NRL Round 5 Review - How to fix the Short Dropout!

The League Scene

AJ and Rhys are back once again to review a chaotic Round 5 of the NRL season. We had everything from crackdowns appearing to come and go, some great football, some indifferent football and some great laughs to be had along the way. AJ also has come up with a way to fix the short dropout! We analyse Canberra's great escape over the Sharks as we criticise how the Sharks are playing at the moment. What is Penrith's big problem at the moment as the Cowboys find their stride. We take a trip to Sydney Olympic Park as Souths with one fresh player beat the Roosters, leading AJ to declare the Chad Townsend experiment to be sent to the scrap heap and NEVER EVER return.Parramatta getting win number one of the year as Dylan Brown finds his stride. Rhys questions if the Ilias and Flanagan halves combination is the right one for the Red V as Clint Gutherson shows his stride. AJ delivers a classic Ryan Matterson yarn from the NSW Cup.The Titans continue their inconsistency, but we have praise for the Brimson/Campbell halves combination. The Dolphins also get off their duck as their forwards deliver a big win as Katoa and Nikorima continue their dominance. Brisbane show their class in a great way over the Tigers despite a shaky first half. Tigers just missing some experience out there in this one.Melbourne have a great opening hour, but the last twenty they turned off as the stars got an early mark. Manly did go with them early but when Melbourne get going, good luck and amen ladies and gents. Canterbury tough out a terrific win at home. Newcastle were struggling for numbers (down to 14 in the second half). We also return our segment Yes they are still PLAYING! as well as our LOLCOW OF THE WEEK!

Unit Surge Powers Sydney Market

The rise and rise of the unit market is keeping the Greater Sydney market busy, although below the exceptional levels seen in some of the other market jurisdictions across Australia.  Unit markets are considerably more positive than house markets in our most expensive capital city and the market share of attached dwellings continues to rise. In our latest analysis, well over half of all residential sales across Greater Sydney are attached dwellings. In most of the Greater Sydney municipalities where sales activity is strong, it's the unit markets that are most active. Outer ring house markets are generally subdued, suggesting that those seeking affordable options are choosing apartments and townhouses.  The dominance of attached dwellings in Sydney market performance can be seen in various metrics, resulting from our most recent analysis of activity. While 45% of locations with house markets have positive rankings in our latest analysis, 67% of unit markets are positive. This includes 24% of house locations classified as rising markets, in contrast to 37% of unit locations. This coincides with further evidence that a growing share of dwelling sales in the Greater Sydney market are attached dwellings.  Comparing the June Quarter results for the past four years, the market-share of units was 48% in 2021, 50% in 2022, 52% in 2023 and 54% in 2024. So the latest quarter has shown a resurgence in sales activity in Sydney, inspired by rising demand for attached dwellings. In the City of Sydney LGA, two-thirds of suburbs have positive ratings, headed by the unit markets in Sydney CBD, Surry Hills, Waterloo, Chippendale, Darlinghurst, Elizabeth Bay and Redfern – all rising markets. In the Canterbury-Bankstown LGA, which has recorded a steady rise in sales volumes over the past 18 months, 60% of locations have positive ratings, most of them unit markets. Those with rising sales activity include the unit markets in Bankstown, Belmore, Canterbury, Campsie, Lakemba and Wiley Park. The City of Parramatta fits this pattern also. Two-thirds of markets have positive ratings and 10 of the 13 ranked as rising are unit markets – headed by North Parramatta, Sydney Olympic Park, Toongabbie and Westmead. Top end municipalities that continue to pump strongly include the Woollahra LGA, where there have been steady increases in quarterly sales over the past 18 months. The apartment markets in Double Bay, Vaucluse and Edgecliff are all rising, while those in Rose Bay, Woollahra and Paddington have consistent buyer demand. The City of Randwick is also very consistent with its sales levels, boosted by rising activity in the unit markets of Kensington and Matraville, the house market in Randwick, and both houses and units in Maroubra. In the City of Waverley, another place with steady quarter-by-quarter sales, the leading locations with rising sales are the unit markets in Bondi, North Bondi, Bondi Junction and Waverley. In the outer-ring areas, the City of Penrith at the western fringe of Greater Sydney has recorded a recent upsurge in market activity and six out of ten markets have positive rankings. Rising locations include the house markets in Jamisontown, Kingswood, Penrith, St Marys and Werrington, as well as the unit markets in Colyton, Kingswood and St Clair. But the City of Liverpool is where house markets are doing best, amid a recent upturn in sales volumes – led by Green Valley, Moorebank, Prestons and Wattle Grove. The unit market in the central suburb of Liverpool is also notably strong.

