What if selling your business didn't bring the fulfillment you expected? While most discussions around business exits focus on valuation, deal structures, and financial freedom, few address the emotional toll that follows. In this episode, Jerome Myers, America's leading exit authority, unpacks the silent costs of selling a business—the identity crisis, emotional void, and six centers of doubt that can leave founders feeling lost. He shares why 75% of entrepreneurs regret their exits and reveals a four-step framework to help navigate post-exit life with clarity and purpose. Do you believe confidence is a prerequisite for success, or could it be the reward for taking bold action? In this episode, Gord Vickman and Dan Sullivan discuss The 4 C's Formula®, a four-step process of commitment, courage, capability, and confidence, and share how to embrace fear and uncertainty as essential steps toward growth. What happens if you outsource one or more to technology? Show Notes: High achievers commit to action before feeling confident. Others wait for confidence to act.Commitment means pushing through challenges to develop new capabilities.New capabilities always lead to increased confidence. When you gain confidence, you can restart the 4 C's process at a higher level. With greater confidence, you can make bigger commitments.Building new capabilities on top of existing ones compounds your confidence.AI is now an option to skip steps, but will that damage the process?Growth stops when you stop developing new capabilities. All genuine capabilities must be earned, and true confidence follows capability development. Our 21st-century progress is built on the capabilities developed by countless predecessors.Confidence feels good. Courage feels scary.Courage is necessary when you lack capability.Once developed, a capability becomes a permanent asset.Whether consciously or not, all achievers have used The 4 C's Formula. In this episode, we dive deep into the world of negotiation with Andres Lares, managing partner at Shapiro Negotiations Institute and co-author of 'Persuade: The 4-Step Process to Influence People and Decisions.' Andres shares invaluable insights on how to negotiate effectively, whether you're discussing salary, closing a business deal, or navigating complex negotiations in the sports industry. Learn about the importance of credibility, engaging emotion, and facilitating action to achieve successful outcomes. Key Takeaways include: -The Importance of Not Making the First Offer: In salary negotiations, it's generally advised not to make the first offer. Instead, lean on the employer's expertise and ask them to provide a range or number first. -Multi-Faceted Negotiation Strategy: Don't focus on just one aspect like salary; consider other negotiables such as title, bonus, PTO, health insurance, and 401k matching. This allows for better optimization and trade-offs. -Four-Step Process to Influence: The four steps are credibility, engaging emotion, logic, and facilitating action. This methodology helps in making a compelling case and ensuring the desired action takes place. -The Power of Nice: Being nice doesn't mean being weak. You can still be aggressive and confident while maintaining empathy and building lasting relationships through deep discovery and asking great questions. -Handling Common Objections: When faced with objections like 'not in the budget,' ask probing questions to understand the real issue and find alternative solutions. This helps in maintaining credibility and finding a path to yes. #sales #salesnegotiations #jobsnegotiations #negotiate #negotiations #managernegotiations #sellingnegotiations #negotiationtips Connect with Andres Lares: www.shapironegotiations.com https://www.linkedin.com/in/andreslares/ Connect with Manage Smarter Hosts · Website: ManageSmarter.com · LinkedIn: Audrey Strong · LinkedIn: C. I recently had such an enlightening chat with anger management expert Dr. Mort Orman about the root causes of anger and how to break free. Once we understand this, we gain power over anger. He outlines the invisible inner workings that lead to anger arising, including the three key filters our brains use. I was blown away learning how anger originates from falsehoods and misperceptions. Dr. Mort also stresses that we can eliminate anger for good through self-examination, truth seeking, and retraining our brains. I'm so inspired and empowered after our discussion! They're loaded to the brim with hungry SDRs who have 'book the meeting at all costs' as their mandate. They've handcuffed marketing and reduced them to 'lead gen' to feed the sales machine. The result? A 'spray and pray' method that doesn't work unless you have serious cash to burn. Marketing, sales and customer success are incentivised to behave in ways that compete with each other. A poor customer experience. And a high level of churn and dissatisfaction at customer success. To answer your prayers for a 'better way', we've teamed up with 7x ex Head of Sales, Adem Manderovic, to bring you a combined marketing and sales system that will completely align your business. It will help you build a growth engine that allows you to win more customers for less, and reduce churn. It gets sales, marketing and customer success to all play on the same team. Sometimes we feel we have an answer until a moment, situation, or new information prompts us to change our mind. It's like when you change your restaurant order after seeing a delicious plate delivered to another table. Can you playfully laugh at