Hello and welcome to Small Business Snippets, the podcast from SmallBusiness.co.uk. I'm your host, Anna Jordan. Today we have Tej Lalvani and Sam Jones – one is CEO of Vitabiotics and Dragon on Dragon's Den and the other is an entrepreneur who, according to Touker Souleyman, gave one of the best pitches he's ever seen in the Den. Sam went into the Den looking for £60,000 in exchange for ten per cent equity of his internet browser company, Gener8. Wowed by the pitch, Touker Suleyman and Peter Jones teamed up to invest in the entrepreneur, leaving Tej and Deborah Meaden with cash in their pockets. Tej sought out Sam after the show, becoming one of a group of high-profile investors to back the firm. After four years on the show, Tej will be stepping back from Dragon's Den later this year to focus on growing Vitabiotics.     We'll be talking about making a pitch – from both sides of the Den.  Anna: Hi guys, how you getting on? Sam and Tej: Hi Anna, how are you? Anna: Yeah, doing really, really well. Thanks. Sam: Awesome. Good to be here this afternoon. Thanks for having us on. Right, we've got quite a bit to get through, as you've heard in the intro. I'll start with you, Sam, talk us through the process of going on Dragon's Den and anything that stood out to you particularly. Sam: Well, wow, I mean, what an experience. It'd be hard to put that into 30 seconds. But really quickly, I start with what's happened since and then I'll jump back to what happened during so. Since Dragon's Den, the reaction has been incredible. The pitch went viral. With about 20 million views on Facebook and other five million views on LinkedIn, we were averaging a new download every ten seconds for about seven or eight weeks. Off the back of that, more than 30 different press outlets wrote about us. We used this momentum to raise a modest round of funding, which we were super fortunate to be able to include. Of course, Tej Lalvani and bringing him on board alongside people like Tinie Tempah (the rapper) and Harry Redknapp (the football manager). It's been a whirlwind since Dragon's Den, which is amazing. Going back to the pitch – God, I mean, this was a hell of an experience. I think that we all know, from watching it on TV, that when you walk through those doors, and you come out of that lift, anything can happen. Of course, from the entrepreneur's perspective, you hardly sleep the night before, because you're just so nervous. So, you're standing there in this lift, light-headed and the butterflies are multiplying in your stomach and you're trying your best just to hold it together. But then your head's getting noisier – you can't even remember your opening line – and you're just trying to tell yourself to breathe. And then there's that moment where the doors open, and you walk out to the left. It's total silence. You see the Dragons sitting in front of you, just like you do on TV. You even hear the echo of your own footsteps as you're walking out to that mark on the floor to start your pitch. I think that's tough no matter who you are. That's tough. But that's how all of the entrepreneurs start on Dragon's Den. That's amazing because you looked so cool and calm when you were on the TV. It's hard to believe that all of this was rushing through your head at the time. Sam: Oh, yeah. I mean, I think you're standing in front of these five incredible characters that we've all seen on TV for so long. And of course, you know what each one of those investors can bring to your business. So, I think the real art is being able to calm your mind, take that breath, and then go in and communicate your pitch really clearly. Yeah, absolutely. And talk us through the stages before that, because I'm sure people who are listening or watching might be thinking of, maybe someday, going on Dragon's Den. Sam: Sure. In terms of preparing, well, the thing that I did really simply was I just practiced the pitch, probably 100 times – probably more than 100 times. I knew it inside out. Of course, I watched a lot of Dragon's Den as well. I imagined answering every question, but then more than that, I just knew my business. I know why I started Gener8, I know what we want to achieve. And then really the challenge was just keeping that mental clarity so I could communicate that to these guys when I was standing there. What about you, Tej – what were your first impressions when Sam walked into the Den? Tej: Well look, as an investor, as a Dragon, you look for a couple of things in terms of what they're pitching and the entrepreneur themselves. When you're investing, obviously, the pitch is important – to understand the clarity of it. And sometimes, you know, entrepreneurs don't communicate what it is. And of course, what Sam presented is not an easy thing to try and grasp in layman's terms. He did a great job of doing that. Then secondly is the opportunity you see in the business. It seemed a very strong opportunity to potentially disrupt certain things. You ask questions to the entrepreneur and you see how they respond accordingly. So the questions I asked, he responded very quickly, promptly and dealt with the issue, because sometimes entrepreneurs may deflect the question if they can't answer it. He took on board some of those points or concerns I had, and very clearly went through them and said, ‘Okay, that's a potential risk', ‘this is a problem and this is not the solution for it'. That impressed me. I think just the space as well, the tech space I was interested in. So really, there's a couple of things that you look at, and it sort of ticked all the boxes in my head as a potential investment. I thought it was a fantastic pitch, yeah. Amazing. Do you have anything to add to that as to what other entrepreneurs who may consider going on Dragon's Den can learn from Sam's pitch? Tej: Well, as Sam said earlier, one is about practicing and watching Dragon's Den. So few people actually come and really watch the episodes because everything is pretty much there. And you can see how sometimes you can go completely on a tangent