While still more people gathered in the crowd, Jesus said to them, “This generation is an evil generation; it seeks a sign, but no sign will be given it, except the sign of Jonah.” Luke 11:29The crowd seemed to be a mixed bunch. First, there were those who wholeheartedly believed in Jesus. The Twelve, for example, left everything behind to follow Him. His mother and various other holy women believed in Him and were His faithful followers. But within the growing crowd, it appeared that there were many who questioned Jesus and wanted some form of proof of Who He was. Thus, they wanted a sign from Heaven.A sign from Heaven would have been some externally manifest proof of Who Jesus was. Granted, Jesus had already performed numerous miracles. But it seems that this was not enough. They wanted more—and that desire is a clear indication of a stubbornness of heart and a lack of faith. So Jesus could not and would not give them the sign they wanted.Instead, Jesus says that the only sign they will receive is the sign of Jonah. Recall that the sign of Jonah was not very appealing. He was thrown over the side of a boat and swallowed by a whale, where he remained for three days before being spit up on the shores of Nineveh.Jesus' sign would be similar. He would suffer at the hands of the religious leaders and civil authorities, be killed and be placed in a tomb. And then, three days later, He would rise. But His Resurrection was not one in which He came forth with rays of light for all to see; rather, His post-Resurrection appearances were to those who already manifested faith and already believed.The lesson for us is that God will not convince us of the matters of faith through powerful and Hollywood-like public manifestations of God's greatness. Instead, the “sign” we are offered is an invitation to die with Christ so that we can personally begin to experience the new life of the Resurrection. This gift of faith is interior, not publicly exterior. Our death to sin is something we personally and interiorly do, and the new life we receive can only be seen by others by the witness of our lives that are changed. Reflect, today, upon the true sign God has given you. If you are one who seems to be waiting for some manifest sign from our Lord, wait no longer. Look at the crucifix, see Jesus' suffering and death, and choose to follow Him in a death to all sin and selfishness. Die with Him, enter the tomb with Him and allow Him to bring you forth interiorly renewed this Lent, so that you can be transformed by this one and only sign from Heaven.My crucified Lord, I gaze upon the crucifix and see in Your death the greatest act of love ever known. Give me the grace I need to follow You to the tomb so that Your death will triumph over my sins. Free me, dear Lord, during the Lenten journey so that I will be able to fully share in Your new life of the Resurrection. Jesus, I trust in You. Amen. Old Testament: Isaiah 49:1-7 1Listen to me, O coastlands, pay attention, you peoples from far away! The ACPD’s Crash Reconstruction Team concluded that the vehicle driven by Salinas-Perez allegedly was being operated at an excessive speed when it collided with the one driven by Tilghman. Salinas-Perez was arrested Friday and is being held without bond at Albemarle-Charlottesville Regional Jail. Charlottesville warns of slower turnaround time for building permitsStaff shortages are causing the city of Charlottesville’s Department of Neighborhood Development Services to put a pause on building and trade inspections between May 31 and June 13. “The department acknowledges the inconvenience this may cause and appreciates everyone's patience and cooperation during this time,” reads a press release that went out Friday afternoon. That means “major delays” in the issuance of new building permits and new inspections. The release points to the Department of Neighborhood Development Service’s website for information about the city’s policy on third party inspections. “The 3rd party inspection policy/program allows substitute inspectorsto perform the daily inspections normally completed by Charlottesville Building Inspectors after our approval,” reads that form.There are several open positions on the city’s jobs board, including Building Code Official, which pays between $73,474 and $96,096 a year.  In the meantime, the release states that NDS will continue to process permits and inspections as quickly as possible. Governor Youngkin signs 23 bills, vetoes seven others Governor Glenn Youngkin has completed action on legislation that cleared both Houses of the General Assembly in this year’s regular session. Youngkin signed 23 bills to which his amendments had been reviewed by the legislature and vetoed seven others in which his recommendations were rejected in the House of the bill’s origin. The vetoed bills are:SB182 and HB339 would have allowed the City of Falls Church to allow anyone over the age of 18 to sit on a board or commission rather than a registered voter. Youngkin suggested adding a requirement the person be “legally present” in the United States. The Senate rejected that requirement and another more or less on party lines.  SB474 and HB 614 would have dropped a requirement that indigent parties post a bond to appeal on an unlawful detainer. Youngkin would have allowed a payment plan to pay off the bond over time. The Senate rejected that on party lines and the House of Delegates voted that recommendation down on a 35 to 65 vote. SB508 would have moved the administration of the Virginia Community Flood Preparedness Fund from the Department of Conservation and Recreation to the Virginia Soil and Water Conservation Board. Youngkin’s recommendations related to membership and what would constitute a quorum. “This legislation will have the unintended consequence of fragmenting our coastal resiliency efforts,” he stated in his veto explanation. HB384 would have protected state and local employees from being penalized for speaking on policy matters at public hearings. The bill is related to the firing of a teacher in Loudoun County, and Youngkin said in his explanation that he supports the idea in theory. “Despite the positive intentions, the legislation has practical implications for the effective management of state government that may lead to significant confusion when state employees comment during legislative or regulatory public comment periods,” he wrote.HB891 would have removed the term “alien” from Virginia Code as it related to non-citizens. For the full list of bills signed by the Governor, read the press release that went out Friday afternoon. For the full rules of how this works, consult Article V, Section 6 of the Virginia Constitution.  No ruling yet in federal case seeking Virginia House of Delegates race in 2022Sometimes, no news is still worth copy. It’s been over three weeks since the last motion was filed in the case of Goldman v. Brink. Richmond attorney Paul Goldman filed suit in federal court last year against the State Board of Elections arguing that House elections held last November would not be constitutional because they were based on the 2010 Census.Flash forward to now, when we’re just over five months away from when a House of Delegates election would be held if this case went the same way as a similar case in 1981 that led to Delegate races in 1981, 1982, and 1983. Goldman has argued the same principle applies, but first he still has had to convince the court that he has the legal standing to bring the case. On May 5, Judge David J. Novak warned Goldman to stop filing new motions after a request for the court to allow consideration of the leaked draft of a Supreme Court ruling that overturned constitutional protections for abortion was rejected. Earlier this week there were rumors Goldman would file a motion to withdraw the suit. Since then, there has been no action. You’ll have to listen in to find out at about this spot! Charlottesville City Council told of problems with implementing transportation projectsThe city of Charlottesville has planned and built most of the transportation infrastructure projects within city limits since 2005. Soon after Deputy City Manager for Operations Sam Sanders took on the role last summer, he noticed there were some performance issues that require a total reboot of the way the city undertakes this work.  “Some initial assessments when I first arrived here was that the development review process within [the Department of Neighborhood Development Services] needed some attention,” Sanders said. “And in doing that work since I’ve been here I’ve discovered it was more than just that. It was also looking closely as the Public Works / Engineering side of the house.” At a meeting of the Charlottesville City Council and the Planning Commission on May 24, Sanders said there was not a lot of institutional knowledge, and that there was a lot of work that needed to be done. First is to improve the city’s relationship with the Virginia Department of Transportation. (view the presentation) “The second being evaluating our financial management of projects with our project managers as well as our budget and finance team, and as well as assessing project management capacity,” Sanders said. The city has over $185 million in funds from VDOT that it has been awarded but not yet spent. These include four streetscape projects funded in the first two rounds of the Smart Scale process, five other projects funded in the second two, as well as projects funded through the VDOT revenue-sharing program. That figure also includes the $35.4 million Belmont Bridge project which is now under construction after over a decade of planning. The other projects still face delays.Sanders said the recommendations would seek a “right-sizing” of what the city can handle. He said Charlottesville could lose projects and make it harder to receive additional funding in the future. “A hatchet-approach would have been just to attempt to kill a projects and then try to go forward,” Sanders said. “Tonight’s approach is really a more surgical approach so we can not only get our arms around our challenges and reset budgets and timelines, we’re also attempting to position ourselves for a share of the massive pipeline of infrastructure dollars that are coming in the near future.” City Engineer Jack Dawson detailed all the improvements included in that $185 million, and some of that money came from sources that no longer exist or can’t adequately be traced.“Lots of our projects have been around for a long time and have sort of outlasted old grant programs, so very specifically the Belmont Bridge,” Dawson said. “That has a little bit of everything thrown in there. So some of the accounting does get trickier.” Dawson described the division’s responsibilities, and I’ll briefly mention two of them. Transportation planning involves making new designs comply with documents auch as the Streets That Work Plan, the Standards and Design Manual, and the Bike and Pedestrian Master Plan. Another overarching responsibility is for project management, and the list of duties for the Urban Construction Initiative process is extensive. “Request for Proposal and selection of consultants and contractors, accounting, grant management, reimbursement processes, consultant oversight, right of way coordination and negotiations and construction management,” Dawson said. “All UCI on those projects.” This paragraph corrected after further information: The city currently has four project managers, and each of them has 8.25 projects under their belt. Seven projects are currently unassigned. A transportation planner has been created in the Department of Neighborhood Development Services and that and other positions in public works are being advertised. The goal is to get the average number of project to 3.3 per manager. Institutional knowledge at the top level isn’t great which is perhaps understandable in a city with a lot of recent turnover at the executive level. For example, Dawson pointed to a project that has the name “Cville Signals” which is currently classified as a revenue-sharing program with funds that came from a previous project. This project has a $3.375 million estimate, but there’s a shortfall of nearly $2.2 million.“How do we get in such situations?” Dawson said. “That was used to conceive to use money from the leftover Solutions 29 money which, I, I don’t even know what that is, but that’s what they tell me.” Route 29 Solutions refers to a series of $230 million in projects that were planned and constructed after the Commonwealth Transportation Board canceled a 6.2 mile western bypass of U.S. 29 that had been a priority of the administration of Governor Bob McDonnell. An unfavorable ruling from the federal government as well as a change on the Albemarle Board of Supervisors effectively killed the project in early 2014 and all of the funding was planned through a process known as Route 29 Solutions. This resulted in the completion of:Construction of a grade separated intersection at Rio Road and U.S. 29The widening of U.S. 29 to six lanes between Polo Grounds Road and Ashwood BoulevardConstruction of Berkmar Drive Extended to Hollymead Town Center Leftover funds were recommended for future projects, including one that originally had the title “adaptive traffic signal technology.” The funding was authorized for that purpose by the Commonwealth Transportation Board in June 2014, but Dawson said there’s not a recent analysis of what the project is intended to do. Since the Route 29 Solutions planning work done in 2014, the city has been through five city managers. None of the City Councilors serving today were elected before 2019. And then there’s West Main Street, which started off as a $350,000 study authorized by Council in February 2013 that somehow grew into a $55 million project that has been defunded but still exists. Dawson said the current cost of construction is making it more likely that all of these projects will have cost overruns. “Now is a horrible time to price these things because there [are] just some construction materials that cannot be found,” Dawson said. As part of the right-sizing, Dawson recommends several projects be shelved and put on hold and used for future applications. These are:All four phases of the West Main StreetscapeThe aforementioned signals project Monticello and Ridge improvements Harris Road improvementsElliot Street improvements Preston / Grady project awarded $6.1 million in Smart Scale Round 4“We took the tack that we want to demonstrate to VDOT that we can complete projects,” Dawson said. Dawson said the purpose of the projects would continue to be evaluate The Monticello / Ridge project, for example, would be addressed during the Smart Scale project for Ridge Street.  He said the Department of Neighborhood Development Services will conduct a small area plan for the area of Preston and Grady before reapplying for more funding.See also: Council moves forward with application for Preston / Grady intersection, July 22, 2022In all, Dawson said the city will return about $12 million in Smart Scale projects that would be redistributed to other projects in VDOT’s Culpeper District. Dawson said he hopes this funding will be returned back to the city to deal with about $10 million in cost overruns for existing Smart Scale projects.  That decision is ultimately up to the Commonwealth Transportation Board. The city will also turn over to VDOT administration of a turn lane on U.S. 250 that will be related to improvements for the interseection at Hydraulic Road and U.S. 29.“We do as a city like to control our own projects so we can have input on the destiny on those projects and I do think this is a good one to ease the administrative burden on our staff,” Dawson said. Keeping the pieces movingDawson is also suggesting combining the two existing Smart Scale projects on the Ridge / Fifth Street corridor into one, and adding the project that comes out the ongoing efforts to reformat the four-lane highway that is Fifth Street. “While those have three different funding sources, we’re going to hope to combine them into one project and have a project manager that deals with those as one while we manage the finances in triplet to try and minimize overhead from a project management standpoint and maybe bid them all to one consultant,” Dawson said.That’s the approach VDOT took with both the Route 29 solutions projects as well as a suite of Smart Scale projects that Albemarle County was awarded in the second round. On Thursday, the city awarded bids for construction of two related projects on Rose Hill Drive and Rugby Avenue. Vess Excavating of Charlottesville bid $464,823 for the Rose Hill sidewalk project (UPC#108757) and Linco of Waynesboro will build intersection improvements at Rose Hill Drive and Rugby Avenue (UPC#108755). Linco bid $621,691.59. Dawson’s boss is Stacy Smalls, the relatively new director of the Public Works Department. He said there needs to be more transparency from the city.“We would like to present on VDOT project status to Council and the Planning Commission on a yearly basis,” Smalls said. “This incorporates accountability and transparency about our workload [and] the types of projects we are undertaking in what areas of the city we are improving with these particular projects.”  Smalls said the city will also move to create web pages for each project. In the meantime, if you’re interested in volunteering for cvillepedia on that aspect, I’ll be more than happy to speak with you and get you moving. Are grapes gathered from thornbushes, or figs from thistles? 