In this episode of Stronger Sales Teams, host Ben Wright explores the complexities of lead nurturing, a crucial element of effective B2B sales management. Ben highlights the essential process of nurturing leads from initial contact to meaningful engagement with prospective customers. He presents a comprehensive list of 15 actionable strategies designed to empower sales managers in enhancing team productivity and cultivating enduring customer relationships. Key Takeaways: The personalised thank you - this can significantly enhance relationship building with prospective clients. Personalised videos - providing valuable content can strengthen connections and keep potential clients engaged. Social Media - connecting with prospects via their preferred channel is a great way to stay connected. Content Generation - putting enough content out there so that prospects can get to know who and what you're about. Recommendations - provide opportunities for prospects to broaden their knowledge and skills. Structured follow ups - ask your prospects when and how they want you to engage and re-engage. Help them solve a problem - find ways to share knowledge and/or resource that might be easy for you, but really helps them. Sponsorships - these will generally allow for multiple opportunities to get in front of your prospects. Webinars (and podcasts) - an opportunity for you and your team to share your expertise, showcase your product or service in an engaging way. Case Studies - show prospects how your service or product can improve their lives. Get products in hands - there's nothing quite as simple, yet powerful, as being able to test drive before you buy. Product demonstrations or training sessions - an extension of #11 - where a physical product isn't available consider how else you might showcase your product or service. Think video, 3D renders, VR, etc. Snail mail - might sound "old school" but with the decline in volume of physical mail sometimes receiving something in the mail can be quite a pleasant surprise. Drip Campaigns - often with the support of marketing or comms teams, setting up a sequence of follow up communications that will be sent to prospects post that initial meeting can be a great way of nurturing them over time. Cross-threading - seek out others across the business you're working with as this can accelerate moving leads through the sales funnel. Over the summer, my team and I dove deep into experimenting with AI. AI in business has been a game changer - from automating tasks to uncovering hidden opportunities; it is reshaping how entrepreneurs like us work smarter, not harder. I've tried some incredible tools; this episode is all about what I've learned.About A.J. LawrenceA.J. Lawrence is the Founder and CEO of the award-winning JAR Group, a global growth strategy agency and host of Beyond 8 Figures. With multiple 7-figure exits and leading his agency to the INC. 500 twice, A.J. is a seasoned growth strategist, mentor, and angel investor. Passionate about experimenting with AI and innovative business strategies, he helps entrepreneurs streamline their operations and uncover hidden opportunities. A true “journeyman entrepreneur,” A.J. loves learning from experts and applying those insights to drive success in business and life.Key Insights:Use AI to simplify work. I've been using Google's Notebook LLM to upload documents, emails, and notes, and it automatically creates summaries, FAQs, and key takeaways. This has saved me much time, especially when working with clients on their business strategies. It's a great way to get instant insights from your notes. Build a solid marketing and sales foundation. One of the first things I advise entrepreneurs to focus on is creating a robust and long-term marketing and sales structure. You need this foundation to hit the ground running and ensure sustained growth. Customize AI inputs. When I use AI tools, I fine-tune the inputs by feeding them references from key business books or industry data. This helps generate more accurate, personalized insights for the specific project I'm working on. Don't rely on default settings; get the AI to work for your needs.Position your business like a pro. Positioning is everything. You're missing out on opportunities if you're not showing up in the right light. It's not just about having a website—crafting a professional presence that attracts the right people. Outsource due diligence to experts. I'm a big believer in working with specialists for due diligence. While AI is great for evaluating marketing and sales, there are areas where I always bring in an expert. It lets me focus on the bigger picture—growth, strategy, and execution while the pros handle the technical details of the acquisition.A.J.'s best advice for entrepreneurs:"Sometimes what looks like an overpriced deal could be undervalued if you realize you can create more value than is being seen on paper."Tools mentioned:Notebook LLM from GoogleGoogle's Voice APISynthesia*PerplexityConnect with A.J. My YouTube show/podcast guest this week, Chris Christensen, NAR's Director of Technology Policy, is particularly interesting (not that other shows are not!) because Chris handles ‘policy' which means much of his daily life is spent on or around The Hill in DC. Though representing the National Association of Realtors, so very much a real estate focus, Chris deals with a broad range of issues pertaining to the implementation of AI – many that go way beyond plain ol' real estate applications. Watch (or listen) to this episode to hear Chris discussing, through the lens of policy making at the highest levels, (can you discuss something through a lens?), copyright and privacy issues amongst other things, stressing how regulation is evolving to keep up. He talks about how the NAR is actively exploring AI use cases, focusing initially on enhancing internal tools. how AI models streamline data accessibility on the NAR website, aiding in underwriting guidelines, and for member resources. There are some incredibly powerful housing data and predictive analytics that emerge as key areas where AI can provide significant value and Chris explains how NAR members will be able to access this wealth of data. Here are some highlights we discuss: AI in Real Estate: Chris explains how AI can enhance customer experience, streamline operations, and provide competitive advantages to agents who use it. Regulatory Landscape: AI's impact on bias, copyright, and privacy, and the need for robust regulation. Practical Applications: AI's role in transaction management, zoning, tax policy, and data accessibility on the NAR website. Housing Crisis: AI's potential to improve housing affordability and liquidity (this is a biggy). And to wrap up, I ask all guests the same three questions. Here are Chris's answers (the 3rd one is gnarly!) 1. Why should real estate investors or professionals be paying attention to AI today? Embrace Change: AI is fundamentally changing core principles of real estate. Ignoring it will be perilous, while embracing it can lead to personal and business advantages. Competitive Edge: Using AI can help you differentiate yourself among your peers, giving you a significant competitive edge. Inexpensive Solutions: Many AI solutions are not expensive, offering easy and cost-effective ways to stand out and increase efficiency. 