World B cautions that the Celtics starting lineup has not been as dominant as we expected. 38:08 ... Ross expands the discussion on how Boston's bench has stepped up and how it bodes well for the postseason. Bruce points out the value of veteran Al Horford and what a luxury it is that Boston has him. 38:24 ... The Taylor Jenkins firing is a head scratcher and Bruce is angry that the Grizzlies GM has not really given a good explanation as to why it was done. Bruce is concerned how the lack of information about the firing casts a cloud over Jenkins since some may suspect him of "shenanigans" when there may not have been any. World B feels like the Grizzlies team has tailed off badly in the second half of the season. 41:37 ... Ross wants Suns owner Mat Ishbia to hire Jenkins as the lead assistant for Mike Budenholzer and run the offense in Phoenix. 42:43 ... The Milwaukee Bucks are a hot mess with Damian Lillard out indefinitely ... Bruce thinks former head coach Adrian Griffin might be laughing at the situation he left behind since he was fired with a 30-13 record last season and the Bucks have been pretty "meh" since then, winning just 59 of 113 games. None of the guys feel the Bucks are capable of winning a playoff series at this point. 46:16 ... Breaking news! PJ Tucker is signing a 2 year deal with the Knicks and will be a steady veteran presence. Ross has high praise for PJ whom he worked with in Phoenix and called PJ "the new Taj Gibson.". 47:03 ... The guys recap the Sunday night Pistons/Timberwolves brawl and discuss the Pistons and their "Bad Boy" culture. World B has had enough of the fake "tough guy" act from Isaiah Stewart. Bruce initially thought there would not be any suspensions as a result of the brawl but Ross disagreed and Bruce was convinced and changed his mind. 53:22 ... This month's theme is 'Movies That MAY Make You Say WTF?!?!?' Our first WTF movie is Earth Girls Are Easy. It stars Geena Davis as Val, a heartbroken girl who's just discovered her fiance Ted has been cheating, but Val finds distraction in a trio of horny aliens who land in her backyard pool, they are: Mac played by Jeff Goldblum, Wiploc, played by Jim Carrey and Zeebo, played by Damon Wayans. In this episode we: speculate that the cheating Ted is a sociopath and one we will NOT be having a Ted Talk about, explain that just because things are called toiletries doesn't mean they belong in the toilet, and give helpful tips on how to handle hairy nipple patches. We marveled at the budding talent in this movie, laughed entirely too much at our own jokes, and now agree that Earth Girls Are Easy and very very entertaining.

In this episode, Roofstock co-founder Gregor Watson shares about the his current businesses and about how he analyzes markets, deals and potential partners. --- Transcript Tom: Greetings, and welcome to The Remote Real Estate Investor. On this episode, we have the chairman and co founder of Roofstock, Gregor Watson, and we're going to cover a lot. We're going to talk about some of his other portfolio companies that he has either co founded, or is on the board of. We're also going to talk about his general principles and philosophies of analyzing markets and analyzing individual properties, all that good stuff. All right, let's do it. Gregor, welcome back to the podcast. Thanks or jumping on. Gregor: I'm super excited to be here. Tom: I think the main theme we were talking today is going to be just on some principles of analyzing the markets, businesses be at individual properties. But I want to start with you are a very busy serial entrepreneur, what's going on with some of your portfolio companies, either that you co founded or sit on the board of, and I'm just going to work down the list of your LinkedIn page. So Lessen what's going on with that company? Gregor: Yeah, so this is a company we started about a year ago, with a guy out of Phoenix, Jamie key, he is longtime SFR background. And we we sat in a boardroom and kind of hashed out a plan and talked about some of the, you know, the real pain points around repair and maintenance and turns. And we started really thinking about Airbnb. So the super hosts and how there's all these companies that are being built, you know, to, to buy and, and renovate and manage short term rentals. But none of them are getting enough scale in a market to run an efficient model. And so when we started talking about, you know, the money that was being made, on the SFR side, the multifamily side, the Airbnb side, you know, I said, Look, there's, it seems like all these, all of these widgets have similar problems, they, you know, the water heater goes out, you've got a leak in the kitchen, something happens. We don't need specialists. For each one of those, what we need is a real network effect. And so we started off down the path of really identifying where are those key pain points? And what are some of the drivers that most institutional investors and super hosts are looking for? And what are the vendors looking for. So what we've done is we've created a, a marketplace for repair and maintenance. So when on one side of the marketplace, our large institutional investors, super hosts on Airbnb. Now on the other side are vendors that are, you know, looking for work in the middle, we lessen it as quality control, does routing of all of those requests. And then we create a digital wallet that allows vendors to get paid faster. So the vendors love it. Because typically, if you're doing a Blackstone or something like that can take 3090 days to get paid, we can pay them instantly once we and they'll take a discount, they get paid instantly. And they pay a SaaS fee to be a part of the part of the platform. The real estate owners love it because they don't have to have a huge infrastructure out in the field. So it's a little bit of think of it like Amazon Web Services, where the more people that are plugging into this network, the better the costs are, the bigger the margins are, for both sides. It's pretty exciting. It's it's a it's about a year old, General catalyst, General catalyst, Nava toss. And Kosta ventures are back in that company on the board. Tom: Very cool. Michael: That's so cool. Yeah it makes total sense where the short term rental owner fits into that scheme. Do you have a place for long term investors as well, long term buy and hold investors that maybe are self managing from a distance? Gregor Yeah, I mean, it's early, right. So it's early, a similar rootstock, we really started with a lot of the larger owners to really like, it's like going to the gym, right, you can build the muscles. And so you can then start you know, working with that longer tail of owners and, and make sure that you work through all of the kinks. Right. So the idea now is start with the larger owners and then eventually move it down. So anyone can plug into it. The the use case, that was probably the most poignant on the short term rental side was cleaning, doing the laundry, right, the old way that people used to do the laundry for these, if you're in a hotel, you have these big commercial laundry facilities, and you can do you know, 1000s of sheets at a time. But if you're in an Airb&b, you know, a lot of times those people are cleaning the sheets in the unit in that washing machine that they're not high power, they're not as good, they just don't clean as well. And the turn time then is very difficult. And sometimes, you know, I'm not sure they're always getting cleaned, right. And so what we did is we went into these markets and we actually bought and built institutional level cleaning facilities. And so now we have RFID tags on the sheets. And so we can route our sheet service along with the actual cleaning of the unit very quickly. And so now if I have 10 homes in Phoenix, I now have institutional level cleaning and laundry at a fraction of the cost of what it used to what it used to be for me. Michael: Wow. That is so cool and is the goal to be on a national level. Have a national footprint. Gregor Yeah, yep. Yep, we're growing really quickly. The idea here is, you know, it's picks and shovels, right, so on to the gold miners. And so how can you really provide? A it's not a very sexy business, right. But I think it's sexy because it's creating a real efficiencies and there's real technology that we're able to build into just really trying to understand demand peaks around labor, understanding, you know, what are the pain points, you know, throughout a large portfolio, and then drive those costs down. And that's, that can only be done if you build the right technology. Tom: So solving problems. Awesome. All right on to the next company. Zibo. Tell us about Zibo. Gregor: Yeah, yes. Zibo is a digital vertical bank and insurance platform focused on independent landlords. So, that idea was started when I was just really kind of sick of dealing with the banks where, you know, you want to borrow again, from a bank that you've already borrowed from, and it's like, you walk in they, you know, they shake your hand, they're really excited to see you, but then they pretend they've never met you. So they're like, okay, what's your personal financial statement? Okay, send in all these documents key, okay, we're gonna have the lawyers draft up a loan document. I was like, How can this be happening? Like, why do we have to get lawyers involved? Again, on the loan side? Why do you I just sent you this stuff? Can't you just like, Can we update it? Yeah. And then we started really digging into the idea of buying a bank. And so we actually raised money. And we're out looking to buy a bank that actually made some offers to buy banks. And one of the reasons we didn't buy the bank is what we realized was that the regulator's wouldn't allow us to be as focused as we wanted, we wanted to be very focused, we thought we could build a bank that would allow us to provide world class products to a subset of the market, and that we really understood and we'd have their banking information, bank account information. And we can actually see where they ranked amongst their peers. And we could then provide them with ideas for to help them increase their returns. That only works if you get really deep penetration, you get lots of data. But the regulator's want a bank to be very kind of like a generalist. So you can do auto loans, and you do real estate loans and student loans and small business loans, but you can't do one. And so I thought that was broken. So and that's why I think you're seeing more of these kind of digital vertical banks being created, where they're plugging into the traditional banking infrastructure, they're providing the front end user experience, and allows them to scale much more quickly. Regulators also kept CRO at a bank that they don't if you're you know, if you're if you're a technology company plugging into, you know, a bank or a subset of bank. So that business is about two years old, starting to get some likes, really, those are tough problems to solve. And so, you know, we started, you know, with a bank account, we started allowing tenants to pay through the Zeebo pay app. We recently became a insurance provider. So you know, you can now bring a one apartment building or portfolio apartment buildings, we can provide, you know, instant pricing on that. And then and then lending. So, what a lot of wood to chop, but it's, you know, I think it's a it's just a complex, frustrating problem that needs to be fixed, and Zeebo hopefully, he's gonna fix that. Michael: Yeah, I'm just I'm always looking for for ways to make that market more efficient, because I think as most people know, you it's a pretty sluggish market. And so, how so Zeebo is actually the carrier, or Zeebo is the is the broker that places the coverage? Gregor: where the broker that places the coverage, I've been spending time working on another platform that's more on the reinsurance side, which would allow us to plug into more insure tech companies and provide a better level of service, more velocity, and better rails to be able to actually process policies, because it's