Kristy Grant-Hart, Joe Murphy, and Kirsten Liston are Tom Fox's guests on this week's episode of the Innovation in Compliance Podcast. Kristy is the CEO and founder of Spark Compliance Consulting, as well as an author and keynote speaker. Joe is currently the editor of the Compliance & Ethics Professional magazine, and the Director of Public Policy. Kirsten is a certified Compliance and Ethics Professional, an author, and a keynote speaker. They join Tom to talk about their book ‘The Compliance Entrepreneur's Handbook', and what insights compliance professionals can use from it in their organizations.   The Genesis The Compliance Entrepreneur's Handbook is about helping people who want to go into business in the compliance and ethics field. Kristy explains that there was an initial presentation and that the three of them were assigned sections of the book to write. “Each one of us wrote an original draft of those sections, switched them so that each person made comments on them, and then I did the edit where we put it all together. So it had essentially one voice but you can still pretty clearly hear the dynamics and the interesting stories of each individual person, and that's how it came to be,” she tells Tom.   What Do You Need The book is structured to answer the questions of ‘What do I do now?' ‘What decisions can I make?' and ‘Who should I partner with?' It shows entrepreneurs how to execute a compliance startup, as well as critical marketing, sales, and exit strategies. An exit strategy is especially important, and something entrepreneurs don't think about in the beginning. “If your plan doesn't include an exit, then it's the wrong plan. You don't have to exit in five years but you should be thinking about making your business ready to sell,” Kristy stresses.   An Entrepreneur's Advice Tom asks Kristy, Kirsten, and Joe to share their top pieces of advice to individuals who wish to start the entrepreneurship journey. Kirsten emphasizes nailing down the money, setting up your account, and knowing how to read a balance sheet. “You need to make sure you're selling something for a profit, and that that profit is reaching you soon enough to pay for the work to deliver it,” she remarks. Kristy stresses on planning to have a business. Most people get caught up in the idea of having a business but do not plan for it, nor do they take into account all the legal documents that are needed or putting their website together. Joe shares some insight for entrepreneurs who are introverts. “Don't think just because you're an introvert you can't do this. You just need to team with people who have complementary skills. One [other] piece of advice I have for anybody going into business is read the Wall Street Journal every day,” he says.   The Best and Worst Parts of Being an Entrepreneur The best part of being an entrepreneur to Kirsten is owning the business. All the profit and all the successes are yours, and all the decisions are your own to make. On the other side, one of the worst parts of being an entrepreneur is that you own the business. Meaning that any losses or failures are yours to bear, and that your employees look to you to fix the problems that may occur. An advantage of being an entrepreneur to Kristy is the freedom to develop strategy, and the freedom to make choices without anyone telling you no. Alternatively, a disadvantage to her is managing the emotional aspect of it all. We talk about going through hard stuff again (and again) and how to make sense of it when maybe it just doesn't make sense. We talk about how to let ourselves celebrate getting to the other side and why that seems so hard to do. Mostly, we connect on what it means to be human.

Christina and Bryan first saw Throne on Road to Summer Slaughter. They loved the energy of the band. Throne even played Bryan’s birthday party which sounds epic. Steve was out at Mac’s in Lansing to support some local bands and caught Throne for the first time. Steve likes to tell people that if Suffocation and Behemoth had a baby, it would be Throne. We all laughed, yet it is very true. Steve is chomping at the bit for live shows to start back up so he can have his new band ( Xorcyst ) open up for Throne as he pities the bands that have to follow them. Zeek’s first encounter was also at Mac’s. His band (Exploding Zombies) was on the bill with Recorruptor and Goatwhore. Upon first hearing Throne, Zeek and his bandmates were asking “Who the F**k are these guys!”. Zeek feels that Throne is at the top of the game and are great representatives of the metal scene. Throne and Pestilent Dawn I asked Throne to give us the background on their upcoming album called Pestilent Dawn. Throne started writing when their EP Altar Of The Dying was released in 2019. They completed recording in May 2020. The album is set to be released by Redefining Darkness Records (which also released the awesome Jesus Wept album - which is another band that includes Nate).  I asked if the basic musical direction has changed. Joe and Nate both chimed in that the new music is a lot faster and heavier. How this can be is a mystery we’ll have to wait to unfold and hear for ourselves. I say this because Kollin is a machine on the drums which crank at blazing speeds. How he can go faster is mind-boggling to say the least. Nate also mentioned that Throne is embracing more of their death metal roots with a slightly lessened black metal feel. Les mentioned the X-File riff. Can’t wait to hear that one! Composing music for Throne Bryan asked if there is one main composer who builds all the songs or is it a compilation of all four members. Everyone in Throne agrees that everyone contributes as they build all songs organically in their jam space. However, most of the songs on the first album (Altar of the Dying) were written by Nate as Joe joined the band late in the writing of that album. Les added that the riffs are spawned from the guitars and then built up in layers.  Touring with Throne Zeek (who is in the legendary Exploding Zombies) was asking about Throne touring plans and getting on a show or tour with them. Zeek mentioned that Exploding Zombies are in the process of recording and there are some band updates coming soon. Nate mentioned that as soon as Throne can play shows, they will. Evil on Stage When you witness the ferocity of Throne on stage the brutality of the music is physically manifested in the band’s performance. I asked the guys in Throne if they are conscious of their performance or if it is a subconscious expression. Everyone agreed that they channel the music’s energy directly. There is no theater or prescribed performance. The music rules each show. Origins Steve asked when Kollin got started as his drumming skills are extremely impressive. Kollin started as soon as he could hold the drum sticks. The rest of the band have varying levels of immersion in music which spawned their desire to write and record. Joe start out on drums and jumped into guitar in middle school. He’s been jamming ever since. Les is named after Les Paul, so music has been a part of his life from birth. Nate wasn’t into music until he picked up the guitar at 15. He took a few lessons and then taught himself the rest. When you listen to the music of Throne, you’ll hear the musical prowess of this band. First Albums Always a fun topic is hearing what everyone’s first album was. Christina’s was Korn - Follow The Leader. Brian’s first album was from Boyz II Men. We had a good laugh. Brian’s intro to metal came from the local scene including Production Grey, Revile, and Lucifer’s Hammer.  Steve’s first album was Metallica’s Ride The Lightning. Seeing Overkill and Sepultura on Headbanger’s Ball set him on the path to play music himself in the local metal scene. For Zeek, it was Black Sabbath’s first album. From there he got into Sepultura and then the lure of death metal drew him in. Thriller from Michael Jackson was Les’s first album. A great choice. Kollin grew up listening to Slayer, Sepultura, and Metallica in his playpen. His first album was The Black album by Metallica. The first album Joe bought was a live CD from Aerosmith. Nate grew up a nu-metal child with LD50 from Mudvayne as his album. Dream Tour I asked each member of Throne who they would like to tour with in a perfect world. The common element is Suffocation. Kollin added that partying with Suffocation would be awesome. In addition to Suffocation, Nate would dig touring with Angelcorpse and Morbid Angel. Les would love touring with Mercyful Fate or King Diamond. For Joe, he’s on board with Suffocation and would be down with touring with Carcass as well. Pineapple? We talked about a lot of toys that are not in the “big 4” this time around. Instead of my favorite item from each of the “big 4”, I thought I'd highlight some items that kind of correlate to our favorite franchises. First, for Masters, we have the Four Horsemen's All-Star Round 4 Vote. They continue to kill it with this line with some of the most active and ravenous fans out there. For Joe, the Final Faction line at Dollar Tree is definitely interesting. Backed by its own cartoon, backstories, and a dedicated page on their website, this line has potential, especially at $15 for the whole set. Since Black Series is dominating Star Wars, how about the “Black Series” of Jurassic Park. I've been impressed with the Amber Collection so far. Do you need 5 raptors, probably not, but they're slowly introducing new molds. In probably the biggest reach, for Transformers, how about an Official Robo Force release. Built from the Glyos System, this is more of a building set, but at least they're robots right? Well maybe, this should have been for Joe, as this drop, they're featuring a Flash homage.

