Dive into the often misunderstood world of Master Limited Partnerships (MLPs) with Jay Hatfield of Infrastructure Capital as he clarifies exactly what makes these unique investment vehicles tick. Far from simply being "pipeline stocks," MLPs represent a sophisticated investment opportunity combining advantageous tax structures with stable cash flows and attractive yields.Jay breaks down the fundamental economics driving pipeline companies, explaining why they remain remarkably resilient even during periods of energy price volatility. Unlike direct energy producers, these infrastructure businesses operate primarily through long-term contracts and acreage dedications, creating predictable revenue streams regardless of short-term commodity fluctuations. Currently yielding around 7% with 5% annual distribution growth, today's MLPs target double-digit total returns while maintaining conservative financial policies. The conversation highlights how natural gas infrastructure stands at the intersection of several major global trends. As electricity demand surges from AI development, electric vehicles, and broader electrification, natural gas remains essential for grid stability—something even renewable-heavy regions like Spain and Portugal have learned through experience. Meanwhile, policy shifts under the Trump administration supporting LNG exports create substantial growth runways for companies transporting America's abundant natural gas resources to global markets hungry for cleaner energy alternatives.Perhaps most compelling for investors is the portfolio diversification MLPs offer, showing only 60-70% correlation to broader markets while providing meaningful income. The industry's evolution over recent years has created stronger, more resilient companies with national operations, investment-grade balance sheets, and sustainable distribution policies. For retirement-focused investors especially, these characteristics make MLPs worth serious consideration as part of a balanced portfolio strategy.Ready to explore how MLPs might fit into your investment approach? What if walking away from everything society tells you to chase actually led you to MORE wealth, MORE freedom, and MORE happiness? As part of my Exit The Matrix Experiment, I'm finding out more and more what triggered the awareness in people so they could have that pause that moment of reflection that changes everything. This week my incredible guest who I am diving deep into her transition from corporate to something more is Alena Uzhnyeva, a woman who had it all: an incredible high paying career, power, and prestige. But inside? She was trapped in what she calls a "golden jail."
Last week, Germany's domestic intelligence agency classified the Alternative for Deutschland (AfD), which came in second in the recent federal elections, as a far-right “extremist organization.” Today, the agency lowered AfD's designation, still allowing surveillance, but under “stricter judicial oversight”, according to Politico. In less than a decade, Germany went from being the “Powerhouse of Europe” to embracing an all-out strategy of “national suicide.” How and more importantly, why did this happen, asks Victor Davis Hanson on today's edition of “Victor Davis Hanson: In His Own Words?” “Twenty years ago German physicists were the top in the world—nuclear physicists. They would start investing again in nuclear power. They would start up natural gas generation. Wind and solar would be integral, but a small part, because they would need reliable, cheap energy to compete on the world market. They would join the United States and look at China and say, "This is intolerable, this system of mercantilism." They would close their borders. They would go to an assimilationist model and require immigrants that came legally to fully become Germans. They would do all of that. But instead, when one party is advocating much of what I just talked about, they demonize it because it's out of the norm. And the norm, unfortunately, in Germany today is national suicide.”

At a time when much of the wine industry is flat or in decline, Avaline — founded by Cameron Diaz and Katherine Power — is breaking sales records. In 2024, Avaline crossed 213,000 cases sold, generated $33.2 million in tracked retail sales, and saw 48.8% year-over-year growth. In this episode, we speak with Jen Purcell, Avaline's CEO, who has led the company to retail dominance. Under her leadership, Avaline has dialled in its retail strategy, becoming a top-selling wine at key retailers like Sprouts, Whole Foods, and Total Wine. They've expanded to all 50 U.S. states, and built a loyal DTC and affiliate customer base — all while disrupting wine norms with a transparent, health-conscious, and lifestyle-forward approach. In this episode, Jen shares:How Avaline built traction with consumers by emphasizing organic ingredients, clean labels, and simplicity over terroirWhy Avaline launched in retail first, grew DTC later, and is only now expanding into on-premiseThe thinking behind early SKUs like “White” and “Rosé,” and why the brand later expanded into varietals like Cabernet, Chardonnay, and Sauvignon BlancHow the team grew an affiliate network of 700+ brand fans who drive sales through community-based storytellingWhy Avaline's marketing team is built with talent from fashion, beauty, and lifestyle — not wineWhat's working in paid ads, social, and influencer marketing — including a focus on UGC and lifestyle content over traditional product shotsLast Call:Do wine writers need formal wine certifications? That's the provocative question we're tackling on this week's Last Call on the Business of Drinks podcast — sparked by a viral Substack post from author Henry Jeffreys. In this special reunion-style conversation, John sits down with long-time coaching client, elite agent, and real estate investor Caleb Pearson to unpack his journey from being broke to building a multi-pronged real estate enterprise — including a top-producing real estate team, a house-flipping machine, and a growing portfolio of cash-flowing rental properties and multifamily assets. Whether you're a solo agent, team leader, or aspiring investor, this episode is a must-listen if you want to: Learn how to build multiple streams of income in real estate Transition from transactional income to long-term wealth Leverage listings, fix-and-flips, and buy-and-hold strategies Structure your business for profitability and lifestyle Use systems, accountability, and mindset to outperform the market In this power-packed episode, you'll discover: The Early Hustle: Caleb reflects on how he and his brother and cousin shared a two-bedroom apartment, furnished it with items from Goodwill, and used pure grit to build their real estate careers from scratch — cold-calling expireds and FSBOs with military-level discipline and zero excuses. Morning Routine to Millionaire Results: Hear how Caleb applied The Miracle Morning routine, daily sales training, and 7 AM prospecting blocks to build a scalable, productive real estate business rooted in structure and consistency. The $3,000 vs. $100K Epiphany: A pivotal story where Caleb brought an off-market deal to a local flipper, made $3K in commission — and watched the investor net six figures. That moment flipped the switch: “I'm sitting on the wrong side of the table.” From Listings to Long-Term Wealth: Learn why Caleb believes the best wealth is built by owning assets, not just flipping them. He breaks down how to transition from active income (commissions and flips) to passive income through rental properties, cost segregation studies, and leveraging tax strategy. Building to Scale (and Lifestyle): Find out how Caleb structures his flipping business to buy 5–10 homes per month, what roles you need to hire (construction manager, acquisitions, closing coordinator), and how to gradually increase your marketing budget while tracking every dollar and metric. Why He Finally Moved to eXp Realty: After a decade at RE/MAX, Caleb reveals why he made the switch to eXp — not for the splits, but for the community, collaboration, stock incentives, and proximity to elite minds like John Kitchens, Jay Kinder, and Al Stasek. Learn how he's using rev share as a retention tool for his team and aligning with top producers for ongoing growth. Real Estate Investing Tips for Agents: The ONE rental property strategy any six-figure agent can follow How to partner with seasoned investors (even on your first deal) Direct mail tips, cost-per-lead expectations, and conversion math Why control, not commissions, equals true financial freedom The psychology of sellers choosing a “cash as-is” offer over a traditional listing — and how to ethically and profitably serve both Leadership & Team Culture Insights: How Caleb keeps top team members for 10+ years Transitioning to a team brand (CP Team) instead of a personal one Empowering agents to build wealth, not just sell homes What he's most excited about in 2025 — new construction, brand refresh, and legacy-building Perfect For: Realtors earning $100K+ who want to build wealth Team leaders looking to add investing as a profit center New or experienced real estate investors Entrepreneurs who value time, systems, and leverage Anyone tired of the transactional treadmill “Track every dollar.