your evolution as you choose again? This episode talks about what awareness or shifts you gain as you evolve. The holidays are upon us, and I am having a blast! This past weekend, I had the honor of celebrating and spending time with two different groups of friends. I went to a birthday celebration and a luncheon. On top of this, I heard from more Striders about their Word of the Year. Actually, I have an update about my Word of the Year. I'm here to spend quality solo time with you for EP116's Wise Walk as we discover our True Stride. I recently experienced a moment that inspired me to rethink my Word of the Year. As of now, I shifted my Word of the Year from Freedom to Flow. I talk about what incident sparked this ripple effect and why I chose this new word. Striders, this is the Four Step Process in real time. On our Wise Walk, I talk about how we can explore the new awareness and shifts that come up as we experience life. When we recognize what new paths we want to consider, we bring a new energy into our journey. Come with me as we reflect on these Wise Walk questions: What are you holding space for so that you can draw in what you really want? Which word can fully communicate the intention you want to send out to the universe? As you feel your way through your word options, are you reminding yourself that it's okay to choose again? What's the energy that surfaces as you play with your word options? New perspectives surface as you play with each word. You have the opportunity to choose again if you find a previous word no longer fits your aims or if a new word comes up that seems to suit your intentions more. Intentions communicate your resolve and readiness for a new start. Let's flow and grow together with these Wise Walk questions: As you test each word out in your reality, do you feel a shift in your own vibration? How does the energy you receive from each word feel? What are the possibilities if you keep heading down that path? Where can you let go and communicate that you're ready to step into a new word? Join this inspiring community to uncover a new sense of freedom, and be sure to follow and review the True Stride podcast as we continue to exchange our light and Heart Value with each other. In this episode: [00:23] - Welcome to the show! [02:16] - What intention does the word “Freedom” have for Mary Tess? [04:50] - Recently, Mary Tess took a romantic leap. What happened? [06:46] - Mary Tess thinks her Word of the Year may change to FLOW. [09:11] - What intention does the word “Flow” have for Mary Tess? [12:02] - Flowing into 2023. [13:35] - Can you playfully laugh at your evolution as you choose again? [15:06] - Openness creates new energy in the world around you. [17:21] - You can hold space for new intentions and priorities. [19:48] - Thank you for listening! The more we grow and expand, the more we enter new dimensions that have room for the version of ourselves that we currently embrace. Likewise, this upcoming New Year gives us another chance to commit to the next phase of our True Stride. How can we be sure we stay aligned on the next part of our path? This episode talks about choosing a guiding word and intention. I got an email from a Strider about reflecting on the Word of the Year. This person was curious about what this year's conversation would bring since it's a tradition for Striders (and for me personally the past 13 years). I didn't give it much thought yet, but saw this as a great opportunity to start now, so thank you. I'm here to spend quality solo time with you for EP115's Wise Walk as we discover our True Stride. Each year we pick a word or phrase to act as a mantra, mirror, or intention for the year (instead of a New Year's Resolution). The word choice happens in a Four Step Process: 1. Ask: What is the intention you want to create? Example: What do I want to create or manifest? 2. Ask: How does the word feel when you try it on and does it encompass all the areas of your life? Example: How does the word apply to you personally, professionally, financially, spiritually, in relationships, etc.? 3. Act: Envision all the possible applications and how it makes you feel. Example: Envision how this word could influence your decisions, especially when at life's crossroads. 4. Act: Apply it and take action. Example: Apply it to your life before the New Year to play around with how the word feels in real time. On our Wise Walk, I talk about how your Word of the Year is your personal guiding star that will support you and help you get to where you want to go. Come with me as we reflect on these Wise Walk questions: What is a word or a phrase that will help you stay grounded in the experience and the feeling that you want to create? How are you going to use that word to motivate you or to check that you're in alignment? How can that word help you readjust if you get off course? How can you explore ways to incorporate this word right now to remind you to move forward in alignment? Whatever word you choose, it should support your overall well-being. You deserve to evolve and grow in all areas of your life. As we enter a new year, let's keep encouraging each other and supporting each other to show up in our True Stride. Continue your evolving journey with these Wise Walk questions: What's a word that easily comes up for you as a possible guiding star or mirror that you can use to consistently reflect on and continue moving in an aligned direction? What's a word that's calling you that you feel will support you even through challenges? When you