because other entrepreneurs have not prepared, they've not been transparent. You could get a complete grilling versus having four or five offers sometimes. I think that that is important, preparation. Of course, nerves hit you, and some people can manage them better than others. The Dragons will be lenient if you do forget certain things, because there is that pressure on national television. However, it's how you deal with it. And this understanding – have you been actually prepared? The other important thing is understanding the full aspect – all of your business, the ins and outs of it. Sometimes, the entrepreneur says, ‘I don't really do that, that's not my role'. But it is your business. You're an entrepreneur, you need to understand everything about the finances, to the marketing, to the competitors. That is very important as someone who wants to pitch to Dragon's Den. Be clear for what you want and what you're asking for. They just sometimes come on and say, ‘I want this amount of money'. What are you going to do with that money? How's it going to work? And what do you really want from a Dragon? The clearer the entrepreneur is – the better, the more concise – and really try and explain your business in simple terms. And very quickly, people just someone's got one for now and you like, and half the time is the questions about trying to understand, ‘What does your business do'? So really, that is an important part. Get that sorted out and use the other time to try and get the investment and negotiate the deal that you want from the Dragons. Yeah, and sometimes it's not even on the show, because you've got the due diligence to go through afterwards. Off camera, of course. Tej: Yeah. I mean, that's a different process altogether. But I mean, in the Den, the idea is you have an intent to do a deal with the entrepreneur. And of course, during due diligence, certainties can probably pop up. The BBC can only do a certain amount of due diligence. As an investor and as a shareholder, there are things about shareholders agreements that you need to look at – the bank, the finances – is it correct? Is there more debt than what was given in the show? By the time you do a deal, it could take three or four months, and the situation may change for an entrepreneur as well. They're all aspects that get involved. But by and large we try and do every single deal that we agree in the Den. Great. Sam, coming back to you, when you were having your discussion with the wall, what was that like? What was going through your head? Sam: To be honest, I think that was quite a surreal moment, because I'd spent so much time, effort and energy in preparing to try to get to that stage. But when that happened, there is this kind of rush of emotion and adrenaline, where I think I was so pleased that when I asked to go to the back, I think you can see on the piece that is broadcasted on TV, I have this big grin across my face, because I'm there thinking, ‘Blimey, what a great place to be,' and reflecting kind of momentarily on the journey up until there. Before then, of course, thinking, ‘Okay, what are the offers in front of me? How should I go back and handle this?' So yeah, it was a fantastic moment, really. It must have been nerve-wracking for yourself, Tej, because you'd put forward an offer. You must just be sitting there in that moment thinking, ‘Well, what is he going to decide? Is he going to take it? Who's he going to go with?' Tej: Absolutely. I mean, it's, it's always a tense moment. And that's the fun of the show because you are competing against other Dragons genuinely for investment. And it's about communicating what value you can add as an entrepreneur to help the journey and grow the business at the same time. It's important from the entrepreneur's side and trying to communicate that at the same time. And of course, then you have the flexibility of percentage investment, whether you offer more money for the same percentage or whether you prepared to take less equity for the same amount of money. Those levers are there. And then you just see what happens. Of course, ultimately, the entrepreneur decides – they make the decision. You win deals and you lose deals all the time. Yeah, it must have felt like that on this particular occasion you missed out. Tej: Yeah, well, it felt like was I should have provided free office space! Anna: Touker finally shifted it! Tej: Of course it was disappointing. But equally, I believed in Sam's vision and what he was doing. We did reach out afterwards, got in touch and and subsequently made the investment because I thought I could add great value to the business. I thought this was a great opportunity. And so it worked out that way. Great. You say that you've never sought out an entrepreneur that's appeared on the show before – how did you go about seeking out Sam? Tej: Previously, if I've lost deals in the Den, or they haven't gone through, then usually I just didn't get it for a particular reason. I just leave it. But yeah, I thought that was an important decision. And at the time, Sam chose two people. The more I thought about it, the more I thought it was a great opportunity. So, I contacted Sam, and, obviously the other Dragons, Touker and Peter, who invested. They were very happy to have me on board as well. We had a discussion and worked out a deal that was great for everyone. Talking post-pitch, what's in the future for Gener-8, especially in terms of managing customer expectation around what kind of rewards they can get, for example? Sam: Right now, the future is really exciting. We're growing incredibly fast still. So, 1000s and 1000s of new users are downloading Gener8 all the time. We're scaling the team. When Dragon's Den aired, there was just four of us. Now we've tripled to about 11 or 12 of us. There'll be 15 of us once we finish this hiring spree. Increasing internal capability is a key thing here. Additionally, we're working on our mobile app to get this developed, out in the world. We've got over 50,000 people on the waiting list