Son discours était évidemment centré sur la sécurité et sur la mission déployée dans le pays. Edgard Leblanc Fils s'est dit pour que la mission multinationale de soutien à la sécurité dirigée par le Kenya soit transformée en mission de l'ONU, explique Julien Chavanne, l'envoyé spécial de RFI à New York. Selon le président du Conseil de transition d'Haïti, « cette transformation permettrait non seulement de sécuriser un financement plus stable et d'élargir les capacités de la mission, mais également de renforcer l'engagement des États membres en faveur de la sécurité en Haïti. »Cette proposition, portée par les États-Unis, suscite beaucoup de résistance à l'ONU et parmi la population haïtienne. Même le chef des Nations unies Antonio Guterres est contre, rappelle Julien Chavanne, car les casques bleus ne sont pas formés pour la lutter contre les gangs. In this Real Estate News Brief for the week ending April 8th, 2023... reports show a slowly weakening job market, what could be a great year for single-family rentals, and a list of the top metros for home value growth and stability. Hi, I'm Kathy Fettke and this is Real Estate News for Investors. If you like our podcast, please subscribe and leave us a review. Economic News We begin with economic news from this past week. Although the job market remains strong, the latest reports show it is softening. For the week of March 25th, jobless claims hit 228,000. It's the ninth week in a row that they've topped 200,000. They had bottomed out last fall when they dropped to a 53-year low of 182,000. They continued around the 200,000 level for several months and have been slowly rising since February. Government revisions also show that claims during the first part of the year were higher than previously reported. MarketWatch economists say that's probably due to corporate layoffs that are just now showing up in the jobless data. (1) Job openings are also declining. They fell to a 21-month low in February, which is another sign that the job market is softening. Listings dropped from 10.6 million in January to 9.9 million in February. Openings are now down to about 1.7 openings for each unemployed worker. They were at 1.9 openings or each unemployed worker previously. Bill Adams of Comerica told MarketWatch: “The labor market is still very hot but the big drop in job openings is a sign the labor market is cooling in general.” (2) A third report on job growth shows that U.S. companies added 236,000 new jobs in March. That's a sign of strength and resiliency, and probably not what the Fed would like to hear. Those new jobs helped lower the unemployment rate from 3.6% to 3.5%. Wage growth was slower however. It's come down from 4.6% in February to 4.2% in March. (3) A report on construction spending shows it was down slightly in February. The Commerce Department says it fell .1% to $1.844 trillion. Single-family construction spending was down 1.8% while multi-family spending was up 1.4%. Year-over-year, multifamily is up 22.2%. Single-family is up 21.4%. (4) Mortgage Rates Mortgage rates dipped slightly this last week. Freddie Mac says the average 30-year fixed-rate mortgage was down 4 basis points to 6.28%. The 15-year was down 8 points to 5.64%. (5) In other news making headlines… Single-Family Rental Market Remains Strong Some parts of the housing market may be in for a rough ride this year, but the single-family rental market isn't one of them. A new report from Attom projected single-family rental yields for 212 counties with a population of at least 100,000. Rental yields are calculated by dividing the annualized gross rent by the purchase price. According to Attom, rentals in those 212 counties will see a 7.5% yield this year. That's up from 6.7% last year. (6) Attom says that SFR rents are growing in over 90 of the counties analyzed, so those counties will be the most desirable. Three of the top five counties for the biggest upside in rent yields are in Florida including counties for Miami, Fort Lauderdale, and West Palm Beach. California's Orange and Santa Clara counties are the other two. There's a lot of data in this report so it's worth digging deeper if you're deciding where to buy a rental property this year. You'll find a link to the report in the show notes. Texas Shows Strength for Overall Housing Market Another report on the U.S. housing market lists the top 20 cities for growth and stability, and 12 of them are in Texas. The Smart Asset study compared home value data for 400 metros between 1998 and 2022. It then calculated the growth rate from that data. (7) The Austin, Texas, area was In the number one spot for growth and stability followed by Midland, Texas, in the Western part of the state. Boulder and Fort Collins, Colorado, took the third and fourth spots. The Kennewick-Richland part of Washington State was fifth. Rapid City South Dakota took the sixth position. Then it's back to Texas with the Odessa area in West Texas as seventh and the Dallas area as eighth. San Antonio was in the ninth spot, and Houston right after that. Texas also dominated