First Time Homebuyers Hit a Record Low With the high cost of housing and higher interest rates, people trying to get their first home dropped to a record low around 23% in 2024. The average age of the first-time homebuyer has increased 10 years over the historical average to 38 years old. The median income is now $97,000 and the first-time home buyers are coming up with an average down payment of 9% of the value of the home. Many of these young buyers are using FHA loans, which require a very small down payment and according to research roughly 30% of all FHA mortgages have a debt service ratio of over 50%. This means more than half of these buyers' incomes is going toward servicing debt. This could be a hard pill to swallow for young buyers with not much money left over for luxuries like vacations and new cars. However, if when they buy the home, they understand that if they really tighten their belts for the next three to four years, they will probably be fine. New home builders are doing what they can to try and get rid of the largest inventory of unsold homes on their lots since 2009. The median price of a new home is currently less than one percent higher than the median price of existing properties, which historically has seen a 17% premium. The home builders are using profits from their homes to buy down mortgages. Even though the 30-year mortgage was recently around 6.8%, home builders can buy these mortgages down which led buyers of new homes to a rate around 5%. Buying down these rates has cost home builders about 8% of the purchase price of the home. This reduces their profits but better than the alternative of sitting on unsold homes with a carrying cost for the builder. I don't see this situation getting better anytime soon because I'm not looking for a large decrease in mortgage rates and incomes over the next year will probably increase somewhere around 3 to 4%. We continue to believe the rapid increase in the price of homes over the last few years will not last and it will now take some time to get back to normal market. Maybe we will see a better real estate market in 2027 or 2028.   Is Bitcoin coming to your 401k? I have been concerned with bitcoin and crypto as a whole for several years for many reasons including fraud, illicit activity, and the fact that there is really no way to derive an intrinsic value for it since there is no earnings, cash flow, or anything really backing the asset class. I was disappointed to see the current Labor Department removed language that cautioned employers to exercise “extreme care” before making crypto and related investments available to their workers. They cited “serious concerns” about the prudence of exposing investors' retirement savings to crypto given “significant risks of fraud, theft, and loss.” While this isn't necessarily a full-on endorsement for placing crypto in 401k plans, it definitely seems like the administration is continuing on its path to try and normalize crypto as an established asset class. Even with this change in language I would be surprised to see a huge surge in cryptocurrencies within 401k plans. Ultimately, ERISA bestows a fiduciary duty on employers and company officials overseeing 401k investments and that means legally employers must put the best interests of 401(k) investors first and act prudently when choosing which investments to offer (or not offer). Given the extreme volatility within crypto I believe it would be a huge risk for these companies to offer it as it could open them up to lawsuits if there are major declines. We'll have to see what other changes are made as time progresses, but I don't believe crypto has any place within a 401k plan at this time.   Inflation report shows continued progress The personal consumption expenditures price index, which is also known as PCE and is the Federal Reserve's key inflation measure, showed an annual increase of just 2.1%. Core PCE, which excludes food and energy, showed a gain of 2.5%. Both results were 0.1% below their respective estimates. Overall, inflation has continued to cool and is now quite close to the Fed's 2% target. The question that remains is how will tariffs ultimately impact inflation? An economist from Pantheon Macroeconomics said that he believed core PCE would peak later this year between 3.0% and 3.5%, if the current mix of tariffs remained in place. I would say it is difficult to forecast the tariff impact since we don't know what will ultimately be passed on to the end consumer. It will definitely be interesting to see what numbers look like in the coming months, but ultimately, I believe most of the concerns around inflation are overblown and even if the rate for PCE is around 3%, I don't see that as being problematic for the economy.     Financial Planning: What it Means to be an Accredited Investor An accredited investor is someone who meets specific income or net worth thresholds—such as earning over $200,000 annually ($300,000 with a spouse) or having over $1 million in net worth excluding their home—and is allowed to invest in private securities offerings not registered with the SEC. These investments, which include private REITS, private equity, hedge funds, and startups, often promise high returns but carry significant risks such as illiquidity, limited transparency, and the potential for total loss. While many of these offerings are only available through fiduciary advisors—who are legally obligated to act in their clients' best interest—investors must still exercise caution. Fiduciary duty applies only in certain contexts (such as investment advice) and may not extend to related areas like insurance or commission-based products. Additionally, what qualifies as “acting in your best interest” is often subjective and open to interpretation. Working with a fiduciary does not guarantee protection, and investors should remain vigilant, ask questions, and independently evaluate any recommendation. Also, private investments aren't necessary better than public investments, so just because you qualify as an accredited investor doesn't mean you should be investing in private securities.   