What's the future of vintage condos - units at least 25 years old - in the tricounty South Florida region of Miami-Dade, Broward and Palm Beach? This topic was discussed at the fourth Monthly Meeting of the Miami Condo Market Investing Club™ that was hosted online on Aug. 14, 2024. Club founder Peter Zalewski - who is a former business journalist, Wall Street consultant, expert witness and licensed Florida real estate buyside broker - explained the three ways to differentiate condos - New, Used and Vintage - for resale purposes. After comparing the resale stats for each category based on age, Zalewski also discussed some of the key 2024 revisions to the Florida Condo Law. The topics are generating increased media attention as units in older condo projects are expected to face greater scrutiny in 2025. A lot has changed since June 24, 2021 when the Champlain Towers South collapsed on the barrier island in Miami-Dade County. Nearly 100 people died and a $1 billion settlement was reached with the families of the victims. Some industry watchers have compared it to an inflection point on par with the Category 5 Hurricane Andrew that devastated South Miami-Dade County in August 1992 and led to more stringent building code requirements in South Florida. Since the 2021 collapse, older units are said to be tougher to sell, insurance prices are spiking year-over-year and association maintenance fees and special assessments are squeezing owners to the brink. In our previous episode, we looked at the history of flight - from dinosaurs to the modern aircraft that carry people and things all over the world. Those helped to make the world smaller, but UAVs and drones have had a very different impact in how we lead our lives - and will have an even more substantial impact in the future. That might not have seemed so likely in the 1700s, though - when unmann Unmanned Aircraft Napoleon conquered Venice in 1797 and then ceded control to the Austrians the same year. He then took it as part of a treaty in 1805 and established the first Kingdom of Italy. Then lost it in 1814. And so they revolted in 1848. One of the ways the Austrians crushed the revolt, in part employing balloons, which had been invented in 1783, that were packed with explosives. 200 balloons packed with bombs later, one found a target. Not a huge surprise that such techniques didn't get used again for some time. The Japanese tried a similar tactic to bomb the US in World War II - then there were random balloons in the 2020s, just for funsies. A few other inventions needed to find one another in order to evolve into something entirely new. Radio was invented in the 1890s. Nikola Tesla built a radio controlled boat in 1898. Airplanes came along in 1903. Then came airships moved by radio. So it was just a matter of time before the cost of radio equipment came down enough to match the cost of building smaller airplanes that could be controlled with remote controls as well. The first documented occurrence of that was in 1907 when Percy Sperry filed a patent for a kite fashioned to look and operate like a plane, but glide in the wind. The kite string was the first remote control. Then electrical signals went through those strings and eventually the wire turned into radio - the same progress we see with most manual machinery that needs to be mobile. Technology moves upmarket, so Sperry Corporation the aircraft with autopilot features in 1912. At this point, that was just a gyroscopic heading indicator and attitude indicator that had been connected to hydraulically operated elevators and rudders but over time would be able to react to all types of environmental changes to save pilots from having to constantly manually react while flying. That helped to pave the way for longer and safer flights, as automation often does. Then came World War I. Tesla discussed aerial combat using unmanned aircraft in 1915 and Charles Kettering (who developed the electric cash register and the electric car starter) gave us The Kettering Bug, a flying, remote controlled torpedo of sorts. Elmer Sperry worked on a similar device. British war engineers like Archibald Low were also working on attempts but the technology didn't evolve fast enough and by the end of the war there wasn't much interest in military funding. But a couple of decades can do a lot. Both for miniaturization and maturity of technology. 