It's another dose of bad news for office space providers. Researchers had previously estimated that remote work would take a 28% bite out of office values by 2029, but they apparently underestimated the impact. They are now predicting the decline will be closer to 44%. On the flip side of that coin, a drop in values will also make it easier for at least some of those buildings to be converted to badly needed housing, with the help of government incentives.   Hi, I'm Kathy Fettke and this is Real Estate News for Investors. Please remember to subscribe to this podcast and leave us a review.   As Bisnow reports, researchers had reported last year that office values would lose about $500 billion in value over ten years, from 2019 to 2029. Now those academic researchers from New York University and Columbia University are saying that office values have already surpassed that amount in just three years, from 2019 through last year. (1)   Half a Trillion Dollar Loss in Value   In New York City, values were down about $70 billion. In San Francisco, the loss in value was more like $33 billion. And in Charlotte, it was about $5 billion. Their research estimated a total of $506 billion, or more than half a trillion dollars, in lost value for the entire nation.   Researcher Arpit Gupta says of the update: “The primary reason for the change is that we now estimate a more persistent work from home regime than before.” He also says that researchers took into account work-from-home rates for various cities and says that New York was hit hard because of a high number of remote workers.   Lost Tax Revenue, Lifeless City Centers   Office owners aren't the only ones grappling with this situation. Cities are also dealing with lost tax revenue and downtown corridors that appear lifeless as office space sits empty. Unfortunately, not all office space is suitable for a conversion, and conversions are expensive.   According to Josh Bernstien of Bernstein Management in the New York Times, just one in 20 office buildings in Washington, D.C. would be suitable for a conversion. And then the conversion might cost a whopping $400 to $500 a square foot. Bernstein says that it's often the case that building from scratch would cost less. (2)   Most Office Space is Not Suitable for Conversion   The Times cited a Moody's analysis that found only three percent of the buildings it tracked would be candidates for conversion because the median rent is so low. In New York, the median rent is just $55 a square foot. The analysis shows that only 36% of the office properties roughly match that value. And then on top of that, there's the cost of the conversion which includes design issues. As the Times reports, offices may have columns that are 20 feet apart, huge open areas, and windows that don't open.   But, there is a growing trend to turn at least some of the now empty office space into housing. And state and local governments are recognizing the need for incentives. (3)   States, Cities Incentivize Conversion Projects   California is one of them with a $400 million program. Chicago is another. It's making almost $200 million available for developers in “tax increment financing” or TIFs. The Department of Transportation website describes a TIF as: “A value capture revenue tool.” It says: “The TIF creates funding for public or private projects by borrowing against the future increase in these property-tax revenues. The intent is for the improvement to enhance the value of existing properties and encourage new development in the district.” (4)   Bisnow reports that the opportunities exist for these so-called “Office-to-Resi” projects and that developers are showing interest, so long as there's public money to subsidize them. A big decline in office values will also help make these conversions more affordable.   Researchers say the key takeaway from all of this is that: “Remote work is shaping up to massively disrupt the value of commercial office real estate in the short and medium term.”    For real estate investors, when one door shuts, another opens. And the trend to convert office space to residential units is an opportunity, especially when it comes with government incentives. Lachlan Milne believes that finding a connection and building a friendship with the director of a film is the key to making great art. Growing up in Adelaide, Australia, Lachlan had a clear idea of what he wanted to do from an early age, since his father was a director and his mother was an editor. He got his foot in the door as an assistant prop master, but knew his calling was in the camera department. At first he was barely scraping by from job to job before getting more established as a cinematographer on small movies such as Uninhabited and Not Suitable for Children. His big breakout movie was 2016's Hunt for the Wilderpeople with director Taika Waititi. Lachlan soon found a niche on challenging but fun supernatural movies such as Little Monsters, Martha the Monster, and Love and Monsters (coming soon to the U.S.) and then began work on the hit series, Stranger Things. Working on a big budget show like Stranger Things was weird for Lachlan, who was used to making do on small budget movies. Stranger Things has the luxury of shooting on a stage, and everything is a built set, with walls and ceilings that could be removed for ease of shooting and lighting. The crew was even able to customize and control all the neon and lighting in Episode 8- The Battle of Starcourt to make the entire mall flicker on demand. On his latest film, Minari, Lachlan and director Lee Isaac Chung decided the film needed to be one camera, that the pacing should be languid, simply and naturalistically shot. Lachlan feels that having a low budget actually worked to Minari's advantage, because the best version of the movie was a film