretty cool Tab open from the local MLS that has a list of sole comparable properties. CMA - take that data and break it town into the best ¾ sales that suggest what their house might be worth. Estimated seller net sheet - document that includes total costs and sale Include a hard number of what their total takeaway could be! Recording it Jimmy uses bombbomb It starts a gif of the video directly in the email. (cost) it also lets you know the target person opened it Alt- record a party of 1 from zoom and upload to youtube (free) This strategy has a tail that other strategies don’t offer. This offers these people a simple yet impactful method to know their value, and keeps you at the top of mind. Just do one a day, it’ll be amazing how much business you do on the listing size.