really tough, you can build this really slick front end business. But if the back end, if no one's there, to catch it, and use utilize technology, to make it go fast, you don't get 100% there. And so, you know, we're getting very close there. But you know, you when you're relying on third parties, which you know, everyone's doing right now, it's a challenge. So, but it's getting better. There are carriers, and there are reinsurers that are starting to focus on trying to utilize technology to to increase the velocity at which you can process these policies. Micheal: That's great. I was just I was having conversation with my broker the other day, and he was saying, Oh, I gotta mail a check to my insurance carrier. And I was like, you can't do like a credit card payment or an auto draft technology. Come on. It's so antiquated. Michael: No, I think that's what's happening broadly, right? Like we invest in prop tech, you know, one sharp, and what we're seeing is, you know, the built world changing, right, whether it's on the investor side, people utilizing technology and data to try and increase noi, or whether it's on the consumer side where it's about ease of use comfort, you know, changing the way people interact with buildings and spaces. And so it's accelerating right? It's gonna be one of those you either adapt and embrace, you know, the use of tech utilization of technology, or you get lapped. And I think you're seeing it on a couple front you're seeing it and really starting to get real estate, or early there, but it's happening, you're definitely seeing it in insurance. And we saw it in financial services through the last downturn. So the last downturn, we saw the emergence of some amazing, you know, FinTech companies that really have taken a big piece of the market. And I think we're gonna see the same thing in prop tech, you're coming out of, you know, the post COVID world, that was a, you know, a downturn that kind of reset everything, and people are now scrambling to try and figure out ways to, you know, make more money. Michael: Yeah, makes total sense. Tom: The last company to check in on Juice. Gregor: Juice, yeah, so my best friend growing up, Ezra, and I, we took different paths in business, he ended up going to LA went to UCLA got involved with Al Gore and Current TV. And so he was one of the first employees at current tv and, and that was kind of the idea there was democratizing media, right? Putting the power of media into the hands of the consumer didn't work, right. But he was like, 24, they, you know, drove all around and gave him coffee, and, you know, learned about the business, and then went down at LA and started to really see his emergence of YouTube. And YouTube, you know, was really starting to take hold. And he was the first one to do a product placement with some of the YouTube stars and influencers. And now, it's a thing, right, everybody's, you know, all the companies are trying to figure out how do you partner with these influencers, and, you know, they're making a lot of money. And he went on to build two companies in that space, basically, creating, like, the United Artists of creators, sold that business to Disney sold the next one to at&t, Time Warner, Warner media. And this, and so we teamed up, I was very focused, focused on this vertical bank idea. He was focused on the the emerging power of influencers and creators. And we started talking about what are the needs of the Creator landscape, and it was pretty clear that they need a platform where they can monetize their, what they're creating, and that they can go to at the beginning of the day, or at the end of the day to understand, you know, from business intelligence standpoint, how are they How are they doing, and then a marketplace to allow them to, you know, sell pieces of their channel. So it's, it's early, we've got a bunch of term sheets in here that then we go CEO, so that businesses just just getting kicked off. And it's a, it's been fun to learn about that whole the whole part of the market. Michael: How exciting. Tom: Yeah, and I guess the last one, one shark, which you alluded to a little bit earlier. Still pretty active. Acquiring this? Gregor: Yeah. Yeah. So yeah, one sharp is an asset management firm. So we manage about a billion and a half of equity, investing credit throughout the US and Europe, we spent a lot of time on housing, housing themes, and we can't we tackle it kind of from credit side, the equity side where we own SFR, we own multifamily. And then from the technology side, so prop tech, we've been around for five years and going strong, it's less sexy has some of the fun tech companies. But uh, you know, it's, you know, it's I like building businesses, and we're able to create some pretty interesting business opportunities there. Tom: It's funny, you mentioned kind of SFR and multifamily as well, as a theme that we love on this episode is we do this sort of like concept battles. And we have this one that I think a lot of people enjoyed, where we debated multifamily homes versus single family homes. And I'd love to give you a platform to switch to both sides. So put your single family house on and then put your multi family house I think, understand both sides of the fence really well. Gregor: It's it's a good question. And there's so many different layers to this question. And there's not a right answer, which is great, because then I'm not gonna be wrong. Which I'm usually wrong. But this is a nice one, right? Yeah, can't can't be wrong. So single family has a lot of components that I really like. One of the main attractions for me is the diversification you get owning a portfolio of single family homes or not all the homes are the same that owns the neighborhood, tenant base is slightly different. And the duality of the exit, right? The ability to sell to an investor on a cap rate basis, or to sell to a homeowner who's going to go get a mortgage and live in the home. That's huge, right? If you're an apartment world, you are selling to an investor. So, you know, chalk one up for SFR in terms of your exit optionality. I also think that it's as a retail investor, I like I like SFR a lot. It's more bite sized. It's tangible operations. There's a lot of good third party platforms out there to do the property management and financings readily available multifamily. I kind of break it down into two categories. There's the core multifamily in New York, San Francisco, la high rise buildings. I've been less of a fan of that investment thesis over the last decade. That has been all about adding more and more amenities and pushing rents To the point where it's become, it's just not affordable. And you have to believe a lot. And I think COVID is, you know, really kind of exposed some of those flaws, you know, Class A building trading, you know, sub four caps. And those markets, there's just not a lot of yield there. There's a lot more yield in SFR more garden style Class B class C multifamily. I like I like it from an institutional investor standpoint, because you can get scale. I think there's some inefficiencies that and laziness that some of the existing multifamily operators have kind of grown up with, because the business just hasn't changed. So when I look at the difference between technology usage, and SFR, versus multifamily, it's night and day different, it's clear winner is SFR. And it's because that industry started, we started that industry in 2008 2009, embracing and creating all new types of systems, platforms, utilization of third party software, where multi families could have been utilizing the same rules of thumb and same software for a long time. And they just haven't picked up on that efficiency. So I think you're starting to see the some of those big multifamily REITS wake up to that and say, geez, we're gonna, we're gonna get lapped by the single family, guys, if we don't start, you know, really embracing technology, which is great. So long story short, is I think it really just depends, right is in all things. But, you know, I definitely have a soft spot in my heart for SFR. Tom: Awesome. And last but not least, Gregor, let's hear a little about Rooftstock. Gregor: Well, I mean, you guys talk about rootstock all the time. So I'm not sure you know why you want my take. But I think Roofstock is, is probably the coolest company out there. It's been a fun, you know, five years building this, you know, starting from the idea of really trying to create a global marketplace for investment properties, breaking down those geographic barriers and reducing the cost and friction associated with buying and selling as far as where it is today, where we've dominated that market, we've created more liquidity, we've reduced all those costs. And we're still feels like we're in the first inning of what is a very big opportunity. So super excited for the whole rootstock team and everything that we've been able to accomplish there. And you know, there's some pretty fun things that will be coming out over the next, you know, quarter or two, that I think will get people really excited about what we're building. Tom: Awesome. We'll definitely bring you back on as this as items are rolling out to give them more insight on them. Gregor: The juicy stuff. Michael: Yeah, that's right. Tom: All right, cool. So let's go ahead and jump into next section of today's discussion. So let's talk about analyzing real estate. And the way that we're going to break this down is we're going to start wide funnel, talking about markets, maybe even neighborhoods, then to individual properties, and some kind of guiding principles that you have. And then talk about key partners. So thinking about selecting property managers, kind of a maybe a sniff test, or a process that you have in layering those types of people on your team. So let's go ahead and start with markets. So generally speaking, what's your process of selecting a market? And this can be? Why don't we stick with to kind of a single family decision? So are there particular metrics that you follow? Or? Or, you know, what's Gregor: By the way, I think they're, I think, for the most part, it's the same, right? Like, when you're looking at a market, you're gonna try it, you have to believe in that market. Right? So, you know, if you're gonna say, you know, I want to go into Detroit, right? Like, well, that's a pretty bold call, like, Why? Why do you want to go into Detroit, right, you got a declining population, you have an oversupply of housing. But look, some people do it. And they've got like a real thesis behind why they want to go in there. I think, you know, if you stay higher level, and you're saying, hey, how do I pick my first market? You know, I think it's important to have diversification from where you live. And I think one of the greatest things about Roofstock is that we've been able to break down those geographic barriers, right, everyone needs to just own their first rental property, you know, within about an hour's drive of where they lived. That's very correlated to where you obviously were your primary residences and where your job is. So if you're in a Houston market, and there's a, you know, energy, or an oil crash, and now you've got all your investment properties there, you may have lost your job. And your your primary home is down 10%. Like that. That's not great portfolio theory. So I do like the idea of being in different types of markets. When I look at markets, I look for, you know, some of the basics, right? I look for what you know what jobs, right? The jobs are going to number one North Star companies leaving the area, they coming into the area, you have population growth, what and then I start looking at size, right? I like liquidity in anything I do. So I want to make sure I'm kind of in an MSA that's got at least a million people. You know, you've got enough scale that if you need to sell your home, there's nothing's trading. If you go to some rural community where you know, you've got, you know, a couple 1000 people, you may have a great deal on a home, but who's the next