I've said it before and I'll say it again: the fastest way to make money in real estate is to sell buyers what they already want instead of trying to convince them to take what you've got. That's the foundation of reverse wholesaling, and once I learned it years ago, everything changed for me.Here's the truth: most wholesalers are running around chasing deals and then scrambling to find someone to buy them. That's backwards. If you know your buyers, know the areas they're buying in, and know their criteria, then your deals are practically pre-sold. You'll close faster, you'll negotiate stronger with sellers, you'll lower your risk, and you'll build long-term relationships with repeat buyers who trust you.In this episode, I walk you through a recent land deal where we had it under contract for $215K, sold it for $260K, and generated a $45K profit just by using this exact strategy. And here's the kicker…we didn't even have to list it. I started mountaineering at 14 with my Dad which has taken me to some pretty amazing places. At 18 I went west to work the wheat harvest before moving to Virginia to attend school at Washington & Lee University. My junior year was three of the best as I had multiple jobs over a 2 year period from construction to sales and made a trip to Mexico to climb the 3 highest peaks. Once back at school I took the opportunity to get selected for an exchange program W&L had with the Chinese University of Hong Kong. That was in 1979 when the US recognized the People's Republic Of China and it became the “new frontier” as few Westerners had traveled there since 1949. As a poor student I could not afford to join a tour but used my majors in history and philosophy and a bit of Chinese language to get a job leading tours to China. Over the next 5 years I lead over 45 trips all over China and also into Southeast Asia, India, Pakistan, the Soviet Union, Japan and others. During that period I also went to grad school and received my Masters in International Management. Not wanting to turn 30 leading tours I got a job with consortium of companies building the largest foreign invested real estate project in Shanghai. After working and managing the Shanghai Centre project for 20 plus years and also working on projects in Korea and Vietnam I went to work for Dubai World responsible for developing new real estate projects in Asia. In 2010 I received a fax from my father to come home and buy the box company he had started in 1969. He claimed I could continue to live in China as the company had a management team but that turned out to be stretch of the truth. In 2013 I moved the family away from their 23 million best friends to middle TN and began to work at Cumberland Container where I had no clue how a box was made. However the company had a very good team of leaders that I recognized I needed to even try to manage the business. After our GM left in 2016 taking a considerable amount of business we formed a management committee to run the business all of which are still at the company. I joined AICC around 2018 and began attending the meetings where I got a great introduction to a lot of new ideas and great people in the industry. I pretty quickly drank the kool-aid to get ahead we needed to have fast and precise equipment to be competitive and grow the business so over the past 5+ years we went on capital investment program buying new FFGs, RDC, Baysek, Speciality Folder Gluer, Partition Assembler, Automatan and Stitcher/Gluer. We also expanded the facility growing to 260K square feet, upgraded our shipping fleet, scrap system and graphics capability making us well positioned for the next 10+ years. Plus I bought 12 acres of property adjacent to the plant for future expansion. Cumberland has a great management group and a very capable workforce of 95...

Happy 2024, brothers and sisters! May the peace and blessings of Our Lord Jesus Christ be with you this year. The podcast that follows is, admittedly, a couple of weeks late - I originally intended to record it on New Year's Day, but that didn't happen, due to family commitments and other things. Nonetheless, here we are with the relevant podcast to kick off 2024. The first thing to say is, New Year's day marked - no joke - ELEVEN YEARS since I started doing this shitposting thing. That is not an exaggeration. The original Didact's Reach Blogger site launched on Jan 1, 2013. That evolved eventually into the current Didactic Mind site, podcast, and Telegram channel. So we are now into the twelfth year of this whole... journey, if you want to call it that. Most blogs and sites do not last more than 11 weeks, never mind 11 years. As I point out here, I do not do this for anyone other than myself - I literally do not care what most people think about my writing - but it is nonetheless rather rewarding to learn that other people get value from what I do, and appreciate the output. So, as always, thank you very much for your continued patronage, site visits, comments, and community participation. If you want to engage more with the content, then be sure to join the Didactic Mind Telegram channel, which is quite a lot of fun for pretty much everyone involved. It is a small, but highly lively, community that regularly engages in hilarious banter and cross-posting of ideas. And Telegram is simply a great platform that combines the best features of Twitter, WhatsApp, and a long-form site, while offering other features that are far better than any of its competitors. As usual, I will provide analytics for my site and podcast here, so you can get an idea of how this site stacks up against everyone else (hint: not great, but that's fine). Total pageviews of 153K in 2023, which is a 41% decrease against 2022's 260K, and is unsurprising given the much lower rate of poasting; Total of 31,602 unique visitors across the site, which is down about 27% relative to 2022's 43.6K, and again, for the same reasons; Total of 440 comments across 255 posts, which is a decrease of 39% and 16%, respectively; Posts averaged 1,086 words each, making them significantly shorter than what we saw in 2022; The geographic distribution of the site's readership continues to be highly global, but predominantly US-centric: The Didactic Mind podcast also had a decent, though not great, year - due largely to much lower frequency of recording: 2,623 total downloads, down 26.2% against 2022, with over 8,500 total downloads all-time; A more or less steady subscriber base of about 126 Telegram members of the Didactic Mind channel; All in all, a year of struggles, at least in some ways, and I go over some of these in the podcast. Hello…this is Bo Kauffmann of Remax in Winnipeg, with your real estate news for…  Friday, April 14th, 2023…   Today is National Gardening Day, National Pecan Day and National Ex Spouse Day.   Yesterday we opened up the Winnipeg Regional Real Estate Board Market report for March 2023, and saw that listings were up, sales were down, and prices of detached homes were down by 12%   Total let's look at attached homes and condos.  First, attached homes which are side by sides and townhouse style buildings.   Here, available listings are more than double the number last year, up 132% while sales are down around 31%,  Prices have dropped around 6 % from an average of $349k to a little over $328.