I'd love to meet you in the group.   Important Events January 14, 1825 On this day, King Charles X honored the Belgian botanical illustrator Pierre-Joseph Redouté with the Legion of Honor. Redouté was born into a Flemish family of painters. His family made a living by creating paintings for the home and for the church. Today, Redouté is one of the most renowned flower painters of all time - he's a personal favorite of mine. And I love the stories about Redouté. One time when he was serving as an official royal draftsman, Redouté was summoned to appear before Queen Marie Antoinette. I like to imagine the excitement this caused - especially since the Queen sent her request around midnight. When Redouté appeared, the Queen asked him to paint her a cactus. She was exerting her control; Redouté needed to prove that the reports of his talent were real. He passed the test. Redouté was also a favorite of Josephine Bonaparte. In fact, Redouté’s paintings of Josephine’s flowers at Malmaison are among his most beautiful works.  And Redouté's work earned him a nickname; the Raffaele of flowers. Today, Redouté is best known for his paintings of lilies and roses (roses were his specialty). Now, if you'd like to really treat yourself or get a special gift for a gardener in your life, you should check out the book by Werner Dressendorfer called Redouté: Selection of the Most Beautiful Flowers.  This large coffee table book was released in September of 2018. As one of the most beautiful books I've ever seen, Dressendorfer’s book features 144 paintings by Redouté that were published between 1827 and 1833. And I must confess that this gorgeous book is one of my favorite books in my Botanical Library. Now when this book first came out, it retailed for $150. Last year, after mulling it over for a long time - mainly because of the price, I got myself an excellent used copy for $65. Today new and used copies of Redouté: Selection of the Most Beautiful Flowers by Werner Dressendorfer are being sold on Amazon for between $350 and $900.   January 14, 1865 Today is the anniversary of the death of the Belgian botanist, mycologist, and one of the first women plant pathologists, Marie-Anne Libert. Born in 1782, Marie-Anne was the twelfth of thirteen children in her middle-class family. Her parents immediately recognized her intellect, and they sent her to school in Germany when she was 11 years old. In addition to her general love of learning, Marie-Anne was fascinated by the natural world. So, Marie-Anne began botanizing, and she learned to classify her own specimens. Since most references available to her were written in Latin, Marie-Anne mastered Latin - all on her own. Now, Marie-Anne specialized in cryptograms - plants with no true flowers or seeds like ferns, mosses, liverworts, lichens, algae, and fungi ("fun-GUY").  And it was Marie-Anne's maniacal focus on cryptograms that paved the way for her to meet with top botanists of her day like Alexander Lejeune and Augustin Pyramis de Candolle. Today Marie-Anne Libert is remembered as the botanist who first identified the cause of “late blight” in potatoes. Thirty years later, Anton de Bary would continue where Marie-Anne left off - when he proved that potato blight - or late blight disease - is caused by a fungus-like organism that spreads rapidly in warm, humid weather. Blight can show up in the foliage of potatoes and outdoor tomatoes, and it will eventually cause the breakdown of the entire plant - including the potatoes and tomatoes. Informed gardeners can prevent late blight by strategically planting potatoes in a breezy spot - leaving plenty of space between plants. Potato plants can also be treated with a fungicide to ward off blight. As with tomatoes, it’s important to rotate crops to prevent the build-up of the disease in the soil.   Unearthed Words To many homeowners, the dandelion is little more than a prolific, pesky weed. However, this abundant yellow-flowering plant provides not only beauty but also food, drink, medicine, and even inspiration for poetry. Perhaps no one has praised the dandelion better than Wallace Nutting, the noted turn-of-the-century photographer and author. “The dandelion is the greatest natural agent of decoration in our part of America,” he wrote in Connecticut Beautiful in 1923. “In some fields, it is so abundant that there is no more than enough grass visible to give it a setting... It is so thoroughly at home that we feel it to be the most prominent and persistent native American, whatever its origin. Coming as it does in the early spring, it clothes an entire landscape with its gorgeous color and rejoices the heart of man... It is our tulip in the grass.” Among our thousands of species of wildflowers, the common dandelion may be the most common; probably, its only close competitor is the common chickweed. Not only are its numbers great, but its flowering season is one of the longest of any of our plants. I have seen plants blooming in every month of the year in Connecticut, though finding one in January or February is rare. — Jack Sanders, Hedgemaids and Fairy Candles, Common Dandelion   Grow That Garden Library A Taste for Nightshade by Martine Bailey This book came out in 2016, and this is a fiction book. In this book, Martine writes a thrilling historical novel set in Manchester in 1787. The book incorporates recipes, mystery, secrets, and conflict between two naïve young women named Grace and Mary. This book was Martine’s second book titled after a garden flower - her debut novel was the culinary-themed An Appetite for Violets. When Martine isn’t writing books, she’s an amateur cook who won the Merchant Gourmet Recipe Challenge and was a former Dessert Champion. Hence, the recipes in her books are amazing and a tasty treat to accompany her historical research. This book is 464 pages of revenge, rogues, recipes, and riveting plot points. You can get a copy of A Taste for Nightshade by Martine Bailey and support the show using the Amazon Link in today's Show Notes for around $4   Today’s Botanic Spark Reviving the little botanic spark in your heart January 14, 2001 On this day, The Times out of Shreveport, Louisiana, published a story by Margaret Martin about garden expert Joe White: “Northwest Louisiana gardeners call Joe White when they had a question. Want to know about pests, soil, or dying plants? Joe is only a phone call away... for a few more weeks.  Joe is retiring. Joe has been an area agent… for the LSU Agricultural Center/Extension Service since 1972. It was two days after high school graduation when Joe decided what he wanted to do with his life. Joe said,  "I enjoyed very much working with plants. It occurred to me early on that horticulture had a way of touching everybody's life." Joe was fresh from an LSU-Baton Rouge Ph.D. horticulture program when his job was created at the request of the city of Shreveport, and he was hired. He holds a B.S. in agricultural science from Tennessee Tech University and an M.S. in horticulture from the University of Tennessee. The area was lucky to get him. "His knowledge of horticulture is just astounding," said Dan Gill, with whom he co-wrote Louisiana Gardener's Guide.  “He makes me chuckle. I can't remember a conversation I've had with him that I haven't chuckled."  Joe founded a Cooperative Extension newsletter that he still edits called Pickles, Peaches, and Pansies. Joe educates through the Master Gardeners Program and Barnwell Horticultural Programs. When Joe first arrived, he received from 12,000 to 14,000 calls a year and visited homes and farms to help with soil problems and identify plants and their problems. Media work diminished the calls to 5,000 to 6,000 a year. Joe’s biggest challenge? He chuckled and said: "The one thing and this is crazy, but the one thing I seem unable to convince people to do is plant strawberries in the fall rather than in the spring! I've been harping on this for 28 years, and people still insist on planting them in the spring."  How has horticulture and gardening changed in 28 years? "More and more people can afford mechanical things like tillers...  We learned more about fertilizers.  We now have the slow-release types. In the case of native plants, people are searching for plant materials without having to protect from pests by using chemicals.  And I think people are more diet conscious, and herbs are an alternative."  His best advice to novice gardeners: “Get good sound information from a reliable source.  Follow guidelines for cultural practices for planting and use recommend varieties for the crops.  Remember, the All-American varieties have been tested nationwide and have met requirements to be elevated to that level.  Ask friends or neighbors what they have grown successfully, what particular variety. That is usually pretty reliable information."  Joe White at a Glance FAVORITE KIND OF GARDEN: Informal Southern style. FAVORITE PUBLIC GARDENS: Longwood Gardens, Kennett Square, Pa., the summer estate of the DuPont family. "I was most impressed with it, the extensiveness of it. And the many different ornamentals, fruits and vegetables and including a huge indoor area that is landscaped. You'd think you were in the middle of Florida. There is a special children's garden. It was breathtaking."  TOOLS HE FEELS ARE INDISPENSABLE FOR A NOVICE GARDENER:  "There are three: hoe, shovel, and rake."  Joe gardens, growing mostly vegetables and fruit trees, also some natives, and annuals. He ticks off the wide range of vegetables he raises: "Definitely tomatoes, hot and sweet peppers, okra, onions, sometimes some sweet potatoes, sometimes Irish potatoes, kale, cabbage, radishes, sometimes beets, broccoli, cauliflower, occasionally some squash, sometimes cantaloupe and sometimes watermelons."  He grows a hardy tangerine, apples, and pears, if he can beat the squirrels to them, muscadines, grapes, pomegranates, and figs. And even Joe White sometimes has problems with his garden. He said: "I am very human. That kind of helps me to identify with people when they come in with a problem. I don't know but that helps communication."  For Joe, leaving is bittersweet.  "I love what I do. I really never feel like I am coming to work. Joe Capela reveals his personal history with drug and alcohol addiction that led to a $400/day cocaine habit, and how an intervention saved his life. Joe now helps other families intervene in their loved one’s lives and offers them a solution from a place of love and compassion, instead of blame and frustration, that helps them get their lives and relationships back on track. Tim tells the story of Robert and his brother who struggled with addiction, asking the question about whether it was right to kick his brother out of his house and stop being an enabler. Joe was in denial regarding his addiction and it took a family intervention to get him into recovery. He wasn’t happy initially but a few days into treatment he realized the intervention saved his life. Setting boundaries is easy, keeping those boundaries is the challenge. When families hire Joe to intervene, it’s as much for the family and helping them establish boundaries and make a shift in the family dynamic. Joe grew up in California and looking back on his childhood he always believed his family didn’t have an addiction problem, even though he exhibited that behaviour early on. Even after graduating, getting married and having kids, Joe still enjoyed the party life. He recalls the moment he first tried cocaine was the beginning of the end. What started as a once a month cocaine habit eventually became a $400 a day habit. Joe never realized that he had a drug problem, he thought he had a marriage and a financial problem. When he was in treatment he realized that those problems were actually a direct result of his drug problem. Joe entered into an outpatient problem in 1986 where he managed to complete the one-year program, but not while clean and sober. Three years later Joe was intervened on again and went into a residential program at that point. He’s been clean and sober since. They started by chipping away at his denial and helping Joe realize the extent of his cocaine and alcohol addiction. One of the initial motivations of starting treatment was for Joe to save his marriage, but on the 26th day of the program, his wife informed him that she was filing for divorce. That day was when Joe tried to leave and finally understood the meaning of surrendering. Surrendering to the process and being willing to take suggestions is the reason that Joe is clean and sober today. Many people that get clean want to work in the field and help other people recover as well. For Joe, he felt the call after getting sober and decided to quit working in the automotive industry to go back to school and train to work in a treatment facility. Joe set a 5-year goal for himself and managed to work in the same center he recovered in at the two-year mark. He has since worked at several treatment centers around the world. When Joe got started there weren’t very many interventionists in the world and he never intended to be one. When he went to work with the County he started exploring the interventionist path and fell in love with it. The time to call an interventionist is when you recognize there is a problem. If you have someone who has relapsed or failed treatments, that’s when it makes sense to bring in a professional to help facilitate the process. Joe’s approach to intervening is from a place of love and concern, with no shaming or blaming involved. By the time a family gives Joe a call, they have already tried intervening on their own. They’ve set boundaries but they couldn’t keep them because the family dynamic is usually too close. The trouble is there is a window of opportunity early on and waiting to call an interventionist can cause you to miss that window. When it comes to interventionists, your best bet is to find someone who has experience with the work. A common fear for families is that if they set a boundary the person they are trying to help will kill themselves, and while that is a risk the addict is already killing themselves. By setting the boundary you are at least giving the addict a chance. Joe is trained in multiple models of intervention and it really depends on the family dynamics that determine how he goes about working with people. Joe also brings in the family to help deal with their own issues because addiction is a family disease. It’s crucial for the family to go out and find their own support. Most people don’t understand mental health disorders or how to deal with them. Joe is available to the family up to six months after an intervention and will travel to wherever in the country he needs to be to make sure they get the best results. With multiple figures leaked already, why not at least address it? We've been covering the Holiday Troopers. Wow, that is some awful deco. They even joke about how Lucasfilm was super-hesitant about this, for good reason. For Joe, we knew what was coming with the “Retro” line figures, but I hadn't seen anything about the FANG and I guess for good reason. Not a retro mold, not retro artwork. Call this Origins or something. Please do not call this Retro Hasbro. Finally, nothing announced about MOTU as this was Hasbro's weekend, but at least we're getting some new Thundercats.

Our guest for this podcast is a guy with a very curious mind and heart. Meet Joachim Saflund, or Joe to his friends. This curiosity has caused him a lot of things-- mostly trouble, then and now, and he hopes it continues to do so. But this same curiosity and trouble is what also brought him happiness. But the way he lived his life has been an inspiration, seeing through what to be and not to be until the being he created of himself has helped him become. For Joe, as he humbly shares here, he is a person past middle age, someone people can say successful in his career as an artist, not without talent, drive and focus, but has not followed through with what people would call a solid career or path. He wondered if this was a good thing until he realized how he's held himself has also a purpose and place in this world for others to benefit from. A few weeks ago, he met a young man, the son of a good friend. He had started working on his friend's garden when the son came around to ask him out of the blue for some advice on life. In this meaningful conversation, Joe summed up to say: You got to find a way, your own way. And even it is pondering over a cup of tea and enjoy life and understand that we are all wondrous beings and wonderful even if we don't express it in a particular way right now. We need to settle on what it is we want to do. The son said it's the best advice he got in his life - turning 30 years old now. That moment made Joe realize that it's the work he has been meant to do. Why he is here. Joe takes us on his thought journey of how he came to make sense of things-- finding happiness and contentment, in everything he does. Joe is very tenacious, able to sit still and plough through things, and tolerate discomfort or pain. But he learned when and how to stop clawing to the pain that’s damaging him. This is one of the many places where his curiosity has not gone well. But he kneaded his way through, with artful practice and learning from people and things that have become his teacher all throughout. Do you ever feel embarrassed about how much you've let yourself slip? I want to share some bits and pieces of a conversation I had with a fellow busy dad just a few days back. I want to share this with you because the key message of this could drastically have an impact on your life should you be in the same situation as this DAD. For Joe (not his real name), he's never been more embarrassed about how badly out of shape he's allowed himself to get. At just 36 years young, Joe is now 45 lbs overweight, never has energy for much of anything outside of work, and he hates the man he sees in the mirror. What's made Joe so embarrassed is the fact that he used to play baseball in the MLB. For 8 years Joe played for a couple of different teams and was a STUD. You don't make it into the MLB by mistake. Either way, since Joe finished his career and was done playing about 2 years back, things drastically transformed. He stopped working out. He no longer eats very well. He hardly ever has any sort of motivation to be active. Even when it comes to going outside with his two boys, it's a struggle for Joe to muster up the drive to do so. He knows a LOT of it has to do with the weight he's put on. His body has changed since his playing days. Muscle has gone away and been replaced with flabby fat. His arms used to fill his sleeve and now, not so much. Joe used to be excited to go to the beach and the pool but now, he's become the dad who KEEPS HIS SHIRT ON. This is where Joe told me he was EMBARRASSED about how much he's let himself go. Knowing what he has once looked like years ago as a professional athlete to now was hard to deal with. Joe's been letting that embarrassment hold him back from taking the action he knows he needs to take to get back on top. It's nothing but a STORY inside of Joe's head. And maybe it's a story that YOU have going on inside your own head?? So you let yourself go?? WHO CARES! Do what you gotta do to get back on top! Don't let the fact that you slipped up and fell off track DEFINE YOU. If used to be a STUD...rise up and become the man again. The honest TRUTH is this... NOTHING is holding you back other than YOUR DAMN SELF. Once you can 'man up' with this, that's when you'll make a big change. Until then, you'll always be "too busy", "too out of shape", "too embarrassed"... Good thing is, Joe's decided to finally stand up to that 'story' and he's going to get back his edge. You just gotta be ready and willing to rise up against the BS STORY you have running through your head. Today’s episode features guest Joe Dillon, a master wholesaler and coach. He joins Brian on the show today to talk about his experience scaling his own business to seven figures. He shares his story, as well as some of the tactics he’s used to systematize his business. When he and his partners first started their real estate business, they went several months without revenue. [3:30] They switched their focus to cold calling, which yielded a huge percentage of ROI. The key to their scaling was systems; they structured the company, automated marketing, and made clear job descriptions and accountabilities. They are now a multi-million dollar business in multiple markets, including virtual wholesaling. [6:10] Now, Joe coaches experienced investors and wholesalers in systems to help them transition from a hustle to a true business that can scale to the same level his did. So many investors get into real estate for freedom and having a system can help you achieve that freedom. [8:50] Joe shares the pathway he uses to create an automated business. The first step is to create some cash flow so you are able to step away from the business for a bit to work out the system. Attack narrowly, and focus on efficient means of communication. [11:30] The second thing is to get your lead generation on as much of an auto-pilot as you can. This is the beginning of your cash funnel. Joe