for the app already, which is fantastic. From our side, it's full steam ahead. We're chasing down these opportunities. I mean, it really feels like we've captured the Zeitgeist in empowering people to control and learn from their data. We're just running full speed ahead with that, really. How do you scale up at such a rate as you are without over-expanding or taking any of those kinds of risks? Sam: It's amazing to have people like Tej, Peter and Touker – and some of our other shareholders too – who have also been in in similar fast-growth businesses. These guys have gone through it before. There is a tried and tested playbook. Particularly if I look at one of our investors, who is the former CEO of Spotify, he's been there with the explosive tech growth. Asking our shareholders and our board is always a great area to get guidance from. The other thing as a result of explosive growth is that, as you're saying, you need to scale up to meet your consumers' expectations. There's always a little bit of a time lag in there. It's a positive problem. Of course, it is a teething pain that you need to get through. To give you some context, we can receive over 1000 emails, DMs (direct messages) or messages every day from users and new users who are getting in touch. On Friday, when I left the office, we were down to zero in our inbox. On Monday when the team came back, that's today, we're at over 1700. Of course, there is this period where we need to put in place structures and capabilities and manpower that will enable us to respond quicker and more efficiently and more effectively. We're getting there. It's exciting, as you can imagine. Yeah. Tej, I can imagine your unique insight has been invaluable here as well, in terms of scaling up in a sustainable way. Tej: Yeah. What we like to do is work with Sam and see all the all the things he needs for the business to help grow it and we provide it essentially as a wish list. And whether it's opening doors or contacts or help on strategy or advice, we're available here to be able to help with the business because we all believe in the mission equally, too. It's a movement, as Sam was talking about, and it's a lot more important than just monetary. It's actually changing the game, people are able to control their data and monetise. Great. Coming back to a more general topic. Tej, you are very active on social media and you often ask your followers for tips and what their priorities are, what their business goals are. Have you ever seen an example of a bit of business advice or a mantra that's been presented to you that's made such an impression on you that you've adopted it yourself? Tej: With social media, I enjoy interacting with all the followers and I try and give bits and tips of advice that I've learned along the way. There are many that can apply to different people. And it's great to hear feedback from how it's helped change people or given them the push they needed to set up their business. To take decisions that need to be done that may be difficult. So, in terms of advice that I think they will follow is that there are a couple of principles in my life. One is that, as a person, I always want to learn and grow all the time. Number two is that if you want to do something, set up a business, you just have to get started and do it. A lot of the time people try and wait for the perfect opportunity or the perfect idea. That's really hard to do, because it doesn't exist. What usually happens is, when you come up with an idea, what you end up with is quite different to what you started with. I think it's always an evolving thing of business. If you have something, just go for it and see what happens. People have that hesitation. I believe in today's world, when you're selling a business, it's always important to focus on a niche, because there's no point in trying to be everything to everyone. You'd rather be great at something in particular which no one else can beat you at, then trying to provide something for everyone that's slightly better than everybody else. So, there are the essential principles. As for quick tips, I'd say, when it comes to setting up a business. A lot of the time when people start businesses, they imagine how it's going to be, but it's a lot of firefighting, a lot of problem solving throughout the way – as long as you're prepared for it. My wife set up a business recently as well and I told her that, and she realises that that's exactly what it is. There are always issues, always challenges. That could be small, it could be big. But if that's what your day is, and it's about, despite all that, how do you grow? How do you exponentially build your business at the same time? Yeah, that's also why as far as again, you should be working on your business, not in your business so that you can help drive it forward. And a similar question to you, Sam – what's the best piece of business advice you've ever been given? Sam: Oh, I've been given so much amazing advice that it'd be difficult to select one piece now. But something that I can tell you, or tell the listeners, which I think might be helpful. If they're ever looking to pitch for investment, or go on Dragon's Den, I think the biggest variable that will impact the outcome is how you think about yourself when you go into that situation. What I mean by that is that you need to start by reminding yourself that you're not singing for your supper. Never stand hat-in-hand, asking for money, because that's the quickest way to turn someone off. Instead, I think that you've got to believe that you're sharing a secret with the investor. So, you're telling them about an opportunity that they're not aware of, you're pulling away the curtain and unveiling a hidden truth that's been in front of their eyes all along. And if they're lucky, you might be willing to invite them on the journey with you. Now, how much more exciting is that? So, the tip that I would give is remember that you're sharing a secret, you're not singing for your supper, anytime that you're meeting with investors or asking for investment. Tej: I think it was Henry Ford who said this quote: ‘Whether you think you can or you think you can't, you're right.' Because really, it's in a belief in your mind. And if you think you can't do it, then you're right, you won't want to do it. But if you think you can, and you want to do it, nearly everything is possible. Anna: Well, that seems like a great point to end. I'd like to thank you both for coming on. Tej: Thank you. It's been great. Thank you for having us. Hope it was useful. Matt Bailey is a best-selling author. He's written several books such as Internet Marketing: An Hour a Day, Wired to be Wowed, and Teach New Dogs Old Tricks. He's also the host of the Endless Coffee Cup podcast.    