the next ten top cities as well with six more metros showing the strongest growth and stability. The report also shows the worst cities for growth and stability with Flint Michigan topping that list. I won't list those cities, but you'll find a link to the report in the show notes. Will Commercial Real Estate Go Belly Up? While there has been a lot of concern that commercial real estate is going to implode because of maturing debt and the inability to refinance at high interest rate, CNBC published a story with the title: “The coming commercial real estate crash that may never happen.” This story argues that only a quarter of office-building loans will need to be refinanced in the next year. A quarter of office-buildings? That sounds like a LOT to me. CNBC also reports that industrial, retail, and hotels are on solid ground. (8) Kevin Fagan of Moody's Analytics says: “There likely will be issues but it's more of a typical down cycle.” Whether it's a typical down cycle or a rare one, losing money is never good for investors and is usually a result of aggressive underwriting in a bull market. According to The RealDeal, distress has started to rear its ugly head in the Houston market. Arbor Realty Trust just foreclosed last week on four low-income multifamily properties in Houston, valued at $229 million. The portfolio includes Heights at Post Oak, Redford Apartments, Reserve at Westwood and Timber Ridge Apartments, all of which were purchased between August 2021 and April 2022. (10) The RealDeal says Arbor's foreclosure is "indicative of the current state of the market, where higher interest rates, regional banking turmoil, and slowing rent growth continue to negatively impact multifamily operators. Investors decreased their purchase of apartment buildings by about $40 billion in the first quarter of 2023, representing a 74% decline in sales from the first quarter of last year, according to CoStar Group. This guy's story is such an impactful one and shows the diversity of Investors' lives prior to success. Shawn French hails from a small town of 300 people in North Eastern Montana. He moved to Rapid City South Dakota when his mother wanted to pursue a nursing degree. His curiosity and borderline obsession with wanting to know why we as human beings, are the way we are and do the things we do led Shawn to acquire an MA in Middle Eastern Studies of Archeology and Ancient Languages. To break the monotony of culture he experienced living in the Midwest his entire life and to satisfy this curiosity, Shawn decided travel yo the Middle East for a hands on experience. And if that wasn't enough, he intentionally made himself homeless while living in Tel Aviv, a story that is an experience in itself. Shawn's entry into Real Estate began when he was living in his friend's basement after coming back to Omaha. Realizing that his current situation could not be sustained long term, he started analyzing houses for a potential house hack opportunity. He finally found one and in 2018, bought his first House Hack in the Benson district in Omaha Nebraska. Today Shawn has partnered with Wyatt Simon, a previous guest on REIA Radio Episode 24, to build an acquisition system that's exponentially scaling their investment business. We look at Abraham Maslow's work, which was created after spending time with the Blackfoot people as well as how his Hierarchy of Needs supports greed and capitalism. We also talk through indigenous wisdom and how Dr. Brown incorporated their lifestyle and teachings into her work on the Native Self-Actualization Model. An Interview with Dr. Sidney Stone Brown, LPC Sidney Stone Brown was born in Kalispell Montana, and is an enrolled member of the Blackfeet Indian Nation of Browning Montana. She was raised on / near her reservation until 1955, living in her great grandmother's log house with her parents, great uncle, brother and older sisters. They had no running water or indoor toilets; the house was heated with oil and light by kerosene lanterns until 1950. Dr. Brown's family relocated to Coos Bay Oregon when their reservation faced termination in 1955. Thereafter Dr. Brown attended west coast schools. She attended 30 different schools between first grade and graduation at Oregon State University in 1974. Dr. Brown worked her way through college and was employed by her tribe as an employment counselor, where she met a resident psychologist working at the tribal Hospital and became interested in Psychology. Near completion of her master's program she contracted with 1) the University of Minnesota developing community action teams for the Red Cliff Reservation, 2) a Lakota CAP agency in Rapid City South Dakota acting alcohol program director and 3) the University of Utah (Montana Wyoming) Alcohol Counselor Trainer and 4) became permanent employment as director of NARA 1974. The program was originally funded at $81,000 and in ten years was 1.2 million. NARA (1981) won a national recognition award for program excellence and it was noted at the presentation in New Orleans that the model (Native Self