Additionally, Christine works with City of Hope as an agent at Kennedy Wilson and the Commercial Real Estate, where she received the Spirit of Life® Award for her professional and humanitarian accomplishments. For 20 years, she has volunteered with Harvest Home and helped in programs including fundraising and hands-on programs including Bible studies, baby and mother baskets, sorting baby clothing and landscaping projects. It's time for what is basically a return home for us. Witchcraft, religious cults, indigenous spirits, a cornfield deity. Pretty sure that your hosts probably had run-ins with all of those at some point in our youth, growing up in rural areas. We may as well start in New England, where a woman inherits some property, after the original heir dies in a fiery explosion. This area may have a little problem with witchcraft, but is that any reason to give up Crowhaven Farm (1970)? New England is a hotbed, let me tell you. Be careful when you buy that house, well below market value, in that quaint little village. The more secrets you unravel, the more intertwined your family may become, in The Dark Secret of Harvest Home (1978). Some families take marrying outside of their religion, or even thinking about it, very seriously. It might be a good idea to consider these things, or you could be tormented with spiders, snakes, and chickens! Don't fall victim to a Deadly Blessing (1981)! A goddess of the forest versus the devil witch of the valley? Mind-altering chemicals may be beneficial when you sit down, relax, and stare into the Eyes of Fire (1983)! Look, I know that kids can be somewhat impressionable, at times. But when some creepy new kid comes to town, telling all of the other kids that they have to slaughter the adults to appease a god in the cornfield, you may want to seek a second opinion. That's just life in Nebraska. At least it is in Children of the Corn (1984). Aggressive activist or mischievous spirit? Regardless, Graham Greene seems to have a great time taking things to the extreme, in Clearcut (1991).

They relate their ambivalence around the American exceptionalism narrative that props up the holiday for many, acknowledging well documented abuses in history. Many, it appears, would happily erase these truths from the history books. Not here. Ken brings up the Doctrine of Discovery, explained in a book called Unsettling Truths by Mark Charles. It has been quiet in terms of Meghan and Harry and their charitable work. The pair had made it known that they intended to take an undisclosed amount of time off,  after the birth of Lili,  as parental leave allowing them to adapt to being a family of 4.  The gossip mill hasn't stopped. As Meghan once said she can be nowhere yet everywhere. We heard this past week that Meghan and Harry took another step in fulfilling their business contract with Netflix, with news that Meghan will Executively Produce, alongside Sir Elton John's husband David Furnish, an aminated series about a 12-year-old girl, who, as she faces life's daily challenges, is inspired by a variety of influential women from history. A very Meghan theme that will she her continuing to advocate for girl power and gender equity. We also got to hear this past week that Meghan and Harry and their Archewell foundation took their first step in fulfilling their commitment made back in May of this year, to support in a practical way the Los Angeles based mother and baby charity Harvest Home. This past May, Archewell Foundation announced that as part of Meghan and Harry's mission to build a more equitable and just future for women, that in partnership with Procter & Gamble, Meghan and Harry would be working with organizations such as Girls Inc. and the National Women's Law Center. And in honour of Mother's Day, they made a commitment to purchase supplies for the second residence for Harvest Home LA, the homeless shelter specifically for expectant mothers.Procter & Gamble both through their community support program as well as in collaboration with other non-profits like Archewell are keen to be seen as a company that gives back.For their part Meghan and Harry whilst no longer working Royals, will want to ensure that the companies that they work with have high ethical standards. Rightly or wrongly,  Meghan and Harry will be held accountable in the media if they chose to work with dodgy people or organizations. Regardless of the amount of control that Meghan and Harry have over the actions of other people,  in the eyes of the world's highly judgmental media, the blame for any unsavoury activities will be laid at the feet of Meghan and Harry. Meghan and Harry appear to have found a relatively safe partner in P & GP & G say they want to lead the charge in doing the right thing and use every opportunity, no matter how small, to set change in motion. To be a force for good and a force for growth. They have set up various campaigns around doing good deeds or Acts of Love  as they call them to support parents and children around the world. P & G have also set themselves up as a company that is inclusive and one that supports gender equality. Per the P & G 2020 Citizenship report P & G in the US has turned their attention to addressing systemic racism and inequality.In was in this context that as part of their on-going collaboration and fulfilling their Mother's Day promise to support Harvest Home in practical ways, that this past week pallet loads of diapers were dropped off on behalf of P & G, Meghan and Harry,  and Archewell.  Harvest Home were extremely thankful for the 'pallets and pallets of diapers' and posted as much on their social media accounts.  Don't forget to subscribe to this podcast  and you can read other stories and reach out to me though my blog at   https://www.kindthoughtsformeghanmarkle.com/