1936 saw the development of the first navy UAV aircraft by the name of Queen Bee by Admiral William H. Stanley then the QF2. They was primarily used for aerial target practice as a low-cost radio-controlled drone. The idea was an instant hit and later on, the military called for the development of similar systems, many of which came from Hollywood of all places. Reginald Denny was a British gunner in World War I. They shot things from airplanes. After the war he moved to Hollywood to be an actor. By the 1930s he got interested in model airplanes that could fly and joined up with Paul Whittier to open a chain of hobby shops. He designed a few planes and eventually grew them to be sold to the US military as targets. The Radioplane as they would be known even got joysticks and they sold tens of thousands during World War II. War wasn't the only use for UAVs. Others were experimenting and by 1936 we got the first radio controlled model airplane competition in 1936, a movement that continued to grow and evolve into the 1970s. We got the Academy of Model Aeronautics (or AMA) in 1936, who launched a magazine called Model Aviation and continues to publish, provide insurance, and act as the UAV, RC airplane, and drone community representative to the FAA. Their membership still runs close to 200,000. Most of these model planes were managed from the ground using radio remote controls. The Federal Communications Commission, or FCC, was established in 1934 to manage the airwaves. They stepped in to manage what frequencies could be used for different use cases in the US, including radio controlled planes. Where there is activity, there are stars. The Big Guff, built by brothers Walt and Bill Guff, was the first truly successful RC airplane in that hobbiest market. Over the next decades solid state electronics got smaller, cheaper, and more practical. As did the way we could transmit bits over those wireless links. 1947 saw the first radar-guided missile, the subsonic Firebird, which over time evolved into a number of programs. Electro-mechanical computers had been used to calculate trajectories for ordinances during World War II so with knowledge of infrared, we got infrared homing then television cameras mounted into missiles and when combined with the proximity fuse, which came with small pressure, magnetic, acoustic, radio, then optical transmitters. We got much better at blowing things up. Part of that was studying the German V-2 rocket programs. They used an analog computer to control the direction and altitude of missiles. The US Polaris and Minuteman missile programs added transistors then microchips to missiles to control the guidance systems. Rockets had computers and so they showed up in airplanes to aid humans in guiding those, often replacing Sperry's original gyroscopic automations. The Apollo Guidance Computer from the 1969 moon landing was an early example of times when humans even put their lives in the hands of computers - with manual override capabilities of course. Then as the price of chips fell in the 1980s we started to see them in model airplanes. Modern Drones By now, radio controlled aircraft had been used for target practice, to deliver payloads and blow things up, and even for spying. Aircraft without humans to weight them down could run on electric motors rather than combustable engines. Thus they were quieter. This technology allowed the UAVs to fly undetected thus laying the very foundation for the modern depiction of drones used by the military for covert operations. As the costs fell and carrying capacity increased, we saw them used in filmmaking, surveying, weather monitoring, and anywhere else a hobbyist could use their hobby in their career. But the cameras weren't that great yet. Then Fairchild developed the charge-coupled device, or CCD, in 1969. The first digital camera arguably came out of Eastman Kodak in 1975 when Steven Sasson built a prototype using a mixture of batteries, movie camera lenses, Fairchild CCD sensors, and Motorola parts. Sony came out with the Magnetic Video Camera in 1981 and Canon put the RC701 on the market in 1986. Fuji, Dycam, even the Apple QuickTake, came out in the next few years. Cameras were getting better resolution, and as we turned the page into the 1990s, those cameras got smaller and used CompactFlash to store images and video files. The first aerial photograph is attributed to Gaspar Tournachon, but the militaries of the world used UAVs that were B-17 and Grumman Hellcats from World War II that had been converted to drones full of sensors to study nuclear radiation clouds when testing weapons. Those evolved into Reconnaisance drones like the Aerojet SD-2, with mounted analog cameras in the 50s and 60s. During that time we saw the Ryan Firebees and DC-130As run thousands of flights snapping photos to aid intelligence gathering. Every country was in on it. The USSR, Iran, North Korea, Britain. And the DARPA-instigated Amber and then Predator drones might be considered the modern precursor to drones we play with today. Again, we see the larger military uses come down market once secrecy and cost meet a cool factor down-market. DARPA spent $40 million on the Amber program. Manufacturers of consumer drones have certainly made far more than that. Hobbyists started to develop Do It Yourself (DIY) drone kits in the early 2000s. Now that there were websites, we didn't have to wait for magazines to show up, we could take to the World Wide Web forums and trade ideas for how to do what the US CIA had done when they conducted the first armed drone strike in 2001 - just maybe without the weapon systems since this was in the back yard. Lithium-ion batteries were getting cheaper and lighter. As were much faster chips. Robotics had come a