Restoring Our Sanity Online, by Mark Weinstein, is for release on September 24th of this year. Mark Weinstein is one of social media's original founders from the 1990s. I expected it to be a hefty publication, given he would have much to say about the crises that is social media today. Restoring Our Sanity Online, Reviewed What I got was a book with twenty-one chapters over 157 pages and found myself in deep thought about every well crafted subsection. It is a quality, thought-provoking read, which could easily fit into a thousand page publication. Appendices A to D are from pages 157 to 179. They are a continuance of the book, and a call to action by the author on how to implement his version of Web4.0. These appendices, these along with the latter chapters, are all about how to restore sanity (literally) to social media. I recommend everybody that uses social media checks them out. The author includes some thought-provoking information in the introduction, despite its short length. This out-of-the-gates loading of information is a feature of his writing style, which is clear, concise, and consistent to the book's end. As one of the founding community members of social media; the author cites the good intent behind social media's creation. He also cited how it's supposed to be adopted, and how it went so horribly wrong. In addition, he also took the opportunity to promote his new social media platform, MeWe. Honestly, I found this to be a little cheesey, when you think of the importance of the topic discussed. The exploration moves onto how "Big Tech" took over social media, and drove it in a new direction via its no rules for-profit approach. The author then compares what happened to the unethical evolution of "Big Ag" (Agriculture), and "Big Energy". He then positively frames this backdrop into chapter one on how we can do a reboot of social media. The following chapters explore Web1.0, user centric marketing strategies around revenue and conversations, and how that all changed for Web2.0. Loaded with some fiercely relevant points for why change is required, the exploration continues into Web2.0 and the addition of data harvesting. The journey continues to the history of change makers like Mark Zuckerberg, and the birth of "Surveillance Capitalism". The message is around the user been the product, and a key money maker in packaged datasets for consuming data companies. As the old saying goes, 'If your digital product is free, then chances are, you are the product.' The exploration of unacceptable behavior by social media companies continues as chapters progress. This includes data harvesting on minors, and the exploitation of children, onwards to the subversion of election outcomes. He quoted one scary statistic in his book, where a minor by the age of thirteen years old has, on average, 72 million data components. Malicious manipulation of the individual via social media was inevitable. His international coverage of social media abuses is also articulate, where is cites China's use of tracked social media behavior to punish its citizens for minor infractions. Too much gaming may deny you a good job in China, because of the tracking of your data on social media. The chapter progression and coverage of Web 1.0, Web 2.0, and now Web 3.0, effectively show some of the most ghastly abuses of social media. A theme in his book is the centralised concept, as an enabler of where things went wrong. This central axis of control allowed big business to overrun the old social media mantra of serving the user, in favor of the facilitating the manipulation of users at scale. The author's domain expertise comes through clearly in these chapters and also appendices A to D. He lays out a base set of objectives with supporting points to stem the damage done through constructive change. I found myself weirdly intrigued by how the author's master word-smithing fitted so much information into such a small book relative to its peer publication...

AndDamian: (00:03)Welcome to this edition of the current podcast.Ilyse: (00:10)This week we're delighted to talk with Mark Weinstein, the Chief Marketing Officer at Hilton.Damian: (00:16)Mark joined Hilton more than 13 years ago rising to become the CMO in 2020, where he now leads global marketing for the Hilton portfolio of over 7,300 hotels across 22 brands in 123 countries and territoriesIlyse: (00:32)As travel surged. After all that pent up Wonderlust created during the pandemic, the hotel brand unveiled its biggest marketing push in six years. The campaign focuses on the quality of the travel experience with Hilton Brands. So Mark Hilton, of course, has its own loyalty program, the free Hilton Honors. How many Hilton guests currently take part in this program? What does it offer in terms of perks?Mark: (01:02)We have 165 million Hilton Honor members and growing. We're the fastest growing loyalty program in travel. And what we love about Hilton Honors, it allows us to get to know our guests to personalize the experience for them. And it also connects all 22 brands. 'cause what's interesting about our portfolio is each brand serves a travel need, budget and occasion. And you may transverse the brands for your different needs. And so Hilton Honors is that connective tissue, whether you're an infrequent traveler and Hilton Honors is a way to give you the best value for booking through hilton.com directly. So we get to know who you are, things like free wifi and points towards that free stay, a more elite member who can earn additional benefits like automated upgrades that we're delivering so you have even better stay or even that ability to dream for that once in a lifetime experience with our partners at McLaren, uh, F one Racing or Live Nation. Uh, and which you can of course further accelerate with things like our credit cards along the journey. So there's something for everyone, uh, along the Hilton Honors program. And of course, as you said, it's free to join, so you'd be crazy not to get that additional value.Ilyse: (01:56)Now how would you say like technology such as like your digital platforms and mobile app also play a role basically in enhancing the guest experience in order to foster like that loyalty and that wonderlust?Mark: (02:09)Yeah. The interesting thing about our technology, I would say it, it focuses in two different ways. All in service of that wonderlust. In some ways it's taking the friction outta travel so you can focus on doing what you're there to do, which is explore and find a great stay experience. So some of our innovations around digital key and the ability to choose your room in the app before you even get there, you know exactly what room you're gonna have. The ability to book confirm connecting rooms for parents. There's nothing more stressful than wondering if you're gonna get those rooms together. We actually are able to confirm it at time of booking. The ability to personalize the stay and choose things you want, the ability to message with