In this episode of The Wealthy Way, I sit down with my good friend Brian Davila, an experienced real estate investor who's mastered the art of generating cash flow. We kick things off by getting some insights into his current business ventures and then dive right into my unique approach—what I'm calling the Cashflow 2.0 Method. Brian shares how he's taking traditional real estate investing to the next level, and we get into his Airbnb experience out in Joshua Tree, breaking down what it takes to turn short-term rentals into a profitable business. From there, we dig into the nuts and bolts of cash flow. Brian explains the math behind it in a simple way, so even if you're new to this, you'll understand how to calculate and maximize your returns. He also introduces some innovative strategies for generating cash flow, ways to keep your income passive without adding unnecessary stress, and the three "gears" that drive a solid cash flow machine. Whether you're just starting out or you're a seasoned investor, Brian gives actionable advice on how to build a business that generates income consistently. We also touch on sales, which is a huge part of being successful in real estate. Brian breaks down sales techniques, sharing the difference between a quick pitch and a slow pitch, how to handle soft responses from potential clients, and the importance of making a good offer. Plus, we discuss common mistakes people make in sales and how to avoid them, so you can close deals more effectively. But it's not all about business. We go deep into the personal side of things—Brian opens up about overcoming tough times and how having faith in God has helped him push through. We talk about the role faith plays in both our personal lives and our success in business, and Brian shares some of his challenges with forgiveness and staying committed to his Christian journey. If you've ever struggled with faith or wondered how it ties into your goals, this conversation is going to hit home. This episode is packed with valuable information for anyone looking to grow their wealth, build a real estate empire, or just get better at managing their money. Discernment is the process of gaining clarity on finding direction for the next step of our journey. SHOW NOTES Last year Steve and Gwen went through a period of repositioning: changes were on the horizon but any clarity about what to do next was clouded by the realization that they were not on the same page. They reached out to a trusted Spiritual Director for help and the result was what they called a “Discernment Retreat.” They needed clarity. They needed discernment. Today's podcast is a discussion between Steve and the Spiritual Director they called on for help, Martie McMane. A retired minister, artist, and spiritual director, Martie used a collage process that helped Steve & Gwen in making those crucial, life decisions. Today they dive deep into the process. In today's episode, Elzie talks with Iva Paleckova, an executive coach for entrepreneurs, international speaker, and #1 Amazon best-selling author. Iva shares her thoughts on how to be uncomfortable and embracing humility to help you grow. She recommends following your own journey to discover your purpose and your path to clarity. Highlights: 06:51 I was also applying for government support, which was the most humiliating thing that I've ever done in my entrepreneurial career. Finally, I realized, you know what, if anybody can figure it out it's gonna be me. I'm going to figure it out. 10:31 So I had no time, or no luxury to avoid the discomfort in any shape or form. It was like do or die, no time for these things. Now later, I had to start working with how do I get myself into the space of being very comfortable with discomfort with all of these feelings as they come up despite there being no financial threads. 14:25 Somebody asked me earlier on a podcast interview today, how do you define success, and the one thing that is coming to me is, it's humility. It's the ability to say I don't know. 17:44 We come here into this body, into this lifetime, and in our early childhood something happens. Something mildly, or more, traumatic, where we forget who we are. We lose the connection to our soul and we get lost. 23:22 When you're living on purpose, it feels good. Elzie welcomes Howard Berg, Guinness World Record holder, World's fastest reader and CEO of Berg Learning. Howard shares his professional background and the secret to why he has a successful business. He also shares his opinion about marketing strategy and how to eliminate negative behavior. Listen to this episode and hear more effective tips from the world's fastest reader, Howard Berg. Highlight 01:34 – Learning, because that's a part of all of them. To be good at any of them you have to have information and good information. 03:55 – I don't think you`ll have sales without marketing. Sales are the outcome, without marketing there`s no sales. 