Many congratulations to Meghan, Harry, and Archie on the safe arrival of baby Lilibet Diana Mountbatten-Windsor.  I am so very pleased to hear of the safe arrival of Archie's sister Lili who was born on the morning of Friday June 4th, 2021, at the Santa Barbara Cottage Hospital in California.Lili is named after her great-grandmother, Her Majesty The Queen, whose family nickname is Lilibet. Her middle name, Diana, was chosen to honor her late grandmother, the Princess of Wales. We are told Lili weighed in at 7 lbs 11 oz. Meghan and Harry posted an announcement of the birth of Lili on their Archewell website https://archewell.com/news/congratulations-to-the-duke-and-duchess-of-sussex/ and included a message of thanks saying. “On June 4th, we were blessed with the arrival of our daughter, Lili. She is more than we could have ever imagined, and we remain grateful for the love and prayers we've felt from across the globe. Thank you for your continued kindness and support during this very special time for our family.”In lieu of sending gifts, Meghan and Harry are asking for people to consider giving support to organizations working for women and girls: naming Girls Inc., Harvest Home, CAMFED or Myna Mahila Foundation.The hospital where baby Lili was born has a history in keeping with Meghan and Harry's ideals. The Santa Barbara Cottage Health was founded in 1888 when a group of 50 Santa Barbara women recognized it was time for the growing community to have a hospital. The hospital is organized as a not-for-profit facility dedicated to the well-being and good health of all residents, regardless ability to pay.Will Lili have the honour of having a flower or plant named for her? Horticulturists in the UK have a long tradition of breeding plant or flower specimens in honour of members of the Royal Family.  The UK's Royal Horticultural Society,  of which Queen Elizabeth is patron,  often at their Annual Chelsea Flower Show, reveal a new plant of flower specimen and name it in honour of one of the Royals. This tradition goes back to at least the reign of Queen Victoria.During her time in the UK Meghan was also honoured by the UK Royal Horticultural Society with a flower in her name.  Clematis 'Meghan'  is described as an exquisite large-flowering clematis, usually offer two flowering seasons each year - the first being the most prolific in late spring or early summer (around the time of their wedding), but then again in early autumn. The flowers on the climbing plant are described as being a rich and opulent magenta-purple, something that will really make an impact when planted in borders.The adorable Archie was also honoured, this time by a private grower called Chrysanthemums Direct.  According to an article published in the UK Town and Country Magazine, Chrysanthemums were the flower chosen by Queen and Prince Phillip to adorn Westminster Abbey on their wedding day in 1947, and now it has become tradition for every new member of the royal family to have a variety named after them. I'd like to take a moment to reflect on this last year we've shared. One year ago the first story aired on The Voice of Dog. The reality of the pandemic had arrived in my country, and all over the world people were feeling isolated and uncertain and powerless. I started this podcast because I wanted to do something about it —anything, just to make something, anything, better for someone. Anyone.  I decided I wanted to tell people stories. Stories that would give them courage, or hope, and if nothing else, something to look forward to. Even if they didn't listen to the stories, I still wanted people to know that someone cared enough about them to have a new story for them to enjoy, every time they came back. The first was, appropriately, “Bad Dog!” by my friend Rob Baird. A story of unfairness, and powerlessness in the face of power — but also a story of defiance and of hope. Many other writers have contributed stories since then. There's a name for writers who've had stories on this podcast, you know. They're “Friends of the Fireplace” — in early stories I sometimes mentioned that, though I realized I never explained why, and fell out of the habit. 163 stories have appeared on The Voice Of Dog in the last year. 163, by 82 writers — well, 83 now, including me. Steve Cooper talks with musician Bruce Watson. Bruce is best known for being a guitarist in Big Country. Big Country are a Scottish rock band formed in Dunfermline, Fife, in 1981. The height of the band's popularity was in the early to mid 1980s, although it retained a cult following for many years after. They have recorded nine studio albums and had hits with the singles Big Country, Harvest Home and Fields of Fire (400 Miles.) Currently Bruce is with the band WKW which includes his son, Jamie. They just released the album Men of Steel and are playing live dates.

