The DOJ pulling out of its antitrust settlement with NAR seems like bad news for the industry. But what if it could be an opportunity? Michael Wurzer is the CEO of FBS, the leading innovator of MLS technology. Prior to FBS, Michael spent seven years practicing law in California and Minnesota, working in corporate law, litigation and serving as Assistant General Counsel for Aveda. On this episode of Industry Relations, Michael shares his unique perspective on the DOJ withdrawal, discussing the Biden administration's intent to refocus on antitrust principles and the need for smaller, independent businesses to ensure competition in any sector. Michael explains how organized real estate might engage with regulators, describing how MLSs could serve as labs of experimentation to promote transparency and competition in the industry. Listen in to understand the challenge of overcoming what Rob calls the regulatory mindset and find out how real estate can take an offensive posture with the FTC, working together to innovate around Brandeis and Patman's antitrust ideals. What's Discussed: The intent of the Biden administration to refocus on antitrust principles Why industries need smaller, independent businesses to ensure competition How the competitive nature of the MLS benefits NAR in negotiating with the DOJ Why Michael sees an opportunity for the industry to engage with regulators How MLSs might serve as labs of experimentation to promote transparency and competition The concerns around Ben Harris' advocacy for delinking of commissions How a willingness to experiment would be a good defense for government intervention Rob's concern that the regulatory mindset won't allow for such a nuanced approach Why Michael doesn't see NAR or large MLSs as Goliaths to be broken up Connect with Michael: FBS Michael on Twitter Connect with Rob and Greg: Rob's Website Greg's Website Resources: FBS Summit Justice Department Withdraws from Settlement with the National Association of Realtors Goliath: The 100-Year War Between Monopoly Power and Democracy by Matt Stoller Chicago School of Economics ‘Amazon's Antitrust Paradox' by Lina M. Animator Michael Surrey is the artist behind some of Disney’s most iconic films, including Beauty and the Beast, which was the first, full-length animated movie to be nominated for an Academy Award for Best Picture. Michael went on to animate the title character in Aladdin, Timon in The Lion King, and Clopin in The Hunchback of Notre Dame, among many others. The commitment it took to overcome rejection before finally being accepted to an animation school. [11:52-17:26] Michael’s perspective on Disney’s animation style when he began working for the studio, how many drawings and time it took to create just a few seconds of film, and why initial animation concepts often have to be simplified over time. [17:26-24:50] What it was like for Michael to work on Beauty and the Beast and Aladdin early on in his career at Disney, and how the passionate, collaborative work environment at Disney shaped him as an artist. Why he appreciated the openness Disney had to employee input on story changes and why it makes for a stronger finished product. [24:50-32:43] How knowing who will voice a character before its creation can affect the artist's approach when animating the character. The best and worst parts of his day as an animator. [32:43-41:58] Why Michael left Dreamworks to become Creative Director of Story and Animation at Spire Animation Studios. Why we are currently in a renaissance period for animation and the importance of having a progressive work culture. At present, MLS data access is unnecessarily complex. And brokers are calling for a more efficient system with a single set of rules around how the data can be used. In response, the CMLS Data Access Concepts Workgroup drafted the Listing Exchange and Access Policy or LEAP. But does the new policy really solve these problems? Could it be improved in a way that recognizes the changing landscape of the real estate industry? Sam DeBord is the CEO of the Real Estate Standards Organization, the trade group responsible for developing standards for the industry, and he writes for publications including REALTOR Magazine and Inman News. Michael Wurzer is the CEO of FBS, the leading innovator of MLS technology and one of the most respected real estate software brands, and he covers industry issues on the FBS Company Blog. Both Sam and Michael are active participants in the LEAP debate on Twitter and have written long-form posts on the topic. On this episode of Listing Bits, Sam shares the goals of the proposed Listing Exchange and Access Policy, describing how it seeks to simplify the rules and make access to MLS data more efficient. Michael discusses his concerns around the draft policy, explaining why licensing should be a part of LEAP and what a usage-based pricing model might look like. Listen in for Sam’s speed limit versus toll road analogy for the issues at play and hear both sides of the debate on whether LEAP solves the fundamental problems brokers face in using MLS data. What’s Discussed: LEAP’s goal to simplify the rules and make access to MLS data more efficient Why Michael sees a problem with how LEAP treats IDX, VOW and Back Office the same Michael’s argument that the value of aggregated MLS data as a whole is greater than the sum of its parts Why Michael believes that licensing and pricing should be a part of LEAP How the definition of a Participant