teaches his clients to have all their marketing delegated to a virtual assistant. The only thing you need to do is the high-level tasks of planning: who should you target and how will you do it? [14:50] Another thing Joe goes through with his clients is an accountability chart of a seven-figure business. This is often an eye-opener for clients to see everything they are doing themselves and helps them to realize what they can and need to delegate. Be aware of where you’re spending your time. [16:45] Many new wholesalers don’t know how to treat wholesaling as a business but they do know how to hustle. Hustling focuses more on mindset and what you have to do to make it happen. Joe seeks to help people bridge the gap between a hustler and a business owner. Creating an organizational chart is a simple place to start. [19:30] Resilience is a huge factor in this business. If you feel like you can’t break through, the first thing to think about is what you’re actually doing this for. One of the biggest things in determining success is attitude and mindset towards your own success. The only person who fails is the one who quits. [21:15] After you change your mindset, the next step is to spend time learning how to fix the things that aren’t working. People have a tendency to spend most of their time in the performance zone, rather than taking time to assess what is and isn’t working. You can evaluate your calls, your marketing; little tweaks can help you thrive. [24:45] To summarize, make sure your mentality is still in it. Write down your vision and identify your why. After that is set, make a commitment to your vision. Analyze what you’re doing, and pivot if needed. Finally, get an accountability partner! Even if they aren’t a business partner, find someone you can bounce ideas off of and collaborate with in some way. [27:15] For Joe’s business specifically, having a mentor was huge. They provided guidance on the structure of the business, book recommendations, and above all, accountability. There was also a comradery with other people in the program. Getting experience and accountability from people who have done what you are doing now is invaluable. It’s also important to spend time with people whom you can serve as a mentor for, as well as people who are on the same level as you. This helps you experience true growth. One of Brian’s very first coaches is our guest on the show today. A legend in the industry, Joe McCall is here to talk about strategy, selling lease options, and finding balance in your business. In this episode, Joe talks about what tech platforms he’s using and his new book on lease options, as well as the importance of centering your business around a strong marketing strategy and supporting it with different real estate venues.   Key Takeaways:   [2:05] Joe is known as the “tech guy” in the real estate guru community. He studies tools, software, and websites he can use to run his business. A few of the things he’s digging currently are Zoom, StreamYard, and Restream. These tools help him interact and engage with viewers, even allowing them to view deals in the session together. [5:15] Joe is also big on Zillow and RedFin. Data that was previously only available to Realtors® is now being made available to the public. You can find sold data and listing data for most cities on the platforms. This is a great resource for investors. A platform people may not have that about is Facebook Marketplace. [7:05] The best lists you can market to are vacant properties, and these are often available as rentals listed on Zillow. Joe and his students have had success in sending handwritten letters to the owners of these rentals. When you know how to do lease options, you may be able to offer them more than other buyers. Zillow also makes it easier to contact directly owners of for-sale-by-owner properties. [10:45] Joe describes how you can use Zillow to find more leads, including zooming out to include more area. He tells his students to pick three markets on Zillow and rotate through them; this can generate numerous leads. [11:45] Today, Joe is doing a couple of wholesale deals a month, lease option marketing in St. Louis, and vacant land sales. [14:20] Brian and Joe talk about finding a work-life balance between business and family. Joe has various partners for his different real estate ventures. The majority of his work time is spent teaching and coaching, live and on his podcast. [17:20] There is a lot of power in focus, and focusing on one strategy or one business. But being knowledgeable about multiple strategies can help make your successful. It’s important to be a transaction engineer. Instead of focusing on one real estate strategy, make your strategy finding motivated sellers and marketing. Everything in real estate comes back to marketing. [20:00] As an investor, you should be a student of marketing. You have to understand how cycles and markets change, so you can adjust accordingly. It is also important to be able to engage with a seller by finding out the problem and creating an offer that helps to solve their problem. [21:40] Being an expert in marketing is important, but you also have to know how to execute individual strategies. Finding this balance can be hard. For Joe, it was about creating a vision for his life, and crafting his business around that. He has one core product, and then a landing point where people can go if they want additional help. He channels his creative energies into different front-end funnels. [25:05] When it comes to real estate, many investors center their business around one thing, and approach it from several different angles. If you’re good at marketing and bringing in motivated seller leads, you will never have a problem with money. Once you have the leads, you can convert them using whichever strategy you want. [28:30] Joe started doing lease options in 2008. They were easier to negotiate over the phone and he didn’t have to go see the property beforehand. He would sell the contracts to tenant-buyers. This ended up being very profitable, and he created his course. Joe’s book is meant to be a concise presentation of lease options. [32:45] In lease options, you find a seller that wants to sell but can’t because they don’t have enough equity. If they agree to lease their property for a few years before purchase, Joe will send them a lease option contract. If there’s equity or cash flow, he’ll stay in the middle of the deal; otherwise, he will sell to a tenant-buyer. His book lays lease options out from A-Z. [36:10] Joe’s podcast was the first podcast that Brian listened to when he was getting started in real estate. Because of that podcast, Joe ended up being the first coach Brian hired. Joe thinks that Tasha’s biggest compromise was that they didn’t open up the wall to the living room. The first lesson is: be prepared, have a plan, and be organized at the beginning! Joe and Tasha had a great contractor with specialized knowledge of kitchens and bathrooms, and he really helped them create a solid plan to move forward with. 15:00 - Tasha and Joe had to live with and use their kitchen for over 6 years before the reno, which really helped inform them of the changes they wanted and needed to make. The lesson learned is: the longer you have to actually live in and use a space, and understand how your family uses it, the easier it is to plan for big changes that work best for you long-term.16:45 - Joe wants to change his answer to the NewlyWed Game! He thinks his biggest compromise was actually deciding to use a contractor for the renovation from the very beginning of the project. 20:55 - The next lesson learned along the way is to pay attention, which sounds super obvious, but when life gets busy and the room reno gets underway, it gets harder to remember to check-in daily and get progress updates. Tasha remembers the can-light situation, where a plan had been laid out for where the lights would go, but they were actually installed in the wrong place. It wasn’t a big deal to move them because they checked and caught it early!24:50 - Lesson #3: Never underestimate the power of the hunt! And by hunt, we mean the hunt for knowledge and research to make informed decisions. This is crucial in catching small details, like where a microwave door hinges and how that will impact the space where it is positioned. Do your research and you’ll find options that work for you (and always check out IKEA)!29 03 - One thing that Tasha and Joe have questioned is if they wish they had done an appliance garage to hide some of the kitchen gadgets? While an appliance garage is great at clearing some counter space, it can sometimes be a functional hinderance. 31:30 - Other mistakes can come with the stressful situation of appliance shopping. Tasha and Joe made the decision to stick with the same brand for their kitchen appliances to ensure consistency in quality and appearance - this works great for the kitchen and the overall look! However, while loading up the brand new fridge with food, Tasha noticed there was no meat & cheese drawer… something they didn’t even consider while shopping. Small details are still important when you’re making big decisions.36:35 - Joe talks about the dishwasher - their old dishwasher had a utensil basket right at the front, where they could just slip in their dirty utensils. Now, the new dishwasher (and most new dishwashers, it seems) have these utensil baskets on the side. The first question is “Why did you get rid of the eat-in area in the kitchen?” Joe explains that there were just way too many sitting areas in the space, and Tasha points out that they now have four seats at the island, as well as open access to the dining room. The eat-in area just wasn’t necessary anymore!43:27 - Next question is “What is your favorite thing about the kitchen remodel?” Tasha says her favorite thing is the tile, which is surprising because she didn’t expect to love it so much! It was a bit of a struggle to make a decision about the tile and she didn’t feel super excited about it, but once it was installed, it felt like a big win! For Joe, his favorite thing is opening up the kitchen and dining room because they actually use the entire kitchen-seating-dining space. Additionally, Joe loves the garbage disposal (importantly, a batch-feeder disposal) from Build.com! It was a little bit of a mistake-turned-ideal purchase, and the way it works is super safe and efficient.49:00 - Next question: “How long did the renovation take?” It was a really quick renovation, only taking about 5 ½ weeks! The contractor wrapped up the build at that point, leaving Tasha and Joe to add