Back in our Short Sale Power Hour days, Rick was a guest on the show many times, talking about mindset and pulling from decades in the real estate industry to share what it takes to succeed at a high level. Here are some of the most powerful insights from Rick. Quotes and Key Points Mindset is the biggest part of absorbing anything you might learn and deciding what to do with it. We have to believe in being bigger and better than ourselves. We enrich other people's lives by sharing. Everyday you're doing something that creates major, drastic differences in your life and moves you in the direction you'd like to go. How big of a life would you like to make for yourself? Who in your life sees you much bigger than you see yourself? Surround yourself with these people. If God is one of the 5 people you surround yourself with, it brings your average up significantly. You don't want to be around people who want you to succeed but are holding onto your ankles saying “don't leave us behind”. You want people who say “go, succeed and we'll be here if you need us.” The money you make is how you fund your mission and your dreams. How much time do we waste not being productive and not moving towards the dreams we've created for ourselves? Figure out what you're doing everyday that's getting you nowhere, and what you can be doing everyday to get you somewhere. In our hardest moments, we're capable of 20 times more than we're capable of in our best moments. Look, see, move. We have to make a conscious decision to not be in a reactive state. In the book “Fish: A Proven Way to Boost Morale and Improve Results”, the author talks about how easily we can snap our fingers, and make a choice to feel different, and act excited and be happy. If your work is what brings you down, stop doing it. You're not just doing short sales because they're fun. You need to have a passion and desire for the people you're trying to help. It's not just wanting to close short sales because that's the only listing you can find. A carpenter said he used to hate his job until he realized that the nail, hammer and wood represented the dreams of someone who was going to live in the home he was building. From that day on, he loved his job. Information will only help you when you make the choice to use it. You'll only improve your business if you take the stuff that's being shared and use it to create a difference. What does an attitude of abundance have to do with your real estate sales business? A mindset of abundance means “I'm enough, you're enough, there's enough.” How often in your day are you worrying about where the next deal is going to come from, instead of consistently making the assumption that there'll always be enough? Look towards abundance instead of looking towards scarcity. If your mindset is abundance, you'll always create more leads, and when one falls apart, you can just move on. Of course, you'll be disappointed, but you can acknowledge that and then make a purposeful decision to focus on abundance and move forward. What you do today will set your path for the rest of the week. Many people are suffering because they don't truly know what's happening in the real estate market. You need to be the local real estate resource. People are listening to national negative news, reading negative national newspapers and postings on the internet. Your consumer needs to know that what they're reading nationally has nothing to do with what's going on locally. What matters is they know that you're a resource for what's happening on the ground with them. Lead generation is at the core of what it takes to exist in our business. If you want to be productive, think abundantly all the time. The biggest part of lead generation is mindset - it's what keeps you from doing what you're supposed to do. Whether you're a brand spanking new agent, or you've been in the business for decades, we all know that creating some sort of daily lead gen activity will get the results we want. But there's such a big gap between people who know this and the people who actually do it. That action piece - moving from what you know to actually doing it starts in your head. Working on becoming a better you is the most important thing you can do for your business. I want to surround myself with people who see me bigger than I see myself, not people who see me as smaller. Be around people who say “I love you exactly the way you are and here's how you can get better,” not people who just say, “I love you exactly the way you are”. The two are very different. “I'm going to take care of me for you” - when we work on being better versions of ourselves, we become our best for everyone else. Lead generation comes from moving into action. What gets you into action is being so dedicated to what you want that nothing will stop you. Lead generate from a place of contribution. When we're helping our clients, we have to remove ourselves from the equation and focus on doing what's best for that person. You might not think focusing on doing what's best for your clients helps your lead generation, but it has