buyer? Right? So liquidity is super important. And then there's just general themes that you look for, right? Are you looking for, and do you believe that there's a growth story? Right, do you look at Austin, do you look at Nashville and you say, Look, my if I buy a home for $200,000 I'm gonna borrow 70 70% against that home and I'm going to see home price appreciation in those markets because they're on fire of greater than, you know, 4%. Well, that's a pretty strong return not from a cash flow standpoint, but from a pure appreciation standpoint. And then there's the cat, then there's more of the yield play, right? Where you're going to say, I like Pittsburgh, I'm going to go into Pittsburgh, I don't think I'm going to get anything more than kind of inflationary growth of like, you know, call it two ish 3%. But I'm getting a strong current yield. And and I think it depends on what what your goals are. And, you know, and, and what your the rest of your portfolio looks like, I personally like to look for yield, look for value and I look for yield. Yeah, and I've a lot of think a lot of other institutional investors look at growth, because if you get outpace on growth, where you're getting seven to 9% growth, and you've got levered home price appreciation, you're making 20% returns, as opposed to my boring, six to 7% return. But there's more volatility, Tom: Definitely. I mean, that growth piece is like, it's been on fire for like, how many years now? Gregor: 40 years? Yeah, like, if you think about it, really over 40 years, like there's just been mostly growth, right, the idea back in the 1970s, you saw, you know, stagflation and you saw people really looking for value, and it wasn't about growth. Now, it's all about growth, and GameStop, and others are creating kind of a complete dislocation from fundamentals. And it's more of a technical trade. So we'll see you know where this goes. But I think the housing market itself has got a lot of strong tailwind, we're chronically under supplied. So when you have that kind of frothiness, and some of the broader equity markets, it's nice to trade out and buy stuff that's got good, strong fundamental. Michael: Gregor, want to ask you to look into your big crystal ball here and ask in this post COVID era, do you see some of those metrics that you look for changing? Where in the sense that like remote work could become more commonplace? So yeah, we might have a company coming into Austin, but they could be workers living in, you know, Idaho? Gregor: I think it's a big thing. I think it's gonna continue, right. I think that there's different industries that will require people to be in a factory in an office. And then there's the distributed workforce. And I think that is going to continue, I don't know, my question is, does it continue full time? Or is it a part time thing where, you know, hey, the offices in San Francisco, I live in Boise, I'm in the office six days a month, five days a month? Right? I think a hybrid model is probably where it goes. But I think you're seeing that people now feel very comfortable. You know, this is if this pandemic had lasted from a work perspective, and lasted three months, six months, I think everything goes back to normal. Now we're looking, you know, potentially 18 to 24 months, the idea of getting up and doing calls, doing zooms. It's been long enough, we've had to really create new ways of interacting and working, you're going to see change and already seeing growth change, we need to look at Florida, when you look at Texas markets, when you look at Nashville, there's a lot of people leaving when you look at Idaho, there's a lot of people leaving kind of higher priced markets and moving into more favorable tax treatment markets and lower cost of living markets. I don't see that shifting dramatically in the near future. Michael: Okay, Tom: So talked a little bit about markets. Let's talk about individual property analysis and selection live to hear kind of general thoughts. I mean, there's a variety of variables, there's property condition, if the property is occupied, there's a myriad of return metrics. Gregor: Yeah, I look at affordability. Right. I think that's a big one. What Can someone pay? If the rent was a mortgage? What could they buy? And what would that say that mortgage is not, you know, 3%? Say it's 5%. Right? You know, what's the affordability level in that neighborhood and you see neighborhoods where it's clearly a better option for someone to buy than to rent but they may not have the downpayment, they may not have the credit scores, but you've got that really increases your odds of an exit to a homeowner. If you're in a place where you've got mostly owner occupied higher price point homes, rents tend to flatten out you have a lower yield and that exit opportunity to an investor's you know, not there. So I like to look for affordability. I think it's it's just math that you can look at, and understand, Hey, is this is this a good deal? Then I start looking at neighborhoods, right? I want to be in the best neighborhood I can be in from a crime and school score standpoint as possible and still get a decent yield. And so I think those are some of the big the big factors. I think, walkability livability, you know, those are all important factors. But you know, most of the markets where I think as far as probably the best value, it's less about traffic scores and you know how close you are to a grocery store. It's more about what is the school what's the crime look like. And in terms of the individual home, I just think you want to stay as vanilla as possible, right? You want to three bedroom, two bath ish. Anytime you get outside of that and it's into something funky like a six bedroom, six bath house or a two bedroom, one bath home, the number of your the end buyers, you just have limited to your pool and you also start creating, you know, some just operational challenges. But if you're looking at kind of a three bedroom, two bath home, which is pretty standard, you know, it's on a decent lot, you don't have any real physical barriers, you don't have high tension power lines in the backyard or, you know, across the street from a gas station, if I was buying a smaller portfolio, so I look for now if you have some of those things, it just needs to be priced in, right. So you need to make sure that you're like, Okay, I'm buying interior location for this neighborhood. This will always trade at a discount. And you just need to make sure that you're getting that you're taking that into account when you buy going in. Michael: And on a personal level. What metrics are you looking for putting a lot of weight into? Is it cap rate? Is it IRR? Is it monthly cash flow? Gregor: Yeah, I look at cap rate, right, I think it's pretty pure way to, I always like to analyze deals on an unlevered basis. And I think it's a fair way to look at and compare opportunities. And then you can lever, right, and leverage cuts both ways. Right. So it can get bad fast, you can get good fast. So I like to use a moderate amount of leverage, you know, call it 65 70% of my cost basis. And then I'm just looking for as much you know, yield as I can get in a neighborhood or an area that I think is going to grow. Michael: I like that a lot. It's something I talked to a lot of folks in the academy about is that the cap rates kind of that great equalizer, because you and I could buy the exact same property have the exact same income and expenses. But if you lever at 60%, and I leverage at 75%, we're gonna have vastly different cash on cash returns and monthly cash flow amounts. And so it can muddy the waters pretty quickly. Gregor: Yeah, start with the basics right basics are do I like this asset? What is my, you know, unlevered yield on this asset? And do I like the broader market? And then start adding complexity and risk? Right, which is, you know, leverage? Tom: Yeah, I think a lot of people think that they need to speaking with people with an academy that they need to like put some sweat equity and like buy a property that needs to be fixed up, I'd love your your thoughts on kind of turnkey solution versus needing a little bit of a little bit of work. Gregor: Depends on who you partner with right now. I think the term there's a lot of turnkey solutions out there where I don't trust them, right, they're putting in a bunch of stuff and into the home, they make it look pretty, but it wasn't the greatest quality of work. And then they turn around and they show you all the homes in the neighborhood that you know, are selling for more, but reality is they sold those homes too. So there's a lot of like games. So you want transparency, right. So there's local turnkeys, you know, providers are making a very big margin for the you know, ease of use, one of the things I like about the way rootstocks operated is, you know, under the full transparency model, as if we do do the work on a home, that we're going to lay out what that cost is, and, and you know, what the, what the value add was. I think that that's a better model, especially long term is partnering with someone that can do it at scale, and can do it cheaper than you can do. Even if you are putting in that sweat equity. I mean, the reality is, you know, if I want to put in new appliances, and as an institutional investor, I have relationships, and I'm going to be able to buy those appliances, the whole package for less than $3,000 installed, if you go to Home Depot, you're going to spend a lot more than that, right. And you're going to waste a bunch of your time trying to figure out what to do and who to do it with. So you know, what my first couple homes like there was no Roofstock, there was no, there were no platform that I could plug into, we did the renovation ourselves, and we painted the walls, and it was like a cool experience. But it probably wasn't the best use of my time. And I don't know that I did anywhere near as good a job as the professionals and probably ended up costing me more in the long run. So I think there's definitely a time and a place for sweat equity. But if you're an investor, you're you're better off spending your energy, researching neighborhoods, analyzing markets, you know, and picking those investments than you are with a roller and a bucket of paint. Tom: But there's no less than either makes a lot of sense. There's a you know, knowing your skill set and value of where your time is that great segue into the next question, analyzing partners. So thinking about things, let's print, you know, we can keep it set property managers, lenders, and perhaps even some contractors, but we'd love to hear your principles and the way that you select and that these core partners, especially as a remote investor, Gregor: Well, who you work with is probably the most important thing besides picking the the house you know, make a good buy and a house, you can get a cover up a lot of issues with your picking the wrong property management firm, it's a lot better off, it's more fun when you pick the right people. And so trust is a big part of it, right? So you know, you want to look for platforms that have enough scale that have been around long enough that have trusted people that you can call as references, you know, it's not just Hey, you get this sales pitch from property manager, and they tell you that they're managing 1000s of units, and they've got the coolest software ever. It's like, that's great. I want to talk to a couple landlords that work with you and understand, right, so there's this next level of diligence that I think most retail investors are scared to ask and you know, they get the contract and they get the pricing and they get the dog and pony show. But you know, just take an extra hour and look, look up online, look for reviews, call, get a couple references. Try and find someone on LinkedIn that works at the company and try and get ahold of them. There's a lot you can do from being remote that I think is really helpful. I look for in a property manager. I look for someone that has enough scale that has a long track record