What do I DO in my therapy sessions? I find “the daily calm” and help the kids relax. I teach them how to learn about a food with their senses. I teach them how to crumb and achieve a test bite and then I teach them the varying motor plans when eating new foods. I teach them about the rating scales and developing advanced eating skills. We look at the few foods they may eat now and then, and we try to eat them more frequently, expanding the core. I help them learn to rate new food experiences in the real world. I respect those ratings. I respect their yes and no responses. We develop the skills in order to double the core diet over and over. It is fun, it is freeing and it works. --- Send in a voice message: https://podcasters.spotify.com/pod/show/cheri-fraker/message

Rob discusses the current favourable market conditions for landlords in the UK rental property sector. With 10 renters applying for every rental property on average, landlords are in a strong position to rent out their properties and potentially increase rents. Rob highlights the imbalance between housing demand and supply, attributing it to government policies and planning issues. KEY TAKEAWAYS Demand for rental properties is currently exceeding supply, with an average of 10 renters applying for every rental property. Landlords are in a favourable position to rent out their properties and be more flexible with rents due to high demand. Rental amounts have been increasing due to the imbalance between supply and demand, making it a good time to be a landlord. Economic factors such as rent increases offsetting mortgage rate hikes contribute to landlords potentially running at a profit. Selectivity in choosing tenants and adjusting rents based on market demand can work in favour of landlords, but finding the right balance is crucial. BEST MOMENTS "Apparently there are 10 renters applying for every rental property out there. This puts us landlords in a very good position for a couple of reasons." "If your rate of return is higher than the rate of inflation and all of the above and you've done your numbers and you're still making money or currency, as I would call it, then Happy Days." "It puts us landlords in a really good position in order to be more selective on the tenants that we're putting in to our properties." She holds a degree in Communication and Media Studies from ZHAW. Pascal Koenig is the co-founder, former CEO and current board member at AVA women, a startup manufacturing wearable fertility trackers for women. He studied business in St Gallen and New York and worked at McKinsey for a few years before being invited by one of his university professors to join a startup project — Cardiosave. Pascal and Sophie have created a fundraising masterclass which is available for free at https://swisspreneur.org/fundraising. During this live session, they summarized the masterclass into a few key takeaways, some of which are jotted down in these shownotes as well. How do you know if VC money is right for you? Sophie and Pascal think that if you can afford to go bootstrapped, you should do it. If you only need to raise a small sum of money, go for angel investors. If you want to raise larger amounts, it would make sense to reach out to VC investors, but you should take into consideration that a VC fund's goal is to have one of their investments return the value of the entire fund. So if you pitch to a CHF 100M fund, know that their goal is to invest in a startup that will return them 100M. Is that the kind of startup that you are willing to build and capable of building? How do I make my startup more “investable”? First of all, you need to strengthen the team. If your startup has little to no traction but a great idea, then what funds evaluate is the team's potential. Secondly, you should attempt to build some traction through things like marketing campaigns, and if you haven't validated your product/service yet, you should at least validate the tech it's based on. How much equity should I give away in my first round? No more than 25%. Remember, if things go well, you'll be doing plenty of rounds. How do I come up with my startup's valuation?/ How much money should I ask for? Know that if you ask for CHF 1M, that presupposes your company valuation is CHF 4M. So if you go in asking for CHF 5M and investors don't think your company is worth CHF 20M, you're not getting any money. Should I go for an equity round or a convertible loan? Convertible loans have the advantage of being fast: you can deploy the money the following day. Pascal and Sophie recommend that if your company is still early stage and/or if you're raising a small sum, you should go for a convertible loan. For bigger rounds/late stage, go for equity. What makes a great pitch deck? Simplicity. It should be crystal clear even for people who don't work with you/in your industry. Why do I need to build a long list of 100 investors? Shouldn't I be selective? Selectivity happens further down the line. If you just talk to 5 investors, even if they respond enthusiastically, that doesn't at all mean that they'll invest. Pascal recommends that you reach out to 100 investors (given that they all invest in your industry/stage), because out of those 100, 50 will do a call. Out of the 50, 20 will go into due diligence. And then once you get your first term sheet from one of them, other term sheets start showing up — that's the time to be selective!