17 So, every healthy tree bears good fruit, but the diseased tree bears bad fruit”. – Matthew 7:16-17“Be wary of false preachers who smile a lot, dripping with practiced sincerity. Chances are they are out to rip you off some way or other. Don't be impressed with charisma; look for character. Who preachers are is the main thing, not what they say. A genuine leader will never exploit your emotions or your pocketbook. – Matthew 7:15-20, The Message“Not everyone who says to me, ‘Lord, Lord,' will enter the kingdom of heaven, but the one who does the will of my Father who is in heaven.” – Matthew 7:21“Will of my father” = the Word or teachings of Jesus “Watch your life and doctrine [teachings] closely. Persevere in them, because if you do, you will save both yourself and your hearers.” – 1 Timothy 4:16“Paul and Silas finish teaching the Berean people and it says they “received the word [Paul's teaching] with all eagerness, examining the Scriptures daily to see if these things were so.” – Acts 17:10-11“22 On that day many will say to me, ‘Lord, Lord, did we not prophesy in your name, and cast out demons in your name, and do many mighty works in your name?' 23 And then will I declare to them, ‘I never knew you; depart from me, you workers of lawlessness.'” – Matthew 7:22-23When confronted with this passage as a pastor, my first inclination should be to “turn the text into a mirror,” to ask myself, “Am I the false prophet of this text? Do I have a public life that is admirable and a private life that does not follow what Jesus has taught in this Sermon?” –Scott McKnight In being watchful, we not only love and protect ourselves and Christ's community, but we protect the pastors, the teachers, and the preachers. We help our pastors catch the warning signs before they deviate from the narrow way. 24 “Everyone then who hears these words of mine and does them will be like a wise man who built his house on the rock. 25 And the rain fell, and the floods came, and the winds blew and beat on that house, but it did not fall, because it had been founded on the rock. 26 And everyone who hears these words of mine and does not do them will be like a foolish man who built his house on the sand. 27 And the rain fell, and the floods came, and the winds blew and beat against that house, and it fell, and great was the fall of it.” – Matthew 7:24-27“These words I speak to you are not incidental additions to your life, homeowner improvements to your standard of living. They are foundational words, words to build a life on.” – Matthew 7:24-25, The Message All three warnings concern what happens when we hear something but we do not put it into practice. And how did you get there?   Neil Bertrand  00:55 I started in the mid 90s. My wife got me in the business. And I had... I gravitated toward the financial side, started with the property management side, was naturally numbers-oriented. And it served me well.   Sam Wilson  01:17 And where are you now?   Neil Bertrand  01:19 So I'm with RGX invest, Executive Vice President and Partner in our assets. Ravi Katta is our CEO. We're an Austin-based institutional-style, vertically integrated investment firm.    Sam Wilson  01:30 And then how did you get there?   Neil Bertrand  01:32 Ravi and I actually met two and a half years ago, and we were both asked to participate in something called the Texas Multifamily Executive Forum. I joke that it's a group of owners, investors, C-suite guys, you know, a couple of private equity guys, and we meet every other Friday by Zoom. Half of the call is us griping about how everything is overpriced, and we can't find good deals. And the other half of the call is, you know, where do we go to find good deals. So during the course of those calls about the first year or so of it, Ravi and I realized that we had a lot of the same ideology, same mentality, both long term, very ambitious guys with kind of desire to help other people, learn what we do, impact their lives and grow. February of last year, we made it official, teamed up. And within 45 days, we had $1.4 billion of new development under contract. Man, you know, the rest, as they say, is history.   Sam Wilson  02:27 That's, you know, nobody just wakes up one day, you know, says hey, we're gonna form a partnership and then a month and a half later, you know, inks a $1.4 billion new development deal north of Austin, Texas. There's a lot of things that have gone into that I'm sure that you're downplaying. But let's talk about that project. I guess out of the, you know, break down that project for us. Why do you guys see the opportunity to be developing now versus where you see we are in the market? I think we were talking about, you know, here before we kicked off the episode that you kind of see it as a party that you know, people think never gonna end.    Neil Bertrand  03:06Right, right. The analogy I use was a bunch of 18-year-old rockstar wannabes playing the clubs every weekend, thinking that the party is never going to end, right.   Sam Wilson  03:07Right, right. Neil Bertrand  03:08When you look at the cities we're developing in, Leander Cedar Park and Lago Vista. Lago Vista: 76% plus population growth since the year 2000. Median income for the entire cities pushes $90,000,. Cedar Park: 205% population growth since the year 2000. Again, six digit, you know, median incomes in the sub market. Leander Springs: fastest growing city in America, 761% population growth since the year 2000. City-wide median income is six digits. The opportunity was great, we were able to purchase the land for all these deals pretty much off market. The Leander Springs project was actually a development that was already in play and we purchased out the guys that had put it together. But you know when you look at what we can build these deals for in cities that have five and eight year projected growth, I mean, 2019-2020, 4% population growth alone for Leander, okay. And when you look at where a lot of the growth is situated in Texas, you know, Dallas and Austin are really getting, reaping the benefits of that, and Houston and San Antonio are doing very well. But to kind of answer your original question, why develop now instead of buy? We're developing for much, much less than I can purchase a 2015 asset for in this market. And I'm talking in comparable locations, right? Half million dollar homes, six figure incomes. It just makes more sense right now to build. By the time, you know, you're looking at a 2015 asset, relatively brand-new construction right. But guess what? Your appliances and are nearing the end of their life expectancy for an apartment community. Depending on where you've built, you're probably starting to see some of those nice foundation issues that certain areas of Texas are known for. Your deferred maintenance is starting to creep in, right.?    Sam Wilson  05:10 Right.   Neil Bertrand  05:11 Do I buy for, you know, 330 a door? 2015 asset? Or do I build for 225 to 30 a door? It's a no brainer.   Sam Wilson  05:18 Sure. Yeah. I mean, just from a mathematical equation, it's a no brainer. What about time to bring product to market? I mean, a $1.4 billion project isn't a six month project.   Neil Bertrand  05:29 No, no. So we, Leander Springs will be a six year project and kind of what this project is. It's 78 acres, it's going to consist of three apartment communities totaling 1600 units, over 1 million square foot of office and retail, a 250 room hotel with a 20,000 square foot conference center. And all of that will be centered by a four acre crystal lagoon. And this will be the only publicly accessible four acre crystal lagoon in Central Texas. So we're basically building the ultimate live-work-play environment, right. And that's going to be built in probably four phases. Phase one is going to be the lagoon, the first apartment community with the retail, get the utilities stretched out there, take about 18 to 24 months from the first shovel in the ground to full lease-up, right? With the way that the markets are growing, and the population growth, and the fact that we're building such a unique product, you know, we're anticipating a very easy lease-up. If you take a look at the national average right now, similar class lease-ups are hitting about 50 to 70 units a month in high demand areas. So I'm always cautiously optimistic. But on this one, I'm just optimistic.   Sam Wilson  06:42 I like that. How are you guys funding this? I know you have a big background in the institutional space. So maybe this was just a hey, tee up the right partners, and then off you go. And we all get together and do it. But talk to us about that.   Neil Bertrand  06:56 So a year ago, Ravi and I started a fund. And it was basically a friends and family fund, but only for accredited investors, $30 million fund. And we basically have used that money to purchase the land for these acquisitions. So we're stable there. And yes, as we build project by project, we are engaging private equity groups and family offices, you know, from around the country and a few international groups as well.   