hold space for that word, what emotions does it bring up? Use the F.O.R.D. questions, as well as family, occupation, leisure, and dreams, to establish the connection. Next, you must enter the information stage by posing what-and-why-questions and coming up with a solution; then the proposal step for more information, see my video. Persuasion is what Andres Lares does all day. Actually, most of us spend a big part of our day trying to persuade people to see things our way--but Lares and his colleagues do it full time, in an organized way, at the Shapiro Negotiations Institute. So three of them wrote a book called Persuade, that compresses the skill into four steps. Most people base choices on trust and emotions, Lares says--but you still have to present a logical case for what you're proposing. “Because over time the process of which we made a decision and the decision itself both impact how we feel about it. So it isn't just where we got to but also how we got there, and so logic plays a big role in that.” Original airdate: 10.4.21 LInks: Shapiro Negotiations Institute, Persuade book. We have massive expectations at the end of a year headed off into the wild optimism of what a new year might bring... new products, new opportunities, new revenue goals. And then we look up and it's March...June...August... and we do it all over again, hoping that we'll take it more seriously next year, but never stopping to make the time to give next year the pre-planned attention that it both needs and deserves. It would be silly to show up to an event and the organizer welcomes you with this statement, “although this date snuck up on us and we just sort of woke up to the reality that you all were coming, we're hoping to make this a great event and are glad that you are here... so let's make the best of it!” You would be infuriated and frustrated. All of the time, attention, and investment it took for you to attend that event; and the event organizer treats it as “not a big deal” that they are not prepared. This is how many of us live out our year to year, on the year-end treadmill that methodically and non-dramatically waltzes us into a new year hoping it will be better, but knowing that we did not put in the pre-planned work to ensure that better will happen. How can we ensure that we take advantage of the freshness of a new year and launch into an optimistic twelve months, having laid the groundwork aligned with a vision of what we see? Here are four steps to building an annual business plan. First, you must make time to plan. “I just can't find the time... or don't have the time.” We all have the time, but you will never make the time if you don't first go and find the time to make. We all have time, and we all have a choice in how we spend that time. SPEND time. Time is a non-renewable currency. Money is renewable. Time is not. You have a finite amount of time, which makes the value of that currency wildly expensive. The tasks that you constantly get caught in, are they worth the value of the currency of your time. You have the time... you must now make the time you have to prioritize preparing for the time that is coming. Make the time to plan. Schedule it in your calendar. Communicate it with your team and your clients and customers. YES! They will appreciate your intentionality. Second, spend the first part of your annual business plan on the vision of your business. There are three elements that will provide clarity in your vision, so you and everyone else knows where the business is headed. Remember, wisdom tells us that where there is no vision, people scatter. So let's follow the ancient Jewish wisdom to write the vision down so those who read it may run. You should have a written vision detailing the snapshot of the future of your business. With that vision should also come an annual letter that brings clarity to yourself, your team, and your stakeholders and friends. The best example of an annual letter is the 1997 Amazon Shareholder Letter from the pen of Jeff Bezos. It's powerful and filled with vision. Write an annual letter each year, so you have a vision template of what is coming, along with a chronicle of what has been. It's powerful to go back and read what you were thinking back then. Third, you should spend the second part of your annual business plan on the financial preparation of your business. Every business will be served well by subdividing their bank accounts so that the revenue that flows in may be allotted to its appropriate destination (profit, cost of goods and materials, taxes, compensation, and operating). Financial planning comes with time spent on subdividing the infrastructure that holds your cash. Also, every business ought to have a simple dashboard that tracks the ABCs of the business; cash Accounts, Bookkeeping (receivables, payables, etc.), and Customer metrics (leads, touchpoints, views, etc.). No business is complete without a simple budget. SIMPLE! A best practice is to go back and review the last few years of your business profit and loss statements to review the cost codes and categories. Evaluate your various expense categories, update where necessary, and then begin to apply anticipated dollar projections to each one based on the vision of the business and where you see it headed in the coming year. The fourth step of a proper annual business plan is our own personal preparation. How is your personal estate setup? Do you have the legal instruments in place you should have; written agreements, contracts, powers of attorneys, will(s) and