the front desk, those are all friction removing items of the travel journey. They take away that interaction at the front desk where it's highly transactional.Mark: (02:48)That frees you up to then have a human conversation. Where do the locals like to eat? Where's the best place to get that Instagrammable rooftop bar shot, you know, as the sun's coming down. So that's one aspect of our technology is making the guest experience better, uh, and easier. On the other hand, putting the wonderlust back in. So you look at our social media abilities to connect with customers with the things they want to hear most about, to produce content and serve it up, whether it's on the interim TV with our connected room, digital TVs through the app itself or on our websites. The ability to let you personalize choices on Hilton Honors. What benefits you most wanna earn on that trip, or the ability to serve up what interesting experiences you might wanna use your honors points for. And so that Wonder Lust is enabled by both the simplifying the basics and really making it straightforward so we're always reliable and friendly to our guests. And then it also supercharging that, that sort of wonder lust that makes you wanna explore the planet.Ilyse: (03:37)How does like data then come into play from your loyalty program to tailor your marketing efforts and create those very unique experiences?Mark: (03:46)Data plays a critical role in everything we do for our customers. Whether that is for our less frequent travelers, trying to better get them the right content on initial stay. Like lots of people travel very infrequently and when they do, it's the trip of a lifetime. So we wanna make sure we use contextual clues from the data, where they came from, what they're engaging with to serve up the right hotel, the right products, the right experiences for that trip. Our Hilton honors members, our best customers who we know extremely well, we can be even more personalized. We can serve up the dream destinations they most want to go to. When you're looking at our website, you're seeing the kind of rooms you typically book, you know, 'cause we know you so well giving you add-on abilities. Things that we know you always add onto your trip are even easier at the fingertips.Mark: (04:24)So that, that's one aspect of it. Second aspect of it is product innovation. You know, the insights of our customers are telling us where we need to go next. They help us pick the next destinations. You know, we're opening about a hotel a day, they help us build new brands, places where we know our customers are looking for a great product, but maybe we don't have a category. And it becomes our design target, our muse for designing a new brand where we create partnerships, the products that we put in our hotels, the partners we affiliate with to build out that journey. So it's, it's both myopically used to, to give you a personalized experience in the moment itself, but also helping us innovate and build the pipeline of where we go next with who we go next and how we build out the brands.Damian: (05:00)Let's talk a bit about the actual marketing campaigns that you've launched. I know that last year you launched the biggest marketing push in six years. Um, it's the Hilton for the Stay platform. The tagline is, it matters where you stay. And that was a campaign, uh, created by TBWA Jet Day and that features Paris Hilton for the very first time, who's seen giving travel tips. Could you talk a little bit about that campaign and why you launched this big campaign last year? ComingMark: (05:26)Outta the pandemic, it would be really easy to get into that sea of sameness, trpi that was out there. You had this desire to reconnect and of course that was an important message, but every company in travel was gonna say the same thing, is saying the same thing and has done so for, you know, decades that empty, you can picture it, that empty beach with a nobody on the beach chair and the clear blue ocean. You can't tell if it's a credit card, a hotel company, an airline, a travel agency, or anything in between. So we knew there was kinda the sea of sameness. There was a tendency to fall in that trope of re connectivity coming outta the pandemic. So we used that moment, uh, during the pandemic to both double down on our customer relationships, donate a million rooms to frontline medical responders, do all the things you do in that moment, but really look ahead to what the future would be.Mark: (06:04)And what we realized was we had never had a platform to tell our story consistently. And in a sea of sameness of this kind of eat, pray, love wonderlust of travel and people on goji berries and surfboards, that's not my travel experience most of the time. Why were we glorifying the destination but not the thing we provide in this travel experience? The stay itself. And we thought back to our founder, uh, Conrad Hilton over a hundred years ago said it was our job to fill the earth with the light and warmth, the hospitality. So we had this really unique purpose in the world, very different than everyone else, and yet a sea of sameness marketing, uh, environment. And what we realized was we were going from campaign to campaign, getting sick of it before anybody else even saw it, before it even wore in. We needed a platform, we needed our version of what we're gonna stand for.Mark: (06:45)And so as we looked with TBWA, the answer was there all along. It's the stay. It doesn't matter how you travel, it doesn't matter how you live your life. When you come to our hotel and you cross that transom, it just feels different when it's at Hilton and at the heart of every great trip is a great stay. And so the stay became that, that that glue. We then look for stories you could tell on top of it. Uh, it matters where you stay as our first campaign to tell that story. Bringing other influencers and creators in to help tell their authentic story. And who more authentic than the great-granddaughter of the founder of our company, Paris Hilton, who has lived her life literally in our hotels, you know, born and raised in in many of our hotels, traveled the world. So we try to find a lot of different ways in to tell that story all connected back to these 22 brands, how they're all part of Hilton and how ultimately were for this day,Damian: (07:27)How significant was it? Was the fact that you launched this across many different channels?Mark: (07:32)I mean, fir look, first of all, we wanna be where our customers are. I mean that, that's ultimately drives this conversation. And, and you know, just using linear as an example, you know, your go-to oftentimes as a classically trained marketer is to to be on tv. And of course we need to be there. There's some reach and frequency in the saliency that comes with that. But the reality is increasingly our customers are engaging with brands differently. Uh, and whether that's on social media or their favorite creators, our ability to give up control a bit, which