06:27 – Give a lot of value with the beginning so let's say today I teach how to read faster, how to comprehend, how to remember by showing them what I do and it works because they see it, they experience it. 17:33 – You don't get rid of it by saying I won't be nervous, I won't be depressed, it won't work. It makes it worse. It's fertilizing the problem and making it bigger. This way you do get rid of it, focus on the exact opposite. We take a moment to talk with Chris Wilson from The Mistakes about the old days in Hollywood, California. The 90's had some of the best Punk Glam Warehouse Parties of all time. Chris also discusses the organizations he supports for Autism, since April is Autism Awareness Month. Erik makes the mistake of ranting on the wrong tweet to the Grammys. Doja Cat fans were not happy with him! The Gen X Brothers wonder why the Grammys don't represent metal music like they use to. No honorable mention of Slipknots' Joey Jordison Chris also takes us back to the good old days with stories about: Marilyn Manson, Revolution Hazy, Rock Stars Kill, The Zeros, Alley Cat Scratch, Queeny Blast Pop, Foxy Roxx, The Unflushables, and more. Chris Wilson Bass Player and founding member of the L.A. punk/glam band The Mistakes. After I moved back to FL, my dad (Paul Wilson) started focusing on his music again. He had a bunch of songs and asked me to play bass. Paul Wilson & Friends became the new band and often included my nephew. I also founded a nonprofit called We Rock for Autism that I ran for a few years and I also helped a buddy who put a cookbook together to support autism. Kenny from Nova Rex and I got recipes from a variety of rock stars and put them together for Rockin' Recipes for Autism. I linked up again with Revolution Hazy singer, Kelly Page was in a band with his nephew Kyle, and after hearing the songs, I invited myself to play bass. We played together for a few years in a band called Fairly Amazing. Kelly and Kyle are still at it, but I just focus my time on work and family now. I am currently booking one last show. In this week's episode, Elzie is joined by Daniel Mangena who is a best-selling author, radio host, international speaker and an abundance activator. He helps others live an abundant, joyful and purpose-driven life. He talks about the importance of creating value with what you do. He also mentions that what you're bringing to the table is always going to be reflected back and responded to by people so it's important to create a positive value. Daniel also gives us his two cents on the cause and effect of what we do. Episode Highlights 02:35 Humans have disconnected themselves from nature and the truth of abundance is ours by divine right by birthright of abundance. 05:55 Start respecting ourselves for the job that we're doing. Stop chasing after the idea that we have to be an entrepreneur or a business owner. 09:58 A sale at the end of the day, that's most effective. One that liberates someone from a space of pain, asking for an exchange that they see worthy of the path to them being liberated from that pain. 12:38 Everything that we get is a result of the cause and effect of our actions coming out and becoming a result. 13:35 We are experiencing the fruits of our unconscious habits and behaviors in our everyday life and those unconscious habits or behaviors are being executed on the back of our mindset. In this week's episode, Elzie talks with Adam Arnett who is the CEO and President of Element Personal Training Outsourcing. He has built his company into a multi-million dollar company operating in 7 states and over 70 locations. He discusses the importance of delegating tasks to other people. He shares how you need to trust the people in your company and the importance of empowering them while working with you. He also talks about how essential it is to be patient with your employees, you need to show them how you want things to be done. Adam also shares his thoughts on understanding your strengths and weaknesses as an entrepreneur. Episode Highlights 02:10 Selling is one of my favorite things, teaching people in my business how to sell and how to go ahead and help people and create solutions for the customer. 02:51 I think the most important thing is just how to delegate. You don't get to operate in five different states, like we do at this time, by not being able to delegate and trust and hire individuals that you can let make decisions that empower them. 05:23 Ultimately, as the leader, it's your responsibility to guide people and make sure they understand and are knowledgeable on how you want them to make decisions and it's okay to make a mistake. 