There are some unscrupulous bullion dealers out there who are taking advantage of rookie buyers who don't entirely know what they are doing when buying gold.I am not going to name names. But don't fall the scamIf a dealer tries to flog you graded coins, in almost all cases they are trying to rip you off. Don't pay a premium for graded coins.You are not buying gold to try and be clever and hope that your coin gets some kind of rarity value. In most cases, that will not happen. There are clever people who know this market better than you already playing this game. Don't get involved. Your priority is to get as much gold for your money as possible. You are buying gold to preserve purchasing power, not to lose it. If a dealer tells you that some recent sovereign, for example, is extremely rare, that it was one of the last coins minted under Queen Elizabeth or some such, and that it has been graded and has a special certificate and blah blah, and it therefore carries a huge premium, they are trying to pull a sly one. The reality is that the extra premium paid is almost impossible to claw back when you come to sell.It really annoys me that bullion dealers are doing this. When buying gold, trust is everything and they are breaching that. You are buying gold for safety, not to be ripped off.Eventually, the FCA or the Office For Fair Trading or someone will eventually come after the dealers, but it will be too late. We all know how slow these organisations can be and by this point many more people will have been scammed. Why do dealers do it? A dealer might buy a large stock of coins from the Mint. Coins are often of a slightly different quality. Dealers then send them off and pay a small fee to get them graded according to their Mint State. The scale ranges from MS-60 to MS-70, with MS-70 being a perfect, flawless coin. They then charge a large premium for coins with high grades, even though they barely paid any premium when they bought the coins The margins when dealing in gold are on the slim side - sometimes just a few percent. But if they get an additional premium for the rarity, that margin can rise to 100%. No wonder there are so many unscrupulous salesman trying to flog graded coins. Fractional coins—¼ or 1/2 sovs for example—or older coins do trade at a higher (though not enormous) premium. These can trade for 15-20% above the spot value of the gold content. But you are likely to get that back when you sell. (Demand for fractional coins has increased this last year while it has fallen for 1oz coins).But for graded coins you can end up paying 100% premium to the spot value of the gold, yet when you come to sell you get little more than the spot value. So when you come to sell, you can lose over 70% even if the spot price of gold has increased. It's like buying a painting by a modern artist and being told by the vendor he's more famous than he is, only to find out later on that he isn't.Don't fall for it. And spread the word. That's what we all want to know. So here's your answer.The declines start in the US and Canada in 2025, followed by the UK, Europe and Australia in 2026.That's what the 18-year property cycle says, at least.Today we explore that cycle and what it says about house prices.18 Years of Boom and BustEconomist Fred Harrison, who first covered the theory in his 1983 book, The Power in the Land, is very much the Godfather of the idea that real estate follows a predictable pattern over an 18-year period. I first stumbled across Harrison in 2005, when so many were sure house prices had to come down (needless to say they didn't), on reading his brilliantly prophetic article for MoneyWeek, arguing that we were two or three years from the top. Wasn't he right. Today, by most accounts, property should have already crashed. Real estate prices bear little resemblance to earnings. With the rise in interest rates that followed Covid, mortgage-holders found themselves with higher costs. Some were forced to sell, while prospective buyers could no longer afford to borrow as much as before. Increased taxes - I'm looking at you, Stamp Duty in the UK -  have only added to the unaffordability.And yet, while the market may be slow and stagnant in many parts of the country and indeed the world, it is not exactly crashing.There was one school of thought that was steadfast in all the house-price bearishness which followed Covid, saying property's time to crash had not yet come. They were the acolytes of the 18-year cycle in real estate. Yet again they've been proved right. Real estate peaks in 2026, they said. After that we get four years of decline.You know my views on cycles. We have the seasons, days and nights, the moons, menstruation, the cycle of life - cycles are turning all around us. There are economic and investment cycles too: bull markets and bear markets, commodities super-cycles, Gordon Brown was always blathering on about the economic cycle, mining is cyclical. New technology goes through a clear cycle as it evolves and is adopted. On the other hand, it's easy to look back at the past, find some random pattern and declare it a cycle. Actually trading them in real time is a very different matter. In fact, the human need for narrative and the fact that cycles make for good copy mean it's very easy to get wedded to the idea of a cycle, when a very different reality is staring you in the face. After 2008 many got it stuck in their heads that this was Kondratiev Winter and the next Great Depression, and, as a result, missed one of the most rip-roaring bull markets in history. With all that said, the 18-year cycle in real estate has proved remarkably reliable, and, says Akhil Patel, author of The Secret Wealth Advantage, and one of Harrison's great disciples, it goes all the way back to the turn of the 19th century. In the last couple of years you get a classic blow-off top - the winners' curse.* Finally, the correction which lasts around four years. Think 1989 to 1993 or 2008-2011. For the eleventh episode of "Reading the Art World," host Megan Fox Kelly speaks with Emily A. Beeny, curator at The Fine Arts Museum of San Francisco and co-author with Francesca Whitlum-Cooper of the book, “Poussin and the Dance,” published in 2021 by the J. Paul Getty Museum.In this episode, we take an in-depth look at Nicolas Poussin in 17th century Rome — a city rich with classical sculpture from antiquity and Renaissance paintings that led the artist to formulate an entirely new style of painting. This style would make Poussin the model for three centuries of artists in the French classical tradition, from Jacques-Louis David and Edgar Degas to Paul Cézanne and Pablo Picasso. Long considered one of the most influential French painters of the 17th century, the French Neoclassicist Poussin is seen in a wholly new light.Co-author Emily A. Beeny talks with me about how Poussin's paintings from the 1620s and 1630s of gods and goddesses, biblical and historical figures, are choreographed across his canvases like dancers on a stage. Tracing the motif of dance throughout this period, the book examines how Poussin devised new methods of composition and depicting motion. We explore Poussin's artistic process and influences, notably his use of wax figurines to choreograph the compositions he drew and painted.  “Poussin and the Dance” is the first exhibition and first published study devoted to Poussin's dancing pictures. The book, by Beeny and Whitlum-Cooper, was produced in tandem with the exhibition at the National Gallery in London (October 2021 - January 2022) and at the J. Open Source Sustainability and Our Corporate Social Responsibility - Colin Eberhardt, Scott Logic Modern software is increasingly complex, made up of hundreds or thousands of open source components, hidden away in deeply-nested dependency trees. Just how much do we know about these open source components that are an integral part of our products? What are the risks associated with their usage, and our exposure? Within the financial services industry, most often the solution is to build up a robust defence against these perils. Security scans, licence checkers - creating a walled-garden that harm the wider open source ecosystem. In this talk Colin will take a closer look at the make-up of modern software supply chains - where this code comes from, who authored it and how it is distributed. Ultimately asking ourselves the question “is this sustainable?” Despite numerous efforts to address this challenge; crowdfunding, sponsorship and highlighting critical infrastructure projects, this problem is growing. To solve it we need a reset in how we view this precious and fragile asset. Much like the environment, grass-roots activism can only go so far, to really make a difference large corporations need to wake up to their responsibility and make genuine and tangible commitments. Colin divides his time between leading the R&D team and providing advisory consultancy to clients. Laurence des Cars from the Musée d'Orsay, Kennie Ting from Asian Civilisations Museum, Singapore and Philip Tinari from UCCA Beijing join Anne McElvoy and an audience at the Royal Institute of British Architects for this year's Frieze Free Thinking debate about the issues facing museum directors. The Frieze Art Fair ran in London October 3-6 and returns to Los Angeles Feb 2020 and New York May 2020. Laurence des Cars became Director of the Musée de l’Orangerie in 2014. From 2007 to 2014, she was the French operator responsible for the development of the Louvre Abu Dhabi. Philip Tinari is Director and CEO of UCCA Center for Contemporary Art in Beijing. During his tenure, UCCA has mounted more than seventy exhibitions. From 2009 to 2012 he founded and edited LEAP, the first internationally distributed, bilingual magazine of contemporary art in China Kennie Ting is the Director of the Asian Civilisations Museum and the Peranakan Museum, and concurrently Group Director, Museums at the National Heritage Board (NHB) Singapore. He has changed the focus from a geographical to a thematic, cross-cultural way of looking at art. He is the author of The Romance of the Grand Tour – 100 Years of Travel in South East Asia and Singapore 1819 – A Living Legacy. Felix Economakis is a Chartered Counselling Psychologist and Clinical Hypnotist who has been working in private practice since 2007. He specializes in treating a range of conditions from phobias and anxiety to eating disorders, with a particular focus on Selective Eating Disorder (SED). His work has been featured by many UK media outlets, and he is a member of the British Psychological Society and the British Society of Clinical Hypnosis. On today’s episode, Felix and I focus on the topic of hypnotic responsibility. We dive into the responsibilities of the client and the therapist and the problems that can arise when certain responsibilities are taken on by the wrong party. He shares his user experience and the four steps of the specific protocol he created for working with clients. We also discuss how he uses psychoeducation to build a rapport and level of trust and respect with his clients.   “The ones who are prepared to do the work will always do well because it’s more about psychoeducation, understanding, mentoring, and teaching rather than hypnosis.” - Felix Economakis   How working in retail was good practice for selling change to hypnosis clients. The importance of discerning where your client is coming from and what you need to do to win them over. How his experience allows him to recognize patterns and anticipate responses. The importance of showing your clients empathy. How he methodically walks clients through all of their objections. How he reframes the session and change as part of the learning curve while taking away the pressure to pass or fail. The language and techniques he uses to calm performance anxiety. The benefits of explaining the desired change as a change of perception. How he uses psychoeducation to reframe the issue the client has in a way that they have never been able to articulate before. The benefits of having parents present during the session. How “parts therapy” can be engaging for the patient. The 4R’s Protocol he created and how each piece of the protocol works together. The importance of making the client responsible for choosing to change. How one moment in a session made him realize that hypnosis is not always necessary for the system to change. How he began his work with selective eaters and what he has learned from his experiences. The difference between clients who are prepared to do the hard work and those who are not. For a number of years, we have had the Violet Flame dispensation. In this time of ascension and global shift there are a number of new dispensations that we can call upon. One of these is the Diamond-Violet Ray. This ray combines the Violet Flame which holds the energies of freedom, transmutation and forgiveness with the energies deep cleansing, purity and clarity of the Diamond White Ray. This new ray is held jointly by Archangel Metatron (of the Diamond White) and Archangel Zadkiel (of the Violet Fire). In this transmission, we will invoke the ray to transmute any lower energies in your energetic space, then clear any lines of difficult communication between you and another and finally the transmission works to clear your path (both past and future) so that you can step more joyfully towards your soul’s highest choice and destiny.