some finishing touches to the floor, adding the quarter-round, the vent hood, and putting up some shelving.49:30 - “What DIY projects did you tackle?” The backsplash, the flooring (in the kitchen, dining room, and foyer), open shelving, and the custom vent hood were all done by Tasha and Joe!50:35 - Another interesting question is “Are you glad you didn’t use IKEA cabinets?” This, as Tasha says, is the great debate. The cabinets they chose to go with are very high quality, made with solid wood and dovetail joints, and just felt like the right choice for the renovation. However, IKEA cabinets are still a good go-to choice, have a great aesthetic and function, and Tasha and Joe do still have them in another spot in the house.53:55 - Some people want to know “What is the best thing about working with a contractor?” The greatest thing was being able to come home and, instead of putting in a couple of hours of reno work, just seeing the progress made every day. Things were also able to move a lot faster because the contractor and his staff dedicated full days to getting things done. Tasha feels especially lucky that she didn’t have to deal with the permits and licenses to green light the construction! Another perk is having access to sub-contractors who could come and address challenges quickly.56:52 - Last question! “What are your money-saving tips?” For Tasha, the best tip that comes to mind is really to hunt for the things you want. The most expensive things will be the easiest to find, but you can take your time to explore options to find something both beautiful and affordable. It took a long hunt for Tasha to find the kitchen backsplash tile, but it was so worth it! Also, don’t think you’re stuck with having only one or two options (like with a left-hinged microwave) - what you want is out there, you may just have to dig for it! Joe says they saved money by listening to their contractor and learning from his expertise. But first, updates from the homefront. Tasha discusses her life-changing discovery of high waisted jeans and how great they make her look (very flattering) and feel (they’re super comfortable)! For Joe, he highlights their nightly reading of Harry Potter with their girls. Thea asks Tasha what she thinks is Joe’s favorite room in the house. Tasha guesses that it’s the family room because it houses the “famous” recliner, they finally have everything situated how they want it, and he just loves it… and Joe agrees! Joe guesses that Tasha’s favorite room is the dining room because the renovation is finished, with new paint, bookshelves, and lighting, so everything looks great. Joe starts with a definition of an open kitchen design: this idea mainly applies to kitchens with a lack of walls that divide the kitchen from the family room and/or dining room. It’s more commonly known today as “open concept” or an “open floor plan.” The main feature (or lack thereof) is the absence of walls between the kitchen and other living spaces. Open concept living spaces are all the rage right now on TV and social media.8:01 - Today, we want to talk about the practical considerations of having and living in an open concept space, and deciding if having an open concept kitchen actually works for you. Joe brings up that he found over 77,000 online advice discussions on the topic “open plan help.” In Tasha’s research for the episode, she found an article (linked in the show notes) titled “Is 2018 the Beginning of the End of the Open Concept Floor Plan,” and Tasha fully believes that walls will be making a comeback. The article notes that brokers, designers, and architects have noticed that an increasing number of buyers are looking for closed floor plans or hybrid floor plans, which provide at least some separation between rooms.9:41 - First, let’s take a quick break to hear a word from our sponsor… Do any of these words apply to how you feel about your house: uninspired, embarrassed, tired, boring, overwhelmed? Tasha starts on the positive with a pro, explaining that open concept can be a great way to make a small space or small home feel much larger. Small spaces can feel closed in by walls, so removing them can visually open up the space and make it feel bigger. Joe jumps in with another pro, saying that opening the space brings the rooms together which in turn brings your family together, making you feel more connected to the people in the house.12:42 - Another pro from Tasha is that an open concept can help create a great space for easier socializing and entertaining. Having an open kitchen design means guests can enjoy themselves in the dining room or family room, while the host can prep food or dinner in the kitchen while still participating in the conversation. Joe’s pro point is the beautiful, open sightlines and how visually appealing an open concept space can look (with the proper staging and designing).14:03 - Tasha’s number one con for the open concept is the noise factor. Joe actually pointed this out to Tasha - he commented that it’s not super great listening to their kids’ cartoons on the TV while they’re preparing dinner or having a more adult conversation, and on the other hand, kitchen noises can be very loud and distracting if someone is trying to watch TV in the living room. Noise in an open space is a big consideration that many people don’t think about.16:30 - One of Joe’s cons about an open concept is the lack of privacy. If something is going on in the kitchen, like a conversation you want to be private or preparations that you’d rather do uninterrupted, having an open space can make that challenging. Tasha agrees, saying that her and Joe’s time cooking in the kitchen together is really their only one-on-one time to check in and chat with each other. This kind of separation and privacy may become even more important with older kids and teenagers in the house.18:37 - Tasha brings up another con. While open concept spaces look great on TV and in magazines, these spaces are super clean, staged well, and designed by professionals. In real life, people aren’t always tidy and clean and organized. If there are things not put away in the space, it can make an open concept space look really disorganized and dirty. An open concept kitchen design will make it so you can constantly see into your different living spaces, and real life is hard to keep clean 100% of the time.20:54 - Joe says if you’re thinking about renovating an existing house to make it an open concept floor plan, this means removing load-bearing walls and using the proper load-bearing beams, which are very expensive.21:22 - There can also be safety concerns with open concept spaces. Joe says that firefighters have found that fires spread faster in open concept homes due to the lack of walls. One fire safety survey found that 30 years ago, people had an average of 17 minutes to safely escape a house fire, because rooms were more compartmentalized and the fire could be contained easier. Today, people only have about 3 minutes to escape a house fire, largely due to how fast a fire can take over in an open concept house.22:32 - Tasha tackles a question submitted online from a follower. Dionne asks, “does the open concept kitchen enhance or deter from the family dinner conversation, given the available distractions like TV?” Tasha finds this to be a really interesting question that she hadn’t thought of this before. But it makes sense that distraction is possible from other rooms. Tasha explains that in their house, they and their kids have dinner together every night, and the children are expected to sit and participate until the meal is over. Dinner together is routine and “required family fun time.” For most people, Tasha thinks that there is potential that an open concept can take away from family time. However, you can implement a “no screens” rule at dinner, so no TV and no phones at dinner. It truly depends on your family, how you live together, and your house rules.27:55 - Joe talks about the path that they decided to take when it came to an open concept kitchen within their own house. Tasha says they initially were aiming for a much more open space, but after looking at some of the pros and cons, they decided to incorporate some walls and separation into their home’s floor plan. They decided to do a cased opening between the kitchen and dining room, allows for a 9 foot wide opening between the rooms.32:39 - Between the kitchen and the family room, Joe and Tasha have decided to open up the standard doorways to 6 feet wide. This way, they have the option of adding french doors if noise between the rooms becomes an issue. Welcome to the end of our first season.  Yes, we are taking June off, and will be back in the first weekend of July.  We are just gonna work on a few projects, and try to get some other ends nailed down - like, getting this rally thing settled. Twins are still kicking ass.  1 game ahead of the 2nd place Astros, and 10 games ahead in their division. Martin Truex Jr. won the Coca-Cola 600, his 3rd win of the season.  Having watched the entire race, all I can say is; it was awesome. Dale Jr, contact us, we just want to put a tiny sticker on one of your cars that says "Fueled by Tescasterone.com" right under the spoiler. Walking the Mall of America, I was drawn into the Old Timey Photo Store (I don't really remember the name of the place), Scotty and I want to get our photos done as Hickock and Bullock.  It got me to thinking, why are some of us drawn to certain time eras?  For Scott, when he was a teenager, it was the era of the 60's.  Peace, Love, and Happiness drew him there, or maybe it was the funny things he was smoking, who can tell? For Joe, though he did the hippie thing in his teens, too, he is more drawn to the piracy era - Black Beard, and the like.  When he was down sailing in the Caribbean, they spent the night in a protected bay on Norman Island (the same island used for a setting in the Treasure Island book).  As they were mooring to the buoy, he had flash while up on deck, of being on the deck of a large pirate vessel, he could hear the barked out commands, smell the tar used to patch holes and leaks in the hull, and feel the rough wood of the deck - blinked his eyes and it was over.  It just felt so familiar. We know other people who are drawn to the Scottish time era (think Brave Heart), the Native American traditional way of life, the renaissance era.  Although we don't know why people are drawn to these different time periods, we still find it fascinating.  So, dear readers, to where (or, when) are you drawn?  Find me on Twitter (Just search for #tescasterone - I am Tescasterone Joe), or log on to Tescasterone's Facebook, and post some stuff there.  