trust(s)? Have you met with an Attorney to go over a list of legal instruments that will help protect you and your business in the coming year? The same holds true for insurance? Are you overinsured or underinsured? Have you had an insurance advisor walk you through your insurance options, needs, and future realities? Personal preparation culminates with an exercise we call the Financial Barn. A storied exchange took place between a sage and a wealthy man. The wealthy man was bragging about the growth of his farm and how the yield on his crops grew exponentially requiring him to either put it to use, give it away, or to build bigger and bigger storage facilities. The man decided to increase his real estate portfolio with more storage barns where the produce would sit. In his mind, he thought, “I'll have plenty so I can eat, drink, and be merry.” The sage responded, “you fool, tonight you will die... and what will happen to your stuff” (my paraphrase). It is not wrong to save and store....and it is also not wise to hoard up and build bigger and bigger barns to hold more and more stuff. A Proverb says, “in the blink of an eye wealth disappears, for it will sprout wings and fly away like an eagle” (Proverbs 23:5). A Financial Barn simply outlines the size of your “barn” for the upcoming year, and anything more than that is given away or sold off. It's a powerful exercise of generosity, contentment, and taking care of what we have. With these four steps of an annual business plan, you make the time, cast the vision, set the budget, and ensure the integrity of the business that you are building. Owning a business is a powerful gift and a burdensome responsibility. We must treat it as both.

In this solocast, I share with you my 4-step process for creating goals from the soul. The framework I use is called Authentic Inspiration (A.I) vs Shameful Obligation (S.O) and I teach you, using examples from my own life, how to create from A.I. and decipher if and when you are creating from S.O. When we are A.I. to accomplish a goal it's easy and fun. When the goal is rooted in S.O. we are less likely to complete it and typically do not enjoy the process. I of course chit chat briefly about creating goals to lose weight in 2019 and I declare with you some of my goals for next year. Be sure to share your goals and new years resolutions with me on IG. I would love to know if you like this 4-step process and what you are generating as a result of using it. Happy Holidays and Happy New Year! In this episode we build your own Life Scoreboard. Like most successful professionals, you probably started your career with clear ideas about what you wanted to do and who you wanted to become. Then, as time progressed, you got caught up in the corporate life. Before you knew it, you were running from one meeting to the next, and what you expected of yourself started to come second to what others expected of you. Add to the equation the responsibilities that come with a family and a mortgage and it's easy to see why so many of us fall into this trap. We look forward to time away from work, but the four weeks of leave most of us take a year don't ever seem enough. It just doesn't feel like living. Years fly by, seemingly at the speed of light, and no matter how hard you try you can't seem to slow it down. You may even have started to feel a little lost, disconnected from our soul, and of control as the year has progressed you don't feel as comfortable in your own skin. You're not coming from a place of personal strength and centredness. And worst of all you know you're not reaching your potential in any area of your life. One of the many great lessons I've learnt from elite sport is their infatuation with analysis and then how they present data as useful information to athletes and coaches. One particular scoreboard really resonated with me. This was the elite athlete scoreboard at the QLD Reds for their academy players. Every player had a set of measures they needed to reach in every part of their game. It was the technical, tactical, mental, physical, social elements of their development. They had benchmarks they had to achieve every year and this was updated regularly in red, amber, green when a particular element was out of sync. Essentially they could identify when players were out of balance and how that was affecting other parts of their game. They wanted well-rounded and growing young men and women in their programs. This gave them a baseline for taking intentional action to stay in balance. As Michael E Gerber said: "The difference between great people and everyone else is that great people create their lives actively, while everyone else is created by their lives, passively waiting to see where life takes them next. The difference between the two is the difference between living fully and just existing." —Michael E. Gerber About 10 years ago I developed my first vision board for my life and then I added to it a Life Scoreboard. This Life Scoreboard is a pictorial representation of how I'm performing in all the most important elements of my life. Things like my relationship with my wife and kids, wider family, best friends, my career and legacy, finances, health, mastery, travel, spirit and dreams. I use this scoreboard religiously. It gives me immediate insight into how I can improve an element or two to improve my overall life. And whenever I'm feeling down, out of whack I return to this. It normally takes about 5 mins and I'm back on track at least with some actions to take. The