Matt is a marketing expert, trainer, and speaker on digital marketing strategy. Matt is a digital marketing instructor for the Direct Marketing Association and an instructor for LinkedIn Learning. His training content and curriculum can also be found at Rutgers University, Duke University, Purdue, Microsoft, Hewlett Packard, and many other places. ‘   In today's episode, Matt Bailey will share some of his strategies for chasing real profit and not meaningless vanity numbers. He will share strategies about asking the right questions and listening.  We'll also discuss diversifying our revenue streams, learning from our failures, and the tectonic shift that's happening with Google and third-party cookies.   Asking the Right Questions   Matt is very passionate about digital and media literacy, or the ability to understand the tools we're using and to understand bias in information. This was something Matt learned during his journey.   Matt started off studying journalism, but he knew that wasn't what he wanted to do, so he went into real estate. He realized there was a way to promote large commercial properties, websites. Two years later, his websites were getting about 200 leads a month.   He learned coding, SEO, link building, and PR doing all these things for himself. He started learning analytics, which led him to ask why his leads from searches weren't turning into sales. “That changed my whole perspective about what I was doing, how I was doing it, and following the profit rather than following the big numbers because if I had to just ask what's generating the most leads, I would have answered that question, but it was the wrong question,” Matt said.    Matt was getting more than 80% of his leads through search rankings, but none of them turned into sales. He poured through his data spreadsheets, trying to figure out where his leads were going wrong and where his sales were coming from. He found that his sales were coming from articles he had published on real estate sites where there were links back to his site. People were reading those articles, clicking the links, and registering on his website. Those people accounted for only 4% of his traffic but 80% of his sales.   If Matt hadn't asked the right questions, he never would have discovered the right group of people to focus on. He would have wasted time and money trying to turn the other 96% of his traffic into sales instead of growing that 4% that already made up 80% of his sales. Questions that drive us to understand our data can help us understand our business and how to make it more profitable.   Ask, Listen, Understand   Matt said some of the best people he has worked with have been able to do this: asking greeting questions and then connecting them to business acumen. Asking the right questions leads to understanding how a business makes money, what the expenses are, what takes away from profitability, what's the business model, how does it functions, etc.   A key part of this process is listening. I feel like the more listening I do, the smarter I am. Listening is one of the most powerful ways to monetize because we can then position our product to sell, we can understand what the needs are, we can customize and personalize based upon it, and we can address true concerns.   Matt shared a survey he had heard about that was run during COVID-19 about virtual selling and B2B sellers. When interviewed, salespeople were saying, “I have a hard time connecting with customers. They're not as attentive, and it's a more difficult sell because of COVID-19.” However, when they interviewed buyers or people in the lead sales funnel, their response was, “I'm not being listened to. They don't really understand what I need.”   In Matt's early days of sales, they used to play a game when they went to sales meetings: whoever talked the most lost. “If you talk the most, that means you dominated the meeting, and the customer did not talk and express what they needed. You were trying to sell the whole time and you didn't listen,” Matt said.    We should be listening to what our customers need. We should also be listening to our partners, those on our team, and our employees because they often have great ideas that we may not have thought of.   Diversifying and Creating Multiple Income Streams   Matt also learned the value of making money in different ways. When he was in real estate, other agents started contacting him, asking him to put their properties on his site because it was getting a lot of traffic.    “That taught me very early [that] I can make money through many other ways,” Matt said. “Putting up a website and [having] other people pay you to put their stuff on it, that takes very little work at all. . . . One of those things I learned is that with the internet, with all these things, there are many different ways to develop multiple income streams.”   Are there different ways we could be diversifying our revenue streams? Sometimes we put ourselves in boxes, saying, “This is the way it's always been done, so that's the way I have to do it.” But that's not true. Experimenting and thinking outside that box may lead us to more success.   We can ask our customers what other needs they have or what other products or services they would be interested in. For example, a business that sells food may find out from their customers that they're interested in recipes they can use to cook their food.    