that relied more on capturing the performances rather than big showy shots. He favors holding out for a closeup until it's emotionally warranted rather than doing it just for the sake of having closeups. Minari was a great opportunity for Lachlan to move back into shooting simple indie films. He and Isaac spent time together carefully shotlisting all the scenes. One of the most challenging aspects of shooting Minari was scenes in the trailer the family lives in. They used an actual trailer, and it was hard to cram sometimes up to 15 people into it, with no air conditioning and a limited range for camera motion and angles. Abby swears and we don’t edit it out, plus we mention dildos about 16 times, so put on your headphones as we enter chit chat territory at the end!]Both Mel and Abby are sick. But Mel wins. She has the flu and shows up anyway because she is convinced that part of her self-care is talking about her edits. She tried extra hard this week to make up for her “bad edits” last time.Jennie’s comments last time were along the lines of “but nothing is happening in the story.” So Mel’s solution was to go back and blow something up.Jennie points out how dangerous it is to “blow stuff up” in a story. You can very easily make it about plot and not story. Mel’s story is about life and death and the choices we make around life and death. Mel’s writing played into that, so it works. But Jennie cautions writers not to just randomly include epic events in their stories if they don’t serve a purpose in the overarching WHY. If your motivation is “I just gotta make something happen” then that’s bad.There needs to be a logic to every single action a character makes. It has to be logical in the universe of the story, and it has to be logical to who that character is. (Would that character actually do that? Why would they do that? And is it clear to the audience why they would do that?)Mel beat herself up over her previous edits, but we talk about writers’ high standards for themselves. Why do writers think it has to be perfect the first time they write something? Mel points out that first-time writers hold themselves to that standard of perfection because they have been raised on a million wonderful books in their final form and have yet to develop an appreciation for the iterative process of writing.Jennie says no one is immune from this, and that the people who are willing to put themselves in the vulnerable place of sharing their work are the people who end up doing good work. There are so many skills you have to master when writing a novel—SO MANY! So go easy on yourself when you make mistakes.Besides having the flu, Mel also lost her work when Word crashes and she lost four pages. It could have been worse, but she had really liked those pages! Jennie shares a secret, and she calls it “device agnostic.” She talks about how everything she does lives in Dropbox.We end by talking about The Life-Changing Magic of Tidying Up and The Gentle Art of Swedish Death Cleaning. We all have funny stories that revolve around hoarding childhood treasures.

It seems only fitting to finish the first season of Not Suitable for Work with a “Best Of” episode. I've combed through the nearly forty episodes to find these little gems. Listening to each episode again had me cracking up.

In this episode:[NSFK—the end of this episode is Not Suitable for Kids. I swear and we don’t edit it out, plus we mention dildos about 16 times, so put on your headphones as we enter chit chat territory at the end!]Both Mel and Abby are sick. But Mel wins. She has the flu and shows up anyway because she is convinced that part of her self-care is talking about her edits. She tried extra hard this week to make up for her “bad edits” last time.Jennie’s comments last time were along the lines of “but nothing is happening in the story.” So Mel’s solution was to go back and blow something up.Jennie points out how dangerous it is to “blow stuff up” in a story. You can very easily make it about plot and not story. Mel’s story is about life and death and the choices we make around life and death. Mel’s writing played into that, so it works. But Jennie cautions writers not to just randomly include epic events in their stories if they don’t serve a purpose in the overarching WHY. If your motivation is “I just gotta make something happen” then that’s bad.There needs to be a logic to every single action a character makes. It has to be logical in the universe of the story, and it has to be logical to who that character is. (Would that character actually do that? Why would they do that? And is it clear to the audience why they would do that?)Mel beat herself up over her previous edits, but we talk about writers’ high standards for themselves. Why do writers think it has to be perfect the first time they write something? Mel points out that first-time writers hold themselves to that standard of perfection because they have been raised on a million wonderful books in their final form and have yet to develop an appreciation for the iterative process of writing.Jennie says no one is immune from this, and that the people who are willing to put themselves in the vulnerable place of sharing their work are the people who end up doing good work. There are so many skills you have to master when writing a novel—SO MANY! So go easy on yourself when you make mistakes.Besides having the flu, Mel also lost her work when Word crashes and she lost four pages. It could have been worse, but she had really liked those pages! Jennie shares a secret, and she calls it “device agnostic.” She talks about how everything she does lives in Dropbox.We end by talking about The Life-Changing Magic of Tidying Up and The Gentle Art of Swedish Death Cleaning. We all have funny stories that revolve around hoarding childhood treasures.