07:15 You've got to have patience, you've got to show people how you want things done. We're joined by one of our favorite BookTokers, Hillary (https://www.tiktok.com/@bookishhill (@bookishhill)), to recap Love and Monsters by Raven Flanagan! Our minds were blown in the best possible way when Hillary shared her path to becoming a bonkers romance reader and the journey she's been on for the last year! This absolute delight of a book features a human who finds herself accidentally transported to a monster world where she gets chucked into a dungeon with a demon who has many redeeming qualities for a cellmate. Not only can he efficiently deal with her period in a way we're frankly jealous of, but he's (ahem) massively well endowed and can procure things like hot baths while locked in a dungeon. We laughed excessively while recording it and we hope you will too while listening, but don't be fooled—we adored the book! Elzie welcomes to the show Kevin Palmieri, the host of Next Level University podcast. Kevin talks about his businesses Next Level Business Solutions, Next Level Web Solutions, and Next Level Social Media, which grew out of his successful global top 100 podcast. Kevin and Elzie discuss the four major areas of business and why sales is Kevin's favorite. Kevin shares his top three tips for getting better at sales and stresses the importance of making a connection with people and focusing on the relationship to build sales. Building a successful personal brand will allow you to have more impact. Highlights: 01:26 If you add more value than anybody else, sales are easy. It's not getting on the phone with somebody and trying to sell them on something, it's adding value and then finding the best fit. 02:52 When you have more episodes than anybody else, you often have more credibility which has helped me a lot. 04:06 You can have the biggest following in the world, but if you're not able to convert them, it doesn't matter. 04:37 You have to believe in yourself, your product, your service, and your result. If you don't, it's just not going to work. 05:14 Understand that some people will be ready now, some people will be ready eventually, and the vast majority of people will never be ready and that's OK. 06:49 When you grow in scale, you lose relationships. So, if you can build real relationships with real people, you can go toe to toe with any of the businesses. 08:10 You've gotta do different things. If it's different, it's valuable. And if it's valuable, it's worth doubling down on. 10:30 If you produce content based on your area of expertise, people will understand that that's what that person is really good at and they'll reach out to you when the time is right. In today's episode, Elzie talks to Chris West, the best-selling author of Strong Language: The Fastest, Smartest, Cheapest Marketing Tool You're Not Using and CEO of Verbal Identity, specializing in corporate narrative, brand voice guidelines, and writer training. Chis talks about how language is a superpower and the most underused tool in business. In the “What is the Stupidest Thing You've Done” segment, he emphasizes the need to understand as much about business before becoming an entrepreneur. He explains the concept of “founderitis” and offers three tips to help reign in your ideas. Chris stresses the importance of consistency throughout all aspects of business and the value of human relationships. Highlights: 02:14 I don't believe sales is selling people stuff they don't want. I think sales is a transfer of confidence. It's about the stuff that you know is good and you know that they need. 03:59 Good businesses have 20 stories to tell; great businesses tell one story. 06:02 Know your vision. Overall what do you want to get to? What's your view of the world? What world do you believe in? And if you believe in that world, what do you want to stand for and what do you want to stand against? And does your idea help you with that? 09:00 My dumbest idea is probably leaving a business before I had business skills. 12:12 I would say listen and just ask open questions. They're not techniques; they're things that I think could really help people. 12:44 I think the thing you've got to have is consistency. In sales, you can't stop. It's going to be 99 phone calls, and they're all going to be rubbish. But it's the 100th, right, and if you don't make the 99th you're not going to get to the 100th and you've got to do it consistently. 13:17 Success for me will be having created really wonderful relationships with people who would identify themselves as clients that move beyond that transactional. Elzie interviews Charles Read from Get Payroll, a Payroll Service Bureau in business for 30 years. Get Payroll provides payroll and payroll-related services to small businesses around the country. Charles talks about what got him into finance, his take on the critical nature of sales, and how he evolved from a corporate employee to a successful business owner. Charles relays a story about working for the worst boss he ever had and how that experience taught him how to be a better employer and how not to treat his employees. Charles offers tips on effective marketing and the importance of excellent customer service. He stresses the importance of knowing what you do well and when to hire someone to do the elements of the company that you don't excel at. To get a free copy of Charles' book, The Payroll Book: A Guide for Small Businesses and Startups, go to http://thepayrollbook.com (thepayrollbook.com) and enter - Code: enow! Highlights: 04:45 Sales is critical. If you don't bring in revenue, you can't pay salaries, you can't pay the rent, you can't pay the light bill. So sales and revenue are critical and you have to keep growing or you're going to fall into a rut. 05:37 For a single sit down meeting I can sell my company day in and day out. I believe in it, I believe in what we do, I think we're very, very good at what we do and I care about it. To be a salesman every day of the week - I can't handle it. 08:01 The experience I got in corporate was critical to being a success as an entrepreneur. It taught me a lot of things. 