Sam Wilson  07:23 Right. And so you've already kind of got this pipeline warmed up. This is the project, this is what we're doing. This is the expected capital. You know, it's not committed capital, hard capital yet, but it's people that have kind of given the preliminary nod that says, when it's time, yes, we want to participate.   Neil Bertrand  07:37 Right. And I'll be honest with you, this is the only project and I became a VP of acquisitions summer, sometime around 2015-2016. This is the only project where I have the private equity groups contacting me or contacting Ravi, like, hey, you guys, you guys ready? You guys gotta pay the numbers? Because, you know, the city of Leander is offering us a, you know, incredible tax incentive. Obviously, they see the benefit to this type of project. You've got tech companies moving in, hey, you have your office, you're living, you're shopping everything right here. You know, what else do you need?   Sam Wilson  08:10 Right. Yeah, absolutely. When you have investors calling you saying, hey, you ready? You ready for my capital? Yet? That's a great place to be. Let's talk about the market for a second, if there's a shift in the market, or if there's a shift in as you said, you know, when the 18-year-old rock band grew, you know, when the music stops, is there any fear that not committed capital won't be there when it's time?   Neil Bertrand  08:33 No, because the new development space right now is probably one of the safer areas to invest in because the returns are simply better, right? You're not going to get 20-25% IRR on an 80s value-add deal, right? You may get 18 at best, you're certainly not going to get it on anything built between 2015-2020, right? Again, you'll probably get 18 at best, unless you can come across a unicorn where the developer didn't care about the expenses. He just wanted to build the thing and sell it as soon as it was stabilized, and you can trim a lot of fat. So it's still going to be the safest bet. For a lot of that capital.   Sam Wilson  09:12 Yeah, no, I think that's really smart. And especially, you know, everybody always says that real estate is local, right? There's no such thing as the national real estate market. And we saw that even in 2008, that while, yes, maybe there was a lot of pain across the country. There were still markets that did really well. Some of those, I think, were actually in Texas. So you know, like you mentioned before, just following the population growth, I mean, that's astounding population growth. So not seeing that kind of wane as well, I think is really intriguing, and also not "motivating," what's the word I'm looking for here, but further reason to keep doing what you're doing. Tell me about the buildout side of things. I mean, that's a lot of projects and a lot of moving parts and people to manage. How have you guys built a team around you? I know it was just the two of you, I guess, not too terribly long ago. You need a lot of support staff to make this thing go round.  Neil Bertrand  10:00Right. So if you're familiar with The Domain project in Austin, once again, very large, nationally-recognized live-work-play development, we've engaged the big players who are involved in that project: architects, project managers, developers, engineers, I mean, literally the same, just probably about 80-70, 80% of that Domain team, we've engaged for this project, because when you're doing something like this, you want the best of the best, you don't want the guys who started an engineering firm last year, right? Or who read an engineering book and think they can do it, you know. We want the big names, the big guns. Sam Wilson  10:35Yeah, that makes a lot of sense, you know, to go out and find talent that's already done it. What are some risks that you feel like in this development project or in development as a whole, that you guys kind of see, you say, hey, these are some risks that either we can or cannot compensate for? Neil Bertrand  10:51 I think right now, it's going to be supply chain, and pricing, right? Obviously, we're keeping an eye on that, lumber kind of fluctuating up and down, up and down,  labor shortages. Those are the type of things that can impact our numbers. But again, when you're working with these large groups that have a huge network and can command great pricing, you have a buffer, right? You don't have 100% guarantee, but you have a very good buffer.  Sam Wilson  11:18Yeah, I would imagine that's absolutely true. One of things we talked about was that one of the things you'd love to do is to inspire others to grow and lead an impactful life. What does that mean?  Neil Bertrand  11:31So there are a lot of people who, Ravi, of course, being Indian, I think, you know, the Indian community, lots of tech entrepreneurs, medical community, and then just even outside of the Indian community, a lot of people, great entrepreneurs, I mean, I was talking to a guy who was the VP of cybersecurity, all in, you know, pulling down 600,000 a year, but this much time to learn about real estate, right? The same thing with tech entrepreneurs, IT guys, doctors, no time to really, really learn. And when you take a look at what is out there, and I'm not disparaging any of the groups, but let's just be perfectly honest. The business of a mentor group is attracting and retaining students. That's first and foremost. Okay. Second is teaching you about real estate. So that's their primary concern. How do I attract and retain students? We're not gurus, we're not mentors, we don't want to be. You know, I make the comment, if I'm the smartest guy in the room that I need to find a new room. And even after 25 years, I still think that. I don't want to be the smartest guy in the room. So we want to help people to come alongside us, give them an opportunity, you know, they're aspiring GPs give them an opportunity to invest with us. You don't pay us, you invest with us. And you work side by side. You shadow us, you learn everything, you learn how to underwrite on a model that has been sent to Blackstone, and AllianceBernstein, and Prudential, and Northwestern Mutual Life, okay? It's not on a four tab underwriting model that is going to spit out the most erroneous returns you can imagine. And if I say that with a bit of sarcasm and loathing, it's there, because that hurts people. Right? What you don't know will hurt you.   Sam Wilson  13:14That is awesome. I love that. What does that mean practically? I mean, because there's only so many hours in your day. And there has to be some sort of return on investment for you guys, when you bring on these, I'm gonna call it mentees, even though it's not right... You don't do a mentor program.   Neil Bertrand  13:31Yeah. So for us, one is being very selective, right? You're not paying us to be coaches. So we're not doing this for everybody. We want people who, you know, first we want to understand your why and your why needs to be two things. My why is simple, I have to be somewhere after this call. If I don't make it there, my family is taken care of, okay? The second thing is, what do you want to do outside of yourself? Okay, it's great to have, you know, 10-15, $20 million net worth and pull down big money, but what are you doing to help other people, right? And so we want to bring in like-minded people, a very select group, and just kind of put them through a six month program, where they're analyzing deals, and we're explaining to them why things work, why things don't work, you know. In terms of time, if something was worth that you make the time, right, and that's what we want from the people that we will bring in as these Co-GP. I hate to use the word trainee, because it just doesn't sound right. You know, come stand shoulder to shoulder with us, I learn how to do things, and I hate... I'm going to use this phrase and I don't care who gets offended, learn how to do things the correct way.   Sam Wilson  14:37I love it. And that's so absolutely necessary. And I think that's very valuable what you are doing because, and I say this in the show all the time, unapologetically, that if you are going to hire a mentor, then... And I know you're not a mentor in the traditional sense, but if you are gonna go that route, you've got to find somebody that is active in the space, that is buying and is doing it. Run from the guru, what I call the "guru but no do" person. It's like the real estate industry is fraught with that, it is I'm with you. It just kind of soured my stomach like, oh my god.   Neil Bertrand  15:10I make sure I say this on every interview or podcast, you know. I say this, before you give your money to somebody, I want you to think about something. Before you give your money to a guru, or a syndicator, or a deal sponsor, heck, before you give your money to an institutional investor, in the state of Texas, there was more education, licensing and recertification required to cut hair than there is to raise money for $20 million asset.  