thing is we've all met the guy or gal that is all about their fitness. They spend all their time thinking that the fitter they get the happier they'll be while so many other elements are suffering. The same of the social butterfly who has a fear of missing out syndrome out of control but as a result never re-centres, loses their fitness or the spiritual guru who spends all their time in meditation but becomes disconnected from the world. In the end, your Life Scoreboard is about YOUR journey and what is RIGHT FOR YOU. No one else's scoreboard is yours. We are all so beautifully unique. So treat it as a process of reconnection to WHO YOU TRULY ARE. I want to talk you through a Four Step Process now for you to develop your own Life Scoreboard: Define each of categories The elements of your scoreboard are totally up to you. We've provided an example but you need to work out what is most important to you. On each element give yourself a gut-feel score out of 10 Score yourself out of 10 On any item that you scored lower than 7 define anything you can do in the next 48 hours to boost that score Pick low hanging fruit Identify ways you can boost scores by combining pursuits and any other longer activities to get your score higher Kill two birds with one stone Remember, this is about YOU. Think deeply as to why you're giving certain scores. What is the root cause? How can you bring your greatest self to the table. The Life Scoreboard is a vital tool in becoming the CHIEF of your Career and Life. Use it wisely, use it often and I guarantee you'll find yourself coming from a play of personal centredness and power. Then and only then are you a true CHIEF. For a detailed example and steps I've created a page with all those resources at www.chiefmaker.com.au/55.
Hi, this is jethro, host of transformative principal! You can reach me @jethrojones on twitter or at http://transformativeprincipal.org/ Today is episode 253 and I am so excited about what I am going to share. My school is rocking and rolling in an amazing way! We are positively impacting kids not just academically, but socially, as well. It’s fantastic. In fact, I’m much more proud of our soft skills growth than I am of our academic success, because today, kids can learn anything anywhere! Much of that growth is happening in Synergy, which I will talk about later. But first, everyone is always asking, how do we get our schools to change. You’re listening to this podcast because that is what you want to know! In the fall listener survey there were about 90% of my listeners so far who said they wanted to learn more about the school change process. Well, I’m going to tell you the secret. Ready? Here’s my four-step process guaranteed to bring about school change: Vision Communication Empowerment of faculty, parents, and students Continuous improvement First, vision. Where there is not vision there is death. Do you want to be “just another school?“ No! That’s why you’re listening to some guy in Alaska describe how his school has dramatically changed over the last 18 months If you go back to episode 1001 of Transformative Principal you will see how we did a ton of stuff at my last school. The same is happening here, with one notable exception. Everything that we are doing is centered around a vision for personalized learning. If it doesn’t have to do with personalizing learning for our students, I don’t touch it. Our vision is clear. We are going to give kids what they need when they need it. That is personalized learning. Our vision is clear: if something doesn’t contribute to personalizing learning, we don’t waste time on it. Whatever training we do goes back to personalizing learning for our students. We have a ton of new stuff happening in our school this year. Why? Because we are personalizing learning. Math - project-based learning Science - switching between 7th and 8th grade teachers each quarter-long unit to give kids choice and voice in their learning. So, let’s talk about how all these things happened. Step 2: communication When I got hired, I came up and met the staff at the end of the school year. I talked at length with a few of them, and started communicating over the summer more extensively. There was a lot going on. When I got to the school, I met with every teacher I could to ask, “What should we start, stop, or continue doing?” I got a lot of feedback from that. There weren’t a lot of opportunities to talk with parents, yet, but those that I did shared some of their concerns. The biggest thing that I learned in my four months’ research was that there were a lot of problems. It was tough coming into the school. I did a survey at the end of the school year, and when I asked a question about culture at the school, only 2 responses were something positive. All the others were negative. ALL the others were negative. This was tough for me. As a side note, one of the ways you measure culture is through little things, like how many people sit together at district-wide professional development. At our PD on Monday, we had the biggest group we’ve had sitting together. It’s working. We also had a school district strategic vision and big push from the school board and superintendent to personalize learning for our students, which is what I really wanted to do in education anyway! After all this research, we needed a direction. Many teachers responded to another survey that they wanted to be known for something. They had different ideas, but they desperately wanted to be known for doing something that no other