Back in 2011, I took my first business class in college. I had heard about this professor who had a really innovative way of teaching inside of the business school at ColumbiaAfter taking that class, I ended up having quite a few classes with him and he ended up becoming my Advisor for a little while. It was in 2012 during my junior where I took my first entrepreneurial class with him, created my first business plan and learned that Monopoly actually could be tied back to business (my family strongly dislikes playing with me now). Some of my favorite classes ever were taught by today's guest and I consider him my first mentor in the business world. The fact that we are sitting together now on my podcast over a decade later, it feels very surreal and I'm grateful. My guest today is Dr. Sean Siebert. Dr. Kenny Rodrequez became Superintendent of the Grandview C-4 School District in July 2016. Before serving as Superintendent, Dr. Rodrequez served for two years as the Assistant Superintendent of Curriculum and Instruction in the Grandview C-4 School District. Dr. Rodrequez has served in several capacities throughout his career. He was a music educator for 8 years in two different states, including being a band director, percussion instructor, and district music resource teacher. Dr. Rodrequez moved into school administration in 2003 and held site level positions of assistant principal and principal before moving into district-level positions of director and assistant superintendent. He was selected to create and implement the first Early College High School program in Tulsa through a partnership with Tulsa Community College. He directed the Tulsa Innovative School network, which served over 1,200 students in grades K-12, and served as a lead examiner for the Oklahoma Quality Award Foundation, based upon the Baldrige process. In both Oklahoma and Missouri, he has done extensive work on the implementation of new teacher evaluation systems in an effort to raise academic achievement and build collaborative relationships between teachers and administrators. In 2020, Dr. Rodrequez was the recipient of the Communication Technology Award from the National School Public Relations Association for leadership in implementing cutting-edge communication technology to improve and expand outreach and engagement with education stakeholders . In 2023, he was selected as the Missouri Superintendent of the Year for 2024 by the Missouri Association of School Administrators. Dr. Rodrequez has a Bachelor's degree from Oklahoma State University in Music Education, a Master of Science degree from Oklahoma State University in School Leadership, and completed his Doctorate degree from Baker University in School Administration. Many of us focus on getting business. If we can spend time connecting with people with purpose, there generally will be a more steady flow of clients throughout the year. [4:37] Janet hangs on to hits because they picked her. Respond promptly when they contact you. Janet suggests you host virtual tours and webinars on your site. [7:08] Janet pays the website professionals for content, SEO, and marketing of her site. [10:25] Janet advertises in a neighborhood magazine to 55,000 homes a month. That's generated a few calls that she puts in her pipeline to send a monthly postcard. [16:47] When her leads start responding more conversationally to her texts or emails, Janet knows it's time to set up a phone call with them to slowly but surely reel them in. [18:46] Make sure you have testimonials on your website. Ask your clients for a testimonial right at the closing. [20:29] Janet is a worker bee. She volunteers and works hard. Active listening is one of Janet's superpowers. If you can do that, it makes all the difference. [22:13] Janet carries a wire-bound index card file in her purse to record notes about new contacts. For Janet, Top Producer is her “second brain.” Find your “second brain” that creates a flow. [31:30] Be a resource. It creates credibility, trust, and an emotional connection. People decide with their emotions. The educational approach is her focus, now. [33:50] I'm going to encourage our listeners to go back and listen to Part 1 of this conversation if they haven't already where Janet talks about her system of keeping up with leads and clients. [34:55] Some states allow incentives or inducements, some do not. Check your state law before offering one. [36:08] Some agents hold R.S.V.P.-only open houses as a security issue and let only one person come in at a time. Don't share your personal information online. [38:08] Janet's last word: “You need consistent, excellent service to your existing clients. That's what's going to keep you in the business. … Whatever you do, autograph it with excellence. [3:17] Janet is a solo agent in Missouri who has been selling real estate full-time for 38 years. She loves what she does and has a servant's heart for volunteering. [5:42] You are the product when you're meeting clients. They need to know that you're engaging. You need to be credible and communicate to them the value of doing business with you. [11:08] Janet discusses an app that let's you call someone's voicemail when you can't chat. [14:15] For Janet, a pipeline means knowing she will be able to have a buyer close on a property. [15:00] Janet takes the most motivated ones out to show properties. She leads them along the pipeline with frequent contacts and suggestions. [16:04] Janet has buyers in the pipeline for months. She keeps all her contacts in the loop so they don't run off with someone else. She gets them under a Buyer Agency Agreement as soon as she can. [21:05] When buyers know what they want, it's easier to define and find it. Then you have to hold their hand and make sure they stay patient while you do your job. [22:00] Janet discusses the CRM she uses. She also keeps a file folder for every contact in the pipeline with notes. She goes through all the folders each day, making contacts as appropriate. [27:10] Sometimes you lose an opportunity. Ask people who may be a year from buying how often they want you to contact them. Janet discusses how to motivate them. [29:34] Janet invites people to sign a Buyer Agency Agreement at the first meeting. She writes the agreement for a year. It's