Sam Wilson  15:36I know it. Neil Bertrand  15:36And that is a sad, sad fact, right? You know, the best thing about real estate, anybody can do it. The worst thing about real estate is, anybody can do it. And you know, when you have enough people stomping around and puffing their chest like they're experts, and they have great marketing prowess, people buy, you know, they drink the Kool Aid. Sam Wilson  15:55Yeah. And people get hurt as well. I mean, that's in the end, there's a lot of activity and very little forward momentum. And I think that's one of the things maybe you're trying to solve there, is actually putting people in a position to make meaningful progress. Neil Bertrand  16:08Yeah.  Sam Wilson  16:08I think that's absolutely cool. And I love the idea there of growing and leading an impactful life. So thanks for taking the time to break that down. Neil, appreciate having you come on the show. This has been great. I love the projects you guys are taking down. That's, what do they call that, massive action in a very short period of time? Yes. And a lot of people, you know, a lot of experts, maybe journalists, all the kinds of, you know, the public in general have a lot of doubt about whether it's possible and you yourself know that even if it's a, non-normal set, not empty set of success, it's still unlikely or very difficult. Like where do you go to both personally, intellectually as an engineer, as a team, like for source of strength needed to sort of persevere through this and to keep going with the project, take it to completion. 2 00:24:49I suppose the strength. Hmm. I just really not how I think about things. I mean, for me, it's simply this, this is something that is important to get done, and we, we should just keep doing it or die trying, and I, I don't need, I source of strength. So 0 00:25:07Quitting is not even like, I'm 2 00:25:10Just not, it's not in my nature. Okay. And I, I don't care about optimism or pessimism, fuck that. We're going to get it done. Gotta to get it done. 0 00:25:23Can you then zoom back in to specific problems with Starship or any engineering problems you work on? Can you try to introspect your particular biologic when you're in that network, your thinking process, and describe how you think through problems, the different engineering and design problems. Is there like a systematic process you've spoken about first principles thinking kind of, 2 00:25:45Well, you know, like saying like, like physics is low and everything else was a recommendation. I'm like, I've met a lot of people that can break the law, but I, I have never met anyone who could break physics. So, so first for any kind of technology problem, you have to sort of just make sure you're not violating physics. And, you know, first principles analysis, I think, is something that can be applied to really any walk of life, any anything really? It's just, it's, it's really just saying, you know, let's, let's boil something down to the most fundamental principles. 2 00:26:29The things that we are most confident are true at a foundational level, and that sits your at your sets, your axiomatic base, and then you reason up from there. And then you cross check your conclusion against the, the axiomatic truth. So, you know, some basics in physics would be like, oh, you Vida and conservation of energy or momentum or something like that, you know, then you're slugging to work. So that's yeah. So that's just to establish it. Is it, is it, is it possible? And then another good physics tool is thinking about things in the limit. If you, if you take a particular thing and you scale it to a very large number or to very small number, how does, how does things change 0 00:27:17Like temporary, like in number of things, you manufacturer, something like that. And then in time, 2 00:27:23Yeah. Like, let's say, take example of like, like manufacturing, which I think is just a very underrated problem. And, and like I said, it's, it's much harder to take a, an advanced technology product and bring it into volume manufacturing than it is to design it in the first place. My more's magnitude. So, so let's say, you're trying to figure out is like, why is this, this part or product expensive? Is it because of something fundamentally foolish that we're doing? Or is it because our volume is too low? And so then you say, okay, well, what if our volume was a million units a year? 2 00:28:05Is it still expensive? That's what I'm invaluable thinking about things to the limit. If it's too expensive at a million units a year, then volume is not the reason why your thing is expensive. There's something fundamental about design. 0 00:28:16And then you then can focus on the reducing complexity or something like that. 2 00:28:19We could change the design to change the chains apart to be something that is not fundamentally expensive, but like, that's a common thing in rocketry. Cause the, the unit volume is relatively low. And so a common excuse would be well, it's expensive because our unit volume is low. And if we were in like automotive or something like that, or consumer electronics, then our costs would be lower on like unlike. Okay. So let's say now you're making a million units a year. Is it still expensive? The answer is yes. Then economies of scale are not the issue. 0 00:28:53Do you throw into manufacturing? Do you throw like supply chain, you talked about resources and materials and stuff like that. Do you throw that into the calculation of trying to reason from first principles? Like how are we going to make the supply chain work here? Yeah, yeah. And then the cost of materials, things like that, or is that too? 2 00:29:10Exactly. So like another, like a good example, I, of thinking about things in the limit is if you take any, you know, any, any product, a machine or whatever, like take a rocket or whatever, and say, if you've got, if you look at the raw raw materials in the rocket, so you're going to have like an aluminum steel titanium in canal, especially specialty alloys, copper. And you say, what are the, what's the weight of the constituent elements of each of these elements and what is their own material value? 2 00:29:54And that sets the asymptotic limit for how low the cost of the vehicle can be, unless you change the materials. So, and then when you do that, call it like maybe the magic one number or something like that. So that would be like, if you had the, you know, like just a pile of these raw materials here, and you could wave a magic wand and rearrange the atoms into the final shape, that would be the lowest possible cost that you could make this thing for, unless you change the materials. So then, and that is always, almost always a very low number. So then the what's actually causing these to be expensive is how you put the atoms into the desired shape. 0 00:30:37Yeah. Actually, if you don't mind me taking a tiny tangent, had a, I often talked to Jim Keller, who's somebody that work with use. 2 00:30:45Yeah. Jim was a great work at Tesla. 0 00:30:49So I suppose he carries the flame of the same kind of thinking that you're, you're talking about now. And I, I guess I see the same thing at Tesla and, and space X folks who work there, they kind of learn this way of thinking and it kinda becomes obvious almost. But anyway, I had argument, not argument. He educated me about how cheap it might be to manufacture a Tesla bought. We just, we had an argument. What is, how can you reduce the cost of scale of producing a robot? Because, so I got an, a chance to interact quite a bit, obviously in, in the academic circles with human robots and then my Boston dynamics and stuff like that. 0 00:31:33And then they're very expensive to build. And then Jim kind of schooled me on saying like, okay, like this kind of first principles thinking of how can we get the cost of manufacture down, I suppose you do that. You have done that kind of thing. If a Tesla bought in for all kinds of all kinds of complex systems that are traditionally seen as complex, and you say, okay, how can we simplify everything now? 2 00:31:58Yeah. I mean, I think if you, if you are really good at manufacturing, you can basically make at high volume, you can basically make anything for a cost that asymptotically approaches is the raw material value of the constituents. Plus any intellectual property that you need to license anything. Right. But it's, it's hard. It's not like that's a very hard thing to do, but it is possible for anything. Anything in volume can be made of, like I said, for a cost that asymptotically approaches this raw material constituents plus intellectual property license rights. So what will often happen in trying to design a product is people will sought with the tools and parts and methods that they are familiar with and then, and try to create a product using their existing tools and methods. 