is evolving and why Michael thinks LEAP should address the shift Sam’s concerns around using policy to penalize companies who are using data well Sam’s speed limit vs. toll road analogy for the issues at play in LEAP Michael’s point that portals would be worth dramatically less without MLS data The potential to charge licensing fees for MLS data based on usage (with free low-usage plans available) Sam’s view that MLSs should make local decisions about pricing rather than NAR policy Connect with Sam: Real Estate Standards Organization Sam’s Website Sam on Twitter Connect with Michael: Michael’s Blog on FBS Michael on Twitter Resources: Michael’s First LEAP Post: Look Before You LEAP Michael’s Second LEAP Post: MLS Content Is Uniquely Valuable, License It Accordingly Michael’s Third LEAP Post: A Picture Is Worth More Than… Sam’s Post: LEAP Forward -- Six Questions to Answer on Broker’s MLS Data Rob Hahn’s Blog on LEAP Vendor Alley LeadingRE The Realty Alliance CMLS Draft of the Listing Exchange and Access Policy (LEAP) Victor Lund on Twitter FloPlan by FBS Our Sponsor: Cloud CMA for Brokers

The February issue of Parks & Recreation magazine is out now, and on today’s episode, we’re diving deeper into this month’s cover story, “30 Under 30 for 2021.” We know from our work at NRPA that there are a lot of talented, passionate young professionals in the field of parks and recreation. These individuals truly serve as everyday superheroes in their communities and are continuing to make impacts that are not only felt on a local level, but are absolutely worthy of every bit of recognition on a national level, as well. We’re so excited to talk with our guests today to learn more about how we’re lifting these young professionals up and sharing the good work they do. The NRPA Young Professional Network, or YPN, and Parks & Recreation magazine recently teamed up to launch the first-ever “30 Under 30” recognition program to honor 30 of the top young park and recreation professionals in the country. With a diverse group of nominees from 29 different states, one Canadian province and one U.S. Navy aircraft carrier, we’re going to assume that the selection process wasn’t easy. But, we’re thrilled to be joined by two people on the show today who worked to get this program moving. Today we’re speaking with Michael Biedenstein, CPRP, AFO, a park program services division manager for St. Louis County Parks in Missouri and past chair of the NRPA YPN who, along with other leaders from the YPN, brought this great idea to NRPA. We’re also joined by Hayley Herzing, NRPA’s senior manager of membership, to learn about how NRPA has supported this program on a national level. Tune in below to learn about the role that Michael and Hayley played in bringing the “30 Under 30” idea to life, as well as: What — or, more appropriately, who — inspired the 30 Under 30 recognition program. What qualities the selection committee was looking for when selecting the 30 individuals out of more than 100 nominations. Why Michael and Hayley feel it’s important for parks and recreation as a profession to highlight and elevate young professionals. What stories from this impressive group of young professionals have stood out to each of them. How these young professionals’ stories make Michael and Hayley feel about the future of parks and recreation, and more!

The best investors to learn from right now are those who’ve gone through at least one downturn because they’re the ones who are prepared for the next one. When the country slid into the Great Recession, Michael Jake owned 78 houses, and he was sure he was recession-proof in a military town. Almost overnight in 2008, Michael’s houses dropped 20% in equity. And that’s when he started to get worried. He tried to keep tenant buyers in the house and hold on tight. He bought credit repair kits for his tenants and his wife taught finance classes all in an effort to get the tenant buyers over the finish line. Gradually, Michael and his wife started to change their management style, moving from rent-to-own to a more traditional property management. They started charging less money, but went to a much more rigorous application process. Tenants, Michael says, are like employees. They’re just another point of leverage in your business. If you want to bring in rockstar tenants, then you need to learn how to attract them to your properties. Today, Michael's’ tenants stay on average for 4 ½ years, and they have less wear and tear on their homes. Knowing now what he does about real estate, there are a lot of things Michael would’ve done differently to make it through the crash. He was so focused on the drop in house prices that he forgot to factor in how depreciation and a buy-and-hold strategy far outweigh a temporary price drop. Pay attention to how his real estate philosophy has changed as he’s matured. And don’t forget to tune in for part 2 of our conversation. What's Inside:—Credit repair kits, classes, and mentoring are just a few of the ways that Michael tried to help his tenants qualify and purchase the homes they were living in. —Michael’s partnership with his wife means all of his ideas are grounded in reality. —Why Michael completely changed the kind of tenant buyer he put in his houses, and how that’s helped slow down his turnover rate.—Dealing in a market saturated with VA loans and transient military families, Michael has extensive experience with sellers who have no equity, but who must sell.