Actualization) she developed was the most innovative cross-cultural model ever submitted to the National Council on Alcoholism since the awards began in 1946. She has served on many other non-profit boards, appointed a member of the (ADAMHA) Alcohol and Drug Abuse Mental Health Administration Minority Advisory Committee (1974-1976). She lobbied for Indian and minority services at the Oregon State Legislature subcommittees, and before the US Senate. she helped form the board and helped develop the certification criteria for NW Indian Alcohol Drug Counselor Certification Board. In 1989 she shifted her career emphasis from administration to clinical services receiving 3 years of clinical supervision at a community mental health center and a residential treatment center to obtain licensure (LPC and NCC-MAC). Later she was mentored to be a CQI coordinator when employed at a JCAHO certified facility in Newberg Oregon. The program won re-accreditation with accommodation the second year of my employment. She was admitted to the spiritual/psychology integration program at George Fox University George Fox for fall 2001. Her clinical work with Native people convinced her she had to understand the impact of religion abuse and abuse by clergy. She is committed and determined to fulfill her goals to mentor the next generation of minority students and contribute to the literature and research that supports good practices for Native Americans. In this podcast episode, we talk about The Native Self-Actualization Model Most of us learn Maslow's Hierarchy of Needs, but did not hear the story about his time with the Blackfoot Tribe. There is more and more evidence that he took Native teachings and transformed it to match our individualistic, capitalistic society. We reached out to Dr. Brown to help us gather some of the history and the true wisdom about what actualization actually looks like. How has native teaching impacted psychology? And it was never meant that just a few could have extreme wealth, at the expense of everyone else. Every person has a place and a purpose. Gwen Vivian Miller didn't show up for work on Leap Day, February 29th, 1968. From Scranton Pennsylvania to Worcester Massachusetts, Pensacola Florida, San Angelo Texas, Rapid City South Dakota, Agosta Georgia, Omaha Nebraska and multiple countries like Korea and Germany, Gerard Mangenot dedicated 22 years of his life to the US military as an Intelligence Officer before transitioning into Real Estate Investing. He had gotten some unexpected experience as a landlord while living in South Dakota house hacking a single family home he bought, which also turned out to be his first rental property when he deployed to Korea. After a rough 3 years in Germany, Gerard was ready to return to the US under any circumstances and was handed a very unfavorable ultimatum that would signal the end of a very self sacrificing yet successful military career, and the birth of something new and exciting: Real Estate Investing! From 2012 to 2018, as a part time investor, Gerard accumulated 8 rental units by transitioning his primary residences every time he got reassigned. Today, Gerard has flipped numerous houses and owns 24 doors as rental properties. He isn't concerned with the number of doors in his portfolio but rather focuses on the performance of each asset and optimizing it. His failing forward teaches us a lot of valuable lessons with flipping, from not doing everything yourself with the renovations to over renovating hoping for a high appraisal. Our fourth OTOTO state this month has us heading to South Dakota early on the first leg of the Yield run. It was only the sixth appearance that Matt Cameron was making for the band at the time as a replacement drummer. Of course, no lack of confidence with playing this hefty catalog. After moving to America with her family, and meeting her husband, she and her husband moved to Rapid City South Dakota where her husband is stationed in the United States Air Force. Catherine took the leap and started her own bakery from her home in 2019 and has seen an explosion in growth over the last two years. He attended the prestigious Misch International Implant Institute where he was awarded a fellowship and mastership. Providing quality dental care to rural America is a priority of Dr. Moody's, he is the owner of Horizon West Dental Group which has multiple locations in western Nebraska providing state of the art dental care with the latest in technology by some of the most highly trained dentists around. In 2008 Dr. Moody limited his practice to the field of dental implants by opening the first Dental Implant Center in Rapid City South Dakota. ___________________________________________________ In this episode, we were live at AAID! Dr. Moody talks about how he got into implant dentistry, practicing with his childhood dentist, and a few of the strangest things he's seen in his practice. This superhero helped change lives in rural Nebraska by educating patients on the importance of modern practices. While treating his patients, he discovered