everything to do with it. When your whole life is spent making sure the people around you are well taken care of, your life will open up. People have values. Organizations have values. We have to be mindful of the values of our organizations. And likewise or organizations need to be mindful of the values of its people. In this episode, Michel tells a story of horses on a farm who avoided the electric fence. As the horses approached the fence, they began to feel the energy and so they avoid the fence because they don't want to get shocked. Values create a boundary maintain in system like that for us. When you approach the edge of your values, such as when you feel like you're being disrespected or when you are tempted to disrespect others, you begin to feel the discomfort that comes with being close to the edge of your own values. When we're working with others within organizations, we need to be mindful of our values. Values impact the way we work and the way we treat each other.Research conducted by Pearson suggests that when individuals employees understand and share their organizational values, three things are likely increased engagement, increased productivity and reduced turnover. Anybody who's been in sales has probably been in a situation where you've been in a room with someone and you're looking at them and you're having a conversation with them. And they're looking around the room. They're looking at things. People are buzzing them on the phone. They're like, "excuse me." They're taking the call and you're sitting there and you're thinking, "why am I here? Why am I doing this?" So other people's focus or lack of focus will give you a really good idea of where you stand with them. David: Hello, and welcome to the podcast. We are back once again. Jay McFarland, and I will be discussing, maintaining focus in your day. Welcome back, Jay. Jay: It's so good to be here, David. And I know that focus is something that everybody's working on. One of the reasons I know this is all of the technology companies are building focus tools into their devices. We must be wanting this because I can now tell my phone, no I'm focused on this and it gives me different screens for that particular time so that I can be focused in on this. So we must all want to be able to focus better. And the question is, how do we achieve that? David: Yeah. Especially when there are other technology companies that are trying to get you to focus on them. Right? You gave a great example. I noticed that too, on my phone, there's the new focus button. And I like that idea, but in the meantime, nearly every social media platform is designed to steal your focus, to derail you from what it is that you wanted to do today in favor of what they would like to have you do today, which is to scroll, scroll, scroll, scroll, and then scroll some more. So we do have technology that is working for us, and we have technology that is working against us. But last time when we were talking about the idea of building proactively, I think these things tie together. As we're building proactively, we recognize that it does require day-to-day focus. And so in order to do that, we have to say, okay, how are we going to make it happen? Particularly with all sorts of forces, potentially conspiring against us. Jay: Yeah. I love that point, that on the one hand tech is trying to help us focus, and then everything else in the world, I'm like, "squirrel!" You know, squirrel there's something new and it's not just social media who's trying to distract you. It's the employees who want your time, the customers who call up because they don't know your schedule. They just know they have a question, right? So they're calling you. So how do you go about building some semblance of focus throughout your day with all of these distractions that are coming in constantly? David: Well, from my standpoint, I think we need to decide at the beginning of the day, as early as possible, what really needs to happen today? Because that'll help us to determine where our focus needs to be. What is it that actually has to get done? What has to happen? What do you have to do versus what do other people in your organization have to do? So if you own the organization, you're going to have to determine what you're doing and what they need to be focused on. And how are you going to avoid distraction? Lots of people have, or had, open door policies when people were working together. Do I have my door open? Do I have my door closed? I liked the idea of having an open-door policy. So for many years in my business, I did. But unfortunately, that sometimes programs people to think, okay, door's open! I'm constantly available. So you really need to balance that and make determinations as far as how much of your time during a given day is going to be dedicated to focus time. The work that you have to get done in a specific timeframe, in a specific way, without distraction. And then adapt or create an environment that allows you to do that. Jay: Yeah. I have a funny story. I went to a company, it was a brand new company.