Julia and Geoffrey realize they totally forgot to discuss the Garfield's Thanksgiving songs in the main episode for this week, so they start there before moving on to commercials and … other things. First, the opening theme. Because the more you eat, the more grateful you will feel… Next, the song that plays while they actually eat, "Thanksgiving Everyday" -- Geoffrey calls this a glurge. Julia points out that Dr. Liz is a terrible vet, because dogs should never eat corn cobs. They can't digest them and end up with intestinal blockages. Dr. Liz puts a corn on the cob on Odie's plate! Is that a murderous gleam in her cartoon side-eye? Lasagna Cat, as Geoffrey notes, is kind of hard to explain. You can find it by searching Lasagna Cat on YouTube.And Julia also mentioned Garfield Minus Garfield, which led Geoffrey to bring up Square Root of Minus Garfield (though he didn't quite remember the name).Of course this wouldn't be After These Messages if we didn't also watch commercials. We checked out the Peanuts MetLife Thanksgiving Commercial from 1989. Of course, half of the kids are dressed in appropriative Native American costumes, which is a shame, but also ever pervasive. As Native visual artist Valerie Reynoso pointed out in an article about costumes, "…appropriation trivializes the brutal history of colonization of the Americas and its legacy today ... [and] sustains the Western idea that Native attire is only acceptable when worn by a white person and when viewed under a colonial gaze."Anyway, this commercial was basically a bunch of cartoon Peanuts characters singing a Thanksgiving song … which Geoffrey actually knew! Geoffrey called it "Harvest Home" though "Come Ye Thankful People, Come" may be the actual title. Julia had no idea this song was a thing. But this did lead Julia to reminisce about a song from a middle school winter concert called "Feast of Lights"This then led to Julia and Geoffrey arguing about whether "O Come O Come Emmanuel" is a gorgeous song (Julia) or just the worst (Geoffrey). Who do you stand with on this, the most important issue of 2019?Other songs discussed include "Here Comes Santa Claus" (which Geoffrey says is too religious, while Julia apparently never actually paid any attention to the lyrics) and "Santa Baby" (whose utterly charming composer is Jewish, and also Julia's mother met him once on a train).Okay, we know. You didn't come here for the extended examination of holiday seasonal music. You came for the commercials! We watched some commercials from Thanksgiving 1989, which featured a bumper Geoffrey remembered from the Muppet Babies! We watched through three commercial breaks (about 6 minutes and 20 seconds), which included Precious Places, a sweet Hot Wheels Car Wash, Honeycomb cereal, a Ghostbusters play set, and a commercial for the movie The Little Mermaid, which was in theaters! If you listened to this week's main episode, you'll understand why this excited us so much. Big Country special with Mark Brzezicki in conversation with David Eastaugh Big Country comprised Stuart Adamson (formerly of Skids, vocals/guitar/keyboards), Bruce Watson (guitar/mandolin/sitar/vocals), Tony Butler (bass guitar/vocals) and Mark Brzezicki (drums/percussion/vocals). Before the recruitment of Butler and Brzezicki an early incarnation of Big Country was a five-piece band, featuring Peter Wishart (later of Runrig and now a Scottish National Party MP) on keyboards, his brother Alan on bass, and Clive Parker, drummer from Spizz Energi/Athletico Spizz '80. Parker had approached Adamson to join his new band after the demise of Skids. Adamson auditioned Parker (1980) at The Members' rehearsal room in Ladbroke Grove, London and the next day was called on to play drums on demos for CBS Records at their Whitfield Street studios. The demos were produced by Adam Sieff and just featured Adamson, Parker and Watson. Adamson had asked bassist Dave Allen from Gang of Fourto join the band but he declined. Adamson asked Parker to join the band, which led to eight months of rehearsal in Dunfermline in a disused furniture warehouse. The culmination was a concert at the Glen Pavilion at Dunfermline and an interview with BBC Radio Scotland where the CBS Studio demos were utilised. The band then played live with Alice Cooper's Special Forces tour for two concerts in 1982 at The Brighton Centre. Butler and Brzezicki, working under the name 'Rhythm for Hire,' were brought in to play on "Harvest Home." They immediately hit it off with Adamson and Watson, who invited them to join the band.

