Growing up on Redondo Beach in California allowed enjoying life on the oceanside even though Jim's family was not financially buoyant. After this, Jim moved to California State University Long Beach, initially thinking he would become a high school teacher. He, however, moved to San Francisco to join a friend who was starting a company, which he later owned. On how Jim got into Real Estate, he discusses initially starting as a spec home builder for personal investment, with massive success due to the growth rate in the Bay Area at the time. His first contact with the real estate space was as a client, but he was utterly unimpressed with the overpromising and under-delivery of agents. With no interest in being a realtor, Jim had also turned down an offer to be a partner at a Real Estate company but was convinced to join solely functioning on the management side. The company started with the name United California Brokers. While working there, he saw an opportunity to create an experience for clients better than the disappointing one he endured. Jim got his broker's license and finally got into Real Estate. Discussing the structure at Pacific Union - Christie's International Real Estate, Jim shares that Christie's, originally an art auction house, decided to partner with unique Real Estate boutique brokerages in 2009 to take advantage of the benefits of hanging the art in homes. Jim DiOrio is a Former FBI Interrogation Expert, Military Veteran, Undercover Operative, and Savage. Real estate investors are always looking for ways to increase their rents and improve their cash flow on their multifamily properties (and single-family rentals, too). But what’s left to optimize and/or add value after the hard services, the flooring, paint, and common areas are already outfitted? My guest, Jim Monk, not only found this overlooked amenity but has built a business around it! As any good real estate investor knows, maximizing space and providing amenities will strengthen tenant occupancy, as well as give you the ability to charge higher rents. One area that some overlook is the closet. Yes, the closet! After 20 years in the multifamily renovation space, Jim Monk saw a massive opportunity in which the closet was being dramatically undervalued. The multifamily closet has not changed in the last 50 years. For decades, the closet was a bland, uninspired space that was functional (at best). Thanks to poor, haphazard construction, most closets offered less than 42% of their potential storage capacity. Over the past two decades, consumer demographics have shifted dramatically. Millennial and baby boomer renters today are not satisfied with a place to live; they want a unique residential experience enhanced by resort-style amenities (this is becoming increasingly important to renters since COVID). They seek attention to detail that promotes an exceptional quality of life. They want to know they’ll have enough space for their stuff without renting storage or living in a cluttered, claustrophobic environment. Multinational corporations have the opportunity to play a unique role in the energy transition. Health care company, Novartis is taking that opportunity seriously, moving the needle significantly when it comes to the company's own carbon footprint and power usage as well as creating opportunities that smaller organizations may be able to utilize to move their power purchases toward renewable energy faster. James Goudreau is “Head of Climate” for Novartis and our guest on this episode. His experience in the U.S. Navy, serving as a logistics and procurement specialist enabled him to not only understand the inner workings of a large organization's procurement operations, it also introduced him to the necessary considerations large organizations need to make regarding climate issues. The focus is multi-faceted, creating a portfolio through efficiency, adopting renewables as rapidly as possible, creating a credible and transparent program of offsets, and combining that with adaptation to understand the risks, opportunities, and responsibilities associated with climate. Some of the questions Jim began asking were… What are we doing with emissions that impacts our clients? What is happening to impact patient populations (since Novartis is a healthcare company)? What's our responsibility to understand how a changing climate impacts communities, the people we serve, our associates, and our supply chain? As you can see, there are many interdependent things to consider if the right issues are to be addressed in the right ways. Jim's experience in the Navy set him up for addressing those issues perfectly. Navy logistics experience that translates into a business energy transition In his role with the U.S. Navy, Jim was intimately involved with logistics questions that informed how the Navy operated in various theaters around the globe. Climate issues were among those he regularly had to consider. He explains that climate issues greatly impact issues of national and global security so the U.S. military is keenly interested for those reasons. Examples: The increasing recurrence and severity of storms impact many things we tend to take for granted such as sewage, water, food distribution, transportation, logistics, economics, and the social fabric of a community. These issues create or promote either stability or instability. When climate issues cause those areas to fall apart you start to see risks to the individuals increase through viruses, climate-related migrations of populations, destabilization of economies, and more. This experience enables Jim to translate those same concerns into a business context. He says it's more important than ever to acknowledge the rapidly accelerating rate of change due to climate issues and seriously consider the impact it has on such interdependent systems. It impacts how companies support operations and supply chains, as well as those connected with organizations. There is far too much involved to do this subject justice in a small write-up like this, so be sure you listen to hear Jim describe the issues. James Goudreau wants to work himself out of a job as “Head of Climate” While the title of “Head of Climate” at Novartis can sound like a career track with plenty of future job security, Jim doesn't see it that way. He's eager to work himself out of a job. How is that? He