In this episode, I introduce you to Eve M who lives in Western Ireland with her rescue cat. Eve was first introduced to Organize 365® through listening to another podcast that was interviewing me about ADHD and Organize 365® solutions. Eve became obsessed about this idea of the slash pockets and organizing. She listened to the Sunday Basket® episodes repeatedly. She has a podcast too called Feel Better Everyday that she hosts, author of the book 365 Ways to Feel Better, owns her therapy practice, and is a freelance journalist. We rabbit trailed about having a podcast. Eve has noticed with organization she's gained mental capacity to batch record her podcast content. And we joked how funny it is that once you notice you've gained capacity you continue to push it to see how much more you can accomplish with such things as batch recording. We also talked about growing business. Once you see you have room for growth, that is a great time to get a VA. Eve has gotten a VA and is surprised by how much more she can do because she's not focusing on the admin tasks or harvesting content from work she's already completed. There is less on her plate due to delaying some things according to the Sunday Basket® practice, but it's all getting done within time constraints. It's like her safety net to not have things fall through the cracks. And knowing all of the work that needs to be done helps her ensure that she has work for her VA too. Then we had a really fun conversation about deep dive work. I love my Thursdays when I get immersed in school studies. It allows me time to do productive deep thinking. When we get rid of some of the noise like admin tasks, meetings, delaying things till Sunday, and other distractions, we can really focus and get creative. Eve explained that this is also time to capture all of her pink thoughts. And described deep dive immersive time as being luxurious. It allows us to nourish our unique purpose and grow in it. She wishes she'd known to build in time for rest. I explained what fun means to me, travel!! But Eve shared her she's been resting, taking back up scuba diving, and scheduling fun. She said she spent so much time trying to catch up, she has so many ideas though, she has realized she never will “catch up” so she's resting and having fun instead. Eve's advice is, “Keep checking in with yourself. Know that you know yourself best, you know your business best, you know your home best. On October 29-30, 2024, the ACCC Community Oncology Research Institute (ACORI) hosted the Community Oncology Inclusive Clinical Trial Design Summit in Arlington, VA. The event brought together stakeholders including academic and community cancer center practitioners and researchers, advocacy organizations, government agencies, and industry partners to discuss strategies to increase patient access to clinical trials in the community setting. Five priority areas were identified that characterize actionable strategies to promote fair and accessible clinical trial design that is representative of all patients with cancer: strengthening the clinical trial workforce, optimizing trial design, engaging communities outside of clinical trial interactions, decentralizing clinical trials, and leveraging artificial intelligence/digital health tools for increased access and efficiency. ACCC is committed to providing support in these priority areas to increase representative participation and opportunities in clinical trials for oncology patients across the US. Janet opened the conversation by referring to a previous show featuring Dan Abel from the Rotary Club of Winchester, which highlighted the Healing Fields of Honor event at Handley High School. Diaz elaborated on Heroes Hill, where CVEB partners to provide services to veterans who might be unaware of their existence. The Healing Fields event involves placing 800 flags on the front lawn of Handley High School, symbolizing a profound tribute to service members. Michael Diaz detailed the origins of the CVEB, which was established in 2017 after branching off from a larger four-state veterans board. The CVEB serves various counties including Frederick, Winchester, and Page, although they are flexible in referring veterans to other boards if needed. Diaz discussed the unique function of the CVEB, which, while promoted by the Department of Veterans Affairs (VA), operates independently. The board's primary objective is to identify local veterans' needs and rally community stakeholders to address these needs. “The VA operates at a 35,000-foot level, focusing on big-picture items,” Diaz explained. The CVEB aims to meet specific local requirements that may be overlooked by broader federal programs. They also relay community feedback to the VA, representing a private-public partnership geared towards bettering veterans' lives. Throughout the conversation, Diaz emphasized the importance of community partnerships and resources. He noted that CVEB's activities range from financial assistance to housing and healthcare, with a roster of active and inactive community partners that help meet diverse needs. The board's efforts are holistic, involving organizations like Heroes on the River and Project Healing Waters, which provide recreational and therapeutic activities for veterans. These partnerships enable the board to minimize challenges by leveraging various community resources. Janet highlighted the critical role of awareness in accessing veteran services. Many veterans may not know about the resources available until they're in urgent need. Diaz urged veterans to apply early for benefits and engage with community organizations to preempt future challenges. He shared examples of how timely applications for disability ratings can significantly impact veterans' financial stability later in life. Diaz explained that CVEB's services extend to family members, recognizing the sacrifices made by veterans' families. The board also offers support for mental health issues and traumatic brain injuries, partnering with organizations like Brain Injury Services. Education is another crucial area, with Díaz noting that the GI Bill provides expansive opportunities for veterans, including degree programs and certifications, which significantly enhance their post-service lives. The discussion concluded with details about CVEB's physical and digital touchpoints. For those who cannot attend events like the Healing Fields of Honor, the board's website (nsvcveb.org) offers extensive resources and a membership directory. They also hold monthly meetings, fostering networking and collaboration among community organizations. Those meetings happen on the fourth Thursday of each month from 9am - 10:30am at 'The Hive' located on the campus of Shenandoah University. Janet wrapped up by encouraging family members and friends of veterans to reach out to CVEB. Whether accessing services or becoming community partners, engagement is key to strengthening the support network for veterans. Michael extended an open invitation to community organizations to join efforts in supporting veterans, making a collective impact on the lives of those who have served. With events like the Healing Fields of Honor and month-to-month community collaborations, CVEB aims to continue its mission of service above self.