schools were doing. So, with their input, I created a vision for where Tanana would go in four years. Here it is: We would fulfill our school district’s strategic vision by becoming the most personalized school in the district. I announced to the teachers at the start of the year and then reviewed it again. I help monthly meetings with parents to explain where we were going to go in the future. Part of the challenge was that we would only have students for 2 years. Step 3: empowerment of faculty, parents, and students This one is really exciting. I could write a whole book about this! In our four year plan, there are outlines, and there is room for growth. There is room for personal accountability. I learned long ago that a leader’s job is not to cap the top end, but rather to help light a fire under someone else. Through this process parents and students and teachers may feel like they have a little too much power. The reality is you always have that power. It’s ironic that this piece is called empowerment, when we take that power away ourselves and think that we need permission to do good things. We don’t. Throughout this whole process, teachers and students have been given great latitude to make their own decisions and do things how they think is best. They are the people with the most information about what works for them, so why should I, as the principal, who doesn’t know a lot of what is going on, be making all the decisions. I do my best to teach them good principles, and then I let them govern themselves accordingly. One of the other things that I have learned is that if I am running the ship, when I turn my back the ship crashes. There are initiatives that are happening solely because I am in charge of them. This is a recipe for disaster! This will not continue if I am not working my tail off to make sure that happens. I need to distance myself from that so other people can take ownership. Right now, synergy is in that camp. But it is a school-wide effort and not many people have the capacity or opportunity to see all that there is to be seen! Even still, I need to move that away from me, and give more opportunities to others. *What is Synergy? You’d probably call it project based learning. And that would be pretty accurate. But it’s not exactly that. Synergy is a time for students to learn without limitations. Synergy is a time when students bring all their skills and knowledge together to do something that leaves an impact. I made a little video to explain it to my students, and I’d like to share it here. What makes synergy so awesome? It’s all driven by kids. They come up with the ideas. They do the work. Teachers are very much guides on the side supporting them. It’s so exciting to see what kids are creating. I’m working on a list that shows everything that kids are doing in Synergy, but it isn’t quite done, yet. Kids are writing novels, making scale models of battleships, organizing a step team, finding ways help homeless youth, raising awareness about LGBT issues, decorating our school, writing uplifting messages on origami to give to others, upcycling, organizing after-school programs (sports and chess) for a neighboring school, creating a smoothie company, a locker decorations company, a vinyl decal company, and so much more. It’s exciting! I can’t believe what I get to witness every week with these kids. Stay tuned for more to come about this exciting chapter in our school. Step 4: Continuous improvement This is where it gets really exciting for me. Nothing is ever good enough. Good is the enemy of great. I want my school to be amazing, and it is never going to be if I settle for anything. For me, change and improvement is exciting and fun. For others, change is scary and challenging. So, how do we make this happen? We constantly evolve in every area we can. It means that I have a critical eye, and that means critical for the things that I want to have happen, too. Synergy is a good example of that. It started way back when I was a teacher and has been evolving ever since. It has different names in different schools, but the base idea is the same. You might call it Genius Hour or 20% time. I’ve called it “special projects,“ “tutorials,” “advisory,” and now “synergy.” What is important in whatever process you are evaluating, is that you continually evaluate how things are going. You can’t settle for anything, anytime. There are challenges with this. But this is where it goes back to the vision that you have for your school. If you don’t have that vision of what we are doing, the improvements can be seen as changes, and that doesn’t help anyone!!! People don’t like to change for change’s sake. They are willing to improve and grow, but they need to do it with an eye toward a vision of some sort.
Let's get right to it. People won't buy online the first time they go to your site. Hardly ever. And yet, we're continually SHOCKED that we have to do more than post a great product shot on Instagram and wait for the money to roll in. For small businesses, getting consistent sales works like this. Choose who you really want to sell to Add value to their lives (even if it's in a very small way) Get a "relationship" going, build trust and goodwill Offer these people something to buy That's it. But most creative entrepreneurs and online shop owners are too lazy, too busy, too unsure - too something, to do the work. We somehow feel that should be someone else's job. This episode lays out the four steps you need to have to get people to give you their credit card.