HOW TO STAY MOTIVATED IN REAL ESTATE: WHAT YOU WILL LEARN: How Michael made the transition from working in the magazine space to becoming a successful real estate broker Why Michael’s secret for how to stay motivated in real estate lies in serving others, and why he measures success by the trust he builds with the people he works with What steps Michael takes to avoid burnout, manage stress, stay motivated and operate at his best every single day Why Michael views difficult interactions and working with challenging clients to be an opportunity to grow and learn more about himself rather than a burden to bear Michael discusses his first book “Happily Ever Always”, and his forthcoming children’s book “The Caterpillar and the Butterfly” releasing in February 2021 How Michael has learned to turn fear into faith even in the face of the many challenges we have faced in 2020, and how that became the theme of his second book How to Stay Motivated in Real Estate and Conquer Fear with Faith Chicago-based real estate broker Michael Rosenblum has worked hard and learned many lessons to achieve his remarkable success; lessons he shares in his bestselling book “Happily Ever Always” and his upcoming children’s book “The Caterpillar and the Butterfly”. He is driven not by sales commissions, but by a passionate need to serve others to his maximum ability. This drive has become his secret for how to stay motivated in real estate and serves as a source of strength and faith for Michael, even amidst the many unprecedented challenges of the global pandemic. Michael’s passion for his work and his dedication to his core beliefs are sure to be an inspiration, and that’s why I’m so delighted to share our conversation with the Pursuing Freedom audience! Serving Others: The Secret for How to Stay Motivated in Real Estate I loved this conversation with Michael, where he shares his passion for providing value, and how he’s experienced massive success as a result. For Michael, the philosophy of treating everyone as you’d want to be treated is at the core of his life, and the growth of his business is a mere byproduct of living with this intention to serve. Michael embodies a “full-service concierge” approach to business, and stands ready to be a resource for whatever his clients need. The experience of going above and beyond feels his soul! Michael’s guiding principle for how to stay motivated in real estate is: focus on people instead of commissions. Fear Becomes Faith There has never been a better time to introduce you to Michael Rosenblum, who teaches faith over fear. You know I’m passionate about helping you act in spite of fear, so I was thrilled when Michael agreed to join us on the podcast to help instill more FAITH in all of us! For Michael, fear is an obstacle that can only be overcome by full acceptance and belief… that the challenges we face today will pass tomorrow. This philosophy serves as the backbone for his upcoming children’s book, “The Caterpillar and the Butterfly”, which teaches kids (and adults!) important lessons about coping with fear, maintaining optimism, and finding inner strength. Whatever fear you may be facing- fear of failure, fear of what people will think, fear of overwhelms – choose faith instead. You will never fail when you focus on giving value above all else! About Michael Rosenblum Michael Rosenblum is the author of the bestselling book “Happily Ever Always” a Top-Selling Real Estate Broker’s Guide to Confidence, Contentedness and Security” (Tradecraft Books). Subscribe to How To Trade ItMichael Filighera started trading on the Pacific Exchange in 1979. He has been a professional trader for 40+ years. His journey started when he was taking classes at the Chicago Conservatory of Music. During breaks in classes, he would walk to the Chicago Board of Trade and watch them trade. He was fascinated. After he graduated he moved back to San Francisco, where a friend invited him to the Options Market-Maker trading floor. Michael was attracted to the energy he felt from the traders. When his friend asked him to become his clerk, he quickly pointed out that he only had experience with music. But his friend emphasized that music is the same. Music breaks down into numbers and trading is about the numbers. Michael became a trader and never looked back. Ep. #1.7Summary:Having traveled the globe as a musician--most famously as Whitney Houston's musical director for over 17 years, guest Michael Baker, has seen what it’s like to be a Black man across the world. Now settled in Italy, where he has lived and worked for 15 years, Michael’s insights into racism have evolved and grown. In this episode, we naturally touch on the pandemic and Italy’s response compared to the US response. As one of the hardest-hit countries initially, Michael Baker shares how Italy's community-mindedness helped them overcome the worst of the pandemic. Pointing out, the deep sense of community and responsibility that fellow Italian citizens have and its stark contrast to the individualistic thinking prevalent in the US. Michael talks about his experience of racism in Italy and how he deals with it and although, he has had many uncomfortable moments in Italy, he has never feared