2 00:32:52The other way to think about it is actually imagine the, try to imagine the platonic ideal of the perfect product or technology, whatever it might be. And so what is this, what is the perfect arrangement of atoms that would be the, the best possible product. And now that are trying to figure out how to get the items in that shape. 0 00:33:15I mean, it's, it sounds, and it's almost like Rick and Morty absurd until you start to really think about it. And you really should think about it in this way, because everything else has kind of, if you think you, you might fall victim to the momentum of the way things were done in the past, unless you think in this way, 2 00:33:37Well, just as a function of inertia, people will want to use the same tools and methods that they are familiar with. They just that's what they'll do by default. Yeah. And then that, that will lead to an outcome of things that can be made with those tools and methods, but is unlikely to be the platonic ideal of the perfect product. So then, so that's why it's good to think of things in both directions. Like what can we build with the tools that we have, but then, but, but also what is the, what is the perfect, the theoretical perfect product look like? And, and that, that theoretical poet part is going to be a moving target, because as you learn more the definition of, or for that perfect product, what will change because you don't actually know what the perfect product is, but you can successfully approximate a more perfect product. 2 00:34:25So thinking about it like that, and then saying, okay, now what tools, methods, materials, whatever do we need to create in order to get the atoms in that shape? Fitbit for people rarely think about it that way, but it's a powerful tool. 0  00:34:44

“Even though, I will” “Remember that person that gave up? Neither does anyone else!” (Reality of life!) A very good morning to all you beautiful, blessed children of the Most High! It is once again my priviledge & honour, to share with you, what I believe God, has laid upon my heart … a “now Word” for many. As I believe that many people across the world, saved and unsaved, are facing extremely tough and challenging times!! Amen anyone? So, before we get into our sermon for today, let us just bring this morning to the Lord in prayer. “Opening prayer” Many of you that knows me well, will know that I am quite fascinated or intrigued by super-natural human achievements, and that I read up on the subject quite often. And today I would just like to share with you briefly, on an achievement that is not only worthy to be mentioned, but an achievement that can be used as a life lesson … a tenacious faith statement, which declares that: “Even though, I will” You see church, on 3rd June 2017, Alex Honnold stood in front of a 3000 foot vertical granite rock, called El Capitan, in the Yosimite National Park in California, and after 10 years of dreaming, after being told that it cannot be done, nobody has ever done that, it's way too dangerous, one mistake – certain death! (over 30 fatalities). And looking up to that sheer size of that granite face, Alex Honnold started to “Free Solo El Capitan” without any ropes & any safety gear. On that bright morning, I can imagine Alex saying: “Even though … I will”…  well, it took him just over 4 hours to conquer El Capitan, the 1st human being to free solo this giant of a rock and carved his name in the annals of mountaineering, and great human achievements. So, this morning I would like you to turn your Bibles to Habakkuk 3: 17-18(NLT) – 17Even though the fig trees have no blossoms, and there are no grapes on the vines; even though the olive crop fails, and the fields lie empty and barren; even though the flocks die in the fields, and the cattle barns are empty, 18yet I will rejoice in the LORD! I will be joyful in the God of my salvation! Once again, we are reminded, this time through Scripture, that “Even though, I will” You see, Habakkuk trusted God, he had his faith rooted in God, he had the assurance that God can be trusted, no matter what (somebody listen up…) God can be trusted, no matter what you're facing right now! Even though you're in the lowest of valleys, in the eye of the storm …and no idea of when and how it will end, yet you believe by faith, that God will come through for you … “Even though, I will!” Even King David, who penned many of the Psalms, proclaimed boldly in that well known Psalm 23:4, Even though I walk through the (sunless) valley of the shadow of death, I WILL fear no evil! Even though I have the odds stacked against me, I will trust in the God of my salvation! I will say of the Lord, Psalm 91:2 - “He is my refuge and my fortress, my God in whom I trust” (Even though, I will!) Please allow me to take you to around midnight, to a dungeon (an underground prison cell) in Phillipi in Acts 16:25-34(NIV) – 25About midnight Paul and Silas were praying and singing hymns to God, and the other prisoners were listening to them. 26Suddenly there was such a violent earthquake that the foundations of the prison were shaken. At once all the prison doors flew open, and everyone's chains came loose. 27The jailer woke up, and when he saw the prison doors open, he drew his sword and was about to kill himself because he though the prisoners had escaped. 28But Paul shouted, “Don't harm yourself! We are all here!” 29The jailer called for lights, rushed in and fell trembling before Paul and Silas. 30He then brought them out and asked, “Sirs, what must I do to be saved?” 31They replied, “Believe in the Lord Jesus, and you will be saved- you and your household.” 32Then they spoke the word of the Lord to him and to all the others in his house. 33At that hour of the night the jailer took them and washed their wounds; then immediately he and all his household were baptized. 34The jailer brought them into his house and set a meal before them; he was filled with joy because he had come to believe in God-he and his whole household. Paul & Silas had the odds stacked against them …. bound in chains with no possibility of escape …. beaten and bruised, they used the most effective weapon in a Believers arsenal, they started singing and praying unto their God! Verse 25 You see church, Paul & Silas made their minds up, they made faith declarations that, “Even though, I will” They had all the reason in the world to be miserable, grumpy, moody & discouraged! But they trusted God, irrespective of insurmountable circumstances & conditions, and God proved to them, and to us through His Word, that He is the God of the super-natural … always was, is and always will be! There are still so many Bible characters that I can mention Church, Noah, Daniel, Job to name but a few, who all adopted the mindset & attitude that, “Even though, I will.” My challenge to each one of you is simply this ….. When last did you look at your mountain, that situation that you have no control over? Well it's time to say to what ever you're facing right now: “Even though, I will.”

Welcome 1.32How empty nesting can be a major trigger for changing the direction of Karen's own life 4.34There are so many things that we as women have in our skill sets that we just take for granted and don't realize the value of them. 6.22One of the biggest physical changes is our decreased ability to just push through and make stuff happen. And so we are invited to face the fact that you cannot continue to push through like you have, your body just is not going to allow you to do that anymore. And so there's the invitation for the lessons in that. 9.29The 4 Stage of Transition 18.02 The Red Stage - there is an ending of some kind. And so, you know, for many of us, it can be when children leave home, when you have your last period, when you have your first hot flash, you know. Endings are almost always something that takes time.  The Blue Stage -the time when you start to say, I'm not that anymore. And so that's where that grieving comes in.I don't know who I am. The Gospel of John 2021 Part One: The Glory of the Son By Louie Marsh, 4-18-2021   Intro – 4 cartoons – last one robbed left with bad sheet.   The Glory of Jesus:   1) Jesus is eternally GOD.   “1In the beginning was the Word, and the Word was with God, and the Word was God. 2He was in the beginning with God. 3All things were made through him, and without him was not any thing made that was made.” (John 1:1–3, ESV)   In the beginning (ἐν ἀρχῃ [en archēi]). Ἀρχη [Archē] is definite, though anarthrous like our at home, in town, and the similar Hebrew be reshith [bərēʾšîṯ; בְּרֵאשִׁית] in Gen. 1:1. There is no argument here to prove the existence of God any more than in Genesis. Three times in this sentence John uses this imperfect of εἰμι [eimi] to be which conveys no idea of origin for God or for the Logos, simply continuous existence.   