In this episode of the Investing for Life podcast, host Douglas Isles interviews a guest whose less than conventional career pathway has led her to oversee transformation of some of Sydney's most treasured places. Anita Mitchell was 17 years old when she began her environmental science university degree. Initially “horrified” at this pathway, her mother believed she was destined to tie herself to trees for a living (something Anita is yet to try, for the record). Despite being told she would waste her education and lack future financial security, Anita followed her passion. Today, Anita has over 25 years' experience in executive management, sustainability, social impact and corporate assurance spanning energy, water, waste, property and construction in both the public and private sectors. Having joined the NSW Department of Planning, Industry and Environment as its inaugural Chief Executive of Placemaking NSW last year, Anita is now responsible for overseeing the management of Sydney's most treasured places, including The Rocks, Darling Harbour and Sydney Olympic Park, among others. Anita previously managed sustainability and environmental programs for one of Australia's largest energy distributors, as well as the country's largest water authority and waste management operator. She holds a Bachelor of Environmental Science, a Master of Environmental Management and an MBA – completed under full scholarship as ‘Australia's top emerging leader and MBA scholar', as selected by The University of Sydney and AFR BOSS magazine. "Having an understanding of what you actually want to do, what the world needs and what you're good at is this sort of nexus of trying to find a career. I've got one of the best jobs in the world."   Listen to this conversation to: - Hear how Anita navigated her parents' initial resistance to her pursuing her passions; - Discover the ins and outs of her role as Chief Executive of Placemaking NSW, and what's to come;  - Hear Anita's reflections on how she has remained intellectually curious, adaptable and how she pushed herself to overcome career setbacks, including on her return to Australia;  - Explore Anita's heartfelt account of losing her mum at a young age, and the lessons she's learned as a result.     Investing for Life is hosted by Douglas Isles, Platinum Asset Management.Disclaimer: Issued by Platinum Investment Management Limited ABN 25 063 565 006, AFSL 221935. FLAT CHAT

This week we returned to a topic we raised in the last podcast, namely build-to-rent and specifically the new Liv Indigo building at Sydney Olympic Park. They held an open day last weekend and we went down to have a look and chat to … well, anyone who was interested in talking to us. You can hear the results of that in the podcast (or read the transcript at the end) but this build-to-rent block does seem to be a game-changer, although it’s not for everyone. [Powerpress] Why not?  Well, it’s between 10 to 30 percent more expensive to rent there, for a start, although a lot of that can be offset by having no power bills, having whitegoods provided as well as saving on gym memberships and suchlike. But the most important thing is that tenants are the main game, not an afterthought.  It still amazes and bothers me that tenants are treated as second-class citizens in some strata schemes, considering they make up more than 50 per cent of apartment residents, across the board. So, however the sums add up, being treated with consideration and respect would be worth spending a few dollars more. Complaints And it removes a couple of obstacles to a happy life that exist in strata.  There is no rental agent to go through when there is a problem.  Too many rental agents in Australia see their job as being to protect the landlord from being bothered by their tenants. So legitimate complaints go unanswered – often because the landlord isn’t even aware of them – while tenants constantly teeter on the edge of the dreaded six-monthly lease renewal and rent rise. Yes, I know there are bad tenants out there.  But one bad tenant makes life difficult for one property owner.  One bad rental agent can make life miserable for dozens of renters.  And, trust me, there is more than one bad rental agent. And then there’s the strata committees, or lack of them.  In build-to-rent, the developer, or a single investment entity, owns the block so it’s not strata and it doesn’t come under strata law. For anyone, owner or renter, who has felt excluded from the decision-making process in their building, there wouldn’t be much difference in moving into a renters-only environment. If your strata committee is a closed shop, and actively discourages communication in either direction – as many do –  then you wouldn’t notice living in a building where there is no committee. Engage Actually, that’s not fair, because the management team at Liv Indigo – if their sales pitch is to be believed – actively engage with residents, partly so that problems can be dealt with promptly, before they become “issues”. We can only go by what we saw with our own eyes and, unless Mirvac had hired actors, people seemed to be comfortable and happy.  The plusses for many renters at Liv Indigo are pretty obvious beyond the bells and whistles of gyms and mini-cinemas. Pets are allowed, you can decorate the apartments to suit your tastes, leases are for 12 months, there’s a maintenance team on-site, faulty appliances are replaced immediately and short-term lets are strictly forbidden. Meanwhile, there is no bond required and you only pay for the parking and storage that you use, which you can vary according to your needs at any given time.  For the environmentally conscious, the building has a very small carbon footprint, generating solar power and using grey water in its toilets. Premium Liv Indigo is Australia’s first real build-to-rent scheme in terms of the overseas model where renters pay a premium for high-end facilities and services. Mirvac is planning to roll out more purpose-built schemes in Melbourne and Brisbane over the next couple of years. It’s not for everyone.  In Sue’s story for Domain, she quotes one couple for whom the rent was too high and another potential renter who didn’t want to live in a building with so many people in it. Even so, it does offer a very real choice for renters whose life...