long way as well, and moving small parts of model aircraft was much simpler than avoiding all the chairs in a room at Stanford. Hobbyists turned into companies that built and sold drones of all sizes, some of which got in the way of commercial aircraft. So the FAA started issuing drone permits in 2006. Every technology had a point, where the confluence of all these technologies meets into a truly commercially viable product. We had Wi-Fi, RF (or radio frequency), iPhones, mobile apps, tiny digital cameras in our phones, and even in spy teddy bears, we understood flight, propellers, plastics were heavier-than-air, but lighter than metal. So in 2010 we got the Parrot AR Drone. This was the first drone that was sold to the masses that was just plug and play. And an explosion of drone makers followed, with consumer products ranging from around $20 to hundreds now. Drone races, drone aerogymnastics, drone footage on our Apple and Google TV screens, and with TinyML projects for every possible machine learning need we can imagine, UAVs that stabilize cameras, can find objects based on information we program into it, and any other use we can imagine. The concept of drones or unmanned aerial vehicles (UAV) has come a long way since the Austrians tried to bomb the Venetians into submission. Today there are mini drones, foldable drones, massive drones that can carry packages, racing drones, and even military drones programmed to kill. In fact, right now there are debates raging in the UN around whether to allow drones to autonomously kill. Because Skynet. We're also experimenting with passenger drone technology. Because autonomous driving is another convergence just waiting in the wings. Imagine going to the top of a building and getting in a small pod then flying a few buildings over - or to the next city. Maybe in our lifetimes, but not as soon as some of the companies who have gone public to do just this thought.

Timalyn has seen many business owners actually go out of business because they either didn't know about or avoided important steps related to taxes. Timalyn wants you to understand important tax issues, so you don't run into problems with the IRS. You Don't Know What You Don't Know Timalyn comments that in our Do It Yourself (DIY) society, many people try to handle taxes on their own. If your income and expenses are fairly simple, you might be okay using one of the online services. However, many people have situations that are much more complicated than they realize. Having an experienced professional helping you is a significant way to reduce your risk of a tax nightmare. Step 1 – Know Your Filing Obligations Most people are aware of the April 15th tax filing deadline. However, your business may have other filing deadlines, depending upon the type of structure your business has. Timalyn spends a significant amount of time working with clients who missed tax filing deadlines and are now faced with failure to file penalties. In some cases, she's able to abate (i.e. remove) those penalties, but it's a case by case basis. Single Member LLC/Sole Proprietor – April 15th is the typical deadline. A single member LLC is a state-designation. You'll file a Schedule C for your business operations, as part of your personal income tax return (1040). Corporation – April 15th is the deadline. You don't have to be a large business to be a corporation. Many doctors, attorneys, accountants and other professionals form corporations as their business entity structure. Partnership – March 15th is the deadline. If 2 or more people come together to form a business, they have a partnership. It's important to realize you're not treated as 2 or more sole proprietors. The tax classification defaults your entity to a partnership. You have to file a 1065. Remember, your personal tax return (1040) is due on April 15th. Your state return deadline depends on the state you're in. Your business can elect to be taxed as a corporation or S-Corp, but the default results in your entity being treated as a partnership. S-Corp – (April 15th) The S-Corp is a hybrid of a partnership and corporation. This entity files an 1120S but does not pay tax at the federal level. The profits are divided among the shareholders and that taxable income will be reported on your personal tax return. Non-Profit – May 15th is the deadline. Unlike the above entities if a non-profit fails to file on time, the failure to file penalties are assessed on a daily basis. This type of business could risk being shut down or losing its tax-exempt status. As a business owner, officer, partner or shareholder, it's easy to get confused by the various filing deadlines. This can sometimes lead to a sense of feeling overwhelmed. Resist the temptation to ignore the situation. Timalyn often reminds us that neither the ostrich-approach or the pray-and-wait approach is an effective way to deal with the IRS. Step 2 – Know Your Tax Payment Obligations When people make the transition from W-2 employee to being self-employed, you have to remember you're responsible for both the employer