is hard as a brand owner, right? As as a brand leader. And you realize very quickly we actually don't own the brand that customers do. Their perception becomes reality. Their reality becomes the brand. So we better meet them where they are. Podcasting and audio is a huge trend coming particularly accelerated outta the pandemic.Mark: (08:09)Uh, social media obviously has been, you know, a rocket ship. Uh, your ability to even functionally serve up search results. SEO is being generated by your ability to be indexable on, you know, YouTube and, and TikTok and other places. So it's, it's a no brainer to be with the customers are. And and what's amazing to me about marketing this great discipline we all get to do is that the fundamentals are the same, right? We're still telling great stories like we're doing for hundreds of years that is just so authentically human, but how we get to do it is rapidly changing it faster than any time in history. And so that's why we went omnichannel duringDamian: (08:40)The pandemic of, of course people stopped traveling, they had to, and we saw a big surge of travel after that based on that wonderlust, that desire to get out of the house. According to the US Travel Association, total travel spending this year is still going up 4% over last year, year over year. Is that your perception? Is that your understanding travel demand is still very strong?Mark: (09:01)Yeah, look, coming, coming outta the crisis, I mean every single year of the last three years has been stronger than the previous. Uh, the reality is there's so much pent up demand and one or lost. I, I think there were some mechanic things like people had record levels of savings. But more importantly we had this golden age of travel going into the pandemic, you know, record levels of middle class all across the world, getting to experience travel for the first time that pause, but it didn't break during the pandemic. There was a very explainable reason, the pandemic to stop doing that. But the demand was still there. The desire was still there. And then it got accelerated when people realized how fragile freedom is, right? That at the end of the day, at any given time, your bucket list comes to a screeching halt. So why is it a bucket list?Mark: (09:37)Why is it not a tomorrow list? Why is it not a today list? Let's go out and do it. And then you started to see flexibility of working, right? This idea that I had to be on this calendar schedule where my kids had to get to back to school at a certain time or I needed back in the office, that dynamic changed as well. And so you have record amount of demand, you had a very acute moment where we all realized, my goodness, the thing I love to do could go away at any time. And then life became more flexible. It has led to record levels of travel all across the world. And our hotels are certainly seeing record levels of customers engaging with us.Ilyse: (10:07)So Hilton has a diverse portfolio, brands 22 to be precise. How does the marketing strategy then differ across these brands to cater to those like various travel segments?Mark: (10:19)It's a great question. Look, each brand has a design target, a ause that we use to design that and, and s sort an archetype that we're really focusing on. We build out that prototype of what it's gonna look like, feel like what brands are gonna appear in the hotel itself, what's the color palette, the look and feel, the logo, all those things that you'd expect us to do. And each brand has to win its category, right? All of 'em have, you know, great competitors that, that are offering options the same price point. So we gotta be differentiated. What's important for us though is that by Hilton or the name Hilton in the brand, which is in all 22 brands, is not a holding company. We're not a, we're not a sort of CPG company that just happens to own these brands and lets 'em all pure play, compete.Mark: (10:55)They all have a purposeful role in the journey. And so you may be at a Hilton resort, you know, having a great trip in Aruba and then suddenly you're at your kid's soccer game or you know, football match at a Hampton Inn somewhere in the world or you know, that you need to be in and then a Walter for story for your honeymoon. So you're transversing those brands by Hilton has to mean something by Hilton has to also be the connective tissue. And so it's this fun challenging balance of having 22 brands each with their own personality that commands premiums in their category, while also reminding customers that it matters that these are by Hilton and that you'll get the benefits of Hilton Honors and all the things we innovate and drive. Uh, along the journey.Ilyse: (11:30)Hilton recently conducted research into how different generations travel. What were like, the major takeaways from the research, for instance is like one generation travel more than the other.Mark: (11:41)You know, some trends you see are about where you are in your lifecycle, right? Obviously the older you get the the more you typically have more disposable income and time just definitionally. When you're younger, you're often in the early stage of your career, maybe your family's younger. So there, there's those dynamics. But we do look at each generation to see what's pervasive and what's what's there. The first was the focus on wellness. People are looking particularly for restorative sleep. Uh, when you looked at I think the lowest end of the, of the spectrum, you know, 55% of Gen Z were saying that's the primary purpose of their trip. All they up to 70% of, uh, boomers and and Gen X were saying the primary purpose of the trip was restorative sleep, right? So we take that responsibility very, very seriously that you need to be rested and relaxed when you come to our hotel.Mark: (12:20)Second trend we saw was a seamless digital experience, right? This ability to dream shop book, experience the entire, stay digitally and personalize that journey for you. And so as you look at our innovation agenda, whether that's putting your mind at ease when you book that, you've got a confirmed connecting room, whether that's knowing you can message the front desk, you know, how many times, uh, I know for me I'm in the room and I don't really wanna go back to the front desk. I don't really wanna call and bother them, but I could use more towels or I could use, uh, a beverage after the, the bars maybe close for the night to build a message to the front desk and have 'em respond back. That's pretty powerful. So how do we digitally engage with our customers all generations? You know, it may start with younger travelers, but I'm telling you that the boomers are just the same in terms of wanting the ease and access of a seamless digital booking experience and engaging experience.Mark: (13:01)The third is, uh, local experiences. So people go somewhere to do something typically. And so they want our hotels to help 'em connect with the neighborhoods. Where's the offbeat path? Yes, you'll