09:13 To me, marketing brings in the leads, sales closes them. 13:47 My mistake was thinking I could do things that I couldn't and that's a typical entrepreneurial mistake. I've learned, you don't have to be the smartest person in the room, you just have to know how to hire the smartest person in the room. 15:28 There's a lesson in that. Having the self-awareness to know what you're good at and what you're not good at is a key to success. In this week's episode, Elzie talks with Sean Tepper who used his 15 years of software engineering experience to create his investment company, Tykr, which helps clients increase their returns in the stock market by using a rigorous algorithm to minimize risk. He discusses the importance of talking to your customers as you develop your product and explains the value in channel partner acquisition to grow the business through strategic partnerships with businesses who share the same audience. Sean also shares his thoughts on the importance of contract work for longer-term financial stability and the benefits to work-life balance. Highlights: 03:37 I turned my attention to the stock market, the public market, in 2015 and that's when I just got more realistic. 05:17 I started showing them the platform, what it can do, and they're like “hey, you should consider turning that into a software to share with others. 07:00 You've got to find businesses that already serve your audience and then get attached to them. 07:41 Building a great product is number one, but two, it's channel partners. 09:04 It really comes down to removing pride and emotion from the equation. You're looking to provide value to a big business to learn how that business operates, but in return you'll be compensated a steady paycheck. 15:00 If you've got an idea, talk to people. Talk to your customers, get their feedback, and you literally take their ideas and you just put them on paper. Episode Highlights: 02:25 There's a lot of people who are still in the old leadership style and what that doesn't do is it doesn't give the team the space to evolve. 03:04 People have been getting disengaged for a long time and now you can't hide it anymore. 04:11 I think people are starting to believe that they are geniuses in their own way. 07:00 What I love about sales is because I can approach it from a place of wonder. 10:00 What I do is to tell the stories of their employees and take the data and see what issues are arising. 15:26 Stop thinking about IQ as being the indicator of your success. In this episode, Elzie talks to Dani Peleva who is the CEO and founder of the company called Franchise Fame which is a marketing agency for the franchising sector. Dani works with global franchisors and helps them expand into new territories through digital marketing campaigns and marketing strategies. The episode is about franchising and everything that's going on behind it. Episode Highlights: 02:45 I believe a lot of people have business ideas or a passion for something but they are often afraid of failure or they lack support and knowledge on how to start themselves which is why franchising is a great opportunity for people who want to work for themselves and exit the corporate world but they need some structure and framework. 04:56 There are a lot of ways to get training and information about franchising especially in the era of the internet and communications. 07:08 I think a lot of the changes that happened in 2020 facilitated the franchising industry's growth. It helped people realize that they can work for themselves but also mitigate risk. 10:11 The model of franchising is built on relationships, that is the franchisor trying to recruit franchisees that are going to buy into his business model. 13:04 For me, as a woman, I think the key to success has always been consistency. 15:01 I think once you know and understand yourself and what drives you and what your goal is, you will then get the answer to what you'd like to do. Lane Kawaoka is a City Project Engineer and Licensed Professional (PE) Civil/Industrial Engineer. Short after graduating college, during his first 5 years of his career, he supervised a traveling, union-based crew that required 100% travel away home. During this time, he traded the most important resource, time, for money. In 2009, he was able to save for an A-class rental that rented for $2200/a month in the Pacific Northwest (how embarrassing a Rent-to-Value Ratio of 0.5%!). After his 2nd acquisition of a duplex in 2012, he was looking to make a 3rd but the market was appreciating and he saw the numbers would yield negative cashflow. With this realization, Lane converted his portfolio to markets with stable multifaceted job markets and Rent-to-Value Ratios that would yield healthy $250-$400/month spreads between the rents and expenses (mortgage, vacancy, professional management, repairs, and capital expenses). Today Lane's portfolio consists of 11 single family homes in Birmingham, Atlanta, Indianapolis, and Pennsylvania.