and employee contributions to social security and Medicare. This is called self-employment tax (if you have a Single-Member LLC, you're a Sole Proprietor or you're in a Partnership). independent contractors (1099 status) are sole proprietors by default. Even if you made less than $10,000 in income for your job or side-gig, you still are responsible for paying your self-employment tax (FICA). This actually surprises a lot of people. More importantly, it's a significant 15.3% tax. You do get a self-employment tax deduction for half of that amount, but you have to pay the tax before you get to take the deduction. As a business owner, you're also responsible for making quarterly, estimated tax payments. These payments will be counted toward your year-end tax liability. Timalyn clarifies the difference between a tax liability and a tax refund. The liability is what you owe to the government. A tax refund is sent to you, because you overpaid your taxes. Some people want to avoid getting a tax refund. This means they're managing their revenues and expenses in a way that minimizes their tax liability. Others, however, like to get that check in the mail, once they've filed their taxes. If you fail to make your quarterly, estimated tax payments (or decide not to), you'll still be responsible for the total tax liability at the end of the year. The IRS will assess an under-payment penalty because you didn't make the quarterly payments. Timalyn recommends that you treat your quarterly tax payments as a normal business expense, just like the electric bill. Know you're responsible for them and play accordingly. The IRS doesn't ignore tax revenue. If you fall behind, the IRS can issue a tax lien or a tax levy to recoup the money owed. Step 3 – Have a Tax Plan The purpose of a tax plan is to develop a strategy to help you cope with your taxes, going forward. It's not just about the current or upcoming year. An effective tax plan forecasts the growth of your business and lays out a plan to help you minimize your tax liability over the next 10-15 years. Step 4 – Maximize Your Tax Deductions Timalyn recommends that you form a team of advisors including a tax professional, a financial advisor and a business attorney. The IRS does have a very useful small business center. When you evaluate people to potentially become one of your advisors, make sure they have practical experience working in your niche. They need to understand your type of business. Not all accounting professionals have the same type of experience. Not all attorneys focus on the same area of law. Find an expert who knows your industry. Step 5 – Outsource Your Tax Planning and Tax Preparation The DIY society is alive and well. However, taxes are complicated. The consequences of getting it wrong, missing deadlines, etc. can be devastating to a business. The IRS estimates the Schedule C takes 10-12 hours to prepare. Remember, the Schedule C is only one part of the sole proprietor and Single Member LLCs tax return. Timalyn asks you to consider how valuable your time is and what you could have done or earned with that 10-12 hours (and more) spent preparing your taxes. It's often worth the money, the frustration and the time to outsource your tax preparation to an experienced professional. The IRS information on its website to help you to better understand the various types of professionals who are authorized to help you with your tax returns. Is your preparer actually authorized to do your taxes? Remember, these 5 steps are important. Back taxes shouldn't ruin your life. They shouldn't force you to close down your business. Até pouco tempo atrás, o lixo era o destino certeiro de uma televisão pifada em uma casa na Europa – o conserto era caro demais ou, pior ainda, impossível, já que as peças de reposição não são postas à venda. Mas a crise climática e a pressão de organizações de consumidores, revoltados com a chamada obsolescência programada dos aparelhos eletroeletrônicos, estão possibilitando mudanças de paradigmas. Laetitia Vasseur, cofundadora de uma das principais entidades do gênero na França, a HOP, já nota uma grande diferença no comportamento dos consumidores e das fabricantes desde que a associação foi criada, há sete anos. "Mais de 70% das pessoas têm vontade e estão dispostas a consertar os produtos que estragam, segundo algumas pesquisas, em vez de jogar fora e comprar outro. A dificuldade é realizar esse desejo, que enfrenta barreiras como encontrar novas peças, o objeto ser muito difícil de abrir ou desmontar, ou o preço elevado das peças para o conserto”, explica. O problema, que antigamente era tratado com resignação pelos consumidores, ganhou os holofotes nos últimos anos e a pressão aumentou sobre as fabricantes. Hoje, as lojas de consertos de telefones ganharam espaço até em shopping centers, algo inimaginável há uma década. Mas o caminho ainda é longo para uma solução à altura, para a telefonia. "Na Europa há diretivas, regulamentações, que impõem um prazo mínimo legal de disponibilidade de peças para conserto. Quando está indicado que o prazo