see the big museum or the big, you know, sculpture in town or whatever it may be. But tell me what locals do. Where do they eat? Where do I go around here? And maybe some of that's in the hotel. Maybe we have a great, you know, Michelin star restaurant in the hotel and we can get you a reservation that you can otherwise have. So a third trend we saw was connecting with the local experience and not wanting a cookie cutter trip. Even. You know, you want a reliable hotel. And the last, and I mentioned this earlier, the dynamic of business travel has changed wildly. You know, as I think about my career and a lot of our consumers say the same thing, it was an interruption in your life.Mark: (13:41)It was, you know, I had my life at home and then I go do business travel and that's gonna stop my momentum at home. The flexibility we now all have to be virtual for an extra week. It allows us to extend a business trip into a personal trip. The ability to have your kids join you on the weekend. Suddenly now you can use that momentum of a business trip to be the catalyst for bringing your whole family along. 'cause the kids can miss a day of school or take a zoom class instead of having to be back in class. And so that journey has been blended. And so when we look at the trends across all generations, that ability to make it digitally and seamless for them is really important. The ability to be locally connected, that ability to ultimately blend the work in business, travel, uh, business and and leisure at the very top of it, the whole thing. Make sure that when you leave that hotel, you feel rested and restored. Whether that's mind, body or soul.Damian: (14:22)And in terms of your marketing calendar, your marketing cadence, you talk about all these many different streams you're looking at, how do you think about the rollout of campaigns?Mark: (14:31)A lot of markets have a natural pacing to them. There are, you know, there's golden week in China twice a year, right there, there's things that you lean into because that is a natural catalyst. We, despite all the flexibility I talked about earlier, we still in the US have big summer breaks. That's a big time to send people, you know, on holiday. But also watching customer cues, right? We were able to, a lot of the, the channels we talked about earlier are pool channels, not push channels. So as customers are engaging on video, on demand and they're watching programming about travel destinations or food destinations, let's, let's plug into that moment. Let's activate and trigger. We're watching social media all the time for moments to intercept. You know, we've got examples where there was a home sharing customer whose dad thought they booked a house for four.Mark: (15:08)It was a shed that was big enough for one person. They had two dogs and four kids. And it was crazy. We texted them and said, you know, we message 'em on Twitter and TikTok and got ahold of 'em and said, come to our hotel. Uh, we had one the other day who texted her at home sharing host and said, uh, we're at a toilet paper. Where do I find more? And they said, the supermarket. And we said, well that's crazy. Our hotel has come to our hotel, right? So you find these little human moments along the way. And so it takes the pressure outta marketing to some degree 'cause the customers are telling you when they want to hear about you. And we've got ready to go stories. The last example I would give is cultural tent poles. So we've got a long standing partnership with the Grammys.Mark: (15:43)Uh, we have a long history music. Uh, John Lennon wrote, imagine in the New York Hilton on a piece of stationary, had the bed in for peace at the Hilton in Amsterdam. Elvis did residencies. Freddie Mercury wrote a crazy little thing called Love in the Bathtub at the Hilton Frankert. Yeah. And so we belong in music, right? So Grammys becomes a big tent pole to tell our story. Formula one with McLaren and Lando Norris, uh, on a McLaren F one racing team. The big moment in the Vegas race will tell that story. So there, there are these moments where you can lean into culture, where the stay is really at the heart of what's possible and that just becomes an authentic way to connect with our customers.Damian: (16:14)I wanna ask you about sustainability and eco-conscious travel, which should become increasingly important. Can you talk about how Hilton incorporates those concepts and those initiatives into its marketing efforts to resonate with environmentally conscious travelers? ThisMark: (16:27)Is very top of mind. We have a huge responsibility. We have over a million and you know, almost a million and a half rooms across the world. And the decisions we make can make or break products for distribution. And so one of the things we did on the product side is we moved to bulk amenities. This idea that you're not gonna have those tiny little bottles that get thrown out every stay. We've got refillable bottles that are safe and secure and sealed and everything else, but the real driver was environmental impact, right? We, we are big enough that our ability to use reusable bottles for water, the ability to use refillable bottles in the, in the bath amenities, that has a huge impact on our supply chain. And so first and foremost is that second we have the ability for companies that are keeping track of their impact.Mark: (17:02)Or, you know, even for conscious consumers, we're tracking all the energy uses at our hotels and we're giving recommendations to the hotels how to save energy based on consumer behaviors. We're able to turn down the thermostats when the guests leave the room. We're able to do the things that actually make a difference. On the marketing side, it, it's kind of a funny scenario. And that customers care more than ever, as as they should. They'll tell you in a focus group, they'll pay a premium or they want to hear about they, they really don't. They, they want to have a great trip, but they wanna know underneath that great trip, you're doing the right thing. And so we're not necessarily gonna always put it front and center and say, this is an eco-conscious trip, but we better have the proof points for you that you'll know that the trip you're having that not paying a premium, but paying what you already pay includes Hilton's commitment to doing that.Mark: (17:41)So that's really important. And on the marketing side, look, we have to look at sustainable sourcing of things. We have to look at who our supply chain is with what are we buying and who are we buying it from. We built these rooms, these hotel rooms on golf courses, uh, for, you know, big golf activations and they're fun and they're great for three days. We've donated a couple of those to local schools to use as play facilities, right? So are you thinking through the entire journey and then the tricky part to your question coming back to that is just how much do customers really want to hear that story versus just know intuitively and instinctively