for his life as he has in America as a Black man. He recounts stories of being pulled over by cops after being on tour and getting followed around supermarkets in the U.S looking to catch him stealing. Michael discusses the power structure within the US and how the powers that be, are polarizing people and using age-old tactics to even turn Black people against one another-- and that the racist rhetoric coming from the U.S. has taken hold in Italy and other countries--and how the Italy and others are dealing with this. Michael talks about hatred-- believing that it is the "easy" way out --and insists that people focus on the power of story and that the more we can share and get to know one another, the more we can make our own shifts that ultimately accumulate and lead to meaningful change. What You Will Learn Michael’s journey as a writer, reporter, and freelance content creator How Michael started nDash How Michael charges for his services How Michael sources for writers and how he pays them Challenges that Michael and his team faced when transitioning to SaaS How do Michael and his team use the platform? When did Michael establish the agency, and when did he launch it online? Importance of a landing page when it comes to reaching your target audience How does Michael vet his writers? How to optimize conversions In this Episode Crowdsourcing allows you to choose the ideal result from a pool of talents. By using this service, you can be sure of receiving results way faster than you would with conventional methods. Crowdsourcing enhances both the creative process and boosts productivity. While Michael was working for Crowdsourcing SaaS companies, he saw a chance to apply Crowdsourcing differently. It is this idea that pushed him into starting nDash with his main goal being to provide high-quality writers. Michael was also committed to improving the quality of freelancing platforms. According to Michael, their main customers are market leaders and market decision-makers. Michael tells Geordie that when he started nDash it was just him handling the freelancing work and a few core clients. The agency would later evolve to accommodate around ten in-house writers. Then, they neither had a platform nor software. Michael used funds from the revenue and profit they made from the agency to create a platform. He mentions that for the initial two years, they were running the agency on the side, but their customers noticed it the most. However, on the back end, Michael and his team were developing a platform that would help them scale. Michael opines that the agency started making a profit right away. He tells Geordie that the agency had to be profitable, especially seeing that they had no funds in the bank. What’s more, Michael says he noticed that many bootstrapped companies started this way. Listen to Michael as he shares how he sources for his writers, how he pays them, and the strategies he uses to charge for his services. Transitioning from SaaS, as Michael says was not easy. He mentions one good thing that happened during the MVP phase. You will need to listen to the podcast to figure it out. During the agency years, Michael says he worked with different writers who played a role in launching the community part of the platform. Michael tells Geordie that at some point, they realized their MVP was overly advanced. It comprised many things that were not necessary. Listen as he shares more information about the MVP process and the challenges they faced down the line. Michael explains that the journey from zero to 30,000 did not happen during the first month. It took them a lot of effort to reach there, and he explains it all in detail in this podcast. Michael also talks about the managed service plan and upselling. Has the current COVID-19 pandemic affected the performance of the platform? Yes. Michael says that their sales have been fluctuating as a result of the Pandemic. He is happy that they have not seen any drop-offs yet. Michael explains the SEO strategies they use to promote the platform in a bid to increase their reach. He also highlights that while he does not follow any SEO mentor religiously, he is always striving to learn something new. Michael is quick to mention that his keyword strategy has triggered an increase in traffic to the platform. Has the platform evolved? Michael says while he does not have the exact numbers, he is sure that his traffic has increased tremendously since they first started. Further, he shares some critical conversion tips that can help your business grow. Resources nDash.com Michael Brown LinkedIn