a two-way commitment. Don't disappear from view. [33:15] Janet's last word: “I really just want you to understand the fact that you're the product. Fifth generation farmer Ryan Britt talks about the practices he's combined over the years and the results he's seeing in North Central Missouri. Ryan has been a full time farmer of soybeans, corn and wheat alongside his father ever since returning after college about 23 years ago. Ryan shares the journey he and his father have been on to transition their farm to no-till, add more cover crops, plant green, and incorporate livestock into their row crop operations. We also talk about various incentive programs that Ryan has been able to take advantage of, and how their soil health practices set them up for the drought conditions they're currently experiencing. “Between the no till practices, the cover crop, and the terraces, we've actually greatly minimized some of our nutrient runoff concerns and our erosion concerns. So you kind of have to keep stacking all those things together. It's not one particular practice that makes a significant change, it's the whole system. We've seen that through the course of time, through stacking all those together, we're actually seeing some improvement in some of our land.” - Ryan Britt Ryan has become very involved in volunteer leadership positions, including his current role as an Executive Board Member for the National Association of Conservation Districts where he represents the north central region. He's also the immediate past president of the Missouri Association of Soil and Water Conservation Districts and a former Randolph County Farm Bureau President, among other service positions. He says these roles have exposed him to how other farms operate and given him countless lessons that he's been able to bring back to his farm for conservation, efficiency, and profitability. “My father and my grandfather always encouraged me to try to improve things, to try to leave it better than you found it… As I got to seeing the different things that actually had lasting impacts, conservation and specifically soil and water programs are one of those things that I felt was a great investment and I feel like we're able to continue. In this episode, we are joined again by our colleagues from Missouri State University and Dr. Staci Fuqua from the University of Tennessee, Martin, regarding pathways for para to professional or in Tennessee called “Grow Your Own” program. We discuss that many of the problems in education are tied to workforce needs in the community. This is about workforce development. This program is now a registered apprenticeship program in the state. The guest discusses the sustainability of the program and methods for encouraging partnerships in the community. We talked about how the teacher shortage has made a huge challenge for administrators in education. We discussed pathways to para as a method for addressing where higher education partners with paraeducators to offer a trajectory to education. Further, the hosts discuss how money was made available to help address these problems and offer solutions. We discuss how apprenticeships can serve rural education and solve on-the-ground issues. We discuss how resource-rich educational districts work with smaller districts to help facilitate these programs. In this episode of the Rural Voice, we discuss the benefits and disadvantages of the four-day workweek in education. We revisit the research and application of the four-day workweek and considerations for teachers, administrators, and school leaders. We discuss the possibilities of using the fifth day for teacher training and productivity, including Dr. Sarah Wisdom discussing the “Monday Academy” program that provides academic intervention on the 5th day. Dr. Reesha Adamson discusses the Pathways for Paras program—which in some of the 4-day school week districts use to offer coursework for paraeducators to transition into special education teaching positions. As a group, we discussed the emergence in Missouri of an Independence School District that recently adopted the four-day week for next year, with over 14,000 students. Numerous organizations, including courts, are embracing Diversity, Equity, and Inclusion. With that increasing acceptance, we are also seeing increasing resistance, and it is important to address that resistance directly. On the December episode we discussed the question “can hiring criteria, particularly for managers and supervisors, be objective?” This month we are going to explore the growing question “Is Diversity, Equity, and Inclusion a Zero-Sum Proposition for White employees?” Michael Norton from Harvard University, and Samuel Summers from Tufts University, surveyed 417 citizens on their conception of racism in America.[1] Several of their conclusions are worth noting: · Overall anti-Black bias has been declining over the years. · White responses perceived that anti-Black bias has been declining at a rate even faster than that shown in responses from the group overall. · Black respondents perceived anti-White bias is almost non-existent. · White respondents perceive that anti-White bias has been growing since the year 2000. · Whites now see anti-White racism is a bigger problem than anti-Black bias, and · Anti-White racism is seen as a zero-sum condition. This is encapsulated in a quote by ex-U.S. Senator and ex-U.S. Attorney General Jeff Sessions who said: “Empathy for one party is always prejudice against another.” Today's Panelists Stacy Fields who is the Court Administrator for the Municipal Court in Crestwood, Missouri. Stacey has worked in the judiciary for 12 years. She has been a member of NACM for 5 years and serves on the Conference Development Committee. She also serves as Vice President of the Metropolitan St. Louis Association for Court Administration (MSLACA) and on the board of the Missouri Association for Court Administration as Professional Development Director. Zenell Brown who is Executive Court Administrator for the 3rd Circuit Court in Detroit, Michigan. As a Court Administrator, Zenell has garnered respect for her ethical leadership and innovation. She has built her approach on three pillars: communication, leadership responsibility and accountability, and