that your brand stands for it and it's committed and the dollars they're spending are being reinvested in their communities and being reinvested for the environmental impact.Ilyse: (18:17)What emerging trends or channels do you see as having the most significant impact on Hilton's marketing strategy in 2024?Mark: (18:26)I look back to where we are today versus when I studied marketing, uh, you know, a number of years ago in school, too many years ago in school. And, you know, the channels we're using most today didn't even exist. Literally did not exist. Social media was not even really a thing. Uh, and suddenly here it is our number one channel for a number of ways to connect with customers. And so we will rejoice in the fact that marketing is job is always and will continue to be great storytelling. And that's not going anywhere. That is the heart of what we do. What will change and continue to accelerate for us is how we do that more on social, right? More on streaming and video on demand. You know, as you start to pivot from, I think this year was the first year that consumers officially watch more video not on linear TV than than on linear tv.Mark: (19:04)That trend will continue and so we'll need to meet them where they are on streaming and video on demand and YouTube and other platforms. You'll see us show up in TikTok and Instagram and show up on the platforms where we can tell authentic, credible stories. I think the more fun part for us is giving away the keys to the castle a bit, right? So we're gonna be doing more with creators and letting them tell their authentic story about a Hilton's day. And while you might not always have all the brand controls you have, the authenticity outweighs the impact of losing a little bit of your ability to control for every sentence and every, you know, color that they use in in their work. Older properties also have a lot of maintenance costs and higher unit turn costs. As prices continue to come down for newer properties, these deals pose less risk and greater reward. Benjamin Lapidus is a Grammy-nominated musician who has performed and recorded throughout the world as a bandleader and supporting musician playing guitar, Cuban tres, Puerto Rican cuatro, touch style/tapping instruments (Warr guitar and Chapman Stick), as well as organ. In 2015, he wrote the liner notes, contributed an original composition, sang, and played electric guitar and Cuban tres on Andy González's Grammy™-nominated album, Entre Colegas. As profiled on the 2023 television show, Shades of Us (https://youtu.be/I_xMYUtgAhA), Benjamin Lapidus was born in Hershey, PA in 1972 to first-generation Brooklynites and the family moved almost 15 times before returning to New York City when Lapidus was 14. Trained in piano from a young age, he moved through a variety of instruments including trumpet and bass before concentrating on the guitar. Lapidus was exposed to music by his grandmother and his father, who played in Latin and jazz bands in the Catskills in the 1950s. Through his father's record collection and stories of his father's visits with his Latin American relatives, the seeds of Latin music were planted. Yet it wasn't until the 1980s that the youngest Lapidus became immersed in Latin music when he moved to a predominantly Latin neighborhood in New York City, where numerous important musicians also resided. Living a block away from Mikel's jazz club, Lapidus still has vivid memories of practicing in Mario Rivera's house or seeing Mario Bauzá walk down the street. Deciding he needed a complete musical education, Lapidus earned two degrees from Oberlin Conservatory and Oberlin College, becoming one of the program's first jazz guitar graduates. In 1994, Lapidus started to play the Puerto Rican cuatro and Cuban tres. After leading his own quartet at festivals and clubs throughout Europe and winning a grant to study briefly with Steve Lacy in Paris, he returned to the U.S. and worked with Joe McPhee, Joe Giardullo, Tani Tabal, Thomas Workman, and other creative improvisers. At the same time, Lapidus began performing with Larry Harlow, Alex Torres, and other Latin music luminaries in New York and Puerto Rico. Lapidus earned a Ph.D. in Ethnomusicology at the CUNY Graduate Center in 2002. His travels to Cuba acquainted him with distant relatives and grounded him in the music of Eastern Cuba. He has taught guitar and Cuban tres at the New School and popular music of the Caribbean, Latin music in New York, and world music at Queens College and John Jay College of Criminal Justice, CUNY. Today, Lapidus is a professor in the Department of art and Music at John Jay College of Criminal Justice and on the Doctoral Faculty of the Graduate Center, CUNY. In addition, he has served as scholar-in-residence with the New York Center for Jungian Studies and the Jewish Museum during several humanitarian missions to the Jewish communities of Cuba between 2004-2016. In 2008, Lapidus published the first-ever book on the Eastern Cuban musical genre changüí called Origins of Cuban Music and Dance: Changüí (Scarecrow Press). He has published numerous peer-reviewed articles and book chapters, translations, and presented papers at international conferences on Cuban music, Puerto Rican music, Latin jazz, and improvisation. He has also written liner notes for a number of recordings. In 2013, Lapidus won a prestigious National Endowment for the Humanities (NEH) fellowship for his critically acclaimed book New York and the International Sound of Latin Music, 1940-1990 (University Press of Mississippi, 2021). Our very own podcast host, Mark Weinstein, unsuspectedly told his story on the Cedarville Stories Podcast. Mark, executive director of public relations at Cedarville University, wasn't always interested in PR. He remembers Saturday afternoons as a child, listening with his dad from their home in southwest Michigan to Bob Ufer, a famous radio broadcaster, call University of Michigan football games. Ufer made Michigan football come alive, and this enthusiasm captivated Mark's sports interest and creative imagination.His deep affinity for Michigan athletics, whether football, basketball, baseball, or whatever sport they were playing, instilled in him an interest in sports news and ultimately served as a catalyst to launch him into journalism.But his career path took a different turn when he graduated from Grace College in Winona Lake, Indiana with a degree in communication and journalism. After following his dream of becoming a sports journalist with a newspaper in Indiana, Mark switched to higher education public relations in 1988. He's served in public relations at numerous colleges, including Maryville University in St. Louis, Robert Morris University (Pittsburgh), Geneva College (Beaver Falls, PA), Mount Vernon Nazarene University (Mount Vernon, Ohio), and his alma mater, Grace College. For the last 10 years, he's served in Cedarville University's public relations department, telling Cedarville stories for God's glory.