No one has a perfect life. We each have negative experiences from our past that have helped shape the person we are today. There is a difference, however, in how we respond to those tough challenges. Some people allow those circumstances to define them, and they can never seem to move past them. Others are able to change their perspective and use difficulties to strengthen them and propel them into the future. I’ll let you guess which category best describes today’s guest. As a teenager, Michael Arterberry was fortunate to receive guidance from positive adult role models who helped him overcome adversities and set high expectations for his future. Grateful for the role these mentors played in his own development, Michael decided to dedicate his professional life to helping people navigate the difficulties of life and launch their future into motion. For more than 25 years, he has been helping teens and adults use what they have gone through as a catalyst for success rather than an obstacle for failure. Michael is the author of Be Encouraged: 250 Days of Motivation and Encouragement, a daily motivational book. Additional information about his struggles as a child and a debilitating spinal cord injury as an adult can be found in his wife's book, God Was Holding My Hand. **Please be advised that a brief sexual assault/molestation reference occurs in this episode. If you are triggered by this, please check for details about skipping over it as you listen. A positive mindset Is it possible to overcome extreme difficulties and develop a positive mindset? The answer is YES! Despite a horrific childhood, Michael was determined to create a positive mindset. A big part of that was his relationship with God, and in addition, athletic endeavors became his respite. He didn’t think of playing sports as “therapy” at the time, but that’s what took place as he reflects on his years in school. He played basketball, baseball, football, and soccer, and he was able to channel all of his energy from his family challenges to “play like a wild man.” Having a healthy outlet for his frustrations helped fuel his positive mindset, along with his determination and resilience. TWEET: Having a healthy outlet for frustration helps fuel a positive mindset. #chasingdreams Getting results How does Michael’s youth program produce the desired results? As he goes into schools around the country, his two-day program helps young people recognize the land mines in their stories and the damage they didn’t even know they had sustained. He teaches them to revisit those painful places but know that they can’t stay there if they want to move forward. Michael shares examples of kids who were wounded deeply; some go on to have miraculous healing journeys, and some choose to go in other tragic directions. Besides his youth program, Michael created his book of motivation and encouragement to help even more people. TWEET: You can’t stay in the painful places if you want to move forward. #chasingdreams Feeling lost Where do you turn when you feel lost? Michael likens feeling “lost” in life to going through a shipwreck and finding the broken pieces that are left---and holding onto them. He says to take those broken pieces and change your perspective. He warns us to be careful to not “drown in the shallow water,” but to stand up and walk on. The only constant in life is change, so look at 2020’s challenges as a time in which we’ve all felt lost in some way. Again, change your perspective and move forward. TWEET: Be careful not to drown in the shallow water. #chasingdreams Guest Recommendation: ONE action for a dream chaser to take--”Narrow down your dream to what will make you happy, not what will give you the biggest paycheck.” OUTLINE OF THIS EPISODE: [2:01] What young Michael wanted to be [11:31] How Michael developed a positive mindset [14:40] How Michael started his non-profit [18:40] The results of Michael’s program [24:36] Why Michael wrote his book [29:41] The importance of self-reflection [33:07] When you’re feeling lost [39:08] The value of listening [41:28] Why we need to live conscious lives [46:41] How you can “check-in” on others [47:44] ONE action for a dream chaser RESOURCES MENTIONED: Michael’s Facebook Michael’s LinkedIn Michael’s Website Shake the Dirt Experience Youth Voices Center Inc. In this episode, I’m joined by Micheal Bernoff, my good friend, communication teacher and the newly minted author of the wildly and quickly successful book Average Sucks. Michael rose from humble beginnings to become a coach and a leader who truly puts helping others reach their full potential first. He helps people find the resources to be better, and create the life they want, and it’s all founded in the ethos that the identity and results we get don’t have to be random or static, we can rise to the level of our full potential easily. The idea behind Average Sucks is that we are all owned by our current identity, and that’s our average. In order to change, our average needs to change. “You’ll never be happy with your average if what you want is not what you’re doing.” Michael is the President and Founder of the Human Communications Institute, a leader in the personal and professional development industry. He works directly with individuals as well as corporate executives who desire to transform their corporate culture in an ever changing marketplace. His passion for his work is limitless and his dedication to positively impacting the world by empowering every individual is uncompromising. Michael is both a teacher and lifelong student of self-development and personal transformation. To do anything, we need to build ourselves up to be the person who automatically gets what they want. That means we need to raise our average so that performing at a higher level becomes an automatic action, not a heavy effort. We are what you currently do, our average is what we do. If what we’re doing is not what we want, the goal should be to raise our average. We are all owned by our current identity, and that’s our average. In order to get any better, we need to focus on growth, this will be the catalyst for a higher average. It’s key to communicate with yourself differently and think about development differently. Self Publishing School : Learn How To Write A Book And Grow Your Business