You've probably heard something about meal timing before? Don't eat breakfast. DO eat breakfast. Have you before you train. DON'T have carbs before you train. For every theory, there's someone who aggressively disagrees. Here's the truth...it doesn't matter. At least, not for the reasons that most would argue that it does. When you eat is not nearly as important as how much you eat. In fact, there are plenty of examples of people who only eat 1x per day...and get results. So, that's not what this email is about. I'm not going to tell you that eating a certain food at a certain time will get you different results. At least, not directly. Here's how we view this topic. Firstly, the MOST important dietary variable you can manage is total calorie intake, no exceptions. The easiest way to do that is by monitoring protein, carbs and fats. Simple, right? On the face of it, simply eat just enough to hit the macro targets for the day, no more, no less. As you may have noticed and as I experience every single day, we have 2 demons known as "hunger" and "cravings" that try to derail our best laid plans. For simplicity, hunger is a genuine need to eat as opposed to a craving which is just a desire for a specific taste. I don't know about you but if I don't keep these two in check, I have no hope of successfully managing my diet. Here's what I've discovered about my own patterns simply through tracking and experimenting... 1. If I eat a high carb breakfast, I'm hungry 1-2 hours later. 2. I rarely have a desire to eat large meals during the day, if I do, it makes me feel sluggish. 3. I only ever experience cravings for sweet foods in the evening. THIS is where nutrient timing comes in. I know I'm better off either skipping breakfast or, at least, passing on the carbs until later in the day. I know I'm also usually better leaving 50%+ of my calories for later in the day and eating lighter while working. You *could* try to say I'm using intermittent fasting. Or carb backloading. Some would argue that eating my calories that late will result in excess fat gain. The reality is, there's nothing magical about the above schedule...for anyone else. For me, it's gold dust. I can make small tweaks when I need and experiment. The sole purpose is to reduce (even remove) the effort that I feel on a daily basis from sticking to my targets. We have some clients who eat large breakfasts and small dinners. Some who don't eat carbs at all. Some who fast 2-3 days per week. Some who only have protein shakes until the evening. They all have one thing in common. Their calories and macronutrient targets for a 24 hour and 7 day period make total sense for their goal. And we use the feedback they provide to make the tweaks and changes needed to keep everything flowing. All they have to do is stick to their easy (for them) schedule. And we do the rest. If there's one thing to obsess over, this is it. Building out a weekly and daily rhythm that makes sense for you. Dialing in the details so that it barely even feels like a diet. When patients say they are feeling well, tell them “let the doctor make the determination.” Give honest, professional opinion on everything. Week building: preparing for the future. Patients booked this week, next week, and so on. Then compare to the past. Make changes based on the patterns. Vacations – don’t take them if starting out. “I will do today what others won’t, so that I can do tomorrow what others can’t.” Chiropractic schools and associations need to do a better job of preparing us in business – lacking leadership. Sports chiropractic: using functional assessments, myofascial release, a little luck! Put yourself in a position to attract athletes. Lombardi talks about drawing the line when volunteering your time. Must have the skill set to treat athletes! Soft tissue work and adjustments. Check lifetime, weekly and daily stats (depending on how long your ad campaign has been running). For example, if your objective is: “Website conversions” — look at your cost per conversion first. Then how many conversions you’ve had and then the amount of money you’ve spent. “Clicks to website” — look at your cost per click first. Then click-through-rate and then how many clicks to your landing page. Every niche is different so results will vary GREATLY. Here are some general guidelines: CPL = < $8 If you know roughly what your CPL should be, and the results you’re getting are at least 3x your expectations, pause your ad and test something new. CPC = < $1 CTR = 1%+ Landing Page Conversion Rate = > 20% Sales Page Conversion Rate = ~2% average **If you are a B2B company, your CPL is likely going to be much higher. Facebook ads Reach: Reach is simply the number of people that your ad has been shown to. (I like to have a reach of at least 1,000 before optimizing) Frequency: The average number of times a person has seen your ad. If Frequency goes 4+, it’s time to refresh your ad. Relevancy Score: A rating of 1-10 based on how your targeted audience is responding to your ad. The higher the score the lower cost you’ll pay and the more people will see your ad. 1-3 — your ad isn’t resonating with your audience, change up your ad 4-6 — not bad but keep an eye on the performance of your ad. 7-10 — nice work, keep it up! Webinar Stats (Benchmark Rough Guidelines): Show Up Rate: Average is ~20-30%. Shoot for 30% + Conversion Rate (% of people buying on webinar): Average is ~2-6% **40-60% of your total sales during a launch where you’re using webinars will likely come post-webinar!