Market Cycle: Where We Are Now Most Property Sectors Still in Growth Phase Despite headlines, the underlying fundamentals in many sectors are still solid. Industrial and retail are at or near peak occupancy, with retail benefiting from a decade of underbuilding. Hotels and some apartments are in expansion phases, while office remains in recession. Office: Structural Downshift, Not Just a Cycle Post-COVID remote work has fundamentally reshaped office demand. Class A in prime markets (e.g., NYC) is thriving; B/C assets and suburban offices are struggling. Adaptive reuse (e.g., office-to-resi conversions) is being explored but not yet widespread. Apartments: Strong Demand, But Misaligned Supply There's a 6.5 million unit housing shortfall, yet high-end, urban supply has overshot demand. Affordable and workforce housing remain undersupplied and present the most attractive opportunities. Despite economic noise, job growth remains positive, indicating continued underlying support for real estate fundamentals. Occupancy Drives Rent, Not Price Mueller's cycle model is based on physical occupancy, not asset pricing. Price movements are driven by capital flows, but true performance comes from rent and income growth – especially critical in today's higher-rate environment. Supply Trends by Sector Retail: Nationally at peak occupancy. Almost all new space is pre-leased. Over a decade of cautious development has created a tight market. Industrial: Slight oversupply after a COVID-era building spree but expected to correct by 2026. Multifamily: Select markets are overbuilt (e.g., downtown Class A), but suburbs and affordable housing show structural undersupply. Geopolitics and Macro Outlook Tariffs and Reshoring Could Reshape Demand Mueller sees Trump's industrial policy (tariffs, reshoring) as a potential long-term positive for U.S. real estate, especially industrial. Global Capital Still Engaged, But Cautious Foreign investors remain active, but currency shifts and geopolitical risk are reshaping cross-border flows. Bottom Line for CRE Sponsors Know Your Local Cycle – Even in national downturns, markets like Norfolk, VA, Honolulu, HI, and Riverside, CA, are peaking. Prioritize Income Stability – Focus on tenants who weathered COVID and economic shocks. Watch Employment, Not Noise – Labor market data remains the clearest leading indicator for demand. Cash is King (for now) – With interest rates high and spreads compressed, unlevered buyers have the advantage. Position for Affordability – Whether in retail or multifamily, demand is strongest at the middle and lower price tiers. We first became aware of the story at the heart of this episode over three years ago. Details were scarce at the time, but we knew that heat casualties had been a major issue for units at Defener Pacific... except for one company that was completely unaffected. And as it turned out, that company had been doing afternoon physical training to deliberately prepare for the heat (plus leveraging H2F experts to optimize the training). Our guest for this episode was the commander of that company at the time, and he provides a ton of insight into how good training management left his company with zero heat casualties while the battalion experienced 45. MAJ Christian Wardynski is an Instructor of Economics in the Department of Social Sciences at the United States Military Academy at West Point, which he also graduated from in 2014. After graduating Engineer BOLC, Chris served in the 54th BEB, 173rd IBCT in Vicenza, Italy as a Light Equipment PL, Sapper PL, and BN Air Officer. Most recently, he served as the Company Commander for Bravo Company, 37th Engineer Battalion, 82nd Airborne Division at Fort Bragg, NC. Chris holds a Bachelor of Science in Economics from West Point, a Master of Science in Engineering Management from the Missouri University of Science and Technology, and a Master of Public Policy from the University of Chicago where he also served as a fellow at the Pearson Institute. Chris and his wife, Jackie, have four daughters.He also provided a bunch of clarifying notes that we'll share here:He said the DoD vs. VA alignment is a Principal-Agent Problem, but as he described it, it would probably fit the definition of a negative externality better - the DoD's decisions to "overuse"/ or under-rehabilitate soldiers impose uncompensated long-term healthcare costs on the VA (and thus the taxpayer); same for the current