Companies Discussed: Regeneron Pharmaceuticals, Inc. You are obviously the protagonist, but it's very difficult to determine who the adversary is.  GM - Game Mechanics - For the main part of the game you are either answering questions or if you prefer, filling out the forms directly.  That's really all of the gameplay… YAWN!  Even if you do fill out the forms and submit them to the government in time, you may still have to face a random boss fight in the form of an audit which can extend the playtime extensively.  AV - Audiovisuals - There is no music!  The UI is very simplistic… and not in a compelling way. There is a timer and a checkered flag at the top of the screen, but that's about as exciting as it gets.  Any sound effect in the game is utterly forgettable.  For the current generation of games, the graphics and audio should be much better.  Zombies are needed to add some excitement!   UPs - If you do a speed run you can be done very quickly - You can receive money which makes it seem like you have accomplished something - DLC is available for your State if you want to extend your gameplay DOWNs   - Although story the branching is extensive there are really only 2 endings either you owe or you get a refund and neither of those guarantee a “good ending” - Almost more fun to fill out the forms manually, at least with that you feel some sort of an accomplishment. - Extra data entry is required to actually submit your forms electronically unless you have a printer and stamps, but who other than Andrew has those handy. He has swept the opening contests for the Republican presidential nomination and delivered a fresh setback to his last major rival, former U.N. Ambassador Nikki Haley. Trump's margin of victory Tuesday is still coming into focus. But it's clear his hold on the Republican Party hasn't wavered despite the multiple criminal cases he is facing. The results are disappointing for Haley, but she vowed to stay in the race, declaring it “far from over.” Trump bragged about following up his Iowa win with a victory in New Hampshire but also repeatedly insulated Haley, declaring, “Lets not have someone take a victory when she had a very bad night.” Russia's Defense Ministry accused Ukrainian forces of shooting down a military transport plane, killing all 74 people aboard, including 65 Ukrainian prisoners of war being swapped. It said the POWs were being transported to Russia's Belgorod region. Ukrainian officials did not comment on the crash and The Associated Press could not confirm who was aboard. Officials in Kyiv cautioned against sharing unverified information. In addition to the 65 POWs, the Il-76 transport carried a crew of six and three other passengers, the ministry said. According to the statement, Russian radar registered the launch of two Ukrainian missiles from Ukraine's Kharkiv region that borders Belgorod. The ministry called the attack “a terrorist act.” BEIJING (AP) — Chinese officials say at least 25 people died after a fire broke out in southeastern Jiangxi province. Local authorities for the Yushui district of Jiangxi province said a fire broke out in the basement of a shopping area in mid-afternoon on Wednesday. They say 120 rescue, firefighters, police and local government officials were deployed to the scene. Search and rescue operations are underway, and the cause of the fire is under investigation. DETROIT (AP) — Ford is recalling nearly 1.9 million Explorer SUVs in the U.S. because a trim piece can fly off and create a hazard for other drivers. The recall covers Explorers from the 2011 through 2019 model years. Documents posted Wednesday by the U.S. National Highway Traffic Safety Administration say that clips holding the trim that covers the roof supports by the windshield can come loose. If that happens, the trim can fly off. The recall comes after U.S. regulators opened an investigation into the problem last year after receiving consumer complaints. Canadian regulators also inquired about the problem. Dealers will inspect the trim pieces to make sure the clips are engaged and add adhesive to hold them in place. Owners will be notified starting March 13. NEW YORK (AP) — Charles Osgood, who anchored “CBS Sunday Morning” for more than two decades, hosted the long-running radio program “The Osgood File” and was referred to as CBS News' poet-in-residence, has died. He was 91. CBS reported that Osgood died Tuesday at his home in Saddle River, New Jersey, and that the cause was dementia, according to his family. Osgood proved to be a broadcaster who could write essays and light verse as well as report hard news, a man who continued to work in both radio and television with equal facility. He joined the CBS network in 1971. MANASSAS, Va. (AP) — President Joe Biden and Vice President Kamala Harris have joined forces at a rally in Virginia as they push for abortion rights. First lady Jill Biden and second gentleman Doug Emhoff were also there Tuesday at what was the first joint appearance by all four of them since the 2024 campaign began. It's a reflection of the importance that Democrats are placing on abortion as they face a likely rematch against Donald Trump, the former Republican president. Trump helped pave the way for overturning Roe v. Wade by nominating three conservative justices to the U.S. Supreme Court, a fact that the Biden campaign plans to remind voters of at every opportunity. WASHINGTON (AP) — The U.S. military has hit three facilities in Iraq and two anti-ship missiles in Yemen within hours of each other in its continued effort to keep violence from the Israel-Hamas war from spilling over into a wider conflict. Inuit said it had appealed the decision, which it called deeply flawed. MONTGOMERY, Ala. (AP) — Alabama intends to put a man to death with nitrogen gas this week unless stopped by the courts. It would be the first execution attempt with the method in the United States. Kenneth Eugene Smith is scheduled to be executed Thursday evening at a south Alabama prison. Alabama plans have a gas mask put over the 58-year-old's face to replace his breathing air with