Say Hi. If Ron skips a day he has to start his counter at 1. Staying healthy is an example to your family. You are who you hang out with. You only have one chance to take care of yourself. We are busy, so find a slow easy way to build your regiment. You can exercise during commercials of your favorite TV show. Do push ups! Let it become an exercise break. The act of getting of the coach if personal motivation. Taking a walk or hiking can be included in your exercise regiment. There are many opportunities to be healthy today. We fall into society’s acceptance by eating fast food every day. Ron loves having had worked out not working out. He loves the results. Never overdo your workout so you are not hurting too long and lose your motivation to go. You didn’t get unhealthy overnight so your regiment must be long term also. GUEST BIO: Joe is a Front End Engineer for Digital Air Strike in Scottsdale, Arizona.  Before his current role, Joe had worked as a Digital Marketing Manager while he continued to learn how to code in the evenings and at weekends.  Joe also creates video tutorials for egghead.io and helps to run a local meetup called Desert GraphQL. EPISODE DESCRIPTION: Phil’s guest on today’s show is Joe Previte. He is currently working for Digital Air Strike as a Front End Engineer. Previously, he was a Digital Marketing Manager and Web Developer. He is becoming well known for his video tutorials, which can be found on egghead.io. Joe also writes articles about coding, mainly on the subject of JavaScript. In particular, React, Node, Express, Redux and Gatsby. Recently, he has started to run a local meetup called DesertGraphQL. KEY TAKEAWAYS: (1.03) – So Joe, can you expand on that brief introduction and tell us a little bit more about yourself? Joe explains that when he is not busy working or creating video tutorials he writes articles about coding. For example, he has written articles for Twilio. He is a big fan of this cloud communication platform, which has a great API that enables you to build SMS, voice and messaging solutions. (1.47) – Can you please share a unique tip with the I.T. career audience? Joe’s unique piece of career advice is not to forget the power of patterns. When he was in college he studied languages and was able to use patterns to help him to quickly learn several of them. For example, 80% of Portuguese grammar is very similar to Spanish. His advice is to look for patterns when you are trying to learn something new. This particular learning method works really well for programming. Phil agrees taking this approach helps you to tap into the fact that understanding the foundations or the basics of a programming language is pretty much consistent across all the different ones. When learning Redux, Joe took a piece of code and studying it. He started by changing a few things at a time. In particular, things he was familiar with and thought were likely to be similar to other programs he had already worked with. This enabled him to see how it worked and try out more things that were likely to be the same. Doing this made it easier for him to abstract away the pattern. (4.16) – Can you tell us about your worst career moment? And what you learned from that experience. Joe has only been working in the industry for a couple of years. However, he has already been stung by taking someone’s word for something instead of getting it in writing. Someone offered him a front end internship that was supposed to transition into a full-time role. It meant moving from California back to Phoenix. The guy who ran the company said he could only pay him as a contractor. They agreed he would do 20 hours of paid work and 20 hours as a freelancer. He did this for two months. But, wanted to get an idea of the salary he could expect in the longer term, so asked. His boss said about 50k, which was OK with Joe. The plan was for his boss to put it in writing when he returned from New York. But, when he got back he changed his mind and actually only offered him 30k. For Joe, that was a real low point. (7.50) – Phil asks Joe to share his career highlight with the audience. Joe is a big fan of Twilio and is active in the community. So, he was delighted when Twilio inducted him into their “Doers Hall of Fame” in 2018. It was great to be recognized by the Twilio team as someone who had made a significant contribution. His Twilio superclass which he ran at a local meetup and online boot camp was very well received by those who took it. (10.32) – Can you tell us what excites you about the future of the IT industry and careers? Even though he is relatively new to the industry Joe is excited by all of the new technologies and languages that are coming through. There is just so much available to learn that it can be hard to know what to study next. Joe is particularly interested in the potential of GraphQL. He has gone as far as organizing a local meetup group with his co-workers to take full advantage of this data query and manipulation language for APIs. Phil shares Joe’s enthusiasm for all of these new technologies. He notes that they are providing developers and engineers with the chance to broaden their horizons. (12.41) – What drew you to a career in IT? For Joe there were two things. He has always had a passion for building things. He would regularly come up with business ideas only to realize that he needed a developer to bring his idea to life. At the time, Joe did not have the necessary skills to do so. In the end he realized that if he wanted to build any of these businesses learning to code himself was the best way to do it. But, training was expensive. So, when he came across a free code camp he jumped at the chance and began his training. (13.30) – What is the best career advice you have ever received? Joe was once told not to tell yourself you are not ready. You should let others do that. Another way of putting it is ‘don’t self-select’. If you see a job you would love to do, just apply for it. If you do not have all of the qualifications or experience being asked for, do not worry, apply anyway. The worst that can happen is that you do not get the call. On the other hand, you could get called in for an interview and land your dream job. Joe has got a couple of callbacks and interviews by applying regardless of what is asked for in the job advert. (14.40) – If you were to begin your IT career again, right now, what would you do? Joe explains that he would take a different approach to learning how to program. He would focus more on building projects instead of switching between resources or tutorials. The real learning happens when you apply what you have learned when you build a project that you care about. When you hit roadblocks you are motivated to push through them. This ensures that you learn more and take yourself to the next level. (15.22) – What are you currently focusing on in your career? Right now, Joe’s main focus is trying to do more developer relations. He wants to create more of a name for himself within the community. Joe wants to get as many people as possible excited about learning new technologies and helping more of them to find the right resources. He would like to be a general tech developer evangelist. His aim is to be like Wes Bos or someone similar. Joe wants to become a content creator/teacher/educator over the course of the next 5 to 10 years. (16.27) – What is the number one non-technical skill that has helped you the most in your IT career? In all the jobs Joe has done so far, good communication skills have proved invaluable. He also says it is important to learn to speak up sooner rather than later. For example, if you get stuck on a project the sooner you say so and explain the situation the faster you get unstuck and get things finished. (17.31) – Phil asks Joe to share a final piece of career advice with the audience. Joe’s career advice is to help others. Tell others on social media that your door is always open and be there to answer people’s questions. Doing this benefits you as well as those who you are giving guidance to. You will be surprised by how much you learn along the way when trying to help others. BEST MOMENTS: (2.40) JOE– "When you are learning something new, look for the patterns." In our last +1, we met Joe De Sena’s kettlebell named Leo. (I laugh as I type that.)   As you may recall, little Leonidas goes everywhere Joe goes. Traveling around the world? Mr. Leo gets checked in. Heading to the office in the morning. Leo’s going, too.    All day every day. Joe and his 44-pound cast-iron little Leo are BFFs.   Now, as I was preparing for Greatest Year Ever 2019, I was reflecting on that epic love story and thinking about the importance of having symbols to capture our most important intentions.    For Joe, that kettlebell represents his commitment to obstacle immunity and to honoring the pledge he’s made to help 100 million people Optimize their lives via his Spartan Races—which I find to be SUPER inspiring.   I wondered: What symbol can I create for myself that will capture my commitment to stepping up and into the next-best version of myself as a social entrepreneur and leader—doing my part to help 100 million (!!) people Optimize their lives by combining the power of Wisdom + Community + Virtue?   For about 5 seconds, I considered taking Joe’s lead and carrying around my own 44-pound kettlebell. But, a) that’s crazy (even by my standards—lol) and b) that’s Joe’s thing.    So… I scratched that idea and simply placed my 44-pound kettlebell a few feet from my wall calendar so I nearly trip over it every time I capture a micro “That’s like me!!” WIN.   Then it hit me.   I’ll wear the little Spartan sweatband you get when you do a Spartan Race with the competitive folks. Yep. That’s it. I used to keep it on the corner of my desk as a reminder but I picked it up and put it on.   Obnoxiously obvious = perfect.   So…   I hereby formally introduce you to my own little Leo. You met my Suunto Spartan Ultra watch not too long ago. Well, here’s his pal. He prefers to go by his full name: Leonidas.   Every time I glance down at him I think of the ancient Spartan King and of my commitment to be Spartan (and Athenian! lol) strong as I strive to cultivate my virtue and give the world all I’ve got.   All of which leads us to Today’s +1.   How about YOU?   What are you most committed to in this precious life of yours?   What symbol can you create to capture that commitment?   Note: If you’re feeling particularly iconoclastically feisty: The more obnoxiously obvious (for you and everyone around you) the better.