believes that when his role is fulfilled correctly, he'll be able to help the company reach a place where it is investing in energy efficiency, shifting rapidly to renewables, developing credible offsets, and understanding and managing risks in aways that incorporate all the elements of climate risk and environmental sustainability into how the company designs and delivers products routinely. When that happens, the company won't need a “Head of Climate” role because everyone will be doing their job, executing on a daily basis, and together will be running a profitable, sustainable business that consumers have confidence in — because it is a values-driven organization. That's an admirable goal and embodies the spirit of the many professionals like Jim who are committed to making the renewable energy transition a reality. Whyville, which Pasadena-based educational software company Numedeon introduced in 1999, was the first game-based learning world on the Internet. It contains over 100 games and activities, as well as live events. 150 different organizations have been sponsors, over the past 21 years. Participants can design, research, chat among themselves and even conduct their own small business--using game units called "clams" as currency. The goal: to teach STEM concepts through interaction and practical applications. Fun is a key element. So is independent thinking. For each student, the game outcomes depend on their actions. Today, Whyville is the oldest and largest virtual community for children. And since its introduction, Whyville has taught its young participants all types of STEM concepts. Math, geography and science are just three of the subjects they can learn through practical application. Playing games, asking questions and exploring are all at the core of that education, which is different for each child. Currently, Whyville is putting the finishing touches on new content, aimed at fulfilling the needs of distance learning which the current pandemic has presented. Dr. James M. Bower is the creator of Whyville's virtual world. A neuroscientist, Dr. Bower (or Jim, as he prefers to be called) is the principal owner, CEO and Chairman of the Board of Numedeon, Inc. Numedeon continuously updates Whyville, keeping the content fresh for young participants (and their parents, teachers and grandparents, who can also be "Whyvillians"!). In fact, Jim and his team introduced a pandemic into their virtual world in 2004. Next, they introduced the possibility of vaccinations against the "Whypox". However, they left that decision up to individual community members. A look towards the future Currently, with a new grant from the National Science Foundation, Whyville will be creating tools for teachers to help students understand COVID-19. Did we mention that membership, and participation, is free? Jim shared the story of Whyville, offered a look inside this virtual world, and previewed the new content he and his team are currently developing for educators for fall semester. Adaptive Marketing Nashville has a large tourism market and visitors have a certain expectation when they travel there. Being a zoo in the market has been very challenging, but Jim has learned a lot in his twenty years there. At first, it was about letting people know they were there in the first place. The marketing efforts were initially designed to get the local populace over to the zoo to sample what was going on. Discounted or free admission, promotional events, and fundraisers were just some of the ways they managed to draw traffic. But as things progressed, Jim and his team were able to focus on promoting specific exhibits and events at the zoo itself. People became more familiar with it over time, but that does not detract from the challenge Jim faced in separating the zoo from the city. Becoming a Destination When you talk about destination marketing, everything is very brand-centric. DMOs are responsible for fulfilling the brand experience they create and ensuring that the experience a visitor has circles back to the brand itself. But that is difficult to achieve when your experience is not complete. Nashville Zoo struggled to wow visitors while major exhibits were being built because the guests felt as though they were missing out on something. When the Expedition Peru exhibit was completed, however, visitors could finally navigate a continuous circuit of attractions. Jim shifted the marketing focus from building anticipation and began to construct the identity of the zoo as a destination. The zoo is not a place for live music or drinking, so they are not the poster child of the Music City brand. But their hard work and creative marketing have put them on the map anyway. Jim Maffuccio is a 30-year real estate veteran and an expert in mortgage notes. He is deeply networked in the secondary mortgage industry and is responsible for acquisitions and underwriting as well as relationships with primary sources and key vendors. Mr. Maffuccio received his degree in civil engineering from Louisiana State University in 1979. Upon graduating, Mr. Maffuccio moved to the West Coast and gained extensive project management experience with Exxon. From 1986 to present, Mr. Maffuccio has been engaged full time in the real estate development and investment industry. In addition, he has overseen several hundred purchase, sale, and/or financing transactions, and has been a licensed real estate agent since 1985. During his real estate career, Mr. Maffuccio developed, and/or rehabbed multiple residential projects in Southern California, including infill subdivisions, affordable homes, luxury homes and homesites, multifamily, and planned developments, such as the Gold Nugget Award-winning “Traditions” community in Fillmore. Mr. Maffuccio has personally executed and/or managed every aspect of the development process, including site selection and acquisition, project conceptualization and design, procurement of entitlements and permits, regulatory compliance, entity structuring and capitalization, construction management, marketing, sales, and investor relations. In 2009, Mr. Maffuccio began investing in mortgage loans, developing key sources and vendors and applying his extensive real estate experience to the note investment space. In 2012 Maffuccio co-founded Aspen Funds, a fund management company focused on mortgage investments.