We can also ask ourselves what our competitors have done to expand their revenue streams, and we can look to businesses outside our industry as well to see how they have brought in revenue in different ways, and then apply those lessons to our industry and business.   Learning from Failures   Whenever we fail or make mistakes, it can damage us and our confidence, but Matt likes to look at his past failures as learning experiences.   He was let go three times from three different jobs because of financial cutbacks. It was hard because those organizations were telling him they didn't need him. “It's funny because I look back on that now as the best thing that ever could have happened,” Matt said.    From that experience, he realized he is more secure now working for himself on something he built and has control over than working for a Fortune 500 company. He said, “It's really a lot of things that you learn from that just really turn you into who you are.”   When we're looking back at our past mistakes, instead of being ashamed we can ask questions like, “What did I do wrong?” and “What can I do differently next time?” to help us learn from our mistakes.    Tectonic Shift: Google and Third-Party Cookies   When I asked Matt what the biggest tectonic shift he's seeing is, he said it is the shift Google is making with third-party cookies. Google is eliminating third-party cookies, which isn't necessarily a bad thing because these third-party cookies have been responsible for billions of dollars of ad fraud.   Google is consolidating the total ad revenue being spent online. Matt said, “If you want to reach a certain audience, you've got to go through Google. And the way Google's doing it is they're making themselves the owner of all first-party data of anyone who has a Google account.” It will be interesting to see how this plays out.   Key Takeaways   Thank you so much Matt for sharing your stories and insights with us today. Here are some of my key takeaways from this episode:   We should be asking great questions that will give us actionable answers to grow our business.  By asking, listening, and understanding our customers we will understand our business better, know what our customers truly need, and be able to make much better, informed decisions.  There are many ways to create diversified revenue streams. Being open to new ideas and thinking outside the box can help us grow our revenue, and give our business more stability. We should see our failures as opportunities to learn and grow. They are necessary steps along our path to success.    Connect with Matt   If you want to learn more about Matt or connect with him, you can find him on LinkedIn or check out SiteLogicMarketing.com to learn more.    Want to be a Better Digital Monetizer?   Please follow these channels to receive free digital monetization content:   Get a free Monetization Assessment of your business Subscribe to the free Monetization eMagazine. Sight-unseen offers 11. Enable the homeowner to share the virtual tour on their Facebook and with their friends 12. Steers the listing presentation conversation away from discounting commission 13. Prospects see our virtual tours (on our website, elsewhere) (even before our listing presentation) 16. In-bound leads 17. Synergy from using virtual tours on all listings; regardless of price 18. Advantage of putting your best foot forward every time 19. Use for Coming Soon window 20. Multiple offers happen sooner 21. Helps with the heavy listing that the internet does to market a listing 27. Now I have a 24/7 Open House that gets syndicated to all the listing services 28. Virtual tours move the needle; easy to justify the cost 29. Invest in marketing the property; not the ego of the agent 30. Money spent on marketing the property is a good reflection on the agent’s brand 31. Win more listings 32. ½ of virtual tour investment is getting listings; ½ is marketing the property 33. Half our time is working on getting business. Virtual tours help generate more business. 34. Text this code to see the virtual tour. 35. Popcorn Effect: Sell one house in a neighborhood and more popup 36. Virtual tours are like an online digital resume. 37. Win bigger listings (average price point increases) 38. As agents, we are obligated to use the best tools possible 41. “Digital resume” every time we sell a house. 42. Virtual tours are a no brainer 43. Stats say houses sell for more money and faster if they have a virtual tour. The percent increase helps pay for the virtual tour. 50. Virtual tours help you get more than just family and friends’ listings 51. Virtual tours help buyers with that second look (after they have visited multiple listings) 52. Virtual tours help buyers with friends/family that are helping the buyer make a decision. 53. Virtual Tours will help you win listings. 68. Would you like to have a higher average sales price? Virtual Tours will help you achieve this. 69. While the house will sell anyway, not statistically for as much money with a virtual tour. 70. While the house will sell anyway, how does that reflect on your brand (versus agents using virtual tours)? 71. While the house will sell anyway, you may not get as many referrals from the home seller, had you WOWed them by getting the most offers sooner and for more money. 72. While the house will sell anyway, you are missing a key piece of your digital resume. 73. While the house will sell anyway, when you use virtual tours, you are making a digital marketing resume that says, “I am an agent that uses the best marketing possible to get the highest price possible.” 74. Virtual Tours help you avoid competing on price