and as well To share data with me, they have data on how well they operate their properties. And I want to see that I want to know if there's a leak, do they have a plumber that they have pre negotiated terms with that it's going to be lower than what I could get if I was, you know, managing this myself? Or are they going to call roto rooter and charge me an extra 800 bucks, on top of, you know, whatever the work is done for overseeing a very expensive partner. So, you know, I think the contract itself matters and the data matters. And you know, more importantly, you know, who's going to be on your account? And how strong is that person. Michael: On this subject of reviews? Because this is one that we've debated in the past on the podcast with specifically for property managers, how much weight do you put in online reviews? Because I know that people say… Gregor: That's a good one. It's a very good point, only people that are giving reviews on property managers, are the people complaining, Michael: Right, complaining tenants! Gregor: Yeah. And I think the challenge is and I've been a tenant for a long time is that when you have something that's not working? Do you want everyone to act like you're at the four seasons and come running over with, you know, an A giant service truck and write hardhats and, you know, fix your light bulb. But the reality is, if it's an emergency, people should be able to it right away, if it's an annoyance, like the screen door is squeaking, you know, they're going to get there in a reasonable amount of time, right? To try and help with some of those issues. A lot of times, tenants are having an issue, either paying the rent, or they have some something going on in their life that makes it difficult, and the landlord has to take stronger actions. And that's when you see reviews being written that are pretty negative. So you do have to take property management reviews, the with a grain of salt, you know, if the property manager does everything they say they're going to do no one takes the time to go write up a five star review on our property manager, I don't know that I've ever seen a review of all the the property managers I've interviewed that's better than two stars, and maybe maybe a three star I've never seen a five star, Michael: Right. It's a very tough business. It's a very tough business. Yeah, I think that makes total sense. Tom: Kind of diving in a little bit on working with property managers, I don't know I'd love to do you have any like kind of stories of Oh, this, this property manager didn't work out very well, or other types of vendors that you would work with that, partial lesson of maybe not vetting them quite the way you should have. Gregor: I've got a lot of stories Tom. On the property manager side, we've definitely had people that we scaled too quickly with them, and they just they couldn't keep up, they were at a small business mentality. And you know, they may have had 2000 homes under management, we added 1000 to them, and they just didn't get in front of it from a staffing standpoint, or system standpoint, and then they weren't unable to deliver, you know, the reporting needed to understand actually what's going on in the home. That's an issue, I think, that we have had the most issues is contractors. You know, I started my career in the restaurant business. And we used to call it breakage when people were stealing from you like or you like broke a case of eggs, or someone knocked over something. But I also had a guy, one of my restaurants, we didn't sell any sort of like steaks or anything like that. And I pulled up one day, and I was walking around the back of the restaurant, and this guy's walking out to his car carrying a box of steaks. And I'm like, hey, Zack, what's going on? He's like, I'm just throwing this away. And I look at it, it's got New York steaks, you know, on the side, I look and tiger, you're gonna throw away a bunch of steaks, why would you do that? He's like, Oh, well, you know, I I you know, basically, guy was stealing robots, right. And he had ordered it and eats it eats the all these steaks. So he was no longer with us. Contractors. This is where having a professional is important, or, you know, really digging in and being diligent is now I've had, we've had guys where we needed to replace, you know, eight windows, and they build us for eight windows, and they replaced a window, took a picture of the window, right? And charged us for eight, you know, that that kind of stuff, or you know, painting, you know, part of the home not the whole home, I've had guys paint just the front of the house, not the whole house. Right? And so when you're Tom: Disneyland Mirage Gregor: Quality control, right, trust, but verify, I guess is the name of the game when when working with vendors. And that trust builds over time, right? I think the in my experience people that have taken advantage or tried to take advantage of me in the past it was relatively soon in the relationship. And you know, there's always these times where the vendor maybe there's a miscommunication, Maybe something happened, but if the vendor, you know, makes it right and does the right thing that builds a lot of trust. And I think that trust then you can do more responsibility and you still need to verify everything, but it just it gets a lot easier. Michael: Taking that a step further Gregor I love the trust but verify mentality and kind of om How do you or mo I don't know. MO I think is the is the correct acronym there something like that. How do you do that? What methods have you found to be useful? Because I think a lot of us as remote investors don't want to ruffle any feathers don't to insult somebody. So what are some good methods, tactics that you've used in the past to follow up? Gregor: That comes back to the partners right when you pick them your partner, especially like on a property management standpoint, ask them questions upfront, tell them you're going to be kind of a pain in the ass and see how they react to that because they're really all you want is you want a clear line of communication. Okay. So and So, you replace the water heater. You charged me 3000 Jeez, that seems like a lot. Can you show me the bids that you got for that water heater? It should be $800. What's going on? They should be able to communicate with you. And it could have been something very complicated, right? Like, this water heater wasn't up to code. When you bought the place. We had to bring it up to code, we had to do this. We had to replace this. We had to then patch the walls, we had to pour new concrete like, yeah, it was crazy. But we had three bids. If they're unwilling to share the detail in the background, then that's a problem. My experience is most professional firms have systems in place, they expect you to ask questions, you should not be embarrassed to ask questions. And then you need to trust there needs to be some trust on your side too, that they they actually did the right thing. So not all vendors are bad. I'd say most of them are very, very good. And you get you know, occasional bad apple. Tom: Yeah, yeah. Well, that's setting expectations up front of I'm gonna be a pain in the ass. Michael: That's a great way to say, Gregor: Yeah, but I do think it's an important thing, because you want people to understand from day one that you're not just going to be sending in blank checks. There's a partnership. You know, you work for me, I work for you. We're in this together. If this works out, I'm going to do more of it with you. You just be nice to people but like, get the documentation and check on things or find someone that will do it for you. That you trust. Tom: Love it. Awesome. I really got to know. And I, I, you know, writing a book is not easy. This little baby like looks like a one and done. Oh my gosh, it was very laboris but I am a TV person. So I did the CBOE SLS summit one, the CBOE SLS summit to the IBS and CBOE SLS summit, the microbiome rescue summit. And now it'll be my mother had lymphoma back in the 90s. No one knew anything about anything it felt like and I'm just working on the lymphatic rescue summit. So I really took everything from those digestive summits and put it into this book. And I have interviewed hundreds of people about the topic, including you. And I wanted to give everybody a book that was inexpensive, because 20 bucks for all this is crazy good. It's a it's an awesome manual. And honestly, it's a tribute back to when we very, very first teamed up with one of those CBOE summits that you did, and it's been great for us and that connection for altran to to the CBOE community has, it was really was a launching point for our product as well.Ken Brown 9:30 Well, what I love about this is that I can I can hand this book to people that have come up to me, because when we do the CBOE when I've done the CBOE summits with you, you have such knowledgeable people that join this and the questions are in depth and they're there. And that's not what I'm seeing in clinic. What I'm seeing is your forward. Yeah, you said my story. Yeah. And that's what I see. I see the people that come in and they go I went to this doctor, that doctor said I do want to open with a quote, because this is basically how your book opens. And if anybody relates to this, I need you to go by healing CBOE by Shavasana. Like right now, because this will grab you, and this is your writing style. This is beautiful. This is what makes it really cool. You make it personal, and you make it sciency. But here it is. I was in the bathroom sweating. When I finally got out of there, the waiter looked worried. And my poor boss, a polite man in his 40s asked me if I was alright, I mumbled body functions and shrug my shoulders. I thought that was the funniest opening line, you basically described yourself in the toilet opening line. That's awesome. That's so vulnerable. I don't even know that. You're in line. Actually, when they told me they were gonna do an audiobook because I was I am so new to the book game. I was like, really? And they're like, Yeah, of course. I'm like, Okay. I mean, it was it was really exciting. This has been an exciting process. For me, it's something I've always dreamed of writing that book. And then I never thought I'd be writing it about this. But I am. I'm very proud of it. And the fact that you like that line makes me feel really safe and good, because I was, you know, this is like, really vulnerable stuff.Ken Brown 12:49 Well, I think it's the reason why I really like it, honestly, chevonne is it's number one, it's, it's great reading, because it hooks you immediately. But that is actually the conversations that I have with my family. And it's a very real thing. And people hold that in until they find a doctor that they can communicate with. And I hear that and I just say, hey, you're not alone. And now I can sit there and say, not only you're not alone, but it's actually people have written books that have experienced similar things. I talked to patients that turned down jobs because the commute is too long. I talked to people that, you know, they they they won't eat for two days because they have to go on a trip and so on and so on. And you've been there and you basically described that. I think that what you have done and I you know, I mentioned this in the beginning that you have become the voice of CBOE, you know, teaming up with people like Dr. C. Becker, who we all respect a ton and you've done these summits in his Facebook Lives. What you've done is that you have made CBOE front and center. And I'm gonna challenge you that I think that this is just the beginning because so few people really know what this is. But you may have to continue to do this to keep it front and center. Oh, so that people areUnknown Speaker 14:04 like, in a way, it's we've had over 2 million views of the summit's, which is just like scratching the surface. So thank you for that challenge. Challenge accepted. I'm not giving up I am doing a lymphatic summit and I'm doing a biological dental dental summit because I think those are