The Word (ὁ λογος [ho logos]). old word in Homer to lay by, to collect, to put words side by side, to speak, to express an opinion. Λογος [Logos] is common for reason as well as speech. Heraclitus used it for the principle which controls the universe. The Stoics employed it for the soul of the world (ἀνιμα μυνδι [anima mundi]) Marcus Aurelius used σπερματικος λογος [spermatikos logos] for the generative principle in nature.   At any rate John’s standpoint is that of the Old Testament and not that of the Stoics nor even of Philo who uses the term Λογος [Logos]   It therefore signifies both the outward form by which the inward thought is expressed, and the inward thought itself, the Latin oratio and ratio: compare the Italian ragionare, “to think” and “to speak.” As signifying the outward form it is never used in the merely grammatical sense, as simply the name of a thing or act (ἔπος, ὄνομα, ῥῆμα), but means a word as the thing referred to: the material, not the formal part: a word as embodying a conception or idea   As signifying the inward thought, it denotes the faculty of thinking and reasoning (Heb. 4:12); regard or consideration (Acts 20:24); reckoning, account (Philip. 4:15, 17; Heb. 4:13); cause or reason (Acts 10:29).   Vincent (1887) sums this up nicely for us:   As Logos has the double meaning of thought and speech, so Christ is related to God as the word to the idea, the word being not merely a name for the idea, but the idea itself expressed. The thought is the inward word...   The Logos of John is the real, personal God (1:1), the Word, who was originally before the creation with God, and was God, one in essence and nature, yet personally distinct (1:1, 18); the revealer and interpreter of the hidden being of God; the reflection and visible image of God, and the organ of all His manifestations to the world...   He made all things, proceeding personally from God for the accomplishment of the act of creation (1:3), and became man in the person of Jesus Christ, accomplishing the redemption of the world. -   With God (προς τον θεον [pros ton theon]). Though existing eternally with God the Logos was in perfect fellowship with God. Προς [Pros] with the accusative presents a plane of equality and intimacy, face to face with each other.   And the Word was God (και θεος ἠν ὁ λογος [kai theos ēn ho logos]). By exact and careful language John denied Sabellianism by not saying ὁ θεος ἠν ὁ λογος [ho theos ēn ho logos]. The subject is made plain by the article (ὁ λογος [ho logos]) and the predicate without it (θεος [theos]) just as in John 4:24 πνευμα ὁ θεος [pneuma ho theos] can only mean “God is spirit,” not “spirit is God.” So in 1 John 4:16 ὁ θεος ἀγαπη ἐστιν [ho theos agapē estin] can only mean “God is love,” not “love is God” as a so-called Christian scientist would confusedly say. For the article with the predicate see Robertson, Grammar, pp. 767f. So in John 1:14 ὁ Λογος σαρξ ἐγενετο [ho Logos sarx egeneto], “the Word became flesh,” not “the flesh became Word.”   2) Jesus is the CREATOR of the universe.   3All things were made through him, and without him was not any thing made that was made.” (John 1:3, ESV)   3) Jesus is the LIFE & LIGHT of all people.   “4In him was life, and the life was the light of men. 5The light shines in the darkness, and the darkness has not overcome it. 6There was a man sent from God, whose name was John. 7He came as a witness, to bear witness about the light, that all might believe through him. 8He was not the light, but came to bear witness about the light. 9The true light, which gives light to everyone, was coming into the world.” (John 1:4–9, ESV)   Jesus is our   “10He was in the world, and the world was made through him, yet the world did not know him. 11He came to his own, and his own people did not receive him. 12But to all who did receive him, who believed in his name, he gave the right to become children of God, 13who were born, not of blood nor of the will of the flesh nor of the will of man, but of God.” (John 1:10–13, ESV)   Jesus alone reveals who & what GOD   “14And the Word became flesh and dwelt among us, and we have seen his glory, glory as of the only Son from the Father, full of grace and truth. 15(John bore witness about him, and cried out, “This was he of whom I said, ‘He who comes after me ranks before me, because he was before me.’ ”) 16For from his fullness we have all received, grace upon grace. 17For the law was given through Moses; grace and truth came through Jesus Christ. 18No one has ever seen God; the only God, who is at the Father’s side, he has made him known.” (John 1:14–18, ESV)   4) Jesus is the core all true Christian TESTIMONY.   “29The next day he saw Jesus coming toward him, and said, “Behold, the Lamb of God, who takes away the sin of the world! 30This is he of whom I said, ‘After me comes a man who ranks before me, because he was before me.’ 31I myself did not know him, but for this purpose I came baptizing with water, that he might be revealed to Israel.”” (John 1:29–31, ESV)

While still more people gathered in the crowd, Jesus said to them, “This generation is an evil generation; it seeks a sign, but no sign will be given it, except the sign of Jonah.” Luke 11:29The crowd seemed to be a mixed bunch. First, there were those who wholeheartedly believed in Jesus. The Twelve, for example, left everything behind to follow Him. His mother and various other holy women believed in Him and were His faithful followers. But within the growing crowd, it appeared that there were many who questioned Jesus and wanted some form of proof of Who He was. Thus, they wanted a sign from Heaven.A sign from Heaven would have been some externally manifest proof of Who Jesus was. Granted, Jesus had already performed numerous miracles. But it seems that this was not enough. They wanted more—and that desire is a clear indication of a stubbornness of heart and a lack of faith. So Jesus could not and would not give them the sign they wanted.Instead, Jesus says that the only sign they will receive is the sign of Jonah. Recall that the sign of Jonah was not very appealing. He was thrown over the side of a boat and swallowed by a whale, where he remained for three days before being spit up on the shores of Nineveh.Jesus’ sign would be similar. He would suffer at the hands of the religious leaders and civil authorities, be killed and be placed in a tomb. And then, three days later, He would rise. But His Resurrection was not one in which He came forth with rays of light for all to see; rather, His post-Resurrection appearances were to those who already manifested faith and already believed.The lesson for us is that God will not convince us of the matters of faith through powerful and Hollywood-like public manifestations of God’s greatness. Instead, the “sign” we are offered is an invitation to die with Christ so that we can personally begin to experience the new life of the Resurrection. This gift of faith is interior, not publicly exterior. Our death to sin is something we personally and interiorly do, and the new life we receive can only be seen by others by the witness of our lives that are changed.Reflect, today, upon the true sign God has given you. If you are one who seems to be waiting for some manifest sign from our Lord, wait no longer. Look at the crucifix, see Jesus’ suffering and death, and choose to follow Him in a death to all sin and selfishness. Die with Him, enter the tomb with Him and allow Him to bring you forth interiorly renewed this Lent, so that you can be transformed by this one and only sign from Heaven.My crucified Lord, I gaze upon the crucifix and see in Your death the greatest act of love ever known. Give me the grace I need to follow You to the tomb so that Your death will triumph over my sins. Free me, dear Lord, during the Lenten journey so that I will be able to fully share in Your new life of the Resurrection. The friend of the bridegroom, who stands and hears him, rejoices greatly at the bridegrooms voice. Therefore this joy of mine is now complete. 30He must increase, but I must decrease. 