There's also far less competition when buying these properties that bigger properties so you can often get better deals. I have some friends that are really, really good builders and they still have a spread, but sometimes I kind of feel like they have to keep the machine going. And so sometimes they lose sight of maybe it's a good time to take a pause. I think it becomes a machine you're feeding. You have so many people and you have so many mouths to feed and there's a spread between what it costs to build and what the sell cost is. [00:00:38] Sam Wilson: Mark Weinstein is a self-made owner and developer who scaled from five units to a 1.5 billion portfolio of multifamily and student housing. Mark. Welcome to the show. Thank you. Thank you. Hey man, the pleasure's mine, mark. There are three questions I ask every guest who comes from the show: in 90 seconds or less, can you tell me where did you start? Where are you now and how did you get there?  [00:00:58] Mark Weinstein: Well, when I was in law school, I discovered real estate and I convinced a bunch of students at the law school that we should buy a building and they gave me their money, student loan money, whatever money they had. And we bought a five-unit building back then and we grew it to a large portfolio in both multifamily and student housing. And I enjoy great family life and really, really happy for the success we've had in real estate.  [00:01:24] Sam Wilson: Man, that's kind of a wild story all in itself. I mean, you saw a five-unit building and you just had a wild hair and said, Hey, let's go buy that. I mean, was there more to the, to the bug than that, that caught you that day or?  [00:01:36] Mark Weinstein: Well, I think that when I realized, you know, wanted to be a lawyer and if that was a really noble thing to do, as something I wanted to do as a. But I also wanted to do a lot of philanthropy and I kind of realized that being a lawyer probably wouldn't be able to scale to be able to do the type of things I wanted to do. And so I saw real estate as an opportunity to create wealth and be able to give back on a higher level, more impact by in real estate.  [00:02:00] Sam Wilson: Gotcha. So what was your next move? You buy this five unit building. You beg, borrow, steal and rob all your friends for whatever capital they had to take it down. How did you grow the company? What were the next logical steps? You said, man, I've got to do X, Y, and Z next if I'm going to take this to the next level.  [00:02:16] Mark Weinstein: So I passed the bar. I'm practicing law. I said, well, I got to do a couple of deals. And then finally it came to an inflection point where I needed to make a choice. Am I going to just kind of do law part-time and do real estate part-time or am I going to really go for it? And so I gave up the law completely and went into a large development in old town, Pasadena, very complicated and historic buildings and mixed-use and all this stuff. And so it started with that, which was a very big learning experience. And then eventually got back into multifamily and student housing and some other items that I bought along the way to grow where we are today.  [00:02:53] Sam Wilson: Did you do this all on your own? Did you have mentors? Were there partners? Those are big bites to take out of the gate. [00:03:00] Mark Weinstein: Well, in Pasadena, I raised the money and I had a partner who didn't work out so well, so I had to take it over. So I learned construction at an early age on these historic buildings, which was very complicated. And I never really had partners. I had investors in some of this stuff, but my thing was, I tried to take everything I could take and invest myself in every deal as much as I possibly could and do as much as I could by myself and share with investors on deals that I thought were safer and grow the company that way. [00:03:30] Sam Wilson: Wow. That's really cool. What gave you the confidence and what would you tell to somebody who was going out maybe on their own for the first time to raise capital? What gave you the confidence to go to investors and ask for that money?  [00:03:42] Mark Weinstein: Well, I'd been successful the few deals that I'd done. And I believed in real estate and I believe that I could find deals that were unusual, that had hidden value. And I thought, you know, there's good write-offs and good cash flow. So I convinced people that if you marry those two things you can do well.  [00:04:00] Sam Wilson: Yeah, no. And that's absolutely true. Tell me, you said you believed in real estate, where are we now and how are you positioning yourself maybe differently than you would have at the beginning of your career? [00:04:11] Mark Weinstein: I now have almost nine-year-old twins and a beautiful wife. And I don't go into big-ass development deals like I used to, and I do have silver hair that I got and retained from some of those development deals that I did earlier in my career. And so now I've, you know, we got a really diversified portfolio of student housing and multifamily, mostly with fix rate loans, with long term horizons, good cash flow, good write-offs, you know, a well-balanced portfolio in great markets, you know, that I could own long term if I wanted to, or I could sell intermittently when the opportunity arises.  [00:04:49] Sam Wilson: Do you feel like your company is where you want it to be? Are there still yet boxes you want to tick off or is it something at this point where it's just kind of maintain the status quo and write it out? [00:05:01] Mark Weinstein: Well, we have a couple of different platforms. One of our platforms is the Co-GP platform. We're taking people that maybe are already successful in their career, but they need to grow or want to grow. We could use our capital, our relationships. We're doing self-storage, we're doing student housing, we're doing multifamily with other operators. So that helps us leverage, you know, our kind of secret sauce to get great returns for ourselves and our investors by doing that. And then our, you know, our existing, you know, acquisitions, you know, are still going on, but right now it's an inflection point in the economy. So we're being a lot more careful, whether it's finding a new operator to partner with buying our own deals, type of financing that we're doing, you know, refinancing when we can get to from variable to fix rate. So those are a lot of different things that are going on and we're kind of opportunistic. We're always thinking they're no matter how the economy is, there's always some type of opportunity.  [00:05:56] Sam Wilson: Yeah, no, absolutely. I love that. I love the idea of Co-GP. It's funny, 'cause a lot of people start off that way. You know, raising capital a Co-GP as you well know their way in the deal. Like, Hey, I can bring, you know, a million bucks to a deal and then they come in as can get a, you know, very, very minority slice in the deal. But you guys sound like you go the other way where it's like, Hey, you're probably going to be the, and correct me if I'm wrong here, but you'll be the larger portion of the equity, if not all of it. And that's how you guys are coming in really diversifying, is that right? [00:06:23] Mark Weinstein: Right. Partially we'll put up or raise the equity on the LP side, but on the GP side, we're helping them maybe get the loan. We're helping, you know, put up the GP side of the capital and either we put up or arrange the LP side of the capital generally. So it's a, it really allows someone to focus on finding their deals, operating their properties, and they can grow their business, whether it's self-storage, whether it's student housing, whether it's multifamily.  [00:06:48] Sam Wilson: Tell me about the student housing market. What are you predicting on that front? What does that look like? We've had several guests come in the show and I'm just curious where you see where we are in the cycle of student housing and what are the prospects there.  [00:07:01] Mark Weinstein: Well, I think, you know, the student housing that we do is usually at major schools, walking distance to campus. That's one of the formulas, the best schools thrive. They're recession resilient. They've done really well during the pandemic and the, you know, potential recession that we may be upon. And so we like student housing, you know, it's very operationally intensive and you know, you have your more bumps, ups, and downs with student housing, but if you're in the best markets, great locations, you do well. [00:07:29] Sam Wilson: Yeah. How has that changed? We were talking about this at dinner last night with some buddies, and we were just talking about, you know, student housing, where they lived when they were in college and how that has changed dramatically. Like, one of the guys was just fussing, he's like, Man, my son thinks he's got to have his own private bathroom and X, Y, Z and this, and he goes, one of my other buddies sitting across me, he goes, man, he didn't have doors to my house. No joke. He said, we just locked the hallway doors and we didn't have front and back door. I'm like, that's pretty hysterical. It's a lot of fun, but I know that market has changed. What's it look like now versus what it was 30 years ago?  [00:08:01] Mark Weinstein: Well, interesting. When I went to school, I lived in the dorms in my sophomore year and it was like a four-man suite, four-person suite. And so it had a couple of bathrooms in private rooms and you know, it's not so much different from the purpose-built stuff we have today. A lot of the stuff that we've done though has been regular apartments, scattered sites where I live in UC, Santa Barbara, the same apartment building's still there. And, you know, you, convert it to a bed basis, possibly where you're renting by the bed as opposed to a one bedroom or two bedrooms so it's changed in the sense that it's more by the bed. And, you know, there's purpose-built student housing, which, you know, four bedrooms, three bedrooms, two bedrooms, and there's apartment buildings that, you know, you reconfigure or you have students live in. And the key is being close to campus.  [00:08:46] Sam Wilson: Got it. Got it. That's really, really cool. Love how you guys have made, you know, this journey thus far. I mean, gosh, you're in multifamily, you're in student housing, you guys are doing large Co-GP projects. Tell me, I guess, what are, if you were to rewind the tape and go back through your investing career, what is one thing that you feel like you would either do differently or maybe the other way to think about it is something that you could say, Hey, I can help somebody avoid this pitfall. [00:09:09] Mark Weinstein: Well, I do try to help people avoid pitfalls. I was doing some massive, large-scale development while I was doing some other massive development at the same time. I thought that I could do no wrong. Like, you know, the good news, I had my own money in it. So I wasn't risking other people, but I did some of the largest projects in LA. You know, I was this kid that had nothing, came from nothing, and kind of rolled the dice. I wasn't married. And, you know, I didn't really think at the time I was rolling the dice cause everything was going well. But I started thinking, Hey, in 2007, you know, things are changing. I want to get out of this and sometimes forces beyond your control, economy, politics, don't allow you, even if you're smart enough to want to get out at a big profit the right time, can't always do it. And so I think that having so many developments going on at once and, kind of being an entrepreneur, I think that, you know, maybe I would've focused on more conservative, existing, you know, investments and could have done way better at a lot more time. And the opportunity cost that you lose when you get distracted by a development deal that gets mothballed like mine did for nine years. It's a lot of money and you lose opportunity. It's not the money you lose on the deal. It's the opportunity cost that you lose by being distracted by deals you probably don't need to be in. [00:10:30] Sam Wilson: Yeah, man, a nine-year mothball. Did you retain the project through...  [00:10:36] Mark Weinstein: Sold it, sold it at the, probably, the loan amount. I lost all my equity. Thank goodness, it was all my money. Great write-off, you know, was able to use the write-off for many, many years. And one time a bank was looking at my tax return and said, you know, there's no way that, you know, you, what of these losses? And, you know, these are depreciations. So no, these are checks that I actually wrote that, you know, to keep on, the project going 'Cause I had personal guarantees, which is also something you got to be very careful with and, you know, banks change, the bank went under. And so all of a sudden, a personal guarantee with somebody, you know, so a new bank, you never know who your banker is going to be and so they might not be as kind with giving you extensions, even if you're paying, you know. So it's just, you learn a lot, you know, that you got to be careful.  [00:11:22] Sam Wilson: Do you see similar risk in development today? Everybody I talked to in the development world says that now is different. How do you feel about that? [00:11:32] Mark Weinstein: Well, I think that it's a slippery slope because look at how much prices have gone up. Look at the cost of financing, look at pandemics, you know, all the things that happen. So I think it's very risky for people that aren't really good at it. I have some friends that are really, really good builders and they still have a spread, but sometimes I kind of feel like they have to keep the machine going. And so sometimes they lose sight of maybe it's a good time to take a pause. I think it becomes a machine you're feeding. You have so many people and you have so many mouths to feed and there's a spread between what it costs to build and what the sale costs is. If cap rates could go up and cost keep on going up, the interest rates are going up, all of a sudden you don't have that spread. There might be a need for multifamily, but, you know, it might cost you too much to build it.  [00:12:21] Sam Wilson: Well, that's it. And that's been the argument I've heard from a lot of people, especially in the, you know, Texas markets and places like that. They're saying why buy existing value add multifamily when we can go out and build it for less per door than what people are bidding over for used inventory. [00:12:38] Mark Weinstein: Yeah that makes sense, but I just don't think it's so easy to build it. I think that one thing's going to happen is when the prices have to go down. It's interesting enough is that we're buying a lot of newer apartment buildings below replacement costs, developers have various things that need to get out. They had too much going on and so they're going to sell. They leased it up quickly. The rents aren't what the market are. And so you buy these things under the cost of, of construction. You take no construction risk. And then over time, you can raise rents and you make a nice return. it's a solid market. So that's a value add play without doing value add.  [00:13:13] Sam Wilson: Right, right. It's buying new product without the value add. What's the developer's angle on that? 'Cause I'm not a developer, so I don't understand how they exit a property like that that maybe is only two or three years old and still walk out with their shirts on.  [00:13:25] Mark Weinstein: Well, sometimes it's very close to shirts on shirts off, 'cause you know, often we'll do it right year one because they want to get out. 'Cause they're also, they make a profit. So they bought the land a while ago. Their costs were in and so they can still make money. They don't make as much because they need to move their money around. And so you're able to get in at a fair price and if you buy it right and you can marry it with fixed-rate financing. You're in a strong market and you manage well, you'll, you know, you're not going to make the kind of value add returns that we used to make with value add, but you're also not going to take the risk. You're going to mix fixed-rate financing with a steady, great asset with gradual rent growth. You know, don't get greedy. That's a good return.  [00:14:08] Sam Wilson: Right. Absolutely. Let's talk about debt. What are your strategies on debt right now?  [00:14:14] Mark Weinstein: Relationships. So you need relationships, you know, with different banks, First Republic Bank, Banc of California, two banks that are California-based, have been really loyal to us in giving us debt. You know, they held the, in the threes, mid- 3, 3- 4. You know, while rates were changing dramatically now, it's, you know, about 4.1, fixed rate, lower leverage, 55% non-recourse. You know, reliable, good, you know, good bank relationships. You know, also balance sheet loans from other lenders. Really, you got to do fixed-rate loans. You got to be able to do that in this, you know, this part of the cycle.  [00:14:50] Sam Wilson: Right, right. Yeah. And I heard somebody say that earlier this year, I'm probably going to butcher the way they said it, but it was something like borrowing long-term debt at a fixed rate is its own inflation hedge in its own right if you're able to then obviously redeploy that capital and collect the delta, redeploy at a higher, higher rate of return.  [00:15:06] Mark Weinstein: Yeah. The only other thing I'd mention is that I like the flexibility. If you can marry a fixed rate with, being able to prepay it without the feasance, that's also a really good thing that you try to do to, you know, 'cause one of the negatives of fix rate financing is that when you want to get out of the loan, it could be very costly. So if you're able to get fixed rate financing that is flexible like you can with private banks, it's a really big win.  [00:15:33] Sam Wilson: Yeah. Yeah, absolutely. That's a fantastic point. Mark, I've really enjoyed you coming on the show today. Certainly appreciate it. I love how you've kind of bootstrapped your way from five units all the way to a billion-and-a-half dollar portfolio. Your thoughts on the student housing market, the multifamily market, how you guys are finding opportunity, and where you just kind of see risks and the potential for success here today. One Year LaterIt has already been a year since we lost a dedicated colleague and dear friend, Dr. Michael Firmin, Distinguished Professor of Psychology. He passed away from a heart attack on October 27, just 12 days after he recorded this conversation with Cedarville Stories host Mark Weinstein.  With the full support and agreement of his family, we aired this podcast on November 18, 2020, and they have supported this rebroadcast in his memory.   The loss of Dr. Firmin was devastating for Cedarville, where he had served since 1998. He worked tirelessly to support, encourage, and coach his students.  “My mission has been to invest my life in students,” he noted during the podcast. “As they impact others, my ministry multiplies. I want them to go beyond me.” Beyond his faithful service as a faculty member, Dr. Firmin practiced as a licensed clinical and forensic psychologist. He also served as preaching pastor at Berea Bible Church in Springfield, Ohio.  Cancer had impacted Dr. Firmin's family, and it showed in his outlook on life. His words are an important reminder of where our ultimate hope should be: in Christ alone.  “When I wake up, I tell God I will do my best: ‘This is Your day for Your honor and Your glory, because I might not have tomorrow,'” he said during the podcast. “Then my record will be in the book, and for me it will be time for heaven.” ………..

What people tend to not focus on is not that you lose money on a particular deal, but that I lost the opportunity to do all the things that were really making me a lot of money, which is much simpler, much more on my core competency and much more controllable. [29:59] When you do good things, great things come back. Just do good in the community, be a good person, it's infectious and it gets others to do things. I do a lot of philanthropy with other real estate people, so those people that I've mentored over the years want to partner with us. So that platform also helped us see more great deals and great sponsors.  [42:27] I'd say some of the best deals that you do are the ones that you don't do because often you don't make a mistake, you made the right decision, you didn't do it and that freezes you up to do so many other great things. While the Coronavirus has infected every artist and arts organization, none appeared more potentially devastated--at least on the calendar--than the Brevard Music Center . Its entire existence is geared toward a summer concert season and a summer music camp considered the best of its kind in the southeast. The center had also planned to cut the ribbon on a new 400-seat, indoor performance space designed to house concerts year-round. But when the center's board unanimously voted to cancel all public programs for 2020, president and CEO Mark Weinstein said it was a moral decision.

Most of us can't even conceptualize life before digital. In the “old days” people looking for a hotel would drive down the road. If the hotel was all booked up, they would drive on down the road to the next hotel. Enter Hilton, a 96 year old brand that has innovated at every turn. In the 1950s Hilton wanted to make it easier for customers to book rooms and created the world's first central reservations office where customers could book over the phone, telegram or teletype. The office consisted of a team of eight “agents” who would write on a chalk board to book reservations. How times have changed!  In this week's modern customer podcast we talk with Mark Weinstein, Senior Vice President and Global Head of Loyalty and Partnerships for Hilton Worldwide. There is much change to the travel industry, and Hilton has had to stay on its toes. The demographic of their travel has shifted with people traveling at younger ages due to increased accessibility—it's simply much easier to get around than it used to be (see above paragraph around how one would find a hotel in the old days). There are market shifts such as the sharing economy that have altered the hotel industry. Hilton has created numerous programs in conjunction with the sharing economy including a partnership with Uber. It might make your head spin to think about Hilton's scale, with 13 brands, spanning more than 4,500 hotels across over 100 countries and territories. That said, they are a fantastic case study in thinking about how today's biggest companies are tackling the complex modern digital landscape.