two things that are not talked enough about but my heart is always going to be here with CBOE because I have a big heart. I can talk about other things too, but the CBOE is So, look, from the age of five, I've had it so yeah, I just figured it out. That's been a whole lifetime of obnoxious feeling. So I absolutely am going to continue I was just doing I just did six radio shows yesterday. NPR in Utah, Kentucky, Hudson Valley in New York. It was so cool. And I'm not I'm not stopping I'm not gonna be like, oh, launch now. It's all over. I'm just not gonna Yeah, if it doesn't it, does it. No, no, this is going to be like book launch every single day. And I think that sometimes people get a little turned off when they only read things that are written medically and didactically. Like it's, it's about someone it's not from someone who's had that journey. And your book is definitely from someone who's had that journey. I mean, do you want do you want to learn the pathway to, you know, to happiness from someone who's done it or someone who's read about it said, I think it's that way? Well, yours is definitely one of someone who has suffered, like many do and who's had their schedules compromised, your plans, sorted, etc, simply because of CBOE. And you walk us through exactly why you think that you ended up there and what someone can do about it. And that's really what people want to know when they come to the clinic. Absolutely. AndKen Brown 15:59 what I love about your book is that you have certain aspects, which are the little gray boxes, yes, which are just kind of pearls. And more importantly, you say how to use my book, like this is how to use the book. So you have this way of saying, This is my story, if you want to get into it, that's fine. This is what I recommend. This is what the experts recommend. This is the science part of it. So it's it's almost a guide that people can go back and forth to so it's, I want to read it once get the story. And I'm going to go back and use the book as a guide to help me get through this.Unknown Speaker 16:35 I really appreciate that observation, because that is exactly what I was intending it to be. And on page 111. There is that protocol or the algorithm that Dr. Pimentel created that Dr. Sanford Lewis added to and Dr. C Becker attitude I even added to it. And this is we call it the Siebel recovery roadmap, which is also the name of the course Dr. C. Becker and I created and it takes you through everything where to test when to treat, what if that didn't work? Go back to you know, it's like a game right? Not really. But it this is the guide. So that is the whole book is based on that the whole course Evo recovery roadmap is based on that as well. And, you know, 21 days, people, it's gonna take longer than 21 days. So because of you She made it a point with me and she got so excited. Like, like, I was like this celebrity whisperer. She's like, you know, shavon I'm like, Well, yeah. And she's like, Oh my gosh, this is so cool. I'm gonna watch this. It's gonna be really neat. So what I really what I really liked was the beginning because honestly, you and I have worked together for a few years now and it's always been in the medical aspect. I loved your story. Would you mind just telling who Shavasana is and why you ended up here.Unknown Speaker 19:58 Okay, so There are many aspects to Shivani Varna one of them the multifaceted jewel that she is. Well, basically, you know, my parents are my dad's from India. My mom is Irish and Welsh from upstate New York. And they met in the 50s. And in a New York Times ad, because this is relevant to not just like my life strike, because my father ran this incredible business called the Bell's Sarna. And if you're of a certain age, you know what they are. They're the brass bells that the hippies loved. And I have an incense named after me and yes, man, I, you know, I like I've already arrived the incense, you know. That is like, wah, wah. Anyway. My mom was upstate New York. She went to work. In the big city, she had a merchandising background. He wanted her to run his showroom back then, and she would not work for him because he was not going to pay her, which I love and his family legend. However he did caught her and they did get married. And he was 30 years her senior and of another culture and was older than her mother. And father's is very, yeah, he was born in the 1800s. Okay, so I was born when he was 69 years old. Oh, my, oh, my 30 year age difference anyway. So we would go on buying trips to India, they would and I would obviously, as a little kid, get schlepped along and I would go and you know, I've been to India a bunch of times as a child. I got really, really sick. And as you can imagine when my little baby microbiome, and you're drinking water buffalo milk and just Who knows? So anyway, I got really sick. I justKen Brown 21:55 want to stop there for a second Eric said sure. Like, of course water buffalo milk. Why not?Eric Rieger 21:59 Is that not something you saw? Okay,Ken Brown 22:13 go on. sighsUnknown Speaker 22:14 Why? Anyway, then I came back, right? A little kid. We lived in Manhattan. We went on field trips, right from this fancy Dalton school. I went to like super chic school. Anyway, we would milk the cows like little city kids at this farm in upstate New York. They had us drink some of the milk just like a sip, you know, no big deal. But man, I got so sick. Really? Oh my gosh, it was so sick. And like things weren't the same. They just were not the same. And I remember my mom had a poster with a quote on it in the bathroom like as a decorative thing. And it was the first thing as a person that I'd ever memorized because it was bottom line is my father being Indian asked my mom like cheban going enough, you know, because like, there are a Vedic perspective, you gotta be going to be healthy. And mom was like, all of a sudden really worried. And that was the first time I experienced shame around the bathroom. Because like they were just a little bit too invasive enough. Five years old. I'd like it you know, mind your beeswax. Okay, get out of my does. But that was the first memory I have of that. And then it has just been like, I'm not great the rest of my life and I'm a skinny person and in college we would call my stomach Buddha belly, all the guards and perspective Buddha. But it was just like a thing like skinny person bloated belly. And I used to also see those posters of Sally Struthers you remember her and she would like save the child and they have these little kids with these big distended bellies. Right? Be like, look like that. Like, yay, what's that? Am I okay? Anyway, not that not as severe, of course. But I fast forward, moved into a sorority house at the University of Florida and realized that my patterns were definitely different than everybody else. But I was doing okay, got into life got, you know, career, big career on TV 20 years at HSN home shopping network for those of you who are not my demographic and and you are not my demographic. And, you know, I was starting to get really, really sick towards you know, the past like seven, seven years or so. And I was like, the slimware was not working to hold the belly and the bloat in and I was really getting concerned like I started to think maybe I had cancer. I just didn't know. And I insisted, thank goodness, he listened to me in a way my gastroenterologist I like begged for a What do they call, you know, endoscopy? No the other one and asked the colonoscopy stupid. Yeah, this is me doing a demo of a colonoscopy.Ken Brown 25:04 I begged for him to play a violin andEric Rieger 25:09 I wanted him to conduct aUnknown Speaker 25:11 mock up. So anyway, um, so I begged him to do this because I thought I was dying. I thought he's gonna go in there and he's gonna see something and it was like the day before Christmas Eve, it was like right before Christmas. I got the last appointment beforehand. And I thought, Oh, well, this is the year I find out that I'm dying. Something something's clearly wrong with me. And you know, after the colonoscopy and you're like, all drunk from the prop the proper fall. He's like, not I just saw nothing. It's fine. I'll see him like five years cheban I'm like, how is that possible? And why is it that I'm upset that I don't have a diagnosis right now? That is messed up. messed up. You should be thrilled. Answer That's awesome. Oh, I you know, I just kept trying to find the right doctors and the several I went to were like, here's an antidepressant You poor thing. Wink wink bless your heart run three miles like I can barely like get out of bed much was run run three mile IKen Brown 26:15 love that that you refer to that guys the run three miles doctor for several chapters.Unknown Speaker 26:21 Yeah, I really don't even remember his name. I just remember that. He's retired now, which I think is best. So I did. Finally I was talking to my girlfriend at work. And she and I had this passing conversation because we were the weirdos who were gluten free. And you know, now it's much more prevalent, but like we really like got flack for being gluten free. Just to show you how like backwards. The situation was. And she's like, Oh, yeah, this really intense antibiotic right now for my gut. I'm like, What? And she goes, Yeah, breathe into these test tubes. And then I'm on this serious antibiotic and like immediately here, serious antibiotic and your brain shuts down and I go, I'm not gonna do that. But I couldn't get it out of my head. I called her. I was like, What are you talking about? She told me to the best of her ability. And I asked the doctor for a breath test had the breath test for CBOE they interpreted it wrong. It literally said negative and I could see the handwriting scratch. No, it said positive and it was scratched out. And new handwriting was there that said negative, which is totally wrong. It was positive. But I lost 18 months, right? And you know, when you when you're in this quest mode of trying to find out what's wrong with you. Knowing what you're not dealing with is just as important is knowing what you are dealing with. So I was misinformed for those 18 months. Anyway, I finally got the right person and did another breath test. And it was so freakin positive. It was, you know, irrefutable, and started treatment and was never told that you might have to do multiple rounds. So here I am taking my Rifaximin I'm like, yeah, I'm gonna get better. And after the two weeks, 10 days, I was not better. I was not better. I was confused. And I'm like, hey, it didn't work. I've never had an antibiotic, like not work. And then I got I was like, wait a minute misinformation. I'm not getting the whole story. I'm gonna have to do some research here. And that's really what I mean, there was a lot of research beforehand. But when that first round of antibiotics didn't work, I realized something, something's wrong here. Like, I'm gonna have to become my own advocate. So I started printing out the studies, I would like walk into the appointments with them, I'd be like, Look, here's the treatment right here, you need to give me another round and I need some neomycin as well, dear. And my doctor was amazing, was very open. And now he's basically a sumo expert. And he has a mixed emotion about all the patients that go to him at from my family with a lot of really difficult cases now, but that's so that's it, I took the IBS smart test, I found out that I definitely had post infectious IBS, which was a relief because I do my pro kinetic religiously. And even though I have the underlying cause of post infectious IBS, meaning that from food poisoning, I have thebault the fact that I am dealing with it and treating it with my mo Tegrity pyrokinetic I feel percent better and that's part of the message that is really important is like you might not be cured on paper. It's a different mindset. But if you're managing your condition, you can feel 100% better than a than a condition on treated and you as medical professionals know that but I just want other patients to hear thatEric Rieger 29:50 man that's awesome, honestly, because when you tell that story, it's it seems it is it's very unique to you because that you're the one experiencing it. However For the patients who come through with long term CBOE, they when I hear the stops, and I didn't know, and I just wanted to find out, even if I found out what it wasn't, it's almost like everyone who starts off with CBOE or severe IBS. They're just a long line of hurdles, that for years, you just simply had to jump over or push down to finally get to some kind of answer. And that's, that's, that's who ends up in our clinic. 