mínimo é sete anos, já temos um período bastante longo e para alguns produtos, como uma máquina de lavar roupas, chega a 10 anos”, afirma Laetitia. "Portanto é óbvio que é necessário poder encontrar as peças durante todo o período de uso.” Fundo para consertos Na França, uma ampla lei de 2020 sobre a economia circular prevê uma iniciativa inédita na União Europeia: ajuda financeira para incitar os consumidores a levar eletrodomésticos e material de informática para o conserto. A ideia é que eles possam recorrer a uma rede certificada de profissionais, associada oficialmente à medida, e tenham cerca de 10% da conta coberta pelo governo. Com o tempo, o objetivo é adaptar essa parcela conforme a longevidade do produto: geladeiras e lavadoras deverão ser melhor atendidas do que smartphones, por exemplo. A verba, de incialmente € 20 milhões por ano, será financiada por uma "ecotaxa" cobrada na venda de produtos novos. A meta é que, em seis anos, o valor do fundo ultrapasse os € 100 milhões. O projeto, entretanto, está atrasado – vítima, por um lado, do contexto econômico de inflação alta e, por outro, das dificuldades de os organizadores contemplarem toda a cadeia envolvida. A ideia de adoção de um teto para os valores dos consertos assusta os profissionais, por exemplo. Já os especializados em reciclagem temem recolher menos produtos quando a lei entrar em vigor. "É muito decepcionante, considerando que é uma obrigação legal. Estava previsto em lei que entraria em vigor em 2022 e o governo teve tempo de se preparar. Alguns dos atores envolvidos se prepararam, afinal o sistema não é simples, mas é possível”, lamenta Laetitia Vasseur "Porém o que estamos vendo é que os envolvidos não chegam a um acordo. Deveríamos estar acelerando o passo, mas o que acontece é que parou tudo, num momento em que já enfrentamos o aumento da inflação e da emergência climática”, ressalta. Do It Yourself Enquanto isso, os consumidores tentam se virar como podem. Antes restrita a sites especializados em eletrônicos, agora a revenda de peças ocorre também dentro de plataformas comuns de transações de usados, como LeBoncoin, líder do setor na França. No Youtube, pipocam influenciadores de Do It Yourself (DIY), determinados a ajudar qualquer um a consertar uma lavadora ou um tablet. Uma iniciativa já antiga, o Repair Café, nasceu na Holanda e se espalhou por várias cidades europeias na Espanha, Alemanha ou França. No local, um café, amadores ajudam-se uns aos outros e trocam dicas para consertar os mais diversos produtos. Muitas vezes, basta uma limpeza adequada para fazer funcionar novamente uma máquina de café. Laetitia Vasseur, da organização HOP, lembra que, a cada ano, um francês joga fora 23 quilos de lixo eletroeletrônico. A reciclagem pode parecer um fim digno para o produto, mas as aparências enganam. "Antes disso, há muito coisa a ser feita. A reciclagem não deve ser vista como uma solução ideal”, frisa a militante. "Precisamos alongar a duração de vida dos produtos, consertá-los, antes de entregá-los à reciclagem.”

Many remember the 1980s as the era of Ronald Reagan, a conservative decade populated by preppies and yuppies dancing to a soundtrack of electronic synth pop music. In some ways, it was the "MTV generation." However, the decade also produced some of the most creative works of punk culture, from the music of bands like the Minutemen and the Dead Kennedys to avant-garde visual arts, literature, poetry, and film. In We're Not Here to Entertain, Kevin Mattson documents what Kurt Cobain once called a "punk rock world" --the all-encompassing hardcore-indie culture that incubated his own talent. This would allow our country to bring in new awesome people, give a boost to our economy, create new jobs across Canada. As a chair of the Canadian Bar Association Immigration Section I have had a great opportunity to discuss immigration with number of organizations, including the Conference Board of Canada, which has been proposing some alternatives to the investor program. So, in this episode I bring on Phil Cohen to discuss what can we do as a country to help encourage more investment in Canada. During this episode we look into investor programs existing in other countries, in particular EB-5 program that exists in United States. This, then leads us to a discussion of how a program, similar to EB-5 would be of benefit to Canada. EB-5 is an American immigration program that allows both, Americans and foreign nationals to set up companies that can raise money from immigrant investors. In return, investors can qualify for a Green Card (alternative to Canadian Permanent Residence) so long that the business achieves certain requirements, such as: The investor has to invest a minimum amount of $900,000 or $1,800,000 USD The business must create a minimum of 10 jobs for each investor the business takes on This program allows to attract significant amount of investments to small and large businesses. In times of economic uncertainty the program like EB-5, without a doubt, benefits not only the business seeking investment, but also