31He who comes from above is above all. He who is of the earth belongs to the earth and speaks in an earthly way. Welcome everyone, I'm Jim Frazier of ARCA Advisory Group, and this is the Smart City Podcast. Today, we have a panel discussion with some with, with some intriguing end users of Smart City Technology.0:15We have Kevin Comstock, Smart Cities, Director of the City of Chattanooga, as well as doctor Melissa Wiley, who's a data analyst for the city of Gainesville, Florida. Welcome to both of you, love, Thank you, Jim.0:31OK, well, thanks for joining us today.0:34Um, there's been a lot lot published and discussed about Smart Cities. Much of its vaporware Can can each of you share some? You know, interesting projects that actually are happening on the ground and in both Chattanooga and Gainesville.0:53Sure, Be happy to. one of the, we've got three major projects are three major activities that we've got going on here in Chattanooga. The first one is a collaborative of different governmental agencies, academia, hospitals, health care people, the electric power board here. The individuals that installed our fiber network about 10 years ago, that created the gig city.1:24So, that group is kinda working together to identify opportunities in smart cities more from an economic development perspective and to help bring technology and research to our universities here. So, which leads into the first or the next project, which is our Testbed. The city and the University of Tennessee Chattanooga have built a living laboratory on one of our corridors here in town.1:51It's about a mile and a half long, has 11 intersections on it, where we have deployed numerous sensors for vehicle, detection, air quality detection, mckusick detection, to get a very good sense of how that corridor or operates from an urban perspective. Some of the things that we're doing there are actually starting to test out some of the ... technologies for live spat, challenge the signal facing and timing transmission between vehicles and infrastructure and from the infrastructure back to the vehicles. So that's been going on here for about 18 months, now.2:29The next project we've got is a collaborative project with the Oak Ridge National Labs, and the National Renewable Energy Lab on a digital twin here in the community, which is computer simulation of our entire city, basically. And the primary points that they're looking at with that is the traffic system, how we can reduce emissions, are improved fuel economy, reduced energy, use this as a department, event, US Department of Energy project. So, but it's, it's in its second year now, they're getting ready to roll out the next two years of the project. And they're expanding that to be much more of a regional perspective than the one specific corridor that they've identified. And I've been working on for the past two years. Well, Kevin, let me jump in that, That, that's fascinating.3:23It's a Department of Energy project that is building a Digital Twin with a focus on your transportation network, correct?3:33And it didn't come from the U S D O T? correct.3:39I don't get into politics. That's that's. That's it, That Melissa, there's another, in gainesville's a big university town.3:50Yeah. And there's a there's a lot happening there. I know, in the Smart City domain. Radical Prayer LifeThe Purpose of Prayer                        Matthew 6: 9 – 10NIV  Kingdom – Will – Earth – Heaven  Why should we pray if God knows your every need? Why should we pray if God is Sovereign (All-Powerful)? The process of ManGenesis 2:7, Palms 24: 1 – 4The Authority of Man-Kind is delegated not sovereign (Man has been given the authority to manage or governed the earth Not the Owners  The purpose of ManGenesis 1:26 - 31 NIV, Matthew 7: 28 – 29The authority of Man comes from the Lord; the stronger the connection the clearer the authority!This concept of a Spirit Man (Hu-man) was created especially to Rule over (manage) the earth!  After Adam (Man) sinned God left His earth as Humans connected their authority to the kingdom of darkness!  Without a dirt body; God will not exercise His sovereign authority on planet earth!  The Governance of the earth was designed for God and Man partnership!  “Without God man cannot without man God will not”   (Abraham & Sodom, Noah & Ark)  ConclusionThe Chief Purpose of Prayer is to usher in the Kingdom of God into your life!  In The Kingdom of God is everything you need  (Your needs are already met but through the Kingdom of God)  The Will of God is connected to His Kingdom coming to your Life; His Will Follow His Kingdom!Jesus prayed with such consistency and fervency because Prayer opens portals or dimensions from this realm (planet earth to spiritual realms) the Kingdom of God. Prayer without Revelation of the Kingdom of God will bring great frustration; the will of God is revealed in His Kingdom.   Action Plan:Pray for the passion to study God’s Word return to you and that the secrets of the Kingdom will be revealed to you!

John 1:29–42a     29The next day [John] saw Jesus coming toward him, and said, “Behold, the Lamb of God, who takes away the sin of the world! 30This is he of whom I said, ‘After me comes a man who ranks before me, because he was before me.’ 31I myself did not know him, but for this purpose I came baptizing with water, that he might be revealed to Israel.” 32And John bore witness: “I saw the Spirit descend from heaven like a dove, and it remained on him. 33I myself did not know him, but he who sent me to baptize with water said to me, ‘He on whom you see the Spirit descend and remain, this is he who baptizes with the Holy Spirit.’ 34And I have seen and have borne witness that this is the Son of God.”     35The next day again John was standing with two of his disciples, 36and he looked at Jesus as he walked by and said, “Behold, the Lamb of God!” 37The two disciples heard him say this, and they followed Jesus. 38Jesus turned and saw them following and said to them, “What are you seeking?” And they said to him, “Rabbi” (which means Teacher), “where are you staying?” 39He said to them, “Come and you will see.” So they came and saw where he was staying, and they stayed with him that day, for it was about the tenth hour. 40One of the two who heard John speak and followed Jesus was Andrew, Simon Peter’s brother. 41He first found his own brother Simon and said to him, “We have found the Messiah” (which means Christ). 42He brought him to Jesus.

  Psalm 67:1-7 & John 14:23-29The sixth Sunday of Easter we find our Savior preparing his servants for what is about to happen. There is a very disturbing time that awaits them in the departure of their Master, Teacher, Friend, and Lord, Jesus. Jesus warns them about his leaving, but he seeks to shape their point of view. He tells them, "Peace I leave with you; my peace I give you.”  Peace is a gift from Christ. When you find that you are in trouble or about to receive some upsetting news, it is good to know that Jesus has said, “ Peace I leave with you…” Peace is not the absence of war, but it is deep security and being in harmony with God and men. How do we exercise this peace? By obeying his teaching. What is the confidence that we will have this peace? The Son and Father will make their home in you. On what grounds can you be at peace? It is because Jesus is going away and coming back to us. The peace Jesus left us is pictured in the Lord’s Table where the drama of Christ’s departure, peacemaking, and return are on full display as we obey his teachings in eating the bread and drinking the cup. It is in the Table of our Lord that his ways are made known on the earth and his salvation among all nations.  Whatever may come our way, the peace of Christ that he has left with us, tells us God has been gracious to us, has blessed us, and has made his face shine upon us, and his peace will never be taken from us.

Text: Romans 8:29The term firstborn is a fascinating word study, particularly in the NT. Jesus is the firstborn of creation, of the dead, and of the new order, which he purchased with His own blood. Jesus being the firstborn of many brothers is the powerful result of God's unswerving commitment to conform us to the image of Jesus Christ. It yields strong Christian comfort and encouragement and it's something I don't hear many talking about. We definitely need to understand it and receive it now, during this challenging time for us all.

These timeless truths give us hope so that we will… Never Be Disturbed – Proverbs [10:28]-32 How can we have hope for each day so that we will never be disturbed? It sounds like a difficult objective to achieve. Let's start with verse 28 and find out. 28The hopes of the godly result in happiness, but the expectations of the wicked come to nothing. We all have hopes and dreams. For some they may be large and bright, but for others just making it through another day is their hope. If we have our hope in God, then even if our daily outlook is not what we would desire, we can find happiness because our hope is not based on ourselves or others that may have influence over us. Our hopes, dreams, and impact, are for an eternal reward, regardless of how small it may appear in the eyes of the world. Even the smallest act of kindness or help that provides hope for another will ripple through eternity. Contrasting to this, the expectations of those people that do not have their hope in God will all be for nothing. If all of our dreams and ambition are for this world only, then everything that we hope for will eventually die out and have no eternal value. https://wisdom-trek.com/wp-content/uploads/2016/04/c69ed8f81425394205ed10bd4cc8295a.jpg ()   29The way of the Lord is a stronghold to those with integrity, but it destroys the wicked.
