John Coe and Don Wood Bio Donald C. Wood Chief Executive Officer Don has been with Federal Realty since 1998, where he is a trustee and has served in positions from chief financial officer to chief operating officer to president before being named its chief executive in 2002. Prior to joining Federal, Don spent 8 years at New York-based ITT Corporation, where he served in various capacities, including deputy controller and chief financial officer of wholly-owned subsidiary Caesars World, Inc. Bio Jodie McLean is Chief Executive Officer of EDENS, one of the nation’s leading private owners, operators and developers of retail real estate. With a more than 25-year tenure at EDENS, she has established herself as a key player in the company’s growth and expansion to its current marketplace leadership, capitalized by blue chip investors and assets valued at $6.5 billion. In this episode, Matt discusses the retail sector with Ken Bernstein, President and Chief Executive Officer of Acadia Realty Trust. Ken talks about the fundamental reworking of the sector due to what he terms the “Retail Armageddon,” a trend that was taking place well before Covid. They also discuss the long-term trends of retail and the additional impacts Covid may have on the retail sector. Acadia Realty Trust specializes in the acquisition, redevelopment, and management of retail properties with an ownership interest in over 100 properties totaling approximately $4 billion in value.Ken co-founded Acadia in 1998. Acadia is also the manager of a series of discretionary institutional acquisition funds. Acadia is currently investing on behalf its Fund V, which is capitalized to acquire $1.5 billion dollars of retail properties.Along with his responsibilities at Acadia, Ken is a past Trustee of the Board of Trustees of the International Council of Shopping Centers (ICSC) and served as the 2017/2018 Chairman. Ken served as Chief Operating Officer of RD Capital until its merger with Mark Centers Trust in 1998, creating Acadia Realty Trust. Prior to that, Ken was an associate with the New York law firm of Battle Fowler, LLP.Ken received his BA from the University of Vermont and his JD from Boston University School of Law. In addition to being a member of the World President's Organization (YPO-WPO), where he was the founding chairman of the Real Estate Network, he currently sits on the Board of Advisors. She sits down with president & principal of Mosaic RE Ventures, Heather Schwarz to discuss the due diligence investment process through the lens of the subtle and non-obvious; what considerations and things you should be checking before making an investment or working with a partner. Key Insights: How a GP (general partner) and an LP (limited partner) are defined in commercial real estate. The Four Ps of ‘obvious’ due-diligence: People, Property, Process, and Performance. The four non-obvious steps in due diligence: Number 1: The Gut Check. Both Heather and AdaPia share personal stories about their intuitive warnings regarding potential investment partners and deals that seem “too good to be true”. Number 2: Sharing of Information. Get as much information as possible from a Sponsor; if it is limited or vague consider that a red flag. Source information externally and speak to a sponsor’s contacts and references. Number 3: Site Visits. If you are investing directly with a sponsor, it’s not unusual to request to do a site visit, especially if the investment amount is substantial. Number 4: Walk Away Factor. There are a variety of factors for walking away depending on your risk tolerance, experience, knowledge, and preferences. It is ok to say no and to walk away. There will always be more deals; don’t get caught up in FOMO. Introduction: Today we have with us none other than the ground breaking Sandhya Espitia, who for the last year and a half has been busy moving mountains as the senior VP of brokerage services for the Real Estate Board of New York. Prior to her role with REBNY, Sandhya spent the previous decade, first at Harvard University in program development, and thereafter with the International Council of Shopping Centers (ICSC), as VP of industry education and certification. In line with her mantra of unlocking the status quo, Sandhya thankfully is a way bigger fan of the Red Hot Chili Peppers song “Power of Equality” when it comes to acquiring and passing along knowledge to REBNY and its members, than she is of the lyrics “We don’t need no education” by rock n’ roll hall of famers Pink Floyd. And just as importantly, in doing so, she accomplishes this in line with another one of her mantras, namely that of “Wherever you are, smile.” Episode Notes: At 2:52, Sandhya Espitia describes her first job working for a developer who specialized in buying distressed assets. Today we visit Pennsylvania and I chat with Ryan Miller, the newly named Executive Vice President of NAI Global for the Eastern Region of North America. After a 10-year plus career as a broker for CBRE, Ryan now serves as more of a business development manager on behalf of NAI Members. Ryan's role is to develop strategy to maximize resources that will drive business and build the NAI Global brand. Ryan is a member of CoreNet Global and the International Council of Shopping Centers (ICSC). He was also recently named one of the Real Estate Forum’s Top 50 under 40 industry professionals. During the course of our talk Ryan and I discuss his transition from brokerage to management and broker support. He endorses the importance of specialization. He shares some wins both in brokerage and his new role at NAI and also gives some strong advice for newer brokers. .