that dentures, partials, and bridges were not the best solutions and that dental implants were the way to go. Lastly, he discusses a few things that hygienists need to know when someone has gotten an implant done by someone else, in order to spot early signs of an implant failure. Clearing the FOG speaks with Charmaine White Face, a petitioner in the case, about her fight to stop the privatization of an Indian Health Service facility, Sioux San Hospital in Rapid City South Dakota, that serves 325 tribes in the area. She describes how the privatization is harming the health of the people who use this historic hospital. To her knowledge, this is the first effort to privatize an Indian Health Service hospital. If the privatization is allowed to continue, which has been done without the consent of the people who are impacted, it will set a dangerous precedent for all tribes and allow any federal agency to take a similar illegal action. We had an impromptu trip to the VA hospital (nothing serious) in Rapid City South Dakota so we decided to make a quick fun trip out of it and stay in Deadwood! We stayed at the historic Franklin Hotel and it was so cool! The rooms are all the rustic original looking stuff and we had a great time! Living in a 27' aluminum tube is hardly roughing it, but this stay in the Black Hills has proven to be more rustic than Dan and Janice anticipated. With campsite WiFi that bursts into tears if you try and connect to it and cell service that drops to no bars miles away, they're left stranded at the side of the information superhighway (sorry). Since Dan is supposed to be working and the holiday is over, they go in search of internet. How far do they travel? All the way back out of the Black Hills to Rapid City. That's not sustainable. It's a day spent searching for modern conveniences and talking about some of the unexpected pains of life on the road.

On May 4, 2017 the meeting Inconvenient Truth took place at the Journey Museum in Rapid City SD. It was a packed room, all filled with people eager to learn the truth about the shady history Rapid City has with lands belonging to Sioux San.
Dr. Moody grew up on a ranch just outside Crawford Nebraska where his family has called home for 6 generations. Graduating from Crawford High School in 1989 and attending the University of Nebraska at Lincoln studying Biological Sciences. In 1997 he graduated from the University of Oklahoma Health Science Center college of Dentistry with his doctorate. While in dental school he was awarded the National Disaster Medical System Appreciation letter for his efforts during the Oklahoma City Bombing, the Teledyne Removable Prothedontic outstanding student award, the Oral Pathology outstanding student award and completed a mini residency in the Advanced Education in General Dentistry department. Learning didn’t stop after graduating from dental school, Dr. Moody knew that incorporating dental implants into his practice was the right thing to do for his patients. He attended the prestigious Misch International Implant Institute where he was awarded a fellowship and mastership. Once a month for a year he flew to Atlanta Georgia to attend the AAID maxi-course residency at the Medical College of Georgia. That education and countless other courses and seminars gave Dr. Moody the knowledge and experience to become one the leading dental implantologists in the United States. He has earned Fellow and Diplomate status in the International Congress of Oral Implantologists, Fellow and Associate Fellow status in the American Academy of Implant Dentistry and is one of the youngest Diplomates in the American Board of Oral Implantology/implant dentistry. Dr. Moody is adjunct faculty at the University of Nebraska Medical Center and a Mentor at the Kois Center in Seattle Washington. Providing quality dental care to rural America is a priority of Dr. Moody's, he is the owner of Horizon West Dental group which has multiple offices in western Nebraska providing state of the art dental care with the latest in technology by some of the most highly trained dentists around. In 2008 Dr. Moody limited his practice to the field of dental implants by opening the first Dental Implant Center in Rapid City South Dakota. Today there are multiple centers in the Midwest providing cutting edge dental implant care to thousands of patients. Understanding how important continuing education is to today's general dentist, Dr. Moody lectures across the country and around the world as well as providing hands on training from his state of the art South Dakota Dental Implant Center in Rapid City South Dakota. Dr. Moody stays busy in his private practice and training dentists across the country and around the world. His real passion is for his family and friends. Christina, his wife of 20 years has been his biggest fan supporting his dreams and serving as business manager along with raising 2 amazing boys. Aaron is 19and is studying civil engineering at the University of Wyoming while Trent is 15 and already has an eye for business and the golf ball.