Today’s guest, Paul Moore, left a successful career at the Ford Motor Company to create financial independence through entrepreneurship. He successfully exited several businesses over the years and is now in the process of building a platform for investing in multifamily real estate. Paul is a co-founder of Wellings Capital and author of the book “The Perfect Investment: Create Enduring Wealth From Historic Shift In Multifamily Housing.” In this episode, Paul talks about how difficult it is to find good investment opportunities in the current environment -- particularly when your objective is to preserve capital. He also talks about the surprising ‘big why’ behind his investment business, so tune in to hear what that is. Investing in multifamily housing What are class B and class C properties? Paul’s business, Wellings Capital, purchases class B and C properties to update them, brings on investors, updates the buildings to standard, increase rents and returns a profit for those investors. But what is a class B or Class C property? Typically commercial sized apartment buildings from the ‘70s, ‘80s, and ‘90s in Paul’s case, they fall into two categories: Class B A class B property is typically outdated. Between 10-30 years old they (not always, but usually) have some level of functional obsolescence or that are in some way dated. Class C A class C property might have some additional things going against it. For example, it could be in a less desirable area. Or it could be very outdated or have some major deferred maintenance required on it. How Paul got into the real estate business After getting his engineering degree and MBA, Paul went to work at Ford headquarters for five years. He enjoyed his time there but wanted more. He knew that he was built to be an entrepreneur and so set about creating a life of independence with a classmate and colleague. Together they started an HR outsourcing company. Fast forward another five years and their Detroit-based business had sold to a publicly traded company. With his new found freedom, Paul moved his young family out to Virginia and became involved in flipping houses, building homes, and rental properties. Having caught the investment bug, he began experimenting. In 2010 he put some of his money into oil and gas in North Dakota. While visiting the area with his partner, they noticed there were limited places to stay, so they decided there was an opportunity to build a multifamily property. The project did well, but Paul later realized the risks associated with the volatility of the oil and gas market. After they had sold the asset, and following the oil and gas boom, the value took a nosedive. This combined with other experiences -- such as a Hyatt Hotel development that didn’t work out as he had hoped -- convinced Paul to avoid development in future, which led him to the current strategy of Wellings Capital. The transition to value add, multifamily properties In 2013 Paul and his partners came across 37th Parallel Properties out of Richmond Virginia. Rather than building a portfolio from the ground up, they decided to partner with 37th Parallel who mentored them into the business through their programme, which is how they got started. Wellings Capital as a group are extremely risk averse and so are as yet to find their first, perfect multiplex investment. Risk aversion As has often been mentioned on the podcast, when investing in real estate, you must invest for cash flow and base your projections on the current market conditions and assume that they won’t improve. Paul’s philosophy is to shoot for singles and doubles rather than swinging for the fences. His group opts to invest in large and growing markets. They have a 24-point screen for markets and look for things such as: A positive net population migration Low unemployment Diverse economy Job growth Income growth They look to avoid: Areas dependent on a military base where a change in government can dramatically change the outcome States like California, Nevada, Arizona, and Florida that have seen more volatility in real estate prices before, during, and after the recession Investing in large markets also gives them access to a choice of property managers, which is a key part of their formula. What Wellings Capital looks for in an investment property Paul looks for stabilized properties. He stays away from properties with less than 85-90% occupancy. Paul also avoids buildings with things like aluminum wiring, asbestos, lead paint, etc. Underwriting metrics When they are underwriting a deal financially, the metrics that they’re looking for include: A debt service coverage ratio of 1:1.5 or better (typically the banks look for a ratio of 1:1.3, giving themselves a 30% margin of safety) A break even occupancy of 80% or less - meaning anything above this level of occupancy they have a strong positive cash flow A cash-on-cash return of 5-10% net to the investor (growing over the years) A total return of 14-20% or more (total return includes the cash-on-cash return, plus the principal paydown, plus appreciation) Aside from forced appreciation, Paul is looking for appreciation of equity. This has two leverage factors. These two factors combined can allow properties to appreciate at a good rate. The simplest of these is leveraging with debt: If there is a 67% loan to value ratio, the equity is being leveraged at a 2:1 ratio. The second is related to net operating income. For example: If rent is a $1 and the cost of managing the property is 50¢, we have a 50¢ net operating income. If you raise the rent by 5%, it goes to $1.05. The net operating income has now been raised by 10% because we have reached a 55¢ margin over the original 50¢ margin. Wellings Capital look for properties where they can raise rents to see a net operating income increase of 20% or more for a strong ROI. The challenges in finding these deals Given Paul’s strict criteria, it is a challenge to find suitable opportunities. This is due to a number of reasons: There are a lot of new players entering the market The cities