In our last +1, we met Joe De Sena’s kettlebell named Leo. (I laugh as I type that.)   As you may recall, little Leonidas goes everywhere Joe goes. Traveling around the world? Mr. Leo gets checked in. Heading to the office in the morning. Leo’s going, too.    All day every day. Joe and his 44-pound cast-iron little Leo are BFFs.   Now, as I was preparing for Greatest Year Ever 2019, I was reflecting on that epic love story and thinking about the importance of having symbols to capture our most important intentions.    For Joe, that kettlebell represents his commitment to obstacle immunity and to honoring the pledge he’s made to help 100 million people Optimize their lives via his Spartan Races—which I find to be SUPER inspiring.   I wondered: What symbol can I create for myself that will capture my commitment to stepping up and into the next-best version of myself as a social entrepreneur and leader—doing my part to help 100 million (!!) people Optimize their lives by combining the power of Wisdom + Community + Virtue?   For about 5 seconds, I considered taking Joe’s lead and carrying around my own 44-pound kettlebell. But, a) that’s crazy (even by my standards—lol) and b) that’s Joe’s thing.    So… I scratched that idea and simply placed my 44-pound kettlebell a few feet from my wall calendar so I nearly trip over it every time I capture a micro “That’s like me!!” WIN.   Then it hit me.   I’ll wear the little Spartan sweatband you get when you do a Spartan Race with the competitive folks. Yep. That’s it. I used to keep it on the corner of my desk as a reminder but I picked it up and put it on.   Obnoxiously obvious = perfect.   So…   I hereby formally introduce you to my own little Leo. You met my Suunto Spartan Ultra watch not too long ago. Well, here’s his pal. Should you start a podcast or are you already too late? There's a lot that goes into running a podcast, but Joe Casabona is here to help us out. Joe is a Wordpress developer, podcaster and online course creator. Joe also teaches computer science and literacy at the the University of Scranton. Today, Joe joins us and dives into the art of podcasting. Learn how to start your own show, make money and crucial mistakes to avoid. Content Is The King One of the main challenges faced by new podcasters is making sure they’re consistently putting out enough quality content to keep their audience's attention. It can be hard to build a loyal following when starting out, but delivering regular high-quality content is key. Joe releases two seasons a year, each containing between 22 and 24 episodes. For Joe’s podcast, this is enough content to keep his viewers engaged. The amount you need to produce, though, will vary based on on your podcast topic and how long it has been running. How Do You Find Guests? The best way to do find guests is through networking. Going out to meet people, making connections with them, and sharing contact details. Joe spent a few years attending work camps, which enabled him to build up a network of people he could reach out to. After asking over 100 people, only 4 or 5 have declined to be guests on his podcast, showing it really is just about putting it out there and asking! What Are the Technical Sides of Hosting a Podcast? There tends to be a very steep learning curve when podcasters first start producing their shows. Joe was already a developer, which helped him out a lot. A lot of first-time podcasters upload their audio file directly to Wordpress. This isn’t the best move, instead they should be using a specific audio hosting provider like Libsyn. Libsyn and other similar hosts use a plugin to build your feed for you. This is really handy later on when a bunch of episodes are uploaded to multiple websites. Which leads to another common early-podcasting mistake; thinking that just putting a podcast on iTunes is enough. Having a website for a new podcast is essential, as it expands your range of audience exponentially. In Joe’s case, for example, only 60% of his listeners downloaded his podcast through iTunes while the rest found him through other means. Some other good avenues for placing your podcast are  Stitcher, TuneIn, Google Podcasts and Spotify. This is all vital knowledge. Every podcaster must know how to pick the right platforms, understand web hosting and work out the best domain to buy. And this is just the beginning. There are still those guests to schedule (that you networked so hard for), then there’s all the technical stuff involved, and research for the content you want to cover. Motivation It can be hard to keep motivated at the beginning of your podcasting journey, when there are so many technical difficulties that will arise and almost no way to tell if anyone’s actually listening to your show. You need to really believe in what you’re making, and be confident that you're producing something that others will find value in. A good idea is to do 10 episodes first, see if you like the end product, and go from there. As Joe puts it, “Podcasting is a grind, it takes a long time to build up an audience.” What Should You Outsource? Editing can be the most laborious part of making a podcast, but it’s easily outsourceable to a reliable party. Joe went from spending hours chopping up audio, removing the countless number of ‘ums’ his guest had uttered, to finding somebody on Fiverr who agreed to edit and mix the entire podcast for just 10 bucks. What Are the Best Strategies for Monetizing a Podcast? There are costs involved with starting a podcast and you need to be ready to invest at least a couple hundred bucks. You need to pay for your hosting, the technology you use and your equipment too. Unfortunately, all of these together means it isn’t a cheap endeavour, so monetizing as early as possible is essential. There are three main strategies you can follow to monetize your podcast: The most obvious path is through sponsorships. This means finding companies who will pay you in order to advertise their product on your podcast. Podcasts are also a great way to build your authority up around a certain area. Once you’ve done this, you can become an expert for hire. Affiliate links are another great stream of revenue. This is where you get paid for everybody who goes through a unique link that you provide on behalf of a third party and buys a product. What Should You Know Before Building an Online Course? It is very important to have an audience in place that knows and trusts you before you begin on course building. The biggest problem people run into when producing online courses is that, even if a course is amazing, it requires an audience that has been warmed up and nurtured. People love shortcuts. Instead of offering an intense amount of learning, course creators should explain how their course is helping them find one. This will make it much more attractive to potential students. Instead of the prospect of hard work, they will think of the course as making their lives easier. In other words, your students (and potential future students) have a problem they need you to solve. They trust you and believe in what you’re saying. You need to prove to them that you’re good at what you do and that your content is worth buying. Do this by sending them a bit of free content, this will build trust and show you know what you're talking about. Closed Enrollment Courses or Letting People Enroll Forever; Which Is Better? Having closed enrollment courses is a really useful way to create scarcity; closed enrollment means only allowing people to enroll in your course during a certain period. Unfortunately, running a system like this can be exhausting, stressful work. It also leaves a window in which people can’t enroll, and therefore you can’t learn or test anything new. Having an evergreen open enrollment model allows for a more rapid learning cycle, but you lose all sense of scarcity. A good way to combat this is by having bonuses or price hikes that reward people for taking action immediately. “The number one thing that motivates people to take action is scarcity or urgency. That’s the biggest motivator of human behavior.” What Is Joe's Course About and What Can People Learn from It? Joe provides a three-day course for people who have already recorded their podcasts, but need help knowing where to go from there. He knows how to make websites for podcasts and talks about all the different technical aspects that podcasters need to wrap their heads around. He explains how to set up web hosting, register a domain and install Wordpress. He then covers how to configure Wordpress, find an audio host, and a compatible plugin and how to upload your first episode to Wordpress. Finally, Joe explains how to submit your podcast feed to different websites in order to achieve maximum exposure. About 3 years ago Joe wanted to make a big change at the company he worked for. In an effort to achieve that change, he ended up spending virtually every waking moment online. He believed that he had to be constantly online to be able to advance in his career. In reality, that is not necessary. Joe did not burn out completely, but, it did have a negative effect on his well-being. (3.56) – Phil asks Joe if this experience has lead to him changing his approach. The answer is yes, he balances work out with running and keeping fit. He goes to the gym before going on his laptop and makes time to read and does not work right up until he goes to bed. (5.01) – Phil asks Joe what his best career moment was. He says that when he gave his first public speech, the fact that it was a success significantly boosted his confidence and opened several doors for him. It gave him the speech bug and really helped him to build a name for himself. If he wants to learn a new technology, he will apply to give a speech about it. That pushes him to really dive in and learn everything he can about that new technology. (7.03) – Phil wants to know what excites Joe about the future of the IT industry. For Joe, it is the pace of change. You know that there is always going to be something new to explore. Just look at Android, to start with it was just phones. Now there is