As we approach our 100th edition, and following numerous requests from readers who don't listen to podcasts, we have finally discovered a program that will use Artificial Intelligence to transcribe the audio into text. Now, AI can only do so much with variations of Australian, Scottish and English accents, so it does require a bit of work to knock it into shape. Then there are the interruptions, half-formed thoughts, digressions and repetitions - not to mention umms, aaahs and other verbal punctuations - that you don't realise form part of your everyday speech until you see them laid out before you on a page. We've done our best to filter out the intrusions but I hope you get the sense of the discussions and the flavour of the podcast in this lightly tweaked and fairly raw form. Meanwhile, for those of you who prefer to listen, here's this week's podcast, where Sue and I talk about her story on the 2000 Olympic athletes' village, now a very desirable suburb. Then we are joined by Karen Stiles, Executive Officer of the Owners Corporation Network, to discuss the push to keep apartment owners' email addresses secret, and demands for a return of wheel clamping for rogue parkers. I mean, it's interesting when we're getting this documentary now about Cathy Freeman.   Lots of posts about it. Eric the Eel? Yes. And um,   the memories come flooding back. But it does feel only about a couple years ago.     Jimmy: Then you realize there’s been three or four other Olympics since then. But I was reminded, funnily enough, and these days of COVID going to the station to get in a train and finding that a certain time of night when it's going to be busy, the make you go round in a one way system through in and out the stations when people aren't bumping into each other facing each other. And that reminded me of at the Olympic Stadium, where they had a one way system for people to walk around. And you could see the gate that you wanted to get into about about 20 yards away. But you had to walk another half a mile around the system to get to that gate, but it worked.   It worked tremendously well. So you're going to be talking in a minute about what happened to the buildings that they built for the athletes.   The Olympic Village. And we're going to be talking to  Karen: Stiles of OCN about email addresses and clamping illegally parked cars. I'm  Jimmy: Thomson.  Sue: And I'm  Sue Williams.  Jimmy: And this is the Flat Chat Wrap. Olympic village now sought-after suburb Jimmy:  Sue, you've done a story this week about the accommodation that was built for the Sydney Olympics. Sue:  Yes, I went out to Newington this week, for the first time ever. It was during the Olympics, I covered the Olympics, for the Sydney Morning Herald the Melbourne age out of Sydney Olympic Park and the big media center. But we were never allowed to go to the athletes village because obvi...

Time to assess the venues wherein we witness sports! We start off by going head-to-head with the modern Mall of Asia Arena and the historic Smart Araneta Coliseum, two places often used in the local and international scene. They have been proven in the UAAP and PBA all the way up to international concerts and FIBA-sanctioned events. We then examine the Rizal Memorial Football Stadium. The facility located in the heart of the Metro is the go-to place for local and international matches and is easily accessible by public transportation. Let's not forget about the largest outdoor stadium to host international football games in the country, the Philippine Sports Stadium. The squad also runs through their honorable picks for local sporting facilities. We piece our observations together and is Ynares Antipolo really a haven for hecklers? Other than it's relaxing atmosphere what allows the Aboitiz Pitch to standout? What was it like for Claudia overhearing concerts of Stevie Wonder and Phil Collins at ULTRA? We also give our theory on why hotdogs taste better in government owned venues compared to the likes of MOA and Araneta. On international soil we go from the likes of Wembley, Staples, and Madison Square Garden, all the way to Hong Kong. Lance recalls the time he witnessed fellow kababayan Neil Etheridge as starting goalkeeper for former Premier League side Cardiff City.

Were going flat out to lift the gloom in this week in the Flat Chat Wrap. First we go behind the scenes of the much heralded and long-awaited (by JimmyT, anyway) Podcom – podcast sitcom – which we are now calling Hyperbole Towers. Why “Hyperbole?” Because every new apartment block has some sort of exaggerated name, although not always creating the image the developers might hope for. For instance, we think The Babylon, for all its gardens, might conjure up slightly sleazier images, especially in the minds of fans of the TV series Babylon Berlin, if not Kenneth Aunger’s scandalous Hollywood Babylon. https://www.youtube.com/watch?v=Q5eorwxcIuU Anyway, Hyperbole Towers is a much tamer affair, although it’s more Number 96 than Fawlty Towers.  You can find out more about it and listen to the episode right here. Bean me up Then we continue the “kick back and relax” theme with a visit to Frankie’s Beans coffee bar and café in Darlinghurst where Fern tells us what it’s like to run a café  in a large apartment block during a Covid-19 lockdown. After that we take a trip to Sydney Olympic Park where two of the four towers of a new development are  given over to “build to rent”.  What does that mean?  One landlord, longer leases, on-site maintenance and pets, among other attractions. Experiment Finally Sue’s Hey Martha is about the little dog that travelled through several countries to be reunited with its owners. And Jimmy looks at the Sydney Morning Herald’s series on the “social experiment’ in Sydney’s Waterloo and why residents are angry at plans to demolish 2000 old homes and replace them with 6000 new ones. And finally, there’s a call out to our listeners to get involved by sending us questions as audio tracks that we can include, and answer, on the podcast. Listen here If you haven’t already tried listening to a podcast, and you have speakers attached to your computer or earbuds attached to your smartphone, all you have to do is click on the link below. After chatting with Danielle Leggo, we also look at how to use cooking Baked Alaska to teach science (!) plus we revisit a grab from a past episode in which Ally Watson from Code like a Girl talks about the importance of role models for girls that want to take the lead in digital industries.