commander not considering the cost savings of proper rehabilitation/physical resiliency of soldiers for the next commander. Regardless, both principal-agent issue and externality issue apply. You can tell by this correction that he's a true econ instructor...For additional context on the heat acclimation they started in May 2021, they had Company STX the second week of June and he initially started reverse cycle PT to see if it'd help soldiers with performance during the STX event. They executed 9x ESB-style lanes focused on individual soldier and engineer tasks, and covered over 30 miles under load in 24 hours. As a bit of risk management for the event, he mandated that all soldiers had to eat at least the main meal of the MRE and a side, or three sides total if not eating the main meal, as well as the entire salt/electrolyte packet every four hours during the event. If they found any soldier who ate less than the required amount, it would result in a summarized article 15 (if there were no extenuating circumstances). It was on the TLs to decide if they needed to eat more frequently and if they wanted to eat on the move or not. Team leaders led their own teams movement through all the lanes and to each station. This provided a great opportunity for them to exercise some initiative and leadership. Surprisingly, zero heat casualties during this crucible event for the ~80 soldiers that completed it, despite a peak ~95 degree heat index in that timeframe. Regarding Defender Pacific, when he arrived to his company assembly area after the jump, his soldiers looked utterly unphased and appeared completely fresh. The BN TF, however, had about 45 heat casualties by that time. After the BN TF mission was complete, they had a 7 mi ruck to the training area where they'd rest overnight, and his soldiers handled the movement without any issue whatsoever. He did note that they did not have a very hard follow on mission, whereas most other companies in the BN TF had some pretty physically arduous movements/follow-on missions.

The conversation also covers the complexity of student loan discharge, the importance of asset protection and planning before filing, and misconceptions around credit damage post-bankruptcy. We discuss... Ashley Morgan, a bankruptcy attorney near D.C., discussed the rising demand for her services amid increasing job losses, particularly among government contractors. The economic slowdown in the D.C. area is creating a trickle-down effect, impacting local small businesses as stable government money dries up. Bankruptcy is a legal, court-supervised process to eliminate or restructure debt, offering individuals a fresh financial start. The U.S. system allows broader bankruptcy relief compared to many other countries, though outcomes depend heavily on income, assets, and debt type. Common types of bankruptcy include Chapter 7 (liquidation), Chapter 13 (repayment plan), Chapter 11 (business restructuring), and Chapter 12 (for farmers/fishermen). Chapter 11 is often used by large businesses to renegotiate leases, restructure payments, or close unprofitable locations. Small business owners can file Chapter 7 to shut down a business, but Chapter 11 can be cost-prohibitive for many. Personal credit isn't always impacted by business bankruptcy unless the owner personally guaranteed business debt. Bankruptcy doesn't automatically ruin credit—many filers see credit scores rebound shortly after filing. Asset protection during bankruptcy varies by state; homestead exemptions can protect homes, but limits differ widely. Timing and transparency are critical—transferring assets before filing may trigger fraudulent conveyance issues. Retirement accounts (e.g., 401(k)s, IRAs) are often protected and can be used strategically before filing. A retired chemist, from a family that had immigrated to the US from Lebanon, she and her older sister shared a home and the LTD convertible as well as a sisterly friendship that was a beautiful bond. She was excited to participate in the upcoming Fourth of July parade which she always did, decorating her bike to show her pride in her town. When her sister realized she had not returned home from her trip to the church at 9:30PM the night before she was on her way to Sacred Heart when she was stopped by a policeman blocking the street where crime scene tape was strung up to prevent gawkers from seeing Aggie who had been sexually assaulted and strangled to death.