Android TV, Android Things and Google Home, with more in the pipeline. (8.24) – What drew you to a career in IT? Joe studied computer science at university, but he was not sure exactly what he wanted to do. For his final project, he created an App. The thrill of seeing people download and use it is what hooked him and made him pursue a career in IT. (9.14) – What is the best career advice you have ever received? At Joe’s last job his boss had a chat with him about the fact that it is not necessary to “know everything”. He helped Joe to realize that he was getting caught up in the latest things instead of focusing. His boss wanted him to stop being so distracted and focus in on the things he enjoyed and was passionate about. (10.06) – If you were to begin your IT career again, right, now, what would you do? Joe says it is important to network right from the start. He used to attend conferences, but never spoke to many people. This was largely due to a lack of confidence. (10.51) – Phil asks Joe what he is currently focusing on his career. Joe explains that for about two years now, he has wanted to write a book. He is in the process of trying to make that a reality. Joe also has several side projects on the go, some of which he has been working on for a while. Right now, he is focusing on actually getting them finished. (11.38) – What’s the most important non-technical skill that has helped you in your career? The ability to say no has really helped Joe to focus on what he really wants to do. Joe has noticed that for a lot of developers saying no is really hard. Phil agrees, he says it is a combination of not wanting to miss out and feeling the need to please everyone. “The risk is that you just say yes to everything.” (12.51) – Phil asks Joe to share a few final words of career advice. I've interviewed Joe on two previous occasions and it has always been an extreme pleasure. This interview took place with Joe at the ICSC Recon Convention in Las Vegas in May, 2018. For the unfamiliar, ICSC is an acronym for the International Council of Shopping Centers. Recon is their big convention with over 35,000 people in attendance. To be clear, Joe is not a mere mortal. He is one of the four founders of Inland Real Estate Group of Companies and is currently the Vice Chair of The Inland Real Estate Group of Companies, LLC and President of Inland Real Estate Acquisitions, LLC. Joe Amplo, head coach of Marquette University’s Men’s Lacrosse,  is a leader who believes in embracing vulnerability, inclusiveness and challenges. He shares with Jim and Jan how he made the leap from assistant coach to first head men’s lacrosse coach at Marquette, and overcame the fears of not knowing how his own personal leadership would be received. He talks about the importance of culture, empowerment, setting a standard and what he personally looks for in the athletes he coaches.     Key Takeaways    [1:02] Jim played club lacrosse as a grad student in the early 90’s, so he has a passionate tie with both lacrosse and Marquette. For Joe, he learned that the way he wants to lead and create an environment of empowerment, the creation of standards needs to be all inclusive in the organization. [24:18] The two factors Joe and his team look for in their potential athletes: desire to prove themselves, and a willingness to face and accept challenge. [31:54] Joe believes that great teams are formed and sustained by developing deep interpersonal relationships, and knowing they have each given their best and overachieved. For mange er 16 dager kun en turnus på Nordsjøen eller annen turnus syklus og der 16 dager borte fra sin familie er helt normalt. For Joe er det helt unormalt å være borte ifra sin familie og det som gjør det hele litt spesielt er at han sammen med sin samboer har valgt å gå hver sin vei. Joe Sessel found his purpose serving an 11 year term in Federal Prison. From age 19 to 30. In prison Joe found a love for books, sought out mentors, developed his physical fitness and refined his focus to add value to the world. For Joe prison became a limitless library and training ground to become his best self. Today he uses the skills, knowledge, and wisdom acquired from his prison days to be a serial social entrepreneur, a supply chain professional, and real estate investor in Topeka, Kansas.   Raised by a single Jewish mom in Topeka, Kansas, Joe was a bright but troubled and rebellious child. He was first convicted of criminal activity at age 10 when he joined older kids breaking into a Catholic school. Failure to play by the rules and obey the law was a pattern for Joe in adolescence. His behavior earned him multiple stays in short term mental hospitals, diagnoses of everything from Acute Paranoid Schizophrenia to Manic-Depressive to Anti-Social Disorder. He was committed in 1995 for an indefinite period at Saint Francis in Salina, Kansas and spent 9 months in a mental ward in the middle of nowhere. Joe began selling drugs his freshman year in high school, and by the time he was 19 years old he was selling about $1 Million dollars of meth a month in Northeast Kansas. During this period, Joe was also a public speaker for the Shawnee County Teen Pregnancy Prevention Program and a choir singer and soloist in many choirs, including a performance of Gustav Mahler’s 8th symphony with the Kansas City Symphony Choir and Washburn University Choir.   On May 7th, 1999, 3 days after his 19th birthday, Joe was arrested for possessing $172,000 of meth in a federal investigation called “Operation Heartland”. During the 11 years he spent behind bars, he was able to focus on himself and find purpose. Using his brain and his skills for good became a focus of his life after asking the question “who am I and what kind of person do I want to be?” He was 21 years old the first time he considered these questions seriously. An autodidact with an abundance of time, Joe pursued studies in Philosophy, Literature, Language, Communication and Intelligence theory, Law and Medical Science, Business, Real Estate Investing, and Neuro Linguistic Programming.   Today, Joe is on the path of searching for meaning among his fellow humans. He wants to create more value in the world than he consumes, and that is a basis for his actions. His frame is one of lifelong learning. He believes that things aren’t good or bad, but instead that all events are opportunities for learning. “What is the lesson?” is always the question. Joe is dedicated to using his communication skills as a conduit for sharing what he has learned on his journey and helping people to see more and better choices in life. Be The Change – Episode #9 The world has gotten a lot "smaller" for most of us through technology, media and international tourism.  But, to truly achieve a global perspective, one must walk a more erstwhile path. It may sound contradictory, but often, slowing down can speed up learning. This episode explores the payback for taking time to reach out farther.  Giving back to the world in an intentional, relaxed way is a common draw for each of our storytellers.  The "call" for most Global Volunteers is to reach out farther - and demonstrate authentic care, intense interest, and an optimistic view of life. For Joe, the most compelling aspect of reaching out is the team dynamic around a common purpose.  He says "the most profound sense is... like you've known (team members) forever.  They're called to come together in this new place where you are." Mike says overcoming his introversion by "pushing on for two hours of small talk and conversion" through English lessons in Cuba created a comfortable commonality with a local surgeon - someone he was surprised to connect with. Tim talks about how Global Volunteers' Philosophy of Service enables individuals "promote positive change" among people who want and appreciate their support. This can bring a world divided to a place of understanding. Gila concludes: It's "life changing, life altering" to return with "so, so much more than you gave."  The urge is to take an inventory of your own life - and in the context of all you have, and all you have to give, to embrace the world wholeheartedly. Originally from Texas, Joe Fairless moved to New York City to start out in marketing and advertising, and then worked his way up the corporate ladder. On his way he learned how to be a real estate investor. He got good at closing deals using none of his own money, and then keep adding to his skill set. Joe was able to leave his J.O.B. and open his own company, Fairless Investing, and he just keeps creating a whole lot of value! That’s what he talks about in this episode of the Cash Flow Diary podcast.Joe’s first investments were in Texas… though he lived and worked in New York. He started with single family homes and smaller multi-family properties. Today Joe invests beyond Texas in some pretty large properties and he continues to have a tremendous passion for real estate investing and entrepreneurialism. He also gets to use his marketing and advertising skills in what he does today.As Joe points out, it’s really important to do what you really love in life and you’ll earn plenty of money. But your success doesn’t happen overnight. For Joe it has taken a few years, but as he looks back he says it was worth everything he went through to get where he is today. However, had he been able to see into the future, he said that he might have let fear stop him. Fortunately he didn’t have a crystal ball and started learning real estate investing.Today Joe is not just a real estate investor that has $100K months, he’s also a syndicator! He raises lots and lots of private capital for his deals, too. On that note, Joe says it takes a lot of time to build those relationships. He warns all listeners that your deals won’t get done in a few days and you’re done. The big deals can take months. But the payoff is huge. It all starts with learning to identify opportunities in real estate where you can create value and then cash in on the value.Joe says you have to be willing to put in plenty of time first to learn how to do the transactions in real estate and time doing the deals.