Self-Transformation happens throughout our lives. We transform by adopting new roles and assigning behaviors to those roles. As the roles become more important to us, the behaviors we exhibit become more aligned with the roles we have adopted. We have done this since we were kids and continue to do it our entire lives. By understanding the process we have always used to change, we can make a conscious effort to transform who we are and what we want to become. There are four steps to this change process: First, people define themselves as a member of a distinct group. Second, They learn the behaviors the correlate with that new role. Third, they assign these behaviors to themselves. Fourth, the behavior becomes more normal as the role they have adopted becomes more important to them. We get to see examples from two different movies, Heartbreak Ridge and October Sky. We not only see how this process works, but also get a hint on how to influence others and how we can bring people closer together so that they can work together. When you're trying to buy a property, it's critical to create multiple offers. Just throwing cash at the problem will end up costing you quite a bit in the end. However, if the seller wants to retain control of the property so they know payments will be made, there are still a few options to create cash flow from the property: Buy the property — This should always be the first choice for property acquisition. A lease-option — Also known as a “rent-to-own”, this gives the owner of the option the choice to buy the property down the road at today's price. A master lease — This will allow you to sublease the property for more than what you're paying the owner. An option on the property — This is a right to buy the property sometime in the future for today's price. Give the seller every opportunity to help you make money.
Work on your business, not in it. You ve heard this advice over and over. It originated with the book The E Myth: Why Most Businesses Don't Work and What to Do About It, by Michael Gerber. Ahhh….it's almost springtime. The weather is getting warmer, the trees are starting to bud, and people are starting to think about their next home improvement project. And along with the warming weather, the solar salespeople are starting to swarm on unsuspecting homeowners like locusts from the plagues of Egypt. You may be interested in rooftop solar. But solar products, systems and terminology are confusing. As you do your research you'll be inundated with TLAs (three letter acronyms)...and the more installers you talk to, the more you'll get confused. On this week's Energy Show we'll review a Four Step Process that you can use to compare different home solar proposals. Step One: Compare Installers. Consider local installers, check references from friends and neighbors, and read online reviews. You will almost always get better service and faster installation turn around with a local company. When hiring someone to work on my house, for accountability purposes I always prefer contractors that have their own trained crews (not subcontractors or temporary works). Step Two: Determine the Cash Price of the Installed System on a Per Watt Basis. Just as buying a car, you always want to shop for the best cash price -- keeping financing out of the picture. Get a quote for the total installed system (no deductions yet for incentives or tax credits). Then determine the total number of DC watts of the system (number of panels times watts per panel). Divide the watts into the dollars to get a $/watt price for your system. Pricing can range from the low $3/watt to over $5/watt. For example, a system priced at $20,000 for 20 panels, each with a rating of 270 watts, will cost $3.70/watt. Don't get distracted with varying claims about equipment reliability, inverter efficiency or panel degradation -- they are all about the same. Regardless of manufacturer or installer, every system will put out about the same amount of energy (and annual dollar savings) if it has the same DC watt system size. Step Three: Compare Equipment and Services. Solar panels are commodities, but you will pay more for higher efficiency and more well known brand names. All panels have 25 year warranties, and will operate maintenance-free (except for an occasional cleaning if they get very dirty). The only time you need higher efficiency is when you have limited roof space. Nevertheless, you may prefer solar panels that look all black and are mounted flush to the roof, or micro-inverters and optimizers that have built-in safety features, or a system that has monitoring that you can view on your cell phone. Step Four: Compare Financing. There are so many assumptions involved in financing, system output, energy rates and output “guarantees” that it is almost impossible to compare the total savings numbers. That is why it is easiest to compare cash prices or, if you are considering a lone, comparing interest rates. Watch out for escalation rates applied to energy prices (escalation rates will inflate your savings) and monthly payments (escalation rates will increase your repayment costs). Rooftop solar has never been more cost effective and reliable as it is now. Favorable tax policies, local incentives and net metering combine to make solar a great long term investment. So if you're considering rooftop solar, Listen Up to this week's Energy Show on Renewable Energy World.