Like me, Malia grew up in Seattle so we begin with a short love fest for the PNC, but then I get to pick her brain and her years of experience and I know you’ll walk away feeling inspired and encouraged in your own storytelling. When I asked Malia about a very recent story, she shared with me Uzziah’s—a young man who rather than feeling defeated by Covid-19 or racial unrest decided to start creating candles to bring more calm to the world. His company, which he founded just last spring is Calm & Cure Candle Company and he is already making a difference. Oh yeah, did I mention he is eleven? You can follow Uziah on Instagram at @calmandcure_candles Two of the most memorable Seattle Refined segments for Malia have been those of Jordan Nicholson and Danny Bonaduce. There posted below for easy watching, but you’ll want to experience many more amazing stories by visiting Malia’s website: maliakarlinsky.com (click on TV segments). I think for me, this episode will be most memorable because of the way Malia described how we all carry stories—a library of stories—with us, some in our heart, some on our backs and some in our hands—and when we want to remember that we are far more alike than different, we just need to encourage story sharing. “We can all LOVE and respect each other” — Malia Karlinsky After you watch this, you’re going to want to follow Jordan on IG, @jordanloves.life I think what Malia has really learned about people and life through her work as a journalist is how attractive (in the literal sense) it is to be vulnerable and authentic and to willingly share not just the high points, but also your personal moments of overcoming. These are the stories we can all appreciate and learn from. And, you can follow Danny too @dannykzok ➡️ AND, I was totally WOWed (and humbled) when Malia praised the work I have done in scrapbooking, especially my Photo Freedom book. How do your clients describe their experience working with you? Are you personable, or funny? Do you take care of their needs? Answer all their questions before they’ve even asked them? We all have our own methods and ways of connecting with our clients and leads, and Tanya Delahoz is no different. Whether she’s closing a $300,000 condo sale, or a $3 million house sale, Tanya doesn’t change a thing. She’s opted to provide high-level concierge service, and strives to create that experience for all of her clients. See, in Breckenridge (her market), people are coming and paying cash for their second homes; their dream vacation homes. Tanya understands what they want when they come to her: an easy, done-for-them buying experience. Not only does she know what they want, but she knows just how to make it happen, and that has paid off for Tanya. Things didn’t start that way. After being laid off from her job working in the medical industry, Tanya shifted her focus and managed rental properties. Wowed by her high levels of service, clients started coming to Tanya for all of their housing needs. The obvious next step was getting a real estate licence, and she hasn’t looked back since! If you’re thinking of ways to take your business to the next level, you’re going to be inspired by how Tanya turned a late night decision over a bottle of cabernet into a thriving business! Before we dive in: start your new year with an amazing network of the best second home agents. Make sure that you create your free profile on the Second Home Agents website? Go over and get started: it’s FREE to join. Click here to register, fill out your profile and get listed today. Highlights of this episode: Tom introduces Tanya Delahoz, and she shares about her career, and how she got started in real estate. Tanya had just lost her job, and didn’t know what she was going to do. Over a bottle of cabaret, she and her husband got online, registered her business, created her website, and started her business! Dwell started out as a business to manage rental properties, and eventually flip flipped to become predominantly real estate sales. Tanya shares about their rebranding process, and how the business came to be named “Dwell Summit.” When working in luxury real estate, it’s all about the experience: create a “concierge” service, and you’ll do well. People buying second properties or vacation properties are there for the experience. The dollar value of the purchase shouldn’t dictate the experience though: whether it’s a $300,000 condo or a $3 million house, the experience should be of the highest quality! Closing the sale is just the beginning of the process: you’re just starting a new relationship. Tanya uses spreadsheets to track her follow up with previous clients. Every year, Tanya hosts a “dinner under the stars” for some of her clients. It’s meant to help connect people and bring them together and build a sense of community. Tanya uses primarily Facebook and Instagram, and is working on LinkedIn. Zillow is one of Tanya’s main sources of leads, and she shares how she maximizes those leads. When it comes to lead generation, you need to decide how much you’re willing to invest in leads, and then use the source that best serves you. One of the great things about sources like Zillow and Redfin is that it does often meet consumers where they are browsing and looking at real estate listings. Tanya shares about her experience as a Redfin partner agent. Roughly 10% of Tanya’s business each year is from locals: that is a lot of business coming from a distance! You can’t hire authenticity. You can outsource a lot of parts of your business, but you can’t outsource your voice and your personality and way of doing business. Tanya shares her best advice for any agent just starting out. November 11 is a day that’s extremely memorable for me and the career path I chose. You see, 11 years ago, Kyle Klingman and I kicked off our very first podcast, Wrestling 411. By the way, I’m Jason Bryant, and this is Short Time Shots, a mostly daily look at the scores and more from around the world of wrestling. So back to the story - It was a J Robinson idea housed within a brand called Media Sports Productions, the acronym befitting its home base, Minneapolis. This was the gig I left Pennsylvania for. J Rob and Wade Schalles, wooed me over the phone from my newly purchased row home in Lancaster, Pennsylvania. I saw the pay increase, the chance to