Joining me today is Michael Hyatt. He is the former chairman and CEO of a publishing company, now he is the founder and CEO of Michael Hyatt Company. An Inc. 5,000 company for several years, he has written and published dozens of books. Today, we are going to chat about how he is self-publishing books, how he has sold hundreds and thousands of planners and journals, and his new book The Vision Driven Leader and talk about the behind the scenes of his book launch. Michael believes that “books are the tip of the sphere.” He uses books to network and go where he wouldn’t be able to be. Additionally, he says that books are “working while I’m sleeping.” On advertising, Michael says, “We never use Facebook Ads to sell directly, except for self-published books.” These books are used as a lead generation when offering free value-added content. “We want them to opt-in, buy the book, and buy additional products.” While the number one way Michael gets traffic is through speaking engagements, he receives valuable traffic through his book lead-generation process. Other forms of lead generation, especially during COVID, are evergreen webinars or live webinars, and assessments. From the assessment, the potential client fills out a planner. At this point, they can be vetted as a possible client for business coaching. Clients who buy a bundle of books are a flag that this client has a team and is a company Michael wants to market his higher-level sales. Listen in to find out how Michael sells his books directly from his website, how he moves potential clients from his lead funnel to his business and the channels he uses to sell over a half a million planners in a year. Imagine this: you’re in the middle of a really tough workout and it’s starting to get painful. Your heart is pounding, muscles are aching. You’re tempted to take a break or even quit entirely. What’s happening in your mind at that moment? What are your thoughts saying about it? And how are your thoughts impacting your performance? If you’ve never asked yourself these questions, you’ll love this episode of the WAG podcast. Michael and Adee discuss how mindfulness training can help you create a distinction between pain (which is physical and unavoidable) and suffering (which comes from the story your mind is telling about a situation). We can’t escape physical pain during a tough workout, but we can notice our thoughts around the suffering. Observing these thoughts without buying into them can prevent them from negatively impacting our performance. These concepts translate to many other areas in your life, too. If you can train yourself to believe you can endure pain in your workouts, that will carry over into your job, relationships, and more. We would love to hear from you! If you have a question you want us to answer on the podcast, let us know by leaving a voicemail at workingagainstgravity.com/podcast. Topics: 02:42 – Michael’s ability to enter the “pain cave” and suffer in workouts 05:02 – Getting validation for being “tough” (and needing that validation) 06:50 – Michael driven more by the fear of losing than a love of winning 07:46 – How does Michael think about pain & train himself to be like this? 08:24 – Difference between pain (physical) and suffering (story in our mind) 09:40 – Noticing the story we tell in our minds about pain 12:49 – How you talk to yourself during workouts can translate into other areas 14:00 – Michael describing his SealFit experience (50 hours of nonstop working out) 17:32 – Benefits outside of workouts of noticing your internal dialogue 20:31 – Why Michael chooses to do extreme physical challenges 21:50 – Action step: do a monostructural workout and notice your thoughts during it

Michael Yon (@Michael_Yon) is an author, columnist, and award-winning independent war correspondent who gives us a frontline view of the current civil unrest between Hong Kong protestors and the government of mainland China. What We Discuss with Michael Yon: What Michael means by his oft-truncated and misunderstood quote: "If a writer wants to make money, he should avoid truth and tell people what they want to hear. Yet to win the war, tell the truth." The difference between riots, protests, general civil unrest, and insurgency -- and what's really going on in Hong Kong right now in contrast with the official story. Why Michael considers himself a war correspondent and not a journalist -- and how the two differ. Why the long-simmering relationship between China and Hong Kong is only now coming to a boil, and what the rest of the world should take away from this. How the current movement in Hong Kong compares to Poland's Solidarity Movement of the '80s -- and why this especially worries the Chinese Communist Party. And much more...