that they target draw a lot of attention and so there is increased competition They are not willing to take on smaller or larger properties than what they are already targeting because of the model they operate There is a lot of competition from foreign investors who are willing to simply break even and lose out on a profit in order to move their money into the American Dollar Paul’s surprising ‘why’ One of the things that Paul and his partners at Wellings Capital are passionate about is stopping human trafficking. If you take the record annual profits of GM, Nike, Starbucks, and Apple combine them and multiply that number by 2, that is the approximate revenue generated by human trafficking in the world. It’s a $150billion business. They are working with organisations like Harvest Home, Exodus Cry, to provide funding to fight the human trafficking industry. lIVE CHAT: Black Friday Sales, Turkey Thanks Giving Now Christmas As with Native traditions in America, celebrations - complete with merrymaking and feasting - in England and throughout Europe after a successful crop are as ancient as the harvest-time itself. In 1621, when their labors were rewarded with a bountiful harvest after a year of sickness and scarcity, the Pilgrims gave thanks to God and celebrated His bounty in the Harvest Home tradition with feasting and sport (recreation). To these people of strong Christian faith, this was not merely a revel; it was also a joyous outpouring of gratitude. If there is one day each year when food and family take center stage, it is Thanksgiving. It is a holiday about “going home” with all the emotional content those two words imply. The Sunday following Thanksgiving is always the busiest travel day of the year in the United States. Each day of the long Thanksgiving weekend, more than 10 million people take to the skies. Another 40 million Americans drive 100 miles or more to have Thanksgiving dinner. And the nation's railways teem with travelers going home for the holiday. Despite modern-age turmoil—and perhaps, even more so, because of it—gathering together in grateful appreciation for a Thanksgiving celebration with friends and family is a deeply meaningful and comforting annual ritual to most Americans. The need to connect with loved ones and to express our gratitude is at the heart of all this feasting, prayerful thanks, recreation, and nostalgia for a simpler time. And somewhere in the bustling activity of every November's Thanksgiving is the abiding National memory of a moment in Plymouth, nearly 400 years ago, when two distinct cultures, on the brink of profound and irrevocable change, shared an autumn feast.

Also known as Mabon and Alban Elfed. Known by the Americans as Harvest Home.   Faerie Night by Jacqui Callis Faerie Night is a powerful faerie song written and performed by Jacqui Callis from a poem by friend and author Suzan Caroll. Although available to download individually, it is from a collection of original songs called Soul Vagabond. The CD features 18 songs with a Celtic/folksy/multidimensional feel, written, or co-written, by Jacqui - some are unaccompanied voice and harmonies and others feature: fiddle, dulcimer, pedal steel, slide, lead and rhythm guitars, banjo and double bass.  See her Myspace page and hear more music or visit her homepage, Soul Vagabond. Yeats William Butler Yeats (13 June 1865 – 28 January 1939) was an Irish poet and dramatist, and one of the foremost figures of 20th-century literature. A pillar of both the Irish and English literary establishments, in his later years Yeats served as an Irish Senator for two terms. He was a driving force behind the Irish Literary Revival, and together with Lady Gregory and Edward Martyn founded the Abbey Theatre, and served as its chief during its early years. In 1923, he was awarded a Nobel Prize in Literature for what the Nobel Committee described as "inspired poetry, which in a highly artistic form gives expression to the spirit of a whole nation;" and he was the first Irishman so honored. Maud Gonne Originally published in the Weekly Critical Review on 4th June 1903, The Rider from the North was later called The Happy Townland. This poem was read from In The Seven Woods which can be found at Sacred Texts, subtitled Being poems chiefly of the Irish Heroic Age.    Light by Sora Sora (aka Andrea Hunt) is an independent musician with a different philosophy on how she wants to share her music with the world. Perhaps it was all of the touring she did as a teenager with the Calgary Youth Orchestra and the Calgary Fiddlers that made her appreciate the subtleties of having a solid home base. It may have been the influence of playing with elite musicians and performing to sell out crowds that seeded her desire to mold a new musical lifestyle. Her natural flair for Celtic vocal styling leaps out in her 2003 debut CD “Winds Of Change”. On this self produced project all 13 tracks were recorded live off the floor. “What you hear is what we did” Sora says. “Everyone was in the same small room at the same time”. The arrangements for each song were chosen specifically because they were so different from anything she had ever heard – which gave her the chance to put her heart and sound into each track. This book can be found on Project Gutenberg or Many Books.   Morgana by Kellianna Kellianna is an accomplished musician and performer worldwide. Her CD's , Lady Moon and I Walk with the Goddess are being recognized around the globe as a must have for any lover of Goddess inspired folk music. The track she has given us permission to play is called Morgana, and you can find the lyrics on her site. About the track she says:  "Morgana was created after I read Marion Zimmer Bradley's "The Mists of Avalon" for the third time. The lyrics were completed upon my return from the Ancient Isle of Avalon in Glastonbury, England. Being in Avalon and on the Tor, I could easily imagine Morgan losing her way in the mists and traveling to the Fairy World. She was strong and always emerged from the magical realm to her beloved Avalon."