continue to further my goals in broadcasting and a chance to get a fresh start in a new area. Wade left shortly after Kyle arrived from Iowa and me from Pennsylvania. Ultimately, we got left holding the bag with little of the start-up money to work with and Kyle and I limped through a very tough year, one that put both of us at odds with one another and put both of our futures in the sport in doubt. Kyle and I talked about this a year ago, when we hit the 10-year anniversary of our foray into podcasting and failed television production. Our first guest was Tom Brands. The audio was terrible, our rapport wasn’t there and it might have been one of the worst shows either of us ever did. Even though I linked it here, don’t listen. We sat at Augsburg’s KAUG radio studios - Kyle knew this was doomed from the start. I thought so to, only I held on to the illusion that we could actually pull this off. Well, we didn’t and 11 years later, here we are, and here you are. That was the second known wrestling podcast, Mat Slammers in Iowa was the first and there was a short-lived show up in Canada for a while too. All that being said, 11 years gone and a lot of things changed for the better out of that experience. I’ve distributed, produced and hosted over 2,400 podcast episodes in that time and I’ve done 1,308 of those myself. Uffda. Now, before I get to the news, this important note from my man Andy Voit. No, he didn’t pay me to say his name on the show.  Dual Meets:  Nothing doing. Tournaments:  Nothing doing. PROMO CODE WARNING There are approximately 63 active wrestling podcasts out there, with 20 of them on the Mat Talk Podcast Network. I get asked all the time about what people need to start a podcast. One of the most important things is a podcast host. I firmly believe in quality comes at a cost and with Libsyn, my podcast host of choice, that cost is super affordable. Sign up for Libsyn, at L-I-B-S-Y-N.com and use the promo code MTO to get your first month of podcast hosting for free when you sign up. That means you get the rest of THIS month and NEXT month free. They’ve been the backbone of this network and if you don’t reach out to me for technical advice, at least hear me on this one – Libsyn.com, use promo code MTO and get your free month (and a half!) TAKEDOWN CANCER It's time again to think about hosting a TakeDown Cancer event at one of your home meets, tournaments or youth events. Go to www.takedowncancer.org for information or contact Mark Neu at mneu@shakopee.k12.mn.usLet’s TakeDown Cancer! - No one fights alone! Notables on the Docket for November 12: A handful of duals in the NAIA, Missouri Baptist heads to Hannibal-LaGrange, down in Iowa, it’s Waldorf facing William Penn and out west, Southern Oregon travels to Havre, Montana to face Montana State-Northern. Why isn’t it Favre? Whatever. Montana got this one right.   Mixed divisional matchups see NAIA Graceland heads up to Pella, Iowa to take on Division III Simpson and NAIA Warner Pacific take on Grays Harbor, a varsity program that competes in the NCWA. The women’s teams at those schools will also face off with one another. Keeping it on the women’s side, Life will head to Gaffney, South Carolina to face the first-year women’s team at Limestone.  FROM THE DWN: Brian Reinhardt from NC State features top-ranked Hayden Hidlay on the NC State athletics website, GoPack.com. Reinhardt also hosts the #PackMentality Pop-Ins Podcast here on the network.  Tim Hands at FivePointMove.com breaks from his traditional U.S.-based Greco-Roman coverage to do an interview with Egypt’s Mohamed El Sayed, who recently won two world championships in the span of a month - actually shorter.  IAwrestle.com does a quick recap of things Iowa State had answered at their annual Cyclone Open. Jake Torkelson with the words there.  Shannon Scovel of NCAA.com does the same, only she focuses on the top-ranked team in the land, the Penn State Nittany Lions.  On Veterans Day, the National Wrestling Hall of Fame outlines the long history the sport’s had with our nation’s armed forces.  Tom Housenick of the Allentown Morning Call writes a stellar feature on a family of wrestlers from East Stroudsburg, Pennsylvania and the struggle the girls had to try to find other girls to wrestle. While the Bibeau kids all love the sport, the girls picked it up as their dad taught their brother. Now the oldest, sister, Avia, will head to East Stroudsburg University next year to wrestle, but still struggles to try to get girls in her own high school to wrestle, because there’s no PIAA sanctioned girls wrestling and if they come out for the first time, they’re still wrestling the boys.  More from the world of girls wrestling, Fox 6 in Milwaukee notes the sport is one of the fastest growing in the country, especially the Midwest. The story features girls of all ages and their love for wrestling. Now, one thing I want to make very clear - do you see all the news coverage that girls wrestling is getting? This is a positive for our sport. It’s showing the sport is truly accepting of all shapes, sizes, colors and genders. To that portion of the population who wants to berate 17-year-old girls for the poor administrative decision of athletic departments 25 years ago, move on. It’s not these girls fault we didn’t let them compete 30 years ago. End rant.  MMA journalist Damon Martin tweeted last night that three-time NCAA champion Bo Nickal of Penn State had signed with First Round Management, indicating Bo’s drive to compete in MMA after a run at 2020. The tweet was attributed to First Round Management’s Malki Kawa.  Ommcom News reports the region of India known as Odisha, on the Bay of Bengal, is in line to host the 2020 Asian Wrestling Championships. India has a huge wrestling following and the metrics discussed by United World Wrestling on the YouTube videos verify that claim. Their news isn’t always on point, but they do churn out a lot of it. This is probably legit.  