pure nitrogen gas and kill him. The Alabama attorney general's office says using nitrogen gas is the most painless and humane method created. But some doctors and critics say what exactly Smith will feel is unknown. He holds a Bachelor's degree in Electronics Engineering and a Master's degree in Human-Computer Interaction from the University of Michigan, Ann Arbor. Starting his career as a User Experience Designer at Ford Motors, Ashu later joined Walmart.com/Walmartlabs as an Interaction Designer, where he led multiple successful projects, including Pharmacy and Search redesigns. Just as the stroller is seconds away from hitting traffic, a man suddenly dashes over and grabs the handle just in time. The quick-thinking hero, Ronald Nessman, said he had just finished a job interview for a dishwashing position at an Applebee's. In a video streamed on YouTube, Republican Sen. Calvin Bahr, of East Bethel, can briefly be seen voting — with a School House Rock “I'm Just a Bill” character on the wall behind him — during a Zoom call on Monday with the Legislative Audit Commission. In a settlement agreement last year, TurboTax's owner Intuit Inc. was ordered to pay $141 million to low-income consumers who were deceived into paying TurboTax to file their federal returns. (PYR: TSX), which designs, develops, manufactures, and commercializes advanced plasma processes and sustainable solutions to reduce greenhouse gases (GHG). The stock which surged to just under $12 in February has dropped roughly 50% from its highs and the listener asks if it offers better value today.   Our second YSOT is on PARTS iD Inc. (ID:NYSE) - the owner and operator of, among other verticals, "CARiD.com," a leading digital commerce platform for the automotive aftermarket. The Dow and S&P500 snapped a five session losing streak - Dow up +262-points or +0.76%, with 23 of the indice's 30 components advancing . The broader S&P500 added +0.23%. Energy (up +2.94%) led eight of the eleven primary sectors higher. Health Care (down -0.61%) was the worst performing primary sector overnight. The Nasdaq dipped -0.07%, extending its decline into a fourth consecutive session. Apple Inc added +0.39% ahead of its annual product launch event tonight AEST, where the company is expected to unveil its iPhone 13 line-up as well as new smartwatches, headphones and possibly more. Separately, Epic Games has filed an appeal to last Friday's (13 September) ruling in its lawsuit against Apple, calling on a higher court to re-examine the case and overturn the judge's ruling. Few details were provided about the legal basis for Epic's appeal, but it is likely to continue to press on the federal antitrust allegations dismissed by the court. The small capitalisation Russell 2000 up +0.59%. In merger and acquisition (M&A) news, Intuit Inc (down -1.76%) announced that it will acquire email marketing company Mailchimp for US$12B in cash and stock.

Apple Inc added +0.39% ahead of its annual product launch event tonight AEST, where the company is expected to unveil its iPhone 13 line-up as well as new smartwatches, headphones and possibly more. Separately, Epic Games has filed an appeal to last Friday's (13 September) ruling in its lawsuit against Apple, calling on a higher court to re-examine the case and overturn the judge's ruling. Few details were provided about the legal basis for Epic's appeal, but it is likely to continue to press on the federal antitrust allegations dismissed by the court. The small capitalisation Russell 2000 up +0.59%. In merger and acquisition (M&A) news, Intuit Inc (down -1.76%) announced that it will acquire email marketing company Mailchimp for US$12B in cash and stock.

As mentioned in our episode on the last Sunday, Intuit Inc. reports its fiscal Q3 result after market close. Its results met analysts' expectation and its outlook topped estimates. The company reported revenue of $4.17 billion (Year-over-Year +39%), net income of $1.46 billion (Year-over-Year +35.2%), and non-GAAP EPS of $6.07 a share (Year-over-Year +35.2%). Analysts expect revenue as $4.48 billion, and EPS as $6.56 per share. Intuit forecast fiscal Q4 revenue of $2.29 to $2.32 billion, and earnings of $0.78 to $0.83 per share (Year-over-Year +26% to +28%), while analysts predict 35 cents per share on revenue of $1.81 billion. Intuit's stock mainly keeps flat after hours, only +0.69% at $442.00.

(INTU: NASDAQ), the small business and tax software provider saw its stock surge 6.77% Friday and 25% year-to-date on strong second quarter fiscal 2019 earnings lead by growth in the company’s Small Business and Self-Employed Group revenues. Finally, our Dog of the week is Freshii Inc. (FRII:TSX), a leader in the quick-serve restaurant healthy eating segment operating 439 restaurants in 16 countries but primarily North America. Its restaurants offer salads, bowls, burritos, wraps, soups, juices, smoothies, and frozen yogurt. The stock is down over 16% last Friday and is off 60% in the past year. Is it a Dog or an opportunity?

Headlines about work abound with projections that employment as we know it is quickly fading away. Jobs are sliced-and-diced into “micro-tasks,” and employees are replaced by an army of contractors. Some blue-collar workers do not even know whom they work for, technically, due to the layers of contracting that separate them from the company to which they deliver services. The on-demand or “sharing” economy is exploding. Microenterprises are proliferating. Estimates of the percentage of the workforce that is “contingent” (or freelance, contract or self-employed) range widely from four to 40 percent. This panel discusses the scope of these phenomena, what is driving this trend, and the implications for workers trying to earn a living in today's economy. As the social contract between employers and employees deteriorates, how do workers access stable and adequate incomes, protections from abuse, and basic benefits like health care and retirement? As the nature of work evolves, how should labor and social policies evolve to ensure work in America can still lead families to a better future?