Welcome to this episode of the Happy Hour podcast! In this episode, I was interviewed by Nick Purslow from Glampitect, about my retreat ranch in Marble Falls, Texas, which offers a unique blend of glamping and transformative retreats. There are up to 30 glamping units on my ranch, ranging from old trailers to yurts. Rates change with the seasons because the property caters to group bookings and has many amenities, such as dipping pools, a wood-burning sauna, and horse activities. Women's wellness, yoga, wine experiences, and more are all part of retreats. Although the ranch is a great place to relax and enjoy nature, hosting weddings and other special events can be hard. And I myself have learned a lot from these experiences. Futures opened last night pretty close to flat (down -20 points) and stayed right there into the evening. This morning futures pointed to a dead flat open pre-market when I first woke up. The market opened flat but moved up from there and stayed up with a few zigs and zags along the way (see chart below) The Dow closed up +254 points (+0.76%), with the S&P 500 up +1.19% and the Nasdaq up +2% The worst performers of 2022 are so far the best performers into 2023, partially as tax loss selling leads to re-buying post-wash sale rules. The “dividend payers” outperformed the “non-payers” in the S&P 500 by 23% last year. Dividends paid in the S&P 500 last year were $563 billion, the highest amount in history. Dividends were 26% of the return of the market in the 2010s and the 1990s but 100% of the return in the 2000s (when the market had a negative price return). Prior to that, dividends had averaged between 40% and 70% of the market return every decade for fifty years. The current dividend payout ratio of the S&P 500 is 33%; it has averaged 48% for nearly a hundred years but has not gotten back to that average since the financial crisis. Selectivity is crucial. The ten-year bond yield closed today at 3.52%, up 3.7 basis points on the day. Top-performing sector for the day: Technology (+2.28%) Bottom-performing sector for the day: Energy (-0.20%) TIP spreads show implied inflation for ten years at 2.1% now, down from over 3% less than a year ago. Shorter term inflation expectations (5-year) evidenced in the TIPS market (treasury inflation-protected securities) has gone from 3.6% at the high to 2.1% now. Whether 10-year or 5-year, the bond market has seen a collapse in inflation expectations in recent months. Implied volatility rank (IVR) scales implied volatility to make it more comparable between underlyings. At tastytrade, we try to look for high IVR opportunities to sell premium, but how much does it really matter? Today, Tom and Tony explore the data to see how much edge is gained by waiting for high IVR vs. how many trades are missed.

This week, my guest is guide and author Matt Supinski [51:36], one of the most innovative thinkers in fly fishing with a long history in the business. The topic is selectivity, which Matt wrote an entire book about a few years ago. What is selectivity in fish feeding, is it always operating, why does it happen, and how can we use it to our advantage when fishing? It's a fascinating topic and one Matt and I explore in depth. In the Fly Box this week, we have some great questions and comments, including: Do longer rods roll cast better than shorter ones? And do slower rods roll cast better? Can I use one of those yarn practice rods to fine tune my double haul? Why can I only find lead split shot? Isn't it bad for the environment? Who were your “media heroes” when growing up? Do the vibrations from car-top rod carriers damage rods? A listener takes me to task for suggesting people use a throat pump to see what trout are eating. Why do trout sometimes not respond to heavy hatches? The smallmouth bass in my local streams are quite small. Why don't they grow bigger? How can I catch trout in a small stream that runs into a local pond? What can I do to make stripers on the flats take my flies? They keep following but don't commit. Why do fly shop employees get paid such a low wage? Does green-colored tippet material offer any advantage? How can I improve my dexterity and efficiency when tying knots on the water? Can I use a reel suitable for an 8-weight line on my 5-weight rod?
