This week on Davisville we hear from Wendy Weitzel and Bob Dunning (in photo at the new KDRT studio), colleagues who exited the Davis Enterprise in mid-2024 and recreated their work on Substack. We talk about their readership and fast success, which has held up during the intervening months and has roots in their skills as local journalists with deep knowledge of Davis. We also get an update from Brian Bolz, a Davis tech entrepreneur who helped them get started on Substack last summer. Although no longer active in their ventures, he also looked into starting a local news project he called Local Press. He has put it aside to focus on his other work, but “I still feel there is an opportunity for a sustainable business model to succeed at the local level (in addition to solo publications like Bob and Wendy's),” he wrote in an email. “Should a trusted, credible package be offered, I think paid subscribers would show up for it.” Today we get an update on Dunning and Weitzel's parts of the ongoing change in Davis media.

Davis has just gone through a local news media earthquake. We're talking about the Davis Enterprise's decision to lay off Wary I columnist Bob Dunning (left, in photo), which shocked and/or angered thousands of people in town. In less than a week, Dunning had restarted his column and sports writing on Substack, with enough paid subscriptions to more than replace his salary at the Enterprise. Within days, Comings & Goings local business columnist Wendy Weitzel left the paper voluntarily to also move her work to Substack. The evolving Davis news and information story has many parts. Today on Davisville we talk with local small business tech entrepreneur Brian Bolz (on right in photo), who helped Dunning and Weitzel get started on Substack, where they quickly found audiences. Kevin Weitzel, director of business development with Zonda, joins the Atlanta Real Estate Forum Radio podcast to share an overview of the company's new listing platform made exclusively for new construction homes. Weitzel sits down with host Carol Morgan to discuss the changes for real estate in the digital asset world. Zonda is well known for being the largest homebuilder and land data aggregator in the industry. In the past several years, Zonda has acquired various companies, including the Scottish satellite company Bird.i, a digital asset company called Alpha Vision (now Zonda Virtual) and Canada's BuzzBuzzHome (now Zonda Livabl). Diving into what's new in the virtual world, Weitzel explains that artificial intelligence (AI) is a major change in the digital space – especially for real estate. AI provides a more accurate searching experience for consumers and homebuilders alike. Homebuilders can look at the aggregation of data generated by AI to not only know what viewers are clicking on but also to better understand what consumers are repeatedly searching for on their websites, how much time viewers are spending on a specific page and much more. Using this data, homebuilders can develop products that are targeted more toward what consumers are searching for and can retire older plans that aren't getting much traction. Weitzel said, “AI really does help homebuilders hone in on important consumer details.” While AI tools can be beneficial to homebuilders and developers, Weitzel comments that he has witnessed businesses leaning too heavily on digital applications. Utilizing AI is a wonderful way to spark creativity but shouldn't be used to directly create website copy, social media posts and digital branding. Weitzel said, “I'm seeing the same verbiage used from builder to builder. That's lazy! If you have a unique product, tell a unique story!” Also changing in the virtual realm are visualizers. While visualizers are not new, we will probably see fewer homebuilders using this tool in the years to come. Consumers can now change cosmetic settings, such as wall color, flooring, fireplace material and baseboard shape, in real-time though virtual tours. More and more homebuilders are slowly adopting the new advances in technology. Which way should I go? In Acts 16, Paul is stopped from going southwest by the Holy Spirit and blocked from going north by the Spirit of Jesus until finally permitted to go northwest. A. T. Pierson, in his The Acts of the Holy Spirit, says sometimes, we are “forbidden in one direction, invited in another…”. Pierson gave later examples from the history of missionaries: Adoniram Judson (1788-1850) went to India first but was driven on to Burma. William Carey (1761 – 1834) planned to go to Polynesia, but God guided him to India. David Livingstone (1813-1873) tried to go to China, but God sent him to Africa. So, we need to trust the Holy Spirit for direction and rejoice equally in his restrictions; only then will we know which way to go!