In lieu of talking about every single wrestler of the week award, rest assured the ones I find, will be in the newsletter, I just don’t want to dedicate the entire section of what’s in the Daily Wrestling Newsletter to WOWs, even though … wait for it … they may have WOWed us this week. One worth noting is TheOpenMat.com named Tate Orndorff its Wrestler of the Week. That one deserves a mention. He beat a pair of All-Americans in Tanner Hall of Arizona State and Jordan Wood of Lehigh on Sunday. He good.  On The Network Kyle Klingman and Andy Hamilton of Trackwrestling.com return with another episode of On The Mat. Their guest this week is Gary Abbott, the longtime Director of Communications at USA Wrestling. The National Wrestling Hall of Fame recently announced Gary would be part of its 2020 induction class, earning the Order of Merit for his years of service.  You can get to read those stories and more from Mat Talk Online’s daily wrestling newsletter. Guest: Antonio Ciraco Age: 31 years Location: Tampa, FL  Bio: My name is Antonio Ciraco and I am a Sales Professional for one of the Nations largest Mercedes Benz Dealerships. I’m 31 years young and full of life! I absolutely love living life on the edge and love to take risks! I believe I am extremely successful with my career because of my past and upbringing. I live for giving back to my family and setting my future up for success while never losing site of who I am and where I have been. The World Needs More: World needs more people to be kind, care forgiving and smile more. Care about people, things and themselves. If you care and smile more you may just change someone else’s day and who knows what they are going through and what a simple smile or a wave may make someone feel :]. Also be more kind and curteous. It’s effortless. One of my favorite quotes was from a tv show called Friday night lights. It was “there is no weakness in forgiving”. Think about that and let it sit in. There is not weakness in forgiving. If you can try and forgive someone that doesn’t make you a weak person in fact it makes you much stronger and builds your character! WOW factor: Wow factor for me are a few periods of my life. One is from losing a ton of weight, 85lbs to be exact and the next is my career. What has wowed me is reflecting on the process when I lost the weight and seeing how I, in only 7 months, lost 85lbs by doing it the right way. Changing the way I ate and going to the gym 6-7 days a week. People say they can’t do it but really that is an excuse. By just getting up and making that first step, you’ve already started doing it. Seeing where I was and what I did to accomplish such a hard goal was a huge WOW factor because I have always struggled with weight and seeing the change in my confidence, quality of life, energy and appearance really put me in shock. Next is my career. I have never been more successful than I am right now and do not confuse my confidence with cockiness because bye no means that is that the case. I love what I do and I am very good at it. I’m not your typical pressure kind of sales guy. I am an experience type of salesman. When you get me you are getting the experience. You know the brand your buying so why not just touch base with a few features, safety items but let’s focus on the experience. This has given me a huge set reflection on myself and has given me the confidence in that I know I am doing exactly what I am supposed to be doing right now and I am killing it! I love the brand, I love my clients and more importantly I love my career and for that I am WOWED by it. But a side note all of this couldn’t and maybe it could’ve but in my eyes I couldn’t and wouldn’t be the person I am today if it wasn’t for my parents upbringing. They are my personal wow factor and the reason I am so successful. I work hard so that I can give back to them and try and wow my mom and dad sonthdt they can sit back and say wow that’s my son and we raised him right.   Favorite Color: Blue!

Meanwhile, Carrie and Samantha try to live the quintessential LA. scene by going to a movie screening party - but they're rejected at the door. Luckily, Carrie meets Keith, who gets them into the party. Wowed by Keith's status, Carrie goes on a date with him and ends up in bed at his fabulous home...until Keith's boss comes in the house and lets the cat out of the bag -- Keith isn't a television mogul; he's a personal assistant. Back home, after another failed attempt to have sex with Trey, Charlotte decides she misses her friends and hops on a plane to LA. Over lunch, Charlotte breaks the news that her marriage is fake, and they're not having sex -- the girls are stunned. And in a last ditch effort to be LA women, the girls all head to Hugh Hefner's Playboy mansion for a pool party. Charlotte meets a charming older man, who offers to buy her a boob job, and Samantha gets them all kicked out for accusing one of the bunnies of stealing her fake Fendi bag.”Thanks for listening! When William Hung was growing up and even throughout his early college years, he thought he had to stay inside the box - the box other people believe are right for him as Asian. He thought he would stay that way, but he was on the verge of getting kicked out of UC Berkeley's civil engineering program and he decided to try singing the song, "She Bangs" for fun at his school's talent show. He had no expectations but to his great surprise, he won! He used this as his confidence booster to audition for American Idol. He never made it to Hollywood but somehow, he was able to achieve accidental fame and success anyway. As a result, he had to face intense criticism from the media and his peers. Nevertheless, he trusted his supporters and never gave up his vision to bring joy to other people through his entertainment. He finally now found his true calling as an inspirational speaker to help other people to use their “magical gift” – their voice, to achieve their dreams as small business owners and entrepreneurs. Today’s episode, William’s perceptions will help you see if you never stop believing in yourself, you can make things happen and help inspire other people.