100%. And that's why I wanted you to tell your story, because I felt that your intro of the book was it although the names are a little slightly different, the timeframe, slightly different, but every one of my patients has such a similar story. I'm usually the third or fourth doctor that they come to see. And they have that they have that response, which is that they feel that they are being dismissed, they're being placated. It's, you know, and they're moving on. AndKen Brown 30:54 the interesting thing is that much like you and intelligence, strong person that, you know, is successful, they know that something's wrong. And they're like, Look, I get that you're a doctor, but I'm telling you, it's like when it's like when a mother knows that something's wrong with their child, you don't argue just okay, I'm missing something, right. And that's how I feel about that. So when somebody comes up and says, and it is an I challenge you and everyone in this book that's involved with this, because this is going to be a moving target, that we all have to continue to evolve and move through this because you covered so many important things in this book. So that's your story. And then you get into I just want to go over the book a little bit. Because if if somebody's listening to this, and they're like, Well, I I was told I have irritable bowel syndrome. I mean, how do I know that I have this? Well, the first chapter you have is really basic, what is CBOE period, and you just, you just cut to the chase, which I love because I'm very myopic. By the time I see people, they've already done their homework. They've already been to your summit. They've already heard this, but you took a step back and you're like, Look, this is what is CBOE. I'm going to tell you the basics here. So we're going to cover the basics. And then not to like get too far ahead in the book, but then you went through and you covered things like some pretty intense stuff, relapsing remitting CBOE pots, stuff like that. So what I really love is that you tell your story, and then you said, Okay, this is my journey, this is what I learned. I'm just gonna lay it out there. And then these are what the experts say, in the gray boxes, you said, I interview this person, this is what they suggest.Unknown Speaker 32:38 Yeah, I, you know, we're very clear that I'm not a medical professional. I mean, I'm medically oriented in my brain, and I'm a yoga teacher. So I know some about the body. But this is for I wanted to write it for people who had never really taken the time to think about their intestines before. And I one of the NPR interviews, the person asked me, like, why is it that we don't pay more attention, like we feel unwell, maybe we have a round of diarrhea, we take our Maalox or whatever, and then we don't do anything until it happens again, and then we just get on this, this whole vicious cycle. And I've, I've really thought about this a lot. If my intestines were on the outside of my body, they would be so pretty. Alright, I wouldn't be like have the prettiest, I'd be so proud of them. Everybody would be like showing theirs off. And you know, they put hats on them and different colors and tattoos and who knows what else it'd be decorative. So the fact that they're on the inside of the body much like your teeth, right? You'd like you see these students back there? What's going on with your tonsils? Like that's, I don't think people think about that, because we're not staring at them. The way we are on the outer of our outside of our body. So I wanted to really write this for people who hadn't thought about it. And there's a section on learning how to prove Yes, there is a better way to do it. A tip for being lovers.Ken Brown 34:00 Can I can I just stop you for a quick second, talking about if my intestines are on the outside. As a gastroenterologist and I know that you'll agree with this. Here's the deal, our outward presentation are outward, brain health are outward, everything is a reflection of our gut health. So if you're somebody that's battling rosacea, if you're somebody that's battling acne, if you're somebody that has brain fog, or these different things you covered in your book, so although you say if my guts around the outside, really we do manifest our guts on the outside, in the way that we interact with the world. SoUnknown Speaker 34:36 brilliant, Lord, He is there. It is there, but we have to make the connection. We have to make the connection. And you know, I'm sitting here talking to you and I don't have brain fog right now. But at one point, my brain fog was so bad and scared my husband so much because I could not speak it wasn't for a long period. of time, it was just a couple of times where I literally couldn't talk. And it scared the crap out of him. And it scared me. And then I was for a small period of time also memorable. stuttering, because I just, it just couldn't come out. And I speak for a living. So that really scared us. But it, it's real, you guys, it's real, you're not crazy, you are absolutely in have every right to good medical, you know, assistance, you are just a message to other patients, you may have to drive the bus for a while.Eric Rieger 35:36 And I love the fact that you just use the word that you're not crazy, because so many times we see people who've either been told that that's what they are, or that they are overly anxious or they are severely depressed. And that happens to be the route that someone goes to. And truthfully, they may be experiencing anxiety or depression. But just as both of y'all just said, it's really just a manifestation of a, it's there's an oven down there. And it's it's creating inflammation everywhere, and it's affecting the brain. And it's unfortunate because we need to begin to heal by taking care of the gut. SoKen Brown 36:12 on our previous podcast, we interviewed a well, as soon to be PhD, who her specialty is in looking at gut inflammation affecting the brain. And what we can show is, and you actually talked about it in your book with the lipid polysaccharides. And things like that. Brain fog is actually a result of TNF alpha different inflammatory mediators that cross the blood brain barrier. So when people go, and they they beat themselves up, and they say, you know, my gosh, I, why can't I do this? Sometimes it's out of your control. And sometimes it's because you have an inflammatory process starting in your gut, crossing your brain. So when you say, somebody that is a TV personality that struggled to find her words, that's your livelihood. That's not a fake thing you like that was real. That's scary. Yeah.Unknown Speaker 37:05 What was it very scary. I happen to have been doing it on my day off. So it wasn't like I had to go into work that afternoon. And I have good history of like, being able to sleep it off. Like if I don't feel well, I take a nap. I'm often better. Because that's just like, my body does a lot of work when I sleep. But it Yeah, it's Look, if you're in a banking situation, or you're a nuclear chemist, or something, you have to be thinking about, and you've got to have clarity. Not to mention, it's so hard to show up, right? It's so hard to show up for your loved ones and for yourself. And, you know, the thought of running three miles or even like doing some fitness for myself at that time was practically impossible, because I was just like surviving. Now, it did have something else going on at the same time, which I didn't realize until later. And that is that the television studio was infested with mold. Oh, yeah. So that is my opinion. That has not been proven. That is my opinion. However, I definitely have mold poisoning. I definitely have that. And so that made everything worse. And I think I ended up getting a lot worse with my CBOE and having those extra brain issues temporarily as they may have been, when the mold really started to you know, the bucket over was overflowing with that.Ken Brown 38:28 Well, in your book, you also described the hours you're working, the stress you're under. I mean, it was the perfect storm, immune system to an end, everything comes down to inflammation, everything comes down inflammation. So if the inflammation is in your gut, it goes to your brain. If your body's reacting to mold, mycotoxins same thing, it's you, you unfortunately, were put in a situation that your immune system could not handle and yeah, or over handle. Let's put it that way over. Yeah,Unknown Speaker 39:03 exactly. That's when the psoriasis came and all that I have other friends that work there that don't don't have any symptoms of mold whatsoever. I have other friends that are like, you know, they walk in and their eyes are running whatever the situation is. But it's interesting because they're definitely people who are not impacted by it.Eric Rieger 39:23 But chances are, wouldn't it be something that would be important that if you don't have a healthy gut, and let's say that you do suffer from severe IBS or cebo you are now compromised, you will not be able to handle circulating mycotoxins otherwise had you had your gut been healthy and where it needed to be optimized. You may have never even noticed the compounding aspects of mycotoxins.Unknown Speaker 39:47 Exactly, exactly. So it was the perfect storm. But you know, I, I want everyone to know there is hope there are answers there. You know, I think I do think Pimentel is gonna come With a cure, I really do, or at least, you know, big, big advances. Dr. Ken Brown, please.Ken Brown 40:30 The conversation involves a cow and Dr. Pimentel and I'm gonna go I'm gonna throw it right back to Dr. Pimentel. I mean, somebody that can take the concept of irritable bowel, which is a trash can, and then figure out that it comes down to bacteria. I love that guy. And I think you're right, I think he's gonna figure it out. And because him and I were working together, I was involved in the original studies ends I faccin. Trying to do it naturally is sort of my goal. And so everyone has their mission, I want to try and figure out how to heal people naturally. And the tannins in Toronto have been shown to help with bloating, irritable bowel and CBOE also, and which is why we got page 46. And page 219. Go read the book. It's amazing. Probably the best part of the whole book, because that's a whole separate discussion.Eric Rieger 41:20 Is there a reason why we didn't bring up water buffalo, and we're only talking about?Ken Brown 41:24 But so chevonne, a couple of the things that I found really cool about your book, which my patients struggle with. And I love that you had a chapter on his cebo controlling my weight. Yeah, if I have one complaint, it's that patient say I'm eating less and still gaining weight. And you had a whole chapter on it. And I admire you for taking that on because you covered it in a very scientific way. I love that. Can you comment on that?Unknown Speaker 41:52 Oh, thank you so much. You know, there are two parts of that. One is that and I had never really thought about this until someone in my facebook group wrote me an email that said, Hey, Sean, you're talking about overweight a lot. You're not paying attention to those of us who are underweight. And you know, ours is, you know, not a vanity issue, we could die. And it was a big wake up call for me. So in this chapter, I do address underweight for those of you who are listening. I mean, my heart goes out to you 110%, please don't give up. For those of us who struggle with our weight on the other