has a great positive impact on economy and the public. Moreover, the cost of the capital typically ends up being much lower when businesses seeks for investments through EB-5 program. Thanks to the emergence of Do-It-Yourself (DIY) and home improvement shows, homeowners no longer shy away from updating home décor and design features. Bradley Hall, president of award-winning residential design firm Hall Design Build, joins Atlanta Real Estate Forum Radio for a bonus All About Real Estate segment to discuss the company's process and involvement with the Greater Atlanta Home Builders Association (HBA). Hall Design Build offers custom homes in East Cobb in addition to mid-to-major renovation projects throughout Buckhead, Sandy Springs, Dunwoody and surrounding areas. Known for working with some of Atlanta's finest craftsmen, Hall Design Build is also involved with the Greater Atlanta HBA, the Atlanta Remodelers Council, NARI and Guild Quality. Projects with the firm follow a three-phase design process. Phase I The Hall Design Build interior designer goes out to the site to create an “as-built” plan, take measurements and talk with the client to get a feel for which direction they want to go. From there, the client comes to the office to review the proposed plan options. Upon completion, Phase I results in a floor plan. Phase II The second phase dives into the details of the plan such as appliance and window options. The project manager will go onsite to meet the engineer and if a wall has to come down, determine what kind of beams and footings need to go in place where. All selections are made in this phase so that, upon completion of Phase II, everything can be compiled to assess the budget spend. Phase III In this final phase, modifications are made to fit the project within budget. This final assessment allows the firm to offer a guaranteed price, draft a customer agreement and begin the work. In addition to being hands-on and involved in its projects, the firm's industry involvement makes Hall Design Build stand out from the rest. Bradley took on revitalizing the Atlanta Remodelers Council as its Chairman at the beginning of 2019 and, in short, has succeeded! The Atlanta Remodelers Council is dedicated to the specific needs, issues and education of the remodeling industry and related industry specialists. One of my motivations as an Investment Coach is to make people more street smart when dealing with the investing industry (banks, mutual funds, wealth management companies, brokers, robe-advisers etc). Even though more people today are investing on their own, the reality is you cannot invest in a bubble, and whether you go the Do-It-Yourself (DIY) path or work with someone, you will still have to work with the industry. You have to co-exist with them. So loyally and faithfully we will march into our local branch (or lounges), or a financial adviser's office, or a Starbucks and begin the dance. The thing is before you even make contact they have you sized up. They think you're an idiot and they are going to go out of their way to make you feel like one. The industry has developed a rather air-tight formula for getting us to shell out our hard earned savings and the core component of their value proposition is to make us feel inadequate or give us a bad money image. In this episode I will share with you this formula and give an example of this ritual and more importantly how we can overcome these negative connotations they are projecting to us.

Valerie Gross, MM, MLS, JD, is President and CEO of an educational organization with a multi-million dollar budget, hundreds of employees, and seven locations - the Howard County, MD Library System. Her mission-driven approach is a model for similar organizations throughout the U.S. and internationally. She is an attorney who is a member of the California Bar, and she’s an accomplished vocalist. And, she and her husband are the proud parents of a professional tennis player. At a time, when it’s not uncommon to hear that libraries have become irrelevant, Valerie and her team are serving the community in unexpected ways. And the results are clear. Visits to Howard County libraries are up from one to three million in the past decade, items borrowed have doubled to 7.3 million, and research assistants, and attendance at events has almost quadrupled to 306,000. Her staff are adaptable and pride themselves on offering excellent customer service and they study best practices from successful corporations. Valerie is at the forefront of a movement to bring public libraries back into view as educational institutions alongside the community college and K-12 public schools. She and her team have created programs such as A+ Partners in Education, Choose Civility, Summer Reading, The Enchanted Garden, Teen Centers, live homework assistance, and even a STEM center where students do hands-on projects like building and launching a weather balloon. One library branch will even be loaning tools like ladders and hammers, and offering instruction on basic home improvement projects.