2. How do you use AI daily? What tools and apps do you use? Note-Taking and CRM: AI tools are used for taking notes and managing customer relationships. Presentations and Writing: AI assists, like Gemini, in creating presentations and writing white papers. Image Generation: Various image generation tools are used to visualize concepts. 3. One easy win using AI for listeners/viewers to try immediately: OpenAI Covert Influence Operations Report: Chris recommends reading the recently released report on how AI is used for covert influence operations on social media. It makes for intense reading: https://openai.com/index/disrupting-deceptive-uses-of-AI-by-covert-influence-operations/ ***** The only Podcast you need on real estate and AI. Recent years have witnessed remarkable advances in artificial intelligence generated content(AIGC), with diverse input modalities, e.g., text, image, video, audio and 3D. The 3D is the most close visual modality to real-world 3D environment and carries enormous knowledge. The 3D content generation shows both academic and practical values while also presenting formidable technical challenges. This review aims to consolidate developments within the burgeoning domain of 3D content generation. Specifically, a new taxonomy is proposed that categorizes existing approaches into three types: 3D native generative methods, 2D prior-based 3D generative methods, and hybrid 3D generative methods. The survey covers approximately 60 papers spanning the major techniques. Besides, we discuss limitations of current 3D content generation techniques, and point out open challenges as well as promising directions for future work. Accompanied with this survey, we have established a project website where the resources on 3D content generation research are provided. The project page is available at https://github.com/hitcslj/Awesome-AIGC-3D. 2024: Jian Liu, Xiaoshui Huang, Tianyu Huang, Lu Chen, Yuenan Hou, Shixiang Tang, Ziwei Liu, Wanli Ouyang, Wangmeng Zuo, Junjun Jiang, Xianming Liu https://arxiv.org/pdf/2402.01166v1.pdf

How can you enhance your content creation and branding with these five productivity tools? Enhancing Productivity in Content Creation and Branding In today’s podcast, I discuss five productivity tools that can significantly enhance content creation and branding. So, I’ll share some insights from that episode, focusing on the importance of finding the right tools to boost productivity and maintain your unique voice while creating content and building your personal brand. 1 The Power of Audio-to-Text Tools The first tool I discussed was Swellai.com, a powerful tool for recording and transcribing audio. What sets Swell Icon apart is its ability to generate titles, summaries, article formats, and even social media shareable content based on the audio message. This feature is particularly useful for podcasters, as it allows us to maintain our unique voice while using AI content-generating tools. 2 Proofreading and Editing with Grammarly Next, I delved into the world of proofreading and editing with Grammarly. This tool quickly spots grammatical errors and provides corrections, making it an invaluable asset for content creators. Other tools like Quillbot and ChatGPT can also be used for proofreading, but Grammarly stands out for its ease of use and accuracy. 3 Simplified.com: A One-Stop Content Creation Platform I also discussed Simplified.com, a platform that offers various features like graphic designing, image generation, video editing, and social media content creation. It’s a one-stop platform for generating extra content in different formats and also allows for sharing and promotion on social media. 4 The Versatility of Canva Canva, a popular platform for creating graphics and text, was another tool I highlighted. Canva is an AI-integrated tool that allows users to create various types of content, such as infographics, social media posts, and document formats. The free version of Canva is highly versatile and can be used for writing content, designing book covers, and creating social media posts. Canva provides a wide range of templates to assist users in their content creation process, saving them time and energy. 5 Selling Digital Products with Gumroad Finally, I discussed Gumroad, a platform that helps users market and sell their digital products. After going through the content creation process, users may have something they want to sell, such as a digital product or a recording. Gumroad provides an easy-to-use platform for selling various types of products, including courses. The Importance of AI-Powered Tools In today’s digital age, using AI-powered tools to work faster and more efficiently is crucial. By combining these tools effectively and positioning oneself in the market, users can achieve significant productivity gains. Whether you’re a podcaster, a blogger, or a digital marketer, these tools can help you streamline your content creation process and build a stronger personal brand. The right tools can significantly enhance your productivity and help you maintain your unique voice while creating content and building your personal brand. Whether it’s Swell Icon, Grammarly, Simplified.com, Canva, or Gumroad, each tool offers unique features that can help you work faster and more efficiently. So why not give them a try and see how they can transform your content creation and branding process? Aurora Losada came to Houston, by way of Columbia University in New York, from Madrid, Spain. She worked many years in journalism and is now Microsoft's Global Communications Manager for Latin America. With the guidance and support from some fantastic mentors along the way, Aurora has learned much about how to lead and utilize tools like generative AI and ChatGPT. In this episode, you'll learn so much about how mentorship can drive a brilliant, hard worker like Aurora. Episode Highlights:Aurora Losada was born and raised in Spain. Her father was the CEO of one of the largest publishing companies in Europe and helped instill an amazing work ethic in her. He encouraged her to follow her vision of going into journalism. After attending college in the United States, she loved it so much that she made it permanent and became a US Citizen. Aurora has had many amazing mentors over the years, including our very own Danny Gavin, The Digital Marketing Mentor. All of her mentors have guided, advised, and supported her with no expectation of personal gain. They were always there to answer questions and open doors for her, as a good mentor should. When it comes to AI and content generation, Aurora has many thoughts. She believes generative AI specifically is being created to be an amazing tool that supports humans rather than the inverse. She's used it herself with help on projects in the past, but it doesn't do her job for her. It's an administrative assistant that is useless without human prompts and input. As far as content generation and AI are concerned, Aurora believes it is a very useful tool for summaries, drafts, and brainstorming, but you must always double-check the output and review the sources and add the human mind back into the content.