side. Dr. Pimentel, his wife is also a researcher. And she is doing a lot of studying about how methane actually a methane dominant or IMO, actually, those little ARCA rkip, okay, are absorbing your calories at a higher rate than other things. So you could be eating the same thing someone else is eating, you could have a twin, assuming all things were also equal. And if you had IMO, and they didn't, your little guys would be absorbing more calories than someone with a different microbiome. And so that can lead to weight gain, which I found fascinating and deeply depressing, by the way.Ken Brown 43:13 Well, it's it's really interesting, because there's lots of fecal microbial transplant studies. Yeah, twins have had that do to ulcerative colitis and things I actually have a I actually have a patient that the twin got the FMT from the non ulcerative colitis. And then the twin started gaining weight developing, acting, developing polycystic ovary disease, things that she didn't have, that the other twin did, it did help her colitis. So it is really it's a very complex thing, the whole microbiome and the environment. But you did a really good job of explaining in the book about how complex it is, and how it's so much of this is out of our control. So please don't get frustrated. That's not what I really got out of your book. Don't, don't blame it on yourself. A lot of this is out of your control. Try control the environment, the epigenetics, and the doctors that you go see.Unknown Speaker 44:11 Exactly. And that if you don't find the right doctor right away, keep going. I do here in our Facebook group, which you know, has over 17,000 people in it, and it's just it's an amazing community. I do hear sometimes despair, and just an unwillingness to do the next thing that they actually logically know is the right thing to do next, but they're exhausted. And they aren't even acknowledging their exhaustion. They're just like, I've tried everything I spent $10,000, which I can totally relate. But Dr. Steve Becker has this thing which is very simple. And she's and it's in the book I know. And it's Have you tried really everything like everything. It's very rare that someone's tried everything you could possibly do. And there are other options and don't quit before the miracle, right? You hang in there, keep at it there. What if we only have like one thing or we didn't even have, as I Faxon or Shawn deal to deal with it, we have a variety of choices. The herbal antibiotics have been studied, the pharmaceuticals have been studied elemental diet, to be miraculous for you are drawn to is miraculous for so many people. So the fact that you have all of these choices, I think is huge, huge, huge, huge. I'm not trying to be Pollyanna, but I am just trying to do a little bit of perspective change. And, and, and just encourage you to keep going keep keep I we call it spinning the plate in the industry of when like my my family and the gift registry, you spin the plate like well, you have the mashed potatoes, now you gotta sell them the peas now you gotta you just have to keep going.Eric Rieger 46:01 I think you just described it, it's CBOE and IBS, they, they're complex problems. And complexKen Brown 46:07 problems require some complex solutions. It didn't generally happen overnight. And, and addressing all that is is incredibly important. So one thing Shivam that you did hit on on your book also that I'm seeing a whole lot of, even if you're a super tough person, and you just brush off all of this and say whatever so I'm bloated, it is what it is. I got a family out of I got to work I'm going to do things. I'm seeing that the inflammation caused by this can lead to a domino effect. Ultimately, which could be autoimmune disease, but also I'm seeing this this constellation of what you what you tapped on, which is this dysautonomia pots, probably, you know that the whole thing leading and so I'm seeing this constellation of Ehlers danlos people that then they started with cebo, then suddenly were diagnosed with Ehlers danlos. And then they go see a cardiologist to diagnose him with pots, and then all of a sudden, we're talking about maules syndrome, medium arcuate ligament syndrome. And it's this constellation where you're like, wait a minute, you were normal. Five years ago, yeah. And now we're talking about this crazy constellation of symptoms. We need to you know, it's that whole thing of a walk it off. No, you need to rest you need to figure it out, you need to fix it before this becomes something more like an autoimmune disease.Unknown Speaker 47:41 Right. It's it, you know, I have mild Ehlers danlos, like, you know, legitimately diagnosed by a specialist. And you know, I can do this whole thing with the thumb. And you know, it's I don't have I know, people have, some people can't walk from it, it's really an insidious scenario. But if it started to feel like oh, I've got psoriasis, I've got a list and loves, I have the mold, I have old Lyme, I have old EBV. So I can totally relate to that, that there is a way forward to at least feel better, right, at least feel better. And you do have to take really good care of yourself. And the other thing, you know, you're also teaching other people how to treat you by how you treat yourself. And there are two things I wish my parents had done. And my parents were amazing, amazing. I wish they had taught me how to save money. And I wish that they had exercised regularly and made that a habit for me. And those are the two things. I mean, it really obviously, look, if that's my biggest complaint, I'm doing great in terms of my early childhood, but you have to teach other people how to treat you and you have to take time to do the things that you weren't taught. So maybe that is doing the yoga class or just like frickin 15 minutes a day of a walk or shutting the door or whatever, or meditating or playing your favorite music and dancing in the living room. I really don't care what it is as long as you really claim it and use it as a healing tool for yourself. Because in that quiet, that's when that super thinking can happen. Now I'm a big meditator and that has definitely saved my life. There's no doubt about it. And I talked about some apps and some places on the web where you can learn how to meditate. But even just that act of cleaning 15 minutes a day is so powerful and I believe it starts a velocity of other positive things.Ken Brown 49:37 I would say I love that absolutely love that and I get made fun of by my family. I get made fun of by my friends. But the one thing that I'm teaching my children is that do not discount any idea until you number one researcher number two try it. So I will come back I'll be like other beautiful Cast and there'll be a random packages showing up from Amazon heard a podcast we're gonna try this now. So it's become a running joke in my family. But it the the nonsense sits down and the gold kind of stays up top and we saw no we call that we breathe, we do stuff and I'm and I'm I say this not so much for me and my kids I say this to my colleagues, don't just pat somebody on the head and say the scope was negative, you're fine because I've learned a ton in the last I've learned a ton from you. Yeah, I've learned a ton from you know, Dr. C. Becker, Dr. Russo, Dr. Pimentel, all these fantastic people that have taken the time to learn things and then put them in a readable format, so that we can all learn from it. Traditionally trained gastroenterologist like myself, I run into my colleagues that their initial knee jerk is, oh, there's no science on that. Well, there is you just haven't taken the time to look at it. So my, what you say is what I wish my parents would have taught me. You're, what you did is you took everything great that your parents taught you, and you took it to the next level, which is, which is the legacy that you're doing, and you're doing an amazing job of that what I'm trying to do is teach my kids. I don't know if I'm right or wrong, but I'm having an open mind. And just believe and try it. Daryl and Stug leave the Fairy pond flying.They run into a flock of geese but Daryl burns them with his fire breathThe GM has a Corona fit during quick maths and the geese crisp away and fall to the ground.Volkorn continues his crafting in Malo's mansion.Dranas rudely contemplates what would happen if a mage's mansion was created inside of another mage's mansion. Volkorn continues to craft with impressive skill (high rolls).Daryl waits outside while Stug enters Malo's mansion and is greeted by Zeebo.Daryl tells Stug to tell Volkorn about Kramen but Volkorn refuses interruption.Daryl messages Volkorn to come outside and is interrupted anyway.They discuss the future, kill Kramen? Ask Malo? Ask Malo.Malo tells them that marked ones are kept safe by Kramen because they are held prisoner by him. He rules them under an iron fist. Volkorn quickly questions Malo's whereabouts during the Destruction of Durandal. Malo refutes any collusion in the act.Malo continues to explain that Kramen marks people at birth and they become one of his followers.Volkorn goes back to his crafting and Malo comments that it looks "pretty rad."Daryl visits Volkorn while he crafts and spends some time with his brotherRESPECT RESPECT RESPECT RESPECTHe converses with his brother and makes Volkorn uncomfortable but he continues to craft.Nautz questions whether he will be able to catch fireflies again. Yes. SO many fireflies.The sun begins to set as Dranas goes to the edge of a pier . the lake is crystal clear, fish swim in it. as darkness approaches you see a slight glow emanate from the fish. the lake has steam rising from it.there are other elvish folk there as well as women and children skipping rocks.there are huts and trees with people crafting items. shops, houses, etc. Dranas looks for a food vendor and finds 4 or 5, buys food and then retires to his room at the Gaia Inn.Back to Daryl, the conversation continues.His brother tells his account of the Destruction of Durandal. Mom and Dad tried to comfort him, they knew it was the end. The fire was everywhere very quickly. Daryl explains how Nautz was saved and our plans of birddom. Daryl then reads some Pirates of the Malestorm to him.We then fade to black and return to Volkorn and his crafting. who is right next to Daryl.Back to Dranas, he hears a knock at the door. A couple elf dudes, one of them is Chadwick from the weapons shop, his friend is Golias. They giggle quite a bit after a fart is heard. Chadwick and Golias ask to see Dranas's arm and confirm that he is unmarked. All Elves should be marked at birth.Kramen's domain is underground, he protects the marked ones as long as they remain in the forest. The mark allows Kramen to see where his population is at and sends a beast of hell after those who attempt to flee.Chadwick commends Dranas on his fine elvish blade. As he handles the blade it does not burn him but it does seem to begin smoldering the handle recently affixed to it.Dranas questions why the blade only burns or harms him and not Chadwick and Golias. Chad and Gol believe that no more elves exist outside the forest. Not since the Dragons burned everything down. GolChad can only translate a small portion of it and they are both shocked to hear that Dranas found it laying on the ground.Chadwick reveals that when one of them dies, they are put into a pod and they grow into a tree. every tree in the forest is a member of our past. Chadwick believes its ok to skin people in the name of science. Dranas concocts a plan to feed a person until they become obese and then encourage massive weight loss so they can harvest the additional skin left over to make a handle.Was the sword made by the royal army?Dranas asks to test another idea, to use Gabinoid.Back at Daryl's mansion Volkorn reads scripture now that his crafting appears to be complete.Volkorn needs the blood of an innocent. The party discusses what that means and whose blood may be sufficient. Volkorn uses his own blood PRIMO OCTU NICTAY and slides the dick in. It begins to shine and Nautz begins to attempt speech which proves difficult. Nautz suddenly exclaims that he has to take an ethereal shit because he does not trust his farts.Daryl refreshes the mansion and much of the party retires to their rooms.We decide to then take a small break but never return to the game.MP3