diversity and inclusion. She has shared her “Justice for All” leadership and organizational wisdom at local, state, and national level conferences for court managers and teams. Zenell continues to add to her current credentials of Juris Doctor (Wayne State University Law School), Public Service Administration Graduate Certificate (Central Michigan University), Court Administration Certificate (Michigan State University), and Certified Diversity Professional (National Diversity Council-Diversity First). Kristie Collier -Tucker who is Court Administrator and Clerk of Court for the Municipal Court in Union City, Georgia. Kristie is responsible for all court operations, including the implementation of policies and procedures of the Court Services department. Union City Municipal Court is a high-volume court, holding more than 20 sessions per month including specialty dockets such as a Under 21 Court, a docket that focuses on defendants who are under 21 at the time of the violation. This docket is an effort to reduce recidivism and improve driver awareness. The court utilizes alternative sentencing principles in all court activities by establishing partnerships with other programs. Danhoff completed all of his course work in 2018 and is slated to complete his business administration doctoral degree program at Walden University before 2020. His doctoral research capstone project is titled “Social Media Marketing Strategies to Increase Revenue in the Health and Fitness Industry.” Danhoff also holds a master's degree in exercise science as well as a bachelor's degree in corporate fitness from Western Illinois University in Macomb, Illinois (magna cum laude). Prior to teaching in higher education, Danhoff spent 14 years in the fitness industry, with positions in sales, sales management, business development, and marketing. He was the director of fitness entertainment technology and operations for MYE Entertainment North America. He was recognized with the Top Producer of the Year award by multiple fitness equipment and fitness technology companies, including Fitness Warehouse, Tectrix, and Netpulse. He was later appointed by Precor to manage two national sales accounts: XSport Fitness and Power Wellness. Under his direction, the Ft. Zumwalt North Wind Ensemble and Symphonic Band have consistently received the highest ‘Exemplary' ratings at MSHSAA State Contest. The Panther Pride Marching Band has been a Bands of America St. Louis Super Regional Class AA Champion and Finalist and a 6-time BOA Regional Finalist. Are we there yet? On today's episode of the Only in OK Show, we discuss the Tri-State Plaque in Quapaw, Oklahoma. According to a plaque at the three-state spot, it took an 800-member expedition to map it. They spent nearly six months in 1857 walking only 40 miles from the southwest Missouri border, "hampered by rough terrain, heavy timber, and high water." A massive stone cairn was built at the spot in 1938 by the National Youth Administration, but a weathered plaque on the cairn notes that it doesn't mark the actual spot, which is 50 feet east. This was rectified in Oct. 2004, when the Missouri Association of County Surveyors embedded a stand-here plaque in the ground on the actual three-state spot, which, conveniently, is at the end of a dead-end road. Stand on three states, with easy parking, too. Quapaw is a town in Ottawa County, Oklahoma with a population of 906. Quapaw is part of the Joplin, Missouri metropolitan area. Discovery of lead and zinc ores during the 1920s resulted in this area being part of the Tri-State mining district, and resulted in a population boom as thousands of miners moved into the larger area. Positioned in the rear center seat of his father's 1999 Ford Escort, Che-Val Batts' two-point lap belt jackknifed him when another car suddenly pulled out in front of the Escort, leaving Che-Val with damage to his internal organs and spinal cord, rendering him a paraplegic. The other passengers, who were restrained by three-point seat belts, sustained significantly less severe injuries. Despite knowing the higher safety rating of three-point seatbelts and including these more effective restraints in other models, Ford continued to manufacture Escorts with a rear center seat two-point seat belt, violating the company's own safety policies. The defense's attempts to blame Che-Val's injuries on his own misplacement of the lap belt swayed some Nash County, North Carolina jurors and resulted in a hung jury. The case was ultimately settled for $31 million, with details of the settlement remaining confidential. As the recipient of Special Olympics Missouri’s 2018 School of Character Award of Merit, Odessa High School values kindness and meaningful inclusion. The school with just over 600 students is in a rural community approximately 30 miles east of Kansas City. Following a year of using Character Strong resources in their student-led lessons in freshman classes, the school is in its first year of school-wide implementation of the Character Strong Advisory Curriculum. The school’s student council is recognized as an Honor Council by the Missouri Association of Student Councils. The senior student council members featured on the podcast include President Keiton Johnson and Vice President Makenzie Lewis along with Tyler Hepworth and Lyndsey Roseler. Lance McClard is a proud Missouri public school educator. He is happily married to his wife, Laura, a high school counselor, and father of three children: ages 10, 7, and 8 months. The son of an educator, Lance followed in his father’s footsteps and became a teacher himself. Lance has taught 4th, 7th, and 8th grade. He started his teaching career in South Carolina before accepting a position in his hometown of Jackson, Missouri. After pursuing his Master’s, specialist, and doctoral degrees, Lance accepted a dual position as a building principal and assistant principal before becoming an elementary principal of two buildings. Additionally, he coordinates his district’s elementary new teacher program. Outside of his regular responsibilities as an administrator, Lance has helped plan and organize edCamps. He is involved in the Missouri Association of Elementary School Principals and will serve as the local southeast region president.