Stug rejoins the Tor'Ar army to check in on "work" and is offered a chance to participate in some leisurely torture by Lieutenant Cadaver. He gives details of where and when to meet him if he's interested. Tomorrow, NorthWest of camp. Dig a hole.Daryl browses fresh noodle ale titties as he finds this small village in the wastelands to feel almost like it's own vast country when browsing it's inner workings, but eventually finds a book to read and some glowweed to help persuade Malo for more information.Dranas bears gifts of cupcakes and platinum to the BrokeBack Orphanage and continues his research back at the Archives. There he finds the name "Kramen" of the forest who speaks of killing those who fail to bear a "mark". Conversations of those who bear a mark ring familiar to Dranas as he recalls his latest meeting with the ROD's repeated acquaintance, the Blind man and Babe. Curiously when Dranas asks around town and investigates several taverns; his presence could not be validated by anyone in the area, as if he went unseen by the rest of the public.Daryl's search for answers in Malo find only Zeebo standing in Malo's doorway. Zeebo communicates that Malo is out with no definite time of return so Daryl resigns to awaiting his return there. They pass the time by reading Daryl's new book (which may possibly be homo-erotic due to a misunderstanding in the name) as Zeebo thoroughly burns some popcorn to enjoy. It's not long before Daryl's message stone calls him away. It's an emergency.The Elvish army invaded the spider-caves. Delilah is dead.MP3

Hot off the heels of clearing a Torag dungeon, Dranas collects 1000 silver from Clarence Dropbottom for the trouble. Clarence then leaves with plans of snuff and unconsciousness.Dranas pays for the gang to stay at a nearby inn. Heal Checks abound as Stug makes immediate use of the Inn’s incidental policy when he rips up the flooring in order to sleep in the earth. Gaelic reunites with the ROD and catches up on information.Daryl awakes near the remains of Cayden’s Beard, only rubble and ash are left. His first vision was of Ronda, wearing a UFA armband, tending to him. Upon learning the danger of the area, Daryl teleports them away. The 2 lovers plan a secret rendezvous point should trouble ever arise and Daryl kisses her goodbye as he goes back out in search of his comrades. Later, in Daryl’s mansion, Volkorn’s pleads for guidance are answered in a dream. Gary and Larry in a bar, Brokeback bandits in Tor’ar Castle, Malo’s Mansion, and more. DreamKeeper Volkorn laments that he can only analyze the dreams of OTHERS and not his own. He awakes with a sense of guilt. Upon self-reflection Volkorn decides to seek out the cadaver of the child they witnessed die. 3rd Shift officer Carl Withers happily guides Volkorn past the security doors into the holding area. They happen to pass by the cell that contains a man, face down, with a dagger protruding from his back, the handle black and curved, seems to have the texture of wood but Carl reassures Volkorn that it is made of tusk. Volkorn offers help in information gathering and then casts “speak with dead”. The cadaver invokes the name of Brokeback bandits but Carl is quick to dismiss this information as ramblings. This may be why they keep passing you over for promotion Carl. This right here. They then make it to the coroners lab where Volkorn successfully revives the boy who later reunites with his mother.Poses are struck! Dranas is amazing! That confidence. That glow. That charisma. That gleam off his armor. Damn!kGoliath Mudbutt?Much shopping is done as Dranas enchants his bastard sword, Stug and Volkorn visit Wanda’s Wonders, and Daryl assists Stug at testing his new bracers. They then decide that it’s likely time to resurrect Malo and teleport back to his mansion. Zeebo quickly corrects them. They are already a day late. Zeebo presents a finger, enough to resurrect Malo. The team has now reunited with their long dead mentor and feel despair as they have not accomplished what Malo has expected of them. They then hound him for information concerning mysteries they have long-carried. The Shield? Black Lotus? What happened to you? What next? A Lich? Find out next time. Right here.MP3

After Stugs return to the group, they were quite alarmed. As Stugs appearances have changed into more feline characteristics. After some time convincing the group, they are able to quit questioning the changes and banter on about if they should take the mansion or not. Gailic decides to make food as the group makes a decision. Eventually they decide to leave the mansion behind in Zeebo's, uh, capable hands? But he is happy in doing so reassuring the group that he will take care of the villagers and waves them off. Daryl decides it is time to take form of a Dragon. Everyone decides they will climb on Daryls back. Stug calls out Ursa to ride as well. As they can tell there is not enough room for everyone. So after playing musical chairs the group decides who will ride who and Volkorn will be whisked away in Stugs strong champion arms. They fly until night starts to fall as they overpass a small quarry of Boulders and rubble. Dranas heads out to get items for a fire to cook outdoors. Daryl scoffs at the idea of living like a peasant and creates his mansion door in aboulder. The rest follow but Dranas is stubborn and stays outside. Making sweet bread to eat and a good peaceful night to himself in his tent. The group inside the mansion was having a great time. Food and drinks. Gailic dances with the mansions servants. Volkorn is perched on the couch watching the show and having a good time with the vibes. Stug decides to sleep, and eventually Daryl as well. As the party goes on in the living room something outside has a scent of something sweet in the air. Back outside to Dranas as he sleeps, there is a spike that drops through his tent! Almost piercing his head! He rolls to his side. Then another spike comes down, narrowly missing his torso. Dranas leaves his belonging to run inside, naked. Gailic dancing with flour coated unseen servants and Volkorn just watching, Dranas bursts through the door! Yelling about how there is giant scorpions! They are battling 2 giant earth elemental's too! Trying to catch his breath. He is invited to dance but refuses. Stating that his stuff is out there and maybe they might want to fight them? Volkorn does not care for this. Neither does Gailic. Stug and Daryl wake up from the commotion, and head to the window to see out the door. Sure enough there was giant beasts battling it out! After long talks about fighting or not the group takes a step outside, only for there to no longer be any fight going on and the two gargantuan sized scorpions are lifeless on the ground. Gailic starts to break away the tail plating to reach its poison sack to harvest. He is able to do this cleanly. Volkorn decides he will try the other but cracks at the shell. He eventually asks Gailic for help. To which he complies and gives him some nice tips on harvesting poison a bit safer. Dranas is stabbing at the shell of the scorpion and it is quite durable. He asks Gailic if he can have the Scarab that he broke off earlier. He complies. After harvesting the group Decides the trek onward to their chosen destination. What awaits then? Only time can tell. Our adventurers continue on their journey but this time they have the power of a Mansion. Looking around and reminiscing in the past, the group notices a green orb. They are able to discover what would appear to be the 3rd Zeebo. Zeebo informed the group that he was created by the blood from the blood of 3 Sorcerer's; Zarkan, Teegle, and Malo. Daryl remembers what Malo done to him, take him blood and dropped it into the orb on the top floor. Daryl remembers that he is able to move the mansion. As they are getting comfortable, Daryl notices some blue markings on the big map upstairs where he can control the house. He tells the group that he see's a marking. Eventually the rest of the group is able to see the blue dots that are marked by magic. Daryl decides to take off to the first dot. While waiting to arrive at their destination, Volkorn decides to get Gailic drunk. Gailic is not a fan of hard liquors, so dranas offers him some of his wine. This turns out to be the 3 penis wine. While partying Stug lets it slip that Ursa likes to drink also, without a second though Gailic lets Ursa drink from his cup. Stug attempts to stop her, but she has already drank half a mug. Nothing was left to do except watch the impending mis-haps of our dear Gailic. Eventually the group arrives to one of the markins on the map but see no way in. Stug decides to go into the ground with his Oread abilities. There Stug notices some type of lift mechanism. The group is able to head down below. The enter a dusty yet elegant hall that is covered in a mural, showing the evolution of mankind. When they arrive to the bottom they are able to see humans become these other beings, clockwork constructs. To which lead to a great war of these gear like beings. Dranas discoveres a gear missing and keyholes. he goes back top to notice constructs that are sitting still holding what appear to be gears with keys in them. The adventure starts off with some shopping and Stug going to check on his duties. Stug walks around and head to where he believes for his new crew to be. He met only one man named Gailic. Gailic was a nervous man with a rather boyish face and at times had a slight stutter. Stug dragged Gailic along back to meeting up with the RODss. Dranas went and had erotica with his spider woman.... we learn about the X card when things cross a line. He also pleaded with her to stop having the spiders from attacking and killing. Volkorn, Daryl, and SweetChuck head off for some fun Scrying back in their Scrying room below the bar. The room still dirty Daryl discovers Volkorns idea of how to effectively Scrye...by placing his face into the Pool itself. The same pool that Daryl releases himself in pleasure and never cleans. Daryl Confused and with slight anger asks Volkorn what he is doing. Volkorn comes back up with goop slowly falling from his chin explains this is how you Scrye. Dranas after trying to lay down the law heads off to the only place he believes can fix his armor. He is naked but inquires about new armor. As he peruses the wears he comes across a mankini elephant armor. The breastplate cuts off above his belly button like an 80s football jersey in highschool with elephants on the shoulders and a cod piece of an elephant. After much shopping everyone meets up at Teegles Apartment. Stug introduces everyone to Gailic, Volkorn is quick to show his dominance. Slapping the hands of Gailic when he attempts to grab for food. Eventually the group continues to discuss their options of going to Malos home. They request that SweetChuck takes them to the true location of The Archives of Nethys. They make their way to the home where they enter and start to look into the home of the man in charge of training them. The group starts to look around and find an green orb that they remember that Zeebo held when he was summoned. After much guessing at the command words eventually they stated "You have all you need!" in which a Zeebo was summoned. He explained that he is a being created by 3 Sorcerers. The group still looks around the top floor to see if anything interests them. There was a note on the back of a picture with coordinates. Malo said there was something left for him from his mother. Stug getting bored with the travels decides we must stop Malos Home to test the strength of Gailic. In which Volkrons summons 2 beasts to attack Gailic. Gailic was quick on the draw and was able to Kill both monsters within a round. The group seems a little shocked and Stug approves after he see's Gailic pick up his non broken arrows.
